Joe Rubino The Denver Post (TNS) (Jun. 9) – Living in Colorado has a lot of perks, but it’s got its risks, too.

The state is part of the country’s “hail alley.” It’s coming off a year that saw its three biggest wildfires on record ravage well over half a million acres.

On top of those threats, on Monday, a tornado destroyed two homes in Weld County and damaged at least five more, officials said.

With those risks and others in mind, the Colorado Division of Insurance put out a news release on earlier this year urging residents to review their homeowners, renters and car insurance coverage but there really isn’t a bad time to do that, experts say. Unless it’s too late.

“Now is the time. Before the unthinkable happens,” Carole Walker, executive director of the Rocky Mountain Insurance Association said last week. “Know what your insurance covers, know what your limits are.”

Here are some recommendations from Walker and Jonnie Anderson and Oliva Hein, owners of Lone Tree-based independent insurance office Legacy Insurance Partners, as Colorado moves into another summer of abundant sunshine and potentially damaging weather.

Do an annual insurance checkup At Legacy Insurance Partners, Anderson and Hein have software that alerts them when a clients’ premiums are set to increase by 10% or more so they can check if the client is satisfied or wants to look elsewhere in the market.

Thanks, in part, to Front Range’s hail-prone nature (“Hail still by far tops the list as our most expensive insurance loss,” Walker said), car insurance premiums, in particular, have increased rapidly in the state over the past decade and outpace the national average, according to insurance data firm Zebra.

But increasing premiums and a chance to save with a new policy are just one reason to do the annual homework. Changing life circumstances and home upgrades are also reasons to look into augmenting coverage.

“A lot of people did a remodel during COVID or tricked out the yard, built a new deck,” Walker said. “Make sure you are talking to your insurance professionals.

Did you do things to increase what your repair and replace costs are?”

“Did you have a baby? Did you get a pool?” Anderson said of questions clients should be asking themselves. “If somebody gets a new roof, well, that could lower their premiums.”

Know what’s covered and what isn’t In a state where the biggest population centers are in hailprone areas, basic auto coverage only goes so far. In other words, be prepared to either spring for extra coverage, pay for those hail dings to be fixed out of pocket or live with the pockmarks.

“In Colorado, you really can’t afford to do without comprehensive coverage,” Walker said. “It covers hail, flooding, and theft, which is way up by the way.”

Many homeowners policies leave things out or undercover certain things, too, in Anderson and Hein’s experience.

When snow and freezing temperatures struck the Denver area in May this year, Legacy saw a lot of clients making claims for sewer and water backups related to burst pipes. That’s something

Hein and Anderson insist is part of every homeowners policy they write.

“It’s something that a lot of agencies do leave off because it provides a small premium savings,” Hein said.

Inventory your stuff The last thing anyone wants to do after a disaster is rack their brain to try to remember everything they lost.

It’s a simple concept – and one made easier in recent years by insurers upgrading their technology offerings – but make sure you have a running list of your stuff, particularly the most valuable items. Photos and videos documenting those belongings are essential.

Think of it as a home improvement project, Walker said. For the biggest of big-ticket items – say jewelry or perhaps an art collection – consider getting an appraisal and buying additional coverage beyond a homeowners policy.

When in doubt, talk to your agent If you’re feeling undercovered, talk to your agent. If you’re preparing to make a claim, talk to your agent.

It’s easy for Anderson and Hein to say because they run an insurance agency, but they emphasize there is a lot to know and insurance agents are licensed professionals in Colorado.

Things people might not know that Anderson and Hein highlighted: You don’t have to wait until your annual renewal period to change your insurance.

You can change whenever you want.

And not every loss is claimworthy. For some items, say a lost piece of jewelry, filing the claim will drive up your premiums to the point of offsetting whatever you recoup from your insurance company, Anderson and Hein said.

“I think people need to be better coached that insurance is for catastrophic losses, losses you don’t have the money in your checking account to cover,” Anderson said.

Thistles: The good, the bad and the native

When we see a plant and its prickly, we automatically assume it is a thistle and therefore it is a bad plant. The Oxford Dictionary defines a thistle as “A widely distributed herbaceous plant of the daisy family, which typically has a prickly stem and leaves and rounded heads of purple flowers.” There are 20 thistles native to Colorado and they are desirable plants. Thistles are in the Asteraceae, sunflower (daisy) family. So, resist the urge to pull every prickly plant you see on your property and only pull those that are truly invasive non-native plants.

Not every plant that is prickly is a thistle. So how do you identify a prickly plant that you come across to determine if it is native or non-native thistle or not even a thistle? Assuming that you don’t want to have to work through a dichotomous key (how botanists identify plants), there are some simple features that may indicate whether a thistle is either native or non-native. Native thistles normally grow singly or in small groups of 2 to 4 and not in massive

stands like non-native thistles.

Native thistles are usually shorter (<4’) and have white or pale colored flowers although don’t base your identification on the flower color alone. If you are above timberline, the thistle is most likely native. Invasive thistles tend to grow taller (4 to 12’) and in large, dense stands. Native thistle can either be biennials (two growing season life cycle) or perennials (they live longer than two years).

Other plants that may be confused with thistles are Prickly lettuce Lactuca serriola, Prickly poppy Argemone polyanthemos which has a white poppy flower, Prickly sow thistle, Sonchus asper, Yellow starthistle Centaurea solstitialis. With the exception of the prickly poppy, all of these are

in the same Asteraceae, sunflower family as the thistles and are nonnatives. The prickly poppy is in the poppy family Papaveraceae and is a native plant.

There are 5 non-native invasive noxious thistles – Bull thistle Cirsium vulgare, Musk thistle Carduus nutans, Scotch thistle Onopordum acanthium and Onopordum tauricum, Plumeless thistle Carduus acanthoides, Canada thistle Cirsium arvense or Breea arvensis. All of these thistles are biennials (two growing season growth cycle) with the exception of Canada thistle which is a perennial.

Biennial non-native thistles are easily managed by keeping them from going to seed. You can do this by pulling or undercutting the rosette (first growing season) or cutting off the flower stalk before it has a chance to produce seed (second growing season). Canada thistle is harder to manage as it lives multiple years and spreads by both seed and roots. The majority of the Canada thistle plant mass is in the roots so managing with the root system is the key to eradicating it. Trying to dig out the Canada thistle root system is next to impossible. If you don’t get

every part of the root system, it resprouts. Some property owners try to manage Canada thistle by pulling or mowing it to keep it from having leaves so it can photosynthesize and store energy in the roots. This works for small infestations, but you have to be very persistent or this method does not work. Organic herbicides only burn the leaves on plants but do not translocate and kill the root system, so they are like pulling or mowing the plants. Synthetic herbicides do translocate and kill the root system and may be the best method to manage large Canada thistle infestations.

What summer projects should I plan ahead for?

Repair or replace your roof $350-$1,500 to repair; $5,400-$12,000 to replace Many roof repairs are best done during the summer, which may make it hard to find a pro this time of year. Still, if your roof needs fixing, this is the right time to do it. Many roofing materials require higher temperatures to seal, and the summer sun offers the perfect source.

If you’ve had recent storms or damaging bad weather, hire a roof inspector to check it out and catch problems early. You’ll pay an average of $200 for this service, but it’s well worth it to avoid the major issues that can come from a faulty roof.

completely replacing your siding, summer is the best time to bring in a local pro to give your home a face-lift.

Re-stain deck and fence: $550-$1,300 Keep your deck and fence looking like new! Protect exterior wood from the elements with a new stain and finish. Experts recommend reapplying stain or finish every few years for the overall health and longevity of your deck and fence.

Staining and sealing protects wood by repelling damaging water while allowing the wood to breathe.

Invest in quality sealant — the lower-priced options tend to be thinner and less durable.

While you’re at it, inspect your deck for extruding nails, broken boards or loose railing, and look for loose or damaged panels in your fencing. Fixing these problems now will help avoid more extensive repairs in the future.

Power washing: $200-$400 Power washing offers a great way to quickly blast dirt and grime from exterior surfaces, such as your house, driveways, siding and decks.

Sometimes the term “power wash” is used interchangeably with “pressure wash,” but they’re not quite the same thing. They use similar equipment, but power washing tools also heat the water to loosen up dirt or grease, making them more powerful and more dangerous. Given their power and risk, it’s best to talk to a pro to keep from hurting gentle surfaces — or yourself.

Repair or replace siding: $300-$1,300 to repair; $5,000-$16,000 to replace Examine your siding to see if any of it has loosened or started to rot.

Fixing damaged siding as quickly as possible will help keep moisture from turning into mold.

Driveway/sidewalk repair: $800-$2,600 Sooner or later, any asphalt, concrete or cement surface develops cracks. Moisture, freezing and other weather damage will wear it down. For smaller jobs, you can DIY with crack sealer.

However, if the cracks are big or

numerous, call a pro. Unskilled application of sealants can cause further damage or leave the driveway or sidewalk looking messy. Pros will also notice things not visible to the untrained eye, such as risky cracks in your home’s foundation or base.

Install a ceiling fan $100-$2,000 including labor and fan A balmy summer’s day can be great when sitting by the pool, but keeping comfortable once your family heads inside for the day is just as important. While inexpensive, ceiling fans provide energy-efficient cooling and are a great alternative to AC units. If you’re attaching a fan to existing light box without installing new wiring, this could even be a simple, inexpensive project. However, because it involves electricity, it’s best to call in a pro to avoid any shocking mistakes. Even if your home has central air, installing a ceiling fan can be a great solution for those in-between temperature days.

Nearly three-quarters of pandemic homebuyers are happy with their purchase, according to Realtor.com survey PRNewswire SANTA CLARA, Calif., (May 26) – Despite the frenzied nature of today’s housing market, prompting conversations about buyer’s remorse, more than twothirds of pandemic homebuyers have found happiness in their new home, according to a new Realtor.com® survey released on May 26. Those surveyed say their new home better fits their family’s needs and wish they moved sooner.

Realtor.com surveyed 1,000 homeowners who purchased a new home during the last 12 months between March 26 - April 7 via HarrisX. In the face of the last year’s obstacles, including a competitive housing market and limitations on open houses and showings, 71% of those surveyed feel buying was a good decision and 75% say their new home meets their needs.

Finding happiness in a new home More than half (55%) of the homeowners surveyed found a new home that is exactly what they need for working or schooling from home.

However, even more are satisfied with elements of their new home that are important to everyday life during and after the pandemic. When asked how they feel about their home, neighborhood and area, more than 70% of new homeowners report feeling “happy.” Based on their reported satisfaction, 45% of new homeowners wish they had moved sooner, while only 19% say they should have waited.

Despite the frenzy, buyers have no regrets when it comes to how quickly they made their purchase and how much they paid. They also didn’t feel as if they overpaid, with 61% of those surveyed reporting that the purchase price of their new home was either at or under

market. However, as our survey shows, pandemic buyers generally feel good about the choices they made, and while the homebuying process itself is stressful, new homeowners feel their new homes meet their needs and do not regret the choices they made.”

Home inspections: They’re not as scary as you think (but they can find weird issues) You never know what a home inspection will find. Once when we were selling a house, the inspection report read: “Dead squirrel

BY MARY in upper LYNN BRUNY west front At Home Colorado gutter. Advise removal.” And, indeed, when we looked up at our gutter, we could see a very rigid paw and tail hanging out of it. I’m sure this is not what our Realtor meant when she described our home as “full of charm.”

If there’s one thing that strikes fear in the hearts of homebuyers and sellers alike, it’s the home inspection. Like root canals, they are met with grave anxiety.

Sellers are concerned as to what defects their home harbors that they’ve been cluelessly living with forever. (How long was that deceased squirrel languishing in our gutter while we lived in blissful ignorance?) Buyers are concerned they’ll find out their dream house is actually a lemon. Either way, everyone is nervous.

It doesn’t help matters that after their work, the inspector gives the buyer an immensely long and detailed report that has more information than a manual on how to build a nuclear reactor.

The sheer amount of information – complete with hundreds of photos – is overwhelming and daunting.

First-time buyers are especially freaked out as they expected the home to be without imperfections.

Unfortunately homes, like people, always have some imperfections. (Dang!) But also like people, some imperfections are fine to live with, while others are reasons to run for the hills. The trick is to know which are which.

Home inspectors – wanting to be as thorough as possible – list all current or potential issues of the home, whether they are small, simple fixes or massive issues. And often the language used in the inspection report can sound scary, especially to folks inexperienced in home buying or home building.

For instance, missing gutter downspout extenders always seem to be noted. Basically, downspouts should be attached to extenders on the ground that lead the water away from the foundation. But a lot of homes don’t have these, especially if there is a walkway or other impediment. In this case an inspector’s report will say something like: “Could result in water damage to the foundation.

Further analysis is recommended.”

To the inexperienced buyer, this seems like a huge red flag. They may not know much about homes, but they do know foundation issues are the absolute worst. After reading that line, they flip out and with soaring blood pressure they immediately text their Realtor to terminate the offer. But in reality this sentence most likely means the homeowner needs to buy an extender, like the plastic accordion type that costs $9.88. (I just bought two.)

How is a homebuyer to know what’s important and what’s not?

The first step is to review things with their Realtor. They have literally been around the block and know what’s concerning and what’s not. Good Realtors also have professional contacts if further analysis is needed for specific issues.

And just because a home does have issues doesn’t mean it’s a deal breaker. Often these matters can be addressed by the seller before closing or a credit can be given to the buyer based on a bid. Unlike people with problems, homes are very willing and able to change.

Given how hard it is to get a house under contract in the Front Range, buyers are smart to address inspection issues if they can.

Take, for example, our deceased squirrel friend. We had his furry tidbits removed from the gutter before closing, and the new owners took possession of a home with only live squirrels scampering about. Perfectly charming.

Buying college housing starts now - Part 1 In college towns across the country every August, college students start returning for the fall semester, generating a torrent of real estate activity.

BY DUANE Because the rental housing DUGGAN market tends to Realtor and Author be tight in most RE/MAX of Boulder college towns, many families consider purchasing a home for their college student to live in while attending school.

It usually takes 30 to 60 days to close on a home so the time to start looking for that perfect place is now.

A college property purchase can prove to be an astute financial investment as well as a superb learning experience for the student.

In Boulder, if a parent bought a condo in the 1980s and held on to it for four years, they most likely would have sold it for about what they paid for it. On the other hand, if a parent bought a condo in 2012 and sold it in four years, they most likely would have made enough profit to pay for their child’s in-state tuition at CU-Boulder.

In 2021, there is an inventory shortage of available condos and there has been continued upward market pressure on prices. This makes it tougher to find a place to buy, but history has proven it can

Owning the property a student lives in while attending college can offer several benefits. The student will have a greater sense of stability by not having to look for a different apartment to live in each year. You, as a parent, can pick the lifestyle that will help your student

succeed in school by choosing the location and the quality of housing that best fits his or her needs. Over the past few years, apartment rents in college towns have typically increased on an annual basis. By purchasing a property with a fixed rate mortgage, your student’s housing expenses will be fixed.

In addition, your student won’t have to deal with paying security deposits, going through the hassle of getting the deposit back, or worrying about storing furniture over the summer break. Moreover, during the process of purchasing a home for your student, you will be providing your child with an excellent learning experience. Your student will gain insights into the process of investing in real estate and will also learn about the responsibilities that go hand in hand with property ownership.

In my own life, both of my sons attended CU-Boulder and I bought each of them a condo using owner-occupied FHA financing.

Each lived in the unit and had a roommate who paid rent to help cover the monthly mortgage. At the end of their college careers, my sons had built up significant equity they could use in the next phase of their lives.

I have also had clients who have

bought real estate for two, three or more of their children to live in while attending college. In some cases, this spanned 10 years. Rather than throwing money down the “rent drain,” they have built equity in a real estate investment over this period of time.

Here’s a simple worksheet to help you determine the monthto-month expenses for owning a condo or house for your college student while you evaluate if this is the right decision for your family: In my next article, “Part 2: Buying College Housing Starts Now,” I will provide you with a list of items to think about and plan for when deciding whether or not to buy a condo or a house for your college student.

The do’s and don’ts of decorating with faux fur

Faux fur accessories such as throws, pillows and even some small furniture pieces remain on trend. All are easy ways to add this high-texture element to your home.

When looking to incorporate faux fur or high texture, here are some top tips.

Do: 1.

Incorporate elements that can be used in various rooms such as toss pillows and throws.

Use oversized elements such as large throws.

3.

Use pelts as an alternative to throws on small furniture elements such as benches and ottomans.

4.

Use faux fur to add a sense of contrast.

Look for unexpected faux fur elements such as small furnishings.

Don’t: 1.

Be afraid to use faux fur in colors other than white.

Black and even chocolate brown can be elegant and luxurious.

Overdo it. In most instances, less is more.

3.

Overlook the opportunity to use faux fur as floor coverings.

Pair faux fur with other fur elements, as it can often overwhelm.

Summer seating for a chic lake house vibe

Whether you just visit a lakeside abode and want to bring some of the magic back to your neighborhood for the summer or venture out to your special getaway, the rustic chic lake aesthetic is beloved by many.

To me, lake-inspired decor is fun, free and a bit whimsical. It brings to mind walks in the fresh air, lush greenery and sparking campfires in the evening. I for one can’t wait to be spending more time in the great outdoors as the seasons turn, and decorating my home and outdoor spaces is half the fun. While I wait to enhance my own yard, I had a lot of fun playing with new outdoor furniture in Mary Carol Garrity’s beautiful backyard.

When it comes to my outdoor spaces, I love to incorporate natural elements that blend with the surrounding beauty. This means a lot of natural wood in everything from my outdoor furniture to my tabletops. One

of my favorite unique pieces of outdoor furniture this year is a treated teak root pub table and stools. The live edge wood gives off an organic and earthy feel that is truly stunning. It’s the perfect statement piece for wood lovers.

For a more traditional look, I love the classic look of bobbin chairs and a settee. The clean lines and light natural tone of the furniture pieces are airy and elegant while still casual.

They are the perfect canvas for outdoor pillows and pops of color.

Oversized cushions make for a comfortable spot when watching the sunset.

We enhanced the table with more wicker and wood accents on the tabletop. Incorporating live plants into the centerpiece allows for even more of the natural surroundings to be brought into the design.

Creating a relaxing and beautiful outdoor space is an ongoing project full of finishing touches of planters and an occasional garden stool. Each year I find myself adding additions to my collection that bring a smile to my face and make for a special area for my friends and family to enjoy. I can’t wait to see what more I can find this year.

Budget-friendly lighting ideas to make your home look more expensive

One easy way to do that is by installing new light fixtures. It’s inexpensive and functional.

“Light fixture makeovers are one of the simplest ways to make your individual space trendier, increase its functionality and boost the overall style of your home,” lighting manufacturer TCP said in its blog. “Updating your lighting can have a major impact on your home’s interior design, without making a major dent in your wallet like with a complete home renovation.”

Bustle recently compiled a list of nearly four dozen ways you can cheaply make your home appear more expensive. Here are some ideas on lighting that can do the trick.

Sconce lighting “By far, one of the biggest benefits of choosing sconce lighting for your home is their amazing versatility.
