Buyers are feeling pressured – and rightfully so. In April alone, Colorado Springs median number of days on the market was only 12. Competition for properties is fierce.

Located 70 miles south of Denver, Colorado Springs offers an outdoor lover’s lifestyle and craft breweries, tasting rooms and health-conscious restaurants.

Even with a median list price of $494,340 – almost half-million dollars – buyers are making offers on homes after one brief visit.

Even at this price-point, it’s more affordable than nearby Denver’s median list price of $575,000 or Boulder’s median of $1,350,000.

“For buyers looking for a home in today’s fast-moving housing markets, it’s important to be prepared to move quickly,” says George Ratiu, senior economist at Realtor.com. “Having financing lined up, knowing the neighborhood, and sticking to their budget’s upper limit would help to make a stressful experience more manageable.”

In post-pandemic mode, Californians who are able to work from anywhere have found more affordable alternatives, escalating the Western U.S. housing market to four of the five fastest-moving metros on the Realtor.com list.

Some parts of the Midwest and Northeast also are experiencing fast-selling markets.

Even in the nation’s slowest moving markets, the pace is respectable. Many homes are taking about the same time to sell as the average home sold just a year ago.

metropolitan areas. Metros include the main city and surrounding towns, suburbs, and smaller urban areas.

Here is the list of places where homes are selling the fastest.

1. Ogden, UT With a median list price of $489,950 and a median of 8 days on the market in April, Ogden is the fastest-selling market in the U.S. Ogden is a lovely mountain town less than 40 minutes north of Salt Lake City. It offers easy access to ski resorts like Snowbasin, Powder Mountain, and Nordic Valley, and has even more outdoor activities during the summer, including hiking, mountain biking, and fishing.

Ogden offers a strong economy with an unemployment rate of just 2.7% in March, according to the U.S. Labor Department. That’s significantly much lower than the national rate of 6%.

2. Manchester, NH The Manchester metro area has a median list price of $399,900 and a median of 10 days on the market in April. It has been among the 20 hottest markets for a few years, in part due to a close proximity to popular Boston. Buyers from Massachusetts, Connecticut, and New York seek Manchester, where they can get more for their money.

3. Colorado Springs, CO Located 70 miles south of Denver to the east of the Rocky Mountains, Colorado Springs is a thriving city for outdoor lovers.

The area has median list price of $494,340 and a median of 12 days on the market in April. Major employers are the United States Air Force Academy, Fort Carson, and

nearby Peterson Air Force Base.

4. Reno, NV With a median list price of $524,500, Reno homes are about half the price of those in San Francisco, where the median list price is $1,061,500. Once a haven for retirees, Reno is now a lure for tech workers who can log in from anywhere with a good Wi-Fi connection. The typical listing lasts just 15 days on the market.

5. Vallejo, CA Vallejo is appealing whether you work from home or need to make the 40-minute commute to San Francisco – not counting traffic slowdowns. For a more scenic trip, a ferry across the bay takes about an hour. And for your commute, you can buy a house for a median list price of $545,000, which stays on the market for a median of 15 days Rounding out the top 10 speediest selling metros are Columbus, OH and Elkhart, IN at 16 days; Austin, TX at 17 days; and Topeka, KS and Rochester, NY at 19 days.

Fido and Spot becoming a priority when their humans go house hunting

By Luanne Kadlub At Home Colorado During the pandemic, many homeowners undertook remodeling projects of all types to enhance their living quarters, while many others picked up roots and moved as a result of shifting family priorities and the ability to work remotely from anywhere.

A smaller segment made the move for the sake of their pets.

According to a new survey from Rover and Zillow, 24 percent of dog parents in the U.S. have moved into a new home since March 2020, and 62 percent would consider moving to a new home to better accommodate their dog.

“Home became more important than ever during the pandemic, sparking the Great Reshuffling,” Amanda Pendleton, Zillow home trends expert, said in a press release. “As we rethink where and how we want to live, we’re

reevaluating what we want and need in a home in this new normal.

For many families, that includes considering what’s best for their four-legged family members.”

According to the Rover/Zillow survey, homes with a dog house sold for 3 percent more than expected last year, while homes with a fenced yard or dog run sold a few days faster than similar homes without these features – even in a year where the market has moved exceptionally fast.

As pets take an ever greater role in family life, it’s no surprise then that our dogs’ needs are a top priority for pet parents considering a new home.

A majority of dog parents surveyed – 84 percent – say dogfriendly features such as a home with a dog door or living near a dog park are important factors in their moving decisions. In fact, 84 percent said they are willing to spend more for these features.

Historically, June is one of the busiest months for real estate activity, so much so that the National Association of Realtors® (NAR) has celebrated

This year, with housing inventory shortages at the lowest level in many decades, becoming a homeowner has become more challenging. A few more homes are coming on the market with COVID-19 fears easing, but the outlook is that the record-low supply will continue. In April 2020, the U.S. Census Bureau reported the homeownership rate in the U.S. is 65.3%. Since 2000, the homeownership rate has been within a few percent points of this rate every year. The National of Association of Realtors works hard to keep homeownership at a high level.

“Homeownership Matters” has been an overarching theme of the National Association of Realtors, but especially during Homeownership Month. NAR reports that “A number of research studies have shown that homeownership provides social and societal benefits. Not only is home ownership one of the best ways to build long-term wealth, providing resources for a more comfortable retirement, but it also fosters an immeasurable sense of community and stability vital to growing families.”

Why Homeownership Matters EQUITY BUILD UP Over time, through both strong and weak economic conditions, the value of a home in most markets across the country has increased. In the U.S., we are blessed with financing, which enables people to buy a home with relatively small down payments and a 30-year amortizing loan.

If workers don’t return to downtown Denver, what will its post-pandemic future look like?

By Joe Rubino The Denver Post (TNS) DENVER (May 20) – Foot traffic in the heart of the city is still down more than 40% compared to pre-pandemic levels, according to the 2021 State of Downtown Denver report released Wednesday.

If and when those numbers will return to pre-COVID-19 levels has yet to be seen. With major companies – like downtownoffice-occupying Facebook – embracing hybrid work models if not outright permanent workfrom-home options, it’s becoming clearer that that return may have to hinge on things beyond people coming downtown to punch a clock.

The Downtown Denver Partnership, the organization behind the State of Downtown report, is spearheading a business pledge campaign to get more companies and workers to return to their workplaces in the urban core now that vaccination numbers are up and COVID-19

Projections in the report show the average number of people downtown rising this summer to more than 200,000, closer to the 250,000 people-per-day peak seen in summer 2019 before

the pandemic. As of this month, the partnership was tracking an average of 148,000 people in the city’s core each day. Most of that traffic is generated by visitors and employees of downtown businesses.

But veteran urban planner Jennifer Keesmaat suggested during an online event hosted by the partnership Wednesday that the pandemic has provided an opportunity to look past jobs as the main driver behind city living.

“If we can’t rely on employment being the pull that it once was into our downtown urban environments, I think we have to double down on all of those other critical urbanist aspects of downtown living,” said Keesmaat, the former chief planner for the city of Toronto. “Fabulous public parks. Living in close proximity to a diverse population. Let’s do the best at having a diversity of housing types that could house everyone along the socio-economic strata.”

priced housing options came up repeatedly during Wednesday’s event. More than 28,000 people were living downtown as of 2020, according to the report. By 2025, the partnership is projecting more than 34,000 people will live downtown.

The median household income for downtown residents is $98,670, according to the report.

The median household income from the city at large, meanwhile, was $68,592 as of 2019, according to the U.S. Census Bureau.

“We’ve done a phenomenal job in Denver of really building to the top of the market if you will,” Mark Falcone, CEO of Denver development firm Continuum Partners, said during the web event. “But we’ve really got to be careful not to underestimate the importance of maintaining an incredibly diverse and a shared equity in the benefits that come from all this prosperity.”

Continuum has been working on strategies to create more attainably-priced and workforce housing downtown, including bringing micro apartments to its soon-to-open Market Station project along the 16th Street Mall.

Falcone said he is collaborating with Gov. Jared Polis and the legislature on opportunities to accelerate workforce housing development.

Among the many alarming stats in the report this year, the partnership found that downtown retail sales tax collections fell 41.7% in 2020 compared to 2019, according to city records. During an inventory of ground-floor retail spaces downtown last month, the partnership counted 176 empty storefronts, adding up to a 22% vacancy rate in such spaces.

With that in mind, the event closed with a plea from Mike Zoellner, the chair of the Downtown Denver Partnership’s management group. Go downtown and spend money. It’s good for the entire state economy, he said.

“None of us should think our downtown will be a vibrant destination or will be successful without all of our support,” Zoellner said.

The simple joy of a properly labeled electrical box panel So many things in life should make you happy but don’t.

Then there are the unexpected pleasures that surprise you.

For me, one of these is our

BY MARY electrical box LYNN BRUNY panel labeling At Home Colorado which is both functional and attractive. It is a consistent source of joy. I walk into our teeny laundry room (okay, closet), look at it and smile with a sigh of contentment. You think I exaggerate but I assure you I do not.

For those of you with newer homes, you give no thought to your electrical box panel and its labeling. You may have never even opened your electrical box door.

You may not even know where the box is! (In case you don’t know how they work: The different switches on the panel turn on or off power to certain areas of your home.) But I can assure you, your panel is logical and the switches are each well identified with clear labeling so any electrician could waltz into your home and get right to work.

This is not the case with an older home. With every renovation the switches get things added to and deleted from them. Wires are moved this way and that way until your electrical system is a crazy crisscross of spider webs around the house that make no sense to anyone. Often these switch changes aren’t marked on the panel labeling. Or if they are, there’s a bunch of cross outs and unreadable chicken-scratch

Then, when a tightly scheduled electrician comes to work in this home, they open the electrical box, look at the indecipherable scribbles and groan a sigh of frustration. You can hear them muttering under their breath while they have to spend a half hour (at their significant hourly rate) flipping switches and walking around the house trying to figure out which switch supplies power to what area. This I cannot abide.

(In general I think it’s never a good idea to irritate people that are working in your home. If you want to annoy people, stick with family members.)

Thus, in the many older homes we’ve lived in, our family has always done the legwork of trying to figure out the chaos that is the electrical panel organization and create proper labeling.

Now with cell phones this is an easier process: One person flips the electrical box switches and another walks the house with something to plug in while communicating via phone. But in our early days my husband and I would just yell back and forth, often misunderstanding each other.

Of course, this would eventually lead to absolute frustration and wondering why in the world we ever got married in the first place.

Things got better when our boys were small. They were our runners who would zip back and forth like spies between enemy lines. Then our oldest son made an amazing suggestion: “Just use our walkie-talkies.” Talk about a game changer.

Still, even now with cell phones it’s a time intensive process to unravel the electrical craziness: Who would think that on one

It’s a mad, mad electrical world here. But now all this zaniness is organized with beautifully clear labeling that even Marie Kondo would admire.

So very rewarding. And when a busy electrician now comes into our house, opens the electrical panel door and sees that all the switches are well identified, I hear nothing but a sigh of relief.

As my collection of curated covers grow, I have found myself with a new appreciation for the finer details that take a pillow to the next level in luxury and style.

One detail that gives a pillow its unique and tailored appearance is the trim. There are many kinds

When it comes to pillows, I can never get enough. Much to my husband’s displeasure (he secretly loves them, I know it!), you can find textiles of all shapes and colors in almost every room in my home. I can’t help this obsession – pillows are such a fun and easy way to switch up the look of

of trim and techniques, so it can be hard to know what you want when it comes to fitting your pillows into your home aesthetic and design. It’s different trims for different whims.

To get started into the world of trimmings, I’ve collected a few of my favorite edgings that I mix and match throughout my home to share with you.

Staring off with one of the most recognizable pillow trims, we have traditional cording.

This is a simple welt around the pillow’s edge that offers a clean line to your design. This simple but high-impact type of trim can be spiced up my using contrasting colors to your fabric or by being an addition to other types of trim.

Whether you choose to keep it simple or add an additional flair, like tape trim, the traditional cord makes for a beautiful pillow.

Taking trim to the next level is a flange finish. A flange is a strip of fabric, usually 1/2-inch to 1 inch in width that attaches to the edges of a pillow giving it an almost shamlike appearance. A flange can

be done in either the same pattern as the pillow or a contrasting pattern or color. We like to add a micro-welt to the flange for even more dimension and interest.

If you want to push it further than flange, we love to add in ruffles and pleats for show-stopping pillows that pop. A micro-welt and ruffles combination can add a pop of color to your well-tailored creation. I also adore putting corner pleats into the mix for a luxurious and expensive look.

Some people find they don’t want trim at all and go with either fun fringe or a knife edge finish, which are two other beautiful choices. With almost endless options, the most fun part is finding the colors and fabrics that you love to create a stunning and truly custom look that is unique to you.
