May real estate market update The April real estate market continued the interesting trend we have seen the last several months.

Compared to a year ago the average

BY MARY HILL sold price The Hill Group, and price per Coldwell Banker square foot are up considerably in all the communities surveyed. However, compared to March sales the average price received was lower in Erie, Longmont and Louisville.

This correlated with the price per square foot also being less than in March. However, the price of homes in both Boulder and Lafayette increased this past month.

Boulder has the most normal inventory of all the communities.

But it only has a one month’s supply of homes for sale. A three month’s inventory indicates a normal market.

Boulder County Boulder County continues to be a popular place to live. With the influx of tech companies, the beautiful weather and the easy access to hiking, biking and skiing, people continue to pour into our county. The seventy percent increase in the average price of a single family home compared to April 2020 shows how much people want to live here. And, the average sold price rose $140 thousand in just one month. Wow! Boulder As usual, Boulder led the way with the largest average price increase of sixty-eight percent from a year ago. With an average price per square foot of $551 and an

increase of $64 per square foot in a month, SFR homes in Boulder increased in value approximately twelve percent. Not a bad investment!

Erie The average price of a home in Erie rose thirty-four percent in a year, but declined $35 thousand compared to March.

This corresponded to decrease of approximately 6 percent of a home’s value in Erie in a month.

Lafayette The average sales price of Lafayette homes increased significantly (24 percent) since last year, and gained an average two percent in value over the past month.

March to April greatly impacted the value of homes in Longmont.

(Momentarily. The market in Longmont is currently extremely competitive with multiple offers and bids between $60,000 and $90,000 over ask being the norm.)

Louisville The average sold price in Louisville rose twenty-three percent in a year, but declined $76,000 since March. This corresponds to a decrease of $3 per square foot between March and April 2021.

Analysis We are approaching the typical busy selling season for real estate.

With the limited inventory of homes on the market I forecast more bidding wars and higher prices throughout the county in the months to come. Interest rates continue to be very low giving buyers the ability to purchase more expensive homes, and, bid the purchase price of homes up even higher. With cash in hand they have the ability to pay more than a home’s appraised value, which is a risky proposition.

A solution to this problem is to get more people to sell their homes. But, as has been the case for a while, people are reluctant to sell as they are concerned they won’t be able to find a replacement home.

Nearly two-thirds of millennials have new homebuyer regrets, survey finds

By Zach Wichter Bankrate.com (TNS) In today’s highly competitive real estate market, it’s all too common for buyers to rush into a deal that doesn’t fit their budget or suit their needs. Millennials in particular have the most regrets after buying a home, according to a new Bankrate survey.

Buyer’s regrets are even more of a factor in the pandemic, with sight-unseen offers and contingencies waived to win the bid. The survey highlights some of the most common regrets new homeowners have and which demographic groups are most likely to have them.

That desperation to land a home leads some buyers to settle for properties that aren’t quite right for them. Homebuyer regrets broadly fell into two major categories: financial and physical. In general, the survey found that the older the buyer, the less likely they were to have misgivings about their purchase after the fact. In all, 64 percent of millennial homebuyers (ages 25 to 40) have some regrets about their purchase compared with just 33 percent of baby boomer buyers (ages 57 to 75).

Key findings • Maintenance costs can be a big unexpected issue for new homebuyers.

A home’s layout and location are key sources of angst for those who purchase a home.

Regrets about the costs of homeownership By far the biggest regret among recent homebuyers was not being prepared for maintenance and other costs associated with homeownership. More than 20 percent of millennial homeowners said they felt the costs of homeownership were too high, and that number jumped to 26 percent among younger millennials, ages 25 to 31.

“It can cause a rude awakening if one fails to plan for inevitable expenses,” said Mark Hamrick, Bankrate’s senior economic analyst. “This is yet another reminder why making emergency savings a top priority is so important. Whether it is a roof repair stemming from age or storm damage, or the need to fix or replace heating, cooling or appliances, it isn’t a question whether such expenses arise, only when and how much they will cost.”

Angelica Olmsted, an agent with RE/MAX Professionals Cherry Creek in Denver, said she advises her clients to regularly go back to their pre-closing inspection report, which can help new homeowners anticipate what repairs are likely to come up.

“Most people pay a lot of attention to it the week they get the report and then put it in a file and never think about it again.”

She said she suggests looking at it quarterly and checking in on the issues it highlights. “If there was a crack in the stucco in the inspection report, you have a picture. Has it changed? If it has, have someone go look at it.”

It’s also important for new homeowners to know the age of major appliances and home systems such as HVAC, water heater, driveways and roofs. That way major replacement expenses can be anticipated and budgeted for based on the lifespan of these systems.

Worries about getting the best mortgage rate Millennials were also the most likely to say they didn’t get a good mortgage rate, or that they overpaid for property.

For example, 12 percent of millennials said their rates were too high, and 13 percent said they agreed to a sale price that was more than it should have been.

Although mortgage rates are near historic lows, it remains important to shop around for the best offer. Even a few basis points difference in interest can mean a savings (or extra cost) of thousands of dollars over the life of your loan.

According to a study Freddie Mac conducted in 2018, a borrower who got one extra rate quote saved an average of $1,435 over the life of a typical $250,000 mortgage. Moreover, 80 percent of those borrowers saved between $966 and $2,086 by shopping around with one additional lender. The more you shop around, the more savings you rack up. Borrowers who got five rate quotes saved $2,914 — on average — with 80 percent of those shoppers who got five quotes saving between $2,089 and $3,904.

Remorse over the home itself While financial frustrations topped the list of regrets for new homebuyers, many survey respondents said they also came to realize their new place was literally not the right fit.

Millennials again were the most likely to be unhappy with their new home’s physical characteristics. According to the survey, 15 percent of respondents from that generation said they disliked their new property’s location. Meanwhile, around 30 percent felt the home was not the right size.

“Because the market is so competitive, you have less time to make a decision on a home buying purchase than you do on a laptop at Best Buy,” said Olmsted. “You’ve already had, possibly, a couple of offers not accepted, you feel that pressure to make a decision and put an offer in.”

In the Denver-area neighborhoods where she works, home showings may last as little as 15 minutes.

“That is an insane amount of time to have to look at a property, see if you can live there, see if you like the neighborhood, see if a house has all the features you’re interested in,” she said. “If you have 15 minutes to look at it, then trying to drive around the neighborhood at different times of the night and day to see if you want to live there, you don’t have time to do that adequate amount of homework.”

How homebuyers can avoid regretting their purchase In the current real estate market, it may be more important than ever to work with an agent who can guide you through the competition.

“Having an agent who understands your wants and can push back when you need that is so important,” Olmsted said. She added that it’s especially crucial for your agent to understand the market conditions in the area where you’re shopping and to be able to save you from your own emotions if necessary.

“I have clients I just have not written for because I can tell they’re just in a desperation state,” she said. “One hundred percent of the time, they’re like, ‘thank you, we didn’t want to write an offer.’”

Is a home inspection still important?

By Paul F. P. Pogue Ask Angi (TNS) In today’s red-hot housing market, some buyers are offering to skip the home inspection to make their offer more attractive. And with so much competition, some sellers are even asking buyers to do so.

With many buyers chasing after fewer homes, it might be tempting to skip this step to become the winning bid. But you could pay a big price for that oversight, and an inspection is usually worth the risk of losing of losing the house to avoid potential financial and structural nightmares after close.

A home inspector is valuable because of their impartiality. Since they’re not selling you repairs and have no financial interest in the sale, they won’t have ulterior motives and can give you an honest evaluation of what you’re buying. If they identify issues and you still buy the property, the report will provide valuable insight into what problems you need to prioritize once you take possession. That inspection might identify a repair that, if dealt with

right away, is relatively minor, but that could cost thousands if you wait to address it. You may also be able to negotiate payment responsibilities with the seller if the inspector finds a major concern.

It’s worth noting that, in most cases, a home inspection only covers visible components of the house. Unless mold is visible on a

wall, for instance, your inspection will probably not catch it. (Some inspectors do offer mold detection equipment as an add-on service.)

When the job is done, you should receive a detailed written report about the property. Some inspectors can turn this around in a day and it should never take more than a week.

You can create this sanctuary by adding rows of bright flowers in an existing garden or placing decorative planters in eye-catching locations.

One important factor for a pollinator garden is a sunny location. Most flowering plants thrive in full sun and butterflies love the sunlight. It’s also imperative to not use pesticides of any kind – even organic. And your garden spot should be protected from wind. It’s best to plant near trees or shrubs that provide shelter.

With those location needs in mind, you can select flowering plants that most appeal to you, the butterflies and the bees.

Here are some flowering plants ideal for Boulder County growing zones of 5B to 6A, as described by Backyardboss.com.

Butterfly Bush This shrub comes in blue, purple and white, is easy to care for, and grows to be 10 feet tall and 15 feet wide. It’s large, but you can trim it back to near ground level in winter and early spring to control growth without harming the plant.

It likes full sun and grows in zones 5 to 9.

Anise Hyssop Here’s a plant made for Colorado.

Its brilliant blue color is resistant to extreme heat and drought, and it repels deer and rabbits, while attracting butterflies. And it’s great for cutting flowers in late summer.

Anise hyssop grows up to 5 feet tall and 2 feet wide in full sun in zones 4 to 10.

Aster Considered one of the best options for fall, aster is quite colorful in shades of blue, purple, pink, red and white, making it aesthetically pleasing, as well as functional. It grows in zones 3 to 8, reaching up to 5 feet tall and 2 feet wide

and supplies nectar in the fall for butterflies and Pearl Crescent caterpillars feast on the leaves.

Purple Coneflower A Colorado favorite, the purple coneflower grows up to 5 feet tall and blooms through most of the summer, providing a nectar that many species of butterfly enjoy and making it ideal for your garden. It’s also good in high heat and drought conditions and cuts well for presentation.

Salvia One of the best things about salvia is the rainbow of blue, purple, red, orange and pink colors in which they come. The butterflies will flock to any strain since this is a particular favorite for the sweet nectar. Salvia grows up to 3 feet tall and 1 foot wide in zones 4 to 9.

Pentas If you’re a hummingbird lover, this 4-foot tall, star-shaped beauty in pink, red and white is for you.

Dark pink varieties are best for

attracting hummingbirds. Pentas are easy to grow, thrive in hot weather and are sturdy in drought.

They are considered to be an annual, flower continuously from spring to autumn and are work well for patio planters, baskets and borders.

Verbena Verbena not only attracts butterflies, it’s also perfect for lavender purple cut flowers. And the best part is, the more you cut, the more it blooms throughout the summer. It grows as an annual in zones 7 to 10 and gets to be 6 feet tall.

Buying a home? You will need insurance When you buy a home, you need insurance protection for what is probably the largest investment you will ever make. But

Most homeowners insurance policies will not only cover the value of your home but also the personal property inside that home and provide liability coverage for you as a homeowner.

Armed with a few pieces of information you will have a much easier time of shopping for homeowners insurance and understanding what it is that you are buying.

How much insurance do you need?

There is only one correct amount of coverage for your home: the cost to replace your home if it was to be completely destroyed.

Keep in mind that the purchase price and your loan amount are irrelevant in determining the replacement cost of your home.

So how do you estimate your replacement cost? You can get help determining that number from a number of different sources. One good source of information is an appraisal. A complete appraisal will detail your home’s replacement cost, and you will find a line item called “total estimated cost new” that will give you the number for replacement cost. Another source of information is your insurance agent. An insurance agent is not a home appraiser but should have access to helpful software and tools to determine the replacement cost of your home. With accurate information about your new home and a little experience, a good insurance agent should be able to insure your home correctly.

A third source of information may be your builder if it is a newer home. The builder should have firsthand knowledge of the building costs.

My lender says I must have enough coverage to cover my loan amount.

instead. Increased replacement cost is a great safety feature in a homeowners contract. It states that the insurance company will pay a percentage more than the coverage listed on the policy.

A good insurance agent should be able to help you establish a replacement cost amount for your new home that will fall comfortably within the policy’s percentage range.

When you buy a homeowners policy, you actually receive much more than protection for your home.

Your mortgage lender’s main concern is to protect the loan they have given you. For that reason their request to you will typically be to find insurance in the amount of your loan. This can be a dilemma. In Colorado, and especially in the Boulder County area, land values can be exceptionally high. In this area, it is possible to have a loan value much greater than the replacement cost of the home. An insurance company will only pay the cost to replace the home even though you might have paid a premium for a higher level of protection.

How do I satisfy my lender’s insurance requirements?

Get a complete appraisal. A lender will typically allow you to insure your home for the appraised replacement cost even if it is less than the loan amount. A good insurance agent can help you with this. An experienced agent will help you find and read the replacement cost information presented on an appraisal.

He or she will also be able to communicate effectively with your lender in providing insurance coverage information that satisfy both their needs to get you through your home closing.

Guaranteed Replacement Cost?

Please be aware of the terms “Guaranteed Replacement Cost” and “Increased Replacement Cost”. Many insurance companies used to offer policies with guaranteed replacement cost coverage that guaranteed enough coverage to rebuild your home no matter how much coverage you purchased. Most companies now offer increased replacement cost

How much will insurance cost?

The cost of insurance will vary greatly depending on the value of your home, location, and the level of personal property coverage. Premiums can vary between companies so comparison shopping is usually a good idea.

What deductible should I choose?

Your choice of deductible will be decided by your financial situation and your personality. The higher the deductible, the lower the premium. If it’s difficult for you to come up with a $1,000 or $2,500 deductible for a claim, you may want to pay a slightly higher monthly premium to have a lower $500 deductible. If you can afford a higher deductible and don’t mind taking care of small claims yourself (i.e., a broken window or wind-damaged fence), you can save money on your premium.

Assess your situation, note the difference in premium for various deductibles, and make an educated decision that you are comfortable with.

Special Coverages Most of the time when you think of homeowners insurance, fire insurance usually comes to mind.

Yet east of the mountains in Colorado we experience wind, hail, and floods. Due to large losses in the last decade due to these perils, insurance companies have changed how they determine coverage. Homeowners insurance might also cover many things you wouldn’t think of. Be sure to review your insurance coverage with your insurance professional to make sure it offers the protection you need.

What if I am buying a condo or townhome?

Your insurance needs may be different when you buy a condo or townhome than when purchasing

a single-family home. Most often these units are covered by an association insurance policy that covers all the units in the complex.

The cost of insurance is passed onto you in your association dues. When closing on a condo or townhome, your lender will need the name of the insurance company that insures that association. You can then purchase a homeowners insurance policy to cover your personal property and your liability. Not every condo association has insurance to cover your condo unit. There are a few associations in Boulder that do not have dwelling insurance coverage. Please check with the association to make sure. If the association does not cover the buildings, talk with your insurance agent and they will be able to help you customize a policy that will include coverage for your portion of the building. Even if your association has a policy to cover your unit, that policy may not cover such things as upgrades to cabinets and carpeting. Your association bylaws should detail the insurance coverage. It would be a good idea to get a copy of the bylaws and review them with your insurance agent. You can add to your own policy to cover gaps in your association policy.

When should I contact an insurance agent?

Your lender will need time to request Evidence of Hazard Insurance in order to obtain final approval on your home loan.

If you do not currently have an insurance agent, you may want to start your search as soon as you find a home you plan on purchasing. Once you have decided on an insurance agent, it is important that you provide their name and contact information to your mortgage lender as soon as possible.

Now that the National Weather Service is saying we’re in for warming up and drying out, be patient for a few more days to let the soil temperatures rise. Wet soil warms more slowly, because the sun’s energy goes into drying it out; once that’s accomplished the ground will be ideal for us to pop peppers, eggplant and tomato seedlings in.

Soil temperatures play a big role in when to plant our garden vegetables. For the peppers, tomatoes and eggplant, warmth needs to be 60 degrees or more,

with the ideal being above 65 degrees. Planted too soon, the seedlings will sit and snit, refusing to grow until temperatures are more to their liking.

Planting seeds in cool soil is tricky as well because many won’t germinate and instead rot. Beans, pumpkins, and squash should not go in until the soil is above 60 degrees. The warming soil should happen fairly soon, since the ground has a chance to dry out in the next few days.

What haven’t had a problem with the weather are weeds, which with all the moisture, sprouted with abandon. They’re growing with vigor, and if not brought under control, they’ll crowd out your beds and be difficult to remove.

Take this time to focus your energy on pulling weeds from the rain-softened soil. They’ll come out fairly easily and you’ll feel the sense of satisfaction from clearing the weeds out. If you’re especially frustrated by not planting, whack the weeds with your hoe a bit to wrench them from the ground.

Most of these early-season weeds are good fodder for the compost

pile since they haven’t had tome to produce seed heads. Those which have can still be composted; just snip off the seeds before tossing the plant on the pile.

The weirdness of my grandparents’ home When you’re a kid growing up, you don’t think too much about how your grandparents live. You see them a few times a year, they stuff

BY MARY your pie hole LYNN BRUNY with food and sometimes sneak you sweets. It’s just part of the whole familial system you participate in as a small human.

But then the day came when my boyfriend (now my husband) went on a trip with my parents and me and met my (now late) maternal grandparents in Florida. It was only when we walked through their front door that I truly saw my grandparents’ home in all its quirky glory.

First, it was completely dark inside. The living room had heavy curtains to block out the strong Florida sun. The only illumination was from the blaring television that was never, ever turned off. The volume was always cranked so loudly that we had to shout to be heard over “Wheel of Fortune” or “Jeopardy.”

The next thing one couldn’t help noticing was that it was an absolute sweatbox of heat.

Despite the fact it was more than 100 humid degrees out, my grandparents never, ever ran their air conditioning. My grandfather contended this was an expensive luxury for “rich buggers.” According to my grandfather’s view of things – which he expressed vigorously and often - rich buggers caused all the ills of the world. As a small child I thought he was referring to actual bugs and wondered how they got rich and what they were doing that was so wrong.

After we adjusted to the darkness and the oppressive heat, my kind grandmother graciously offered us food that had been sitting out for many, many hours in anticipation of our arrival. She was not big on proper food storage. My mother – who knew this – looked at the

table with its glistening lunch meat and melting potato salad and hissed to my boyfriend, “Don’t eat those!”

The problem was the other stuff on the table, old-world food like headcheese (which is nowhere near being a cheese but more a gelatinous concoction of grossness) and pickled pigs feet (which unfortunately are exactly what they claim to be), were not exactly preferable dining options. I handed my distressed-looking boyfriend a plate of potato chips and an offbrand soda (name brand for rich buggers, of course).

After making our plates we moved to the dark living room with its heavy baroque furnishings to eat, sweat and scream polite conversation at one another. When my boyfriend tried to sit in an armchair I stopped him. This chair and one side of the couch was where my grandparents’ crazy-eyed, nippy and frenetic dog Fifi sat.

We didn’t pet Fifi. We didn’t talk to Fifi. We didn’t look Fifi in the eye or she would go nuts.

And we never, ever sat in her spots. Not only because she was a loon, but because Fifi had some condition where the fur from the back half of her body fell out and left hairy swirls my grandparents never removed.

Fifi territorially guarded these furry nests like a deranged little lion. Luckily, she was stashed in a bedroom during our visit though I could vaguely hear her angry protestations during the commercial breaks for hemorrhoid ointment and denture cream.

After our voices got hoarse and we could no longer scream at each other, we thanked my grandparents for a memorable visit and headed to our hotel. Its brightly lit, cool, clean interior felt almost shocking to our systems. Not a bad shocking, mind you. Frankly, it felt nice being rich buggers enjoying AC. Makeover your laundry room with these fresh and organizational designs

By Kiersten Willis Atlanta Journal-Constitution (TNS) The laundry room may not get much love in the home, but anyone with an active lifestyle can tell you it gets plenty of attention at least once a week.

From sweaty workout clothes to dirty soccer uniforms, your laundry room takes on a lot.

But what if you made the space do more than just clean your clothes?

“Most of us want welcoming and stylish laundry spaces. But getting the design right isn’t always a straightforward process.

A space that’s too stylized, or not stylized enough, can quickly become unwelcoming. A more restrained approach to colors and materials usually delivers the right balance,” interior design site Houzz said.

One way to make the space welcoming is to keep it organized.

Home upgrade resource website Modernize advises homeowners to make use of vertical space and

stack the washer and dryer. Doing so will provide more room for a small sink and the counter.

Another way to incorporate organization is cabinetry and shelving.

You don’t always have to enlist the help of a professional to build some either.

For example, she said, if a garage was on your must-have list but you start to waver after a few deals fall through, a good agent will help you figure out if it’s really no longer important or if it’s just your frustration getting the better of you.

You should also make a budget early on and stick to it.

With so many new homebuyers saying they have finance-related regrets, it’s a good idea to really think about what you can comfortably afford and make sure not to let the dazzle of an attractive property outshine those numbers.

Best ways to avoid remorse • Work with an agent who understands the market.

Focus on whether a home is somewhere you’d be comfortable living,

Despite the frenzied market, homebuyer regrets remain fairly constant. The disappointment trends today are similar to what they looked like a few years ago.

Homeownership is important, but out of reach for some “Owning a home still tops the American dream list,” Hamrick said. And that bears out: Historically, owning a home has been a crucial way for workingand middle-class families to build wealth. However, especially amid the current competition, owning a home can remain out of reach for some.

“With a bit of good fortune coinciding with the passage of some time, there may well be some home price appreciation providing substantial equity,”

Hamrick added. “But the housing market is cyclical and tends to favor certain markets and neighborhoods. It is not always the case that the timing of both a home purchase and sale, dictated to some degree by other events, aligns perfectly with peaks and valleys in prices.”

In neighborhoods with large non-white populations, home prices tend to appreciate more slowly, meaning that the benefits of homeownership do not accrue equally across the board, and that makes it more difficult for some younger nonwhite buyers to rely on family wealth to help them when the time comes to purchase their own homes.

Bottom line Buying a home can be overwhelming, and for most people it is the single largest purchase they’ll ever make.

Especially in this fevered real estate market, it can be easy to make snap decisions because you want to edge out the competition without fully thinking things

through.

Planning ahead, working with a knowledgeable agent and not letting your emotions overcome your needs and limitations are all keys to being a satisfied homeowner after the excitement wears off and reality sets in.

Methodology Bankrate.com commissioned YouGov Plc to conduct the survey. All figures, unless otherwise stated, are from YouGov Plc. Total sample size was 2,653 adults, including 1,425 homeowners. Fieldwork was undertaken on April 21-23, 2021. The survey was carried out online and meets rigorous quality standards.
