Boulder is leading the nation for renters in this age group. As home the home of CU-Boulder, it has extra pull as a Gen Z magnet, with 65% of renters who moved in 2020 being aged 24 and younger, according to a report by nationwide apartment listing service Rentcafe.com.

The top three Gen Z dominant cities are rounded off by no. 2 Davis, California – the home of UC Davis – and no. 3 Conway, Arkansas – known as “The City of Colleges.”

All of the top 20 Gen Z hubs are college towns, or located near a college town. The majority of rental applications in these cities are aged 21 and younger.

This age group was the fastestgrowing active renter segment in the U.S. last year, and their small-town, heartland preference is the opposite of their Millennial generation predecessors, who flocked to large cities in droves.

By 2025, the number of Gen Z-ers in their peak renting ages of 20-29 will double, totaling a projected 45 million. A large share of this group will be the renters of the next decade, though many may still live with their parents if economic conditions are unfavorable.

Small, Midwestern, and Southern towns are seen as more affordable and offering “a vibrant local scene that feels authentic and closer to home for these young adults who are starting out in life in times of great uncertainty and change,” reports Rentcafe.com.

Attracting newly formed households keeps cities fresh. But to retain that young population after college, experts say a diverse job market and reasonably priced housing are critical.

“Young people launching careers head to where jobs are in the different industries that interest them, and those still tend to locate in the biggest cities.

If firms allow many of their employees to work from home after the pandemic, college grads might just choose to skip the move to the big city, and stay in the college town that they’ve grown to love. But that’s a big if,” says Nicholas P. Dempsey, Associate Professor of Sociology at Eckerd College.

Overall, the housing trends of the past decade suggest that renting is maintaining its popularity in the nation’s large and mid-sized cities, while homeownership has and will continue to rebound. But, with Gen Z entering adulthood and Millennials settling down, the coming decade will likely see more shifts in the housing landscape.

These findings, however, have to be interpreted in the light of an unusual year, in a global pandemic.

“The economic and public health consequences of the COVID-19 pandemic have likely influenced Gen Zer’s preferences for less populated, more affordable cities/towns in Mid-

America and outside of the large southern metro areas e.g. Atlanta, D.C., Charlotte, Houston, than Millennials,” according to Ronnie A. Dunn, Associate Professor of Urban Studies at Cleveland State University.

“Younger people are willing to trade off living in a crowded, bustling city for having more space at home. Many of these Heartland places are also much closer to their hometowns, too, enabling a tighter intergenerational connection which is more valued among younger adults today than with Gen X,” notes Jill Ann Harrison, Associate Professor and Director of Graduate Studies, Department of Sociology, University of Oregon.

Gen Z is defined as the generation of people born between 1997 and 2012; Millennials are born between 1981 and 1996; Gen X birth years are from 1965 to 1980; and Baby Boomers and older are people born before 1965. That amazing moment when your child volunteers to do housework Life transitions: Sometimes you see them coming, sometimes you don’t.

The last time our youngest son Nick, 25, stayed with us,

BY MARY he volunteered to clean the LYNN BRUNY house. Now this may seem like nothing to write home about (or in a newspaper), but it was one of those moments when my husband and I looked at each other in shock, and you could have knocked us over with a feather (or more appropriately a feather duster).

Nick is very helpful with activities he likes – shopping, cooking, projects and car care – but cleaning has never been his forte. Actually un-cleaning was more his gig: Envision a family room with copious partially-filled glasses of various substances, dirty plates with cheese related

food dried on, half-eaten bags of oddly-favored snackage (coolranch-jalapeno-pepper-cactusspikes Doritos), random bunched up dirty socks and clothing pieces strewn about, and tangles of computer and gaming system equipment. That’s when we knew our delightful younger son was visiting and enjoying himself.

But volunteering to clean?

Had an alien taking over Nick’s body? No, he’d just grown up and become a responsible human being. This is always a truly shocking moment in a parent’s life. You hope for it. You dream of it. When they are teens you cannot imagine it. But then lo and behold it seemingly happens out of the blue, leaving you speechless and gobsmacked.

We really should have seen this coming. Both our sons had become more and more helpful over the years. Our oldest son, Alex, has always been ready to lend a hand, but even more so as time has gone by. My husband and I have been like lobsters in the pot of increasingly hotter water: We

just didn’t feel it was happening until we were in this astonishing situation - voluntary cleaning!

But it occurred to me that this happened not just because our sons have become thoughtful adults, but also because my husband and I are now the old folks. (Damn mirrors refuse to lie despite dim light bulbs.) Our kids come home and do things for us because they’re young and strong and, well, we’re not. We can use their help. Ouch. This reality hurts more than our old muscles.

I remember when this happened with my parents. It started with them asking me to trim bushes.

My father chopped too little and my mother practically hacked them to the ground. I was the bush-trimming intermediary in this on-going marital contention and debate. But then I became the all-around default gardener as I had the muscles and the stamina. My father, formerly an enthusiastic gardener, would come out every hour or so, tell me what a great job I was doing and drop off some iced tea before going

back inside to watch a baseball game.

But you know the torch is really being passed when the car keys are handed over, when your parents ask you to drive their car around their town instead of them doing so. That is the moment when you are officially the head lion of the pack, when the tired former chief decides to ride shotgun and look out the window. So bittersweet.

I’ll never have to experience this with my sons because they’ve always driven when we’re together. (They both love driving and I could care less.) But if I hand over the pruning sheers (a gift from my father) to my sons, then I’ll know I’m really old. I hope that day doesn’t come for a while or at least not before I teach them how to do it just right.

Opening Up The lockdown regulations are being relaxed and there are signs of a return to normality: the call to ‘play ball’ has gone out, restaurants are able to open more seats, my doctor will see me in person again. Rising mortgage rates: Lock or not?

Over the last several years we have enjoyed record-low mortgage rates that have, for the most part, been stable.

The most recent peak in interest

BY DUANE rates was DUGGAN November 2018 Realtor and Author with an average RE/MAX of Boulder reported rate of 4.81% for 30-year loans.

Afterwards, the trend moved downwards until it hit bottom in January 2021 at an average 30-year rate of 2.73%. Rates appear to have bounced with the average reported 30-year rate of 3.17% in March 2021. During times of stability, the question of whether to lock the interest rate while you are under contract on a home is not as critical as when there are times of rising or falling interest rates. In recent weeks, there has been upward pressure on rates, making it a more relevant conversation.

To lock or not to lock, that is the home buyer’s choice. However, buyers need to understand this is a commitment from both the mortgage lender and themselves to close at the agreed upon interest rate.

The scenario goes like this: One day you write a contract on a home knowing you can afford it at a certain interest rate. Then while you are waiting to close, the interest rate increases, and you can no longer afford the monthly payment. Locking in the interest rate with the mortgage lender would have prevented this unfortunate circumstance.

First of all, what is a “lock”?

A “lock” is a commitment from a mortgage lender to fix your

interest rate between time of contract and closing, even if rates go up. Yet it is important to remember that “a lock is a lock” from both parties. It is also a commitment from the home buyer to close on the terms of the lock.

Even if interest rates go down, you are committed to close as agreed upon.

The lender might suggest that the buyer should “float” rather than lock. This means that in the lender’s opinion, there could be an event in the next few days or weeks, which might cause rates to go lower. You can then wait until after that event to make a decision to lock at that time.

Over my 40-year career, I have found, in general, interest rates tend to drop slowly and rise quickly. I can remember during the 1980s, almost every day I went into work, the interest rate pushed higher, soaring to 16% for mortgages! With that experience in mind, it is usually best to lock in a rate if the overall trend is upwards.

There’s a greater chance of rates going up 1% in a day than going down 1% in a day. If you’re happy with the interest rate the day you

write a contract on a home, lock it in so you and all the others involved in the home purchase can sleep at night.

Market conditions dictate the type and pricing of locks that lenders may offer. Sometimes a 30- day or even 60-day lock might be “free”. Extended locks, however, usually come with a price tag. Make sure you communicate with your lender to make sure you have a full understanding of how it works. It would also be helpful to ask the lender what happens in case there is a delay in closing?

There might be a possibility to extend the lock, but lock extensions usually involve a fee.

All interest rate locks have a deadline. Knowing that deadline helps structure a contract with dates for conditions and final closing to happen before the lock expires with a closing date that falls within the deadline. In some market conditions, lenders have even been known to offer “lock and shop”. This is a situation where the lender will lock your loan rate in even before writing a contract.

Locks can also be a major

consideration in new construction.

If you have a dirt start on a home, that could mean you may not be closing for six to eight months. It is hard to say what could happen to interest rates during that time frame. Most builder contracts will say that you will close on the home at whatever the market rate of interest is. In order to protect yourself, it would be a good idea to check with the lender to see what the expense of a long-term lock would be. Market conditions will dictate pricing for long-term locks. An alternative could be to “float” with the interest rate market. Instead of paying the lock fee in advance, you could save that money to buy the rate down at time of closing. Of course, market conditions will dictate whether or not that turns out to be a prudent idea.

To lock or not to lock?

Hopefully this information will help you make that decision. Be sure to consult your mortgage lender and any other advisors, to make an informed decision based on current market conditions.

Seed labels

We are told to read labels and instructions on just about everything we purchase whether it is a new cell phone, food or pesticide. This is also the case with seed. If you purchase your seed from a reputable dealer, then you can be assured that the information on the package and the seed in the package meets certain requirements. You may have noticed the information on the seed bag but didn’t know what it meant. State law, federal law and either Association of Official Seed Analysts (AOSA) or the International Seed Testing Association (ISTA) manage seed testing requirements.

Seed must go through several tests to ensure quality prior to sale. Once seed has been harvested, collected and cleaned to remove unwanted materials and weed or other crop seed, a representative working sample is removed for testing. If this sample is not representative, then all information gained from testing is suspect. The AOSA in their “Rules for Testing Seeds” define how samples are to be taken.

Standard tests that are performed on seed samples are purity and germination.

In a purity test, the submitted working sample is divided down into two portions – the purity and the noxious samples. The purity sample consists of at least 2,500 pure seed units (a unit can either be a single seed such as a cucumber seed, a multiple seeded capsule such as a beet, or multiple grass seed floret). This portion is sorted through by hand to separate out the pure seed from inert material such as rock, plant stems or leaves, weed seeds and other crop (such as wheat in squash seed or corn in bean) seed. In the case of a grass mix, the individual species are also

This is the reason why obtaining a representative sample is critical.

All of this information is placed on a certificate and usually on the seed packaging. It often looks like this: Kentucky Bluegrass Annual Ryegrass Creeping Red Fescue Inert material Weed seed Other crop separated out. All portions are weighed and the percentage of each is calculated and recorded.

The noxious sample must consist of at least 25,000 seed units. This sample is only examined for any weed seed that it contains with particular emphasis placed on any noxious weed seed. The federal government and each state have a list of weed seeds not permitted in any seed sold or it may put a limit on how many of the weed seeds it allows per pound of desired seed.

Germination tests are the next test. In this test, 400 pure seed units are pulled from the sample and placed on media and placed in a germinator. Depending on the type of seed, the media on which it is placed varies along with the temperature, light or dark conditions and the length of time the test is run to optimize germination. Tables have been developed listing species and the optimum media type, temperature and test length for the most commonly tested species.

Germination tests are repeated if all the seed is not sold in one year.

If the germination falls below a certain percentage, the seed lot must not be sold.

What you might also see on the label is PLS (Pure Live Seed).

This is the percentage of pure seed units in a seed lot that have the potential to germinate and produce viable seedlings. It is calculated by multiplying the percent germination by the percent pure seed and dividing by 100.

It is not possible to remove all weed seed from seed lots but through cleaning and testing, the weed seed is minimized. So next time you purchase seed, take time to read the label.

Placing the perfect shelf

By Katie Laughridge Tribune News Service (TNS) There is no limit to the wonders of a good wood shelf. For those of us who love accessories (and have a vast collection) it is important we have the perfect piece to adorn with our favorite goodies. That means for me at least, the more shelves the better.

We love to play with oversized bookshelves and cabinets at the shop, forever moving them around and filling them with our go-to treasures that make for the perfect display.

The first step to creating the perfect shelf: location. Whether you’re placing a piece for looks or for function (or both), location matters and can have a major impact on your overall space. One of my favorite ways we are using shelves in the shop right now can be found in our newly painted Atchison entryway.

With open floor plans, it can be difficult to incorporate large

pieces while still maintaining good flow. We have this same conundrum in this particular part of the shop. Luckily, our design team had a solution. We grouped four stand-alone etageres to create a wonderful room divider that is functional and gorgeous to look at from all sides.

Another favorite way we like to use large cabinets and shelves is as anchors behind dining tables. You can fill these hutches with practical items (one must keep those vintage plates stashed somewhere where they can be enjoyed by all), decorative items or anything you would want within reach during mealtime. Finding a piece with cabinets is a must for these rooms and is a great place to store seasonal plates and table accessories when they aren’t on display.

these fabulous wood pieces, there is always something that will fit your most difficult of spaces.

Once you’ve selected your piece and placed it in your room, it is time for the fun part: finding and displaying your beloved accessories and baubles. We love using books, both spine in and spine out, to bulk out our shelves in the shop and in our homes (at home, my spines are out). It is the perfect excuse to use figurines, ginger jars, bowls and even planters as book ends.

Our visual team also utilizes candle sticks and art as some of our favorite go-to items to have on display. Don’t forget the top shelf - it is a great space for larger items that wouldn’t otherwise fit.

With the advent of spring after a long and difficult winter, it’s time to think about a deep housecleaning. You can certainly handle it yourself, but by hiring a professional cleaner, you’re giving back to yourself the gift of time to spend on family, friends, hobbies – anything other than scrubbing every inch of your home!

One of your first decisions when hiring a cleaning pro is whether to go with a company or a solo cleaner. Each comes with their own pros and cons.

Cleaning companies tend to charge more for their services, but they also may provide more thorough customer support if something isn’t done to your satisfaction. Solo cleaners, on the other hand, often cost less and can be just as good – if not better – than large companies. They also tend to get to know your home better since the same person is coming ever time. However, unless they’re part of a network,

Before estimating a price, typically structured by hour or square footage, some cleaners will do a home visit to determine your needs. The average cost for a deep cleaning is between $200 to $400 and can take between four to twelve hours depending on the size and state of your home.
