Thinking of selling your home? Here are the things Realtors want to say but are too polite Along with spring, the start of the big home selling season is here. Thus I’d like to give homeowners some advice to help sell their properties

BY MARY quickly while LYNN BRUNY maximizing profit. These are the things realtors want to say to you but are just too darn polite. They don’t want to offend you.

The main points: You can’t really see how your home actually looks. Assuming you don’t have a lot of hired help, your home is probably a bit more dirty and beat up than you think. And you probably have too much stuff to make it look as nice as it can to potential buyers. When we live in a place for a while we just kind of stop seeing it.

It’s like this crazy hair I used to have. In my 20s I had this one hair that grew from under my chin. (Got to love Italian genes.)

But since my eyeballs are located so high on my head and I wasn’t looking for said hair, I never noticed it. My friends did. My acquaintances did. But nobody ever told me.

Then one day I had a first date with a young buck. He thought a fallen hair was sticking on my chin and went to remove it for me. Both he and I were surprised to learn it was actually attached.

As you can imagine this was mortifying, and made even worse after I quizzed my friends and learned people noticed it.

The young man asked me out again but I declined. He could get over the hair thing but I could not.

(What kind of guy chooses to go out with a witch?) And obviously decades later I haven’t forgotten it. (Perhaps writing about it to thousands of people doesn’t help.)

But my point is this: You often

can’t see what’s right in front of you. And this includes your home.

To make your home as attractive as possible when selling, chances are you need to do these things: Deep clean Baseboards, doors, windowsills, cupboards, closets, windows, carpets. Maybe even your upholstered furniture if it’s full of yucky stains. Most of us live in a bit of filth and don’t even notice it. It’s our filth; it’s cozy filth.

Touch-up paint/wood Baseboards, doors, wood floors and your own wood furniture. If your house has a gazillion rooms all painted unrelated colors (which causes seizures for potential buyers), consider painting it one light color.

Replace worn out/ugly/dated items Like beat up hardware and light fixtures (unless they are antique).

Replace bedraggled bedding and towels you’ve had since the Clinton administration. (I know they’re soft. Pack them up for later.) If your carpet looks like its best days were when disco was in the first time, consider replacing it.

Remove heavy window valances

from the 90s. Someday they might be back in style but not today.

Reduce/replace accessories Pack up most of them, especially the dated ones. The look you’re going for is “nice hotel” – very sterile and neat. Buy a few new trendy things to freshen things up and make your place look like it’s 2021 and not 1991 (or 1971).

Spruce up yard Invest in some natural colored mulch (not that heinous fakelooking orange stuff) and trim back overgrown foliage. Put some inviting potted plants out front.

Water your grass well.

When in doubt of what to do, ask your realtor. They’ll very nicely give you advice. Don’t take their suggestions personally. It’s not like they’re saying you look like a witch. Only a few of us get that distinction.

KALINSKI The 30- and RE/MAX of Boulder 15-year fixedrate mortgages averaged 3.17% and 2.45%, respectively, for the week ending March 25, according to a Freddie Mac report. The 30-year rate increased eight basis points from the previous week while the 15-year rate rose 5 basis points, reported Realtor.com.

The increases equate a half a percentage point rise to date in 2021, eclipsing 3% for the first time and putting the 30-year mortgage rate at its highest level since last summer “Rising expectations around the boost to economic activity from a fresh round of fiscal stimulus, equal to more than one month’s

worth of economic output, and reemerging consumers drove rates higher,” said Danielle Hale, chief economist at Realtor.com.

But nationwide, home buyers are not deterred. Mortgage applications for home purchase loans have increased for four consecutive weeks, according to Realtor.com’s reporting on data from the Mortgage Bankers Association.

Experts suggest that home buying is still being spurred by families seeking more space to accommodate working and schooling from home. And millennials are now in peak homebuying years, driving a rise in the first-time home buyers category.

But low inventory is an ongoing challenge as demand continues to

far outpace supply. The pandemic continues to influence the housing market with many sellers not listing their homes for sale amid the coronavirus pandemic.

This is especially evident in Boulder County where housing inventory has been lagging demand for years. Inventory hit an all-time low last year in part because of the ‘stay put’ mentality prevalent in the pandemic, and in part because of the lack of homes for home sellers to buy.

Nationwide the supply of new homes for sale is low because of the years of low home building activity that followed the Great Recession, which “led to a supplydemand imbalance in the housing market,” writes Realtor.com.

“As both home-price growth and mortgage rates continue this upward trend, we may see affordability challenges become more severe if new and existing supply does not significantly pick up,” Joel Kan, associate vice president of economic and industry forecasting at the Mortgage Bankers Association,

said in the organization’s application report.

But rates may not continue to rise in the near future – another effect of the pandemic and good news as the spring home-buying season marches in.

“Concerns about a possible new wave of COVID in Europe and what that might mean for cases in the U.S. could foreshadow a pause in rate increases – even if brief – in the weeks ahead,” Hale said.

Last year set the stage for April’s Fair Housing Month The National Association of Realtors® (NAR) continues to be an industry leader in fair housing. Last year set the stage for a

In fact, the leadership of the National Association of Realtors met in Washington on January 8, 2020, where they unanimously passed a Fair Housing Action Plan.

NAR documented its commitment to improve fair housing for all in the following press release summarizing the content of the plan for 2020 and beyond. The plan, released by NAR in 2020, reads as follows: NAR’s new Fair Housing Action Plan, abbreviated “ACT,” emphasizes (A)ccountability, (C) ulture Change, and (T)raining in order to ensure America’s 1.4 million Realtors are doing everything possible to protect housing rights in America. Among other things, the plan specifically commits NAR to the following: • Work closely with State Association Executives to ensure that state licensing laws include effective fair-housing training requirements and hold real estate agents accountable to their fair housing obligations; • Launch a Public-Service Announcement Campaign that reaffirm NAR’s commitment to fair housing, and how consumers can report problems; • Integrate fair housing into all Realtor® conferences and engagements (to include a fair housing theme) throughout the May Mid-year Meeting; • Explore the creation of a voluntary self-testing program, in partnership with a fair housing organization, as a resource for brokers and others who want confidential reports on agent practices so they can address problems; • Create more robust fair housing education, including 4

related to a property, transaction or professional assignment to a party if such demographic information is (a) deemed by the Realtor to be needed to assist with or complete, in a manner consistent with Article 10, a real estate transaction or professional assignment and (b) is obtained or derived from a recognized, reliable, independent, and impartial source.

The source of such information and any additions, deletions, modifications, interpretations, or other changes shall be disclosed in reasonable detail. (Adopted 1/05, Renumbered 1/06) unconscious-bias training, and education on how the actions of Realtors® shape communities; • Conduct a national study to determine what factors motivate discrimination in sales market; • Profile leaders who exemplify the best fair housing practices and workplace diversity; • Develop materials to help Realtors provide consumers with information on schools that avoids fair housing pitfalls.

In 1908 the National Association of Realtors was formed. In 1913 NAR established and adopted the Realtor Code of Ethics. The intent was to establish a level of professionalism similar to doctors and attorneys.

When a real estate agent first becomes licensed, it is just an initial step to launching a real estate career. While there is no law that requires a real estate agent to become a Realtor, becoming one advances an agent’s career to a higher level of knowledge, expertise, and professionalism.

If an agent chooses to become a Realtor, the agent joins the National Association of Realtors, which has over a million members across the country. Any Realtor member agrees to abide by a strict code of ethics.

The National Association of Realtors has always been a leader in promoting fair housing for all. In Article 10 of the Code of Ethics, it states specifically what a Realtor’S responsibilities and duties relative to fair housing are. The Code of Ethics is updated annually as issues and needs change. In addition to the Realtor knowing the code, it is important for the public to know what the code says. That

way, the public knows what to expect from a Realtor in terms of service, and what questions are not appropriate for the Realtor to answer. The Code of Ethics also includes Standards of Practice to guide the Realtor’S behavior.

Taken directly from Article 10 of the Realtor Code of Ethics: Realtors shall not deny equal professional services to any person for reasons of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. Realtors shall not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. (Amended 1/14) Realtors, in their real estate employment practices, shall not discriminate against any person or persons on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.

Moving On in Times of Madness The real estate market is nuts out here and the dearth of inventory is leading to bidding wars; driving up prices and driving out many regular buyers. The county is becoming an elite place of residence. We would counsel that if you are looking to buy—now more than ever it is necessary to move quickly and decisively and be prepared to compromise on your purchase parameters. Don’t expect perfection.

On top of this interest rates, while still historically low, can only go up.

What goes into an air conditioning inspection?

Pogue Angie’s List (TNS) Your heating and air conditioning system is one of the most vital systems of your home, delivering and removing warm or cool air from every room and maintaining humidity levels. It also includes a great many moving parts and complex elements. This means it needs to be checked regularly to avoid a small problem escalating into a big one, or a catastrophic one.

Experts agree that you should have a qualified pro check your HVAC system twice a year: in spring and fall. The change of seasons generally means you can get your system looked at during the transition between heating to cooling or vice versa to ensure your system is ready to work during the months when you need it most.

But don’t think you’re off the hook if you live in an area with a pretty consistent climate, where you really only use heating or cooling. That twice-yearly inspection is still important for making sure the main system is still in good shape.

An AC inspection should cost you between $70 and $100. If you have a service contract with an HVAC company, it may already be included. And as an added benefit, an inspection and tuneup often

improve energy efficiency, which can help it pay for itself in future savings on your electric bills.

Air conditioning maintenance should include checking the motor, blower, drain line, coils, operating pressures and temperatures, the return and supply lines, refrigerant levels, and connections. The

inspection should address every part of the system, interior and exterior. This includes the duct work; even small breaks in the seals can create significant energy loss.

A good inspector will usually also take a look at the part of your system that’s not going to be

in use in the coming months. If you’re moving from a cold winter into the summer months, that check over of your heating system during an AC inspection could find red flags to address before they turn into real problems.

If your system seems to be working fine but your technician suggests expensive repairs or even replacing the system, don’t hesitate to get a second or even third opinion before authorizing work to be done. Most air conditioners should last at least 15 years with proper maintenance.

You can also take several simple steps on your own to maintain your units between inspections.

Take a look at your outside unit and make sure no objects or vegetation are getting in the way.

If there are, clear them out so your unit has unblocked access to fresh air. Use a hose to spray off the coils at a 45-degree angle to remove debris in the fins. On the interior, make sure the area around your unit is clear so the technician has full access. And of course, the single best thing you can do for your HVAC systems is to keep your filter up to date. Check the manufacturer recommendations and set alerts on your calendar to make sure you’re reminded to replace it.

Hot housing market should run a little cooler in ’21

Steve Brown The Dallas Morning News (TNS) After a record year of housing activity in 2020, this year will see smaller growth in both home prices and sales.

That’s what the top housing economists see ahead for 2021.

“In 2021, the rates of increase are quite a bit lower,” said James Gaines, the former chief economist at the Texas Real Estate Research Center. “We will get back to more normal rates of increase.”Gaines said the housing industry has been one of the country’s primary economy drivers during the pandemic — and not just because of low mortgage rates.

More than 40% of U.S. home purchases in 2020 were first-time buyers, he said.

“It’s the demographics — particularly those millennials we have been talking about for years and years who are finally getting old enough and looking for homeownership,” Gaines said.

Thanks to pandemic lockdowns that held back their spending for

travel and entertainment, many of those young buyers have the cash to head into the home market.

“People have been saving, and some of the first-time buyers are able to come to the housing market with a down payment,” Gaines said. “That’s been one of the limiting factors, to have an initial down payment.

“During the last year, people haven’t been spending as much money and are saving.”

Gaines said those extra savings and record-low mortgage rates in 2020 prompted many first-time buyers to make a move earlier than planned.

“A lot of that demand that might have happened a year or two in the future is being brought current,” he said. “There is no reason to put off buying a house thinking prices and interest rates might be lower.”

Home mortgage costs are already heading higher.

“The low interest rates have been less than 3% for quite a while,” Gaines said. “It’s going to be difficult to keep interest rates as low as they have been.”

Higher mortgage rates are a result of the economy rebounding from the worst of the pandemic, said Robert Dietz, chief economist for the National Association of Home Builders.

“The bad news that comes from the accelerating growth is higher interest rates,” Dietz said. “”Housing affordability headwinds are definitely increasing.

“It is a consequence of the rest of the economy opening.”

Dietz said mortgage rates will gradually increase this year.

“How high will interest rates have to go before it slows home sales?” he said. “The rate at which that will occur is lower than it used to be.

“Rates are going to remain relatively historically low but they are going to trend higher over the next couple of years.”

After bottoming out near 2.65% last summer, average U.S. long-term home mortgage rates were at 3.17% this week.

Nationwide, economists expect about 1.06 million single-family home starts in 2021 — up 6%

from last year, when U.S. starts rose 12%.

“We are cooling back to that long-run growth trend,” Dietz said. “We are not looking for a decline, just getting back to sustainable rates” of construction.

Sky-high prices for building materials and a lack of labor are the biggest limits on home construction in North Texas and nationwide this year.

Dietz said that 96% of builders say they are challenged by shortages or delays in obtaining building materials. And 76% say they are having trouble getting workers.

And when builders can’t get the materials, land and labor they need, houses cost a lot more.

“Building materials are the key concern,” Dietz said. “The global supply chains are heavily disrupted right now.

“Nationwide, it is the lumber issue that is the big one. Since midApril 2020, prices are up 200%.

Nationwide for a typical newly built home, it’s adding about $24,000.”

Fannie Mae Enforcing New Guidelines for Investment Properties and Second Homes

I

f you’re a real estate investor or thinking about purchasing a second home while interest rates are historically low, it’s important

BY MICHAELA to be aware of PHILLIPS new guidelines Guaranteed Rate, Inc. recently set by Fannie Mae and the U.S. Treasury.

Until this point, investors have been purchasing homes at the highest levels on record. The government-sponsored enterprise Fannie Mae has recently outlined new rules for investors and those seeking second homes that may make it more challenging to acquire new investment properties. Here, I share more about what to expect from the changes: Details on Fannie Mae’s new guidelines Effective April 1, 2021, Fannie Mae is restricting the acquisition of investment or second homes to just 7% of their portfolio (down from 15-20%). This stark decrease will have a significant impact on investors or those seeking second homes, as fewer conventional mortgages will be available for these types of properties. Rate increases are expected, and nonconforming lenders are already entering the market to provide options for those hoping to buy investment properties or refinance transactions.

In addition to conventional loans becoming scarcer, they’ll also be more challenging to qualify for. Fannie Mae’s new guidelines will tighten underwriting criteria for investment properties and second homes, which may hinder investors’ hopes. Interested April 2-3, 2021

borrowers will now need to apply through the Desktop Underwriter (DU) program and receive an Approved/Eligible notice to qualify. The loan will then be delivered as a DU loan. Although the eligibility matrix will be updated in April, borrowers must currently have a minimum credit score of 620 and a down payment of at least 15% to qualify through the DU program for single-unit investment properties.

The new guidelines will be implemented as a risk-mitigation policy for Fannie Mae. By tightening the qualification criteria and reducing the number of investment and second loans they’ll take on, this governmentsponsored enterprise is shifting more risk to the lenders. In turn, lenders are likely to become more stringent about financing for investments and second homes.

down the pike, this doesn’t mean that conventional mortgages are no longer available for investment properties.

Who’s knocking on my house? Dealing with flickers

By Sharon Bokan Colorado State University Extension Boulder County You’ll know when they’re back by their drumming on your roof vents or the side of your house (I spotted the first one this year on February 22 pecking a telephone pole). You may love them or hate them when they cause damage to your house. Northern flickers also known as woodpeckers are a migratory bird that winter in the southern United States and arrive back here around March.

What can you do about them?

As a migratory bird, they are protected under the Migratory Bird Treaty Act of 1918. The Act prohibits the killing, capturing, selling, trading and transport of any migratory bird protected by the Act without authorization of the Department of Interior U. S. Fish and Wildlife Service.

This means you must apply for a depredation permit before you can use any lethal methods on them.

If you are suffering severe damage to your home, you may want to go this route, but it has to be the last resort.

The males start drumming on objects such as roof vents to protect their territory and to attract mates. An easy way to prevent this drumming, if you don’t like it, is to attach/glue a carpet piece to the vent. The carpet muffles the sound deterring the flickers from drumming.

Flickers peck their way through siding and pull out insulation in order to build a nest. Weathered and water damaged wood siding and stucco are perfect materials as they are easier for them to peck into. Stucco sounds like rotted wood when they peck. What can you do to keep them from continuing to peck holes in your siding and building nests other

than replacing your siding? If they’ve already built their nest, there’s nothing you can do until the baby birds fledge and leave the nest. Once the nest is no longer being used, you can repair or cover over the hole. This does not stop them from returning and pecking another hole into your home. Since they like to find protected areas under the eaves to build their nests, you can net off these areas to prevent access. The bird netting should be attached to the eaves and angle down and attach to the siding. If you don’t mind your home having a few decorations, you can hang old CD’s, make-up mirrors or mylar strips from the eaves. The movement and flashing of these devices can “scare” the birds away from your home. Replace them as they get damaged.

There are motion activated spiders that can be mounted

under the eaves in the areas where flickers do the most damage.

The spider senses movement and drops down startling the bird.

These are popular devices around Halloween and can be found online.

Another option is putting up nesting boxes for them to use rather than your home. You can find the specifications online if you want to build your own. One step to encourage them to use your nesting box instead of your home is to fill it with sawdust. In order to use the box, they have to clean it out much like they would if they were using an old tree or your home. It may take them some time to find the box, so it is not an instant fix. You can also go out when they are drumming or pecking and make noise to scare them away.

You need to be consistent in interrupting their activities.

It all started recently when one of our wonderful team members, Karen, brought in delicious lemon bars for the crew. I’ve now made it a point to bring vibrant lime, fresh orange, and tart lemon colors into our décor to embrace this sharp and joyful feeling that I don’t want to shake.

A great example of easing into a bright hue can be found in our Twilight room. Full of rich and dark blues, we were searching for an extra element to add a little fun. Enter our orange accessories.

Starting with a beautiful orange tray in the center of the room that creates a wonderful anchor of color. That bright pop allows us to bring in a juicy orange and blue textile in our accent pillows that

rounds out the room and makes the orange intentional and the room complete.

Setting it all out. What better place for mouthwatering fruit than the dinner table? A tabletop set with all things lemon and lime is just what I am in the mood for right now. Since balance is always key when it comes to table displays, we selected a soft lime green as our main color and brought in the brighter shades of

How to design a stunning spring garden

Kiersten Willis Tribune News Service (TNS) As the saying goes, April showers bring May flowers and if you want to get the most out of your buds, you’ll have to take the proper steps to carefully design your spring garden.

If you haven’t started on your garden this season, it’s not too late. Garden Gate magazine says depending on the temperatures and where you live that year, spring can begin anywhere from February to April.

To get started, consider the space you have. While it may be tempting to go the route of simple rows along the ground, you can also expand your designs and take advantage of vertical space.

“That includes walls, transitions, and what’s overhead.

Going vertical adds a unique touch to gardens of any size,” designer Susan Morrison said in her book, “Garden Up! Smart Vertical Gardening for Small and Large Spaces,” which was coauthored by Rebecca Sweet.

You’ll also want to take into consideration the kinds of flowers you’ll be planting.

If your garden isn’t quite as lush as you’d prefer since last fall, The Spruce recommends pairing bulbs with hardy annuals. Suggested duos include tulips and primroses and daffodils and scented stock.

“The resulting look will resemble a gardening magazine spread or public garden display you have admired,” the website noted.

It’s not always just about the flowers, either.

For a garden that will have your neighbors thinking it was

designed by a professional, High Country Gardens advises mixing in ornamental grasses and shrubs, which will add texture, structure and movement. It’s also beneficial for local wildlife, as it doesn’t disrupt their habitats.

The tallest flowers should be planted in the back while the shortest ones should be in the front for visibility. Each plant should always be planted in oddnumbered groups, too, beginning with three, five, seven and so on.

Similarly, Better Homes & Gardens suggests incorporating variety when designing gardens.

“Similar shapes and colors reinforce a theme,” the publication said. “But certain focal points, by virtue of their interesting character, deserve major attention.

These focal points should stand out from the rest of the garden.

Occasional accents, such as an arbor, a sculpture, or a specimen plant, help create balance in a garden between the reference points and the background.”
