Sears Real Estate in Greeley announces new managing broker GREELEY – Sears Real Estate is excited to announce the addition of a new managing broker, Nathan Myers.

Nathan Myers was born in Fresno, California and raised in Greeley along with his six siblings.

His first employer was the Greeley Tribune where he owned his own newspaper route at the age of 12.

He attended and graduated from Greeley Central High School in 1992. After brief stints in Brazil and San Diego, he returned to Greeley and Northern Colorado.

He then spent 10 years in the banking and lending industry, working for the likes of Bank One (now JP Morgan Chase) and Eaton Bank. In 2005 he moved to Denver and shortly thereafter married his wife, Kara.

Tepuy Properties sells Lafayette Car Wash BOULDER – (Jan 8) – Tepuy Properties, a Boulder-based real estate syndicator and property management firm, has announced the sale of its self-serve car wash in Lafayette, Colo. for $1.1 million.

Ricardo Bottome, asset manager for Tepuy Properties, said his firm had acquired Baseline Car Wash in July of 2018 as part of the purchase of the Baseline Mall, which included four buildings

along with the car wash.

Colorado-based RMTN Properties purchased the car wash on Jan. 8 for $1.1 million.

Located at 810 W. Baseline Road in Lafayette, Baseline Car Wash has six bays for self-service car washing and vacuum cleaning.

Jaime Pletcher with GibbonsWhite brokered the deal, assisting both parties in the sale of the property.

Quarantining at home: Even international spies get the blues I don’t even know what month we’re now on in this pandemic and quarantining.

Eleven? Twentyseven? All I do know is it’s dragging on

BY MARY and wearing LYNN BRUNY us down. It’s At Home Colorado odd to think that just about everybody who can work from home is doing so. You can imagine engineers and accountants and architects, but what about spies?

I’m wondering how spies are doing. Here’s what I imagine: Our fearless international spy, agent 0019 started out ignoring the pandemic because of course he is better than your average Joe on every level: fitness, mental acuity and ability to strut a tux. Russian operatives can’t take him down so why would he worry about a flu virus? He did join the maskwearing trend early though, as it helped with his disguises. (Glue-on beards, so itchy.) And he did like

that there were less pesky civilians around to thwart his normal batout-of-hell driving through ancient narrow streets whilst in pursuit of his targets (and saying words like “whilst.”). But then things took a turn for the worse.

First, his targets disappeared: one in China, then one in Italy.

They simply went into safe houses and never, ever came out.

How could he have a mission, indeed how could he spy if there was no one on whom to spy?

After wandering around empty cobblestone streets for weeks seeing no one but dog walkers and delivery people, he finally gave up. He pulled out his fake passport and stinky travel-size hand sanitizer, and headed back to the home office.

But at HQ he encountered something truly shocking: No one was there. Everything but the furniture was gone. On his desk was one item, a standard-issue recording device. He unlocked it and hit play: “Welcome back, agent 0019. Here is your latest mission. This recording will outline the protocol for all covert

personal working hereafter from their private residences. Do not burn this recoding. Repeat: Do not destroy this. It has detailed information on new office procedures including how to participate in Zoom calls. Your relentless, unending, soul-sucking Zoom call itinerary with classified codes will follow.”

The rest is a sad story of woe: Agent 0019 settled into the unyielding humdrum of pandemic quarantine life performing mindnumbing analysis work from so-called home, a sterile and gloomy condo by the airport in le décor de cheap hotel. Since our international man of mystery was not accustomed to routine like the rest of us lesser mortals, his profound boredom led to a deep malaise made worse by the fact he has no love interest, no friends, no family. (His parents of course were killed in a suspicious car accident that has fueled his rage for decades.)

He started drinking earlier and earlier: He didn’t care if it was shaken or stirred. He quickly gained 30 pounds turning him

from dashing undercover spy to frumpy doughboy. His sleek eveningwear hangs mockingly in his closet while he wears the same stained sweats each day. Fruit flies swirl annoyingly around his dirty hair that looks to be styled in a blender.

To make matter worse, he heard his two archenemies he sparred wits with for decades both took early retirement options.

Now a hallowed-out (though also plumped out) version of his former glory, poor 0019 spends countless hours watching old spy movies whilst yelling critiques at the television – “What bollocks!”

– when he isn’t sobbing.

But there is some good news for our downtrodden agent. He is considered a semi-essential worker and is 1,456,987th in line for the vaccine. Until then his mission, like ours, is to just get by.

2020: Residential real estate surges despite statewide economic disruption

Single-family home prices soared along with home ownership rates in 2020 – evidence of strong demand.

Each year the Business Research Division at the Leeds School of Business at CU Boulder provides a forecast of Colorado’s economy.

This year the forum – produced in partnership with 125 private and public state leaders – provided a look at the impact of 2020 and what might come to pass in 2021.

The impacts of COVID-19 on Colorado’s economy are both expected and unexpected.

This two-sided story is no more apparent than in the state’s real estate market where residential real estate has continued its 4

upward surge while commercial real estate suffers.

Employment took a hit in 2020 and is estimated to close down 5.3% with a loss of 148,800 jobs, notes Richard Wobbekind, executive director of the CUBoulder Leeds Business Research Division.

For those who know the Colorado economy, the destructive impact of COVID-19 on Colorado’s job market is astounding. Colorado has led the nation for employment and job growth for several years running prior to the economic shutdown of 2020.

Wobbekind says jobs are expected to grow in 2021, but not reach its peak. Depending on a successful vaccine rollout, Colorado will add 40,500 workers in 2021, or growth of 1.5%.

The local 2020 real estate story is a study in contrasts. The disruptive economic environment resulted in real estate market sectors performing differently, according to the forum’s Real Estate Panel. Panelists included

Mike Kercheval, Executive Director of the CU Real Estate Center (CBRE); Paul Books, President and Founder of Palisade Partners; Chad Brue, CEO & Founder of Brue Baukol Capital Partners; Jessica Ostermick, Director at CBRE; and Darren Powderly, Co-Founder of CrowdStreet, Inc. The group of experts examined the impact and prospective future of the market’s subsectors: office, retail, industrial, and residential real estate.

As the pandemic sent droves of professional workers home to work in mid-March, office occupancy rates plummeted.

Commercial vacancy rates in Denver soared to 15% -- the highest in eight years. Meanwhile, more spacious offices in the suburbs gained occupants.

There were select winners in the commercial real estate space, such as WeWork’s flexible workspace.

And industrial real estate space gained leasers when warehouse and distribution centers rose to meet the demand of online

shopping and home delivery.

“The pandemic jumpstarted a serious reconsideration of space sharing,” Darren Powderly, CoFounder of CrowdStreet said.

“National industrial real estate prices have increased 7% over the last year,” he added, “compared to national retail real estate [prices] experiencing a 5.2% decline over the same period.”

On the positive side, residential real estate thrived due to movement from large coastal cities to smaller cities, and from urban environments to surrounding suburban cities, noted Paul Books.

Chad Brue added that people gave up urban lifestyles for “more space and breathing room.”

Single-family home prices soared along with home ownership rates – evidence of strong demand. The median price of a single-family home in Denver increased 8.3% year-over-year in 2020. Demand was also fueled by historically low interest rates and an already robust housing market. Home ownership rose from 65.3% in Q1 2020 to 67.9% in Q2 2020.

Secondary markets Colorado Springs, Pueblo, and Greeley benefited as well, noted Jessica Ostermick. She said demographics also are contributing as Colorado’s aging population seeks suburban or rural markets.

The question remains, is this shift in lifestyles temporary or permanent? Statistics may provide the answer: Panelist Mike Kercheval pointed out that 14.2 million of the 16 million who fled large cities in 2020 filed a permanent address change.

January market report for Boulder County Single family homes continue to fly off the market in Boulder County even as prices increase. Boulder County’s average sales price was $887,232, an

Longmont’s average sales price increased 22.1 percent since last year, the largest amount of any of the towns surveyed.

Here is the breakdown for the following towns in Boulder County: Boulder Boulder continues to be the

most expensive place to live in Boulder County. The average price there increased $157,718 (up 12.9 percent) from a month ago. Seventy-five homes sold in Boulder in December. The current inventory is down 35.8 percent. It continues to be seller’s market in Boulder, and you can expect to see multiple offers for well-priced and well prepared homes.

Erie Houses in Erie are a great value, especially compared to Boulder, with an average cost of $172 per square foot, allowing home owners there to purchase larger homes than their counterparts in Boulder. There are currently only eleven homes for sale in Erie, so if you want to take advantage of the lower cost, you may come up against strong competition!

Longmont Longmont continues to be a popular place to live. It’s average price increased to $623,951 (up 22.1 percent) since last year and up 9.6 percent since last month.

It is difficult to buy a home in Longmont with multiple offers more common than not. With an increase of almost 20 percent in the average price per square foot since last year, Longmont is a great place to invest in housing.

Some authorities are beginning to adjust to the circumstances, but a notable exception is Boulder County where the regulations are constantly being revised without any input from the taxpayers. While we all concur that the manifestation of opulence in the form of oversized residences is a thing of the past, why is it illegal to have a kitchenette in one’s home to accommodate one’s elderly dependents while affording them a modicum of dignity and independence, instead of confining them to a ‘home’, especially under the threat of Covid? Let the farmer store hay and tractors in a barn; let the equestrian house the horses and ride protected from the elements.

Round up of the 2020 local housing market: What happened?

The global economy was hit very hard in 2020 with the pandemic. The economy here in Colorado and the Front Range were no exception, but

I recently had the privilege of listening to and speaking with Todd Gullette, managing broker of RE/MAX of Boulder. Todd is a sought-after speaker in the Boulder-area, and he oversees operations supporting over 100 active Realtors® at RE/MAX of Boulder. His finger is directly on the pulse of what is happening in the local housing market.

Todd presented his annual “state of market” address this past week to RE/MAX of Boulder Realtors who attended virtually, anxiously awaiting to see the year-end real estate statistics. I connected with him afterwards to discuss his thoughts on our market.

Can you give us a brief update for the local residential market?

A significant part of the story is the acute lack of inventory of homes to buy. Inventory has dropped to historic lows due to three key factors. One, as a nation, we have not been building enough homes to keep up with population growth since the start of the great recession in 2007. Two, we don’t really know exactly how many potential sellers have steered clear of putting their homes on the market due to the fear of showing their homes during COVID-19.

However, it certainly has kept many homes from coming onto the market. Third, demand has been strengthened with historic low interest rates. We continue to see multiple offers on many listings as they come on the market.

Home showings were shut down for a couple of months at the start of the pandemic. How did the year end up, statistically, even with a two-month pause?

to show homes, everyone was pretty nervous about what might happen to the housing market. As it turned out, the pause created a tremendous pent-up demand.

Eventually, the state of Colorado determined that Realtors were an essential business. Realtors adapted to the crisis and were able to safely show homes either virtually or in person with COVID-19 precautions. At the end of 2020, the statistics reveal that it turned out to be a banner year for residential real estate.

Would you say it is a buyer’s market or seller’s market?

In order to answer that question, we must consider a variety of data points. Those data points include: time on the market, months of inventory, % under contract, and the sales price to list price ratio.

Time on the market – In a balanced market, the number of days on the market is in the 90day category. Greater than 90 days leans towards a buyer’s market, under 90 days leans towards a seller’s market.

Months of inventory – A balanced market starts closer to 4 months of inventory and a buyer’s

market is after 7. % under contract – In a balanced market, the % under contract is usually in the 30-40% range. Under that, it leans towards a buyer’s market, over that, it leans towards a seller’s market.

Sales price to list price ratio – In a balanced market the sales price to list price ratio is about 95%.

Under 95% leans towards the buyer’s market, over that, leans towards a seller’s market.

Now, with all that in mind, let’s take a look at a sample of some local single-family home statistics for 2020.

Simply put, in all of the categories below, every single indicator leans toward a seller’s market as of the end of 2020.

According to all those indicators, the market is very strong. How has this affected home prices?

There is no question that these market forces have placed upwards pressure on prices. This graph shows increases in every category, except for Lafayette, where the median price actually decreased slightly.

Do you have a positive outlook for the real estate market in 2021?

Yes, absolutely. The National Association of Realtors® has upgraded their outlook on housing sales based on the national numbers they are seeing.

The market should remain strong in 2021, especially from a seller’s point of view. It will be a tougher market from a first-time homebuyer point of view.

The purchasing power of buyers will be reinforced with continued low interest rates, but low inventory and high demand will likely put upwards pressure on prices. Rising prices will cancel out some of the increased purchasing power from low interest rates.

Freddie Mac has averaged the current 30-year mortgage rate at under 3% and that should continue to strengthen our buyers and the investment community.

Remember, all real estate is local, right down to the street, so be sure to consult your Realtor® for analyzing statistics specific to your own property.

A house for a relaxed lifestyle full of movement, loved ones and good food For one Superior couple, Lanterns at Rock Creek is a dream come true

ristine and Charlie Thrush wanted an open, lightsteeped “forever home” that exuded comfort – yet also empowered joyous “day to day living,” said Kristine. “We’re not getting any younger,” she continued with a laugh. “I wanted a house where we could live how we wanted in an area we loved, and here we are: We found our dream home.”

That dream home – a ranchstyle paired patio home at Lanterns in Rock Creek in Superior – was, literally, an unexpected move. For most of their fifteen years of marriage, 12

Kristine and Charlie have exuberantly hopped between their former abode in the Rock Creek neighborhood of Superior and Panama City, Charlie’s childhood home and the seat of his property management business (Charlie is “retired in the abstract,” he said, and has been coordinating with his sister in Panama to superintend his properties during the COVID-19 pandemic). “We were happy where we were,” Charlie said. “But then one day while driving home after golfing at Coal Creek, I saw dirt being moved and decided to look into it.”

Kristine added, “We had done some remodeling of our other home in Superior, but I wanted more light, more openness.

Boulder County, and we really love Superior with its smalltown feel, open space, wildlife, mountains and close commute to downtown Denver.” Thus, Charlie said, “We learned about Boulder Creek Neighborhoods and were

impressed. Soon one thing led to another.” Kristine concluded, “We knew this was a house we could live – really live – in.” They closed on their Lanterns home by Boulder Creek Neighborhoods in October.

A home that fuels ‘lifefullness’ Kristine isn’t kidding when it comes to “really living” – a phenomena Boulder Creek Neighborhoods celebrates as “lifefullness,” or living fully in pursuit of one’s passions and dreams. Kristine admitted, “I’m kind of a type-A personality. I get up at 4:30 or 5 a.m. to walk our dog, then I’m down on the Peloton in the ‘office-quote-gym.’

I do it for myself, for good health and to feel happy.” Most days after work she’s back out walking Reggie Jackson, a whoodle (half wheaton terrier and half poodle), and sometimes she throws in an evening run. “Getting moving makes me a more pleasant person,” she cheerfully declared.

The optional finished lower level of their new home is key to Kristine’s quality of life – one of those examples of Boulder Creek’s commitment to the house serving the enhanced life experience, said Boulder Creek Sales Manager Donna Lu Gamberg. Kristine said, “I need that gym space downstairs, and I love that it’s also my office and has a door, so I can work with the headset on and take calls when needed.” For Kristine, a comptroller at Wright Water Engineers Inc. in Denver, the best part of occasionally working from home is “getting to take Reggie on walks in the middle of the day,” during which they romp across Superior’s extensive trail network. “We both love to get out,” she said, “and the trails are wonderful.”

Likewise, Charlie, the other half of the devoted Reggie team, hits the trails four times a day with their dog. “We do love Reggie,” Charlie agreed. “And we enjoy all the Colorado has to offer.” When January 29-30, 2021

not walking or hiking, Charlie, a former minor league player in Panama, plays softball and most frequently, golfs. “As my hours reduce at work, I’m looking forward to golfing more with my husband,” Kristine said. The Thrushes both relish a relaxed lifestyle full of movement, loved ones and good food.

Gamberg is thrilled to hear what the Thrushes have been up to since closing on their new home. “The lower-maintenance lifestyle in our homes is often what really lets folks do more of the things they love,” Gamberg says. A “Lifestyle Association” is handed the task of managing a handful of outdoor home maintenance chores on behalf of the homeowners at Lanterns at Rock Creek. “It’s what sets Boulder Creek apart,” Gamberg says, “and offers Lifefullness to our homeowners.”

Welcoming vibe inside and out In contrast to their former home, which Kristine and Charlie draped in vibrant colors, the Thrushes’ new home is “contemporary farmhouse in style because we wanted totally different,” said Kristine. At Lanterns at Rock Creek, they selected subtle gray cabinetry, soothing paint tones, and hardwood throughout the home, excepting the two mainfloor bedrooms. From the front entrance to the main floor master suite of their ‘Triumph’ floor plan, “you don’t feel tension,” said Kristine: “I don’t want a home that feels stark, where you walk in and you don’t know if you’re supposed to take off your shoes.”

Kristine and Charlie’s welcoming vibe extends, again, particularly to the lower level.

Next to Kristine’s office and gym is a large area for gathering. “We put in a wet bar and pool table and are looking forward to time with friends and family,” Kristine said. As the weather warms, the Thrushes anticipate unwinding on their back patio, with space for a grill and outdoor dining, and in the front courtyard under the raised pergola. “I even have a cute little bench ready,” she said. For now, they are making the most of their fire put and fully wired home with surround sound. “We got a turn table and have been listening to vinyl,” Kristine said. “We like to have a little wine, listen to music, relax around the fire pit at the end of the day.”

Gamberg adds her own spin: “Coffee on the front courtyard and a cocktail on the back patio!”

She explained that Lanterns at Rock Creek offers four floor plans, all ranch-style patio homes with lower levels (with the option to finish). “The different sizes and options appeal to almost everyone,” Gamberg says, adding, “the home could be as cozy as 1,637 to more than 3,300 square feet.”

Kristine’s favorite person to host might be her grandson, who claims a dedicated room in the new house. “We set it up just for him with his toys,” she said. Kristine’s three children, all married, frequently return home for the holidays, “and, well, we like each other and wanted space to be together,” Kristine said.

Between the lower level, three extra bedrooms and open great room on the main level, “there’s room for all,” she said.

A home ‘wonderful’ to return home to For Kristine, who spends her days

working with engineers, if she was going to move, she wanted an exceptionally reliable home.

“Every night I’d come by and see the new house being built. It was an exciting time,” she said.

Their move became more exciting after they sold their former home earlier than planned.

Kristine recalled, “We had a good offer, and it was a pandemic, of course, so we didn’t want to say no. We ended up staying in a one-bedroom apartment for a while, but it was a good bonding experience and made us appreciate the new home – with a two-car garage and our great open kitchen – that much more.”

Post-pandemic, in addition to hosting parties, the Thrushes are eager to travel, particularly to their beloved Panama. “I love the beaches,” Kristine said. Since Boulder Creek Neighborhoods’ homes are always lowermaintenance, even when Charlie and Kristie “chase after summer in the winter,” as Charlie said, they can rest assured that the snow is being shoveled with the lowermaintenance services provided by the Lifestyle Association.

“Eventually we’ll get back down there (to Panama), and that will be wonderful,” Kristine said. “And it will also be wonderful to come back to our new home.”

Biden’s plans for his term have the potential to bring sweeping changes to the real estate industry.

How the Biden Administration could affect the real estate industry

With Joe Biden’s recent inauguration as the 46th president of the United States, he’s poised to enact an ambitious agenda.

BY JENNIFER Although his most pressing EGBERT goal is to get milehimodern the COVID-19 pandemic under control, the Biden administration has plans that may affect the real estate industry.

Here, I share more about proposed plans and what investors

may expect: Possible changes on the horizon Biden enters his presidency with a razor-thin majority in Congress, but it’s unclear which priorities will actually become policy. However, it’s safe to say that the Biden administration plans to extend the nationwide moratorium on residential evictions until September 2021.

While this is certainly a win for families who are facing hard times due to the pandemic, it may be less welcome news for real estate investors.

Additionally, Biden hopes to end wealth-protective tax breaks that

many real estate investors have become accustomed to. Notably, the new administration plans to curtail the 1031 exchange, which allows sellers to skirt capital gains taxes by immediately purchasing another property with the proceeds. If this change is to go into effect, however, it will only affect those earning more than $400,000 per year.

If the proposed changes become law, investors may still have the opportunity to postpone the need to pay capital gains taxes by investing in Opportunity Zones.

These zones were created in the 2017 tax reform with the goal of bringing capital to low-income

areas.

Additionally, the Biden administration may move to raise taxes to combat wealth inequality. Under the 2017 tax reform, an individual may pass on $11.7 million to heirs, free of taxes, while married couples may bequeath up to $23.4 million taxfree. Biden aims to roll this back, so many wealthy families would be spurred to sell a property when the owner dies.

Brokers may benefit from the Biden administration’s goal to end the stepped-up basis, a wealthprotective tax policy that reduces inheritance taxes. By abolishing the stepped-up basis, more families may be inclined to sell rather than hang on to property from generation to generation. If this goal is achieved, the plan is to allocate the extra federal taxes for two years of free community college.

Finally, Biden may deliver a win for developers by reinstating a rule that requires localities to demonstrate how they’re advancing affordable housing.

This proposal has the potential to boost multifamily housing such as apartments in suburban areas that have previously resisted bringing in more affordable housing construction.

Biden’s plans for his term have the potential to bring sweeping changes to the real estate industry.

Although the possible taxation changes may be disappointing to some investors or those who expect to inherit property, the larger impact of ending the coronavirus pandemic signals brighter days ahead.

How can I care for my outdoor plumbing in winter?

By Paul F. P. Pogue Angie’s List (TNS) Winter has been relatively mild in its first month, so even if you haven’t done it already, it’s still a good time to winterize your outdoor plumbing. Attending to your outdoor faucets and water pipes to prevent frozen pipes and water damage is easy to overlook during preparations, but they’re an important step to winterize your home. Take care of this now to prevent heavier problems later.

Pipes usually do not burst where the pipe freezes. Rather, they burst downstream, where the water pressure is stronger. This is often between the freeze and a closed spigot. Protecting your outside pipes and outside water faucets against freezing can help eliminate the possibility of a burst pipe. Any uninsulated exterior pipe is susceptible to freezing damage, and a burst pipe in the exterior wall of a home can cause thousands of dollars of water damage to the walls, floors, ceiling and even furniture.

Checking the valves Inspect all outdoor spigots and make sure to disconnect, drain and store garden hoses for the winter. Use spray foam insulation

outdoor faucet, wrap the pipe in outdoor-use heat cable, wrap pipe insulation around it and cover this with a slip-on faucet protector.

Your hardware or plumbing supply store should be able to provide these materials.

Pay close attention to your outdoor spigots and pipes to avoid ice damage.

to fill any openings around the hose bib to prevent cold air from accessing the interior of the wall and possibly freezing the pipes inside.

If your outdoor water faucets have a separate shut-off valve, close the valve, open the spigots to drain the lines and leave them open until spring. If your faucets

have a back-flow prevention device, make sure to disconnect it so that the water drains from the line. If you do not have a separate shut-off for your outdoor water faucet, use pipe insulation to protect against frozen pipes. Wrap insulation around the faucet and protect it with an insulated faucet cover. If you need to winterize an

If your sprinkler system has an automatic draining system, turning off the main water supply should open the drain lines automatically.

Make sure you open the test cocks on the backflow device, and if your system has check valves, pull the sprinkler head from the ground to drain the water from the body of the sprinkler. If your irrigation system requires a “blowout” method for winterization, contact an irrigation specialist, as you could easily damage your lines and sprinkler heads.

Restoring rose garden on gardeners’ wish list With the change in tenants at 1600 Pennsylvania Avenue, there’s a groundswell of interest in one thing close to gardener’s hearts. Quiet

BY CAROL and not-so-quiet O’MEARA news articles Colorado State are calling for University Extension the tackling of a task that, while not a matter of national security, is something the green-thumb faction is following closely.

Occupants of the White House have free rein to make changes to the grounds, provided it doesn’t alarm the Secret Service. They’re a skittish bunch, for good reason.

Though there are guidelines for preserving historic relics, by and large, if the President or First Lady wanted to install a vegetable garden or, say, renovate the Rose Garden, can.

The iconic Rose Garden has undergone numerous permutations through the years, starting with the conversion from stables to vegetable garden after 1833. It was an ideal spot to grow food but couldn’t compete with the need for having a location to entertain emissaries and VIPs. The two uses didn’t mix; if I were its gardener, I’d be chivvying visiting dignitaries away from the cabbages, insisting Heads of State stop stepping on the pumpkin vines, and shrilly demanding that all of the ladies in high heels should go over and aerate the lawn.

Eventually the entertainment area won, though it took a battletested General from the civil war, Orville Babcock, to wrest the area from vegetable gardeners.

He converted it to narrow flower beds with meandering paths during the Grant administration.

Edith Roosevelt cleaned out the overgrowth and converted it into an ornamental ‘colonial’ style garden in 1902.

This garden lasted until 1913, when First Lady Ellen Axson Wilson razed it and installed a long-lasting modernist rose garden, complete with strong lines of privet hedges and tall, rigorously pruned shrubs that served as walls. On the west end a lattice was installed to hold paintings during garden parties.

First families took little interest in changing the Rose garden until 1962, after John F. Kennedy was elected. Although the Rose Garden is mostly viewed as First Lady Jacqueline’s rose garden, it was the President himself who longed for and commissioned the work.

He wanted a riot of flowers and color, impressive enough to match European gardens and filled with historic plants grown in Thomas Jefferson’s garden.

That Rose Garden became

the cherished icon of the White House. Small changes here and there have been tolerated, such as replacing the overly large crabapples with younger ones or swapping in plants that thrive in D.C.’s climate. Gardeners did no more than take notice and wince.

But the more recent, wholesale renovation of the area by First Lady Melania Trump struck gardeners in the heart. Per the concept of the firm hired to handle the renovation in 2020, they wanted to open up the view of the colonnades along the White House, to appreciate the architecture of the building.

Intellectually, I know there are people who prefer to look at buildings rather than the beauty of nature. I get it, and even understand that they walk around unsupervised every day.

But the operative word for this area is garden. Eliminating plants doesn’t jibe with that. They installed roses better suited to

Gardeners are waiting, not altogether patiently, to see if First Lady Dr. Jill Biden will bring color back to the Rose Garden. And despite our impatience, we need to allow her to settle into her new home and role before we begin a grass-roots call for her to address the issue.

After all, a garden reflects its gardener; it’s as unique to each of us as our fingerprint. She needs time to get to know the area, and if she desires, place her fingers upon it.

Pantone’s 2021 colors send home a message of strength and joy

By Patricia Sheridan Pittsburgh Post-Gazette (TNS) Temper your optimism might be the message being sent by the Pantone Color Institute in choosing cool, calm Ultimate Gray and Illuminating, an ebullient yellow, as its colors for 2021.

Considering the calamities of 2020, maybe we needed two colors instead of the usual one for 2021.

“The message is fortitude and gratitude, strength and hopefulness, and resilience and positivity,” said Laurie Pressman, a Pantone vice president who was very involved in choosing the colors of the year. She said these colors “serve as an expression of mood and attitude. These colors reflect what people are looking for.”

While gray is sometimes seen as depressing, institutional and dull, Pantone has seen a shift.

“We began to see a societal shift in the perception of grays following the 2008 financial crash

and when we were looking for greater stability,” Pressman said.

Think rocks, driftwood, stones and south Jersey beaches.

Yellow, meanwhile, has always been a welcoming, friendly color depicting sunshine and joy. The colors work as part of a design palette that plays well with

contemporary and modern looks, Pressman said.

“Gray fits just as easily with Scandinavian style as it does with midcentury vintage.”

Both styles have been popular for decades and appeal especially to millennials.

“Ultimate Gray is a mid-tone

gray, so it is not heavier and ponderous like the dark charcoal gray we see in storm clouds,” said Pressman.

Pantone had noticed this color combination popping up in design and fashion throughout 2020.

“What is new is that instead of the expected strong gray statement with a yellow accent, we are seeing yellow showing up in a more dominant way with gray acting as the accent,” she said.

“This was especially the case in kitchens, where we saw yellow cabinetry instead of the paint on the wall.”

Both colors can be found on appliances and kitchen gadgets.

“When it comes to this move to a home office, the combination brings together a firm foundation in the gray with a yellow shade that heightens awareness and enhances intuition, lighting the way to the intellectual curiosity, originality and resourcefulness of an open mind,” Pressman said.
