US housing starts rose to fastest pace since 2006 in December

By Reade Pickert Bloomberg News (TNS) U.S. home construction starts rose for a fourth-straight month in December to the best pace since late 2006 as builders responded to the robust demand for singlefamily housing.

Residential starts climbed by 5.8% to a 1.67 million annualized rate, according to government data released Thursday. That topped all estimates in a Bloomberg survey of economists that had a median forecast of 1.56 million and compared with an upwardly revised 1.58 million rate in November.

The figures are the latest sign of the housing market’s strong rebound. The Federal Reserve’s ultra-easy monetary policy has helped push mortgage rates to record lows that are attracting more potential home buyers and underpinning historically strong demand.

The full year saw a total of 1.38 million starts, with singlefamily construction climbing to 991,200, both the highest since the mid-2000s, according to the report, which is published jointly by the Census Bureau and the Department of Housing and Urban

Meanwhile applications to build, a proxy for future construction, increased 4.5% in December to a 1.71 million annualized rate that was also the best since 2006.

The pandemic has also driven a surge in demand for larger properties with more space for families to work and learn at home. With lean inventories, builders have been rushing to meet demand. A measure of homebuilder sentiment eased in January, but remains near a recent record.

The report showed singlefamily starts climbed 12% to a 1.34 million pace, another post2006 high. Multifamily starts,

which tend to be volatile and include apartment buildings and condominiums, eased to 331,000.

While housing has been strong, the labor market has struggled to recover. A separate government report showed Thursday that initial filings for state unemployment benefits fell only slightly last week and remained elevated at 900,000 in the week ended Jan. 16.

Other details Construction climbed in three of four regions, led by a 32.1% surge in the Midwest. Starts in the Northeast saw the lone decline.

month. A broader measurement of homes across the country shows an 8.4% increase in prices over the last year, up from 7% the previous month.

What’s contributing to the price increases Inventory continues to be limited in many areas of the country, which is contributing to the rising prices. In addition to a tight selection of available

homes and greater competition, the coronavirus pandemic is prompting more people to leave apartment homes in cities in pursuit of more space. Interest rates are also at historic lows, so despite high prices, many individuals are motivated to buy.

cities have seen much steeper increases than average. The sharpest increases have occurred in Phoenix, Arizona (12.7%), Seattle, Washington (11.7%), and San Diego, California (11.6%).

On the contrary, areas that saw the smallest rates of increase include New York, New York (6%), Chicago, Illinois (6.3%), and Las Vegas (6.4%). It’s likely that these areas have experienced slower growth because they’ve been hardest hit by the virus and economic fallout from the spread.

Regardless of where you’re thinking about buying, it’s important to be aware of the pricing trends in your area.

Colorado’s top cities to live in 2021 No. 4. Greeley Greeley has been rising in popularity as a place to live over the past five years and in 2019, the metro area was the third fastest-growing in the U.S., according to Census Bureau data. Home to the University of Northern Colorado, Greeley has deep roots in the agriculture industry, with around 30 percent of jobs in the surrounding economy tied to ag-related products.

Today it’s one of the most affordable of the larger cities in Colorado, ranking at 9 by Bankrate.com. Other rankings are 8 for safety, 7 for job market, 5 for culture and 4 for education.

Today, the most populous Colorado cities are located east of the mountains along Interstate 25.

As people make decisions about where they will live, key factors are weighed such as affordability, safety, job market, educational attainment and culture. These same factors were weighed in Bankrate.com’s ranking of the Best Places to Live in Colorado.

Here are the top five of the cities with the largest populations, and ranking factors ranging from one to ten. No matter the ranking, it’s safe to say, in any Colorado locale, there is a lot to love.

No 1. Fort Collins Fort Collins looks good from all 6

angles, ranking eight or above for affordability, safety, job market, education and culture. “If you like beer, you’ll like Fort Collins,” writes researchers at Bankrate.com, noting the city has brewers of all sizes – from craft brewers like Odell and New Belgium to the Anheuser-Busch operation.

The city also offers enticing outdoor living, including rafting the Cache la Poudre River and hiking the trails the cover more than 280 miles. And to support all of that recreation, Fort Collins and the surrounding area experienced an 18 percent rise in the number of jobs from 2014 to 2019. While most were in government, area employers are diversified and include Hewlett Packard, Otterbox and Colorado State University.

No 2. Colorado Springs Colorado Springs features easy accessibility to outdoor activities, a booming job market and future development plans that include a 3.7 million-square-foot Amazon fulfillment center and a new soccer stadium for the Colorado Springs Switchbacks, reports Bankrate.com. While

“The Springs” felt the sting of the pandemic in 2020, the city is poised for a rebound. Housing prices may be the early indicator, which has seen the average price rise more than 18 percent. The city ranks 8 for affordability and job market, 7 for education and culture and 5 for safety.

No 3. Denver Denver continues to attract new residents looking for an urban lifestyle that’s rich with culture and outdoor living. Since 2010, the city’s population has grown by a cumulative 21%, adding more than 127,000 people, according to data from the U.S. Census Bureau.

The Mile High City is also bringing in tech companies, recently coming in at No. 10 in CompTIA’s December 2020 IT Employment Tracker for tech job growth. Even with its growth, the city is focused on continuing to be healthy and sustainable. Plans are in the works for an additional 125 miles of bike lanes and by 2030, the goal is to be run on 100-percent renewable energy.

Denver ranks 8 for education and culture, 7 for job market, 6 for affordability, and 4 for safety.

No. 5. Boulder As home to the University of Colorado Boulder, Boulder residents are what you might expect: high educated. Nearly 75 percent of those 25 and older have earned a bachelor’s degree or higher. Employment opportunities are in aerospace, renewable energy, and IT. This is mixed with a strong arts community, with more than 30 art galleries and a long-running Shakespeare Festival. However, the cost of living in Boulder ranks among some of the highest costs in the nation, coming in at 3 out of 10 for affordability, according to Bankrate.com. Other rankings are 10 for education, 9 for job market and 8 for culture and safety.

Surprise, surprise: Quarantining for months makes people want luxurious home features If we’re lucky enough to have a home during these troubling times, many of us are spending 24/7 (which often feels like 32/7) quarantining

LYNN BRUNY Apparently this At Home Colorado has led to an increased desire for snazzy home features. Not too surprising. Since we’re not out and about, our homes have become our de facto offices, restaurants, entertainment centers, health clubs and spas.

Now more than ever before, people want gourmet kitchens, spa-like bathrooms, heated floors, home gyms, outdoor fireplaces and wireless automation devices.

It’s unlikely this trend will abate after vaccinations: Who knows what the world will sling our way next?

Reading about this trend made me think about what we perceive as luxurious living

and how it changes as we age. I remember in my late 20s when my husband and I bought our first property, a condo. After a decade of living in cruddy rentals and schlepping my laundry about, I was absolutely thrilled to have a washer/dryer in our unit. Between that and covered parking I was overwhelmed with happiness.

(Money can’t buy happiness, but it can buy convenience and that can make people pretty darn happy.)

In my 40s I thought we were living high when we purchased a home with a master bath that had two sinks – which I believe is one of the secrets of a happy partnership and avoiding daily homicidal thoughts. Now this is pretty standard feature even in starter homes. (The two sinks, not the homicidal thoughts.)

Before the pandemic hit, my husband and I finished a sixyear meandering remodel of our current house, inside and out.

(Well, we’re 95 percent finished.

It is some remodeling rule that the last five percent must take you several more years just to drive

you totally bonkers.) The finishes went from 80s funky to pretty dang nice, and we added a few sweet features.

Our new kitchen that gives me hives if I think too much about the expense now seems like a smart investment as we are preparing what feels like six meals a day. Cupboard organizers give me a ridiculous amount of organizational joy while putting things away for the thousandth time. Some cooks like warming drawers though we passed on this.

(I’d prefer one in my bedroom for socks.)

My husband wanted a few items that I thought we didn’t need but agreed to because I’m such an accommodating spouse (yeah, right). One was a small kitchen wine cooler. “When would we ever need this much wine?” I asked.

Turns out during a pandemic.

We can’t keep that baby stocked.

I’m sure folks with amazing wine cellars are digging them more than ever. Forget toilet paper; they have a huge supply of a true essential.

The other item my husband

wanted was a gas fire pit in our back yard. I thought the use wouldn’t justify the expense. I don’t like to say this too often, but I was wrong. Before winter arrived in earnest we constantly used it. After hearing God-awful news all day, just getting out of the house and relaxing in an Adirondack chair while looking at its mesmerizing flames lowered our blood pressure. Some people have emotional support animals; we have an emotional support fire pit.

If we have to spend so much time in our houses, it is nice to do so in homes with nice features.

Now if you’ll excuse me I need to test the wine cooler – make sure it’s properly cooling by opening a bottle. Good to do this each weekend, especially during a pandemic.

Second home and retirement home market booming since coronavirus The ability to work from home has changed the behavior of homebuyers.

Not only are they searching for floor plans that offer home

Many also want to live in places where they can enjoy the outdoors. In the mountain towns of nearby Summit County, home sales surged in 2020. Normally, when sales increase in a primarily second-home market, it does not usually have a significant effect on infrastructure, such as schools.

The recent boom is different, however, because homebuyers are purchasing homes in recreational, resort, or vacation areas in order to work remotely and bring their kids in tow.

Along with soaring demand is a drop in inventory and rising home prices. These new market forces will likely continue for some time.

If you are hoping to find a second home or retirement home, now is a great time to buy before prices go up too much more.

There’s no better time than now to buy a retirement home. If you change your mind in 15 years and don’t want to move to the home you buy today, you can still sell it and use the proceeds to buy a home where you want to live.

The home-buying environment is perfect right now for making such a decision: mortgage rates are still at historical lows and the rental market is strong. The combination of these two factors make it possible to rent out your future retirement home – and even have a positive cash flow. There may even be tax advantages for you if you treat the property as a rental on your tax return. Of course, be sure to check with your professional tax advisor first.

be any lower. This is another argument for taking action now, so you can get the home price and interest rate locked in. Otherwise, it may be tough to afford the home 15 years from now.

For example, if you’re thinking of moving into your retirement home 15 years from now, a 15year mortgage could be just the ticket. A tenant paying rent now would help support the current mortgage payment, and in 15 years, you could own your home free and clear. After the home has been a rental for 15 years, you will probably need to fix it up and make improvements to transform it into the retirement home that’s right for you. If cash flow is tight, you can still take out a 30-year mortgage loan to keep the payments smaller, although the equity build-up won’t be as fast.

In Colorado, we have quite a number of “snowbirds,” or seasonal retirees. When the snow starts falling, these snowbirds travel to their retirement home in warmer climes, such as Arizona.

They return to Colorado in the spring and summer. A great

example is to buy your retirement home in Arizona and rent it out until you are ready to use it for yourself.

If you go ahead and buy a retirement home today and finance it so that you own it free and clear by the time you retire, there’s yet another benefit. Rather than using the proceeds from the sale of your primary residence to buy a retirement home down the road, you can use the proceeds to help fund your living expenses during your retirement.

he pace of sales at Discovery Ridge, eight miles south of Boulder on a gorgeous ridge overlooking the town of Superior, has accelerated this winter. Garage doors play an important role in your home. Not only are they a first line of security defense, but they’re a critical defining element in your home’s look and can save energy. The average garage door replacement costs between $600 and $2,500. Here are tips from industry experts for putting your plans in motion and successfully completing a garage door installation.

Consider curb appeal Garage doors are one of the most visible and largest features of your house. They have one of the highest returns on investment of any home improvement. Plus, they’re a long-term investment that will define your home for many years. So, consider your choices carefully when installing.

Give your installer room to work Installing a garage door takes a considerable amount of space, which pros say they don’t always get. Some report that they show up at garages so packed, they can’t even get the door open! Installers should be able to get at least 10 feet into the garage.

What you need to know about current market conditions 2020 was a year unlike any other in recent history.

However, the housing market remains strong in many areas of the country, including Boulder County.

62 new listings entered the Boulder County market. During that week, there were 48 price changes and 46 properties sold.

We’re seeing similar numbers so far this year: during the week of Jan. 3 to Jan. 10, 2021, 59 listings were added. Only 12 price changes were made and 48 properties were sold.

From Jan. 5 to Jan. 12, 2020, there were 64 homes under contract and pending. This year

Data by price point During the week of Dec. 6 to Dec. 15, 2020, there were four new listings of homes over $2,000,001.

In this price point, there were four active backups, one pending and two sold during that week.

In the same week, there were three new listings of homes priced from $1,500,001 to 2,000,000.

This price range had two active backups, one pending and four sold.

There were seven new listings of homes priced between 1,000,001 and 1,500,000 during the week of Dec. 6 to Dec. 15, with three active backups, two pending and four sold.

As expected, homes priced from

500,001 to 1,000,000 showed great strength in the final weeks of 2020. In this price point, there were 29 new listings with 11 active backups, 10 pending and 24 sold.

Even throughout the turmoil and uncertainty of the COVID-19 pandemic, the Boulder County market remained strong. This trend looks to be holding as we enter the first quarter of 2021.

With interest rates falling and home equity skyrocketing across the country, it’s a great time to buy or sell.

Lingo, fees & contracts: Explaining real estate concepts

The average person moves only once every seven years, which means that if left unguided, a septennial real estate transaction

The real estate industry has its own lingo, fee structure and contracts packed with lengthy clauses, confusing concepts, and plenty of legalese. A competent and thoughtful agent will walk their clients through every step of the process. To give you a head start, let’s clear up some of the more puzzling aspects of a real estate transaction.

Lingo Let’s start with the head-spinning jargon. While it varies from state to state, there are three kinds of real estate professionals you hear about: agents, brokers,

and Realtors. In Colorado, the terms agent and broker are used interchangeably. However, the Colorado Real Estate Commission refers to all real estate professionals as brokers, just with different prefixes.

There are three license levels: Associate, Independent and Employing. A broker with less than two years’ experience is required to work under someone else to learn the ropes (Associate).

After the two-year apprenticeship, a broker can either work independently (Independent) or start their own brokerage firm, employing other real estate agents (Employing). Most often, brokers continue on at the Associate level, working with a larger real estate agency.

The third term, Realtor®, is tossed around a lot. A Realtor is an agent or broker who’s a member of the National Association of Realtors – it’s a trademarked term used to describe an agent or broker.

brokers: a listing agent and a selling agent. The listing agent represents the seller in a real estate transaction. The listing agent’s job is to set the price for the home, list the home on the market, bring in potential buyers to see it, and eventually guide the sellers through the sale of their property, all the way to the closing table.

(And sometimes beyond!)

The selling agent represents the buyers in a real estate transaction.

Now, this is where it may get confusing. Here’s the logic: While the buyer is negotiating the terms of the transaction, the agent representing the buyer is referred to as the buyer’s agent – but once the property is under contract, the buyer’s agent becomes the selling agent. Why? Because the agent has now produced a viable pathway to the sale of the home. These two titles, buyer’s agent and selling agent, are used interchangeably.

Fees Both the listing agent and the selling agent make their money through a commission on the real estate transaction – but who pays this commission can be tricky to explain. Often, agents will oversimplify things and tell the buyer that the seller covers the fees. While this statement is tidy and understandable, it isn’t entirely accurate.

The listing agent (the seller’s representative) and the selling agent (the buyer’s representative) share a commission at closing.

While this fee is technically disbursed by the seller, the funds come from the money the buyer pays to the seller. Often, when a seller is deciding on a listing price for their home, they’ll factor in this commission, meaning the buyer ultimately foots the bill at closing.

Now, more about these closing costs. Not to be confused with the buyer’s lending fees – those fees that are associated with obtaining a mortgage – closing costs are items like prorated taxes, title insurance, filing fees, transfer fees, etc. Comparatively, these fees are all standard and fairly nominal, but they do affect the bottom line.

These costs are always disclosed to the seller and buyer prior to closing on a document called the settlement statement.

Contracts It goes without saying that contracts (and lots of them!) are an integral part of the real estate buying-and-selling process.

Colorado is unique in that real estate professionals are required to use State Commission-approved contracts and forms. While this streamlines the process, the contracts and forms themselves can be lengthy and convoluted.

For example, the current purchase contract – officially known as the Contract to Buy and Sell Real Estate – is 19 pages long. To stay on top of their game, agents are required to complete 24 hours of continuing education every three years to remain updated on statewide changes.

From agents to brokers, commissions to closing costs and contracts to forms, the real estate process is rife with complicated jargon and confusing transactions.

It’s no wonder that 89 percent of sellers use an agent to sell their property! But having a savvy and competent agent by your side will turn an overwhelming process into a smooth and easy ride.

Scheduled on Saturday, Feb. 27 things will look a little different this year as it will be presented in a virtual format for everyone’s safety and convenience.

David Salman, Founder of High Country Gardens will kick things off as the keynote speaker.

In his session titled, “A Western Perspective on Native Plants; A Career Bringing Natives from Habitat to Market”, he will regale participants with stories from the past 35-plus years in the industry.

He will explain how native plant collections transition from the wild into home horticulture and about how some of his introductions were discovered.

The rest of the day will be split into two tracks, “New to Natives” and “Knows the Natives”, along with virtual exhibitor booths for people to visit during breaks.

Opening the New to Natives track is award winning author Susan Tweit speaking on what native plants need to thrive, it might different than what

you expect! Amy Yarger of the Butterfly Pavilion will share information on how to choose plants that are necessary to raise the next generation, in her session, “Bringing Up Baby…Bugs”, and Lisa Olsen with Wild Ones Front Range Chapter will be sharing tips on what native plants are available in the nursery trade, where to find them and advice on plant specific preferred growing conditions.

If you’d like to dig a little deeper into the gardening with native plants world, the Knows the Natives track features Alison Peck of Matrix Gardens who will be discussing how native plants can be a vital part of sequestering carbon and reducing greenhouse gasses in her session, “Natural Climate Solution Heroes: Native Plants”. Jim Tolstrup from High Plains Environmental Center is speaking on how to effectively use native plants in your garden designs and Jennifer Bousselot, Assistant Professor of Horticulture at CSU will round out the track with a discussion about her research on, “Colorado Native Plant Finishing Protocols for the Green Industry”, an important piece of the puzzle for getting more native plants into the nursery trade and available to you.

Finally, the closing keynote is author and native plant advocate Marcia Tatroe who will be sharing

her experience gardening with native plants in Centennial, CO over that last 33 years. In her session, “Evolution of a Suburban Garden”, she is sure to have many lessons learned and expert advice to share with participants.

Tips to get the best view

It is often said that windows are natural magnets. People are drawn to them, especially when there is a view. But what if you have a challenge with furniture placement? Is it OK to place furniture in front of a prominent wall of windows? Will it obstruct or detract from a coveted view?

The answer is: not if done purposefully. Here are some tips to capture the best view and execute a winning floor plan.

1.

Choose furniture that is lower, as opposed to pieces with a high back.

2.

Select furniture that is lighter in color, as it will be less distracting.

3.

Use elements that will add visual height such as tall drapery or a vertical mirror.

4.

Create a seating area that uses

Incorporate mirrors to help bounce light off a wall of windows.

Use a window wall as a natural focal point or anchor to a space.
