Money lessons for the new year

By Ilyce Glink and Samuel J. Tamkin Tribune Content Agency Here’s a guess: There aren’t many of us who’d care to redo 2020.

COVID-19, the novel coronavirus, changed everything, killing more than 365,000 Americans (as of this writing in early January) and taking the economy on an even wilder ride than the Great Recession, just a decade ago.

According to the Federal Reserve Bank, more than half of American households lost income last year.

The unemployment rate was 3.5% in February, jumped up to nearly 15% in April, and has since fallen back to 6.7%. Since midMarch, the initial weekly claims for unemployment benefits has exceeded 780,000, and more than 900,000 if you count those who filed claims under the pandemic unemployment assistance program (for those who are self-employed or who don’t qualify for regular unemployment benefits).

And while way down from the historic numbers we saw in March and April, the initial filings for unemployment are still about four times what they were in February.

The good news is that the government learned some important lessons from the last recession, quickly passing the CARES Act, providing financial relief to the vast majority of Americans and businesses, instituting foreclosure and eviction moratoriums, and putting nearly all federal student loans into forbearance. That took a tremendous amount of financial pressure off those who had lost their jobs.

Starting in mid-March, Americans went home. The economy began a K-shaped recovery, with some people living their lives as if (almost) nothing happened, while a huge number collected unemployment and started looking for a new job. As we begin 2021, central business districts remain eerily empty.

Business owners in the retail and restaurant industries wonder if they’ll even have a business when all this is over.

Money lessons are different this year. Americans stopped spending, started paying down their debt (called “deleveraging”), and added to their savings. The stock market

and bitcoin hit record highs.

Mortgage interest rates fell to 15 record lows in 2020 (and then broke through that floor to yet another record low at the start of 2021). Americans started buying new homes at an even faster pace.

It’s hard to imagine what 2021 will hold when it comes to money or the economy. Or, when things will return to normal. Even if last year was good for you, remember that having enough cash on hand helps, no matter what. So, as we say goodbye to 2020, here are some personal financial resolutions you might want to make: Spend less – and track it In 1960, Americans saved about 11% of their income. In 2019, they saved 7.6%. According to Statista, in April 2020, they saved about 33%. That number has since fallen back to 13.6% (as of October), but clearly, having cash on hand has become more important.

Do you know how much you spend each month? Write down every cent you spend. You can keep track online, in an excel spreadsheet or in a little notebook.

Don’t forget to factor in all of those recurring expenses, like your online accounts, and also things you may only pay annually, like insurance premiums. We guarantee that you’re spending more than you think, and wasting dollars (not just cents) on items that don’t matter in the long or short run.

Coffee, cigarettes, marijuana and Uber can cost you $5,000-plus per year without even trying.

Save more – and track this too No matter how much you’ve socked away, plan to save more.

We made a habit of saving an

average of 20% of our salaries for the past 25 years. How did we do it? A few simple tricks: Do more yourself instead of hiring others (including yard work and, where possible, home repairs); eat in instead of going out; and shop around for great deals on everything from insurance to cellphones to cable.

Pay down debt If you’re buying a home this year, eliminate as much debt as possible. Mortgage lenders require borrowers to follow very strict rules regarding debt-to-income ratios, so be smart about the debt you carry, and try to “snowball” your debts by paying off the smallest debt first and then adding that amount to the next smallest debt once it’s gone. If you’ve had a break from paying your student loans due to forbearance, where the interest rate fell to zero, try making some of those payments since every dollar will go toward paying down that loan. Prepay your mortgage.

At the end of 2020, we paid off the mortgage on our primary home. While no one shot off fireworks, we did toast that last payment. We wish you a new year of financial wellbeing and achieving your financial goals.

More on choosing paint colors (and reducing visual torture) Apparently, based on reader feedback from a recent column, choosing paint colors is even more torturous for homeowners than even I imagined. (My

BY MARY heart goes out to LYNN BRUNY the reader who wrote me about At Home Colorado the “ghastly” external house color she is enduring daily. Poor thing!

Maybe around year three she’ll stop cringing every time she comes home.)

Let’s start with reiterating that choosing paint colors is a hard thing to do, even for visually oriented people. (Very few people are good at everything. And let’s face it, if they are we usually can’t stand them.) Being good at choosing paint colors takes a natural predisposition, experience and a certain amount of trial and error.

That being said, here are some things I’ve figured out over the years by making plenty of blunders:

Paint color strips One would think these show lighter to darker versions of the same color, which the strips look like. Thus, if you try one color and it’s too light, you would go one color down on the strip and use that. No. This is not the case even though it seems logical. All the colors on the strip are unique due to how paint colors are formulated.

Unfortunately, you can’t just make a color slightly lighter or darker.

It’s frustrating, I know, but just how it is.

Trim/wall color combinations Here’s a rule of thumb I’ve generally found to be true: If you have a cool wall color (blue), your trim should have a hint of warmth (warmer white). If you have a warm wall color (gold), your trim should be a cooler color (bright white). If you don’t do this, a warm wall color with warm trim will look muddy and bland (generally meh). If you have a cool wall color with cool trim, it will look cold and sterile (operating room). Think opposites are attractive.

Paint sheens One would also think that paint would look the same in any sheen (matt, eggshell, etcetera). But once again, no. Sheens all have different base formulas that subtly change any color, along with looking different due to light reflection. I learned this the hard way when our master bath and bedroom – supposedly the same color in different sheens – looked like completely different colors. After much kvetching and many heavy sighs I’ve accepted this, kind of, maybe.

Floor colors When you’re choosing paint, you have to take the color of your flooring into consideration as well.

This seems pretty obvious, but lots of people think of flooring as neutral – maybe because it’s on another plane. This is far from true. We recently got new carpeting which is a cooler color than our previous and it changed the overall feeling of the rooms. I balanced this out by adding warmer accents that I stole from other parts of the house. Now those rooms look off.

Always something.

Dealing with an “ugly” color Back to our reader with the heinous external color: I have learned you can better tolerate what you find an unattractive color if you add accents in complementary colors. For instance, if the outside of your home is a bland pea soup green, it would probably look better with a wreath or outdoor furniture cushions/pillows in reds or purples.

In general, muddy colors like pea soup look better with bright-toned complementary colors (magenta).

Conversely, very bright paint colors (lime green) can be tempered with accents of muddy-toned complementary colors (earthy mustard).

Hopefully these hints help some homeowners avoid making paint choices they regret. No one should cringe every time they come home.

Managing risks for local food production

By Adrian Card Colorado State University Extension When did our world become one of so much risk management? Was it always this way but now the risks are shared among so many?

A year of masks and COVID bubbles with a summer and fall of wildfire smoke, we are suddenly, hopefully more united in common foes and the strategies to deal with their impacts. As a subset of the U.S. population, farmers and ranchers are notoriously, ruggedly independent as business operators.

Maybe it is the scarcity of the arid ecosystem in the west, but it seems even more so in Colorado than their East coast counterparts.

Weather related crises have the potential to unify the ag sector. Mother nature bats last in agriculture and farmers know that for all their best efforts to produce, hail, wind, frost and drought can put an end to an otherwise great farming year.

Much of that is beyond their control, as is the current La Nina induced drought in Colorado.

Regulatory and marketplace risks are also often beyond their

control and can be equally as devasting albeit often less as an event and more of a longer term downward pressure on farm profits, resulting in the perennial small business need to find ways to comply and compete, rethinking how they do business and implementing new action plans.

These types of risk are par for the course with agriculture.

Workforce is a burgeoning agricultural labor concerns for Boulder County farmers and ranchers. The housing market is now a core business risk in labor intensive farm operations such as vegetable production. Not only are rents often beyond the reach of farm employees based on wages paid, but many employers estimate a need for more housing dedicated to the Boulder County agricultural sector.

To better understand agricultural housing demand in Boulder County, I broadly invited farmers and ranchers with or without employees, to explain the current use and forecast housing need for their business.

Fifteen Boulder farms and ranches

responded in late December 2020 and the results were eye opening. I created eight sectors on the plains of Boulder County and asked farms and ranches to spatially explain this use and need. From this small sample of producers, 46 single-family homes and 19 apartments are used.

Fifty-four single-family homes, 15 apartments, and at least 16 tiny homes are needed.

The February 2020 Boulder County Ag Labor Survey from my office found (14 specialty crops producers responding) that 63 percent of ag employers thought housing for farm workers was an extreme business risk and 94% point to the cost of housing as the key barrier for workers. It now seems plausible that even in the rental market, aside from owning the single-family homes needed, availability of 54 single-family homes for rent in a competitive rental market is also a major barrier.

The question remains, how will farm and ranch employees find affordable housing in Boulder County?

Another thought brewing in my

mind is, why should anyone care?

If farms and ranches producing local food can’t pay enough for their workers to compete in the housing market, that is their problem, right? The same February 2020 survey found that all respondents cannot pay more in wages and 69% struggle to remain profitable with the wages they currently pay, which is $12 to $14 per hour for entry level workers and $15 to $18 per hour for management level workers.

If farmers are unable to remain profitable with increased wage rates and if we really value the working lands they steward and the local food they produce, are you willing to pay more for their ag products?

And if not, what other creative solutions can an innovative community like Boulder County produce?

The complex nature of valuing rural properties

First-time rural property buyers are often unaware of the complexities that determine a property’s value. Unlike city properties,

open space trails, neighbors, airports. Is it a quiet country road? Is there road or air noise?

• Land – Obviously the acreage, but also the quality of the soil and the likelihood of the presence of chemicals and toxins.

• Views – Mountain, back range, prairie.

• Water – The appeal of living near water is universal.

Rural property appraisals Professional appraisers valuing rural properties for lending institutions typically use two approaches: A Comparable Sales Approach and a Cost Approach.

They have strict guidelines as to what comparable sales they can use: normally they have to be within a certain radius of the subject property and sold within a certain time frame. They then adjust for acreage, square footage, number of bedrooms, number of bathrooms, size of the garage, location and water rights, amongst other things. There are sometimes shortcomings with these criteria.

The best comparables may be missed just because of the time or distance criteria.

If a property appraisal comes in low, the valuation is all but set in stone and it can kill the deal. The buyer may need to come up with more cash, or renegotiate the price with the seller.

In summary, it is challenging to properly evaluate rural properties.

This is all the more reason it’s important for buyers to work with an experienced rural property broker.

Does it make sense to pay off your mortgage early?

PAYING OFF YOUR MORTGAGE EARLY: WHAT TO CONSIDER

When you own a home, the thought of a mortgage hanging over your head for decades can be daunting for many people — and it’s natural to want to pay off your mortgage as soon as possible.

But before you decide to use an inheritance, raise or your savings to pay off your mortgage (or even before you decide to make extra payments), it’s important to take a step back and determine whether it really makes financial sense for you.

In some cases, the amount you save on interest when you pay off your mortgage early might not exceed what you would earn if you put the money to work elsewhere.

On the other hand, sometimes it’s not about the return on other investments and more about peace of mind or freeing up cash flow for other opportunities.

Here’s what you need to know as you decide whether to pay off your mortgage early.

Will other investments beat paying off a mortgage early?

Your biggest consideration might be whether to pay off your mortgage or invest. What if, instead of putting money into getting rid of your mortgage early, you invested the cash elsewhere?

“Sadly, the math tells us it’s almost always better to invest in other places than in your mortgage,” says Richard Bowen, CPA and owner of Bowen Accounting in Bakersfield, Calif.

Mortgage rates are at alltime lows, so if paying off your mortgage early leads to a return equal to your interest rate, that return would likely be lackluster compared to the annualized return for the S&P 500 – roughly 10 percent over the last 90 years.

A potentially better use of the funds might be to take the cash you’d use to pay off your mortgage and leverage it into buying a cash flow-positive property like multi-

Can you pay off your mortgage early?

If you’re considering paying off your mortgage early, first contact your mortgage lender or servicer.

Based on the terms of your loan, you might find out you’re subject to a prepayment penalty if you

pay off your mortgage sooner than your payment schedule spells out, or that you can only make payments within certain parameters. Knowing this information upfront can help you map out a payoff plan that works for you and your lender or servicer.

Any choice is a risk, however.

Even after paying off your mortgage early, real estate prices could plunge, leaving you with a potential loss. Carefully consider which risks you’re willing to take.

Ultimately, you might be better off not paying your mortgage off early.

“The thing is, no one can give you a guarantee on an investment,” Bowen cautions.

“You can put your money in the stock market and lose it. You can put your money in real estate and it doesn’t perform as well as you expected it to.”

Will all your cash be tied up in the mortgage?

Before taking a large chunk of your wealth and using it to pay off your mortgage early, don’t forget to look at liquidity. Your home is considered a non-liquid asset because it can take months – or longer – to sell the property and access the capital.

“If you start paying down your mortgage too fast, you risk depleting your liquidity,” says Amanda Thomas, a client advisor at Mission Wealth in Santa Barbara, California. “The kind of liquidity you have is important, too. You don’t want too much cash tied up in retirement funds because you can get slammed with fees if you have to withdraw early.”

One approach is to have an emergency fund, as well as assets like stocks, mutual funds, U.S. Treasuries, bonds and marketable securities available in a taxable investment account. That way, in addition to having money tied up in tax-advantaged retirement accounts and your home, you still have some liquid cash or other investments that are easy to convert to cash in a pinch.

Bowen suggests maintaining a cushion that protects you for at least six months before you consider using a large portion of your liquidity to retire your mortgage early.

How will you use the money if you don’t pay off your mortgage early?

Be realistic about what you’re likely to do with your money if you don’t use it to pay off your mortgage early. Will you actually use it to get ahead?

It might make sense, for example, to put the money into January 15-16, 2021

paying off your mortgage early if you struggle with keeping money in the bank. Your home can be a forced-savings tool, and making extra mortgage payments can save you thousands of dollars in interest over time, plus help you build equity in your home faster.

“The right thing to do is the thing you will do,” Bowen says.

“All of this has to do with personal habits. If you’re going to blow through the extra money anyway, then it’s better that you put it into your house than spend it.”

How much do you value peace of mind?

Sometimes it’s less about the bottom line and more about peace of mind. If you own your home free and clear, that can provide benefits that can’t be measured in strictly financial terms. For many, eliminating a monthly mortgage payment ahead of retirement can provide mental relief when considering living on a fixed income.

“Personally, I’m paying down my mortgage,” says Thomas of Mission Wealth. “It feels good to have it paid off before retirement.

It might not always make financial sense, but it offers peace of mind and it might allow for better budgeting.”

Another potential advantage is the ability to borrow against the equity in your home. Having a considerable amount of equity can allow you to establish a home equity line of credit (HELOC), providing a source of emergency income, as well as allowing you to make home improvements or make progress toward other financial goals.

Here are some tips.

• Pay off high-interest debt before making extra mortgage payments: Other debt like credit card balances might have much higher interest rates than your mortgage, so if you pay off your mortgage early instead of tackling that, you could end up behind.

Credit card debt, personal loans and even car loans usually cost you more, and the interest isn’t tax-deductible.

It might be wiser to get rid of other debt first.

• Make sure you’re investing for retirement: When deciding whether to pay off your mortgage or invest, don’t forget to consider retirement.

Make sure you’re putting money into a tax-advantaged retirement account, like a 401(k) or IRA, first. If your company offers a match, take advantage of it and work on building your nest egg.

Having a good retirement account on top of having your house paid off by the time you retire can be a good combination.

• Build up an emergency fund: As Bowen points out, it’s a good idea to have an emergency fund before making extra mortgage payments. That way, you still maintain some liquidity and can access funds in a pinch.

• Work on other goals: You might have other financial goals, like a car purchase or saving for a child’s education.

Make sure you’re on track for those goals first.

• Refinance: Think about refinancing your mortgage to a shorter loan term, such as switching to a 15-year loan from a 30-year mortgage.

You’ll be making higher payments each month, but it’s a way you can save on interest and still be out of debt sooner.

• Consider making biweekly payments: One way to get started with making extra mortgage payments is to set up a biweekly schedule.

This amounts to making a full extra monthly payment each year and can reduce the time spent with a mortgage.

Starting with biweekly payments can help you get ahead on your mortgage while allowing you to keep working toward other financial goals.

• Check for a prepayment penalty: Don’t forget to check for mortgage a prepayment penalty. If you pay off your mortgage early, you might be charged an extra fee. Run the numbers to see if you still come out ahead after paying a penalty.

Bottom line When considering whether to pay off your mortgage early, it’s important to figure out what works best for your situation and is most likely to help you reach your short- and long-term financial goals. Sometimes, with financial planning, it’s not a straight assessment of what’s best by the numbers. People want to feel good about where their money is going – no matter what the spreadsheet says.

For some, owing money causes stress, and paying off a mortgage early can bring peace of mind. For people nearing retirement, a paidoff mortgage means they have that much more free cash flow from their fixed income when they stop working.

“My wife likes having money in the bank, whereas I’d rather invest it,” says Bowen. “But if money is a tool, then that money is buying her happiness, so it’s working.”

We want to buy a house but can’t afford to do any major repairs for a few years. What should we do?

We cannot afford to make any major repairs for the first couple of years. How can we protect ourselves? –Shelley A: While I can understand wanting to get the most house you can afford, it is crucial to afford the home you buy.

Many people will count on getting a raise or create other justifications why they should borrow the maximum amount that their lender will allow. You will eventually get a raise or even a better job, but your taxes and insurance will also increase. And even new appliances eventually need to be replaced.

Most lenders will require savings equivalent to one or two monthly housing payments, including taxes and insurance.

This is not enough. Make sure that you have three to six months in the bank. This way, if you have a temporary setback at work or

Like all professionals, inspectors’ skill levels vary, so shop around and ask questions about the process. For an averagesize house, the inspection should take about three hours, and the

Attend the inspection. Review your inspection report and speak to your inspector about the results.

Every home will have issues, but any serious concerns will necessitate a follow-up inspection by an appropriate contractor.

For example, if the report points out possible roof issues, you need to hire a licensed roofer to check it out thoroughly.

It is easy to get caught up with the excitement of buying your new house, but you need to keep your feet to the ground to make sure your dream home does not turn out to be a nightmare.

10 ways to freshen up your walls

Gone are the days of solely traditional prints or canvases; in are the days of creativity, including innovative DIY projects. Looking for ways to spark up your walls? Here are some top tips.

Paint an accent wall. Using paint and creating a colorful accent wall is a great place to start to perk up your space.
