Let’s be honest: 2021 could not have gotten here soon enough. Not that we’re not grateful for all the wonderful things we do have in our

It occurred to me while cramming potato chips (straight from the bag) into my mouth like a ravished animal while in my PJs at 10 a.m. that I may be going quarantine-feral. How are you faring during this pandemic?

Here’s a test to check the level of your well being: Who do you plan on hugging when it’s safe to do so?

1. Maybe family and friends.

2. Family, friends and acquaintances.

3. Family, friends, acquaintances, all babies and children, dogs, cats, raccoons, trees and bikes with cute baskets.

What do you miss most during this pandemic?

1. Nothing.

2. Spending time with people and going out.

3. Having a reason for my very existence on this Godforsaken doomed planet.

What do your face masks smell like?

1. Clean laundry.

2. A teenager’s gym bag.

3. A combination of monkey butt, hyena butt and cigarette butt.

How are your clothes fitting?

1. Just fine.

2. A bit snug, actually.

3. I now hold the waistbands of my pants together with large safety pins, paper clips, rubber bands and twist ties.

How is your attitude in general?

1. Just fine.

2. I’m trying to be positive though I find some days challenging.

3. I waver between a blue funk of despair and hopelessness, and maniacal giggling at the absurdity of our current lives.

How much has your alcohol consumption increased since March 2020?

1. Not at all.

2. A bit, perhaps a few drinks per week.

3. Sheesh, dats a willy pulsonul qwestchun.

How important is your pet to you right now?

1. About the same as always.

2. I really appreciate having a loving pet around that makes me smile.

3. I would curl up in the fetal position and never unfurl if it weren’t for my sweet, furry bambino.

How do you feel about face masks?

1. They’re a pain, but necessary.

2. I miss seeing people’s smiles.

3. I feel a disconnection from society leading to an everincreasing disassociation from reality as I know it.

When is the last time you shaved?

1. Yesterday.

2. A couple days ago.

3. Man: Going by my Sasquatch-like beard, seemingly April 2020.

When you hear the term “three to six more months of quarantining,” how do you feel?

1. Just fine.

2. Generally sad.

3. Abject despondency. It makes me want to throw my body forcefully on the ground, thrash about and wail like the animal in pain that I am.

What is a conforming loan?

A conforming loan is a mortgage that is less than or equal to the limit set by the FHFA. Since conforming loans meet the funding criteria for government-

Home prices across the nation are soaring, and the median price of houses in many areas now exceed the conforming loan limits.

For buyers with their eye on a property priced higher than the cap on conforming loans, a highbalance mortgage loan may be necessary. A high-balance loan is a conventional mortgage loan that exceeds the conforming loan limit, but can still be backed by Fannie Mae and Freddie Mac. Similar to the conforming loan limits, highbalance mortgage loan limits are established on an annual basis by the FHFA for each county.

Once was enough on this one.

Absolutely nobody is saying, “That was fun. Let’s do this again.”

The passing year morphed into a time warp. Memories of when events happened are jumbled, out of focus and out of sequence. The benchmarks have vanished. Cancel culture canceled life.

If someone told me that we are actually in March and St. Patrick’s Day is around the corner, I might believe them. That was me on Dec. 31 pinching people for not wearing green.

The isolation, the anxiety and the uncertainty have taken a toll.

But what if? What if 2020 wasn’t completely rotten?

What if we take the things we have learned and pull them forward?

Our neighborhood transformed under lockdown. People were 4

out walking from the first gleam of sunrise to the last shadows of evenings. On pleasant days, the four-way stop at the corner was pedestrian congestion.

“You go first.”

“No, you go first.”

We were kind and deferential to one other. The election was still a ways off.

Strangers stopped to talk. I met a couple in their 40s who bought a house a few blocks over. They beamed announcing that they were first-time homeowners.

Kids and families rode bicycles and grown-ups and kids played ball together. There were outdoor concerts in backyards and green spaces.

Medical and emergency personnel, utility workers, trash collectors, law enforcement and grocery clerks became the heroes among us, larger than life.

Thank you. A million times, thank you.

People in every corner tried to make the best of a bad situationthere were movie nights in

driveways with projectors aimed at garage doors, neighborhood scavenger hunts on social media, chalk art on sidewalks and generous tips for food service workers when restaurants reopened. At times, American ingenuity was on full display.

Granted, the year was difficult, but it wasn’t the Germans blitzing England during World War II. At least that’s what I kept telling myself. And maybe, just maybe, we gained a little perspective on the things that matter most.

I’ll never again take a welcoming hug or small soft hand in mine for granted.

I’ll never again drive by a hospital or nursing home without saying a silent prayer for all those inside.

We attended two graveside funeral services this year. We saw the grieving weeping, their hearts breaking into a thousand pieces.

Every fiber of their beings longed for comfort and every fiber of our beings yearned to give it, but one cannot extend genuine human

comfort from a distance of six feet away. When the virus is finally laid to rest, I may do a hug tour.

Far too many are grieving for loved ones. Others have lost income, jobs, businesses, homes and their futures. Many wonder if those things will ever come back.

As a young photojournalist working in Oregon years ago, I covered the explosion of Mount St. Helens. Sprawling stands of forest that covered the mountain were stripped bare and flattened like toothpicks. Experts said the clouds of gas that exploded from the volcano and the thick layer of ash meant nothing would ever grow on the mountain again.

The following spring small green shoots peeked through the snow.

The mountain came back.

We will, too.

It’s January 1! Find out if you qualify for the Senior Homestead Property Tax Exemption value of their primary residence is exempted, for a maximum exemption amount of $100,000 in actual value. The State of Colorado pays the property taxes on the exempted value.

The exemption remains in effect until the property is moved into a trust, LLC, or other legal entity; death of a spouse; or if the home is destroyed by a natural disaster.

In the event of deeding the property into a trust, the trustee can reapply. The surviving spouse can also reapply in the event of the death of a spouse.

Owner financing is an alternative to a using a mortgage lender or bank.

RE/MAX of Boulder The Colorado legislature makes a determination each year to see if the state budget allows for this discounted property tax program for seniors.

Since 2000, there have only been a few years when the program was suspended due to budget shortfalls.

The property tax exemption does not happen automatically for eligible seniors. First of all, a senior needs to know about the program, then must apply for it through their county assessor’s website.

The information contained

in this article comes from the Boulder County Assessor’s office.

The exemption is statewide so each county across Colorado should have the same information on their websites.

The requirements for eligibility are quite simple: 1. The senior must be 65 years old by January 1 of the year of the application.

2. The senior needs to be the owner of record for the property and lived in it as a primary residence for 10 consecutive years before January 1.

The deadline to apply is July 15th of each year. If the senior qualifies, the exemption goes into effect for the tax year which is being applied for. The discount will first appear in the tax bill which is sent in January of each year.

Senior Homestead Tax prorations when selling Because the Senior Property Tax Exemption is a discount for qualifying seniors, there can be confusion during a transaction when a senior sells their home.

Often the property tax amount shown in the Multiple Listing Service (MLS) is at the discounted rate. Care should be taken to make sure a home buyer understands what the property taxes will be when the senior tax exemption no longer applies.

For the home closing, taxes are prorated to the lower “senior” amount and the home buyer gets the benefit of the lower tax rate until the end of the year that was prorated. At the start of the following year, however, property taxes will resume to the nondiscounted amount.

Senior tax worker program As a senior – in this case, 60 years of age or older – you can work off some of your property taxes through temporary employment with Boulder County. The senior must own property in Boulder

County and live at the location where the taxes are due. The senior will be paid $12 an hour and can earn up to the amount of the county portion of the tax bill not exceeding $1,000.

Half of the senior’s paycheck is paid by the County Commissioner’s office and the other half by the hiring department within the county.

The senior will receive a paycheck, subject to the regular tax withholding. The senior is responsible for paying their property taxes – on their own – by the due date.

The application for the Senior Tax Worker program will be accepted for 2021 calendar year beginning Jan. 1. The deadline to apply is June 15th of each year.

Garden gazing ball predicts busy 2021

s a little girl, I thought the ornaments in my grandparents’ garden were old-fashioned to the point of

O’MEARA The ceramic Colorado State squirrel perched University Extension majestically on the lamppost, the horsehead gripping a never-used tying ring in its teeth, or the green gazing ball nestled in the roses didn’t inspire my preteen mind to anything other than an eyeroll.

Now that I’m older I have more appreciation for garden tchotchke, although not to the point of immortalizing a squirrel in statue. The disembodied horse’s head isn’t fully appreciated out here in the West, either. But the gazing ball has made a comeback, and I admit, I can see why.

Gardeners always want to peek into the future to see if their flowers will bloom, vegetables thrive, or rain is on the way. We 12

check almanacs, weather reports, fuzz on caterpillar’s backs, and moon charts to get an edge on Mother Nature. We have many reasons for wanting to know how 2021 will shape up, especially in the garden.

To sleuth it out, I talked with a person wise in the ways of gardeners, one who runs a business on gauging trends and what new seasons will hold.

And while Curtis Jones can’t tell us if we’ll have a wet season or drought, the co-owner of Botanical Interests Seed Company has some solid advice for 2021.

“This past season, 2020, was an unbelievable year; the U.S. had 19 million new vegetable gardeners.

People are thinking about where their food comes from and selfsufficiency,” said Jones who shares ownership of the seed company with Judy Seaborn. Across the country, seeds packets sold out rapidly and many seed companies ran out of their stock. “We were the only seed company to ship throughout the year, because we time shipments for seed throughout the season.”

Asked if the interest in gardening was a flash in the pan, as some gardening prognosticators predict, Jones didn’t think so. “A lot of people that started gardening find that they really enjoy it. A lot of younger people tried it and many are already into houseplants.

People are psyched up for it; fall seed sales were very impressive.

People were buying for spring.”

Flowers as well as vegetable seed sales were strong, not surprisingly.

People staying closer to home wanted to surround themselves with beauty.

So what does next year have in store for us? Jones says gardening in 2021 will be just as strong as it was this year, so plan your garden now.

“If we can get the seed in, we’ll increase the amount we’re offering,” Jones said, commenting on source and supply during the pandemic. He doesn’t expect a seed shortage, but to get the varieties you want, buy them now.

“Even though last year taxed our inventory, we are in good shape for the upcoming season, but if I

didn’t own a seed company and I was planning my garden, I would get my seed sooner than later.”

Those of us who have been around the vegetable patch a time or two should dive into catalogs to find coveted new introductions, such as Botanical Interests’ potatoes from seed, purple tomatillos or angel hair spaghetti squash. US 20-city home price index posts biggest gain since 2014

By Olivia Rockeman Bloomberg News (TNS) A measure of home prices in 20 U.S. cities rose in October by the most since 2014 as ultra-low mortgage rates and increased buyer appetite for more space depleted housing inventory.

The S&P CoreLogic CaseShiller index of property values climbed 7.95% from the same month the previous year, data released Tuesday showed. The median forecast in a Bloomberg survey of economists called for a 6.95% year-over-year advance.

Home prices rose 1.6% from the previous month, also more than projected and the most since April 2013.

The figures show how a lean number of listings and solid demand, fueled by cheap borrowing costs, have given sellers more leeway to raise asking prices. At the same time, the lack of inventory and surge in home prices threaten to slow housing’s momentum and price some buyers out of the market.

Reports last week showed sales of new houses dropped in November to the slowest pace in five months, while purchases of existing homes declined as recordlow supply constrained demand.

A gauge of home prices nationwide increased 8.4% from a year earlier, the most since March 2014.

“Although the full history of the pandemic’s impact on housing

prices is yet to be written, the data from the last several months are consistent with the view that COVID has encouraged potential buyers to move from urban apartments to suburban homes,” Craig Lazzara, managing director and global head of index investment strategy at S&P Dow Jones Indices, said in a statement.

The S&P CoreLogic CaseShiller data showed all cities posted year-over-year home-price gains, led by Phoenix, Seattle and San Diego. Data for Detroit were excluded because of pandemicrelated reporting delays.

A separate report from the Federal Housing Finance Agency – which derives its data from mortgages that conform to Fannie Mae and Freddie Mac limits – reported that its purchase-only price index rose 10.2% in October from a year ago, the most since 2005.

How can I paint my house like a pro?

By Paul F.P. Pogue Angie’s List (TNS) Painting one or more interior rooms is a (relatively) simple and often cost-effective means to spruce up the look of your home without major remodeling. Since painting is labor-intensive job, it tends to be somewhat costly.

If you’re willing to invest your own time and sweat, you can paint your rooms yourself and save some cash. As home jobs go, painting is one of the better ones to approach as a DIY job – but take care with the planning and execution. Mistakes can pile up early on, and you might end up having to hire a professional to fix it anyway. Follow these tips to do the best possible job.

Take preparation seriously Measure twice, cut once, as the old carpenter’s saying goes.

Thoroughly examine the walls for cracks or imperfections, then spackle and sand them. Use painter’s tape rather than masking tape to separate baseboards and floors and anywhere else that shouldn’t be painted. Don’t skimp on the primer. Even a smooth wall will benefit from a good coat of primer, and you’ll spend less money on paint overall.

Select your paint carefully This is one point where you get what you pay for. Higher-quality paint tends to be thicker and stronger, so it requires fewer coats to reach the optimum shade.

This alone more than justifies the higher cost of good paint. Lowquality paint also damages fairly easily, so you’ll be making more

Pay attention to the finish. Flat and eggshell finishes are excellent choices for most home interior purposes, especially high-traffic areas. Semi-gloss and glossy paints create a beautiful look, but be cautious – the sheen will bring out every imperfection in the surface and paint job.

Paint in order Start with the border, then the edge of the wall, and then paint the rest of the wall. Use long vertical strokes, which will look

more professional. Use a paint roller as much as possible, which creates a smoother, straighter look and stays consistent across the job.

For the trim and edges, use a small three-inch roller.

Make sure you have sufficient light and ventilation in the room for you to work properly It’s also a good idea to replace the lid on your paint can after you fill your tray and put it out of the walking path when you’re not using it. It’s very easy to absentmindedly trip over a can

Take your time Rush jobs are the bane of painting work. Apply the paint evenly and patiently, and let each coat dry completely before starting a new one.

Know your limits If you’re getting in over your head, call in a professional painter to guide you. If things are going wrong, quite often you can make it worse.
