Take the 52-week money challenge: What it is and how to do it

By Kendall Little Bankrate.com (TNS) For anyone trying to save more money in 2021, the 52-week money challenge is a simple and effective way to stay on track. And at the end of the year, you’ll have $1,378 extra dollars to bulk up your emergency savings or put toward a savings goal.

Take some time now to determine what, exactly, you want to save for so you’ll be more motivated to stay the course throughout the year. Once your savings goals are set, jump in and start saving with the 52-week money challenge.

What is the 52-week money challenge?

Using the 52-week money challenge, you should deposit an increasing amount of money each week for one year.

Match each week’s savings amount with the number of the week in your challenge. In other words, you’ll save $1 the first week, $2 the second week, $3 the third week, and so on until you put away $52 in week 52.

You can also get creative with the amount you save each week if you’d like to save more over the year or you don’t have enough extra cash available for the regular challenge.

If you stick to this challenge throughout the entire year, you’ll save a total of $1,378.

How to get started First thing’s first, you’ll need somewhere to store your savings.

A simple piggy bank may work for you, but not everyone has cash on hand to deposit each week.

Plus, having your savings in such an accessible place may tempt you to dip into it before the end of the challenge.

Consider opening a high-yield savings account and transferring your challenge money into it each week instead. In addition to curbing any impulse spending, a savings account can help you accumulate a bit more over the course of the year through interest earnings.

If you really want to make things easy, set up your bank to automatically route money into your new savings account or use an automated savings app like Qapital. If you never see it, you won’t have the chance to miss the cash before it goes into savings.

Adjust the challenge to fit your needs One way to improve your chances of sticking to the challenge for the full 52-week period is to personalize the process to suit your needs. The details don’t matter as much as actually succeeding in accumulating your savings by the year’s end.

Saving money in increasing increments over the course of a calendar year can be difficult, mostly because your spending likely increases in December. If you’re worried about your savings falling off during the holidays, try flipping your money challenge so, instead, you put away $52 the first week, $51 the second and so on until you owe just $1 the last week of December.

Perhaps you’re anticipating a bonus sometime during the year or a cash gift for your birthday.

Use those extra sums to get a head start on the tougher weeks or catch up if you’ve fallen behind.

Instead of keeping up with changing deposits, you may want to simply save the same amount every week until you reach your year-end goal. This is helpful if you want to go the automated route, as you’ll be able to direct the same amount each week or

pay cycle. If you transfer $26.50 into your savings every week, you’ll accumulate the same $1,378 as the regular challenge.

Maybe you have more ambitious goals. Double up on the challenge by saving $2 in week one, $4 in week two and $6 for week three until you save $104 in week 52 for a total of $2,756.

There are countless versions of the challenge that you can find templates for online, but don’t be afraid to put your own spin on things. The best method is whatever helps you reach your goal by the end of the year.

How to stay on track Set reminders and benchmarks for yourself to make sure you don’t quit midway through your challenge.

Have an end goal in mind before you begin saving, whether that’s a down payment, your emergency fund, a vacation budget or some other goal.

Having something to work toward will help you stay motivated throughout the year.

To help yourself stay on track, keep a regular reminder on the calendar. Weekly notifications can ensure the challenge stays top of mind.

If you need extra help staying motivated, set smaller benchmarks for yourself throughout the year.

For instance, for every 13 weeks that you successfully save (four times throughout the year) reward yourself for keeping pace. Plus, like any New Year’s resolution, having someone keeping you accountable can be a great motivator for success. Ask your friends or family to take the challenge with you and check in with each other monthly to ensure you’re keeping up with your deposits.

And after you hit your savings goal in full at the end of the 52 weeks, don’t stop your momentum.

You’ve already accomplished the most difficult part – getting started. Start over with another 52-week money challenge or challenge yourself to a new goal for next year.

THE LIGHTER SIDE

The 2020 holiday letter of gloom, doom and gratitude Every year my husband and his siblings look though my mother-inlaw’s holiday cards and letters to catch up on the lives of extended family and old friends.

BY MARY She used to LYNN BRUNY get these truly amazing holiday letters from a former neighbor who has since passed away. These letters weren’t marvelous because they were filled with the wondrous news of accomplishments or travels. No, these letters were fabulous because they were jam-packed with tales of woe. Anything and everything horrible that could happen seemed to happen to this poor woman and her family, and yet she always attempted to look on the bright side, bless her soul.

I imagine this sweet woman now in heaven but still prone to misfortune: As she’s arriving, the pearly gates close too quickly and

smack her bottom; her halo keeps slipping and bonking her head despite several size adjustments; and saucy young angels keep knocking her over by flying too closely despite being told by Saint Peter to stop doing so.

But one thing this poor woman has not had to endure is the world in 2020. I can’t help but think how wonderfully horrible her holiday letter would be this year if she did. I imagine it would be something like this:

Dear Friends, Hello from my new home!

Yes, you will notice by my return address that I now live in the basement storage closet of our apartment building. After my son Darrell (who used to live with me) had to give up his Uber job, I had to economize and downsize.

Poor Darrell was attacked by a hive of killer hornets while waiting in line at a COVID testing site. He’s now recovering, living in his brother Neville’s barn, a great place to quarantine. Neville’s barn is empty as his farm is in

foreclosure after the drought and the plague of locusts did in his last crops. The good news is now these brothers can mend their fractured relationship. Darrell really never got over the fact that Neville ran off with his fourth wife, Darlene.

But that’s all water under the bridge now since Darlene left Neville for their former farm hand, Bud. Despite Bud’s right arm and leg being ripped off during that harvesting accident, he’s still an attractive man (at least, what’s left of him, ha ha!), and apparently Darlene couldn’t resist. After pawning Neville’s electronics, Bud and Darlene disappeared right before the fires started and the house burned down. Thank goodness those hero firefighters were able to save the barn! Home sweet home (at least for 60 more days, ha, ha)!

The financial glimmer of hope in our family is my daughter Angie. Her Etsy business making custom sweaters from cat hair is thriving. This is great news as her boyfriend Duke took off with her van filled with all their pandemic

supplies – including their huge stash of toilet paper and n95 masks – to sell on the black market. And I thought he was a keeper! Darn!

I am finding my new home a cozy place to quarantine and am just appreciating my good health. Like most folks during this challenging year I’m learning to do more with less, especially space. For instance, it turns out one doesn’t need to be horizontal when sleeping. Who knew? And I’m fortunate to have access to a large amount of cleaning products as they are stored in my new lodgings. This probably explains why I’ve recently lost my sense of taste and smell. But really, who needs those? (Especially when one doesn’t have a shower, ha ha!)

What kind of thermostats can I install?

Pogue Tribune News Service (TNS) In recent years, the ubiquitous home thermostat has evolved a great deal, from traditional dials and needles to electronic screens to models that can predict your HVAC needs. While basic models work well for some, more advanced models offer major benefits in terms of both comfort and energy efficiency. Here’s a rundown of the major types and what you can expect to pay for them.

Mechanical non-programmable thermostats Mechanical thermostats are the lowest costing option, averaging between $15 and $30 to install.

These are your old-fashioned style that function entirely by turning a dial left or right to select the temperature. This will be your least expensive option, but it also comes with the fewest features.

Although mechanical thermostats are very common, they are being phased out of use because they contain mercury.

Non-programmable electronic thermostats Non-programmable electronic thermostats cost around $20 to $50 to install. They need to be adjusted manually and have very few other features beyond those offered by a mechanical thermostat. However, they usually feature a digital display that can make it easier to select a specific temperature, and have become very common in homes in the last few decades.

Programmable electronic thermostat Until recently, these were the most

advanced and expensive option available at a cost of $20 to $150.

Features include the ability to set heating and cooling options, and program temperatures according to preset weekday, weekend, and week-long programs. Many of these models can have numerous programs set for days at a time.

These components help control homeowners’ HVAC costs. They may illuminate for easy access in the dark. And many of the newest models have touch screens.

Smart thermostats Installing a smart thermostat can cost between $200 and $300.

They are significantly more expensive than other options, but the additional features can save energy and money. They can be remotely operated by your mobile device or computer no matter how far away from home you’re at. Some high-end devices can learn your preferences and automatically adjust the temperature in your home to suit you. “Learning” devices are best suited for homeowners with a consistent schedule, since that

learning curve is defined by your everyday habits.

Most high-end equipment also “communicates” with the heating and cooling systems they are controlling. Wiring for these systems is more advanced, but the added work comes with extra benefits like troubleshooting assistance and maintenance warnings.

Electrical work such as thermostat installation should be left to a professional to prevent injury or damage to your home.

While it may cost more money up front, ensuring the job is done right can save you time and money in the long run. Most electricians can install or replace a home, apartment, or business thermostat in two hours or less at a rate of $65 to $85 per hour for a total labor cost of less than $170. Whether you opt for a modern, digital model or a simple, manual one, the installation costs will not differ by be significantly difference. It is still an electrical job no matter which type you choose.

All about valances

The answer is, did they really go out of style? Home décor covers a wide spectrum, and one’s personal style and taste certainly plays an important role. Window coverings in general, whether traditional drapery, shades, blinds and yes valances can make an appropriate statement depending on your home and personal style.

Valances for many, is a must in order to help finish a space. The so called “icing on the cake”.

Valances in most instances need to be custom made by a workroom or custom drapery maker in order to ensure a tailor look, custom to a home. 5 housing trends for 2021: What’s ahead for mortgage rates, home prices, flight to suburbs?

By Jeff Ostrowski Bankrate.com (TNS) In 2021, mortgage rates will rise from record lows, home-price gains will slow and Americans will continue their migration to less dense regions and lower-cost housing markets.

That’s according to housing experts who spoke during last week’s virtual conference of the National Association of Real Estate Editors.

Trend 1: Mortgage rates will edge up in 2021 Mortgage rates have fallen to new lows, hitting yet another record last week. However, as the economy improves and the coronavirus pandemic fades, rates will trend up, housing economists say.

The National Association of Realtors expects mortgage rates to average 3.1 percent in 2021, up from 3 percent in 2020. The Mortgage Bankers Association says rates will average 3.3 percent in 2021.

That means the refinancing boom of 2020 should slow dramatically by the second half of 2021, says Michael Fratantoni, chief economist at the Mortgage Bankers Association.

However, the refinancing window won’t close entirely. Some 20 million Americans have loans at rates higher than 4 percent, says 10

He expects many of them to refinance in 2021, even if rates tick upward.

Trend 2: Home prices will keep rising, but not as quickly Home values have soared this year, a result of rock-bottom mortgage rates, limited supply of homes for sale and strong demand.

Housing economists expect price gains to slow in 2021.

CoreLogic reports a 7.3 percent gain in prices nationally in the 12 months ending in October. That pace should cool to 4.1 percent in 2021, Nothaft says.

NAR expects home price gains of 3 percent in 2021.

The sharp rise in home prices this year has created renewed fears of a tightening squeeze on affordability.

“I just hope home price increases moderate so that affordability conditions do not get out of hand,” says Lawrence Yun, chief economist at the National Association of Realtors.

Trend 3: Americans are flocking to the ‘burbs The COVID pandemic has sparked debate about the fate of cities. For now, Americans’ move from urban centers to suburbs and smaller cities is “unambiguous,” says Robert Dietz, chief economist at the National Association of

Home Builders.

“It’s an acceleration of trends that were already in place,” Dietz says.

Dietz says long-neglected Midwest markets could see new demand. He named Kansas City, Columbus and Indianapolis as destinations for buyers seeking bargains.

“People are moving from highcost markets like California,” Nothaft says.

With Americans spending more time at home, many buyers are looking for bigger homes with home offices, home gyms and spacious yards.

“Even people who were very content with their home before the pandemic, now some of them are saying, ‘My home is too small,’” Yun says.

Trend 4: Some homeowners will struggle, but the pain will be muted A decade of job gains disappeared in the first month of the coronavirus recession, Yun notes.

That dizzying drop, the U.S. labor market has recovered many of the job losses.

“Hypothetically, even if there was to be some price decline of say 5 percent, the housing market can easily absorb that,” Yun says.

“It will not cause foreclosure problems.”

Yun says struggling homeowners will be able to sell

their way out of trouble.

Rick Sharga, executive vice president at RealtyTrac, likewise predicts that foreclosures will rise in 2021, but the fallout will be manageable. While some homeowners will go into default, most will sell before foreclosure.

“Homeowners are sitting on a record level of equity right now,” Sharga says.

A chronic shortage of homes for sale and under construction is propping up prices.

“We will see the foreclosure numbers increase. But it is important to remember where we’re starting from,” Fratantoni says. “We’re at a 40-year low in foreclosure rates right now.

They’re going to go somewhat higher. But because of the equity positions many homeowners have, you’re just not going to see them get to foreclosure.”

Trend 5: The VA loan market is on fire The volume of mortgages backed by the U.S. Department of Veterans Affairs has exploded, says Chris Birk, director of education at Veterans United Home Loans.

“This was a truly historic year,” Birk says. “This was the biggest year in the history of VA lending.”

VA loan volume nearly doubled from 2019 to 2020. It was the first time the VA has issued more than 1 million loans in a year.

Younger veterans are driving demand, Birk says. VA loans require no down payment and have loose requirements around credit scores, allowing veterans to accelerate their home-buying schedules.

“They don’t need to spend years saving a down payment.

They don’t need to build pristine credit,” Birk says. “They’re able to jump into the housing market well ahead of their civilian counterparts.”

VA loans once were an afterthought, making up just 2 percent of overall loan volume.

VA loans now are about 10 percent of the mortgage market, he says. Birk says VA loans have mostly shed the perception that they were “inferior” to other types of mortgages.

While the lure of selling your property as a FSBO (for sale by owner) may have appeal, the advantage of having your property represented by a professional will likely outweigh any cost savings.

End-of-year trend reports and predictions for 2021 are full of ideas that homeowners can tap into to spruce up their spaces.

Here are a few, culled from various sources: Add some brown White and gray have been the ubiquitous go-to color palette for interiors in recent years. But warmer neutrals, including brown and beige, are starting to make a comeback, according to the 2021 Home Design Predictions recently released by Houzz. If your home office isn’t getting the job done, now’s a good time to invest in some enhancements, such as a more comfortable chair, better lighting or a better system to organize and contain paper clutter. Owner Financing in Real Estate Owner financing is an alternative to a using a mortgage lender or bank. Also

BY DUANE known DUGGAN as seller Realtor and Author financing, RE/MAX of Boulder owner financing is when a real estate owner has enough equity to loan all or part of the money for a buyer’s purchase of their property.

Carrying the financing on a home can be an attractive investment for a seller. It can also be helpful to close the deal faster if banks and lenders will not offer the entire amount of financing necessary, or if the home buyer has trouble qualifying for a traditional mortgage or needs more flexibility with a down payment or other financing terms.

Owner financing is usually pretty safe since the owner knows the property and the investment is secured by a note and deed of trust. On top of that, the return on the investment can typically be more than what might be available in the investment marketplace.

There are two parts of an owner-financed transaction that create the agreement between the borrower and the owner/ lender: the note and the deed of trust. The note is a written agreement stating that the debt is acknowledged and there is a promise to repay it. The deed of trust is a written agreement, which allows the owner of the note and deed of trust to foreclose in the event that the buyer defaults on the payments. This second document is almost always recorded publicly in county records.

Over the years, owner financing has changed and evolved dramatically. In the ‘70s, standardized Bradford forms were often used by real estate brokers 16

in a real estate transaction. Rather than brokers creating forms or using Bradford forms, the Colorado Real Estate Commission came up with a set of approved notes and deeds of trust for real estate brokers to use. Those forms were used by Colorado Real Estate Brokers through 2013.

As a result of Federal legislation commonly known as Dodd-Frank in January 2014, the Colorado Real Estate Commission removed the financing language from the standard Colorado Contract to Buy and Sell. The standard forms for notes and deed of trusts were repealed, and a whole new set of rules followed suit.

Today, there are two common types of owner financing. In the first type of owner financing, a seller owns a property free and clear of any mortgages. This enables the seller to carry a note and a first deed of trust. In this case, the buyer and seller agree to a down payment amount and the terms (length of loan, interest rate, and payment schedule). At closing, title will transfer to the buyer, and the seller’s security is the deed of trust signed by the buyer. In the second type of

owner financing, a seller carries a “second” lien on a property. It is called a “second” because the loan will be in second position, or subordinate to a first mortgage from a bank or mortgage company. Just like the first deed of trust, the buyer and seller agree to the down payment amount and the terms of the loan. From the seller’s point of view, there might be more risk because the first deed of trust is in front of the “second” and if the buyer defaults, the seller would need to foreclose and pay off the first mortgage before the second lien. If the buyer is getting a new conventional first mortgage, the buyer always needs to disclose the terms of the “second” to the first lender for qualifying purposes.

Sellers of their personal residence essentially get a free pass to sell their home without having to comply with more complicated owner carry rules.

However, it is still a good idea to employ a real estate attorney or licensed mortgage loan originator (MLO), to make sure the documents are prepared correctly, in accordance with both federal and Colorado law.

In Colorado, the law allows up to three owner-financed transactions a year without having to comply with additional rules. In the event a seller has more than three properties and wants to sell them with owner financing in the same year, it is required that a seller use an MLO to process and qualify the transaction. It is possible for sellers of multiple properties to actually become a licensed MLO rather than hiring an independent one.

New Year’s Resolutions for the Garden has an impact on how well your plants will grow. A great starting point to learn about the fascinating life that happens in your soil is the CSU Extension Master Gardener “Garden Notes” which can be found online.

Gardening applies to the more traditional resolutions too. It is great exercise and I’m sure your loved ones would enjoy seeing pictures of your vegetable bounty or prized flowers in bloom.

Resolutions or not, here’s to a great year of gardening in 2021.

Deryn Davidson, Colorado State University Extension Boulder County Once holiday celebrations wrap up and 2020 comes to close (hooray!), it is time to start thinking about the new year. Are you someone who makes New Year’s resolutions? For a lot of people, things like getting more exercise or keeping in better touch with loved ones tend to top the list. What about gardening resolutions? Whether you’re new to gardening (welcome!) or a veteran with a proven green thumb, here are a few suggestions for your New Year’s resolution list.

1. Try something new.

If you are a vegetable gardener that sticks to tried and true varieties, why not give a new crop a little space in the garden?

Perhaps it’s a different variety of tomato or something totally foreign to you. Trying new things keeps us fresh and on our horticulture toes. If you have a bumper crop you can donate any extras through the CSU Extension Grow & Give program. Who knows, maybe you’ll even find something that ends up on your tried and true list.

If you are more of a landscape gardener, you have lots of options to try something new. It seems every year there is a new spot that is just asking to be filled, or a plant that has run its course and needs to be replaced. Or maybe you want to tackle a whole new section of your yard. Consider

adding native plant varieties to your landscape. Water thrifty and attractive to pollinators, they can be incorporated into an existing landscape that is a majority nonnative plants. Just make sure to check the mature size, sunlight, water, and soil requirements as you normally would, and you’ll be ready to make a new plant friend.

2. Learn about phenology.

Phen-what, you might be saying? Stay with me here.

Phenology is the study of the timing of biological events in plants and animals. This applies to you and your garden in several ways, but one of the most important has to do with pollinators. If you are interested in creating pollinator habitat in your garden, it is important to have plants that are in bloom for as long as possible. Pollinators need pollen and nectar from your flowers early in the spring, all through the summer and as late

into the fall as possible. Simply put, your garden is their grocery store. If the store is closed for the month of August because there isn’t anything blooming, they have to go somewhere else to find their sustenance. By focusing on the bloom phenology of the plants in your garden, you can ensure that something is blooming for the whole growing season. And, this ties nicely into resolution No. 1, as you might have to try something new!

3. Learn about your soil.

Healthy soil is the basis for healthy plants whether food crops or ornamentals. Along the Front Range we tend to have tough soil to garden in. Understanding what is happening underfoot, makes it a bit easier. So much more than just dirt, soil is a dynamic, living ecosystem comprised of billions of microscopic organisms. How you treat your soil has an impact on that ecosystem which in turn,

In hibernation obviously, but what exactly does that mean? Bear hibernation is a fantastic phenomenon, and different from that of smaller mammals. Researchers have recently discovered that some hominids had whatever gene it takes to have hibernated. It seems that finding cases of rickets in skeletons provided some clue to this. But back to bear facts.

Those with good fat storage maintain near normal body temperatures and are more active in the den than skinny bears who lower their temperatures more.

Mothers do move around the den and are awake for the birthing in January and tend to their young. Shallow dens are at ambient temperature and most of the heat loss a bear will suffer is through the head for this reason they tend to tuck their heads beneath their bodies, thereby also breathing warm air on the cubs. The fur on the back is dense and almost impenetrable to moisture. In periods of warmth they are known to forage outside the den so maybe your Christmas fruitcake is at risk. Beary merry Christmas.

Tips for less moving stress

Moving is often high on the list, and one of the more stressful events for individuals and families.

If you are looking to move during this time, there are some key tips to keep in mind.

Schedule your move at least one month in advance.

Many movers are booked several months in advance, especially during this time.

Avoid peak seasons like fall and spring. Many movers charge a premium during certain periods of the year.

Look to move midweek or mid-month. The most in-demand periods are the beginning and end of the month, as well as weekends.

Moving is a stressful experience, but these tips can help ease the transition.
