Elevations Credit Union grows mortgage team

Commercial Lending Team hires two, and vendor management focus added to Senior Leadership Team BOULDER – Elevations Credit Union announces the addition of three Mortgage Loan Officers to its team in Denver: Mike Bell, Keri Bills and John Wetzig.

In addition, Jason Barnes and Douglas Thormahlen have joined the Commercial Lending Team, and Gary Kindle has taken on a new role on the Senior Leadership Team as Senior Vice President of Vendor Management.

Historically, (in the “Before Times”, as they’re now wistfully called), second homes were often purchased for use as part-time residences. For example, think of Colorado’s many snowbirds: those semi-nomadic residents who traditionally spend the winters somewhere warm like Arizona or Florida, and the summers in milder climates like Colorado.

management sites like VRBO and Airbnb, second-home buyers could purchase their dream home, rent it out as a vacation rental, and eventually retire to the house in subsequent years.

But the pandemic has pushed more buyers to utilize second homes immediately versus using them as investment properties.

Buyers are opting for comfort and lifestyle over rental potential and future appreciation. Homes that are less than four hours away from primary residences are in

high demand, as homeowners consider these properties as a second home to enjoy for longer periods – months at a time instead of the occasional long weekend away.

This real estate trend is leading to the co-primary phenomenon, where homeowners flip-flop between homes more regularly. In Colorado, communities like Estes Park and Red Feather Lakes, along with their surrounding areas, were once primarily considered vacation spots, but are now seeing increased co-primary sales.

As more parents work remotely and more kids adapt to distance learning, the desired amenities for second homes are also evolving.

With longer stays in mind, buyers are putting a greater emphasis on high-speed internet availability, home offices and learning spaces.

Homes that check all of these boxes are in high demand, often eliciting bidding wars. And if the home has a pool? It’s likely off the market within hours.

COVID risk while enjoying their own space, and the home still provides vacation opportunities.

Those who may have previously considered a second home are deciding that now is an opportune time to buy. Remember that vacation budget we once had?

Many buyers are now using those same funds to make a down payment on a second home instead.

This real estate trend is one we’ll continue to monitor, as second homes become more of a priority for many Americans.

Will the trend suddenly stop with the distribution of the vaccine?

Probably not. If this pandemic has taught us anything, it’s that there are new and improved ways of living that will likely stick around long after the virus is gone – and having two homes to call home is one of them.

Tips for the self-employed: What you need to get a mortgage Prior-year tax returns are no longer enough. Now lenders need a year-to-date profit and loss statement along with supporting documents such as a business bank statement.

In other words, lenders need a lot more proof that you’re in good position to take on that mortgage.

Even before COVID-19, the gig economy was on the rise. By choice or necessity, more and more people worked on their own.

Nationwide, that’s about 35% of the workforce. Here in Boulder County, the availability of freelancers, task rabbit workers or temp workers is ample. According to reporting in spring 2020 by the Boulder Daily Camera, though the exact size of the gig economy in Colorado’s workforce is unknown, they say it’s probably more than 10% of the working population.

In addition, COVID-19 has made many of their financial situations more challenged. In this economic realty, here’s the latest on what to expect when applying for mortgage as a freelancer in the post-coronavirus era and steps you can take to be successful.

Pre-pandemic mortgage approvals Pre-approval for a mortgage is still the standard starting point for buying a home. The goal of this process is to confirm your income.

To document your income, typically borrowers need two years of tax returns and proof that their business was in operation.

This provides a financial statement of losses and gains for a business over a period of time.

In addition, like all borrowers, prospective lenders require a minimum credit score and maximum debt-to-income ratio.

It’s important to find a lender with competitive mortgage rates who can help with pre-approval.

Post-pandemic mortgage approvals So what’s different now that we have the pandemic impacting our economy? For freelancers, the

big change is that documentation requirements have increased significantly.

The pandemic-era economy makes lenders even more cautious about loaning money. The qualifications are stringent and based on who can realistically repay the loan.

Increasing your chances of mortgage approval It’s important to put first thing first. You need to take the usual steps like ensuring your FICO® credit score is 740 or higher and that your debt-to-income ratio is smaller than 36 percent, with no more than 28 percent of the debt going toward servicing your mortgage.

Here again, you’ll need documents to prove your income.

Prepare profit and loss statements and gather bank statements to back them up. To prevent any hold-ups, document as far back as you can. If possible, document 24-months of income flow.

The goal is to prove you can consistently afford loan payments.

The best plan is to be prepared and get these documents ready before you start the process.

Ghost in the house? Could be nice, but maybe not This is the time of year – when the heat is cranked up – that one hears all kinds of creaks and groans in old houses, which I always live

BY MARY in. One time LYNN BRUNY a woman said to me, “I could never live in an old house. I mean someone probably died there.”

I thought, so what? Someone probably died on the street corner you pass everyday. If there were white dots everywhere someone died on this planet, there would be a sea of white. “It’s also the ghost thing,” she added. “They freak me out.”

I’ve read that 20 percent of people believe in ghosts; 25 percent more think they could exist. Even more interesting, 18 percent think they’ve encountered one.

I’ve never had an issue with the thought of a person dying

in a house I live in. Circle of life and all that. And I’m not all that concerned about ghosts. I mean, why do we assume that ghosts are always bad? Maybe some ghosts are nice, even helpful.

For instance I would like a nice turn-of-the-century ghost around. Standard ghost of that era: Beautiful Gertrude just hasn’t been able to move on to the next level since her fiancé left her at the alter and she offed herself, so she’s floating around in a lovely hand-embroidered wedding dress looking for ways to find meaning in her afterlife. I say put her to work! Make her feel useful!

“Gertrude, luv, would you float this pile of laundry up the stairs and into my closet? Thanks ever so much.” “Gertrude, darlin’, be a peach and glide over here with a soda and some chips, will you?”

“Gertrude, would you hover over the kiddos until they fall asleep?

You’re an angel! Oops! You know what I mean! Ha, ha!”

Typically in movies we see the angry ghost in a big, formerly grand house that is now run

down, super spooky and full of dust and cobwebs. When someone walks in, the floorboards creak and bats fly every which way.

Perhaps this ghost is grumpy because no one is taking care of their beautiful old house.

After building and furnishing this sumptuous home, they die unexpectedly from a paper cut (pre-antibiotics).

Then the folks who inherit the house let it go to hell in a hand basket, and this just ticks off this ghost to no end. The property ends up getting foreclosed on, somehow the badly run bank looses the paperwork, and the formerly glorious home sits unoccupied for decades, slowly decaying. Well, this would tick me off too.

Like if I were to die tomorrow, let’s say I fall down the stairs and hit my head on our beautiful newel post – a really fitting way for a remodeler to go – perhaps I would want to hang out in this house I just finished renovating.

You know, enjoy my work for a few centuries before I move

again to the next plane of existence (which no doubt will need some work). Well, it would really bother me if my house’s next homeowners were shiftless, clueless slobs.

Over water a houseplant on the mantle I painstakingly patched, sanded and refinished? I will knock that sucker off and float your dry clean only shirt over to soak up the water. Let your dog scratch at the doors? Fido’s food dish will end up in your pot of simmering bouillabaisse. Talk about replacing the beautiful historic windows? Watch what happens to your vehicle’s windows (despite your “Coexist” bumper sticker).

Wow, apparently I would make a really nasty ghost. Maybe people should be afraid of ghosts in old houses, especially persnickety ones with big head gashes.

Sadly, the Level Red public health order may have a serious impact on restaurants, especially if it becomes a drawn-out process. What, then, can restaurants do to re-invent themselves? While alcohol sales contribute much to the bottom line, perhaps the focus needs to be placed elsewhere in the short term.

How about high-quality take outs, or delivery? Our family, for one, would welcome dishes of comfort food that would feed the family at least once and sustain being frozen for seconds.

Lasagna, ratatouille, stew—pot pies, even. Superior packaging would be a plus. Do away with the common cheap polystyrene packaging in knotted, leaking plastic bags and swap it for something inexpensive but a little more presentable. Convert the kitchen to a food factory and save staffing costs (lamentably on their account), but do anything to survive. In recognition of the situation, we all should tip more generously.

on’t you wish you had a crystal ball with perfect vision to peer into the future of real estate? Last year at the same time the word

BY DUANE “COVID-19” DUGGAN did not even Realtor and Author RE/MAX of Boulder exist in our vocabulary.

The future always has been – and always will be – a bit fuzzy.

Between the presidential election this year and COVID-19 sweeping the globe, 2020 has inserted a great deal of uncertainty into people’s lives. Nevertheless, regardless of what happens in the world beyond our personal control, people will always need a place to live, and our population and household creation levels continue to increase. Since the recession ended, there have not been enough new homes built nationally to keep up with demand. Consequently, even though real estate took a pause in the spring during coronavirus stay-at-home restrictions, it has continued to be a bright spot in the nation’s economy.

Colorado is a very attractive place to buy real estate, but even more so, Boulder County. Over the last 42 years that I have been a Realtor® here, we have seen strong real estate appreciation and stability. We have weathered December 18-19, 2020

recessions, 16% interest rates, and yes, even COVID-19. That’s why Boulder has been ranked in the top three housing markets in the nation for home price growth and stability by SmartAsset six years in a row.

On Dec. 8, I had the privilege of watching a presentation by the Chief Economist of the National Association of Realtors®, Dr. Lawrence Yun, and the leader of the world’s largest real estate coaching company, Brian Buffini.

These two highly respected speakers in the real estate industry have a wealth of knowledge and research at their fingertips, making their predictions a little clearer than mine – or many others. Here’s what they each of them had to say.

Dr. Lawrence Yun opened with his presentation by reporting that COVID-19 has not affected real estate the same way as the recession of 2007. “At the start of the 2007 recession, we had subprime loans out there and a 10-month supply of homes.

Coming into 2020, there had been eight years of stronger loan underwriting, a two-month supply of homes, and historically low interest rates. Even though we missed the spring real estate selling season, home sales shot up 20% in the latter part of 2020 compared to the same time frame in 2019.”

He continued, “On an annualized basis, even with the spring pause, home sales were up about 5% over 2019. It will be interesting to see what the data

looks like once all the 4th quarter statistics are in.”

Yun made it clear that home sales would be even higher if we had more homes to sell. In nearly every major market across the country, there is a lack of inventory of homes for sale. One of the trends Yun pointed out was relocation activity and housing preferences, which have arisen from remote work. “This has caused a considerable amount of real estate activity. Many have left the cities for the suburbs since they can work from home or only go to the office a couple days a week.

This makes longer commutes more acceptable if someone only has to do it a couple times a week.

Another trend is back to bigger houses, maybe with one or two office spaces, more and larger play areas and living spaces to make it easier to deal with stay-at-home orders.”

Yun’s crystal ball predicts, “Home sales will rise 5 to 10% in 2021. Employment will come back as the vaccines are deployed.

Low interest rates will continue throughout the year. The workfrom-home flexibility will cause flight to the suburbs. Prices should continue to rise in the 3 to 5% range.”

Brian Buffini noted that the Chairman of the Federal Reserve has said the Fed funds rate would likely remain in the 0.25% range through 2023. This government pressure on interest rates should keep the mortgage rate similar to

what it is now in 2021.

Buffini outlines three trends that echo what Yun mentions. The first is what he calls “decentralization,” or the move to the suburbs.

Buffini says, “Residential tenants’ movements to the suburbs is a leading indicator that homeowners will be making that move in larger numbers. It is easier for tenants to quickly pull up stake and move, and that is happening.”

Second, relocation is quickly transforming. With the flexibility to work from any location, homebuyers are fleeing to suburban towns and vacation hotspots. “Areas known mainly for vacation homes have seen sales rise dramatically as people can work from their favorite vacation spot.”

He says that “another trend is that buyers are moving to areas with lower taxes, lower government regulation and warmer climates.“ Third, he observes, “Buyers are upsizing. Prior to COVID-19, big homes were falling out of favor.

Now, with COVID-19, the demand for office space, larger living areas and even classroom space for kids is high. Plus, 52% of millennials are still living at home, requiring more independent space. “ There you have it. Two of the most renowned real estate experts in the county have similar insights and reflections. Next year at this time, we will see how true their forecasting has been. In summary, what this all means is that housing inventories are likely to remain low, keeping home prices stable and slightly rising.

What about raising your own backyard chickens? It is easier than you think and extremely rewarding with fresh eggs that taste rich and have bright yellow yolks. According to a 2007 Mother Earth News study, freerange eggs can contain a third-less cholesterol and more vitamin A and E, beta-carotene and omega-3 fatty acids than grocery store eggs.

They are a visual treat as well with blue, green, tan and white eggshells.

“It’s fun to open the nesting boxes and see how many eggs are waiting each day,” said 12-yearold Boone K.*, who oversees his family’s chickens in their Boulder backyard. “One day there won’t be any and then the next day there is an explosion!”

Boulder has long permitted having chickens, but some surrounding communities have only recently come on board and may require a permit. Boulder allows up to eight chickens per home, although roosters are not permitted due to their noisy crowing. Rules for having chickens vary by community so be sure to check your city or county ordinances. Also, HOAs will have opinions about this as well.

A secure chicken coop is imperative to provide shelter and to protect the hens from predators.

They can be purchased readymade, as pre-fab kits or you can be creative and design your own.

Boone, who refers to his hens as “the girls,” said they are easy to care for. They need food, water and shelter and must get time and space outside to run around. “It’s 12

not good for them to be cooped up,” he explained. He also said that despite what you may think, chickens are not smelly nor noisy.

“You just have to clean the coop a couple times a month. And they only make noise clucking if they want to be let out,” he said.

Hens start laying when they are about one year old and lay every 25 hours during warmer months.

(You don’t need a rooster for them to lay eggs.) Egg production slows down when it gets colder. They eat kitchen food scraps, including meat and vegetables, and dig up insects and worms in the yard.

(Just protect your favorite flowers and plants!)

Boone’s family chose breeds that are cold-weather hardy as well as people-friendly, such as Rhode Island Red, Speckled Sussex, Ameraucana and Buff Orpington (the hens follow Boone around the yard like puppies).

Keeping chickens “isn’t a fulltime job,” said Boone, but requires tasks that need to be done on a regular basis. The result will be a flock of happy and healthy hens providing you with fresh and nutritious eggs.

Farmer winter reflections in the time of COVID-19

By Adrian Card Colorado State University Extension Boulder County Winter is the dream time for crops farmers. The frozen soil here is a welcomed time for rest, recuperation from the struggles of the growing season and reflection on what needs adjustment and what new to implement as they soil thaws next year. And oh, what a year for reflection!

Many Boulder County farms were forced to pivot in 2020 from restaurant and farmers market sales to increased existing Community Support Agriculture programs, strict farm stand protocols and/or to online sales platforms. Some CSAs indicate a customer increase of 400% and online sales were a boon for many local farm.

While none of these were easy and all incurred some additional operating costs, it would appear that many local farms were able to pivot and end the year with anticipated or better than anticipated sales income.

The joy of gifting

By Katie Laughridge Tribune News Service (TNS) The tree is lit, the table is set and your home is smelling of Frasier fir and holiday tidings. There is nothing left to do but sink back into your beautiful plaid pillows and kick your feet up….wait a minute…presents!

If you are like me, all year long I see items where I think “this would be perfect for so and so!” and then promptly forget each and every idea once gift buying season comes around. Few things give me as much joy as seeing (or in hearing over the phone this year) how much a loved one has enjoyed a present I’ve gotten for them. With 2020 throwing a wrench in normal holiday gatherings and events, I’ve been racking my brain for gift ideas that are easy to ship and can enhance the homes that we are all spending so much time in this year! I’ve come up with a short list of ideas.

I like to gift friends and family trinket boxes and plates to place around their homes. They are

easy pieces to incorporate into any room and have so many uses.

Whether it’s keeping keys in a safe spot, a landing spot for a candle, or a place to put your jewelry at the end of the day, everyone can use a trinket container. These are also great giftable things to pair with other items. This year I’ve been sending them with my new Hazen & Co. “Katie Stack” bracelets as an added bonus gift!

Who doesn’t like to cuddle up in a beautiful throw blanket when the cold winter weather is raging outside? I know I do. Blankets are easy to ship and are always a welcome addition to a home. I tend to stick toward neutral colors and classic patterns so that my gifted throws can be used for years to come. Toss in a candle to add extra coziness – because you can never have enough candles.
