December real estate market update BOULDER – The December market stats are in for Boulder County. It was another roller coaster ride for the entire county.

The average

BY MARY HILL price of single The Hill Group, family homes in Coldwell Banker Boulder County increased $16,823 between November 2019 to November 2020, but decreased $55,321 from October 2020 to November 2020.

Boulder and Erie saw price decreases in both timeframes.

Longmont’s home prices increased in both time frames while Louisville’s prices increased year to date, but declined between October and November 2020.

Here are more detailed statistics for single family homes in Boulder County, Boulder, Erie, Longmont and Louisville for November 2020.

Boulder County The average price of a single family home was $819,394 in November 2020, down $55,321 from October 2020. The price per total square fell $5 even though there were 130 fewer homes for sale and 55 fewer closed sales, as well as, 115 fewer homes under contract. This indicates Boulder County has fewer buyers looking to buy, driving prices lower than in October.

Boulder In Boulder, the average price of a single family residence fell to $1,245,372, down $144,491 between October 2020 and November 2020. This occurred even though it too had fewer homes for sale, fewer closed sales, fewer homes from which to choose and a lower cost per

average square foot. Boulder, for a change, was not the hot market in November 2020 it typically is.

Erie Continuing this trend of lower prices for single family residence home prices in Erie fell $64,549 from October to November 2020 to $576,174. Prices in Erie also fell from last November to this November. Buyers were not into paying top dollar for homes in Erie either, even though there were fewer homes from which to choose and the price per square foot was only $1 more than in October 2020.

Longmont Home sellers in Longmont continue to reap the benefit of people wanting to move there.

Home prices in Longmont increased to an average of $609,743, both year to date and from October 2020 to November 2020. With fewer homes on the market the price per square foot increased to $231.

Louisville Louisville’s average price for a single family residence was $744,969 in November, a decrease of $49,821 since October, but an increase of $35,854 since last year.

Between October and November, the average price for single family residence homes in Boulder County fell in all towns surveyed except for in Longmont. This indicates the real estate market is cooling off from the incredible surge in prices in October 2020.

If you are in the market to buy a home in Boulder County now may be a good time to do so.

However, if you are a homeowner in Longmont you are in a great position to get a good return on your home.

BY MARY price. During LYNN BRUNY the holidays, buyers have more time to look at houses (while now following strict COVID safety guidelines). Many homes look especially appealing this time of year with decorations creating a charming holiday scene.

If your house is one of these and you want to move, you should consider selling. Our house, however, is not in selling form this time of year. Matter of fact, our house looks like Santa’s workshop where overworked elves are near nervous breakdowns.

Let’s start with the Christmas tree. When our kids were growing up, I put on gobs of ornaments after drowning the tree in lights.

But now I find with each year I get lazier and put on less stuff. In some future year I’ll be down to five ornaments and one strand of half burned-out lights.

“I think the tree looks more natural this way,” I tell my befuddled spouse who has a concerned look on his face. Not sure a potential buyer would see it so much as “natural” as “sadly lacking.”

It’s probably also not a good selling feature that our cat likes to crawl up said tree. Having a 14-pound screeching feline flying out of a Christmas tree as you walk by is probably not a positive experience for potential buyers.

Then there are all our holiday mess zones. First, our guest room is wrapping central, with bags, paper, ribbons, tags and bows strewn about in a muddled mess.

Try as I do to keep all these items in some coherent order, the rest of my family and our cat does not share my organizational values. It isn’t the holidays unless all rolls of curling ribbon – which start out neatly wound – become jumbled

together in an unusable mess that can only become a cat toy. How does this happen each year? It’s a holiday miracle, at least from our cat’s perspective.

Additionally there are the production areas where the overworked elves are cranking out goods. For some ridiculous reason most years I think that it’s a great idea to make holiday cards.

Thus our dining room table turns into a manufacturing line for 70 cards made with love, sometimes frustration and usually cursing.

And for yet some other reason I probably require therapy to understand I also feel the need to make holiday gifts, as do our offspring. These projects cover the surfaces of the kitchen and my office, and are usually still under production until Christmas Eve. I think this is why elves are so short: stress and adrenaline stunt their growth.

For showings you’re supposed to make your cupboards look neat and barely filled, like the work from the psychotic minds of Martha Stewart and Marie

Kondo. During the holidays, our kitchen cupboards and refrigerator typically are the opposite: They’re over stuffed with items piled precariously atop each other, threatening to fall out each time a door is opened. Again, probably not a smart selling tactic.

Finally there’s the bane of the holiday, cookie sprinkles. Like glitter, once these are let loose from their containers they seem everlastingly in one’s house. Our sons somehow fling these far and wide while baking. How the heck do they get to the powder room floor? Carried in by slippers or the cat’s fur? Another holiday mystery.

It might be a super hot market, but I’m sure most buyers are looking for a calm, pleasant vibe in a house (perhaps like yours), not the chaotic scene at our place that to us is “home for the holidays.”

What is an interest-only 30-year fixed rate mortgage?

An interest-only mortgage allows the borrower to pay just the interest on the loan for a set amount of time. This may be an appealing option for those looking to improve their cash flow for a few years. For those who choose a fixed rate interest-only 30-year mortgage, you’ll pay only interest for 10 years before the loan is amortized for the remaining 20 years.

What is an interest-only adjustable rate mortgage?

Borrowers who choose an interestonly adjustable rate mortgage will pay only the interest on the loan for the introductory period, which is typically seven or 10 years.

Many interest-only ARM loans are structured as 3/1, 5/1, 7/1 or 10/1. For example, if you choose an interest-only ARM structured as 10/1, you’ll pay just interest for

the first 10 years. After this, your rate will change once per year and you’ll begin to pay the principal over the remaining term of the loan.

Who is a good candidate for interest-only jumbo loans?

Interest-only fixed or adjustable rate mortgages aren’t the best fit for most buyers. However, if you have impeccable credit, ample reserves, and a low debt-to-income ratio, this type of loan may be a good choice. If you’re interested in pursuing this option, keep in mind that the minimum down payment is 30 percent and the maximum loan amount is $1,000,000.

Interest rates are currently at a historic low, making it a great time to buy for those who are ready.

Protecting your plants from larger mammals

By Sharon Bokan Colorado State University Extension Boulder County In previous articles, I have written about the damage rodents and small mammals cause to your landscape plants, but larger mammals such as deer, elk and bobcats can damage landscape plants too.

Deer and moose are browsers meaning they predominately eat forbs (broadleaf plants) and shrubs and trees but also graze grasses. Elk are mainly grazers but browse forbs and shrubs when grass is lacking or unavailable.

Fruit trees such as apples are a favorite browse. These mammals can also use your trees and shrubs to remove the velvet from their antlers prior to the rut.

Fencing around plants is the surest way is to exclude them from accessing plants both as food and to remove antler velvet.

Use heavy duty woven or welded fence material to build a circular exclosure around the plant securing it to four t-posts or other stakes pounded into the ground.

than the farthest out branches allowing space for plant growth and if the animal decides to use the fence for velvet removal. A fivefoot high fence is adequate for deer, but higher fence may be needed for elk and moose. An electric fence is also effective. To make the electric fencing effective, put peanut oil or peanut butter on the wire prior to electrifying it. When the animals lean against the fence, they do not feel the shock as their hide is thick enough to insulate them. They are attracted to the peanut smell and either stick their nose to the wire or lick it. This gives them just enough of a shock (not enough to harm them) that it deters them from feeding on the plant.

Other methods to deter them

from browsing are bud caps, taste and smell repellents. Bud caps are simply pieces of paper stapled around the new buds on conifers.

They are labor intensive to install, and deer can learn to remove them, or they may blow off in high winds.

Repellents are effective, but you need to reapply them periodically and you need to change the repellent type (main ingredient) periodically, so they don’t get accustomed to the taste or smell.

Two ingredients in taste repellents that have been proven to be effective are capsaicin (hot sauce) and putrescent egg solids. If you use the capsaicin (hot sauce) make sure that you use the 100X (6.26 percent) version, lower percentages are less or not effective at all.

Odor/smell repellents deter by the odor they emit. Putrescent egg solids emit sulfur compounds (rotten egg odor) which deters wildlife. The other smell deterrent is blood meal. We won’t notice these odors, but the wildlife can smell them. Big game repellents containing putrescent egg solids have proven to be effective. You can make your own egg solid repellent by mixing a dozen eggs

with enough water to make a gallon. The mixture can be put in a sprayer for application. To keep the sprayer from clogging, remove the chalaza (the white membrane attached to the yolk) and strain the mixture before putting in the sprayer. Repellents must be reapplied periodically as precipitation and sunlight break them down. It’s also a good idea to change which main ingredient you use. That keeps the animals from getting accustomed to the repellent and just ignoring it.

Domestic cats and wildlife such as bobcats and porcupines cause damage to trees by scratching the bark. The only way to deter them is by wrapping the trunk with hardware cloth (three feet high for the cats) or metal flashing (three feet high for porcupines). The flashing or wire must be expanded as the trunk grows to not damage the tree.

Ask yourself, “Do I own any real estate?” Since the answer is no, it’s time to start laying the groundwork. In general, the sooner you can own real estate in your life, the more likely it will be a useful source of retirement income. Now is a good time to get started. You can meet with a Realtor® and develop a plan to make the first home purchase as soon as it is feasible for you.

If you already own a home or investment property, here are a few things you should evaluate during your annual real estate checkup: Get a market analysis from your Realtor One of the wonderful things about real estate in our area is that it has increased in value over time. Sure, it has seen ups and downs, but when I started working in real estate in 1978, Baseline Subdivision homes in the city of Boulder were selling for under $30,000. Now, it 2020, these homes start at around $650,000. As a homeowner, it is a good idea to ask for an updated value of your home each year and apply that information to your financial statement. You can use that information for planning and studying your financial future, relative to real estate and anything else you might invest in.

Check your insurance coverage Double check your insurance coverage and see if it is in line with replacement coverage.

Check your loan balance on your home and/or your rental properties If you have an amortized loan on your home, that means the loan balance goes down each month.

On a 30-year loan, principal reduction is fairly slow in the first half. If you keep the property and the loan for a long time, at about year 14, the principal reduction happens pretty rapidly. It makes it fun to see how much your equity has increased each year.

Check your interest rate Over time, we tend to forget what the interest rate is on our home mortgages. Interest rates currently remain at historical lows, so now might be a good time to refinance into a lower payment. Remember, if you have a five-year-old, 30-year amortized loan, for example, if you refinance, you start over on a new 30-year schedule. Refinancing at a lower interest rate and starting over on a new 30-year amortization, could substantially lower your payment. If you are able to eliminate mortgage insurance as well, you might really like your new payment .

Decide on your loan term, if you refinance If starting over on a 30-year loan doesn’t excite you, it is possible to refinance into a 15year loan. If your goal is rapid principal reduction this is one way to do it. The payment will be higher, however, and this could potentially make it tougher to meet the qualifying requirements.

Some lenders will allow you to recast your loan at a new interest rate and over a term you would like. In other words, if you are 10 years into a 30-year loan, a lender might be able to make a new loan at today’s rates, but on a 20-year amortization. You might have the benefit of a lower payment if the interest rate is lower than your current rate, and not add 10 years to the loan.

Mortgage insurance removal Mortgage insurance, for purposes of this discussion, will pay off your lender if you default. There is another kind of mortgage insurance that like life insurance, if you die the loan gets paid off so your loved ones don’t have the burden of a mortgage payment.

Knowing your loan balance can help you determine if you can get rid of mortgage insurance.

Many homes were bought with low down payments. As a result, many homeowners have private mortgage insurance as part of their payment. The combination of rising values and principal reduction could make you eligible for removing the private mortgage insurance and lowering your payment. Check with your current lender to see if the mortgage insurance can be removed or if you need to refinance to get rid of it. You may not be able to do it now, but you can make a plan

Meet with your real estate lending professional and Realtor Knowing the current value and loan balances on your property gives you a wealth of information with which to discuss with your mortgage lender and Realtor. By knowing this information, you will learn how much equity you have. If you have equity, you have options to continue to grow your real estate portfolio.

If your family size has increased, you might need a larger home. It could be possible to purchase a larger home and build your real estate portfolio at the same time.

You can check into refinancing your old home, rent it, pull cash out for your down payment, and then buy your next personal residence.

If you are happy where you are, it might be possible to refinance and pull cash out to buy a rental property. By meeting with your mortgage lender, you can determine if you can qualify, or formulate a plan to be able to qualify in the future.

Get a home inspection A home and a rental property can be an individual or family’s biggest investment in their life. Like anything else that is important to you, it is advisable take good care of it. It is vital to get a home inspection every once in a while.

Spring is a great time to do that, to ensure that snow won’t be covering up any potential issues.

For example, when was the last time you crawled up in your attic? There might be a family of raccoons living there! The point is that a home inspector can alert you to simple repairs and maintenance items that might prevent significant problems down the road. This helps you maintain your property and allows you to anticipate big-ticket updates, like a roof or furnace replacement, and budget accordingly.

only stand-alone “Association of Zoos and Aquariums”-accredited facility in the world dedicated to invertebrates, plans to relocate to Baseline in the future.

Model homes open, apartments renting for March Baseline’s guiding principles (stewardship, healthy living and innovation) have led Harris to branch far out from the average planned community. Instead, Baseline aims to include multiple housing options for a variety of price points, to map the carbon footprint of the project and meticulously steward energy consumption, to champion outdoor and active living and to usher scientific institutions, a medical campus and a STEM school to Baseline.

“We don’t take our statement ‘a home for everybody’ lightly,” Harris said. “The price to pay for the area surrounding us starts at $700,000 to $800,000 and rises to over a million. We’re offering new homes in a thoughtfully planned community, some of which start in the high $300s. It is rare to see new homes at that price point.” Baseline envisions a community of people from diverse backgrounds and ages – “singles, first-time homebuyers, young families with kids, empty nesters – a community for everyone who believes in sustainability and the life Baseline offers,” Harris added.

Baseline’s two newly announced builders, Thrive Home Builders and Meritage Homes, will soon break ground. To view floor plans and model homes, “you can literally shop for homes from home” via the integrated home tours on Baseline’s website or a socially distanced appointment for a model home walk-through, Harris said. “We are coming out of the ground in earnest,” he continued, and initial West Village homeowners are expected to move in before the end of the year. Additionally, PARK40 rental apartments will open in March (see below).

‘A home for everybody’ Stand-alone homes from David Weekley Home’s Pinnacle and Peaks collections will range from 1,779 to 3,152 square feet and start in the high $400s. KB Home’s paired patio villas will span 1,430 to 1,963 square feet and start in the low $400s.

Rowhomes from Thrive Home Builders will number three stories, 1,100 to 1,619 square feet and two to three bedrooms.

Starting in the high $300s, they will all include a one-to-two car garage with a separate first floor flex space, ideal for urban dwellers desiring bike storage or a small home office.

Three-story townhomes from Meritage Homes will offer three to four bedrooms, three-and-ahalf baths, a two-car garage and an optional rooftop deck. Coming in at 1,800 to 2,100 square feet, Meritage townhomes will start in the low $400s. “At Baseline,

attainability is very real,” Harris noted. “Because we are offering rowhomes, townhomes, urban single-family detached homes, not to mention rental options and rental townhomes, there are a lot of homes from which to choose.”

For those looking to rent, PARK40 apartments in Baseline’s West Village will feature 313 apartment homes, from 568-square-foot studios to 1,434-square-foot threebedrooms. The high-amenity apartments will include a clubhouse with yoga and fitness studios, a demonstration kitchen and a library. A pool, spa, bark park, parcel pickup and playground round out the lifeenriching enclave.

Green homes, infrastructure for green living Baseline homes will adhere to above-code sustainability guidelines, and drip irrigation and differentiated planting will dramatically conserve water.

Harris said, “We’re working on a sustainability program for all our vertical development and are including alternative energy, LED lighting and a whole palate of options to reduce energy consumption and water consumption and to improve air quality.”

An amphitheater, expansive fields and an artful promenade will anchor community gatherings, while “playgrounds and sport courts are planned as a daily invitation to stay active,” Harris said, emphasizing, “Infrastructure is not just about roads and bridges; it’s about how

people live.”

Walk-to-work flexibility, schools and science “We recognize that COVID-19 has changed how we work, learn and play,” Harris said, “and we’re taking that into our design considerations. We also know human beings still want to socialize. This is our hopeful component but also our realistic component.” To that end, the outdoor-focused, pedestrian-friendly Baseline aura will culminate in the Center Street District, composed of local retailers, farm-to-table dining, cafes, beer gardens and frequent events in the public square. Abundant commercial space will ultimately support professional offices and scientific institutions. The K-12 charter school Prospect Ridge Academy is accepting students, and Baseline is in conversation with Adams 12 Five-Star Schools and Broomfield to open a project-based-learning school that will partner with STEM-industry professionals in the classroom.

“This is an exciting time for this location, as Denver is expanding to the north, and Boulder keeps growing to the west,” Harris concluded.

“We are at the bullseye of that intersection, close to the airport and the amenities Denver and Boulder have to offer.”

Is radiant heating right for me?

By Paul F.P. Pogue Angie’s List (TNS) Imagine stepping out of your bed or from the shower onto a warm floor that continuously, invisibly and quietly generates comfortable heat for your home. That’s far from a dream – radiant floor heating systems can make that a reality.

Radiant floor heating is one of the oldest methods of home heating. The concept goes back as far as ancient Rome, and is a common technique used around the world today. And in America, it has caught on quite a bit in recent years.

Radiant heat systems use fluid running through pipes buried beneath flooring to heat objects in the room, as opposed to heating the air as conventional forced air systems, like gas furnaces do. Because that heat isn’t lost through the air, but instead stays with the objects being heated, the result is more efficient heating.

And since heat rises, you get the most effective heat when it

starts from the floor and moves upwards.

These systems bring many major benefits, as they are comfortable, efficient, unobtrusive

and quiet. Not only will your heating energy costs go down, but the minimal moving parts means these systems require little maintenance. They typically last 25 to 30 years – twice as long as a standard furnace.

Another big benefit of radiant heating: It doesn’t require pushing air around so it lowers the amount of dust and allergens being circulated by the system.

Since heat is being provided evenly throughout the room, you don’t have hot and cold spots in different areas.

Heated floors also tend to boost interest when selling your home.

They add a significant luxury bonus that can attract buyers.

Most sub-floor heating systems, known as hydronic systems, rely on fluid flowing through PEX piping. Others – generally designed for smaller areas like a bathroom – use electric cables.

The systems can be installed under a concrete slab, under flooring or attached directly to the subfloor.

Though in-floor systems can be

designed to heat an entire home, the more conventional use is for zoned areas, like a bathroom, kitchen or driveway (where they can melt snow with no effort on your part!).

The biggest downside to radiant heating is that it doesn’t come cheap. It’s ideal to install such systems in new construction or during a remodel, but there are a variety of possibilities to retrofit them into an existing home with minimal intrusion.

Installing radiant heating in a smaller area is likely to cost a few thousand dollars. A whole-house system for a typically sized home is likely to run between $20,000 and $35,000, depending on the size of your home and type of system you install.

Radiant heating requires particular expertise to install.

It’s important to hire a licensed, bonded and insured HVAC company with experience in the kind of radiant technology you’re installing. Ask them to perform a heat load calculation to ensure the system is properly sized.

Christmas décor: Touch of traditional

We’ve covered a lot of holiday looks this year, from Santa’s Workshop to Woodland Wonderland to Beautiful Blue Christmas. I want to round out our column with a look that is full of classic Christmas colors and nostalgia.

In a year such as this one, I find myself craving the comfort of the well-known and the traditional holiday atmosphere from my childhood. I’m talking punchy greens, shiny reds and all the ribbon, perfectly mismatched ornaments and bubble lights that I can find.

For me, there is a calmness to be found among the chaos of a fully festive tree; it reminds me of sitting in the midst of my jolly family just taking in the scenery and being thankful that we are all together to celebrate.

One of our most-asked-about corners of the shop is our “Shuttered Window” room where we have displayed our classic Shiny Brite ornaments and festive bubble lights.

This look practically carols Christmas at you! The bubble lights in particular have a special meaning for me, as my dad’s dad likes to share a story from his childhood when he saved up his pennies to buy a set for his mom. He trudged through the Minnesota snow with his pocketbook to get them for her. I think of that story every time I see

bubble lights and it makes me smile.

While Shiny Brite ornaments haven’t been around since the 1940s and 50s, the line and its pieces are inspired by holiday décor from that time. These vintage-inspired ornaments look fantastic decked out on a tree from top to trunk, or blended in with family ornaments and all the holiday odds and ends that have been accumulated through the years. The look overall reminds me of homes that have both a “display” tree, which many of our other designs trends towards, and the “actual tree” full of heirlooms, homemade ornaments, and milestone trinkets that make up the history of a family.

Few things warm my heart more than seeing a tree that is turned into a tapestry of family moments and memories. I must admit, I get a little teary-eyed pulling out all the bits and bobs from years past that decorate our tree. At the end of the day, Christmas is about more than ornaments and decorations and gifts under the (impeccably dressed) tree.

It is about spending time with those we hold near and dear and the memories that we make together.
