We’ve all heard the old real estate adage about “location, location, location”. And while location is definitely important, we could also

When looking for a new home, there are many factors to consider: the aforementioned location, architectural style, move-in-ready or fixer-upper, lot size, out buildings...I could go on. Finally finding your perfect home in the perfect neighborhood can be thrilling - but have you considered what side of the street the house is on? Where the best views are? Whether the bedroom is east-facing or west-facing? What kind of light the backyard gets?

It’s these seemingly small aspects that can make a big difference in how (and where) you enjoy your new home. Some of these considerations relate to light and climate, while others are cultural or of a personal preference. Let’s dive in to some of these finer directional details.

In Boulder, we like our views and getting a peek at the Flatirons can add value to a home. But it’s worth considering where that view is achieved. As most of our daylight hours are spent in hightraffic spaces like the living room, kitchen, and dining room, views captured from these well-trodden rooms tend to be more desirable.

But for some, the romantic framing of a bedroom window’s mountain view can speak to the

heart. Aside from the coveted Flatirons, any pleasant outdoor view is worthy of consideration.

Speaking of the outdoors, there are plenty of exterior features to consider when choosing your new home. If you love spending time on the patio, consider which way the sun shines and wind blows. In Boulder, for example, summer’s westerly Golden Hour is a coveted time of day - while wintery wind gusts most often come from the west. And for those with a green thumb, a south-facing backyard is better for growing plants, flowers, and vegetables.

Lot placement can be important for energy conservation and comfort. Typically, a south-facing home gets sun for most of the day, especially at the front of the house, and will usually be brighter and warmer. Meanwhile, a north-facing home gets sun at the back of the house, allowing for less light and cooler temperatures during the day. And of course, light has a direct effect on both the early birds and the night owls of the house. East-facing bedrooms are great for those who love to rise and shine with the sun. If you’re inclined to stay up late, a west- or north-facing bedroom will let you sleep in longer.

Another Boulder-specific consideration is snow shoveling.

If you’re house-hunting during the summer months, this may not be something you’re thinking about but know that those north-facing houses will require more foulweather maintenance. Slip-sliding on your shady walkway all winter long? That’s definitely no fun.

Culturally speaking, the direction a home faces can be of the utmost importance. Many people already know about feng

shui, the Chinese art of placement.

In that tradition, the best orientation for the front door can depend on the “lucky” feng shui directions for the home’s family members.

In Vastu shastra, the ancient Indian science of architecture, the principles focus on how the laws of nature affect human dwellings. It’s based on directional alignments and primarily focused on how our architecture integrates into its natural surroundings.

A house constructed with Vastu principles is said to drive the negative energy away, inviting in peace, success, supreme powers, holiness, and opulence to the residents. In the Vastu system, east and north are considered to be of great importance for prosperity and health, and north-facing homes attract a wide range of positive energies into the house. If your home faces another direction, all good vibes aren’t lost; there are Vastu remedies, like bright lights and greased door hinges, that can amplify your home’s positive energy.

The next time you’re house­ hunting, open up the compass app on your smartphone to get a better understanding of a home’s placement not only on its lot, but on planet Earth. Because at the end of the day, the last thing you’d want is to face the wrong way.

BY MARY harrumph, LYNN BRUNY “Why bother during this God-awful year? ” But if there is one thing we all could use now it’s some holiday cheer, so don’t give up.

Sometimes holiday decorating causes a bit of stress, but it’s still worth the effort. (Holiday stress: A human tradition since the dawn of time.) For instance, when our kids were growing up we would always have a family outing to pick out a real tree, a Norman Rockwell moment many parents strive for which often is tempered with tiring reality. When the boys were little it seemed to take hours to feed, coral and properly bundle them up before heading out, often

requiring us to unbundle and re-bundle for yet another trip to the bathroom. When we finally got to the sales lot we would search the area, looking at what felt like every tree several times from several vantage points. After a mind-numbing family debate - amazing how even a five-year old can be so opinionated - we’d make a final selection and stand in the long line to pay.

After getting home with parental patience and energy running low, we’d struggle to get the scratchy tree off our vehicle and drag it through the front hallway to the living room while it shed needles and knocked pictures off walls. Finally we would jam it in our janky oldfashioned tree stand with rusty twist screws (barely functional but classic) where once secured it would lean cockeyed in some odd direction. Being a detail-oriented and thoughtful spouse, I would point out this deficiency to my beloved. He, at his breaking point, would insist it was just fine as it precariously threatened to tip

over and sometimes did, spilling water and needles on the floor, infuriating him further.

One of these times, our oldest son, then about eight and not use to seeing mommy and daddy losing it, bemoaned while on the edge of tears, “This is the worse Christmas ever!” Boy, my husband and I still get a good laugh out of that one. Poor little guy! Real parents and real life: Sometimes they just rot. (Never fear: Our son wasn’t permanently scarred; he loves Christmas trees.)

Recently my husband has been relieving his quarantine antsy-ness by going through an organizational/stuff reduction kick, usually pulling out boxes of things of which I’m in charge.

(Meanwhile, boxes of huge old electronics sit patiently in the basement waiting for the 80s to come back. I hear disco is in again; perhaps mammoth speakers and receivers are too, and he’s ahead of the curve.)

Recently he took out our boxes of holiday decorations.

Apparently, for the past 30 years

these boxes have had wild times up in the attic and multiplied like bunnies. I remember when we had one box of stuff; now we have enough to decorate a small Bavarian village. Each season I use a portion of this, but this year I may go wild.

An upside to this year is since no one is coming over to our homes, we can all go a bit decorating mad. We can all let our inner ten-year-olds take charge. Want to have an army of mechanical snowmen sing and dance every time you walk by?

Enjoy! Want to set up a Lego winter village on every horizontal surface of your home? Go for it.

Want to leave your tie-dye themed Christmas tree with psychedelic flashing lights up until you get vaccinated? Great plan. Just make sure the tree is straight. That’s really important.

adult family members to take up gardening. The intergenerational sharing of growing something green was the right activity for quarantined people.

Gardens sprang up in nooks and crannies, front yards and sidewalk strips, on balconies and decks. Stores sold out of seedlings and seed companies couldn’t keep up with demand. People across the country embraced gardening with a passion we haven’t seen in a long time.

The desire to grow married up with the desire to help others, and the collective anguish over our situation gave rise to a movement based on vegetable patches and dirty hands. Hundreds of gardeners signed up to grow extra food to donate to local food banks and pantries, and others gave without enrolling in a program or project.

Gardeners did this before in the Victory Garden movements of WWI, WWII, and the Great Depression. We make a difference when we share our bounty and this season, across the state, gardeners in Colorado State University’s Grow &c Give program donated over 23 tons of produce to those in need. Boulder and Larimer County’s Grow &c

Give gardeners provided just over 6 tons of that total.

The produce given wasn’t all zucchini and winter squash, either. Instead, gardeners grew luscious tomatoes, crisp lettuces, nutritious broccoli, and green beans to give away. From my garden went plenty of garlic, plus spaghetti squash, peppers, stir fry greens, cabbage, and peas. We plan on doing this again next season too, and if you’d like to join the community feeding our neighbors, check out our webpage growandgivecolorado.org.

BY CAROL leaves. Now that O'MEARA I’m spending Colorado State University Extension so much time at home, I’ve become addicted to watching the neighborhood goings-on; it seems I’m channeling Gladys Kravitz, the nosey character from the old TV show Bewitched.

I found myself watching the kids with growing hope that they’d stop here, because the childhood rite of picking up odd jobs in the neighborhood is so what’s that word? Normal. But our leaves were already cleaned up by four passes across the yard from the lawnmower to mulch them into the lawn. Running the mower repeatedly over the area cuts the leaves into pieces small enough to benefit the grass.

Normal is not a word I’d use to describe this year, so the sight of the boys hustling jobs that keep up with Mother Nature

cheered my mind. Nature is where many of us found solace this past summer and the garden was a big part of folks’ mental health support.

Many people turned to gardening this year as a means of keeping busy, getting fresh air, and finding distraction from the pandemic. New gardeners turned soil for the first time or planted containers with flowers and vegetables. The hope that went into these plantings made the days a bit brighter.

Families gardened together, introducing their children to the joy of planting seeds and watching them sprout. Because our schools have robust earth science programs, many children are the ones who encouraged their

Homebuyers and homeowners looking to refinance have sprung into action to take advantage of record-low rates, which helps offset housing affordability challenges as home prices continue to creep up.

But why have rates moved sharply lower and, more broadly, what drives mortgage rate movements? The answers are slightly complex, but they will make sense after we explore what does (and doesn’t) drive mortgage rates. Here’s a quick crash course that could save you money on a new mortgage or a refinance.

1. It (sometimes) begins with the Federal Reserve

The Federal Reserve doesn’t set mortgage rates but, sometimes, the central bank’s decisions can influence them. As the coronavirus pandemic hammered the U.S. economy in 2020, the Fed said it would keep rates near zero for the foreseeable future.

The Fed’s rate decisions typically drive shorter-term products, like credit cards or home equity lines of credit, says Greg McBride, CFA, Bankrate’s chief financial analyst.

Meanwhile, mortgage rates move based on longer-term interest rates.

“It’s the longer-term outlook for economic growth and inflation that have the greatest bearing on the level and direction of mortgage rates,” McBride says.

“Because mortgages are packaged together into securities and sold as mortgage bonds, it’s the return investors demand to buy these bonds that dictates the general level of mortgage rates.”

Mortgage rate levels are priced above that of the 10-year U.S. Treasury, considered by investors to be a risk-free investment.

The spread in pricing between mortgage rates and the 10-year Treasury reflects the risk that investors bear for holding those bonds, McBride adds.

“It may seem counterintuitive that 30-year mortgage rates are priced relative to yields on 10-year Treasuries,” McBride says, “but when these 30-year mortgages are packaged together into bonds, on average, they tend to pay out over November 27-28, 2020

to look at the cost of origination and decide what margins they want above those costs,” Selitto says. “The more efficient a manufacturer of mortgages can be, the more competitive they are on pricing.”

2. Economic conditions play a role

What happens in the economy and, specifically, how those events affect investors’ confidence, influences mortgage pricing. Oddly, though, good and bad economic news have an opposite impact on the direction of mortgage rates.

This reality is on full display in 2020. Mortgage rates already were low when COVID-19 began to spread in the U.S. The spring’s sharp declines in employment and spending pushed rates even lower.

“Bad economic news is often good news for mortgage rates,” McBride says. “When concern about the economy is high, investors gravitate toward safehaven investments like Treasury bonds and mortgage bonds, pushing bond prices higher but the yields on those bonds lower.”

Good economic news - increases in consumer confidence and spending, positive GDP growth and a solid stock market - tend to push mortgage rates higher.

That’s because the higher demand means more work for lenders who only have so much money to lend and manpower to originate loans, says Jerry Selitto, president of Better.com, an online mortgage lender.

3. That sleeping giant called inflation

Inflation is the increase in the pricing of goods and services over time, and it’s an important benchmark when measuring economic growth. Rising inflation limits consumers’ purchasing power, and that’s a consideration lenders make when setting

mortgage rates.

Lenders have to adjust mortgage rates to a level that makes up for eroded purchasing power when inflation rises too quickly. After all, lenders still need to make a profit on the loans they originate, and that becomes more difficult when consumers’ buying power is diminished.

Likewise, inflation is a consideration investors make in the prices they’re willing to pay, and the returns they demand, on mortgages and other bonds they purchase on the secondary market.

While inflation has held at low levels for decades, some economists warn that trillions of dollars in federal stimulus issued in 2020 could allow prices to creep up.

4. Origination costs (so lenders can keep the lights on)

Another key consideration lenders make when pricing home loans is the cost of originating said mortgages. That includes tasks such as running a credit check, underwriting, a title search and the many other steps a lender must take to process a loan.

Tighter lending regulations implemented after the 2008 housing crash have cut into lenders’ profits as they’ve changed their systems to comply with new regulations, Selitto says. That’s pushed the cost of originating mortgages higher.

In the first quarter of 2020, the cost to originate a mortgage rose to $7,982 per loan, up from $7,525 per loan the previous quarter, according to the Mortgage Bankers Association. That’s a steep increase over the production costs of $6,535 per loan that lenders averaged from 2008 to 2019.

Lenders have to ensure you can repay your mortgage, and they do that by assessing your risk of default. Lenders pay close attention to your debt-to-income, or DTI, ratio, and your credit score. Your DTI ratio is the sum of all of your monthly debts (including the new monthly mortgage payment) in relation to your gross monthly income.

Generally, the higher your DTI ratio, the riskier you appear (on paper) to a lender - and the higher your interest rate will be. As a general rule of thumb, conventional lenders want to see your DTI ratio stay below 43 percent, but some loan programs will consider borrowers with a DTI ratio as high as 50 percent.

Your credit score is another indicator of your ability to manage debt and pay bills on time.

Borrowers with a lower credit score pay higher interest rates and have more-limited loan options if their credit is less-than-stellar.

As mortgage rates fall, your DTI ratio falls, too, because a lower rate will drop your monthly mortgage payment, which is included in your DTI ratio calculation. As a result, you could afford to buy more house, Selitto says.

Bottom line

When demand for mortgages surges, lenders may have to account for the spike in - and the processing costs involved - by hiking mortgage pricing. Likewise, when demand is flat or falls, lenders have to adjust pricing to attract business and keep the lights on, Selitto says.

Mortgage rates are always a moving target. They change hourly, daily and weekly, and are difficult to time perfectly. If you’re weighing a home purchase or refinance, it’s a good idea to shop with multiple lenders to compare mortgage rates and find out when you should lock in your loan.

Here’s what we’re grateful for: Strong employment Retail and restaurants have suffered the most during the pandemic, yet our strong and diverse employment base is the main ingredient for a robust real estate market. Jobs attract people, and then people need a place to live. Major local employers include CU-Boulder, which has been here for over 100 years!

Stable real estate market During my 40-year career of selling homes in the Boulder area,

we have certainly experienced up and down cycles in our market.

Nevertheless, our peaks have always exceeded our valleys, creating a strong growth in home values over the past four decades.

In fact, for the sixth consecutive year, Boulder’s housing market is one of the nation’s top three for growth and stability, according to SmartAsset. The only downside is that it has made it difficult for first-time homebuyers to enter the market.

market. The Boulder Valley real estate market was certainly slower in the ‘80s when interest rates hit 16%, but it remained resilient with alternative forms of financing carrying us through. Rates are even lower now than they were a year ago at this time.

Decoding a home inspection report: What’s included and what to look for

When you’re spending a large chunk of money on a home, it’s wise to make sure you know exactly what you’re getting.

That’s why a home inspection plays a lead role in the real estate transaction.

If you’re in the process of buying a home, here’s what you can expect to find on the home inspection report, and what to watch for.

What’s in a home inspection report?

Once you’ve found a home you like and presented an offer the seller has agreed to, a certified, licensed home inspector will take a look at the property, and generate a home inspection report about its condition and any issues that could affect its safety or value.

“Your inspection report is going to be quite thorough, covering a wide range of systems and components in the home,” explains Nick Gromicko, founder of the International Association of Certified Home Inspectors (InterNACHI), based in Boulder, Colorado.

If the home inspector uncovers issues, those’ll be explained in the report, likely with photos of the problem, Gromicko says.

Here’s what parts of the home, at minimum, you can expect to be evaluated by a home inspector, according to InterNACHI. These will be included in the typical home inspection report: •

Exterior, including the siding or other covering material; eaves and soffits; doors and windows; driveways, stairs or steps and walkways; deck or porch; and drainage, grading and retaining walls.

Roof, including the material it’s made of, chimneys, gutters and skylights

•

Basement, foundation and structure

•

Attic and any crawlspaces, including insulation and ventilation

Ventilation in bathrooms, kitchen and laundry room

•

Electrical, HVAC and plumbing systems

•

Interior, including doors, windows, landings and stairs

•

A home inspector may assess other areas beyond this list, so you might also see mention of the appliances in the kitchen, for instance. All of these details serve to inform you, the buyer, and can help you determine whether you’d like to proceed with the purchase, especially if major issues crop up.

What to watch for One of the primary concerns to look for in the home inspection report is water intrusion, such as in the basement or any plumbing or roof leaks, Gromicko says.

“Water is not just an issue of things getting wet; water causes mold, and that is a health issue,” Gromicko notes.

Consider also whether the area you’re buying a home in is prone to natural disaster or intense storms, and what the resulting damage has been or may be in the future.

“Inspectors need to be on the lookout for evidence of previous flooding and roof leaks or an indication that a flood or leak is likely to happen,” explains Bonnie Heatzig, a real estate agent with BEX Realty in Boca Raton, Florida. “Look for stains on the ceiling or floor. (Likewise) in states susceptible to earthquakes, check for cracks in the foundation, walls and ceilings.

Aside from these major concerns, there are some areas that may not be covered in a standard inspection that you’ll want to be aware of. These can include issues with pests, airborne hazards or low-wattage electrical systems, like a security system.

inspector who will evaluate these areas, but it can cost you an additional fee. The standard home inspection generally costs around $400 without these extras.

How to negotiate repairs Once you receive the home inspection report, go over it in detail with your real estate agent. Don’t be afraid to ask the inspector about anything that needs clarification. If major problems reveal themselves, you can negotiate with the seller to make repairs before closing, even if you’re in a seller’s market and don’t necessarily have the upper hand. Your real estate agent can help you with negotiations and advise you on the best strategy.

“If you uncover issues that concern you during the inspection, there are easy ways to resolve most issues,” Heatzig says, such as “negotiating a seller concession to the buyer, holding a portion of the proceeds in an escrow account to be used post-closing to rectify any problems and, if necessary,

delaying the closing until the issues are resolved.”

Bottom line A home may seem flawless on the surface, so it’s important to give the home inspection report its due and really understand all of the information in it.

Knowing what you’re buying, and negotiating repairs if possible, can help you avoid costly surprises later on, and give you realistic expectations.

It’s worth doing, too. According to Gromicko, “our inspectors have at times found so many defects in a house that the repairs would cost more than the sale price of the entire home.”

“You don’t want to purchase a ‘lemon,’” adds Heatzig. “Nothing would be more devastating than spending a lot of your savings and committing to a mortgage only to encounter issue after issue once the keys are in your hands.”

How should I prepare my gutters for winter?

By Paul F.P. Pogue Angie's List Your gutters provide an important service to your home’s well-being, and clean gutters are absolutely crucial in winter. Falling leaves, even if trees aren’t near your gutters, create blockages. In some areas, water that gets backed up into the gutters can freeze and cause roof or soffit damage, or help create ice dams that can cause a lot of roof damage. Clean gutters also help your basement or foundation, because water that overflows and pools near the foundation can damage the stone over time. So, it’s important to pay attention to them. Follow this checklist to see if your gutters need attention right away.

1. Have your gutters been cleaned lately?

Your gutters need to be cleaned regularly to stay in good shape – debris buildup defeats their purpose. Experts recommend doing it at least twice a year, in spring and autumn. It’s not too late to hire a professional for a cleaning this season, before the truly cold months hit. You can expect to pay about $150 for a standard gutter cleaning — more if you have a very large house or more than two stories. Checking

for licensing, bonding and insurance is always a good idea, but it’s particularly vital on any job involving ladders, because you don’t want to be responsible for damages if someone falls and gets injured.

2. Are they sagging?

If your gutters sag, you need to address it as soon as possible.

Once gutters begin to lean or pull away, the problem gets worse quickly. Your fascia board could rot. Or, the gutters might

collapse entirely. Broken spikes and hangers usually cause sagging gutters, so replace this hardware as necessary.

3. Can you see leaks?

If your gutters aren’t blocked but water is still escaping, you probably have a leak. These sometimes open at the joints between sections. In those cases, you can reseal them. Cracked gutters will need to be replaced, though.

4. Do your gutters show signs

of damage?

Several telltale markers can give you early warning of gutter damage. If paint is peeling on or around them, it may mean water is present. Pools of water or mildew near the foundation indicate trouble. If you see water marks or water damage beneath the gutters, water is probably escaping. Hire a pro to investigate any of these problems.

5. Are they pitched correctly?

Gutters must be slightly pitched towards the downspout. Most gutters are pitched at 1/8 or 1/16 inch per foot. You usually can’t determine this by looks alone.

But if water pools and there’s no blockage, your gutters are probably improperly pitched.

Pitch adjustment is a delicate job that must be done precisely. It’s best left to a professional. Also check to see if your downspouts direct water at least three feet away from the house, to prevent pooling. Four or six feet is even better.

Open doors and windows This might seem like a no-brainer to some, but a lot of people forget to regularly open doors or windows to let fresh air in and push stale air out. Simply opening doors and windows a few times during the day to “air out” your house quickly replaces stale indoor air with fresh outdoor air, getting rid of pollutants, allergens, and excess moisture.

Dry the laundry outside We’re all guilty of doing the laundry and drying the clothes inside, and there are a number of legitimate reasons for that. We can blame it on the unpredictable weather, or blame it on the very unpredictable weather (especially in winter). However, drying wet clothes inside our homes creates condensation and prevents your heating system from working overtime. It also accelerates condensation and mold growth in winter. To solve this problem, it’s always better to dry your clothes at a covered outdoor area, such as under a patio cover or canopy, so your clothes can dry while staying out of range of rain. If drying laundry inside is the only option you have, make sure your windows are open to allow the excess moisture to escape.

Ventilate rooms overnight Leaving windows slightly ajar overnight can improve the air quality inside your room, while also reducing excess moisture and the risk of mold growth. In summer this really helps with reducing the humidity levels so you can get a better sleep, but in winter you should be more careful about ventilating particularly because you don’t want too much heat to escape in the process.

Install fans and vents Extractor fans and attic vents are both specialized ventilation systems that service certain areas in the home. Extractor fans that vent out into the open air should be installed in kitchens, laundries and bathrooms – these are the key areas where moisture and stale air

build up much faster. Attic vents drive out the excess heat and moisture that become trapped in the attic, aiding your home’s ventilation in the process.

Consider a home ventilation system A well-designed and well-installed home ventilation system provides great ventilation regardless of what the weather is like outside, which is a great alternative to simply opening doors and windows. If you don’t have one already, a home ventilation system can replace stale air in your home with fresh, dry air to create a healthier, drier and warmer living environment for your family that is much easier to heat.

When looking to elevate your property, there are some key tips to keep in mind.

When I think of Christmas, a few things pop instantly into my mind.

Classic red and green, sitting inside by the fire with my nearest and dearest, positioning the nativity scene just so, sleigh bells jingling. However, as I was looking at all our holiday goodies, I realized I wanted to do something a bit different that reflects the changes this year has brought for me. Like many families, we’re spending even more time outside, and this has given me a newfound appreciation for the beauty of nature and the simplistic joy and wonder it brings. The visuals team and I already had our sights set on a nature-inspired look, but with my growing appreciation for the great outdoors, I thought a woodlandinspired theme was just right.

This woodland wonderland is filled with a multitude of organic textures from fur to carved wood and soft, supple leather. I love how the hard and soft mix to create a display that makes you feel like you’ve stumbled upon a hidden forest. We used a variety of pine

cones that range from natural to glitter-dusted for a bit of sparkle and glamour. A touch of glitter makes me think of the day’s last sun rays kissing the snow at dusk.

The color palette for this look is neutral and simple with a variety of brown, sage and white making up the bulk of the display. However, we used pillows and some whimsical red cardinal ornaments to bring a pop of surprise. I like to think the little birdies are here to keep the plush squirrels and owls company. The mixture of the ornament hues and textures creates a beautiful design that is a touch rustic and full of winter magic.

This is a look that has the unique ability to last through the winter season without being too Christmasfocused. Since our reindeer aren’t Rudolph and there is neither an elf nor Santa in sight, this display can take you into the post-holiday season without a hassle.
