Choosing good paint colors takes wacky effort While we’re hunkered down at home, many people are using the time to spruce up the joint, including painting. To start, a color must be selected. How hard can this be?

BY MARY If you answered, LYNN BRUNY “Easy-peasy,” then you’ve never picked paint colors before or simply have always used basic white (a solid good choice). If you answered, “It’s a mind-numbing, painful process involving many, many trips to the paint store which ultimately end in disappointment, sometimes tears and often regret,” then you’ve picked paint colors before.

Everyone knows that paint packs a lot of punch for the money and effort. This punch can be pleasing, or one that grinds away at your eyeballs and makes you want to turn away in disgust.

In other words, you want to get it right.

You may be thinking: I’ll go

to the paint store, pick up a few sample strips, hold them up to a wall, choose a color, and have the painter do their thing. That’s about as hopeful as a woman ordering a bathing suit online.

The majority of the female population can tell you from personal experience that this rarely ends well. Despair is the usual result. If only things were this simple.

Using this method you will come home after your painter is done, look disbelieving at your home and say, “That’s not the color I chose!” Someone messed up, but of course not you. Your calm painter (they’ve been through this before) will show you the paint can that proves, yes indeed, it is what you chose.

On some level you still will not believe it’s the same color as the strip. Probably because it isn’t, not really: Paint looks different wherever and on whatever it is placed. It looks different on a teeny paper paint strip than on a huge wall. And it looks different in various sheens.

Here’s the method I’ve developed after tormenting myself

through five remodels: First, buy a few (in my case, a dozen) small paint samples (which most paint companies sell) of colors you think you like and paint them on poster boards. Then move these around your home at different times of day. Paint is funny: In one place, at one time of day, it looks one way. Then it changes, chameleon-like. Mainly this is due to light. You need to like the color at all times of day in all the areas you’re using it in.

When you’ve picked one or a few colors you like from the boards, get quarts in the sheen you’ll be using and paint parts of various walls (one-foot by one-

foot patches or bigger), especially against the trim. If you’re trying many colors, your walls may start to look like a camouflage pattern.

(My children when young thought we should paint all the walls like this: “Cool, mom, camo!”)

Seem excessive? What’s more excessive is paying your painter to repaint over a bad choice.

Or even worse, living with your horrible selection for a long, long time until you can justify painting again. Slow, constant, visual torture mixed with remorse.

At this point if you have a partner, they will be trying very hard not to roll their eyes at you and sigh in exasperation, and friends who see this process will think you’re slightly kooky.

By this point you probably will feel so. But when you ultimately make your final selection and the paint looks wonderful, all will be forgotten - that is until you go through the same wacky process for another part of your house.

We have months. Go for it.

Rubies of the pine (a.k.a. Cranberries)

By Deryn Davidson Colorado State University Extension Boulder County With Thanksgiving almost upon us, I thought it would be fun to take a closer look at the tart, red fruit that is a staple on most Thanksgiving menus. Whether you like to make your sauce from scratch, or you prefer to open a can and let the cylinder of wriggly jelly slide out, the cranberry is something we should all know more about.

A member of the Ericaceae family, also known as the heath or heather family, cranberries are related to blueberries, huckleberries, azaleas and rhododendrons. Members of this family prefer moist, acidic growing conditions which we don’t find here in Colorado.

Wisconsin is the largest producing state, Massachusetts is second and New Jersey comes in third. In New Jersey, some call cranberries “Rubies of the Pines” because they are cultivated in the sandy, acidic soil found along the Pine Barrens (a heavily forested area of coastal plain).

There are several species of cranberry, but the one cultivated here in the United States, and most likely to be found on your dinner plate, is Vaccinium macrocarpon.

They are a small, evergreen shrub that trails along the ground and in late spring they produce clusters of long pink flowers. According to lore, early colonists saw the flowers and thought they resembled the neck, head and beak of the sandhill cranes that were often found in areas that cranberries grew wild.

They called the plant CRANEberry.

At some point the name morphed to CRANberry, as we know it today.

allow them to float. If you’ve ever checked out a raw cranberry, you know they have a Styrofoam feel to them. Native Americans used cranberries raw and cooked as food, medicine and dye. Mashed together with dried meat, they would make a long-lasting pressed cake known as pemmican. Today they are most commonly found as part of English Christmas dinners and American and Canadian Thanksgiving dinners. The fresh fruits are cooked down into a compote, jelly or sauce as an accompaniment to roast turkey.

They are also sold dried and of course processed into juice. They are a good source of vitamin C, dietary fiber and manganese.

Commercial farming and harvesting of cranberries today is done very similarly to how it was done back in the 1800s.

Large areas of land are leveled and surrounded by earthen dikes to create boggy conditions. This allows growers to regulate the water level depending on what stage of the process they are in.

Stem cuttings are planted and in three to four years, they begin

producing fruit. Harvesting is done by two methods, wet or dry.

The wet method, which is most common, involves flooding the bogs above the vines and then running mechanical water reels over the vines to shake the berries loose. Because the fruit floats, once they are off the plant they can easily be pushed to the side and loaded into trucks.

The dry method uses a machine with teeth that pulls the berries from the vine and then moves them to large harvest boxes. Before the machines were developed, handheld cranberry scoops were used. Even with mechanical assistance, the dry method has higher labor costs and lower yield, but the fruit is less bruised and can therefore be sold fresh more easily.

Thanksgiving may look different for a lot of us this year, but hopefully cranberries will still have a spot at the table, as we all give thanks.

This loan program, insured by Federal Housing Administration (FHA), but placed through participating lenders, is a product which can help you both buy and purchase a home to renovate.

FHA 203(k) is a loan which allows homebuyers to borrow enough money to both purchase the home and have the funding for necessary repairs, including both labor and materials. The end result can be a fixed-up home with a mortgage with a fixed rate for 15 or 30 years or an Adjustable Rate Mortgage (ARM).

Some of the basic framework for the structure of the FHA 203(k) program is as follows: This type of loan is only for those who will occupy the property as a primary residence after renovations are complete and the loan is closed. It is not available for investors.

One of the good things about FHA 203(k) is that you only need to make November 20-21, 2020

one loan application for purchase AND the renovation. The initial funding from the loan will provide the money for the home purchase, and subsequent dispersals of loan funds from an escrow account will pay for the renovations.

The amount which can be borrowed is subject to the FHA loan limit in the geographic area.

In Boulder County, the loan limit is $644,000. The other determining factors for the loan size include borrower income, credit, and down payment. The nice part about the down payment is that it is the same as regular FHA financing at 3.5%.

You can put more down, but if you have a large sum of cash, you probably will not be looking at this program. The low down payment is made possible by the payment of mortgage insurance, which protects the lender in the event of a borrower default. In most cases the mortgage insurance can be included in the loan.

The loan size is also limited to 110% of appraised value and that amount cannot go over the loan limit for the area. An appraisal is done on the home to determine the home’s value before and after the improvements.

There are two types of FHA 203(k) loans. One is designed for limited repair costs of less than $35,000 and one for extensive projects that are going to cost more than $35,000. Generally, you will

have more paperwork to complete than a straight purchase loan, especially if the projects are bigger and are valued at over $35,000.

In most cases, the mortgage lender is will require that the renovations and repairs be completed by licensed contractors, especially for items like electrical and plumbing. Check with your mortgage lender to see if you are allowed to carry out any of the repairs on the list yourself. Timing for getting the work done is critical for FHA 203(k) loans. Renovation work must begin within 30 days of the initial home purchase and closing, then be completed within six months of the original closing.

This loan program is designed to upgrade a home’s essentials such as structural repairs, roofing, flooring, plumbing, health and safety issues, and changes that will improve appearance and obsolescence. Luxury items such as hot tubs, tennis courts, outdoor fireplaces, and satellite dishes won’t be approved items.

It is possible to use an FHA 203(k) loan on your existing home. This amounts to making an application for refinance. Your original mortgage will need to be paid off and you will need to have enough equity to generate cash for the renovations.

The cash generated is then held in escrow until the work is completed and the contractors need to be paid.

Closing costs for an FHA 203(k) loan are much like any other

mortgage loan. Expect costs such as a loan origination fee, appraisal and inspection fees, title insurance, credit report, and maybe an Improvement Location Certificate (ILC), etc. FHA will require mortgage insurance to be paid both upfront and monthly.

Most any FHA mortgage lender can offer an FHA 203 (k) loan, but in general it is a good idea to pick a lender who has experience with or specializes in this type of loan.

It is also a good idea to choose contractors who have had experience working with your Realtor® and your mortgage lender. Together, this team of experts can help you decide if an FHA 203(k) loan is right for you.

“House-bound in March, consumers noticed opportunities to make their personal spaces more livable as they not only provided shelter, but became office space and schoolrooms for many,” said Shay Krafft, NPD Group’s president of U.S. home improvement & major appliances.

Rethinking open floor plans One of the most desired designs in homes, the open floorplan, has finally found its limit. As families need to accommodate work, school, and living simultaneously, the open floorplan is being rethought. Living areas are being converted into offices or classrooms.

A large island can serve as a space for cooking, working, and

gathering.

What demographic group is doing the most remodeling? In 2019, Baby Boomers accounted for over half of renovating homeowners, according to the ninth annual Houzz & Home survey of more than 87,000 U.S. respondents. Gen Xers (ages 40 to 54) make up nearly one-third of home renovators and Millennials (ages 25 to 39) represent 12 percent.

Consider these six steps to protect yourself, your family and your workers when you need home services.

Maintain the recommended 6-foot separation The CDC recommends keeping a distance of 6 feet from others, and avoiding gatherings to minimize the spread of COVID-19. So, be sure to keep a safe distance from pros working inside your home.

And never invite a pro into your home if you’re feeling ill or have been ill.

Use technology to connect with home service pros According to the Centers for Disease Control, (CDC), avoiding exposure to the virus is the most important thing you can do to protect yourself and others.

Connect with contractors via phone, video and e-mail to discuss project details as much as possible.

Winter bedding roundup: More plaid, please!

As cold weather approaches, it is really getting me excited about the upcoming season, and I don’t mean the holidays. Sure, this time of year, it is most common to be fantasizing of dancing gumdrops, snow-covered trees and the cheery old man in red coming to leave presents, but I’m dreaming of – you guessed it – plaid. Yes, it is finally what I like to refer to as

but I especially enjoy it in a bedroom setting. In the spirit of the season, our bedding displays are popping with everything from tartan to tattersall. Nothing feels more comforting or more like home than a good dose of plaid in your room.

One of my favorite beds right now is this plaid duvet with its stunning red, green and yellow pattern. We’ve paired it with everything from dark and distressed leather headboards and camel plaid pillows to rich velvets, warm winter knits and a bright and elegant frame. It can hold its own against even the most powerful fabrics and textures.

Houndstooth, tartan and animal print is a lovely trio. Neutral plaids can bring just as much to a room as their colorful cousins.

This particular plaid creates a masculine but soft bedding display that is warm and layered without being overwhelming. The browns and tans paired with the natural wood of the bench and headboard bring to mind thoughts of a cozy winter lodge nestled in a forest full of fragrant pine. Despite its

cozy winter nature, this is a plaid that can thrive year-round. Both elegant and approachable, this is a timeless look that can be taken from season to season with a quick switch of accent pillows.

Bringing in warm luxurious velvets for colder months or using soft neutral florals for spring will change this look completely without losing the cozy feel that makes it so special.

What is black and white without red for pop? For my final featured bed, I couldn’t help but lean into the holidays. This is the perfect example of a little plaid going a long way. For those who like to keep their duvet consistent through the changing of the seasons, plaid accents are a great way to bring a touch of holiday to your space. Mixing in classic Christmas colors, pillows and accessories can create the seasonal bed of your dreams.
