Colorado second-home sales heat up

Colorado is among the states seeing the biggest vacation home boost in the U.S. as the ongoing real estate boom thrives despite the pandemic.

BY TOM Nationwide KALINSKI 68 percent RE/MAX of Boulder of vacation homes sold in less than a month in September, according to the Realtors® Confidence Index Survey (RCI). That’s more than twice the historical rate of about 30 percent of homes selling that quickly, says Gay Cororaton, senior economist and director of housing and commercial research at the National Association of Realtors® (NAR).

She added that working from home spurred the demand for vacation homes, as many who can work remotely are doing so in their second or vacation homes. “Properties are moving fast,” Cororaton said of the national trend at the recent virtual

Alongside sales increases, prices are rising dramatically. NAR reports a third quarter increase of 32 percent year over year.

accounts for at least 20 percent of stock – sales increased 48 percent on average year over year in quarter three. Overall 81 percent of vacation-home counties saw a year-over-year sales increase.

Areas with the biggest boosts are in the Southwest, mostly in Colorado, Arizona, New Mexico, and Utah; the far Northeast; and the Upper Midwest, including Minnesota, Wisconsin and Michigan.

Colorado house hunters continue to be active in the primary residence market as well, “gobbling up” a record number of homes in September, according to the Colorado Association of Realtors (CAR).

September sales topped the past five years with 13,039 sold listings, while active listings dropped more than 54 percent to 9,804 homes statewide compared to a year ago. The median sales price rose around 12 percent statewide to $450,000 from a year prior, reports CAR. In addition, the pace of buying is on the rise, going against the typical trend of sales decreasing as

fall arrives. October homes sold 13 days faster than a year ago, according to Realtor.com®.

This is the first time since 2011 that sales have accelerated from September to October, which signals that buyers continue to “face tough competition in this anything but normal year,” according to Realtor.com’s Monthly Housing Trends Report.

Thanksgiving planning in the time of COVID-19 I heard Christmas music in a store recently which made me realize that Thanksgiving is right around the corner. (At some point will all the fall and winter holidays

Usually my husband and I host a Thanksgiving get-together for 25 family members and their partners. It’s an exhausting day of utter chaos, mess, football, food and fun. My zany great nephews and nieces zip around the house fueled by excitement and sugar while the adults slurp down drinks and nosh on pumpkin and zucchini bread. Come dinnertime there is twice as much food than can possibly be consumed including – the best of the best – homemade pies.

Flakes of mashed potatoes (made by our sons) end up on

the nearby kitchen window and cupboards (wild use of beaters), sticking like cement to be scraped off the next day. It takes my husband and me days to prepare, then days to clean up, even more days to eat all the leftovers, and then days to recover from all the work and massive consumption of food. It’s pretty wonderful. So that’s out the window this year.

Instead it will just be our immediate family. Before the numbers spiked, we thought we could safely abscond my delightful mother-in-law her from her senior living facility. But now of course Prisoner 135 (what I teasingly call her since the lockdown - her room number) won’t be able to join us, which is sad on so many levels.

Not only does she make the best gravy, she’s fun stuff even in her 90s. Those Nebraska farm girls are hardy and feisty.

My husband and I were bouncing around menu ideas to accommodate the needs of our small party. Like every group of human beings eating together in the U.S., we all have various

dietary requirements, and planning a dinner necessitates piles of cookbooks (with names like Non-Dairy Dreaming and Vamos Vegetarian!), and making several Venn diagrams. “Can we safely say water? “ I ask peevishly. “No. Remember how that carbonated mineral water bothered you last time you had it?” my husband replies. Geez. Even water isn’t a given. How did we become so digestively wimpy?

Instead of food planning I shift to fashion. “I’m going to dress up,” I tell my husband. “Sick of your gray sweats, are we?” my husband asks. But trying to determine what I should wear – what one outfit I should pick from my closet of unworn clothes – was harder than meal planning.

“Perhaps you could change with every course,” my husband suggests. “Instead of pairing with wine you could pair with attire.

Or, layer and remove pieces.”

What an interesting and fun idea. But of course since it would require more effort after we’ve already cleaned, prepared and

cooked, it would not happen.

Instead I would sit on my dupah (what my Hungarian mother calls a rear end), munch, drink and hang with the gang. Still, points for creativity.

This idea reminded me of when our youngest son was six and decided he was tired of changing his underwear every day. He came up to my husband and me with seven pairs of Teenage Mutant Ninja Turtles underwear piled atop each other in a big bunch on his skinny little body (he looked like a number two pencil stuck though a ping pong ball), and announced he was set for the week: He would simply take off one pair each day. He was crestfallen when we explained how the same pair would be next to his body all week. Though again, points for creativity.

Family: Whether you’re with 25 or a few, they usually keep you entertained.

Top 3 reasons homeowners don't refinance their mortgage

It’s true that the process can be daunting at the outset – getting to closing requires providing a lot of documentation and it can be a bit time-consuming – but now is still a great time to consider a refi thanks to the ongoing trend of historically-low interest rates.

Some 18.5 million homeowners meet the underwriting criteria and could also cut their interest rate by at least 0.75 percent via a refinance, according to data firm Black Knight. The average refi candidate could save $304 a month.

With that in mind, here are some of the top reasons people

skip refinancing, and how to get past the stumbling blocks to saving money every month on your mortgage.

1. I’m not happy with the mortgage rates I’m being quoted Unless you’ve refinanced very recently, you should be able to benefit from getting a lower rate.

Mortgage interest is generally at an all-time low right now, so you should almost certainly be quoted lower rates than you have on your existing mortgage. If you’re not being offered lower rates, you should shop around more. Don’t be afraid to leave your existing lender, and work with a mortgage broker if you’re not finding good deals on your own.

Also, don’t wait for rates to go lower than they are now. It’s unlikely that they are going to fall much more, and a few tenths or hundredths of a point shouldn’t be the only thing standing between you and potential savings.

2. I can’t afford the closing costs Closing costs are typically 2 to 5 percent of the loan’s total value, and that can come out to thousands of dollars you owe before you realize the savings of a new mortgage. However, you shouldn’t let that put you off the idea of refinancing outright.

“Homeowners often balk at the upfront costs of refinancing, but there are some important considerations not to overlook,” said Greg McBride, Bankrate’s chief financial analyst.

“First, you may be able to roll many of those costs into your loan and not pay them out of pocket if you so choose. Secondly, you will get a month where you don’t need to make a mortgage payment. And third, while you may have needed to fund the escrow account for your new lender at closing, the escrow account built up at your previous lender will be refunded to you after closing so you get much of that money back. Net all this out and the out-of-pocket expense can be a lot less than meets the eye and something you can recoup fairly soon considering how much you can save by refinancing at today’s low rates.”

Many lenders nowadays are doing zero-cost closings. They do this by making your interest rate slightly higher or adding the

closing costs to your principal owed. That may make your monthly payments a little more expensive, because the costs will get rolled into your loan, but if the upfront payments are all that’s keeping you from refinancing to a lower rate, you shouldn’t be put off. It’s also worth asking your lender if it will waive some of the fees associated with your refinance, particularly if your loan is with an institution where you do other banking as well.

3. I don’t think I can qualify for a mortgage If you already have a mortgage, you’re probably eligible to refinance. Unless you’ve taken a significant credit hit recently, or had a major change in your employment situation, it’s likely that you will be able to get a new loan. If your credit score has taken a hit, consider an FHA mortgage, which has looser standards for borrowers.

Alternatively, if you recently lost your job or are in serious financial distress, you should get in touch with your lender about forbearance options. That may allow you to temporarily pause your payments, and then you can explore refinancing again down the road when your finances have stabilized more.

Top tips to get ready to refinance •

Shop around – the more lenders you reach out to for quotes, the more likely you are to get an offer that works for you. Consider working with a mortgage broker.

•

Make sure your credit score is good. The stronger your score, the likelier it is that a lender will give you a new loan.

•

If upfront costs are the issue, see if you can wrap them into your new loan.

It’s a little more expensive to do this in the longterm, because you wind up paying interest on the fees, but if this is the only barrier to monthly savings, it may still be worth it.

AGRICULTURE

Sustaining agriculture in the urban interface

By Adrian Card Colorado State University Extension Boulder County As an early 1990s arrival to the state, I’ve seen a slow but steady conversion of prime agricultural farmland into houses, commercial real estate, parking lots, golf courses and more. It makes sense, right? Cities form first near prime agriculture lands and then expand onto those lands. Many of us appreciate the openness these working lands create but few of us consider what it will take in terms of policy and vision to keep farm and ranch lands viable in the urban and peri-urban interfaces.

The most obvious action is preserving the land and water for agricultural use. Seems simple, but for many farmers and ranchers those two assets are their retirement. Several cities and counties in the northern urban corridor have progressive agriculture land and water preservation programs, notably City of Boulder and Boulder County. Tax dollars often fuel these purchases so then voters

must come to embrace the value proposition that agriculture land and water has value. In an evergrowing area of Colorado, some buffer to yet another subdivision might be a winning solution.

Farmers, ranchers and their workforce are also impacted by affordable housing. Like any other business, no workforce, no business, but remember this workforce is often seasonal and thus faces income constraints others don’t. Several creative solutions have percolated, such as housing for farm workers during the production season used in the winter months for homeless housing, but none have gotten any serious traction. Increasingly in Boulder County like other areas of the U.S., there are fewer migrant workers and more full-time residents, so generally we need year-round housing solutions.

Long term business cycles will produce a business transfer, acquisition or exit. Adding new farmers and ranchers in the urban interface poses serious challenges not only as affordable housing but also regarding a central business

location for supplies, machinery, cold storage, grain storage, etc.

No viable farm or ranch can do this from a house in the suburbs.

They need farmstead, a place to stage and manage farm operations.

The vision of Boulder County public agriculture land purchases when first sold to voters was the preservation of working lands but not for intensive agriculture use.

This likely needs to be revisited given the major barriers for farm and ranch startups finding yet alone affording a farmstead in the urban corridor.

Local food carries the unfortunate and often inaccurate image of patronage from the elitist consumer, freed from the workaday grind to indulge in a stroll through the farmers market, bringing home high-priced delectables to prepare for a slow food meal. She is a strong supporter but generally clueless how those products got to the point of sale. Mostly not true, but indeed some have purchased homes in the agriculture/urban interface that border farms or parcels that could be farmed more intensively (think vegetable

production versus grass hay). The threat of diminishing views of the mountains with a high tunnel, waking neighbors to the sound of a tractor baling hay in the wee hours, dust from that same tractor tilling the soil, seeing white row cover and drip tape not so tidily stashed on the field boundary, blowing corn residue, weeds, and topping the charts, smelling a livestock operation (pastured pigs, anyone?) are all part of producing local food and feed. The old acronym NIMBY (not in my backyard) comes to mind. If agriculture in the urban interface will persist it will do so through an understanding that it ain’t a golf course and producing food and feed from the soil, seed, water and animals is very elemental, biological and not at all the pastoral scene the natural foods marketing executives want us to believe. It is messy and beautiful simultaneously.

MISSION HOMES COLORADO Berthoud Builder Gives Back

I

t’s not just urban legend that young families leave Colorado in despair when they realize the unaffordability of a new home on the Front Range. Mission Homes co-founder David Gregg recalls one of the company’s first closings: “A newlywed couple bought one of our homes and thanked us over and over. They were almost ready to move to the Midwest because they couldn’t find an affordable home to buy until they found us.”

This story is not

unique. If you’ve tested the homebuying waters in either Boulder or Denver metro areas, you know that inventory is way down while prices are touching the sky. The market has pushed first-time homebuyers to the margins.

Mission Homes Colorado, with deep roots in Berthoud and an ironclad commitment to charitable giving, builds energyefficient, two-bedroom cottages in four models ranging from 900 to 1,200 square feet and starting in the mid $200s. In fact, there are 36 Mission Homes cottages coming soon, including eight main-floor ranches, at the masterplanned PrairieStar community in Berthoud.

Berthoud at a Glance Berthoud, a statutory town in Larimer and Weld counties, is home to nearly 10,000 people.

“The town is going through a growth spurt,” Gregg says,

“later in life than neighboring communities like Windsor and Erie.” When the housing recession tore through the Colorado market in 2008-2011, projects that were about to start in Berthoud were shelved,” he recalls. “We’re seeing those projects happening now, and it’s good for the town’s finances and supports local jobs. There’s a lot of effort at the town level on the part of elected officials and staff to maintain the quaint character of the downtown area.”

So what about these Mission Homes “cottages”? Three models—the Elliot, Taylor, and Livingstone—are two-story, twobedroom plans with variations on the number of bathrooms and square footage between 928 and 1,184. The Saint is the company’s ranch-plan cottage offering two bedrooms and two bathrooms for those wanting complete mainfloor living. Each plan is designed to be inherently livable, equipped with a full-sized, fully functional kitchen and enough space for traditional furniture pieces such as sectional couches and queen-sized beds.

“We consider the houses we build authentically affordable,” says Mission Homes’ Director of

Operations D.J. Gregg. “Their attainability is due to a choice to design homes smaller than the typical new home, but in doing so, we’re ensuring that buyers are not asked to give up functionality or full-size features.” Mission Homes’ cottages start nearly $150,000 lower than the average home sold in Larimer County, according to D.J. First-time homebuyers, young professionals, young families, retirees and downsizers all will find their place in a Mission Homes cottage. The cottages are designed to benefit anyone who wants to spend less money on their home and invest more time enjoying life. “We want teachers, first responders, clergy, veterans, senior citizens, and anyone whose only present choice is to rent or live outside of Berthoud to be our neighbors,” says co-founder Stephanie Gregg. “If the only financial choice available to you is to rent or live outside of Berthoud, one of our Mission Homes cottages may be a perfect fit.”

Two words you hear a lot in Colorado are “affordable housing.” Yes, it exists, but in nearly all cases those homes are only for rent and subsidized by local housing authorities with income limitations enforced on tenants. Where the homes are for sale, deed restrictions ensure a buyer can’t come in and flip them for big profits. Regardless of how much equity a buyer may have in the

home, the deed restriction, not the market, dictates the resale value.

For some, that’s not an attractive proposition.

Affordably built, affordably owned homes not offered by municipal authorities just aren’t found on the Front Range. And that’s what makes a Mission Homes cottage so special. David Gregg brought his 30 years in architecture and homebuilding in Colorado to their new venture in 2018 with a sense of purpose

about serving a population that the industry at large is ignoring. “I fell in love with the simplicity of cottages, and I wanted to pursue them exclusively as a narrowfocused building model,” he explains.

Mission Homes presold all of its first 52 cottages with little money spent on advertising. The cost savings of relying on word-of-mouth advertising and referrals instead of big-budget marketing endeavors are passed

on to their buyers. The company has hosted municipal housing authorities and state legislators alike, all wanting to learn more about the cottages and the business model, which is decidedly people-first. Every aspect of the cottages is scrutinized for efficiency because the goal is a home that’s affordable to live in, not just to buy. For example, Mission Homes uses a 50-year roof shingle, its foundations are designed far more conservatively

than the industry standard, and it uses rebar in its concrete slabs and sidewalks, which is becoming a rarity. The company does not skimp on high-efficiency furnaces and tankless hot water heaters; the average anticipated monthly energy costs are around $70.

Homeowners aren’t the only ones who benefit from the sale of a Mission Homes cottage.

The company gives 25 percent of the net profits of the sale of a home to 10 local, regional, and international nonprofit organizations. Buyers have the opportunity to choose from Berthoud nonprofits to receive their new home’s designated portion of those profits.

It may be obvious to readers by now that there’s something more going on with Mission Homes than making money hand over fist. “Our Christian faith teaches us to help the needy and care for the poor and teaches that much is expected from those who receive many blessings,” says David. “My wife Stephanie and I have set up our company according to ‘conscious capitalism’ principles, following the examples of companies we admire such as Toms and Bombas.”

Exploring a Santa’s Workshop look

This look captures the wonder and excitement that comes with believing in the magic of the season.

Since we have had our first snow, it means I can officially dive headfirst into the holiday season, right? I am ready for all the jingle bell rocking to begin. Even when Thanksgiving isn’t so late in the month, I always find myself sneaking Christmas out a bit early in my home.

While I do like to celebrate each holiday, especially ones centered around yummy food and giving thanks, I say after Halloween, any holiday decor is fair game.

The shop is a different story, however – we’ve been getting ready for Christmas since the end of September.

The first look we were able to get set up is what I am calling Santa’s Workshop.

This look is full of whimsy, classic colors and some of our favorite holiday characters.

a child at Christmastime and all the wonder and excitement that comes with believing in the magic of the season, creating my own decorations and fighting to keep my eyes open for just a glance of the big man coming down my chimney. If anything, being in the Santa’s Workshop area makes me remember that, at the end of the day, we are all still kids at heart. The room takes some of my favorite childhood decorations, like the infamous paper chain garland, and elevates them to the level of decor.

Why stop with one elf on a shelf when we all know it takes a village to make the toys for all the little girls and boys? Nothing makes me giggle more than walking into this room and thinking about what the mischievous elves would get into. We had an Instagram friend comment that she thinks they would be sharing snarky comments about goings-on like the

paintings in Hogwarts, and I can’t help but agree. Santa’s helpers are all over this display – sitting on shelves, hanging from the trees and putting a smile on my face wherever I look.

While the elves might steal the show, we can’t forget about the rest of the Christmas crew. With Santa making an appearance in both figurine and needlepoint pillow form, he is sure to keep an eye on his busy team.

His reindeer and dear friend Frosty the snowman are close at hand to round out our nostalgic trip to the North Pole. There is something refreshing about letting go of glam for and having a bit of organized chaos full of fun.
