Housing market showing signs of recovery from pandemic-caused dip Don’t count the housing market nationwide down and out yet. Despite continued COVID-19 cases and recent civil unrest, the U.S. BY TOM housing market KALINSKI continues to RE/MAX of Boulder recover from the recent pandemic-caused slowdown. For the week ending June 6, the Realtor.com® Housing Market Recovery Index was 88.8 nationwide, 11.2 points below January’s baseline – before the pandemic impacted the U.S. economy. This shows a 5.7 point increase over the lowest point so far, which occurred on the week ending May 2. On closer look, the good news extends to Colorado. DenverAurora-Lakewood ranked twentieth nationwide for the week closing June 6. Year-overyear, prices are down a slight 1.3 percent, new listings decreased 15 percent, and median days on market rose 9 percent, while median list price rose 4 percent, according to Realtor.com’s weekly core aggregate compared by metro area. While some believe that now is not a good time to sell a home, the data says the opposite. “Home prices are back to their pre-COVID pace and we’re seeing listings spend slightly less time on the market than last week. But the housing market still needs more sellers in order to meet the surge in demand. Looking forward, if we don’t get the inventory we need, we’ll see prices rise even more and homes sell faster later this summer,” says Danielle Hale, chief economist for Realtor.com. But what’s “hot” in today’s market? A number of Colorado metros rank in the top 300 hottest metros nationwide. See the chart above for the score. The proprietary index leverages a weighted average of Realtor.com® search traffic, median list prices, new listings, and median time on market and compares it to the January 2020 market trend,

LAWN AND GARDEN

June is Colorado Pollinator Month As the heat sets in and our early spring flowers fade and give way to summer blooms and vegetable gardens, you might have pollination on your mind. If BY DERYN not, maybe you DAVIDSON should! Simply Colorado State put, pollination University Extension Boulder County is the transfer of pollen from one flower to another flower of the same species. Flowers need to be pollinated to complete their life cycle by producing fruit and setting seed. This is particularly important if you’re growing fruits and vegetables, but also important at a much larger scale for nuts, ornamentals, native plants, oils, fibers and raw materials. For the past four years, Governors Hickenlooper and now Polis have signed a proclamation designating June as Colorado Pollinator Month, helping bring awareness to the

important work that pollinators do. As you’re out tending your plants and garden beds, take a moment to notice the visitors that appear at the flowers. There are many animal and insect pollinators, but the most common and most efficient are bees. Most people are familiar with honey bees which hail from Europe, but few realize that we have over 950 species native to Colorado alone! There are more than 3,500 species in the U.S., and it is estimated that there are 20,000+ bee species worldwide. There are so many different species that come in all different sizes and colors that they are often overlooked and/or people don’t realize they are bees. An important thing to note is that most native bees don’t sting. You may have had a green metallic sweat bee land on your arm looking for a salty snack (yes, your sweat) and not thought twice about it. Most native bees are solitary. A single female will create her nest, CONTINUED – See Colorado Pollinator Month, Page 18.

THE LIGHTER SIDE

Coronavirus daze at home: Pandemic terminology 101 The last months of the pandemic have gone by in a mad blur. In case your brain has atrophied due to lack of external stimulation and human contact, let’s recap some BY MARY of the fun new LYNN BRUNY terms we’ve developed: Apoco-shop The wild, apocalypse-ish, fearinduced grocery store shop we did early in the pandemic stocking up on items such as sanitizing wipes, canned goods and 164 roles of toilet paper. For some of us it was followed by (or preceded by, depending on your priorities), the liquor store lunge. Essential Businesses Businesses open during the pandemic that were deemed crucial for basic functioning. Also those that if closed would result in public outcry (or just

plain public crying). In other words liquor and pot stores. Shelter in Place (also called Quarantining) A lovely way of saying being stuck in our homes like rats in a cage that induces the same side effects: bulging eyes, over-scratching of body parts and climbing the walls. Pandemic Pastimes For some people, these are life-enriching activities such as creating music videos and watching on-line museum tours. For most of us, it’s looking at crazy animal videos (rats in New Orleans! monkeys in India!), mindless on-line shopping for clothes we hope to wear some day, and watching trashy Netflix shows. Pandemic Pod The people in your household with whom you are stuck during the pandemic. These may include your ungrateful children, who you often look at with disgust and wonder why you gave birth

DAVE WAGNER 720-244-0980

to these lazy wretches who do nothing but play video games all day and moan about how bored they are. Bored? Clean a toilet!

“The COVID-19” The average amount of weight Americans have gained during the pandemic.

Pandemic Partner Your intimate partner with whom you are sheltering and with whom you may or may not be ready to strangle because, once again, they ate the last of the potato chips and put the empty bag back in the pantry.

Pandemic Boom Businesses Businesses that saw market growth during or shortly after the pandemic. These include cleaning products manufacturers, grocery and liquor stores, streaming services, weight loss companies and divorce attorneys.

Face Masks The hottest new fashion accessory that you really must have. Often they are custom-made by people who know how to sew, proving that those 1960s/1970s Home Economics classes finally paid off.

Pandemic Heroes The people we all took for granted but now realize we depend on for health and happiness. The people who are risking their lives to do their jobs so we can stay at home and safely watch videos of adorable penguins waddling around loose in an aquarium.

Gen C The generation of babies that will be born in six to 12 months from now because of the above. Most will not be home-schooled, as their dramatized parents will never again want to stay home for any extended period of time.

ASK THE EXPERT

Working from home tips Working from home is much more common in the wake of physical distancing due to the COVID-19 virus spread. But it is still BY RICK a workplace JACQUEMARD and proper Flatirons Home safe practices Inspections must still apply, particularly as you will often be working alone. We do not know how long this pandemic will last and chances are we will be working from home longer than we want. We are creatures of habit and when our routine is disrupted, we go through emotions such as helplessness, despair, anger and frustration. To get back some semblance of control, try to mimic your previous routine as close as possible. Set a schedule and stick to it. Working designated hours, and then stopping when those hours

are up, give your brain time to work and time to rest. While working remotely does mean that there is added flexibility with your personal life schedule, it’s best to stick to a schedule where you can be productive, get your work done and call it a day when work hours are up. Schedule breaks. Breaks are important to let your brain and body relax. Take a walk, go make some lunch or catch up with a loved one on the phone. Do not work yourself to the bone without letting yourself take a break away from screens, meetings and work. Studies have shown that breaks can significantly improve productivity levels and a person’s ability to focus. We are creatures of habit, partly because routine helps us mentally and physically prepare for things. Whether it is having a cup of coffee every morning or taking your dog for a walk, creating a morning routine can greatly help you get ready for the workday at home. There are other things to

consider as well. Working in your pajamas might work for some, but it might not be productive for others. You will have extra time in the day if you are not commuting. Use the time you used to spend commuting to do some exercise. You may come out of this fitter and healthier that before you went in. Set fitness challenges with your co-workers and encourage them to meet their goals. Whether you are working in a dedicated home office or at your kitchen table, good ergonomics is necessary to maintain good overall health and help prevent back, shoulder and neck pain. Adjust your chair so your feet rest on the floor and your knees are level with your hips. Keep everything you will need for the day, including your phone and documents, close to your body. Keep your wrist in a straight position, not bent up or down when typing. Use a phone headset if you have one. This will prevent you from cradling the phone between your neck and

shoulder. Avoid glare by keeping bright light sources to the side of your screen. Safety should be a top priority when working from home. You should always have a working smoke detector nearby. Fire extinguishers should be near the exit to your workspace and you should know how to use them. An evacuation plan should be in place. Your workspace should be cleared of hazards and all carpets secured to the floor. Working from home can be a blessing, but it can also come with challenges. Telecommuting requires some adjustments in habits and routines and it is important that both employers and employees understand how to live and work healthily from home. REALTOR FOR LIFE

Fair Housing in 2020 In light of recent events, Realtors® are affirming their support for equal opportunity and are at the forefront of ensuring that people are not discriminated against with regard to housing. Here’s how:

BY DUANE DUGGAN

Realtor and Author RE/MAX of Boulder

Realtor® Code of Ethics In 1908 the National Association of Realtors® (NAR) was formed. In 1913, NAR established and adopted the Realtor Code of Ethics. The intent was to establish a level of professionalism similar to doctors and attorneys of the day. When a real estate agent first gets a license, it is just the first step to starting a real estate career. While there is no law that requires an agent to become a Realtor, becoming one advances an agent’s career with a higher level of knowledge, expertise and professionalism. If an agent chooses to become a Realtor, the agent joins the National Association of Realtors (NAR), which has over a million members across the country. Once the agent becomes a member of that group, that Realtor is required to subscribe to a strict code of ethics. The National Association of Realtors has always been a leader in promoting fair housing for all. In Article 10 of the Code of Ethics, it states specifically a Realtor’s responsibilities and duties relative to fair housing. The Code of Ethics is updated annually as issues arise and require changes. In addition to the Realtor knowing the code, it is important for the public to know what the code says. That way, the public knows what to expect from the Realtor in terms of service and what questions are not appropriate for the Realtor to answer. The Code of Ethics also includes Standards of Practice to guide the Realtor’s behavior. Taken directly from Article 10 of the Realtor Code of Ethics: “Realtors shall not deny equal professional services to any person for reasons of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. Realtors shall June 19-20, 2020

not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. (Amended 1/14) Realtors, in their real estate employment practices, shall not discriminate against any person or persons on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. (Amended 1/14) • Standard of Practice 10-1 When involved in the sale or lease of a residence, Realtors shall not volunteer information regarding the racial, religious or ethnic composition of any neighborhood nor shall they engage in any activity which may result in panic selling, however, Realtors may provide other demographic information. (Adopted 1/94, Amended 1/06) • Standard of Practice 10-2 When not involved in the sale or lease of a residence, Realtors may provide demographic information related to a property, transaction or professional assignment to a party if such demographic information is (a) deemed by the Realtor to be needed to assist with or complete, in a manner consistent with Article 10, a real estate transaction or professional assignment and (b) is obtained or derived from a recognized, reliable, independent, and impartial source. The source of such information and any additions, deletions, modifications, interpretations, or other changes shall be disclosed in reasonable detail. (Adopted 1/05, Renumbered 1/06) • Standard of Practice 10-3 Realtors shall not print, display or circulate any statement or advertisement with respect to selling or renting of a property that indicates any preference, limitations or discrimination based on race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. (Adopted 1/94, Renumbered 1/05 and 1/06, Amended 1/14) • Standard of Practice 10-4 As used in Article 10 “real estate employment practices” relates

to employees and independent contractors providing real estate-related services and the administrative and clerical staff directly supporting those individuals. (Adopted 1/00, Renumbered 1/05 and 1/06)” Accountability, Culture and Training (ACT) The National Association of Realtors (NAR) continues to be an industry leader in fair housing. The leadership of NAR met in Washington on January 8, 2020, where they unanimously passed a Fair Housing Action Plan, and this plan has taken on new importance in the past few weeks. NAR documented its commitment to improve fair housing for all, in the following press release, summarizing the content of the plan, moving ahead in 2020 and beyond. It reads as follows: “NAR’s new Fair Housing Action Plan, abbreviated ‘ACT,’ emphasizes (A)ccountability, (C)ulture Change, and (T)raining in order to ensure America’s 1.4 million Realtors are doing everything possible to protect housing rights in America. Among other things, the plan specifically commits NAR to: • Work closely with State Association Executives to ensure that state licensing laws include effective fair-housing training requirements and hold real estate agents accountable to their fair housing obligations; • Launch a Public-Service Announcement Campaign that reaffirm NAR’s commitment to fair housing, and how consumers can report problems;

• Integrate fair housing into all Realtor conferences and engagements (to include a fair housing theme throughout the May Midyear Meeting; • Explore the creation of a voluntary self-testing program, in partnership with a fair housing organization, as a resource for brokers and others who want confidential reports on agent practices so they can address problems; • Create more robust fair housing education, including unconscious-bias training, and education on how the actions of Realtors shape communities; • Conduct a national study to determine what factors motivate discrimination in sales market; • Profile leaders who exemplify the best fair housing practices and workplace diversity; • Develop materials to help Realtors provide consumers with information on schools that avoids fair housing pitfalls.” The real estate industry continues to evolve at a rapid in pace in all facets. The National Association of Realtors recognizes fair housing for all as a priority and is at the forefront of continuing improvement. Duane Duggan has been a Realtor for RE/MAX of Boulder since 1982. weeping mountain views, a convenient northeast Boulder location, on-trend home designs, and abundant neighborhood amenities for a diverse, active community: Velo Condos seems to have it all. It goes without saying, such a premium package comes at a premium price, right? You might be surprised. Located across the street from popular Valmont City Park, Velo Condos is a new neighborhood comprised of 70 for sale residences developed by Boulder-based non-profit Thistle as part of their commitment to creating mixedincome communities. Thistle’s sixth mixed-income community, Velo Condos will feature one, two and three-bedroom homes ranging from

706 to 1,420 square feet, as well as five innovative live-work condos with up to 1,984 square feet. Construction for the first 40 of 70 homes began in January, with a full project completion date anticipated by early 2022. Priced to meet the current demand of homes for sale in Boulder, the first condos released at Velo will include one and twobedroom residences priced as low as $410,000; live-work condos are available from the mid $700s. Fourteen of the residences will further be permanently affordable and awarded by lottery, with income restrictions applied as required by the City of Boulder. Locally owned and operated Denver area general contractor DIRC Homes is making the most of this opportunity to showcase sleek, modern units designed with a DAILY CAMERA / TIMES-CALL

vibrant community in mind. “I am so excited to be part of bringing an innovative and reasonably priced housing option to the Boulder market, and to introduce our company vision of being the company of choice by redefining home construction to the market,” says President of DIRC Homes, Randy Henkel. Henkel adds that partnering with Thistle is a chance to embrace the larger community in alignment with core company values. The Thistle-DIRC partnership is certainly one of mutual respect and appreciation. “We are thrilled to work with DIRC,” says Mary Duvall, Thistle CEO. “Their construction expertise will keep the final sales prices below what is presently seen in the market for homes of this quality and size.” With an attainable pricing range, it might be said that all that is absent from the Velo Condos vision is pretension. All homes meet stringent energy-efficiency requirements and come with either a spacious balcony or outdoor patio and abundant windows to optimize enjoyment of the beautiful natural surroundings. Velo Condos engineers have designed excellent sound separation systems to reduce sound transmission, enhancing the sense of personal peace. All market rate condos come with private garages, some with two-car tandems or oversized garages; affordable residences come with either private garages or carports. All homes offer generous indoor storage and high-quality finishes. Equally as compelling as Velo Condos’ bright, open-plan, modern interiors are the thoughtfully designed exterior and community spaces. “There will be two wonderful community rooms available, one with glass overhead doors, for shared or private use,” says Deanna Franco, the exclusive listing broker for Velo Condos sales and owner of 8030 Realty. “These spaces will offer contemporary vending machines, kitchenettes, restrooms and outdoor patio areas that can be accessed flexibly

The topography – being built on a sloped hill – really lends to exceptional views. Mature trees border the west property line, with a lovely private lake in view of many of the residences. through evolving times.” In addition to the community rooms, Velo Condos will feature a play area, bike wash and repair station, and an interior pet washing station. Great care has further gone into generous landscaping plans surrounding the property. “It’s a beautiful site,” Franco says. “The topography – being built on a sloped hill – really lends to exceptional views. Mature trees border the west property line, with a lovely private lake in view of many of the residences.” When residents do decide to venture further from their personal havens, endless options are in easy reach. Velo Condos are convenient to Cottonwood, Goose Creek, Wonderland Creek Bike Paths, the 208 RTD bus route and Foothills Parkway. An eclectic variety of breweries and cafes, including Rayback Collective, Boulder Beer, Laughing Goat and more, as well as a variety of shops are within biking distance. Of course, the star of the immediate surrounding area is Valmont City Park, one of the most unique and diverse bike parks in the nation mapped with 42-acres of natural surface cycling terrain

trails suitable for a wide range of riding styles and abilities. The 3.25-acre Valmont Dog Park is the largest dog park in the city of Boulder, with separate fenced areas for small and large dogs. The Valmont Disc Golf Course located on the south side of the park is also a popular draw, and hosts annual tournaments. As much as Valmont City Park enhances the Velo Condos area, it’s set to get even better. Expansion plans for the multigenerational facility include the addition of athletic fields, an aquatics center, and more. Plans for these developments place careful attention to flexible community desires, a logical circulation system that prioritizes neighborhood tranquility, and environmental and wildlife issues. Now under construction, the first three of the five total buildings at Velo Condos are expected to be move-in-ready by spring and summer of 2021. With word quickly getting out, it’s clear the wait time is no deterrent for eager buyers. Seven residences are already reserved, Franco shares, and the remaining are likely to go quickly. Only two of five live/work

residences, which offer ground level floor work space with living space above, are currently available. Intrigued? Visit velocondos.com for life-like virtual video tours, and see for yourself what makes this new neighborhood so special. Not only can you view a range of interior options, you can get acquainted with the exterior as well. In addition to the opportunity to virtually walk around the site, Velo Condos offers a unique bird’s eye view. Reservations for residences are being taken now, requiring a $500, totally refundable deposit which offers those who reserve first right of refusal. Further, sales contracts will be accepted in coming weeks. “This is a one-ofa-kind opportunity,” Franco says. “Take a tour, drive out to the area, and contact us with questions. This chance won’t last long.” Learn more at velocondos.com. For market sales, contact Deanna Franco, owner/broker of 8030 Realty at 720.422.5131 or e-mail deanna@8030realty.com. STYLE AT HOME

How to create the perfect video call backdrop By Katie Laughridge, Tribune News Service As the warm weather welcomes us into the summer months and our cities begin to open back up (safely and slowly we hope!), it has become clear that some of the changes from the last few months are here to stay. Some have produced a new set of challenges for us to work through, such as creating a productive home office space or turning our bedrooms into spaces fully dedicated to relaxation. A couple weeks ago I received a phone call from one of our lovely customers who had come across a new home decor challenge for us. Like many of us during the time of COVID, she has been using video services like Zoom and FaceTime more than ever, and in doing so discovered her desire for a better background. What makes the perfect video chat background? As I tune into the news to watch at-home reporting and chat with my family and friends, I have noticed certain elements work better than others, and that clutter creates a noisy environment that makes it hard to concentrate on the person speaking. While there is no foolproof recipe for the perfect backdrop, you can take some steps to project your style through a camera lens. Reflect your style, not your screen First and foremost, avoid reflective surfaces

VIRTUAL TOUR LIST YOUR VIRTUAL TOUR

If you’re working with shelves, one of our (sometimes controversial) methods is to turn around books to create a neutral canvas for styled items to pop against. While this is not a method loved by all (which I understand, I too adore colorful books!), it creates a quiet backdrop that still looks beautiful. Sans shelves, a gallery wall can create a stunning visual as well. A display of art can be full of texture and depth without overwhelming your space. Stick with canvases for less glare.

Cabinets with glass doors can cause a reflection when video calling, and the simplest solution is to open the doors and show off its insides. (Photo: Handout/TNS).

behind you while video chatting. Mirrors are the biggest offender of projecting your screen back into your camera, but windows and shiny metal decor items can create problems by reflecting light and creating a glare. Cabinets with glass doors can also contribute, and the simplest solution is to open the doors and show off its insides. It’s a great excuse to rework and refresh those shelves and show off your favorite pieces. Simplify, then beautify Now that pesky reflections are taken care of, it’s time for the fun. Bringing your style into your space without creating a distracting backdrop is all about editing. This is the same technique we use at the store to show off our goodies.

Let there be light There’s a reason so many selfie sessions take place in the car: all that great natural light. If you have a space in your home with fabulous natural light (and space to work), make it your go-to Zoom spot. If you can, avoid sitting right in front of a window, regardless of whether the window is to your front or back. Sunny days can make your screen hard to see, and backlighting can make you hard to see for your workmates. Of course, we love lamps when natural light is not an option, just try to avoid placing it too close to your camera. Practice makes perfect, so don’t be discouraged if your first attempt at the perfect video setting doesn’t pan out – it is easy to fix. Adapted from nellhills.com. lay eggs along with provisions for each and move on. Whereas honey bees are eusocial, forming large colonies of tens of thousands of individual bees who all work together. Each honey bee has a specific job within the hive and the larvae are carefully tended by the adult bees. Most native bees make their nests below ground in tunnels, but many make their nests in cavities. Knowing this makes it easier to create habitat for these little friends of the garden. Habitat loss is one of the three main issues that pollinators face today and one that gardeners can have a big impact on. (The others are climate change and anthropic activity.) Beyond just providing food (flowers for nectar (carbs) and pollen (protein)) you can provide shelter and water which completes the habitat and will make your garden more attractive for them to move in and stay awhile. For the cavity nesters you can include a snag (old wood stump or branch) in your landscape or you can build or buy a bee condo. For the ground nesters you can leave areas of sunny, undisturbed ground that will be inviting for them to create their underground tunnels and nests. Keep an eye out for

small holes in your soil, it might be the entrance to a bee’s home! At the CSU Extension Boulder County office in Longmont we are working to increase pollinator habitat by planting more demonstration gardens. Come by and take look! As gardeners who depend on the ecosystem service that bees and other important pollinators provide, we need to raise our awareness, and help to conserve and create habitat whenever possible. They are our modest companions in the gardens, and when provided with a little food and shelter, they will work tirelessly with us, and our gardens will be all the better for it. For more information on how to create habitat in your own yard check out the CSU Extension website and reference fact sheets 5.616 and 5.615.
