THE LIGHTER SIDE
Will our bushy heads get us to leave the safety of home? For those who are high-risk or live with someone who is and can be COVIDinfected by a gusty wind near an unmasked runner, sheltering BY MARY at home is still LYNN BRUNY our top priority. Or so we thought. But there is one sneaky foe we didn’t count on: dorkiness. Now that we’re in week who-the-hell-knows-its-been-solong, not only have we put on the COVID five or ten pounds (hopefully not 19) from our stress and boredom eating, we are also just incredibly bushy. I’m talking hair, haircuts, or lack thereof. For many of us, this fluffy bouffant is highlighted, or actually not highlighted, with a skunk strip of our natural hair color growing out. It’s like we’re all in a bad throwback of the ’70s. And for some especially lucky souls, of which I am one of due to my Italian ancestry, we also
have eyebrows that rival those of Eugene Levy. The type of eyebrows that left unattended become burrows for small creatures seeking refuge. The problem is that despite the fact we’re stuck at home, we are on Zoom or Skype all the time. The additional poundage can be camouflaged by loose pants we’re (hopefully) wearing, but it’s hard to hide our shaggy heads. That faded “Breck Beer Fest 2014” ball cap is not professional attire. It’s
not that when we’re sheltering at home we expect to look so good. It’s just that we don’t want to look so bad. Some of us have taken matters into our own hands and attempted at-home haircuts. This rarely ends well. Mostly it looks like a toddler with anger-management issues had at it. I tried to cut my bangs and naturally the scissors slipped a bit. “I’ll just even it out,” I thought. Two inches of hair later I have

what appears to be a big chunk of hair missing because, well, I have a big chunk of hair missing. Yikes. My eyebrows are even worse. Despite decades worth of attempts, I still can’t pluck my eyebrows without looking like I did so while blind or drunk or both. Now I’m just letting nature take its course and going for the full-on Frida Kahlo unibrow. It fits with my pandemic past times: Spanish lessons and painting. But you know at some time we won’t be able to take our own fuzziness any longer. At some point we will look in the mirror, just crack inside, and make an appointment with a professional. We will postpone elective surgeries and trips to see family, but we will risk it to not look dorky. Or in the case of some of us, just to look a bit less dorky. At last estimate the County owned 65%, and more, of the land within its jurisdiction. Why then the congestion and conflict at the trailheads during the COVID crisis? We need more access to the property we fund through taxes. We need more space. We need designated, unleashed-dog trails. We need more horse, bike and hiking trails. Recently the county purchased two 35-acre parcels of marginal land for a total of $2,400,000. We do not have use of these overpriced parcels under current regs. Could this money not be better spent on giving us citizens better and more varied access to our land? Those funds would go a long way to better satisfying the citizenship.

Boulder and Fort Collins among top most stable housing markets For the sixth year straight, Boulder’s housing market is one of the nation’s top three for growth and stable prices, according to SmartAsset’s BY TOM annual analysis KALINSKI of best housing RE/MAX of Boulder markets for growth and stability. In fact, Boulder was the No. 1 in the nation up until this year, when it moved to No. 3 – no small feat since the time period analyzed spans 1995 to 2019, years that have included good economic times and bad. In the 2020 report, SmartAsset reports Boulder has had 251 percent price growth since 1995. For Colorado home buyers in Boulder and No. 6 ranked Fort Collins, that news is just what you want to hear. When you buy a house, one factor to consider is the expected long-term value of the home – and on this score, chances of a price decline in the Boulder metro area is a home buyer’s dream. The study shows Boulder has a zero percent chance of a 5 percent drop in housing price in the 10 years after a home was purchased, within the 25 years from 1995 to 2019. Overall home price growth is the 15thhighest growth rate across all 357 metro areas in the study, reports SmartAsset. Factors cited in previous studies for making Boulder an attractive place to buy are a wealth of
outdoor recreational activities and proximity to the University of Colorado. Fort Collins dropped to No. 6 from No. 4 last year, but climbed from No. 11 in 2015. With 215 percent housing price growth, it is the 31st highest out of all 357 metro areas in this study. The city has strong stability with a two percent chance that housing prices will decline in the near term. Rounding the top three are two Texas metros – No. 1 Midland and No. 2 Austin-Round Rock-Georgetown. Both areas share Boulder’s fortune with a zero percent chance of house price decline and housing price growth of 287 and 254 percent, respectively. This is SmartAsset’s sixth look at the best housing markets for growth and stability. Home value data was compared in 357 metro areas for every quarter during the 25-year period from Quarter 1 of 1995 through Quarter 4 of 2019. REALTOR FOR LIFE
Home equity management in a COVID-19 world The COVID-19 crisis has caused significant job losses and many Americans have realized they can only pay their bills for a couple of months after losing income BY DUANE from their jobs. DUGGAN In world of Realtor and Author uncertainty, RE/MAX of Boulder many people are asking, “What can I do to prepare myself for the next crisis? Should I pay off my mortgage or borrow against the house and invest the cash?” Having a home free and clear of a mortgage can be a benefit if a homeowner is experiencing a job cut or disruption. With current record-low mortgage rates, it can be very tempting to refinance and pull cash out from the equity in your home. Today, we will discuss paying off your mortgage on one hand, and refinancing to get cash out on the other hand. My parents grew up in the generation when it was important to get the mortgage paid off, and when they did, they celebrated by holding a mortgage burning party. When I was in college, I learned about the deductibility of mortgage interest, keeping the mortgage balance high, and investing the cash from mortgage proceeds. Now, with the mortgage issues of the great recession from 2007 to 2012, many people are of the frame of mind to get their mortgages paid off. Two techniques homeowners can use to build equity in their homes are known as mortgage acceleration and mortgage offset accounts. Mortgage acceleration is the process of getting a mortgage on a home paid off earlier than a 30-year amortization schedule would provide. If extra payments are made, the principal goes down faster. But what if tough times come around and you want money back? You can’t call up the lender and say, “I’ve been paying extra principal, can I have some of it back?” That is an argument for investing what could have been made in extra principal payments into something that would be accessible if cash needs arise. A mortgage offset account is the process of taking what would June 12-13, 2020

have been extra principal payments and placing them in an account to save and have a return, then taking the cash accumulated and using it to pay down the mortgage when desired. In the meantime, cash is still there if an emergency need arises. Home equity management has a different meaning than the techniques described above. The techniques above are applied when your goal is simply to pay your house off. However, it is important to learn about true equity management. In many cases, homeowners will pull cash equity out of their home to spend on consumer items, vacations, etc. A better way to manage equity, rather, involves pulling equity out of your home via refinancing, and investing it in the proper financial vehicles. After all, equity has no rate of return unless you activate it. This is very confusing because most people believe that the rising prices of homes provides you with a return on your equity. Nevertheless, a key phrase to remember is to invest in “what grows” not in “what shows.” For example, you could borrow against your equity and buy more real estate instead of a flashy sports car. However, if owning more real estate is not in your plan, here is another idea. Equity in real estate grows as a result of the loan being paid
down and values increasing. But remember, equity itself does not have a rate of return. Combine the proper investments with mortgage acceleration techniques and the deductibility of mortgage interest, and you have a powerful wealthbuilding tool. Maximizing equity management Interest on a home, which is usually deductible, is simple interest with the loan declining each month. If it is deductible, the effective interest rate is less than the face rate. When equity is pulled out and that cash is invested, it is invested in something that earns compound interest, the opposite of simple interest. To maximize your equity management plan, you want to invest in something that earns compound interest, inside of a tax favored environment. Then the potential for growth is incredible. Combine all of those factors and what you have is activated equity!
Advantages with “OUR” plan • This plan involves the purchase of a life insurance policy so you will get life insurance protection death benefit. • Your financial planner invests the cash value of your policy where your investment grows tax-free within the life insurance policy. • You can withdraw without a tax burden up to the original dollar investment OR withdraw tax-free with a policy loan.
The bottom line is that you can build a nice nest egg using this technique. Learning from the coronavirus crisis, we can see that it is important to have financial sustainability in the event of income loss. You can contact your financial planner to see if this is a program that works for you. So how do you combine Duane Duggan has been a all factors into one equity Realtor for RE/MAX of Boulder management plan? since 1982. akwood Homes knows that all home buyers want a beautiful, functional, wellappointed home, but the company also realizes that location is really the most important factor when making the vital decision of where to live. To accommodate the needs of each and every buyer, Oakwood Homes offers a diverse portfolio of homes in a variety of carefully chosen, easily accessible locations, replete with community amenities. Two of those communities, Erie Highlands and Thompson River Ranch, have homes available right now. Erie Highlands Erie Highlands encompasses what Colorado living is all about: a close-knit, small town neighborhood feel with access to all the metropolitan amenities one could possibly want. The 305-acre master-planned community is located southwest of Erie Parkway and Weld County Road 5, a short walk from downtown Erie’s 10

historic downtown area with its award-winning recreation center and abundant restaurants, bars and shops. This location is hard to beat, and it comes with the added bonus of remarkable community amenities including a clubhouse, gym, entertaining space and spacious outdoor pool. Easy and quick road access to Denver, Boulder and all of
Northern Colorado ensures that you never have to compromise on your destination, but you don’t have to look very far afield to find incredible outdoor experiences. Erie Highlands features more than 25 miles of trails and plentiful parks and open space connected to the community. Families with school-aged children need look no further, as Erie Highlands is served
by high-quality Soaring Heights PK-8 and Erie High School. Of all the perks at Erie Highlands, one of this community’s most unique qualities is its status as one of the first ever single-family residential developments equipped with fiber optic connections. Homes. Homes in Erie Highlands will have a direct fiber-optic connection to the internet, rather than a copper wire that connects homes to a fiber optic hub. Not only will this system provide the homes with faster, more reliable internet connections, but they are also “future-proof”– meaning an invasive rebuilding process won’t be necessary when it’s time for updates. All the convenience, none of the hassle – yet another way Oakwood Homes is striving to improve the resident experience. Overlook Collection at Erie Highlands Oakwood Homes is proud to offer several top-of-the-line, opulent homes in its Overlook Collection in this unique community. The Overlook Collection is a decidedly luxury portfolio of homes, featuring five floor plans between 4,378 and 5,934 square feet. The smallest of the Overlook Collection is the two-story Boulderado plan, with four to seven bedrooms and up to six baths. With a main floor study, a luxury fireplace and formal dining room, the Boulderado is made for those who want personalized comfort and space. The largest home in the Overlook Collection portfolio, the Broadmoor, can have as many as eight bedrooms and six baths spread across nearly 6,000 square feet. All homes in the Overlook Collection feature the glorious mountain views that are an iconic part of Erie Highlands living. Homes in the Outlook Collection start in the low $600s. There is one home available for quick move-in at Erie Highlands: The Palmer, a ranch floor plan that is part of Oakwood’s Vista Point Collection. This home is listed for $580,000. For more information, visit oakwoodhomesco.com/ communities/erie-highlands. Thompson River Ranch Another Oakwood Homes community that boasts excellent location is Thompson River Ranch, situated just south of the Promenade Shops at Centerra in Loveland. Nearby access to I-25 ensures commuters and travelers alike can access all that Colorado has to offer easily and quickly. Thompson River Ranch is one of Northern Colorado’s fastestgrowing communities in terms of size. But, as with all Oakwood Homes communities, location is far from the only benefit of becoming a resident here. The June 12-13, 2020
amenities at Thompson River Ranch include a pool and club with no membership fees, a wealth of green spaces, walking trails and a disc golf course. With an additional pool under construction now, Thompson River Ranch will be summer-ready. Also coming soon to the community is Riverview, a Kindergarten through 8th grade school. Two- and three-bedroom homes starting in the low $300s are available at Thompson River Ranch, with plentiful options for personalizing your new home. Buyers can add a finished basement and a three-car garage for large families or plentiful out-of-town visitors. Or, keep it simple with a low-maintenance, modern twostory home. There are a variety of ranch floor plans to choose from, including The Springfield, which won several awards last year at the NOCO HBA Parade of Homes. The Springfield can be customized to have as many as four bedrooms, three baths, and up to 2,700 square feet of beautiful interior living space. Outdoor living space is also a priority for the Oakwood Homes portfolios at Thompson River Ranch. Rooftop decks are available in most plans, allowing residents to enjoy Colorado’s many days of sunshine and expansive views. Master suites can be built to include balconies, and covered patios allow you to enjoy shady alfresco dining on hot summer days. Fencing is also included in most home plans. Community is an important part of the lifestyle Thompson River Ranch, and the calendar includes many opportunities to engage with your neighbors. In late summer and early fall, the Thompson River Ranch community will host themed movie events once a month on Fridays. Residents can also look forward to a community barbecue in June with a live bluegrass or country band and plenty of yard games for both kids and adults. Colorado produce harvest is starting. Why should we care? By Adrian Card Colorado State University Extension Boulder County Can you feel it? The long, warm days of summer are upon us. While not a primary produce growing state like California, our beloved Colorado delivers top tier fruits and vegetables. We know all too well that the local food system is not mandatory from an urban/ suburban household perspective. Ag is only important to the economy in rural counties and our global food supply chains have weathered even the most extreme demands of the COVID-19 era, with of course some empty shelves if your timing was not great. So who cares, right? We Front Range folks need not bother. We have tech, higher education and other key economic drivers and, speaking of drivers, those refrigerated trucks will keep on trucking into Colorado. Local food is trendy, elitist and simply a throwback to food systems of yesteryear. Or is it? Although I drank the KoolAid years ago, I struggle with these questions. Embedded in them I think are questions of quality, place and culture. We are absolutely overshadowed by California produce, but have you ever tasted a California

peach that even came close to a Colorado peach? The Colorado summer fruits we can all name and savor include cantaloupe, sweet corn, peppers, tomatoes, cucumbers, green beans…and the list goes on. Why do these taste exceptional? One gift Colorado provides growers is warm days and cool nights. This increases sugar content in summer fruits during the day and retains them with the cool nights. In the hands of a talented grower, plants grown here with this special sauce from Mother Nature create a flavor profile second to none. This principle applies to all botanical fruits grown here, whether sweet or savory. But if you stop at the fruits, you are missing the amazing lettuce, cabbage, broccoli,
beets, peas and other cool season vegetables that Colorado growers also excel at producing. Many of us take for granted that a farm means open space. Yeah, granted farms are working lands, but would you rather see a field of squash or another subdivision? Farms create place. And that place creates something special, unique, elemental, raw and subject to all the glories and hardships that a growing season casts upon the field and the farmer. When you drive by you are witnessing the ongoing evolution of a 10,000-year-old craft. You likely don’t understand all that you are seeing but maybe you can appreciate that this place called a farm is creating value that we know of as food. New arrivals to Colorado continue to shape its culture. But what is Colorado food culture? Undoubtedly it is embracing the harvest. We have a hard stop and start on field harvest in this great state and because of that eating seasonally is something to be cherished and not taken for granted. And as your summer celebrations start, no matter how small in our new COVID-19 shaped world, I bet you love to include something healthy and grounded in what it means to be a Coloradan. At its very best, unless you are
buying produce directly from a farm, the marketplace can be opaque in terms of knowing if a retailer or restaurant is selling you Colorado grown fruits and vegetables. Here are a few tips to find the truth at point of sale: 1. Check for known seasonality. Fortunately, the Colorado Fruit and Vegetable Growers Association has this worked out for you. Go to coloradoproduce.org and click on the “nutrition and health” page under “resources”. There you’ll find a full, vetted, produce availability calendar. If a retailer or restaurant is selling something as Colorado grown outside these dates, press them for more details. 2. Look for labels. Some retailers have their own (see above for double checking this). And some growers use the Colorado Proud logo. The Colorado Department of Agriculture provides this label. For more information on agriculture in Boulder County, visit the CSU Extension Boulder County website at boulder. extension.colostate.edu/ agriculture.

Inspection considerations for older homes Older or historic homes provide some unique challenges for inspectors and prospective buyers Homeowners may have strict BY RICK limitations for JACQUEMARD renovating Flatirons Home and updating Inspections a home. Major updates might require special permits and committee approval. While safety is a primary concern for home inspectors, customers interested in historic or vintage homes might find themselves in a balancing act between preserving the past while living in the present. 12
AT HOME COLORADO
In older, historic properties, you can expect to find led paint. These older homes probably have lead-based paint on siding, trim, doors, windows, staircases, ceilings and sometimes even floors.
Most buyers looking to purchase an historic property understand the likelihood of lead-based paint, but that is not always the case. Buyers should be informed about the prevalence of lead in older
houses and how to test for lead. That is especially true if the buyers have young children, who are more susceptible to lead-related developmental issues. As with lead paint, asbestos is probably present in many parts of an historic house. Regardless of the home’s age, asbestos might have been used for renovations over the years. For example, loose attic insulation in an old house could easily contain asbestos. Flooring that looks like linoleum might contain asbestos as well. Some builders also mixed asbestos into plaster for texture on walls and ceilings. In basements, you might find boiler pipes wrapped in asbestos insulation. Older homes (continued) Many vintage homes have unusual or outdated heating, ventilation, and air conditioning systems. The challenge becomes fitting modern equipment into the house without disturbing the architectural features. There might be an old coal or oil burning furnace in the basement. Registers in floors and ceilings might appear to lead nowhere without ductwork, but their function was different. The allowed warm air to travel to upper floors. Cooling systems might be non-existent. Historic staircases may have multiple safety issues. If you have never walked a staircase in a historic house, you might be in for a surprise. There were no standards for their construction. Some are narrow and steep; some are grand works of art. Handrails are a significant issue with historic houses. Many interior staircases might have no handrails at all. Where railings do exist, they are often lower than what is considered code today with balusters that are spaced too wide. That is another issue for buyers with small children. There will most likely be issues
with access and clearance. What is considered safe and accessible today was not a consideration in the past. It is not uncommon to find an upper bedroom with only one window too small to qualify for egress during a fire. Doors might also be too narrow. In some cases, houses settling can cause doors and windows to stick, creating another fire safety hazard. As with other issues in an older house, buyers might face limitations with repair and upgrades. Historic register committees may have a say in what is allowable and what is not. Historic houses still have definite appeal to many home buyers. For buyers who have done their homework, structural oddities and renovations are an expected part of the process. For those buyers that have fallen in love with their first historic house, the issues and the level of authority held by historic registry’s might come as a surprise. Tips on hiring virtual home service vendors With the advent of video calls and virtual communication, so comes the pivot relating to how professional services are viewed and rendered. While its lasting impact may be unclear, what is for certain is virtual home services are now part of how business is conducted and how information is disseminated. From interior design to architecture and home organization, both professionals and homeowners seeking their services are looking for a virtual option. Here are some top tips for hiring
a vendor to perform virtual home services. 1. Read the reviews. Authentic reviews can serve as an invaluable tool for credibility. 2. Look at the vendor’s past work. This may be key in determining if their style matches or is best suited to your own. 3. Make an inventory of your home. One of the biggest mistakes a seller or homeowner can make is not having a property inventory as it relates to what they own and their needs. 4. Do your research. There are

a number of individual interior designers who have developed their own e-design platforms or created a relationship with an existing one. 5. Create a budget and keep it realistic. Many design professionals are flexible and can adapt to various budgets. 6. Plan. Finding the right design professional to work with can be invaluable for the best furniture and room layout. 7. Determine your style. A designer offering e-design services will often request inspirational images to get a sense of your style.
8. Look for e-design services that offer video phone calls or outstanding customer service. The personal touch is often instrumental in maintaining an open dialogue and ensuring details are understood.
