Colorado, Boulder County economy expected to slow, but still grow in 2020

By John Spina Longmont Times-Call Dec. 10 – While economic growth slowed throughout Colorado in 2019, according to the Leeds School of Business’ 55th annual Colorado Business Economic Outlook 2020 released on Monday, the state, and Boulder County, in particular, are expected to continue to outperform much of the rest of the country.

“We’ve got broad-based growth and then there are very strong subsector pieces,” said Richard Wobbekind, the executive director of the business research division for the Leeds School of Business.

“So there aren’t a lot of warning signs in Boulder County of some sort of impending economic doom.”

Between September 2018 and 2019, data from the Bureau of Labor Statistics shows employment in Boulder County increased 3.3%, creating an additional 6,400 jobs and driving the Boulder County unemployment rate down to 2% compared to state unemployment of 2.2% and a national rate of 3.3%.

Though the Colorado Business Economic Outlook expects job growth throughout the state to fall from 1.9% growth in 2019 to 1.4% in 2020, Boulder County is again expected to outpace the state due to its strong base of technological and scientific businesses, as well as its robust tourism and outdoor recreation industries.

The only industry expected to lose jobs this year is the information sector, which the report estimated would

lose 500 jobs statewide.

Meanwhile Boulder County’s other key industries, including aerospace, biotech, cleantech, natural and organic products, outdoor recreation, tourism, and professional, scientific and technical services are all expected to grow, with professional, scientific and technical services projected to be the strongest industry in 2020 with 3.4% growth.

In large part, the report suggests Boulder County’s continued growth is due to the concentration of educated employees emanating from the University of Colorado Boulder while businesses in other areas struggle to find qualified applicants.

“Having an intellectual hightech base with physicists, chemists, and aerospace scientists is very helpful in terms of being able to grow in those types of industries because they’re not on every street corner in the county,” said Brian Lewandowski, associate director of the business research division at the Leeds School of Business. “Even in manufacturing, which nationally most people think manufacturing employment is going to fall, we’re seeing manufacturing employment rising because of food and beverages and aerospace manufacturing, both of which are very positive for the Boulder area.”

The one downside to relying so heavily on tech-based businesses, Wobbekind said, is that it makes Boulder susceptible to a recession as more jobs are being replaced with artificial intelligence or automation. A 2019 Brookings Institution study reported Boulder was one of the more susceptible

cities to artificial intelligence disruption in the county.

Wobbekind compared the potential disruption to the difficulty Colorado had in rebounding from the tech bubble bursting in the early 2000s, which took longer to recover from the Great Recession.

However, Clif Harald, the executive director of the Boulder Economic Council, noted Boulder has diversified its economy enough in recent years to withstand such a recession.

“If we were to see softening in one industry, say for example in IT, the strengths in aerospace, bioscience, energy, natural foods, outdoor recreation, and tourism would hopefully keep things moving along for our economy,” he said.

Wobbekind also noted the high concentration of start-ups in Boulder County and its history of innovative companies suggests that should one of Boulder’s key industries take a hit, the highly educated entrepreneurs in the area would find a way to take advantage of the opportunity.

According to data from CB Insights, $484 million in venture capital funding was received by Boulder County companies in the first three quarters of 2019, representing 48% of the state total.

“We have a very highly educated workforce within this region and a lot of these individuals are innovators and entrepreneurs,” Wobbekind said.

“That has fueled a lot of Boulder’s economy over the last couple of decades so I’m optimistic Boulder will find a way to reintroduce itself.”

Protect your home from water intrusion Water may be essential to life, but it can diminish the value of your home. Whether you are buying or selling, hire a qualified inspector to

Homes can suffer water damage resulting in decreased property value, increased maintenance costs, and decline in indoor air quality. Ensuring that your homes exterior is water resistant can protect against potential loss. This would include the roof, siding, windows, doors and foundation.

Also, be sure that the plumbing and ventilation systems are well maintained and operating efficiently.

Windows and doors should be

checked for signs of leaks. Check roofing systems for evidence of leaks. This can be done by observing the underside of roof sheathing in attics, and vaulted ceilings in the interior of a home.

Also, check around flashing at roof vents, chimneys and skylights. Seal any cracks or holes in exterior walls, joints and foundations.

These are your homes first line of defense between water and the interior. It is essential that they be maintained properly.

There should not be any moisture in basements or crawl spaces. Moisture can be an indicator of a cracked and/

or leaking foundation wall. A moisture meter can be used to check the moisture content of finished basement walls. Readings should be relatively consistent throughout a basement. Large variations in moisture content of finished walls could indicate a leaking foundation behind.

Check for leaking plumbing fixtures, dripping pipes, clogged drains and defective water drainage systems. Regularly clean off, then dry all surfaces such as windowsills where moisture can collect. Expansion joints between bricks, pipes and other building materials that absorb movement

should be in good condition or water intrusion can occur. Storage areas should be kept clean. Allow air to circulate to prevent potential moisture accumulation.

Label water shut-off valves so that the water supply can be easily closed in the event of a plumbing leak. If water intrusion does occur, you can minimize the damage by addressing the problem quickly and thoroughly. Immediately remove standing water and all moist materials. Replace carpet, drywall and/or plaster on walls and ceilings. Should your home become damaged by a catastrophic event such as a flood or hail storm, take appropriate action to prevent further water damage. This may include boarding up damaged windows, covering a damaged roof with plastic sheeting, and/ or removing wet materials and supplies. Fast action on your part will help minimize the time and expense for repairs.

Each year, Realtors® attending the National Association of Realtors® (NAR) conference learn about up-tothe-minute real estate trends

BY DUANE and analysis to DUGGAN help serve their Realtor and Author clients with a RE/MAX of Boulder high level of knowledge and professionalism. A highlight at this year’s conference in San Francisco was NAR Chief Economist and Senior VP of Research Dr. Lawrence Yun who presents his annual report and predictions for the year ahead.

Here a few salient points from his presentation: Housing starts The U.S. needs to build an average of 1.5 million new homes a year just to keep up with growth in the number of new households. 2005 was the last year that the threshold of 1.5 million new homes was constructed. Since that time, but

especially during the recession, new home starts have fallen far below that 1.5 million mark. Now in 2019, the U.S. is down 5 to 6 million homes, which is the main reason for such a shortage of homes across the country.

Existing home sales In 2017 there were 5.5 million existing home sales nationwide, followed by 5.3 million in 2018.

The decrease was likely due to lack of inventory available to purchase.

Lawrence’s prediction for the sale numbers to be about 5.5 million in 2019 and 5.6 million in 2020.

Home inventory Inventory peaked at 4 million homes nationally during the beginning of the recession in 2007.

Over the last three years, inventory has hovered between 1.5 and 2 million homes available.

Mortgage rates Average mortgage interest rates were at 8 percent in 2000. There was a steady decline in rates to a historic low of 3.35 percent in 2012. Mortgage rates started

First-time home buyers As the country was coming out of the recession, first-time buyers came out of the woodwork. In 2009 first-time home buyers accounted for 53 percent of home sales. As prices rose quickly, the percentage dropped to about 30 percent and has stayed there from 2012 to 2019.

Distressed property sales Distressed property sales peaked in 2009 with 50 percent of transactions being lender mitigated sales such as foreclosures and short sales. As the recession came to an end in 2014, lender mitigated sales were down to 8 percent.

Now at the end of 2019, lender mitigated sales have dropped to 2 percent. There will always be a few people that for some reason or circumstance are not able to make their payments.

Median price growth As a nation, the median price growth in homes was 5.7 percent in 2017 and 4.9 percent in 2018. Dr. Yun is predicting 4.3 percent for 2019 and a slightly lower growth rate in 2020 at 3.6 percent. According to Dr. Yun, homeownership is still one of the best wealth creators in America.

In the last boom, as prices rose, so did the level of mortgage debt. In the boom since 2012, wealth has been created at a much more rapid rate due to less mortgage debt and the absence of the subprime/ greater than 100 percent financing.

Are we in a bubble?

The most common question Dr. Yun says he’s asked is, “Are we in another real estate bubble?”

According to him, “Conditions today are very different than the last boom/bust cycle. In 2004 we had a huge oversupply of new homes. In 2019 we still have a huge undersupply of new homes.

In fact, we haven’t been building enough new homes to keep up with demand in over a decade.

During the last downturn, there was the subprime factor and the variable interest rate. Now there fewer variable rate mortgages and virtually no sub-prime mortgages.”

These trends and predictions provide a fascinating backdrop to conversations about our real estate market.

Americans near 50, not 30, are buying homes, Deutsche Bank says

By Felice Maranz Bloomberg News NEW YORK – The vision underpinning the American dream – of fresh-faced young people buying a first home with a whitepicket fence – hasn’t held up well.

It turns out that the median age of the U.S. home buyer is now 47, compared with 31 in 1981, Deutsche Bank chief economist 6

Torsten Slok wrote in a note.

“This is driven by an aging population, affordability, higher student debt levels, and tighter mortgage lending standards for young people and individuals with lower credit scores,” Slok said.

Those forces have contributed to lower levels of residential mobility, he added.

Slok flagged an eight-year gain in the median home-buyer

age since the financial crisis. The median age hasn’t been below 40 since then, when it was 39.

Among publicly traded homebuilders, Toll Brothers Inc. has the “most exposure to the move-up luxury market _ which tend to be older more well-heeled buyers,” Bloomberg Intelligence’s Drew Reading said.

Reading called the move-up segment a “comparatively weaker

part of the market” as builders shift away from it. Demand drivers going forward are more important, he added. That will come from “the younger cohort.”

Toll Brothers shares have gained 21 percent so far this year versus a 56 percent rally for the S&P Supercomposite Homebuilding Index and a 24 percent rise for the S&P 500.

RE/MAX of Boulder The average internet-connected device in your home or on your wrist is targeted an average of five attacks per day, estimates ZDNet. Hackers target “basically everything in your home that connects to the World Wide Web,” says the Oregon FBI. These Internet-of-Things (IoT) devices are controlled by your phone, computer or voice.

The list of hackable items is long: smart TVs, home alarms, door locks, web cams, smart thermometers, kitchen appliances, smart sprinklers, smart lights, smart watches, fitness trackers and digital home assistants such as Alexa, Amazon Echo or Google Home. Even your smart toothbrush and fun stuff like remote-controlled robots, games and gaming systems, interactive dolls and talking stuffed animals are vulnerable.

Researchers attribute the increase in attacks to growth in the number of IoT devices. In 2020 – just a few short weeks away – research firm Gartner predicts 20.8 billion connected devices will be in homes.

Turn on automatic updates for software, hardware, and operating systems.

• Disable features you may not need. IoT devices come with a variety of services such as remote access, often enabled by default.

The list of hackable items is long: smart TVs, home alarms, door locks, web cams, smart thermometers, kitchen appliances, smart sprinklers, smart lights, smart watches, fitness trackers and digital home assistants such as Alexa, Amazon Echo or Google Home.

Here’s what you can do to protect yourself: • Change the default password.

Far too often smart device owners leave their digital door wide open by not immediately changing the password on a new device.

• Make your passwords as long as possible and unique for IoT devices. Never use names, address or birthdays, or easy to guess passwords like ‘admin’ or ‘1234.’ Forget the notion that your passwords should be memorable. While easy for you to remember,

these passwords are easy to hack.

• Change your passwords regularly. Experts say you should change them once a quarter.

• Enable two-step authentication. The added security layer could be a one-time pin you receive by text. Or, it could be biometric authentication, which relies on a unique thumbprint, eye-scan or user’s unique keystrokes.

• Secure your network. Put your fridge and your laptop on different networks. Keep your private information on a separate system from other IoT devices. Get professional help if this is beyond your technology knowledge or interest.

• Safeguard your Internet router. Set up your router with a unique name and create strong passwords to prevent others from accessing your Wi-Fi.

If you experience a security breach, immediately take action.

Update passwords, notify credit card companies and file a police report.

Stay safe by being in the know and taking needed precautions.

How can I save money with energy-efficient home upgrades?

Fortunately, there are a few home improvements you can make that really do make a difference in your bottom line. These six projects will go easy on your wallet and the environment.

Install solar panels Harnessing the sun’s energy to power your property is a longterm, low-risk investment – and it pays. Fitting your roof with solar panels can reduce your electricity bill by thousands of dollars over its lifespan – about 25 years – and it can also increase the overall value of your home.

Energy-efficient lighting On average, your household spends about 5 percent of its energy costs on lighting, according to the Department of Energy.

Call in a handyman to help make replacements. Homeowners generally pay about $60 to $65 an hour for a handyman, according to the Angie’s List Pricing Guide.

Choose low-flow showerheads A low-flow showerhead is a simple energy hack that can lower your water consumption by as much

as 40 percent – and help you save on your bill. Even though an eco-friendly showerhead uses less water, there are models that maximize flow so you don’t have to suffer through a low-pressure rinse. If you need help swapping out shower heads, call in a local plumber.

Hire an energy auditor Most energy-efficient improvements add value to your home in addition to saving you money on your utility bill.

But if you’re unsure about where to start, or would like to know precisely how much gas and electricity your house uses (and how to make it more cost-effective), a home energy assessment can answer those questions for you. There might be problems you aren’t even aware of – and fixing them can save you thousands. Homeowners report paying between $205-$650 for a home energy audit, according to the Angie’s List Pricing Guide.

Invest in insulation Imagine your heating and cooling

costs slashed by 15 percent. That is the type of savings you can expect when you air seal your home and add insulation to problem areas throughout it, according to the Environmental Protection Agency.

Factors that influence overall savings include location and construction style of your home, with some homeowners cutting 20 percent off their yearly utility bill.

Update home tech Power-saving outlets, smart thermostats, an energy monitor you can actually read – there are plenty of ways to upgrade the technology in your home to conserve energy and, ultimately, save money. Regulate your home’s temperature, track your solar power production and stop home appliances from draining power when they’re not in use. Every little bit helps shave dollars off your bill.

Light Up The Holidays

W

hat is it about the inflatable yard décor that always looks like a murder scene during the day? I realize that they need

That my neighbor has a yard full of them overseen by a wicker pig in a Santa costume just makes it bizarre. The pig remains standing during the day and I can’t help but think it it’s there to feast on the souls of the departed.

That’s more Nightmare Before Christmas than a jolly holiday.

Once they’re inflated, I don’t mind the decorations, but I’m still partial to festive lights strung 12

around houses, fences, trees and lampposts. If you’re a fan of lights, too, you can wrap them around most anything in your yard, provided you secure them from wind.

To get the most from your lights, go with LED, which take less energy to run – up to 80 percent – and last an average of 50,000 hours, instead of the 25,000-hour lifespan of incandescent. And the nuisance of hunting for the one burned out or loose bulb that keeps the whole strand dark is a thing of the past with LEDs, which light up even if one bulb is shot. Made from epoxy resin, LED bulbs are harder to break than the glass incandescents.

When getting ready to string up your house, do what makes you happy. If multi-color lights thrill you, put them up. If you prefer understated single colors of white and one other color, such as green, don’t hesitate to hang them. But if

you’re going to use large blocks of single colors, take time to see how they work together. I learned that large blocks of white, red and blue make a nice Fourth of July theme, rather than Christmas. My spouse said he felt like saluting each time he arrived home after dark.

The secret to getting drama with unvarying color is to mix bulb sizes. Tricking the eye into thinking they’re twinkling, the combination of large bulbs (size C-7) with smaller lights jazzes up icicle strands along gutters and branch lights on trees. For the illusion to have its best effect, match the colors.

Get your trees into the spirit by wrapping them up in lights.

For a pro touch, wrap evergreens in a spiral, and if doing several evergreens, be sure to wrap in the same direction in evenly spaced rows. Treat deciduous trees differently, since their limbs are bare. Run the lights along the branches to highlight their

outline, instead of trying to make them a spiral. If stringing lights in your trees requires you to climb a ladder, consider hiring a company to have it done. Ladders in winter can be risky.

Think beyond the house by lighting fences, trellises or pillars, by adding a touch of fun stringing wheelbarrows with lights.

Traditional items such as old children’s sleighs or wagons on the front porch sparkle with a bit of light. Then sit back, and enjoy the show.

Researchers have found that we can effectively reboot our effort by picking any vivid date that gives us a clear demarcation between our past (we broke our resolution) and our future full of the opportunity (I am going to hit this resolution!). That can be next Monday, the first day of the next month, your kid’s upcoming birthday. Pick a memorable day, and get back at it.

Bringing warmth to a modern house

By Katie Laughridge Tribune News Service As a home decor enthusiast and shop owner I am always looking for new and exciting challenges.

It is truly amazing how much decor can change an entire home.

I got my wish this October when Nell Hill’s had the opportunity to work with local Realtor Kristen Malfer to stage an ultra-modern home located in Leawood, Kan. At first I was hesitant – we are new traditional all the way. How could we bring the warmth and fun of our design aesthetic into a stark modern home and achieve Kristen’s goal of warming it up?

Luckily I had our designer Zakk Hoyt by my side, and we were able to pull off quite a transformation using a combination of our favorite upholstered pieces, plenty of cozy accessories and a dash of holiday cheer.

The first thing I noticed when I walked through the stainless-steel front doors was the abundance of open space. With an open floor plan, it’s important to create

separate spaces that still flow together for a cohesive look, so I knew we were about to have some fun. The home was designed in a modern industrial style and features plenty of metal accents and dark features that gave the house a sharp edge I knew we would need to soften. What also caught my eye was the lovely light wood ceiling that brought an unexpected natural element. This was an important feature since I knew we would be able to pull out the warmth of the wood tones and spread them throughout the home with the addition of wood and leather mirrors, tables and chairs.

A lot of the mirrors, tables and chairs we brought in had wooden or light leather elements to enhance the reach of the natural elements.

To not overwhelm the minimalist space, we decided to keep the big pieces in a neutral palette with whites, grays and browns. The Christmas decor was subtle as well, featuring muted gold, taupe and cream woven through lush greenery. That’s not to say we didn’t have some fun

with color – I can’t resist a pop of brightness. We had so many beautiful orange accents I knew we had to work them in. From the rust-colored blankets to the bright persimmon touches in the kitchen, the color truly breathed fresh life into the house. We especially had a good time with color in the extra bedroom we converted into a sweet and cheery nursery.

Alongside our amazing bedding team, we brought in some of my favorite patterns (I’m looking at you, plaid and animal print).

Mixing in a fun print like leopard throughout the living spaces and adding zebra chairs to the master bedroom helped create a space with personality. Bringing in a classic pattern like plaid brought

out the feeling of “home” we want when we walk into a space.

Our last step was bringing in plenty of art to help soften the tall and intimidating walls. We went with a variety of pieces that ranged from black and white abstract to whimsical illustrations. We didn’t need to take art selection too seriously, we had so many fun pieces to mix and match and play with. A gallery wall can truly give a room its own personality, can’t it?
