Q

: I would appreciate your advice on how a seller can protect themselves from being taken advantage of by a buyer.

When I put my house up for sale, a buyer in a bidding war came in with a very high offer, which I accepted. Then, after they received the house inspection report, which I never saw, they said it required $40,000 to correct a whole bunch of items.

This brought the offer down below the asking price. In the meantime, the house was off the market and the original bidders were long gone. It is now approaching winter, the best selling market period is past, my house is off the market and I am faced with accepting an offer that is below the asking price.

I can’t get the deposit and the contract states that if the two parties can’t agree on the disposition of the deposit, the conflict goes into mediation. This means the house will be off the market until next year.

I feel like the buyers are taking advantage of me. How do sellers protect themselves?

A

: There are two sides to every house deal. It’s possible that the buyer is using the home inspection to renegotiate the purchase price. It’s also possible that your home has real problems that were only uncovered in the inspection.

We haven’t seen your home, and you didn’t furnish any information that we could to check, so for

the purposes of this column, we’ll assume your home was in pretty good shape and the buyer’s inspection requests are being used to get a lower price on the property.

A seller is protected by the terms of the purchase and sale agreement he or she signs. That document usually allows a buyer to inspect a home within a given time period and either kill the deal or move forward. In many parts of the country, the buyer is given five days or so to get the inspection done. By the end of the five days, the buyer has to tell the seller what he wants. At that point, the seller can tell the buyer to take a hike if the buyer’s requests are unreasonable.

In some cases, buyers might get 10 days or 2 weeks to get their inspections done, but at the end of that time, you should be able to either make a deal or cut the buyer loose. You’re right, however, that you might have a bidding war up front, get a winning offer and then lose that one and lose any others that wanted to buy your place.

Unfortunately, that’s the way many deals end up.

In a bidding way, buyers strategize how to put forth the winning bid. Sellers have their own decisions to make as well.

Let’s start with the market conditions. In situations where there are more buyers than sellers -- a hot seller’s market -- you can plan the process to benefit from the market. When the bids come in for the home, you can sort those bids by strength of the bid. Some buyers will waive the right to an inspection but may offer less.

Others may offer more but plan to use the inspection to renegotiate the price. You will have a choice on how to proceed on those offers.

You may accept the lower offer and move forward, or you may take the second offer but give the buyer a very short period of time to get the inspection done and completed.

In any case, you must understand what the worst situation could be when evaluating your offers. We think you wound up where you are because your agent didn’t adequately prepare you for the possibility that

someone would bid high, hoping to knock down the price with the inspection report.

In an older home, you’re going to have problems. But if you had a problem requiring a $40,000 fix, you probably would have known about it sooner. In a hot market, sellers typically have a lot of leverage. In your case, it sounds like your area cools off on a seasonal basis, and now you find yourself in a situation where the other buyers have disappeared and all you have left is this one offer.

When you’re a seller you have to understand what you are selling, the market you’re selling in, your options and what price you’d like to receive for the home, and you must have a general strategy for when multiple offers come in. At least if you think of these issues ahead of time, you can make decisions quicker and get to a buyer that actually wants to buy your home.

At this point, it seems that your current buyer may have given you notice of the inspection issues within the timeline given under the contract, and if you are unable to come to terms, the buyer gets their money back. If you refuse to give it back, you go into arbitration.

We think you and your agent should determine whether these buyers really want the property and whether you can generate interest from other buyers who are in the market. If you can, and you’re willing to wait, then you should let this buyer go and move on. If not, then try to negotiate as best as you can and move on.

One way or another, try to find a resolution that will allow you to move forward. Good luck.

By Carla Fried Rate.com (TNS) For homebuyers and sellers, the original list price is the conversation starter, yet rarely the final word — only about 15% of homes in the largest metro areas sold for the seller’s original asking price during 2019’s second quarter, according to real estate data firm CoreLogic.

Discounted sale prices occurred on 61% of homes sold, CoreLogic reported, up from 57% in late 2018.

Tight markets subject to bidding wars and sale prices above the ask, of course, get the most attention these days. And those conditions continue, to varying degrees, in San Francisco. Seattle, Minneapolis, Denver, Boston, Los Angeles and Washington D.C., according to CoreLogic data.

But sale prices below the list price were common in Miami (80% of sales below list), Chicago and Houston (70%) and other major markets. Buyers and sellers need to be aware of the new reality.

Another real estate company, Knock.com, which helps people buy and sell with bridge financing,

expects discounts to list price to increase in 2019’s fourth quarter.

Two in three home sales in the quarter will come in below the list price, and the average discount will be near 4%, Knock estimates.

Knock predicts that more than 80% of home sales in Miami will come in under the list price, and the average discount will be near 6%. In Chicago, Houston, New Orleans and Hartford, at least 75% of home sales are expected to be at a final price that is below the original list price. The average discount in those markets is forecast to be about 5%.

The cause isn’t a soft market.

Of the aforementioned areas, only Chicago price gains have failed to keep pace with inflation over the past year. discounts are common, you might make a first and final offer with that discount. Or if negotiations typically go another round in your area, an offer at a 7% to 8% discount gives the seller room to negotiate back toward a 5% markdown.

A 2015 academic paper suggests an intriguing pricing strategy for sellers. Once you get close to deciding on your list price, avoid lots of zeros in the actual list price you settle on. In an experiment, researchers found that when a list price was precise rather than rounded (and slightly higher than the rounded price) it triggered the least aggressive offers from buyers.

For example, if you decide $300,000 is the right list price, the research suggests that pricing at a precise number such as $301,750 will get you a higher offer (and ultimate sale price) than if you start the negotiation at the round figure of $300,000. Of course, if you are planning on buying another home, you can use that intel to your advantage; if the list is a round number, don’t be lulled into making too high an initial offer.

Recent home sale prices for “comparable” nearby homes is an important metric, but a good agent will also provide information on how that price compares to the original list price.

As a seller, your must-have price needs to be rooted in current market conditions. What you paid for your home, while intensely important to you, has absolutely no bearing for a buyer. Yet many home sellers are victims of their own “anchoring” bias. You paid X for the house and won’t sell unless you can get X plus. Or six months ago, your neighbor sold for Y so you are determined to get at least Y. In reality, what you will get will reflect current market conditions. What is the most recent comparable sale price? How is the local economy? Where are mortgage rates?

As a buyer, knowing the listto-final price ratio is a valuable piece of negotiating intel. If a home is reasonably priced and 5%

Mortgage points and how they can cut your interest costs Lenders may use different terms for points such as “loan discounts.” Ask your lender for clarification if you’re unsure.

Origination points do not lower the rate on your loan but they are a way to wrap closing costs into your loan without having to come up with the cash when the mortgage is issued. There’s no free lunch, however. You’ll have to pay interest on these costs over the life of the loan.

Total U.S. household debt rose $92 billion, or 0.7%, to $13.95 trillion in the third quarter, the New York Fed’s quarterly household credit and debt report showed.

By Sarah Li Cain Bankrate.com (TNS) Mortgage rates are near historic lows these days, but there’s a way to make them even lower. It’s called buying points, essentially paying money upfront to the lender to get a better rate for the life of the loan. And while it sounds great on the surface, it may or may not be the best deal, depending on your circumstances.

In fact, the whole process can be confusing, which is why it’s crucial that you understand what mortgage points are and how to calculate whether this move can really save you money.

What Are Mortgage Points?

Your lender may offer you the option of paying points when you take out a mortgage on a house purchase or refinance an existing home loan. What you are doing is paying interest in the loan in advance. When you do so, you’ll be able to lock in a lower, discounted rate — the more points you purchase, the more you can save on your loan.

In most cases, one point gets you .25 percent off the mortgage rate and costs the borrower 1 percent of the total mortgage amount.

For example, if you buy a house and your mortgage is $200,000, one point would cost you $2,000.

That would lower your mortgage rate by .25 percentage points, so a 4 percent mortgage would become a 3.75 percent one. It’s up to the lender to determine whether to 4

offer borrowers the opportunity to purchase points, although most do allow this. And it’s up to you if you want to pay down the rate on your loan.

You’ll be able to see any points listed on your Loan Estimate, which is a document summarizing the key details of your loan offer. Points are also itemized on the Closing Disclosure, a form you get before settlement which provides the final mortgage terms.

Mortgage points are paid at closing.

What Are Discount Points?

Discount points is another term for mortgage points. Points are actually prepaid interest on the mortgage loan. The more points you buy, the lower the interest rate on the loan.

Borrowers usually can buy as many points as they want up to the lender’s limit, depending on how much they want to reduce their rate. Every mortgage lender has its own price structure, so how much you can lower your rate by paying points depends on the lender, the type of loan and the mortgage market conditions at the time of closing.

What Are Origination Points?

Origination points cover the lender’s cost of processing the loan. They’re a way to pay closing costs – and they’re negotiable.

The number of origination points lenders charge varies, so be sure to ask when you are shopping for a mortgage lender.

When Is It Worth It To Buy Points?

Deciding whether to pay mortgage points depends largely on the amount of your down payment and how long you plan on staying in the home. Generally speaking, the longer you plan on staying put, the more likely your eventual interest savings will be greater than the upfront fee you paid to reduce your mortgage rate — and the more likely you will save on interest over the lifetime of your mortgage.

It’s important to consider how long it will take to recoup the cost of buying mortgage points — the so-called break-even point. This is how long it’ll take for the savings you receive from lower monthly payments to equal the amount you prepaid with points. (Bankrate’s mortgage loan points calculator can help determine your breakeven.)

How The Math Works On Points Let’s say you took out a mortgage for $200,000 and purchasing one point at $2,000 saves you 0.25 percent in interest, reducing your mortgage rate to 4 percent from 4.25 percent. Instead of paying $983 a month, you’re now paying $954, saving you $29 a month. That means it’ll take nearly 69 months to break even, or 5.7 years. Over the life of the 30year loan, you would save $10,502 in interest.

Keep in mind too that your $2,000 spent on the point could have been earning a return for you. Even at just 2 percent interest, that’s $40 a year, stretching your break-even longer.

“Buying down your interest rate through discount points is a financial decision that looks better the longer you own the home,” says Greg McBride, CFA, Bankrate’s chief financial analyst.

“The upfront payment of points translates into a permanently lower monthly mortgage payment, so the longer you benefit from those lower payments, the better return on investment you get from paying points.”

Something else to consider before paying for points is your down payment. Make sure you do some calculations if you’re debating between buying points and making a higher down payment. One reason: If you put down less than 20 percent, you could be subject to paying private mortgage insurance (PMI), which can negate the benefit you’ll receive from buying points.

However, if you take out an adjustable-rate mortgage (ARM) loan, you may not be able to save enough money on points to make it worthwhile. After your initial fixed-interest rate period, your lender will adjust your rate based on the index it’s tied to. Points might make sense with a rate that adjusts at 10 or seven years, but probably not at five years.

Are Mortgage Points TaxDeductible?

Discount points can be deductible as mortgage interest on a primary residence or on a second home, even if it’s being rented out.

However, there are some caveats.

These include: — The loan must be secured against your home, whether it’s for a purchase or to build and improve the home — The money to buy the points must be paid directly to the lender — If you pay points to refinance a mortgage, you may have to spread out the deduction over the entire loan term Consult a tax professional if you have questions about the deductibility of mortgage points and interest.

Bottom Line Buying points may or may not be a great way to reduce your housing costs. Take the time to do some calculations and think through the various scenarios.

Consider whether you’d be better off investing that point money or using it for a bigger down payment.

By Katie Laughridge Tribune News Service (TNS) Between the early snow that has got our fireplaces roaring and the Christmas music we’ve got rocking, I’ve been feeling more and more in the holiday spirit. To me, nothing marks the start of the Christmas season quite like getting the tree up and decorated. I love to get our tree up early so we have as much time as possible to enjoy it. Plus, Brandon doesn’t want to do the heavy lifting of getting it into the living room without ample time for us to admire it.

While decorating our tree is a season highlight for me, I have heard some of our visitors find themselves ho-ho-hopelessly stuck on how to get their trees looking like the ones we have in the shop.

Fear not — I have gathered our favorite tree tips and tricks to get your tree looking display ready.

First things first, it’s all about the base. We use a variety of bases for our trees, so don’t be hesitant to try something outside of a traditional stand and tree skirt. One of our favorite ways to display our trees is by placing them in urns. Not only is it visually elegant, but it also adds a bit more height to your tree without having to decorate an extra foot (or two) 6

If you like a traditional tree stand, you can still freshen your look. We use scrap fabric and throws to create fun and unexpected tree skirts. It’s a real eye-catcher and a great way to coordinate with the other textiles in your room. We have used everything from leopard print to classic red and green plaids. Using a simple piece of fabric or an inexpensive throw gives you the flexibility to change your look year after year, and you can put the pieces to work in your home long after the holidays.

No space or time? A small tree doesn’t have to mean small impact.

Place smaller trees on a table.

Not only will your container or basket containing the tree be better displayed, but it also creates the illusion of a full-sized tree. This

is a good way to keep breakage to a minimum if you have young kids or animals in the house as they won’t be able to reach the ornaments (except, perhaps, cats).

With my toddler, the less he can touch the ornaments, the better for my stress levels.

Speaking of ornaments, there is an art to selecting just the right ones and placing them on the tree. Use varied sizes, textures and colors to create depth and add texture. This can be as simple as choosing different finishes (like metallic, matte, sparkle, etc.) or even different shades of the same hue. Start by placing the largest ornaments first and fill in the blank spaces with smaller sizes. Place the ornaments at different depths — not all of them should be on the edges of the branches. This will add dimension to your tree.

Ribbon is another great way to add texture. Instead of spiral wrapping, we like cutting various lengths of ribbon and securing them into bows or loops and then attaching to the tree individually.

This gives you more freedom when placing your ribbons and leads to less chance of getting tangled.

While I certainly clove my plaids, we have been using lots of velvet ribbons and I adore the luxe feel they add.

We tend to go a bit overboard with unexpected items in our trees, but that is part of the magic.

Picks are a fun way to add a new element and some fullness to your tree. Lanterns and small trays holding figurines or other accents are other fun items that can spice things up. They are the perfect place to add (faux fire) candles for some extra glow.

Last but absolutely not least, our No. 1 item to have on hand during the holidays is zip ties. Zip ties are our best friends when it comes to trimming our trees. They prevent drooping branches, sliding ribbons, breaking ornaments and a whole lot of stress. I cannot recommend using them enough.

When it’s time for your tree to come down, simply clip the zip ties below the head with a wire cutter and your ornaments and ribbons (and other decor) pop free.

Holiday Home Safety Tips Flatirons Home Inspections would like to offer you these holiday decorating safety tips for the home instead of our

BY RICK weekly column. JACQUEMARD Quite a few Flatirons Home of our daily Inspections routines change during the holiday season. Here are a few simple tips help keep our families safe and able to enjoy the season.

If you use an artificial tree, choose one that is tested and labeled as fire resistant. Artificial trees with built-in electrical systems should have the Underwriters Laboratory (UL) When displaying a natural tree, cut off about two inches off the trunk and put the tree in a sturdy, water-holding stand. Keep the stand filled with water so the tree does not dry out quickly. If you let the tree stand run dry the trunk will seal up again. While many

people opt for using Christmas tree preservatives, studies have shown these additives are totally unnecessary.

Place all trees away from fireplaces, radiators and other heat sources. Make sure the tree does not block foot traffic or doorways.

Do not use more than three light sets on any one extension cord. Do not run cords under rugs, around furniture legs or across doorways. Before you string lights on your house or trees, inspect the strands, to make sure there aren’t any frayed cords or cracked bulbs. Also, don’t use indoor lights outside. Check the tag on the string of lights to be

sure.

Avoid placing breakable tree ornaments or ones with small, detachable parts on lower branches where small children or pets can reach them.

Decorative holiday plants such as mistletoe, holly berries, Jerusalem cherry and amaryllis may be poisonous. Keep these plants out of the reach of children and pets.

Never use lighted candles near trees, boughs, curtains/drapes, or with any potentially flammable item.

If you use artificial snow on windows or other surfaces, be sure to follow directions carefully.

These sprays can irritate your lungs if you inhale them. Also, don’t use artificial snow in areas that young children or pets can reach.

When displaying outdoor lights, fasten them firmly to a secure support with insulated staples or hooks to avoid wind damage.

Never nail, tack or stress wiring when hanging lights and keep plugs off the ground away from puddles and snow. The three

sets of lights per extension cord rule also applies here. Hiring a professional to hang outdoor lights is the safest option.

When putting up holiday decorations, always use the proper step stool or ladder to reach high places. Don’t stand on chairs, desks or other furniture.

If you must use a step ladder near a doorway, lock or barricade the door and post signs so no one will open it and knock you off the ladder. Also, never stand on the top of a step ladder, the one that says this is not a step.

Take extra precautions with turkey fryers (be sure the oil used to fry the turkey is the right temperature and always fry outside, in a well-ventilated area.)

Don’t use water to extinguish a grease fire -- instead, use a fire extinguisher or douse the fire with baking soda.

The season for gift anxiety is rolling around, and my Facebook feed is pushing articles with lists of items to give to serious hobbyists of many things.

BY CAROL Some have good O’MEARA ideas, others not Colorado State University Extension so much. One list stood out with so many ridiculous items for the “serious cook” that my cousin, a chef, sent it out with an outraged snarl.

I don’t blame him: it featured Hello Kitty measuring spoons, a Flying Spaghetti monster colander, and oven mitts designed to be bear paws – complete with felt claws that stuck out well past the mitt. The photos of the items did nothing to sell their usefulness.

After all, staying informed could mean the difference between paying a few hundred dollars and several thousand for home repairs.

Burst pipes A pipe doesn’t have to freeze to burst — old, decaying pipes or plumbing clogs can also cause a rupture. No matter the cause, the damage to your property can be catastrophic if a breach does occur, so make sure you know exactly where to find your emergency water shutoff if you suspect or see a major problem. Remember that timing is everything: Calling a plumber to fix the problem before a pipe bursts will run you $150$350 on average for the work.

But for burst pipes, homeowners

report paying between $1,000 and $4,000 in water damage cleanup and repair fees, according to the Angie’s List Pricing Guide.

Maintain your plumbing, know where your emergency water shutoff is, and have a pro’s number on hand to solve the issue ASAP. Electrical emergencies Electrical emergencies can seem insignificant, like an outlet with a few burn marks around it, or absolutely massive, like a power outage that none of your neighbors are experiencing. But it’s vital to let an electrician handle even the smallest projects, as an electric shock can be deadly and damaged wiring can be a fire hazard. Homeowners report paying within a range of $160-$504 to hire an electrician, according to the Angie’s List Pricing Guide, but rest assured: This type of fix preserves life and property, so it’s money well spent.

Fresh water upgrades Do you worry about the quality

of your fresh water? Find yourself stocking up on bottled water for everyday use? Install a water purification treatment system to save time, money and waste — and get a guaranteed source of quality water on a day-to-day basis. If you have to stockpile a large quantity of water because of an emergency, you can save time and money by turning on the tap and getting top-tier water that will keep you healthy and hydrated.

Nationally, homeowners report paying about $1,778 to install a water purifier, according to the Angie’s List Pricing Guide. How does that stack up against your water bottle bill?

Roof damage Roof damage from high winds, heavy hail or significant snow can cause serious (and costly) problems if you don’t fix it ASAP. 3 inexpensive home maintenance projects that could save you thousands (BPT) - Routine maintenance: two words that likely evoke eye rolls, exasperated sighs and dread for most homeowners who read, hear or even think about them. However, they’re also a homeowner’s best line of defense when it comes to protecting their most important investment - their home.

“Many homeowners insurance policyholders are choosing higher deductibles because it lowers their insurance costs,” said Christopher O’Rourke, Mercury Insurance vice president of property claims.

“This means, however, that if they need to make a claim then their out-of-pocket costs will be higher. So, the best claim is the one you don’t have to make, because you’ve taken the time to ensure your property is properly maintained. And the good news is that it generally costs much less than paying a deductible.”

So, with that in mind, here are three inexpensive projects that could save you a lot of money in the long run.

1. Inspect plumbing connections, appliance hoses and pipes for leaks.

Refrigerators with icemakers or water dispensers, dishwashers and washing machines all have hoses that connect to your water supply.

If these hoses wear out, blister or crack, or the connections loosen, they can cause leaks that can cause a lot of damage to your home and appliances. Replace these hoses with steel-braided hoses because they are less likely to fail and can be purchased at your local hardware store for around $20. Consult your owner’s manual for hose specifications and recommended replacement intervals.

Periodically inspect the pipes under your kitchen and bathroom sinks for leaks. Also, if there’s a bathroom in your home that’s seldom used, turn the faucets on and off, and flush the toilet once a week to ensure water continues flowing through the pipes properly.

“Oftentimes, people will notice a brown spot on the ceiling, bulge in the wall or swelling cabinets 20

all indicators of water build-up or leaks - and most homeowners policies don’t cover long-term leaks,” said O’Rourke. “It’s important to address these things as soon as possible because they can create extensive damage if left untreated.”

If you suspect you may have a leak, but the source isn’t easily accessible, time is of the essence.

The average cost to hire a plumber is about $300, which is less than the potential amount of damage an untreated leak might cause.

2. Clean dryer ducts and vents.

According to the National Fire Protection Association, U.S. fire departments responded to 15,050 home fires involving clothes dryers and washing machines in 2014, which is the most recent data available.

It’s important to empty your dryer’s lint filter after each use because lint is highly flammable.

Combined with the high heat given off during a tumble cycle, this is a recipe for disaster. Lint also accumulates in dryer ducts and vents. While they take a bit more effort and know-how to

clean, it’s just as important to do this at least once a year.

Unfortunately, one Mercury policyholder learned this the hard way.

“Our insured’s dryer was about 12 years old and its vents had never been cleaned,” said O’Rourke. “The resulting fire caused $300,000 in damage to her home, which she was forced to leave for 10 months. Insurance helps cover material losses, but you can’t put a price on lost memories or having your life turned upside down.”

The average cost of a professional dryer vent cleaning is less than $200.

3. Visually inspect your home’s exterior.

Make a point of walking the perimeter of your home to look for cracks, chips or holes in the façade and loose shingles on the roof. Imperfections like these can be access points for unwanted water to enter the home, which can cause rot, mold or structural damage.

If your exterior walls are coated with built-up dirt and debris, wash them first to make it easier

to detect potential problem areas.

You can do this by attaching a cleaning tool to your garden hose or renting a pressure washer.

Costs will vary depending on which option you choose, but start as low as $20.

Windows are another potential danger zone for leaks, so be sure to check the condition of your weather stripping, as well as look for chips and cracks.

Consult a professional to determine next steps if you find damages to your home’s exterior.

O’Rourke also recommends speaking with your insurance agent to learn more about where to clean, what to replace and when to consult a professional before it’s too late. “Another suggestion is to consider hiring an inspector to help identify areas of risk. Most people only do this before buying or selling a home, but you don’t want to wait until it’s too late,” said O’Rourke.

5 carbon monoxide safety tips

(BPT) - Along with the cold temperatures, snow and ice, winter also brings unpredictable dangers, including the threat of carbon monoxide (CO) poisoning.

According to the Journal of the American Medical Association, CO poisoning is the number one cause of accidental poisonings in the U.S. Referred to as the “silent killer,” CO is a colorless, odorless and tasteless gas that can only be detected with a CO alarm.

“As temperatures dip and we crank up the heat, it is important

to make sure your home is equipped with the adequate number of working CO alarms,” said Tarsila Wey, director of marketing for First Alert. “Proper placement and maintenance of CO alarms can potentially save the lives of you and your loved ones.”

Every year, CO poisoning takes the lives of over 400 people, while an additional 50,000 people are treated for it, according to the Centers for Disease Control and Prevention - and half of these deaths occur between November and February.

Here are 5 ways to ensure you are practicing CO safety this winter: Check your alarms. Be sure to check all carbon monoxide alarms in your home by testing them regularly and replacing the batteries at least twice each year. Generally, CO alarms should be replaced every five to seven years. However, newer CO alarm models, such as the First Alert 10-Year CO Alarm, now offer a lifespan of 10 years, allowing you to rest easy without

having to worry about changing the batteries every six months.

CO alarms should be installed on every floor, including the basement, and in or near every sleeping area of the home.

Warm up your car outside. Do not attempt to warm up your car or leave your car running inside of the garage, even if the garage door is open. Garages are a common source of carbon monoxide, and in the case of attached garages, these fumes can leak into the home. Other common sources of CO include, but are not limited to, heaters, fireplaces, furnaces, appliances or cooking sources using coal, wood, petroleum products or other fuels that emit CO as a by-product of combustion.

Ensure proper ventilation. The kitchen stove is among the most frequent sources of CO poisoning in the home. To help eliminate the danger of overexposure, always run exhaust fans when cooking and periodically open a nearby window when using the oven or stove to allow fresh air to

circulate. Never use the stove to heat your home.

Maintain fuel-burning appliances. Have a professional inspect any fuel-burning appliances throughout the home each season. This includes furnaces, water heaters, ovens and dryers, as carbon monoxide can leak from any fuel-burning device. If using a fireplace to heat your home, make sure your flue is open and have your chimney checked and cleaned each year by a professional.

Know the symptoms of CO poisoning.
