Indeed, borrowers who refinance into a new mortgage that has the same term as the original mortgage – a new 30-year supplanting an old 30-year, for example – extend the life of their mortgage instead of shortening it. That is not the way to go for anyone who expects to retire someday.

A major reason that few borrowers refinance in order to shorten their period of indebtedness is that the benefits are delayed and seldom displayed.

Where the first two options provide immediate feedback in lower payments or cash in hand, benefits of the third option are deferred for years. Indeed, unless the decline in mortgage rates has been unusually large, the immediate impact will be a higher monthly payment and/or upfront refinance costs to be paid. The long-run benefits are nowhere calculated.

Nonetheless, there are two significant benefits. The major one, in addition to the psychic

satisfaction of being out of debt, is enlarged future borrowing power if it is needed. For example, if a homeowner needs additional funds when she hits 62 and looks to a HECM reverse mortgage to get it, every dollar of debt remaining on her existing mortgage reduces the amount she will be able to draw on the reverse mortgage dollar for dollar.

The second benefit, which arises from the decline in market interest rates, is the reduction in cost. The cost of a new refinanced mortgage carrying a shorter term will be lower than the cost of retaining the current mortgage. Here is an example.

Prudence took a 30-year fixedrate mortgage of $320,000 at 4.5 percent just five years ago. That gives her 25 years to go which she would like to cut to 20 years, or even 15 years if that is possible.

On June 7, she could have refinanced into a 20-year mortgage at 3.125 percent with $5,700 in upfront costs. Her new payment at $1,636 would be just slightly higher than the existing payment of $1,621. But her total costs over the next 20 years would be $398,000 compared to $486,000 if she retains her current mortgage.

In addition to being out of debt five years sooner, she will save $88,000 during the 20-year period.

Our mortgage system allows borrowers to select from a menu of interest rates and upfront charges called “points.” This allows borrowers with extra cash

to reduce the monthly payment, or the reverse. If Prudence does not have the $5,700 upfront charge, for example, she could largely eliminate it by accepting a rate of 4.125 percent and accepting a higher monthly payment. Her savings in that case are reduced to $55,000, but it is still a good deal.

Applying the same approach to a 10-year debt reduction, the cost to Prudence would be higher but the cost savings would be correspondingly greater. At the posted rate of 2.75 percent on a 15-year mortgage, she would be obliged to increase her monthly payment by $166 and pay additional upfront costs of $10,275, but she would save $120,000 over the 15 years relative to her current mortgage.

The major benefit, of course, is that she would be out of debt 10 years earlier.

Differences in total cost over many years is not the ideal way to measure refinance options. As the sum of monthly payments plus upfront charges, it undervalues those charges. An alternative is to take the present value of total costs, which I have done.

This reduces the refinance cost savings – it drops from $120,000 to $45,000 in the example above – but the conclusions are not affected.

The median price is below $1 million, which we haven’t seen in a while,” says Hotard.

“This shift has materialized over a number of years. But the market is steady.”

Month-over-month sales for May were strong across Boulderarea markets. Single family home sales improved 35.2 percent in May compared to April, posting

515 vs. 381 homes. Condo and townhome sales tracked along the same line, improving 37.2 percent with 166 units sold vs. 121.

While May was robust, sales weren’t as strong in March and April and year-to-date sales are down in both markets. Single

family home sales dropped 1.2 percent May compared to the prior year – 1,717 homes sold vs.

1,738 – and condo/townhomes sales dropped 6.6 percent – 576 units vs. 617.

Inventory improved 19.1 percent for single-family homes and 19.9 percent for attached

dwellings – 1,122 vs 942 homes and 319 vs. 266 attached units.

Hotard observes the market still has challenges: Prices are high even with the minor improvement in pricing and sales are lagging behind past years.

He expects that sales increases continued in June due to improved inventory and pricing. Yet, his outlook includes an earlier downturn than usual this summer.

Typically, home buying season continues strongly through August and begins slowing in September.

But this year Hotard says July will likely mark the beginning of the spring/summer market slowdown.

“If you’re a buyer, July would be a good time,” Hotard says.

Who needs millennials? Gen Z is the next big housing market

The hot new housing segment real estate agents and builders are eyeing is Generation Z. That’s the group of Americans born right after the millennials.

“Right now the oldest segment of Generation Z is 24,” said Dave Mele, president of Homes.com “Millennials are the largest

segment of today’s homebuyers.

“They are larger than millennials in terms of size.”

Currently millennials make up about a third of the U.S. homebuying market compared with Generation Z’s 27 percent population share.

But by 2026, Gen Z is expected to be the largest U.S. demographic group with about 82 million consumers.

That’s why home sales industry players including Mele are focusing on this upcoming group.

And, he says, he’s encouraged that more Generation Z members say they want to own homes.

A Home.com survey found that 87 percent of Gen Z members say they intend to buy before they are 35.

“That’s a fairly staggering number,” Mele said at the National Association of Real Estate Editors’ meeting this week in Austin.

“That’s 20 points higher than the overall homeownership percentage in the U.S.” The current strong economy may be a factor in Gen Z’s positive perceptions about homebuying.

“It has come of age in a different time period,” Mele said.

“Millennials entered homebuying really right after the largest financial crisis since the Great Depression.

“Generation Z is entering at a time of economic prosperity.”

Mele said the upcoming generation of U.S. homebuyers has different priorities from their elders.

Home.com found that 48 percent of Gen Z buyers are racial and ethnic minorities.

“Fifty-eight 58 percent of our survey respondents said they’d prefer to live in a racially and ethnically diverse neighborhood,” Mele said. “That has really big

implications.

“That could change what our neighborhoods look like.”

The Generation Z members Homes.com surveyed were also more likely to be unmarried – either singles or couples – than previous homebuying groups.

And they want to live close to where they work.

More than 70 percent of Gen Zers listed proximity to work as the top factor driving their homebuying locations.

“They are going to follow work,” Mele said. “If it gets too expensive for companies to have their workspace in the cities and they move to the suburbs and exurbs, Generation Z says they are going to follow that.”

The youngest generation of homebuyers is also worried about housing affordability.

Making enough to afford a house, coming up with a down payment and paying off student debt are top concerns.

“This generation understands that they have to save,” Mele said. “They are willing to make sacrifices to save.”

Now is the time to buy college housing – Part 2 approvals (FHA, Fannie Mae, etc.) are available. It is good to have the lender check to see if the complex has the approvals for the type of financing you are considering.

Is it better to purchase a house or a condo/townhome?

This decision depends on whether or not the student will be able to maintain a house and be responsible for exterior maintenance, snow removal, lawn care, etc. Often a condo suits student life best since most college students are not interested in mowing the lawn in their free time. Typically, an owner will be paying a Homeowner’s Association (HOA) fee at a condo or townhome in order to cover these maintenance items. This will increase the monthly cost but will ensure that the upkeep and maintenance tasks are completed.

In my last article, part one of “Now is the Time to Buy College Housing” I discussed how buying a condo or house for your

As you evaluate this decision, here’s a guide to help you: Helping your college student establish credit If you decide to have your college student on the mortgage and deed, you can help your student establish credit prior to making a mortgage loan application by obtaining a credit card in his or her name, preferably a year prior to your house or condo purchase.

In addition, if the student has a car, it is a good idea to have a small loan on the car in the student’s name, which can also help your student’s credit rating.

It is also good idea to meet with a 6

mortgage professional to discuss strategies well in advance of a possible purchase.

Method of ownership for the “student property” It’s necessary to talk to your accountant and attorney to determine the ownership method that works best for you. Some parents will buy the property as a second home or as an owneroccupied property with the student on the deed and loan.

Others will treat it 100 percent as a rental property for additional tax benefits. There are many ways of holding the title including creating a family limited liability company (or FLLC).

Rental roommate income One option is to buy a onebedroom condo for your student to live in alone. However, a two-bedroom unit will allow for a roommate, and the rent from the roommate can supplement the mortgage payment. If a threebedroom unit or home can be found, the rental income from two roommates can help the monthly cash flow even more. Be aware that there are occupancy limits imposed in some communities.

In other words, check the local

ordinances before deciding if it is okay to have five students living in one property. In Boulder, zoning rules allow three unrelated people in a low-density zone and four unrelated people in a medium or high-density zone.

Roommate lease or rental agreement Even though the potential roommates are typically close friends, it is a good idea to have a written rental agreement for roommates. The roommate rental agreement should cover all of the terms typically found in a residential lease such as: • • • • • • • •

Lease term Rental rate and due date Security deposit Notice to vacate Utility payment agreement Maximum occupancy Parking Pets

Financing for the “student property” If a condo is being purchased, the type of financing and down payment options available can be determined by the owner occupancy ratio of the condo complex and what particular

The owners can keep the property as an investment rental, the former student may keep it as their first home, or you can exchange it for a real estate investment somewhere else.

Selling a home 'as-is' does not eliminate your need to disclose defects

By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: A large bank of windows in our home leaks from time to time.

We can have a very heavy rain or storm system move through our area and experience no leakage.

But a light rain can happen, and we detect some leakage.

We’ve spent about $3,000 to have the windows recaulked and flashing and cedar siding replaced.

Yet, the problem remains and only happens inconsistently.

Does this type of problem need to be disclosed if we decide to sell the home? We’ve had a number of companies evaluate the situation with no permanent remedy. Should we consider selling the home in “as is” condition? Can you provide an explanation of the pros and cons of selling a home “as is”?

A: Water problems in homes can be quite tricky, because the cliche “water finds its level” is true.

We’ve heard of situations where water comes down from the roof and ends up leaking through a window, or comes in through the sides of a window when the window is not flashed properly, or comes through the casing of the window when the window is not built right. And, water can come through the sides of a windowpane when the caulking and sealing has failed.

Which problem do you have?

Who knows, right?

You seem to be trying to resolve the issue logically and have put quite a bit of money into trying to fix the situation. Given the amount of money you’ve put into the issue, without achieving a satisfactory resolution, we’d think that you’ll probably have to disclose the issue to a potential buyer.

specifically ask you to disclose problems or defects with windows.

A buyer won’t be able to see the problem unless the windows happen to be leaking when they walk through the home; but you do know of the issue, so that likely means you have to tell the buyer.

Although this will be frustrating to hear, we think that you need to find a solution to your water problem. And, there are some solutions you haven’t tried yet: It’s possible your leakage could be related to wind-driven rain, and your windows may be faulty.

While you may have caulked the frame of the window and reflashed them, you may have to consider that the actual window construction itself is the problem.

(We had this problem ourselves and spent thousands of dollars running through the same set of solutions over the course of a decade, only to discover the window itself was faulty and needed to be replaced.)

Once you rule out the windows

themselves, consider using an infrared sensor and a moisture meter when the windows leak to see if you can pinpoint the source of the water.

We know that home inspectors use infrared cameras and moisture meters and frequently catch problems in homes that way, and it occurred to us that this could be something worthwhile for you.

Talk to some professionals, and see if they have additional ideas.

On the issue of selling your home “as-is” condition, you should know that selling a home “as-is” does not eliminate your need to disclose defects in your home in states that require seller disclosure to a buyer. When you sell a home “as-is” you put the buyer on notice that you are not making any representations as to the condition of the home, other than as required by law. But what most people take from an “as-is” sale is that the home has or may have serious problems and that the buyer needs to investigate these problems. Once

closed, the buyer is on their own when it comes to any issues that come up with the home.

That might help you sell, but you’ll pay the price in the form of what you can get for your home. Homes that are sold “as-is” generally will sell for less than other homes. Sometimes selling “as-is” scares off potential buyers, so it might take you a lot longer to sell.

If you truly can’t fix the problem, you should disclose the problem to the buyer and then make sure your contract also states that you have disclosed this problem; you should disavow any obligation to repair any issues related to the windows that have the problem. You might still scare off some buyers, but at least they shouldn’t be able to come back and sue you for not disclosing the issue to them.

However, given the problem we will assume that buyers will make a bigger deal of the window issue and may discount the price of the home substantially for the problem. You could get lucky and find a buyer who believes they have a solution, or occasional leakage doesn’t bother them; but most buyers (and their home inspectors) will see the issue as a big problem and will ding you on the price.

Better to solve the problem.

After the storms Gardeners have an unusual take on things.

One moment we’re in a frenzy of panic over aphids in the garden, the next we’re shrugging off

BY CAROL near total loss O’MEARA of plants due to Colorado State weather. We’re University Extension, Boulder County not adjusting our medication; it’s just that some things we can’t control.

Hail, for example. We’ve been luxuriating in a wet season, with plenty of rain to keep lawns and gardens happy. But Mother Nature has a dark side, and she’s also sent some severe storms to go along with it. Leaf tearing, plants stripped of leaves, tree branches dinged worse than our cars – it’s gotten a bit ugly out amongst the flowers and vegetables.

If your plants were victims of the savage skies, take heart: it looks bad now but, depending on the plant, its maturity, and time left in the season for recovery, all may not be lost. And there is also time to resow some things.

Vegetable root crops, such as potatoes or beets, with destroyed leaves could send up new shoots,

compromising quality of the crop.

In this case the produce may not be worth the growing space. For leafy vegetables, be patient: give them at least a week to recuperate after the storm, and if there’s no sign of life, replant.

When choosing plants for replacements of vegetables, keep in mind how many growing days are left in our season. If you don’t mind planning to cover the plants in the odd snow squall we might get in September, you could get away with crops that take longer than 65 days to start producing.

Cabbages, beans, Napa cabbage, and broccoli all were sown in my garden this week, replacing plants I’ve lost.

Flowering annuals stripped of their leaves may not survive, and replanting now will ensure a good display later in summer. Yes, it’s hard to pull up those babies, so if there are a few bits left on the stem and you’re feeling nurturing, clean them up and a give them a light application of fertilizer. They might recover.

Severely shredded leaves on smaller perennials should be cut back to the ground, and if the leaves aren’t too damaged, leave them alone. Bleeding hearts and other perennials with soft stems that look reasonably unharmed should be cut back part way.

Generally they’ll sprout new leaves along the stem at the junction between the old leaves and the stem.

Work fertilizer in around any damaged perennials that are well established to give them a boost for recovery. Those with firm stalks should be cut partially back.

If they don’t sprout new leaves on existing stems, look for new stems pushing up from their roots.

Examine your woody plants for wounds in the bark or torn limbs; clean up the wound site with a sharp knife and let the plant heal itself. Turn over and empty containers that might

have captured rain to prevent mosquitoes from using it as a nursery.

Our gardens will recover after this weather, and soon we can return to scouting for aphids, slugs, and other thugs in the yard.

Radon testing

What is Radon and why should I test for it?

Radon is a cancer-causing radioactive gas.

You cannot see, smell or taste radon, BY rIcK but it may be JacQUemard a problem in Flatirons Home your home.

Inspections The Surgeon General and the EPA have determined that indoor radon is the second leading cause of lung cancer in the United States today after smoking. Outdoors, it is too diffuse to be harmful, but when it seeps into buildings through foundations, basements, walls, slabs or crawl spaces; concentrations of radon gas build up, especially in lower levels.

It is a common misconception that certain areas of the United States are not at risk for radon. In fact, radon can be found in high levels in every state in the country; it doesn’t discriminate between new or old homes, brick or wood frame, basement or no basement.

Testing is the only way to know your home’s radon levels. There are no immediate symptoms that will alert you to the presence of high radon levels. The U.S. EPA, the Surgeon General and the American Lung Association recommend having your home tested. Winter is an ideal time to test your home for radon as doors and window must be kept shut as much as possible during the test period.

Another common misconception is homes without basements and/or multi-unit dwellings do not need to be tested for radon.

Apartments, condominiums and townhomes should also be tested if they are on the first floor and/or

have a basement or crawl space.

Those units that begin on the second floor or above should not need testing.

Radon testing can be done by the homeowner with a one-time use kit that is mailed to a lab for testing. These do it yourself kits can be purchased on line or in your local hardware store. In most cases however, including real estate transactions, homeowners and prospective homeowners prefer the testing be done by a qualified professional. Air-radon levels fluctuate naturally on a daily. It should be noted that the accuracy of the residential radon test depends upon the lack of ventilation in the house when the sample is being obtained. The occupants will be instructed not to open windows, etc., for ventilation for the duration of test, usually two days or more.

The EPA recommends mitigation for your home if the test results are 4 pCi/L or higher.

Radon mitigation systems can cost between $550 and $2,500 depending on the size of the house and type of

construction. Homes with unfinished basements or crawl spaces tend to be toward the lower end of the price range.

Radon mitigation is any process used to reduce radon gas concentrations in the breathing zones of occupied buildings.

Mitigation of radon in the air is accomplished through ventilation, either collected below a concrete floor slab or a membrane on the ground, or by increasing the air changes per hour in the building.

One of the most effective methods of reducing radon in buildings is soil suction, which involves installing one or more pipes beneath the foundation that vent radon away from the building’s interior. These pipes frequently have a fan installed in them and vent the gas above the roofline.

This is often accompanied by the sealing of cracks through which radon can flow into the building.

By Paul F. P. Pogue Angie's List Shopping for new windows means sorting through an overwhelming amount of numbers, options, performance factors and styles.

But once you learn the basics, you'll work your way around the stats like a pro.

Before you dive too deep into the window buying process, first consider whether your existing windows are nearing the end of their lifespan. Aluminum windows generally last between 15 and 20 years, while wooden windows last around 30 years.

Efficiency also plays a major role. According to the Department of Energy, heat loss or gain through windows are responsible for more than 25 percent of residential heating and cooling

energy use. You can make a big difference in your energy bill by upgrading to more efficient windows.

Reading a window label Two labels provide vital information on window performance: the Energy Star label and the National Fenestration Rating Council (NFRC) label.

Don't overlook these, because they tell you quite a bit about how much those windows can help you. The Energy Star label indicates the window meets energy efficiency guidelines set by the U.S. Environmental Protection Agency.

Energy Star offers a climate zone map online that helps you select the best products for the area you live in.

A NFRC certification label verifies that a window meets their standards and provides

performance information. This label rates a window's U-factor, solar heat gain coefficient (SHGC), visible transmittance and air leakage. These stats may look like alphabet soup, but they play a big role in how much energy you'll save! Here's a rundown: 1.

U-factor Between .20 and 1.20.

A window's U-factor is a measure of how much heat can escape a home by passing through the window. The lower the number, the better the heat retention.

Solar heat gain coefficient Between 0 and 1. This indicates how much heat from sunlight a window can block. The lower the

Visible Transmittance Between 0 and 1. This indicates how much light the window allows into your home. The higher the number, the more light is transmitted.

Air Leakage Between 0.1 and 0.3.

This refers to how much air infiltration a window product permits. The lower the rating, the less air will pass through the cracks.

Hiring a window pro Besides the window choice itself, the biggest decision you'll make with new windows is choosing who installs them. Make sure any pro you hire holds the proper license, bonding and insurance to do the work, and meets these qualifications: • • • • •

Have they installed your type of window before?

What certifications and manufacturer training do they have?

What kind of warranty do they offer?

Are they familiar with specific local and neighborhood rules governing windows?

Fur babies are very important members of the family. Yet I've had many customers tell me they feel like they must choose between their pets and their decor.

It's true – our furry friends

summer right around the corner (sorry, feline friends, we love you too!), there is no better way to celebrate then by exploring some ways to better harmonize your fur baby and your home furnishings.

First things first, stylize the canine clutter. In my mind, the dog necessities I see out and about in homes the most are the bowls, beds, toys and treats. While those who prefer to hide these items altogether would benefit from a stylish and functional basket or storage hutch, a lot of the time it's not realistic to be constantly putting these necessities away.

Instead, I encourage you to use items that enhance your decor and keep your frequently used dog goodies within arm's reach.

Start with the big things first, like the dog bed. We spend so much time picking out textiles and finishes for our own furniture, it's a shame to throw off your space with a huge dog mattress. Fear not! There are so many highperformance fabrics available now, in countless colors, patterns and textures that it's easy (and dare I say fun) to pick out a bed

for your best fur friend. No longer an eyesore, they can curl up by your feet in comfort and style.

Porcelain dog bowls that match your own tableware are an elevated meal setting for pups.

Still easy to wash and food-safe, they don't pull your attention when walking through a fully decorated kitchen. I recommend placing them on small washable rugs that can be ordered in any size. Using cute containers for treats and toys is another way to hide the clutter from visiting eyes while still adding to your decor.

Once the necessities are taken care of, go even further and represent your furry family member in your own items. There is no limit to showing your dog love. From fabric to towels, art and statues there are canine items for every room in your house should you want them.
