As more states follow the trend of legalizing recreational marijuana, it simply doesn’t make sense that financing opportunities are so limited for employees of this booming industry. Unfortunately, for many employees of the skyrocketing cannabis economy, a stable income and impressive credit score aren’t enough to make the dream of homeownership a reality.

However, new opportunities have begun to arise to help remedy this problem. Here’s what you need to know about qualifying for the HomeReady program: • HomeReady is ideal for borrowers with low to moderate income. To check the income limit for your city, visit homeready-eligibility. fanniemae.com/homeready.

• Borrowers need a score of at least 620 to apply. Those with credit scores above 680 may qualify for a better rate.

• HomeReady borrowers need a minimum down payment of only 3 percent, compared to FHA’s minimum down payment of 3.5 percent.

• Mortgage insurance is cancellable after home equity reaches 20 percent. Many lenders require PMI to be paid for the duration of the loan.

• This special program allows flexible funding. Down payment and closing fees may come in the form of gifts or grants, and minimum personal funds are not required.

The HomeReady program could be the perfect solution for individuals in marijuana-related career paths. If you’re a W2 employee and haven’t had luck securing financing from other lenders, this option is certainly worth exploring. Its additional benefits are also appealing to a broad audience, and this program may provide excellent opportunities for a wide array of applicants.

The three Ps of selling your home

While we have yet to achieve a balanced market in Boulder, we’re trending in that direction with more inventory than in recent years. Now that buyers (finally!)

BY SEAN have more MCILLWAIN choices, it’s Mod Boulder imperative for sellers to up their listing game to make sure their home doesn’t get lost in the shuffle. When putting a home on the market, it’s the three Ps that will make most difference: presentation, promotion and price.

Presentation Getting your home in tip-top shape is a crucial step toward a successful sale. You may even have to spend a decent amount of money to make your place show-ready, but the upfront cash will pay off exponentially on the backend. If certain details about your home have nagged you for years – scuffed trim, missing tiles, a hanging gutter – they’ll most certainly nag prospective buyers.

Your deferred maintenance is only magnified during showings, and it’s a signal to potential buyers that you knew about it and you chose not to do anything about it. Once this happens, a significant price drop is all you have left – and odds are, you would’ve fared better with minor price reductions earlier on.

There’s already a lot to think about when listing your home, from “How will I ever get all this stuff into that moving truck?” to “…Did I remember to forward my mail?” But keeping the three Ps in mind throughout the selling-andmoving process will help minimize the stress of one of life’s most significant events.

How can I improve curb appeal?

Whether you're trying to sell your home or make a splash in the neighborhood, curb appeal plays a big role in your home's value. Here are five effective ways to boost your home's curb appeal this spring.

Clean the exterior The first step to achieving great curb appeal is to start with a clean hose. Power washing the exterior is a great way to remove accumulated dirt, grime and moss.

Clean the windows and make sure they're all clear and sparkling. If you can't reach them all, consider hiring a pro to help. Get into the gutters and the roofline to remove all dirt, leaves and branches.

Repair masonry If your home's masonry is showing signs of age, it may be time to call out an expert to repair or restore it to its original pristine

glory. Concrete, stucco and brick masonry often can be restored without major disruption to household activities. These repair services can also protect against continuing water damage due to cracks or gaps.

Where does Boulder’s water come from?

If you drive up Flagstaff Mountain and look across the sea of homes on the eastern Colorado plains, the striking view will compel you to ask, “where

In Boulder, we are dependent on the Rocky Mountain winter and summer rains after the snow melts.

Located at the base of the Rocky Mountains, Boulder looks to three major sources of water.

First is Barker Reservoir, just east of Nederland on Middle Boulder Creek. Second is the Silver Lake/ Lakewood Watershed on North Boulder Creek. Third is Boulder Reservoir, which is fed by the Colorado-Big Thompson system.

The water from these sources flow into the City of Boulder’s two water treatment plants via a complex series of creeks, ditches and pipes. The plants prep water for human consumption, domestic irrigation, firefighting and other uses. The two plants are the Betasso location off Boulder Canyon and the southeast corner of Boulder Reservoir.

Barker Reservoir The year was 1909 and construction of the dam on Middle Boulder Creek began on a ranch site that was owned previously 6

by Hannah Barker. Originally built by the Central Colorado Power Company, the water behind the dam was to be used as a source of hydroelectric power and water supply. Since 1954, Barker Reservoir has been a major component of the City of Boulder’s water system.

Water from Barker Reservoir and Middle Boulder Creek is then fed into the Betasso Water Treatment plant. Then the water is directed into the city water system and conveniently ends up flowing to your faucet.

Silver Lake/Lakewood Watershed This watershed was the original source of water for the City of Boulder. The land containing the Silver Lake Watershed was deeded to the city of Boulder by the U.S. Congress in 1929, specifically to supply water. Boulder was blessed with a high-quality water supply, delivered by gravity from high to low altitude, to the city. In fact, it met all the city’s water needs until the 1950s. Today, the watershed still supplies about 40 percent of the city’s water needs. Many

refer to the watershed today as the “forbidden zone” as the area is closed to the public to protect water quality and preserve a very fragile alpine environment.

Recently, two members of the Boulder Property Network at RE/MAX of Boulder, Timmy Duggan and Scott Ptach, were fortunate enough to be invited to enter the watershed to participate in a snow depth survey. Taking these measurements require a high level of fitness to meet the demands of the hiking/skiing to reach the measurement location.

Because it was a heavy snow year, the survey required a great deal of digging to measure how deep the snow is. The data points collected from this survey are critical to analyzing how much water the City of Boulder will have in the upcoming hot summer months.

Water from this watershed is also directed to the Betasso Water Treatment plant in Boulder Canyon off Sugarloaf Road.

Boulder Reservoir Boulder Reservoir currently supplies about 20 percent of Boulder’s drinking water. Most of the water filling the reservoir passes through the Boulder Feeder Canal from the Colorado-Big Thompson Project. The Reservoir was completed in 1955. The initial purpose of the lake was to store drinking water and irrigation water. However, shortly after being filled, sand was delivered to the south side, creating a recreational beach. Boulder area residents enjoyed the first event at the reservoir on July 4, 1955 with picnicking, swimming and festivities. Boulder Reservoir, more commonly known as “The Rez,” is still home to a variety of events, while serving as a key part of our city’s water supply system.

Conditions change every year, but generally, water levels at The Rez is very high in June and pretty low

by September.

The story of how water gets into

The Rez is quite amazing. It’s made possible by a huge engineering feat of the 1950s: the Colorado-Big Thompson Project.

Your glass of water from the Boulder Reservoir starts as snow melt on the other side of the Continental Divide, flowing into the lakes of the Colorado-Big Thompson Project. The water is then pumped into the Alva B. Adams Tunnel which passes under the Continental Divide over to Lake Estes in Estes Park.

The water works its way down the mountain and eventually into Carter Lake west of Loveland.

From Carter Lake, the water feeds into the Boulder Feeder Canal, which empties into the north side of the Boulder Reservoir. The water is treated at the treatment plant located on the south east side of the Boulder Reservoir and is then fed into the city’s water supply. The next time you take a sip of water, raise a glass and toast the engineers that made it possible for you to have that water delivered to your tap!

Experts weigh in on whether to pay off your mortgage early or put your money to work elsewhere

By Deborah Kearns Bankrate.com Paying off a mortgage is a huge accomplishment, and it's a cornerstone of financial independence. Homeowners who don't want the shadow of a mortgage payment hanging over them for decades are eager to map out a strategy for tackling their mortgage debt for good. But other homeowners might be better served putting their cash to use elsewhere, such as higher-return investments or retirement savings.

Three financial experts weigh in on the ever-evolving debate on whether you should pay off your mortgage early – or put your money to work in other places.

Let's dive in.

Everyone agrees: Tackle mortgage debt last Before you even think about paying off your mortgage early, financial advisers say you should get rid of high-interest debt, student loans and other sizable debt. Two other key areas that many people short-change or neglect are their retirement and emergency savings.

A recent Bankrate study shows that nearly half of working adults (48 percent) are saving something, but no more than 10 percent of their annual incomes. Only one in six employees (16 percent) say they're saving more than 15 percent of their yearly earnings.

But tackling any type of debt requires discipline and a plan, says Douglas Boneparth, president of Bona Fide Wealth Management in New York City.

"You need to put a system in place for your goals that allows you to identify what they are, quantify them by time and value, and prioritize them," Boneparth says. "You'll have to make sacrifices along the way that may require you to spend less or increase your income."

Evaluating how best to put your money to work Pouring money into a house that you don't plan on living in for more than five or 10 years ties up a good chunk of your liquidity for the foreseeable future. That probably won't be 8

on how far you're into repaying your current mortgage). Unless you can nab a lower interest rate for a shorter-term loan, though, refinancing won't make sense, Barrenblatt says.

in your best interest, especially if your mortgage carries a low interest rate, says Helen Ngo, CFP, founder and CEO of Capital Benchmark Partners in Atlanta.

"Look at where else can you put your money so that it works for you," Ngo says. "Your interest rate plays a factor in the decision, and you have to weigh the spread in rates."

For example, a 30-year mortgage with a 4.5 percent rate is still super cheap compared with the eight to nine percent that people paid in the 90s, Ngo says.

Boneparth points out that if you have a mortgage rate near four percent but you can get a six to seven percent return on a diversified investment portfolio, paying off your mortgage early won't make sense on paper.

"The spread between your mortgage interest rate and what you can conservatively assume by investing your money might influence how you allocate your savings across any large debt," Boneparth says.

How emotional baggage of debt factors in Let's face it: debt is a heavy topic.

People feel defined by it, and that comes with considerable emotional baggage. Some people will always view debt of any kind as the enemy, Boneparth says. Their feelings about debt – even carrying a mortgage long term – will override any financial considerations of putting their money to work elsewhere.

"It's easier to think, 'Hey, I'm debt-free' instead of how to diversify an investment strategy," Boneparth says. "But you have a choice to make. People are shooting from the hip instead of crunching the numbers."

Ngo adds that many people

assume all debt is bad, but a mortgage is different.

"A house is not like a car that depreciates in value (right away)," Ngo says.

Your age and appetite for risk matter, too The younger you are and the more money you earn, the more you can afford to be aggressive with investment risk. But that appetite for risk dwindles as you get closer to retirement age, says Richard Barenblatt, a mortgage specialist with GuardHill Financial Corporation in New York City.

"There are situations where not having mortgage is good," Barenblatt says. He adds that knocking out your mortgage ahead of schedule makes sense if you're retired or you don't need the tax benefits, which are less robust under the new tax law.

"Being debt free is the holy grail of financial security, and that's ultimately what a retiree is working toward," Barenblatt says, adding that as people age, they're more afraid of running into financial trouble that could take the roof from over their heads. "It's a common perception as people get older, and that overrides any other lucrative (money-making) opportunities that come their way."

Four ways to pay off your mortgage early If you're ready to aggressively pay down your mortgage, here are four ways to get started: 1. Refinance to a shorter-term loan. If you have a 30-year loan, you can refinance to a 10- or 15-year mortgage. While your monthly payments will be higher, you'll pay off the loan in a fraction of the time (depending

2. Reconfigure your payments for a shorter term – without refinancing. To tackle your mortgage in less time, ask your lender to help you figure out what the monthly payment would be at your current loan's interest rate for various timeframes.

Or you can use Bankrate's mortgage payoff calculator to run the numbers for yourself.

Before you make extra payments, ensure your lender doesn't charge a prepayment penalty for paying the loan off early, says Ngo. You also want to earmark extra payments to go toward principal only. Ask your lender what their specific process is for applying extra payments toward principal, Ngo says.

Check your mortgage statements to make sure principal payments are applied properly, too.

3. Pay a little more each month or one extra payment each year.

If you're looking to chip away at your mortgage at a more gradual pace, pay a little extra each month or make one extra monthly payment each year. Again, you'll want to follow your lender's process for making principal-only payments.

4. Make lump-sum payments.

Applying a lump-sum payment toward your principal balance when you come into extra cash – a bonus at work, tax refund or a sizable inheritance payout – can shave off time from your mortgage.

The downside to this strategy is that it can make it harder to pinpoint your payoff date. But if paying off your mortgage early is a top goal and you've met other obligations, putting it right toward your principal instead of leaving it in a checking or savings account where you might be tempted to spend it will keep your early payoff goal on track.

Gardeners jumped into the season by planting warm season crops and flowers.

Laughing, Mother Nature turned on the faucet and turned off the heat. Temperatures plummeted and snow blanketed the landscape; gardeners rushed out at midnight to knock snow from young trees and branches. Hail came and went, along with rain, mist and sleet.

Things were bad enough I considered sacrificing a goat, three chickens and a toddler to appease her, but remembered I’m not that much of a pagan. Declarations were made to get those plants in the ground, come Hades or high water, and “Big Momma N” is accepting the challenge; we’ve got high water alright, with over an inch-and-a-quarter of precipitation tossed at us, according to the National Weather Service. Being unable to plant, gardeners feel like we’re in Hades.

People suffer this all the time in other locales. True, they fight more plant diseases and have slugs big enough to saddle and ride, but they overcome the obstacles.

Colorado gardeners just need to toughen up and learn to deal with a little damp.

This means getting your sprinkler systems ready for when the rain stops falling. Take time to turn the system on and walk around each head as it runs to ensure that it’s level and watering flows unimpeded from the nozzle.

Since it’s raining a lot now anyway, getting a little wetter from inspecting your irrigation shouldn’t faze you.

Once you’ve given your system a checkup, turn it off until the rain stops falling. You don’t need to run sprinklers during rain storms. We’ll go from cold to hot in a menopausal minute once the

weather returns to normal, so check the forecast daily to gauge when the time is right to turn the system on for the summer.

If your plants look gnawed, put out slug traps, tenting them with a raised cap to keep them from overflowing with rainwater. Slug traps are small, margarine-sized plastic containers that you pour beer into to attract the mollusks.

They crawl in and drown. Any beer will do so there’s no need to go with expensive stuff.

Delay planting warm season crops until the soil warms a little more – if you’d already planted and they perished under the snow, cash in a savings bond and go shopping again. Most temperature readings of the soil are registering right around 60 degrees which are the minimum temperature for germination of beans, cucumbers, squash or pumpkins. And if the

“There are other tick-borne diseases like anaplasmosis, babesiosis, Powassan virus and Borrelia miyamotoi infection, and those are just diseases transmitted by the black-legged tick, formerly known as the deer tick,” Pritt said.

of ehrlichiosis. Now there are new viruses, such as Bourbon virus and Heartland virus. And there is also Rocky Mountain spotted fever.”

Approximately 300,000 people each year are infected with Lyme disease due to a tick bite, according to the Centers for Disease Control and Prevention. “It’s the most common vector-borne disease in the Northern Hemisphere and in North America, in the U.S. specifically,” Pritt said.

“By vector-borne, we mean something that can transmit an infectious organism, be it a bacterium, a virus or a parasite, to a human. Lyme disease is caused by

by Borrelia mayonii, which we helped to identify here at Mayo Clinic.”

Here are some tips to protect yourself from ticks and mosquitoes: • When possible, avoid areas where ticks and mosquitoes are more frequently found.

• Use repellent with 30 percent or more of DEET. • Wear clothing that covers your arms and legs.

• Tuck pants into socks while hiking.

• If bitten by a tick, you should: Remove the tick promptly

Tomato, eggplant, peppers, and tomatillos should be given protection from the chill nights if you plant them outdoors. They’ll sit and sulk in the cold soil too, so warm the soil with black plastic placed over it or Walls-O-Water set in place for at least seven days before you plant.

Check container plantings to ensure that they are draining instead of holding water.

Saturated soil is a deadly situation for roots to stay in but a lot of decorative containers don’t have adequate drain holes.

Weeds are running amok with this water so leave time to patrol your beds for new sprouts. Take a trowel or Hori-Hori, the Japanese digging tool, out with you as you patrol. Weeds are easier to pull when the ground is soft and a nudge upward with the tool makes keeping the beds tidy a snap.

Use fine-tipped forceps or tweezers to grasp the tick as close to your skin as possible. Gently pull out the tick using a slow and steady upward motion. Avoid twisting or squeezing the tick.

Don’t handle the tick with bare hands. Experts don’t recommend using petroleum jelly, fingernail polish or a hot match to remove a tick.

• If possible, seal the tick in a container. Put the container in a freezer. Your health care provider may want to see the tick if you develop new symptoms.

• Wash your hands and the bite site. Use warm water and soap, rubbing alcohol or an iodine scrub.

More like a young adult than a child, the youth of June gardens bursts with ambition. Summer annuals are planning their takeover, like a band of Millennials at a tech startup; tightly-closed rosebuds are giving way to delicately cupped petals; and the vegetable garden is comfortably tucked in its bed, hopefully with a severe case of insomnia. You won’t rest much, either, because these and other plants need careful tending, as do the inevitable weeds, pests and diseases that enjoy the same vigor.

Here, then, are 30 tips and chores to keep your garden looking spry all month long.

2. Now that the ground is warming, apply mulch. But keep it two to three inches deep, and ensure it’s pushed away from stems and trunks to avoid rot.

3. Cut chrysanthemums, Joe Pye weed and Heliopsis back by one-third. They’ll grow fuller and bloom better later.

4. Deadhead lilacs and rhododendrons immediately after they bloom.

5. Remove faded early spring bloomers and replace with summer annuals.

6. Keep ahead of mildew by spraying plants with one tablespoon each of baking soda and ultrafine horticultural oil diluted in a gallon of water.

7. Plant dahlias with four-foot stakes an inch away from bud-bearing roots.

8. To discourage mosquitoes, clean birdbaths weekly and don’t allow standing water to accumulate around the yard in such places as inverted trash can lids, toys, planter saucers, etc.

9. To prevent cutworm damage, remove bottoms from paper cups and use to collar tomato, pepper and eggplant stems.

Secure vining plants, and rambling and climbing roses, to their supports as they grow, lest they develop bad habits.

Keep up with weeds. Pull them out by their roots (after rainfall is ideal; otherwise wet the soil first to make the job easier).

Clematis like having cold feet: Shade their roots by planting low-growing perennials at their bases.

Harvest lettuce, spinach, peas and other cool-season crops, and enjoy on a Flag Day picnic.

Run a sticky lint roller over clothing after spending time around tall grass and vegetation, where ticks might hitch a ride.

Happy No-Mow Day, um, Father’s Day! Unless you’re growing strawberries for the birds, protect them with netting or floating row covers.

If you seeded your lawn this spring, continue watering lightly twice daily until grass is four inches tall (don’t mow until it’s at least three inches tall).

Happy Juneteenth! Bake a pie with strawberries from the garden or a local you-pick farm.

To increase tomato production, pinch off suckers that grow in the crotch between the main branch and stems.

Monitor outdoor planters for water daily; their soil dries out more quickly than that in the garden.

Mound soil around potato plant stems when they reach six inches tall.

Harvest all but one of your lettuce plants, letting the remaining one bolt. Take its seeds for planting next year.

Hunt for Japanese beetles.

When designing a house, it is easy to get caught up in the big things – the large purchase items that take up space and set the tone for the rest of the room. Then, once the walls are painted or papered, light fixtures are installed, the rugs are laid, and the furniture is in (and flawless), the room still looks half-done. Now comes the task of artfully adding the finishing touches.

When I think of finishing a room, my goal is to turn it from a house to a home. I want my spaces to feel elegant and refined, but also alive and lived in. I do this by adding accessories to my flat surfaces. All rooms _ I'm talking living room, bedroom, dining room, kitchen and even the bathroom – can benefit from thoughtfully curated accessories.

While I am always moving pieces around and adding to my collection, below you'll find some of my current go-to touches.

Living room Whether you have a traditional coffee table or prefer an ottoman in your living room, there are many ways to add depth and texture. I like to layer items using a large tray and building up. Not only is this technique functional, it gives you many opportunities to add color and pattern. I like to use everyday items like wine bottles, glassware, napkins and books to build vignette displays (at least in homes without little ones running around). I also love to incorporate greenery and flowers to add freshness to indoor

Dining room The dining room can be a tricky room to decorate, especially if you use it as a formal area that is not frequently used. I find the dining room a great area to keep some of my favorite bottles on display. A gorgeous silver platter elevates a surface into a bar area perfect for pouring after-dinner drinks. A silver tea set or a pair of lamps are great alternatives that bring in an extra element of color or texture to your space. Using the same techniques from above, you can incorporate everyday items onto your surfaces to build height. Another trick: Keep the table set. Just because the room isn't in constant use doesn't mean it shouldn't look soiree-ready.

Creating a tablescape can be time consuming. Leaving it up for all to enjoy makes it worthwhile.

Bedroom Adding personal touches to your bedroom will make a big difference in comfort. You want to come home to a space that makes you feel relaxed. I try to balance my love for maximalism (never enough pillows or vignettes for me!) with my husband's simplistic style by keeping clutter to a minimum and displaying items I actually use such as my evening glass of water and ring holder (plus a space to dump my handbag after a long day). functional. Don't forget that art looks amazing in any room, no matter how small. Pair a couple of similar pieces to make the wall appear larger. Another decor trick I love in a bathroom is tying the window treatment in with the shower curtain. It creates a great flow for the eye and shows an attention to detail that will be sure to please.

Kitchen I like to use practical or functional decor in the kitchen. Wooden cutting boards come in so many shapes, sizes and finishes that they make the perfect addition. I don't think it's possible to display too many at once. I use them against the kitchen backsplash to break it up and create a more intriguing backdrop. I also use them on countertops and tables to both serve food and display decorative pieces. The look of natural wood doesn't compete with the other beautiful things in the room and adds a nice organic element to the space. They pair well with decorative bowls, fun glasses and colored napkins for the perfect kitchen vignette.

The best part of incorporating finishing touches into a space is you can continuously add and rearrange for fresh, new looks.

Switch accessories between rooms until you find the perfect mix.
