By Lauren White HomeAdvisor Your household tasks can seem overwhelming when you add them all up at once. After all, your list could have as many tasks as the NCAA March Madness Tournament has teams. If you're feeling paralyzed by the scope of your to-do list, give your list the bracket treatment at the start of the month or after a big move.

This will help you narrow down which projects to tackle first.

Pick your teams Make a list of all of the home repairs and improvements you want to accomplish, from aerating your lawn to swapping all of your incandescent bulbs for more efficient lighting.

Divide into regions As you make your list, divide tasks into categories. Perhaps you can sort your projects by area, like your outdoor areas and exterior, shared spaces like the kitchen and bathrooms, the lesser-trafficked basement and attic, and private spaces like bedrooms. Or, your categories might break out by project type,

such as repairs, cleaning tasks, property improvements and luxury upgrades.

Assign rankings In the NCAA Tournament, each region's teams are assigned a ranking, or seed. So, the best team in the region will be number one and the lowest-ranking team will be number 16. Rank the projects in each category by importance.

For a category like kitchen and bathrooms, is it more important to install more efficient water fixtures or to get rid of that '90s wallpaper? For home repairs, is it more important to fix your garage door or those squeaky stairs?

Play ball Now that your tasks are ranked, it's game time. In each category, pit the most important tasks against the least important tasks that coordinate. For example, if you have 16 projects, pair your number one project with your 16th and choose a winner. Then, pair your number two project with your 15th and so on. Once you've finished, make a fresh list of the winners for each category. These are your top projects for round one.

Lock in your final four From here, simply continue pitting top-ranked projects against lesserranked projects until you have a final winner for each category. It'll seem simple once you're on a roll, but prioritizing with a bracket is a perfect brain exercise to get your list out on paper and get you past your project paralysis. At the end of each category, you should have a winner – and four projects to tackle this month.

Back in the game Don't crumple up your bracket once you have your winners. Keep this list as a guide for the rest of the year, and add to it as new projects crop up. Return to the bracket when you've finished all of your current projects for help prioritizing and making decisions for the next round.

Boulder-area home sales warm as spring approaches February’s Boulder-area home sales shook off January’s real estate chill with a rise in sales all around.

Single-family home sales for Boulder rose 26.1 percent in February – 232 homes sold compared with 184 last month.

In condominium/townhomes, 78 units sold in February, a 9.8 percent improvement compared with January’s 71 units sold.

“It was good to see the February rebound in sales for both single-family and attached dwellings. But year-over-year, sales are behind in both. We’re definitely getting a slower start to

“The cause of the slowdown is unclear,” says Hotard. “Interest rates aren’t rising. It seems that demand, which has been strong

for several years, has eased a bit.”

This can be good news for buyers who are looking for an opening to jump in the Boulder County market. With inventory holding steady and demand easing, the buying environment may be somewhat less competitive than it has been for the past several years.

“What we need is more middle-income housing in Boulder County, that is, housing priced at $600,000 and below,” Hotard notes. “Areas like Erie, Longmont, and Lyons offer homes that are in that sweet spot of affordability, but we could use new housing in that price range.”

“Coming soon” home listings Spring has sprung and real estate “For Sale” signs are popping out of the ground like tulips! Usually a real estate “For Sale” sign is pretty

BY DUANE straightforward DUGGAN and announces Realtor and Author that a house RE/MAX of Boulder is for sale.

However, with recent market conditions, there has been a trend across the country of “For Sale” signs having a sign rider attached that says, “Coming Soon”. The “Coming Soon” rider has been a source of confusion for the public and among real estate professionals.

What’s a “coming soon” listing?

A “coming soon” listing, in its purest form, is a listing that will be making an appearance on the market in the near future.

A legitimate “Coming Soon” property is not available for showing or sale until a future date. In most cases, the seller is getting the property ready for market by completing repairs and improvements, packing, and staging. The “Coming Soon” marketing, in this case, is a legitimate advertising effort to help create the greatest amount of interest in the property in anticipation of the home’s first day on the market.

Problems occur when a broker advertises “Coming Soon” listings through the sign or other media, and the broker’s goal is to restrict

Complaints arise when the property is not actually listed and there has been no specific marketing plan agreed to by the seller.

Colorado real estate commission position on “coming soon” listings As the Colorado housing market has heated up, the Colorado Real Estate Commission has started to receive inquiries and complaints about the use of “Coming Soon” listings. On June 3, 2014, the Colorado Real Estate Commission adopted Commission Position 44 (CP-44), clarifying the use of “Coming Soon” marketing.

In CP-44, it is stated that the most common complaint received

by the commission was that a real estate broker provided limited exposure of a house on the open market in an effort to handle both sides of the transaction. The second most common complaint was that once the property was listed in the MLS and ready for showings, the property was already under contract.

While the real estate commission does not impose limitations on the marketing of a property for sale or lease, a broker must still comply with the license law. A broker, whether a single real estate agent or transaction broker, is required to “exercise reasonable skill and care” to protect the client. Reasonable skill and care would include a discussion and memorialization in the listing contract of advantages and disadvantages of “Coming Soon” marketing.

Leaky toilet fill valves, drippy faucets or electrical outlets that don’t work might seem minor but fixing them now not only means you’ll have less to worry when the inspection is done. It also shows both inspectors and the buyers that you’ve taken good care of your home.

If you have made improvements to your home, make available to buyers all invoices and documents regarding remodeling projects or new items such as a roof, water heater or furnace. If you’ve upgraded the electrical service, installed a new dishwasher or repaired a leaky faucet, find the paperwork and make it available.

It will give the buyer peace of mind to know those items were repaired or upgraded.

Celebrating the kitchen, the heart of the home

By Katie Laughridge Tribune News Service In my house, we sleep in the bedrooms, relax in the family room, and we live in the kitchen.

It is the meeting place after a long day and the hub of activity during a weekend at home. When hosting guests, I find myself entertaining more and more from my modestly sized kitchen. Even though we don't intend to host by the oven, as house layouts trend increasingly toward open concepts, the kitchen is no longer a hidden room for immediate family. Instead, it has become a shared space for all who visit. I have found bringing decor and design into the kitchen a challenging but fun experience.

Here are a few tips and tricks to keep in mind when decorating your kitchen.

Design up, not out. Counter space is a hot commodity in my house. Somehow when I cook, it seems to take up the entire room. I have found that decorating upward in tiers instead of outwards has allowed me to incorporate more of the decor I love into my kitchen without hindering my meal prep. I have been able to incorporate cute vignettes made up of small decorative items as well as my favorite kitchen supplies. This is a great place to incorporate cake stands and some of my favorite tabletop things, too. Not only is it lovely to look at, but I am no longer searching for some of my most used items.

Lean into kitchen art. Wall space in the kitchen can be limited due to appliances and cabinets, but that shouldn't discourage you from incorporating art into the room. Whether it's above the oven, over the sink or on the countertop itself, there is always a place for art. I love this soothing tea painting by Kansas City artist Jill Opelka – the neutral tones make it easy to incorporate into any design I have at the moment.

Extra tip: Jill offers monogramed versions of the piece, and they make an excellent housewarming gift.

Put a tray on display. Decorative dishes, fashionable tea towels, colorful produce – let us see it!

Get your grass in shape A long, dry winter takes its toll on many of us, so much so that the first warm rays of spring brings the realization that we’re in sub-par form for

University Extension, Boulder County Bald spots, oddly growing tufts, and weedy edges all mean one thing: it’s time to get your grass in shape.

A good lawn is the secret to being the envy of the neighborhood, having increased property value, and a happy and fulfilling life. Take advantage of the warming days by indulging in a little lawn care.

Start with the basics by making sure your irrigation system is given a tune-up. Turn the system on, then go out and watch the sprinkler.

Look for broken or tilted sprayers, blockages caused by overgrown plants, or heads sheared off by mowing. Make sure the throw of water extends from head to head. As the heat hits, check your sprinklers again to make sure they’ll keep up with the demands of scorching temperatures. If they don’t, lawns respond by going dormant and turning brown.

Taller grass holds moisture longer, so set your lawnmower deck at three inches high for the summer. In general, a Kentucky bluegrass lawn needs approximately two-and-a-half inches of water each week, split into several different days of watering. Water deeply by having the sprinklers deliver half of their water for that day in one cycle,

then the other half approximately an hour later.

Over-seeding in the spring can help fill in lawns that look threadbare. The trick to successful over-seeding is to core-aerate the lawn before you spread seed. The seed will fall into the holes made by the aerator, which are ideal places for grass to germinate.

When aerating, pass the machine over the area several times in differing directions – similar to making Swiss cheese out of the ground. Water the lawn lightly every day until the seed has germinated. Grass seed is a slow germinator, so be prepared to wait fourteen to twenty days for it to sprout. The most common mistake in over-seeding is from impatience with the germination time – many gardeners give up too soon and cut off the water just when the young sprouts first emerge.

If you have already applied pre-emergent, wait two to four months before trying to over-seed.

The pre-emergent will breakdown

in the sunlight during the summer months and allow for germination of new seed.

If your lawn woes aren’t cleared up with good irrigation, get a little advice from horticulturists at your local Colorado State University Extension office. Through the CSU Lawncheck program, homeowners across the Front Range can get helpful house calls for sick turf, with consultations on solving problems from weeds, disease and the dreaded brown spots.

The service is available for $75 per hour. Mileage costs may apply, depending on the distance of the site from the county Extension office. Lab fees for any samples collected will vary based upon the tests to be run.

In most cases, yard problems are due to how the lawn is cared for, and homeowners can cure problems themselves.

Occasionally, help is needed from a professional lawn care company, so contact the folks at Colorado Association of Lawn Care

Professionals, lawncarecolorado. org/, for their list of local experts.

CSU Lawncheck is not available in all counties. Homeowners should call the Extension office in their county to make an appointment and then must be onsite to assist in the lawn assessment. Spring cleaning may seem to be an overwhelming job at first. But whether you hire out for the job or take care of it yourself, you can make the job easier by breaking it

A one-time deep cleaning costs most and will take more time, but if you spring for this service, you can expect them to take care of details you may never have considered. The details vary from cleaner to cleaner, but generally a deep clean addresses things like the inside of the range hood, behind or under furniture and appliances, extra attention to tile grout and windows, and even mini-blinds and ceiling fans individually cleaned.

Once you have your space polished to a deep clean shine, consider hiring the service to return for regular maintenance cleanings.

When hiring a cleaner, make sure they're licensed, bonded, and insured, and ask them the specific services they offer. Ask about details such as whether they provide their own supplies, their cancellation policies, and whether the same person or people will clean your house every time. You can expect to pay between $200 and $400 for a one-time deep cleaning, depending on house size, and between $60 and $180 for a biweekly maintenance cleaning.

Doing it yourself If you want to clean your own house like a professional, think like the pros do. "Front to back, top to bottom" is the housecleaner's mantra. Start at the back of your house and work your

way to the front (so you don't backtrack over your cleaning).

And within each room, start at the ceiling and work down (so dust doesn't fall on the surface you just cleaned).

To plan a DIY clean, consider all of those nooks and crannies and hard-to-reach areas that you always put off. Under your bed, under your oven, the cobwebs in high-up places – all these things need to be addressed during a deep clean.

Create a realistic schedule of activities for your cleaning plan, and make sure you can devote yourself fully to it. Split your cleaning plan into sections and tackle them one at a time: shared areas such as the bathroom and kitchen, private areas like bedrooms, and the main living areas. That way you won't be overwhelmed all at once. Get your tools and whatever backup team you've assembled organized and ready to go, then get to it!

Once you've done your spring clean, don't let things slide. The best prep for housecleaning is the cleaning up you do every day to keep smaller tasks from snowballing into big ones. Things like wiping down the counters after cooking a meal and hanging your coat in the closet every evening will make it easier to get straight to the cleaning when it's time – and help you change your habits for the better in the process.

Get bright and bold for spring with these tips

By Cathy Hobbs Tribune News Service Afraid of color? Now is the time to take the plunge! With the official launch of spring, it's the perfect time of year to infuse bold and bright colors into your space.

Don't know where to start? Here are some tips for infusing bright, bold and beautiful colors into nearly any room of your home.

Consider warm colors.

Colors that are considered to be "warm" on the color wheel such as red, orange and yellow add an instant, bold pop of color to a space.

Purchase portable decor

Use white and black to add contrast. Neutral colors will help ensure that your bright colors pop that much more.

Consider selecting colored accent upholstery pieces such as accent chairs.

Repeat the same or similar colors throughout your space. Have a bold, bright color you love? Consider sprinkling it and repeating it throughout your space.
