In markets with strong economies and high-paying jobs, most of the expected inventory growth will come from listings of luxury homes.

1. Inventory will grow, especially for luxury homes Inventory has been tight nationwide, hitting its lowest level in recorded history in the winter of 2017, says realtor.com. Supply finally began catching up with demand in 2018. That inventory growth will continue in 2019, but at rate of less than seven percent.

While sellers will have more competition, it will still be a good market.

“More inventory for sellers means it’s not going to be as easy as it has been in past years – it means they will have to

She predicts mortgage rates will reach around 5.5 percent by the end of 2019, which translates into the typical mortgage payment increasing by about eight percent. Incomes are growing about three percent on average. These factors are hardest on first-time home buyers, who tend to borrow most heavily.

4. The new tax law’s effect is still unknown For many tax filers, the effect of the new tax law won’t be known until their April tax filing results in a bigger tax bill or a bigger refund.

Renters are likely to have lower tax bills, but the new increased standard deduction reduces the appeal of the homeowner’s mortgage-interest deduction. The new tax law may dissuade people from taking out large mortgages which will affect higher cost homes. Add these factors to the challenge of affording a home and homeownership for some may be harder to achieve or less appealing.

The net effect of the coming 2019 trends is that even with these challenges, sellers are in a good position and homeowners will continue to enjoy positive financial gains from their home.

Boulder’s hot topics Understatement of the year: there’s a lot going on in the news right now. With all that’s happening – both on a national and a local level – it

BY SEAN can be hard to MCILLWAIN keep up. Several Mod Boulder controversial issues in Boulder real estate, including Opportunity Zones, housing restrictions and groundfloor retail, have recently taken center stage. Today, I’m here to give you a just-the-facts recap of these hot Boulder topics.

Boulder’s Opportunity Zone Before diving in, let’s answer the basic question, “what’s an Opportunity Zone?” An Opportunity Zone (or OZ, if you’re in the know) is a tax incentive program for real estate investors to defer, reduce or potentially eliminate certain federal gains taxes by investing in low-income or rural Colorado communities. OZ’s were added to Colorado’s tax code by the tax reform package in December 2017. Earlier this year, Governor Hickenlooper nominated an area of Boulder as an OZ. Totaling 2.5 square miles,

Boulder’s OZ stretches from 28th Street to 55th Street, and from Iris to Arapahoe. Included within the area are the 29th Street Marketplace, Google’s new office buildings and Boulder Junction.

On a national level, Boulder’s controversy arises from critics claiming there’s a lack of accountability, as the provision doesn’t require the development’s progress to be tracked (“scout’s honor” is typically not good public policy). Additionally, many have noted that several of the zones are neither distressed nor low-income neighborhoods, but rather gentrifying areas where a tax incentive isn’t necessary to spur development that’s already underway.

On a local level, proponents contend that an OZ will allow less expensive projects to move forward, increasing housing and retaining businesses. Opponents are wary of adding to Boulder’s already burgeoning population.

While supportive of affordable housing, opponents warn that more commercial space will ultimately lead to more in-commuters. This topic is so controversial, it even drew the attention of the city’s legendary Ruth Wright, “Mother of Boulder’s Greenbelt,” with a Letter to the Editor.

After a lengthy late-night discussion on December 18, City

Council voted 6 to 3 to temporarily ban development of office space and demolition of apartment buildings in a broad eastern swath of the OZ through June 22, 2020.

Large house restrictions In October 2018, City Council scheduled an emergency vote on an ordinance that would temporarily suspend new building permits for homes larger than 3,500 square feet on lots 10,000 square feet or larger. The concern was raised by a 2016 Daily Camera article that highlighted the proliferation of large homes in low-density Boulder neighborhoods.

Many citizens are concerned that Boulder’s charm is being diminished by new houses that are out of scale with existing homes in these neighborhoods. Those on the other side of the fence (see what I did there?) feel that the existing compatible development regulations already do a sufficient job of maintaining neighborhood character.

After pushback claiming a lack of public process, the City Council’s moratorium was abandoned. Earlier this month, staff brought back the option, along with additional ways to handle large homes over the long term. As Council works through the issue, look for this to be an ongoing debate.

First-floor retail preservation The development of two high-end residential projects on East Pearl has forced out five small businesses, including Snarf’s Sandwiches and Jet’s Espressoria, sparking concerns over the displacement of more small businesses. In quick order, City Council passed an ordinance requiring ground-floor retail, at least 25-feet deep, on parcels that front Pearl Street between 18th and Folsom Streets.

Soon afterward, rumors of the Base-Mar Shopping Center morphing into student housing had Council exploring a similar restriction for a broader swath of shopping districts. The ordinance, which amends the land use code and limits ground-floor uses in certain commercial zoning districts to “neighborhood-serving” retail or restaurants, was advanced to a third January 15 reading.

Whether it’s creating Opportunity Zones, restricting the size of new residential construction or preserving small businesses, one thing’s for sure: Boulder’s real estate market has been – and will continue to be – booming.

Four rules to make legal issues easier to deal with

By Gary M. Singer Sun Sentinel Another year has gone by, and every year at this time I like to give some general advice on how to avoid needing the services of your local real estate attorney.

Here are the steps to take when dealing with the majority of legal issues concerning your home. I call these my “Four Pen Rules”: The first rule is always to read what you are signing. Read the contract, proposal, invoice, or whatever you are presented. If you do not understand what you see, ask questions and keep asking until you do understand.

However, remember, it is the document that binds you, not their explanation of it, so if you

are being told something that does not match what you were asked to sign, don’t put pen to paper.

The second rule is one of my all-time favorites: “If you can say it, you can sign it.” Get it in writing because, as a rule, verbal agreements are worth the paper they are written on. Verbal agreements are difficult to enforce, and because everyone’s memory works differently, are more likely to lead to a problem. It is easy to avoid the issues to begin with by getting it in writing.

The third rule is to document everything when a dispute occurs.

Because nobody is more the three feet from their smartphone anymore, this is easy. Take photos and videos. Write down, or type in, notes while it is still fresh in your mind. E-mailing these to

yourself if a great way to prove the timing of these records should that ever become an issue. If the dispute turns into a lawsuit, your attorney will thank you for making their job so much easier.

The final “pen” rule is a bit of a hybrid. When a problem does occur, try to talk it out with your neighbor. Whether it is branches over the fence line or debris blowing on your lawn, a polite conversation will resolve the vast majority of concerns. Here is where the pen part comes in: After you and your neighbor agree to a fix, send your neighbor a short and friendly note or e-mail setting out what was agreed and asking for any corrections. If you receive corrections in reply, then you have avoided a misunderstanding and inevitable disappointment. If there

is no reply, then your neighbor agreed to the fix.

Does an annuity belong in your retirement plan?

An annuity is a stream of monthly income guaranteed for life, starting immediately or deferred to a specified time in the future, in exchange for an

GUTTENTAG For example, The Mortgage Professor a woman of 65 investing $500,000 can receive about $2,700 a month starting immediately, $3,900 a month starting in five years or $5,900 a month starting in 10 years. The five and 10 years are the deferment periods, which can be as long as 25 years.

These are stand-alone quotes, meaning that the annuity is not tied to any other feature of the annuitant’s retirement plan. In my view, annuities are best deployed as one part of an integrated plan in which part of the retiree’s assets are used to purchase a deferred annuity and the balance is used to live on during the deferment period. My colleagues and I have been developing the technology for such a plan, called the Retirement Income Stabilizer (RIS), which I will be writing about in the months ahead. But this article is about misperceptions of annuities in general.

A major misperception is that annuities are a bad deal because the rate of return credited to them by insurance companies is substantially lower than the return available to a retiree on the same amount invested in equities.

Insurers invest primarily in fixedincome securities, which over long periods yield less than equities.

Annuity payments, however, are also affected by the mortality of purchasers. The insurer stops paying annuitants who die, leaving more for those still living. On Dec. 21, 2018, I measured the mortality

effect using RIS. The hypothetical annuitant was a 65-year old woman who had a nest egg of $1 million of common stock and wanted it to support her to age 104 if necessary.

I found that if she used part of her nest egg to purchase a deferred annuity and the remainder to live on during the deferment period, she would receive $4,260 a month starting immediately, rising by two percent a year. For the nest egg to support her without the annuity, it would have to earn a return of 6.2 percent to 6.5 percent, depending on the length of the annuity deferment period used in the calculation. Those rates can be viewed as the return paid to the annuitant taking account of mortality.

A quick proviso: Those returns are available only to an annuitant who has shopped the market, as I did. The annuity amount referred to above was the highest offered by the 11 companies for which I have data.

Another critical difference between a retirement plan that includes an annuity and one based entirely on draws from financial assets is that annuity payments are guaranteed where investment returns are not. The 65-yearold retiree with a portfolio of common stock is probably going to earn more than 6.5 percent on it over the next 39 years, but may not. Over the 577 39-year periods between 1926 and 2012, the median rate of return was 7.8 percent, but during 2 percent of those periods the return was 4.7 percent or less. If that came to pass, the consequence of impoverishment at an advanced age is horrendous. An annuity provides insurance against this low-probability hazard.

his year, 2019, is a landmark year for the Longmont Association of Realtors®.

This well-known and respected organization was established 100 years ago. Only a year later, two of the Longmont members and a few other “realty agents” from around the state gathered in Denver and formed the Colorado Board of Realtors.

In 1919, Longmont was much smaller than it is now.

The 1920 Census reported that the population was 5,848. The economy was dominated by agriculture, with numerous family farms and agricultural industries.

Still, residents bought and sold property, making the (then-named) Longmont Board of Realtors, now the Longmont Association of 6

Realtors (LAR), a key addition to the town for the same reason LAR is important 100 years later.

“I believe the basics remain the same ... to provide services to our members and affiliations necessary

to conduct their business in an ethical and professional manner,” says LAR Chief Executive Officer Amy Aschenbrenner. “The association acts as a united voice for our members and the public with regard to protecting the free enterprise system and the right to own, use and transfer real estate property.”

What is a Realtor®?

According to LAR, “All real estate licensees are not the same.

Only real estate licensees who are members of the National, State and local Associations of Realtors can call themselves Realtors.

They proudly display the Realtor “®” logo on their business card or other marketing and sales literature. Realtors are committed to treat all parties to a transaction honestly. Realtors subscribe to a strict Code of Ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate.”

Aschenbrenner adds, “Becoming a Realtor requires not only adhering to the strict ethical code, but also extra training, some required and some optional.

Our Association provides frequent opportunities for continuing education in topics such as due diligence, contracts and title paperwork.”

Some history involving LAR “The first of the Longmont housing booms were in the 1960s and 1970s when tech really came in,” says Erik Mason, Longmont Museum history curator. “The population doubled between 1960 and 1970 and almost doubled again from 1970 to 1980.”

Some high points were the building of a federal air traffic control center in 1962 and the arrival of IBM in 1965. “That changed everything,” says Arnold E. Turner, owner of Turner Realty in Longmont, a family-owned agency started in 1962 by his late parents, Carl and Evadean Turner.

Mason says growth started to taper off in the late 1970s before another boom in the 1990s, which we are in now. He says that growth continues but at a slower rate.

Mason’s files show LAR’s activities, awards and scrutiny of land use laws. LAR’s Aschenbrenner notes that the association helps property owners protect their investments.

“Every day is a constant battle to protect property rights,” she says. This includes water rights, oil rights and mineral rights.

The Association has a dedicated Governmental Affairs Committee that monitors National, State and local legislation that is pertinent to property owner’s rights.

A Homes for Living NMLS magazine distributed by Exclusive NMLS Member serving Longmont in October 1970 shows homes listed for sale at the time.

Over the last 100 years homeownership has continued to be the number one way to build personal wealth. Turner points out that buying a home makes economic sense. It is a “forced savings account. It starts generating money and equity.

The old saying is, ‘Don’t wait to buy real estate. Buy real estate and wait.’”

A 1979 Longmont Daily Times-Call articles reports on The Longmont Association of Realtors set forward a proposal to revamp the curbs at intersections in Longmont to ease the physical barriers for the citizens and visitors.

Notable accomplishments The Longmont Association of Realtors started a campaign in 1979 to help “un-handicap” the handicapped. Together with community members, LAR set forward a proposal to revamp the curbs at intersections on Main street, Third, Fourth and Fifth Avenues, to ease the physical barriers for the citizens and visitors of Longmont.

In 1986 LAR, in conjunction with KUSA Channel 9, established the Longmont “warmline” program. The Association set up a call line that was available 24 hours a day so that children who were home alone could make contact with a trained adult who could assist them if a parent was not accessible.

The most recent accomplishment for LAR has been the Longmont Veterans Village project. Cher Smith, LAR’s immediate past Chair, and Amy Aschenbrenner, LAR CEO, together with many other community members, have worked diligently over the past year to plan and execute the soon to be built Longmont Veterans Village. LAR was honored to be the first business in Longmont to donate $5,000 of seed money for this great project.

Giving to the Longmont community and beyond “Longmont Realtors are huge advocates of giving back to the community,” says Aschenbrenner.

LAR has historically been a major supporter of the Inn Between and the O.U.R. Center. For years LAR held Mother’s Day, Father’s Day and Christmas stores for the children of the Inn Between.

The children were able to pick out new items, donated by LAR members, to give as gifts to their loved ones. Each year during the Christmas holiday, LAR members graciously donate gift cards to the adults at the Inn Between to help offset the cost of bringing Christmas to their children and loved ones. The O.U.R. Centers Empty Bowls Fundraiser is an important yearly event that LAR members have supported since its inception. Each year members paint bowls that are donated to the Empty Bowls Fundraiser, and then they volunteer to help out for the entire day of the event.

Alternative financing when mortgage interest rates rise – then and now When interest rates on mortgage loans climbed to historic levels in the 1980s, it was very hard for home buyers to sign on to a 16%

DUGGAN Even though Realtor and Author it was pretty RE/MAX of Boulder tough times, the real estate industry had tools to keep the market moving.

If a mortgage holder was a Colorado savings and loan, the interest rate on a qualifying loan assumption could only be increased by 1%. When interest rates were 16%, a seller might have a loan at 10% and it would only go to 11%. It seemed like such a deal then!

FHA and VA mortgage loan assumptions were a savior of the ‘80s. Unless the seller wanted replacement of eligibility (in VA cases) or replacement of liability (in FHA cases), a buyer could assume the loan with no rate increase and no qualifying. All you had to do was sign your name and come up with the difference between the purchase price and the loan amount. In many cases, the seller would be willing to carry a second mortgage for that difference. If a seller needed the cash instead of keeping the note, the seller could sell the note at a discount to an industrial bank or private investor. Wow, those were fun times!

The appreciation of real estate values in the ’70s actually helped us survive the ’80s. Sellers had some equity that they were willing to finance for buyers at a rate less than the banks had available. For example, Baseline subdivision houses in Boulder were priced around $30,000 in 1979. Back then, we thought those were outrageous prices. If the seller had no loan or a large amount of

equity, carrying the financing came with an attractive rate of return.

At the time, they could carry a note and it might be earning 11%.

The bottom line: owner financing on flexible terms helped us sell homes.

As mortgage rates rise, it isn’t quite as easy to come up with alternative financing ideas today as it was in “the olden days”.

However, there are a couple of alternatives that are still out there.

The first one is FHA and VA qualifying assumptions. Based on those, the buyer still needs to be qualified, but the interest rate will remain the same on assumption.

If a seller has a 4% FHA loan, a buyer could qualify for the assumption and take over a 4% loan. The challenge today is that values have gone up so much that the difference between the price and the loan amount can be very large. In this case, the buyer could seek out an institutional second mortgage, or potentially ask the seller to finance the second mortgage. In the city of Boulder market, FHA and VA loan limits haven’t been high enough to make those loans commonplace, but in

lower-priced areas of the county, an FHA or VA assumption could be a realistic possibility.

Values have risen dramatically from 2012 in Boulder County.

Many sellers now have strong equity positions compared to the “underwater” days of the recession. Interest rates on savings accounts and very safe investments currently have a low rate of return. This leads to the possibility of a seller thinking that carrying financing can be an attractive alternative for investing their equity. It isn’t as easy today to create an owner financing arrangement as it was in the ’80s.

Nevertheless, added legal structure has been established to make owner financing a practical and realistic opportunity.

Owner financing has evolved over the years. Back in the “olden days” all you needed was a piece of paper and a typewriter to type out a note. Eventually, the Colorado Real Estate Commission came up with an approved note and deed of trust forms that real estate licensees were allowed to fill out. Now those forms are gone, and all owner-

financed transactions need to be handled by an attorney or a Colorado-licensed mortgage loan originator. Although owner financing rules have become more complex, enlisting the appropriate professionals can help you assess if it is right for you as a seller.

As a seller, you can meet with an attorney and/or a licensed mortgage loan officer to determine which terms you would like to offer to potential buyers. Once you set those terms, you can meet with your Realtor® to decide how best to market the financing.

Interior home inspections A critical eye should be used when inspecting the interior of a home. Whether you are buying your first house or are getting ready

Be sure to enlist the services of a professional home inspector to thoroughly assess and report all issues prior to purchasing a home.

Walls, ceilings, doors, windows and floors should be inspected for any signs of damage or structural failure. Stairways, handrails and guardrails must also be examined.

Countertops and cabinets should be inspected as well as all kitchen appliances including disposals and vent fans. Garage doors and openers are also inspected for condition and operation.

Inspectors examine the drain, waste and vent systems related to plumbing as well as the water supply pipes in the home also indicating the location of the main water shut-off valve. The electrical system inspection should include grounding/bonding equipment, entrance conductors, and whether

ground fault circuit interrupters (GFCI) outlets are installed in required areas. An inspection should also include installed lighting fixtures and switches.

A home’s central heating and cooling equipment, energy sources, connections and venting should be examined as well. Other standalone air-conditioning units or evaporative coolers will need to be inspected individually. Fireplaces, chimneys, fireboxes and dampers should also be included in an interior inspection. Ask questions your inspector if any of these

items have been omitted from your inspection report or if you are unsure about their condition.

You should also question any areas of the report you are unsure of or do not understand fully.

Inspections often do not include cosmetic issues that may be found during an inspection. These may include but are not limited to; paint, wallpaper or other finish treatments, window treatments or floor coverings. Items such as central vacuum systems and recreational facilities may also not be included. Specialized appliance features such as self-cleaning ovens, programmable thermostats as well as confirmation of the operation of every control and feature of an inspected appliance may not be included. Your inspector may include such items for and additional fee upon request.

Planting for butterflies and pollinators a most worthy New Year’s resolution

By Norman Winter Tribune News Service This time of the year garden writers all over the country try to reach readers with ideas of New Year’s resolutions. Over the years you may have seen topics like hire only licensed or certified landscape professionals, compost, recycle, go native, plant water-wise, all of which are super ideas. This year I really want to reach out to you with the ‘canary in the coal mine.’

Dr. Jeffrey Glassberg President and Founder of the North American Butterfly Association told me when we first met that butterflies were like the canary in the coal mine when it came to our ecosystem. A healthy butterfly population, one where new generations are constantly being created, speaks volumes for the overall health of the local environment.

I saw that first hand as the Director of the National Butterfly Center, in Mission, Texas. This 100-acre property owned by the North American Butterfly Association is located on the Lower Rio Grande River, right across from Mexico. Here native plants are arranged in gardens providing everything to not only attract but sustain the life of butterflies.

Well over 200 species have been identified right there which is quite an accomplishment when you consider most states in their entirety have far less. An example is Georgia where I live now, it has documented 160 species of butterflies. The larger lesson taught at the National Butterfly Center was that when you start providing for butterflies, your whole localized ecosystem seems to change.

I feel I was able to see this at the Columbus Botanical Garden and the Coastal Georgia Botanical Gardens in Savannah where I later served as Director. Birds who eat bugs including your butterflies and those who eat the seeds from plants you grow show up, while at the same time hummingbirds start to frequent many of the flowers while also carrying on pollination.

portion of some of the plants growing for butterflies and perhaps providing a little weed patrol too. Then those animals who eat birds and rabbits show up, and life really gets exciting.

You’ll find that once you start growing for pollinators, butterflies, bees, and birds, you will have created your own National Geographic spectacle. A word of caution, it will be hard for you to go indoors, to do your regular chores, pay the bills, and cook the meals. The kids may get off the video games.

You will find your outlook on caterpillars changing. At almost every seminar I give there is a stopping point about midway,

where I ask the audience by a show of hands if they are caterpillar friendly. I am delighted to say I sense a real change within the gardening public.

The caterpillar, once perhaps considered the enemy of the garden has now become the recognized reward, and woe to the lizard or bird that picks one off.

I remember one day in Savannah taking a couple of VIPs on a tour of the gardens and we found ourselves lingering at a Christmas bush senna (Senna bicapsularis), we weren’t photographing the beautiful yellow blossoms but instead the Cloudless Sulphur caterpillar.

These are among the most striking

in the world of butterflies.

My wake-up call however of the importance of caterpillars came in Savannah when I received a phone call from a lady that was virtually in tears. She had Monarch caterpillars but all of her milkweed had been devoured. She asked almost hysterically if she could bring them to us since we had so many milkweeds. At least I thought we had many.

She showed up with a box containing 100 caterpillars. I slowly walked through the garden.

A little milkweed plant got one caterpillar while larger plants were gifted with two or three. It took no time before we had little to no leaves as well.

Here is hoping in 2019 you’ll start gardening with butterflies and other pollinators in mind.

But should you buy exercise equipment and install your own home gym? Or, is it a better idea to purchase a monthly gym membership and head out of the house for your workouts? This is a big decision that will impact your commitment to healthy habits, so weigh the different options carefully.

Pros and cons of home gyms A home gym is ideal for people who don’t mind working out alone and anyone with sufficient space for the gear and personal motivation to use it.

Pros: • Your workout is always just a minute away and you can work out on your own schedule.

• You won’t have other people competing to use the same equipment.

• Your space and gear will be customized exactly to your needs.

Cons: • You can easily get distracted from your routine. Kids, partner, pets and real life can draw you away.

• A home gym takes up a lot of space, even if it’s easily stored away.

Pros and cons of gym membership A gym membership is ideal for people with limited space in their own homes or anyone with a busy lifestyle that has them out of the house a lot.

When selecting a fitness center, look beyond the equipment itself.

Other considerations include how many other facilities your membership gives access to, and perks such as trainers and staffled exercise classes. Swimming pools, saunas, steam rooms and whirlpools are valuable perks.

Seek out and join the fitness facility that will most effectively inspire you toward your goals.

Make the most of your fitness journey Whether you work out in public or in the privacy of your own home, make sure you make the most of your time and effort.

Don’t overlook the value of a personal trainer. Even one session with a professional can help you make the best use of your solo workouts. If you can’t afford or make time for regular training sessions, consider hiring someone who can meet with you every few months to monitor your progress, discuss fitness goals and adjust your training regimen over the long term. A good fitness trainer is both an accountability partner and a mentor through the process.

The do’s and don’ts of window treatments

By Cathy Hobbs Tribune News Service Should you have window treatments or go without? Install solar shades or drapery? The reality is when it comes to dressing windows, there really aren’t rules, just a myriad of options based on your desired aesthetic, look and budget.

Do: • Consider solar shades when looking to achieve a more modern look. Solar shades come in different opacities.

The higher percentage, the more open the weave. A shade that provides 3 percent opacity will allow light to enter a room when down, while a 1 percent opacity shade gives a near blackout look.

• Consider a natural material such as wood or bamboo blinds. They tend to be durable and cost-effective.

• Cover an entire window opening. Whether you wish to have your window treatment hardware mounted inside or

outside a frame is a personal choice. But be sure to have window treatments at either end of the windowsill, or in the case of long drapery, extend to the floor.

• Mix window treatments throughout a home. It is perfectly acceptable to integrate shades, blinds and drapery throughout different rooms, depending on the desired aesthetic.

• Consider partial draperies.

This is a common trick of interior designers involving

a technique in which panel drapery is installed as stationary decorative panels on either side of a window or door opening. These types of panels are not intended to be functional.

Don’t • Purchase window treatments without consulting a professional or understanding what measurements are required to achieve a desired look.

• Forget to clean window

treatments on a regular basis.

Whether via dusting, dry cleaning or placing window treatments in a washing machine, you will want to keep them clean and fresh, as they can often be magnets for dirt and dust.

• Ignore safety. Always opt to use suggested child safety devices around small children.

• Choose window treatments that will clash with your decor. In many cases, less is more.

• Forget that window treatments are decorative enhancements, not a must. In many instances, a gorgeous view should take center stage in lieu of window treatments that could be a potential obstruction.

Feeling down? Use lighting to improve your mood

Studies show that we are deeply influenced by our home lighting choices. Light that is too blue, bright or artificial can have a negative impact on your health. If you struggle with lying awake at night or feeling exhausted during the day, you may want to rethink your home lighting. Luckily, there are several solutions.

Feeling anxious?

Try dimmer switches If your emotions tend to get the best of you, installing dimmer switches around your home could help. Studies show that bright light intensifies your emotions, while lower light can keep your feelings at a steady level. Give yourself the option to move between the two without

Try red light.

You probably encounter blue light on a regular basis thanks to computer screens, fluorescent bulbs and LED lights. Unfortunately, blue light is known to stop melatonin production in your brain, which makes it difficult to fall asleep.

Take a look at the light bulbs you’re using in your bedroom and replace blue tones with red, amber or yellow light for more restful sleep. You’ll still be able to see what you’re doing, but your body will be able to produce the sleep hormone it desperately needs.

Feeling sluggish?

Try a circadian lighting system.

Waking up without a cup of coffee is always a little bit tricky.

But if you find yourself feeling truly sluggish in the morning, it

could be because your sleeping pattern has been messed up.

Investing in a circadian lighting system may be a good option.

Circadian lighting systems get your body back on track by mimicking the sun’s normal light path. Not only will an artificial sunrise help you wake up in the morning, but dimmer light toward the end of the day will make it easy for you to wind down.

Feeling blue?

Try installing natural light.

The darker your home is, the more difficult it becomes for your brain to produce serotonin – a mood-boosting hormone triggered by daylight. So, if you’ve been feeling down, more access to natural light could help. Find places in your home where you spend the most time and consider installing windows or skylights. If you’d like to preserve your privacy, check out light tubes – cylindrical pipes that channel light from your roof and

reflect it into the rooms of your choosing.

Don’t forget finishes.

No matter which new lighting scheme you decide to try out, it’s important to make sure your home finishes work with your design. Installing natural light won’t help much if you decorate with dark paint colors and espresso floors. Instead, amplify brightness with white walls and pale furniture. If you prefer dimmer ambiance for relaxation, feel free to play up light-absorbing shades like navy, charcoal and umber. And for a more flexible lighting atmosphere, neutral colors will get you a happy medium. You can also try experimenting with light and dark contrasts.
