KALINSKI According to the recent survey by RE/MAX of Boulder Indeed.com, a positive economic outlook is driven largely by where you live more than by a national or political view of a national economy.

Colorado is the only state with three cities in Indeed’s top 10.

Smaller mountain-state metro area residents performed well when surveyed about the economy and their personal outlook. Tech hubs also fared well, such as the San Francisco Bay Area, Austin and Raleigh.

For the 2,000 American adults nationwide surveyed on politics and attitudes about the economy, local economic conditions such as lower unemployment, faster job growth, and a more educated workforce correlate with local economic confidence.

Nine percent describe their regional economic conditions as excellent and 51 percent say their economies are good. To analyze the local influence on economic perspective, Indeed combined answers to survey questions with data on local job markets.

Five factors were found to drive local economic confidence: Personal finances 81 percent of respondents rate their personal financial situation as excellent or good and say the same about local economic conditions.

National economic view 83 percent who rate national economics as excellent or good say the same about local economic conditions. The survey found that views of the national economic situation are also strongly influenced by politics, with 73 percent of Republicans and 43 percent of Democrats rating national economic conditions excellent or good.

Local unemployment rate Respondents in areas with lower unemployment rates have a more positive economic outlook. The outlook is likely driven by the view that a lower unemployment rate results in more job opportunities

and bargaining power for workers, which should translate into faster wage growth.

Higher local job growth Job growth where you live means expanding opportunities and rising home prices. The majority of homeowners like this combined dynamic.

Highly educated populations For those who live in areas where a larger percentage of adults have a college degree – such as the Denver-metro area – there is a correlation with higher earnings and more spending power.

People are more optimistic when they live in places that are doing well economically. That holds true for those who live in Colorado where unemployment rates continue to be among the lowest in the nation and job growth remains strong.

By Christen A. Johnson Chicago Tribune Growing up, Christmas always consisted of begging my mother to add those fun, multicolored lights to our meticulously decorated gold, burgundy and ivory colorschemed tree.

“No, honey,” she’d say softly.

“That’s tacky.”

According to a recent survey conducted by Wakefield Research for BJ’s Wholesale Club, my childhood self isn’t alone in the desire for colorful twinklers. Of

the survey’s 1,000 participants, 62 percent said they prefer multicolored lights, versus the 38 percent who opt for white lights.

Bill Cielinski, co-owner of B&B Holiday Decorating based in Des Plaines, Ill., says disagreements in households about what color lights to choose are common.

“We’ve had houses where we’ve done one set of lights, and then the wife overrules the husband, and we go switch the colors,” he said.

According to Cielinski, 90 percent of his company’s clients opt for white lights over

multicolored. Based on his experience and observations, he thinks that socioeconomics play a factor.

“When somebody is hiring somebody they don’t like to think outside the box. They want that traditional look, that white twinkle-light effect with the white style of lights,” he said. “Maybe because they’re typically older, and that’s what they grew up on and what you see in the movies.”

Cielinkski said he sees closer to a 50-50 split with the company’s online decoration rental business, which caters to homeowners who want to put up the lights themselves.

Kelly Fitzsimmons, owner of Chicago decorating company Light Up Your Holidays, encourages people to join in the holiday celebration, whether their decor is “homegrown or professional.”

“It’s all personal preference,” she said about the multicolored versus white lights debacle. “There are really ways to satisfy everyone.

It’s Christmas!”

Fitzsimmons offers these ideas if households are in need of a compromise in the great light debate.

Head out back. “Decide what little elements you can do to satisfy the kids. If you want a classic, clean Christmas look in front, decorate a tree in the backyard with multicolored lights.

Make sure that the kids can see it from inside. Do green and red bushes too.”

Two is better than one. “Have two trees inside,” Fitzsimmons suggests. “It doesn’t have to be embarrassing for your neighbors to see the multicolored tree _ just have it another place in the house.

If this isn’t enough, just bite the bullet, and change the lights every other year.”

Happy wife, happy life. “When a disagreement is between spouses, mom always wins. Why? Because more often than not, she’s the one managing it all, and so she gets to have first dibs on her choice of holiday lights.”

Have fun. “Christmas decor is not about the denomination, but creating a winter wonderland; it’s a gift that we give everyone, no matter what color, how quirky or how professional. Decorations are part of the heart and soul of the holidays. Just celebrate, and put something out to join in the celebration.”

You know your home and you think it’s just fine, but maybe a professional with a less sentimental eye might see it differently. Your Realtor may also have some suggestions that are specific to your home.

A professional home inspection will reveal a lot about a home.

Besides learning about the mechanical operations of your home the inspection will reveal any obvious defects. A recent national survey of home inspectors revealed what are some of the

most common issues found during home inspections. Addressing some of these issues prior to listing your property for sale may reduce the stress of an inspection. Some of the issues are but not limited to the following: 1. Improper surface grading and drainage. This was by far the most frequently found problem.

2. Improper and undersized electrical wiring. Many inspectors, about 20 percent, found this to be the most common home inspection

problem.

3. Older and damaged roofs.

About nine percent of inspectors cited this as the most-common home inspection problem.

4. Deficient and older heating systems. Problems include broken or malfunctioning controls, blocked chimneys, unsafe exhaust flues and cracked heat exchangers.

5. Poor overall maintenance including cracked, peeling or dirty painted surfaces, crumbling masonry, makeshift wiring or plumbing.

6. Damage to structural components such as foundation walls, floor joists, rafters or window and door headers.

7. Plumbing defects including the existence of old or incompatible piping materials, faulty fixtures and waste lines and improperly strapped hot water heaters.

8. Exteriors items such as doors and wall surfaces, inadequate caulking and/or poor weather stripping.

Whether you are buying a home, preparing to sell your home or looking to maximize your home improvement budget, be sure your inspector has thoroughly covered all of these areas in their report.

It is also recommended that you have a list of questions regarding the inspection for your inspector.

Boulder County has had its share of wildfire in recent years – and these recent fires are telling us to be prepared!

Wildfire tends to be a summer peril. Nevertheless, our winters have been no stranger to wildfire. When there’s no snow on the ground and there are dry conditions, the wildfire danger can be just as high now as it is in August. While the forests and grasslands of Boulder County are very beautiful places to live, they are also the locations with the greatest menace of wildfire.

I experienced this firsthand this year when my family received word that the fire in Silverthorne was threatening our property there. Since we live in Boulder, there was no way to drive to our property with the evacuation orders already in place.

I considered the possessions I would snatch from the home if I had time. I realized that the only item I would take with me that was irreplaceable, besides all of the incredible memories, was our dinner table. What’s so special about it? Our dinner table is made out of pine and our many guests over the past 25 years have carved their name and something that describes them into the table. The true value of the table is probably 50 bucks. The sentimental value: priceless. Everyone needs to have a plan to bring with them what they value. You might only have a few minutes to make that decision.

My own home backs up to open space, and that open space has been come under a barrage of fireworks several times. Since fire is a danger to so many of us in Boulder County, we need to be ready if the time comes.

There are a variety of resources to help you prepare for a wildfire emergency.

Wildfire Partners will issue a certificate indicating that you have completed their suggested checklist of preventative measures to mitigate the risk of wildfire. The following is a list of quick tips to have your bases covered in case of a wildfire emergency.

Insurance Most of us have to admit that we haven’t completely read our hazard insurance policies.

However, if you live in a fire hazard area, it is even more important know exactly what to expect from your insurance coverage. You need to investigate what the insurance company will do towards the replacement of your home or other options. Just as important is what they will do to help while you’re rebuilding.

A written and photographic inventory of your personal property is critical to have. Be sure to save it off-site or online.

An annual review with your insurance agent is a must! Some insurance companies will come up from time to time to inspect your home and its surroundings.

Defensible space is one of the first things they will check.

Defensible space First of all, remove fuel (anything that can burn!) from near your house. Learn about the three fire zones Firewise says are around your house. The Immediate Zone is the first five feet from the foundation. In that zone, you don’t want anything flammable.

The Intermediate Zone is next, which is the section five to 30 feet from the home. This area should have fire breaks like lawns and driveways. Tree canopies should not come within 10 feet of the house and the trees should be at least 18 feet apart. The Extended Zone is next. Trees from 30 to 60 feet out from the house should have spacing at least 12 apart.

Spaces between trees should be greater if they are on a steep slope.

Install a fire-retardant roof Many of the older homes in the mountains west of Boulder were originally built with shake roofs.

There should not be too many of those left now! But if you don’t have a fire-retardant roof, it should be a priority to get one installed as soon as possible.

Be prepared to leave The odds are high that when the notice to evacuate your home comes, there won’t be much time.

Residents in high risk areas should have a plan. That plan should include a list to what possessions to take on a priority basis. If you only have five minutes, you may only be able to take the items at the top of the list. Most people say that one of the things

they would grab quickly are the family pictures. In our digital world, it is easy to upload sacred family pictures to the cloud. Even old family photographs can be scanned and uploaded.

Important documents might not survive. A better alternative would be to store them in a safe deposit box on the cloud in an online storage site like Dropbox.

The plan should include a Primary Escape Route and a Back-up Escape Route. If family members are at different locations at the time of the emergency, you should have an agreed upon meeting place.

The real estate market and fire It’s important to be aware of the long-term implications on the real estate market when there is a fire. When smoke is in the air, it is difficult to for buyers to think of buying a home in the area.

Closings don’t happen because insurance quickly becomes unavailable. The real estate market comes to a rapid stop in an area directly affected by the fire. An area with masses of trees can take years to look normal again and the market takes a long time to recover. Yet, areas where there have been grassy fires can come back greener and prettier in just one growing season and the next summer you may not be able to tell there was even a fire.

Linda and her husband lost their home to a wildfire west of Fort Collins in 2011. Dave Zader, a fire manager, calls it “full of information that could save homes…and lives.”

someone _ anyone _ besides me and a table dressed in plaid. This time of year, I am firmly committed to never, ever cooking. And, to filling my life with as much plaid as I can get away with.

Plaid just calls out to be invited to a beautifully set holiday table. Here’s why.

It’s a fabric steeped in tradition, yet also reinterpreted time and again so it doesn’t feel stale and stodgy. It gives you a million different colors to work with, so you can pull out the hues you like best. It can be formal or fun. And, it just looks like Christmas.

Interested in adding a little rad plaid to your holiday table? Here are some ideas to get you started.

First stop is a winter wonderland table created by Nell Hill’s tabletop designer Cheri.

She started with a plaid throw blanket and plaid napkins. St. Nick presides at the table’s center, surrounded by a forest of snow-covered trees. To try this look on your table, find a plaid table topper that looks amazing with your dishes. We often use plaid blankets or squares of plaid fabric turned on the diagonal in place of tablecloths.

Mixing different dishes together is a foundation of our look. We just like how interesting tables are to look at when they sport a combination of colors and patterns. In addition to combining these delightful red and white dishes with everyday white dishes, Cheri

tucked in some of our popular ticking chargers and trays. Sometimes, the only thing you need to do to change out the look of your table is to add new chargers or seasonal napkins.

I’ve become obsessed with poppers ever since my nephew brought them to our family’s Christmas Eve dinner. He hails from merry old England and wanted to share this fun tradition with us. We had a blast opening our poppers, donning the funny hats and sharing the jokes. If you don’t have poppers in your life, you need to get some. They add another fun element to your gatherings.

I’ve always had a weakness for holiday tables that have a rustic feel. They have all the elements I love, like buffalo check tablecloths or napkins. Candlesticks made of tree branches or faux horns. Forest or wildlife accents.

Majolica-inspired cabbage plates are a mainstay on our tabletops, all year long. Like classic white dishes, they are chameleons that take on the feel of anything they are paired with. Here, we mixed them with a few different deep red and green plaid patterns. In a snap, they feel like winter.

Mark the winter solstice with greenery

We have axial tilt to thank for an upcoming celebration, one that humans have observed for thousands of years. Because our Earth doesn’t stand upright in its orbit – instead it tilts on its axis by 23-andBY CAROL a-half degrees O’MEARA – as the planet Colorado State orbits the sun, University Extension the Northern and Southern Hemispheres trade places in leaning toward or away from the sun. When it’s our turn to lean away, winter ensues. Friday, December 21, is the apex of our tilt away from the light, when days are shortest and cold settles in.

Celebrations of the winter solstice around the world capture our imaginations, because

after this the days will start to warm, and the garden will awaken in spring. But that’s a few months away, so we deck the halls and sing old songs, following traditions spanning back centuries and millennia to encourage the sun to return.

The solstice gives us cause to festoon our homes with greenery, mistletoe, oranges, berries and holly. Here in Colorado that sun doesn’t leave often, so this is your friendly reminder to winter water your trees, woody plants and perennials.

Despite our overabundance of sunshine, we dive into traditions today that are rooted in ancient celebrations of the winter solstice, especially Saturnalia. A festival to honor the god of agriculture, Saturn, the Saturnalia was originally celebrated in Ancient Rome for only one day, December 17.

But like our current marketing

madness that stretches holiday shopping into months, Saturnalia was so popular that it soon lasted a week, despite several attempts by rulers to curtail the revelry.

The basis for the festival was serious business: if the sun left the earth it was because the gods were distracted by other interests, therefore people had to entice them back. Since everyone loves a party, surely a god-sized revel would bring them back.

Gardeners understand pining for the growing season to return, so here’s how to decorate and celebrate Saturnalia in case those ancient peoples were onto something. The décor is easy, because there’s a familiar feel to it: many of the Saturnalia decorations involved greenery, such as garlands and wreaths hung inside and out of the house.

Evergreen trees growing outdoors were adorned with ornaments celebrating the sun, stars and

food treats such as sweet cakes or crackers.

Gild ornaments in gold to celebrate the sun, hang pine cones or holly about the house. Wax candles were a favorite gift of the Romans, who prized the burning tapers. Small clay dolls and coins were sometimes exchanged. Today we give gifts of flowering plants or those plants that are brightly colored, like poinsettias, to brighten up our homes.

Feasting and drunkenness were mainstays of the festival, but you can sip on whatever makes you happy. Make sure to designate one person as the Lord of Misrule to provide mischief each day of the week, but make sure the mischief is based in kindness and cheer, instead of cruelty.

If you really get the itch to celebrate the solstice, expand your celebrations to include soaking in a hot bath with yuzu citrus fruits, a custom in Japan that soothes the body and soul. Simply toss the fruit into the tub whole and the warmth of the water releases a soothing citrus scent.

Or eat tang yuan, rice balls that are part of the Chinese celebration of the solstice. Lighting bonfires is also a way to celebrate the solstice, but in Colorado, that’s not a great idea.

How can I prevent winter pests?

By Paul F. P. Pogue, Angie’s List Your relatives aren’t the only guests who make themselves at home in your house over the holidays, and the other group is considerably less welcome.

People often think rodents and insects go dormant during the winter months. And while many do indeed go into a kind of hibernation, others remain very active and seek to survive and thrive in the climate-controlled bliss of your home. Fortunately, you can keep pests away by taking some basic steps.

How to keep pests out The best defense is strong prevention. Seal cracks around your home, even small ones.

This keeps out both rodents and insects. In particular, stink bugs like to sneak in through cracks, and once they get inside, stink bugs are notoriously difficult to exterminate. Caulk or mesh provide the best protection against gaps and cracks in your foundation or around doors and

windows. Galvanized flashing or copper mesh make excellent obstacles to pests; rodents can chew through almost anything else.

Verify that your window screens are in good condition, with no rips or tears that a stinkbug might slip through. Areas around your home that are typical points of entry for bugs include soffits, pipes, utility wire holes, chimneys and siding.

Regularly dust your nooks and crannies and pay special attention to areas behind cabinets, underneath sinks and so forth.

Dark, out-of-the-way places provide excellent homes for spiders, insects and rodents.

Rodents pose a big winter problem because they desperately seek out warm shelter. And because they can compress their rib cages to fit tiny spaces, they can work their way into areas you never thought possible. In addition to checking out your exterior entry points, make sure any foliage is at least three feet away from your foundation, and keep firewood away from your house.

As it becomes colder and there’s less food to be scavenged, you’ll receive more visits from bigger animals, such as raccoons, opossums and coyotes.

Keep your trash bins tightly sealed. If you feed your animals outside, do not free feed them and clean up after they are done.

Remove anything that could be attracting animals, like trash, food remnants and seeds from the bird feeder. If you know there is an animal in the area, be careful and monitor your pets as you let them outside.

What to do once pests have taken up residence If you see signs of pesky invaders, such as insects or distinctive mouse and rat droppings, they’ve already made it inside. At that point, carefully follow the steps above once more, because you might have missed a crack or an opening. Continue to carefully clean and remove food sources; you’ll have fewer problems with existing pests if they have less to eat.

Pest control professionals say bait boxes and traps are effective for removing rodents, but there are several options available, from traditional traps to no-kill methods that allow you to release the rodent back into the wild.

Bait boxes contain a rodenticide that kills the mouse or rat in a few days. The boxes shelter the poisonous rodenticide and keep it out of reach of children and pets.

You should place bait boxes in areas where you’ve seen rodent activity, and in natural walking paths along walls or in corners.

For large infestations, or if rodents simply make you squeamish, consider hiring a professional pest control company.

They will inspect your exterior for entry points, make improvements and come up with a removal plan that meets your specific needs.

How to avoid holiday plumbing disasters

By HomeAdvisor Murphy’s Law dictates that all plumbing disasters occur when you’re entertaining, cooking a large meal or hosting guests for the weekend. Naturally, of course, they also generally occur on Saturday night or Sunday.

Here’s what you should do when they happen.

Clogged toilet The only thing worse than dealing with a clogged toilet is clogging a toilet in someone else’s home. Talk about embarrassing. That being said, toilets get clogged, even if you make it a point to scope your main sewer line once or twice a year. Thankfully, it’s one of the easier plumbing problems to fix – usually a plunger will get things flowing again (so be sure to keep one in every bathroom). But sometimes you have to deal with the mother of all clogs, and that calls for more drastic measures.

If you notice that it’s taking longer than usual for your disposal to do its thing, there’s a good chance its blades need sharpening. A quick and easy way to give the blades a new edge is to run a few ice cubes through the disposal.

Water heater woes There’s usually little mystery when your water heater breaks: There’s no hot water or the unit is leaking at the base. If you’re dealing with a broken water heater, you’ll need to call a professional. But in the case your water heater is working and you’re running out of hot water sooner than you’re used to (not good when you’ve got a house full of guests), it could be caused by sediment in the water tank – and you’ll want to flush the unit to clear the debris.

Of course, it could be that your water heater is just old and needs to be replaced. If you want to make sure you never run out of hot water again, take a look at installing a tankless water heater.
