Saving for a down payment on a home is the most difficult step in the process of buying a home for 25% of first-time buyers, according to the National Association of

BY DUANE Realtors(NAR) DUGGAN 2017 Profile of Realtor and Author Home Buyers and RE/MAX of Boulder Sellers. Of those buyers, 55% said student loan debt delayed them in saving for a home. Now couple those issues with the high price of real estate in the Boulder area, and it makes it very difficult for first-time buyers to get started. In fact, according to the same profile from NAR, the typical first-time buyer might delay a purchase for three years to save for a down payment. In an appreciating market such as in the Boulder area, purchasing the first home gets harder as time goes on.

NAR also says that 25% of first-time buyers depended on a gift from a relative or friend to help with the down payment. This brings us today’s topic: gifting money to first-time buyers to help purchase their first home.

In 2018, you can gift $15,000 per person without any tax considerations. For a married couple giving to a child, that adds

up to $30,000. In addition to a first-time homebuyer’s savings, that could be enough to make the purchase happen. However, in many cases it isn’t. If a couple decides to gift more than the $30,000, any additional amount will be applied to the estate tax credit for the current year. Before gifting, you should check with your tax advisor to see what works best in your situation.

Another idea, which became available in 2017 for Colorado residents, is the First-Time Homebuyer Savings Account (FHSA). The ability to establish this account came from the Colorado Legislature as House Bill 16-1467. Any Coloradoan can set up an account to be used towards down payment and costs associated with the closing. Setting up this account allows the down payment to grow free of any Colorado taxes on any gains in the account. Up to $50,000 can be placed in the account and it can grow to up to $150,000 without taxation.

The “tax benefit” isn’t all that significant in and of itself, but it does help. Perhaps even more important is that it creates the structure of saving for the down payment for that first-time buyer.

In addition to any gift funds they might receive, they can make their own contributions to it and watch

their down payment funds grow.

The annual contributions are limited to the same gift amounts as above: the $15,000 and the $30,000, respectively. There is no time limit on how long the account can be open. That means a grandparent can even open an account now to start saving for a grand baby’s future home.

To qualify for a FHSA you need to be a first-time buyer, but there are exceptions. If you were married, now divorced for three years, you still qualify. You can buy a home with someone that has owned a home, just as long as you have not owned a home before.

It is easy to get started! Almost any kind of account you can set up in a financial institution can be in a FHSA. Examples are savings accounts, money market account, CDs, stocks, bonds, mutual funds, and even insurance.

If you are just getting started, you can open a new account, or you can designate an existing account to become an FHSA. In this season of giving, why not get someone started with a gift and then help create a plan for monthly contributions to a FHSA to save up for a specific down payment by a specific date?

Be sure to consult your financial planner, accountant, mortgage loan officer, and Realtor to create a plan that is just right for your situation!

Closing paperwork If you purchased a new home or recently refinanced, you should find a copy of the closing paperwork. The closing disclosure itemizes your expenses such as lending fees, pre-paids, etc. Some

If you live in an area with high property taxes or a state income tax, the benefit of this deduction will be less than in the previous years, but it is still an important deduction to take advantage of.

University of Colorado Boulder Leeds School of Business ranked No. 67 for its full-time MBA program, according to Bloomberg

RE/MAX of Boulder The ranking is 13 points ahead of last year’s 80th placement.

When ranked only among public universities, Leeds rose to No. 29.

In the entrepreneurship category, the school ranked No. 10 overall, reflecting its Boulder and Front Range location’s access to a vibrant entrepreneurial business community with many venture capital and startup opportunities.

Along with the Deming Center for Entrepreneurship, students have a strong network of connections and resources that enables them to excel.

Leeds attributes the significant rise in Bloomberg’s ranking to recent program enhancements, increased engagement and partnerships with the business community, and new faculty hires. Over the last two years, the school added faculty from noted universities including Berkeley, Northwestern, Wharton, London Business School, and Harvard.

Recently, Leeds partnered with more than 70 key business leaders and influencers, locally and globally, to understand essential skills and attributes students will need in the 21st century workplace.

“We are very proud of this momentum,” said Dean Sharon Matusik, “But we consider it just the beginning.” Matusik credits the teaching and research ability

This year Bloomberg modernized the ranking methodology for business schools to assess MBA program value from the perspective of graduating students, recent alumni, and recruiting companies.

Assessments are organized into four categories based on importance to respondents: Compensation, Learning, Networking and Entrepreneurship.

Bloomberg senior editor, Caleb Solomon, says this lets stakeholders decide critical factors for success.

Bloomberg used the results and compensation data as building blocks for calculating overall ranking.

“I think the convenience of

Healthier, easier cooking Convection steam ovens and

induction stovetops are growing in popularity as they become more accessible and easier to integrate and use. They make fast, healthy cooking much simpler.

And in 2019, we can get closer to achieving our resolutions with the help of better home cooking.

“Steam cooking retains nutrients destroyed by microwave cooking and is also a very efficient way to reheat food without changing the texture,” Sabatino says. “Convection adds the browning option to steam cooking to create healthier, crispier, juicier dishes in less time than a standard oven. Induction is safe and efficient, as the power of magnets is used to generate heat and turns the vessel into the heat source. It sounds complex, but in truth, it’s very simple, easy to operate, and boils water faster than gas. Look for induction to make a major impact for its performance, easyto-clean surface, ease of use and safety.”

Three questions to ask before buying investment property Have you thought about owning an investment property? The return can be lucrative, but it’s important to understand the financial and time

Purchasing and managing a rental property should run like a business.

Prior to taking the plunge, consider all of the moving pieces.

For example, make sure you’re equipped to treat the property like a part-time job. Tenants will call you with home issues, and you need to be ready to fix problems at the drop of a hat. Be prepared to put in many hours as you learn the ins and outs of property management.

How much will you need to borrow?

If you’re ready to manage a rental, your next step is to figure out how to make your investment property a reality. Start by chatting with a mortgage professional to learn more about loan options and interest rates. You’ll want to come out of the conversation with a clear understanding of what you qualify for. This will not only narrow down your home search but will also give you a clear grasp of your borrowing position. This is important because you never want your monthly payments to be higher than expected. After all, the

goal is to make a profit off of the future property.

One surefire way to quality for a better rate is to put down 25 percent. If this seems like a lot of money, keep in mind that in most instances you’ll need to put at least 20 percent down to secure traditional financing anyway. This is because obtaining an investment property loan is harder than getting one for your personal home. Be prepared to hand over a significant amount of documentation on your finances and background to your lender.

What location is best?

It will be very important to have a team of experts on your side as you find your property. Chat with real estate professionals, investors and mortgage specialists to get to know your market. They’ll have information on property taxes, trends and other neighborhood statistics. You’ll also need to do a bit of your own research while keeping future tenants in mind. What would they look for in a community? Good school districts, low crime rates, parks and a family-friendly atmosphere?

Or will they desire an area with nightlife, lively parks, coffee shops and restaurants? Location will be a key consideration during the buying process.

3 reasons Americans count on their homes after retirement

By Natalie Campisi Bankrate.com Retirees who own their homes outright are often at an advantage over their renting – and retired – counterparts. There are two reasons for this: their housing costs are generally lower and they have access to safety-net cash in the form of home equity.

However, all homeownership is not created equal, explains Russ Thornton, financial advisor at Wealth Care for Women in Atlanta. For example, if you move often, owning a home outright by age 62 can be challenging. For most people, a 30-year mortgage is the norm. If you plan to retire by 65, then you would have to buy a home by 35 and stay in it to retire mortgage-free.

“Those who keep their homes for years and years and years tend to grow equity, which can be a wealth builder,” says Thornton.

“If there’s a reasonably high likelihood that you’re going to stay in the same home for 10 years or more, then you should probably buy. If you move every few years into more expensive houses then you might not get the same benefits from homeownership as those who stay in one place.”

Devising a long-term plan, including what homeownership looks like in retirement, is important, Thornton says. Since the big goal for retirement is to eliminate as many expenses as possible, erasing a monthly housing payment is optimal. In essence, renters who plan on staying in the same general area for years to come should consider buying.

1. They can say goodbye to mortgage payments The twin bridesmaids of finances are income and expenses. When people retire, the money coming in usually shrinks, which means so should the money going out. A mortgage payment is one expense soon-to-be retirees should try to retire before they do.

“If you can be mortgage-free by the time you reach retirement, you’ll be in a good position.

Retirees need to reduce their cost of living and owning a home is a good way to do that,” Thornton says.

and you think you have a chance of getting a lower interest rate with a new mortgage, then a cash-out refinance might be an appealing way to access your equity. However, if your mortgage interest rate increases with a new mortgage then you should consider other options, such as a home equity line of credit, or HELOC. Something else to keep in mind is the fact that a new mortgage usually means going back to square one if you choose a longer term. If your house is a few years away from being paid off restarting the clock is probably not a good financial move. You’ll end up paying years more in interest and increasing your debt burden.

Mortgage-free retirees can save hundreds or thousands of dollars each month. Even with property insurance, which costs an average of $93 per month, and taxes, the cost of owning a home is often less than renting.

Not only can retirees save on their housing costs, they can also make money on their homes.

Retirees who travel can earn money while they’re on vacation through sites like Airbnb. Another option to get extra cash flow is to rent a room, Thornton says.

Downsizing can also save you money. Going from a large family home to a cozy condo or smaller house can reduce utility costs as well as allow you to cash out some equity in your home to fatten your nest egg. For people not ready to sell, there are other options that allow you to tap the equity while keeping the house.

2. They can access home equity, if needed With working years behind you,

having a backup generator of cash is a good thing. There are several ways homeowners can tap the equity in their home without putting up a for-sale sign; two of the most common ways are a cash-out refinance and a home equity line of credit or HELOC. Equity-rich homeowners who want to lower their mortgage interest rate might consider a cash-out refinance. This increasingly popular option hit peak numbers in the second quarter of this year, reaching $16 billion of equity cashed out, the highest since 2008, according to a report by Freddie Mac. A cash-out refinance is almost like selling your house to yourself.

The bank would cut you a check for the equity, which is the difference between what you owe on the house and the market value. If your home is worth $200,000 and you owe $100,000 then you have $100,000 of equity in the home.

Banks usually limit the amount you get to 80 percent of the total equity. That means with $100,000 in equity, the bank might give you $80,000. The amount you qualify for is usually based on income, credit score and other determining factors.

Now comes the tricky part: when you do a cash-out refinance you’ll get a new mortgage. If your interest rate is high because of poor credit or market conditions

3. Even with a mortgage, they have liquidity options For people who want to keep their homes and existing mortgages while tapping their home equity, one alternative is a HELOC. HELOC lenders use the equity in your home as collateral to extend lines of credit over a fixed amount of time. Like a cash-out refinance, lenders typically cap the credit amount at 80 percent of the total equity. Some places, like Navy Federal Credit Union, go up to 95 percent of the total equity.

The benefits of HELOCs are that you only pay on what you use and the interest is tax deductible if you use it to repair or upgrade your home. For retirees who want to retrofit their homes to make life easier, such as installing stair lifts, grab bars and handrails, a HELOC could be a good way to fund those upgrades and get a tax break.

Before you decide on a lender make sure you understand the terms of the HELOC and any associated fees, says Johnna Camarillo, assistant vice president of equity processing and closing at Navy Federal Credit Union.

Some lenders might charge a service fee or a fee if you have a zero balance. Likewise, some lenders require a balloon payment at the end of the loan, which could put some borrowers in hot water.

Inspections on these multi-unit residences are conducted in the same manner as a single family home, including common areas.

Typically inspection fees are based on the square footage of the unit just as in a single family home.

A common misconception is that common areas are not included in the inspection. In most cases the common areas are owned by an HOA but if repairs are necessary and the association isn’t aware of this or hasn’t budgeted funds for repairs, who is going to pay? It is difficult to properly inspect the components that only belong to the individual

property owner without inspecting the exterior of the building. For example, a blocked combustion air intake for the furnace or kitchen vent fan would can only be detected from the exterior. Items such as roofs, siding and surface grading should also be inspected as issues in these areas could lead to interior problems.

The walls you share with neighbors, your floors, ceilings and internal systems are your responsibility and you must be sure they are in good order. Your home inspector should go over the entire property and give you a detailed description of the unit, its operating systems and the building in general.

Radon tests should also be conducted if the unit has contact with the ground by either a basement, crawl space or slab on grade. Units that begin on the second floor or above would not need a radon test. If the unit is in an area with expansive soils, has large tree present or is older a sewer scope should be considered. In addition, depending on the age of the unit, tests for asbestos and lead should be considered.

In general, an inspection on a condominium or townhouse should include the same major components as a single-family home; plumbing, electrical, heating and air-conditioning, doors, windows, all appliances and the exterior (including the roof). While home owners are often not responsible for repairs on the exterior of multi-unit buildings buyers are encouraged to conduct due diligence with the homeowner’s association if issues are found on the exterior of the unit or any common areas.

with half-grown sprouts; those trying to fight their way out of the box have lost their quality. Larger bulbs have more flower stalks, and bulb suppliers are required to list bulb size on the label. Bulbs under 10- one-quarter inches usually produce only one stalk.

If you’ve been given one as a gift, here’s how to grow it: Soak the roots in lukewarm water for an hour. Select a pot two to three inches wider than the bulb. Fill halfway with potting soil, place the bulb in the center and add a little more soil around the bulb. Plant them so that the top half of the bulb is left above the soil.

Water once and wait for sprouting to begin before watering again, unless the soil completely dries out. During growth, keep the soil evenly moist by dampening the soil – take care not to pour water onto the bulb itself.

Amaryllis bulbs come loose or in kits with a small pot and a little soil. When shopping, avoid bulbs

in a cool room in bright, indirect light, and hold off on fertilizing.

Tie floppy stalks to thin supports slid into the soil next to the bulb to keep them from toppling.

Choose a warmer day for gift giving, since you don’t want the flower to go into shock. Protect them in a gift bag that is tall enough to close over the top of the flowers, then go from your house to their new home as quickly as possible.

Once the bloom has faded, trim off the spent flower stalk but allow the leaves to remain. Put the plant in a sunny window and water whenever the top two inches feel dry. Don’t allow the bulb to sit in water; drain off excess that flows from the bottom of the pot. Fertilize it every two to three weeks with low strength plant food.

To encourage it to rebloom, gradually reduce the amount of water in late summer over three weeks, and then stop watering.

When the leaves brown and dry back, clip them off. Place the amaryllis container in a dry and dark location that maintains 50 to 60 degrees F temperatures for eight to 10 weeks.

Move the pot back to a sunny windowsill in November and begin to water regularly again to stimulate new growth and blooming.

“Home equity is like a bar of soap – the more you handle it the smaller it gets,” Thornton warns.

Plan ahead for retirement For folks nearing retirement who still owe on a mortgage, paying off that loan should be high on your list. If you plan on retiring in 10 years, then try to put more money toward your principal or

even consider refinancing from a 30-year mortgage into a 15-year mortgage to lower your interest rate and repay the loan faster.

The dual benefits of lowering your living expenses and having access to cash in emergencies are great reasons to sail into retirement without a home loan springing a leak in your budget.

8 design hacks to make small spaces feel bigger

By Cathy Hobbs Tribune News Service Small spaces can pose unique visual challenges when it comes to design. It is important for small spaces to feel as spacious as possible and functional. And it’s still possible to live large. Here are eight design hacks to help maximize the potential of smaller spaces.

Use mirrors. Mirrors can automatically help make small spaces feel bigger and more open and bright.

Divide open floor plans into zones. Create different zones for sleeping, entertaining and dining.

When painting, consider adding a horizontal or vertical stripe as an accent detail. This painting technique can help low ceilings feel taller and make rooms feel wider.

Use neutral colors. They can help make a small space feel not as closed in.

Use color mapping. Color

mapping is a technique in which the same or similar colors are mapped or repeated from room to room or within a room. This is an especially useful technique to make the color scheme in a small room feel cohesive.

Try round tables instead of ones that are rectangular. In smaller spaces, round tables help make a space feel more open and spacious.

Use glass and transparent surfaces. Solid surfaces such as wood automatically take up space.

Make the most of every space. In small spaces, it is more important than ever that every area be fully used and functional.

How can I rid my home of sickness-causing germs?

Wash your hands regularly, using soap and warm water and scrubbing for at least 15 seconds.

When housecleaning, don’t overlook your ceiling fan, where dust and debris can settle. Here’s an easy trick to clean it: slide an old pillow case over each blade, then remove it carefully to avoid spilling the dust.

In the cold and flu season, it’s more important than ever to minimize germs that could make you and your family sick. Focus on these steps when you’re housecleaning in order to eliminate the nasty bugs taking refuge in your home.

Where are the germs hiding?

You’ll find germs in the most unexpected places. When cleaning, focus on the elements you touch most often. Light switches, doorknobs, remote controls and faucet handles all harbor lots of germs, so clean them carefully with disinfectant wipes. Wash all your bedding in hot water and the hottest dryer setting once per week. This includes blankets and furniture covers.

Regularly clean your computer keyboard and any mobile devices as well.

breeding grounds for bacteria.

Toothbrush holders, the kitchen sink and sponges are some of the germiest places in your home, so take special care to thoroughly clean them. Soak sponges in a bowl of hot water and run them through the microwave for a few minutes. You can also run them through your dishwasher’s sanitary cycle instead. This works best for sponges with metal components, which can’t go in the microwave.

Who cleans the cleaners?

Even if you diligently stay on top of household cleaning, the supplies you use aren’t self-cleaning, and they need regular care to stay in good shape. You may think of them as self-cleaning, since they’re constantly doused in soap or cleaning solution, but the grime builds up quickly. Scrubbing down your cleaning supplies on a regular basis keeps your house cleaner and prevents the spread of germs.

Clean your brooms at least once per month. Shake out debris over a trash can and rinse them thoroughly. Let them soak in a bucket with a bleach and water solution for about 20 minutes,

then rinse and dry. Take care not to soak wood handles, though.

That nasty toilet brush should be soaked in a quart of water mixed with two cups of vinegar, a tablespoon of borax and a halfteaspoon of dish soap. Make sure you replace it every four to six months.

Mopping pads and cleaning cloths can be cleaned with a quick run through the washing machine’s hottest setting.

You no doubt empty your vacuum’s chamber every time you use it, but all those moving parts require attention as well.

Regularly inspect your filters and replace them as needed. Check the hose, moving parts and spinning head for hair and string and clear it out. At least twice a year, wash the hard attachments in soapy water.
