Addressing the national housing shortage The National Association of Realtors® (NAR) conference every November provides a bounty of information about the real

Realtor and Author In Boulder, we RE/MAX of Boulder often think our real estate issues are unique, but at this conference, we find that many communities across the nation are facing the same challenges as we are. A key difficulty is the housing shortage, a common problem across the country in most major metro areas, just as we are experiencing it here in Colorado and Boulder.

This year, I was able to see a presentation by Dr. Lisa Sturtevant, president and founder of Lisa Sturtevant and Associates. Dr. Sturtevant is an expert on the housing shortage issue as she has been involved in research and analysis on local economic, demographic, and housing market conditions and local housing solutions for more than 15 years. She leads housing studies and planning projects for local communities through the country and has worked on housing-related research projects for the National Association of Realtors.

Since the beginning of the recession in 2007 across the country there have not been enough homes built to meet the demands of population growth.

Now 10 years later, the home building industry has not been able to get back to pre-recession production levels.

The first question Dr. Sturtevant addressed was “Why aren’t we building enough housing?”

Her first point is that there is a lack of available land and land prices can be high. In the Boulder area, we are no stranger to this issue. Next, is the sheer cost of materials and labor. The recession saw many skilled trades workers leaving the construction industry, thus creating a labor shortage.

Recent natural disasters such as hurricanes and fires have put pressure on the cost of materials.

In addition, the fees and municipal processes in most areas have added cost and time. Zoning restrictions

In Boulder, Single-family unit permits were 2,179; Total unit permits were 4,365 and new jobs were 13,300.

Dr. Sturtevant’s presentation to a national audience includes this extensive list of ideas that can help our communities work towards providing more housing at the local level: • Streamline and reduce inefficiencies in the development review and approval processes.

• Allow diverse housing types.

• Address building standards by reviewing zoning, building, and material requirements and modify them to allow modular and manufactured homes.

• Leverage adaptive reuse by creating opportunities to reposition commercial properties as residential properties.

• Examine and revise impact fees to reflect actual costs of infrastructure service for higher density development.

• Use property tax abatement as a gap financing tool to support more compact and affordable housing communities.

• Expand the construction workforce by cultivating interest and opportunities in the construction trade.

• Make publicly controlled land available to developers of mixed income or affordable housing.

• Establish a priority in capital improvements programs to co-locate housing with new or

redeveloped public facilities.

• Work across public agencies to coordinate housing, land use, transportation, schools, and economic development planning.

• Reform land use and zoning to allow for a more diverse set of housing types, including accessory dwelling units and missing middle housing.

• Update condo construction defect laws.

• Promote accessory dwelling unit construction.

• Update and reduce parking requirements in locationefficient areas.

• Work with community banks to increase lending for housing development.

Less freedom and guarantee When you rent, all of the money you spend is purely an expense.

Unlike homeownership, there’s no ability to gain equity. Since this isn’t an investment, the home is solely serving the purpose of providing you a place to live.

Renting also means you are at the mercy of guidelines provided by the landlord. If you are eager to paint the walls or bring home a pet, you may not be able to do so under the rules of your apartment or home rental. It is not up to your discretion to make these decisions, although they are usually highlighted up-front before you sign the lease.

There are also fewer guarantees about the future. At the end of your lease, there is no assurance for a re-sign. For example, the landlord might be interested in

Further costs can also be associated with renting due to more frequent moves. By the time you hire a moving company or truck and put down new deposits on your lease and/or utilities, the expenses will begin to add up.

It’s also important to consider the time you’ll spend packing up, unloading and getting settled.

One of the hottest trends on today’s architecture scene? Upsidedown living.

No, it’s not a spooky alternative dimension that

Mod Boulder No, it’s not an ulterior motivated financial trend, encouraging homeowners to owe more than they paid. Upside-down living is a building trend that puts a home’s bedrooms on the bottom floor and the living areas on the top floor.

For decades, a dwelling’s two-story vernacular layout was designed with public spaces on the main level – kitchen, living room, dining area, an office – and the private bedrooms upstairs.

But over time, living styles changed: open floor plans became more desirable and kitchens became center stage for everyday life. Meanwhile, upstairs bedrooms became more functional spaces, where sleeping (and preening) took place.

Noting this trend, architects applied the penthouse perspective, recognizing that being above it all has its advantages. Upside-down living maximizes views from your property, along with airflow and natural light. Upstairs, the sun has less obstructions and the views from your kitchen sink are more appealing. Downstairs, your bedrooms stay darker and cooler, providing a cozier, more ideal sleeping environment.

With origins in Scandinavia, this architectural trend has made its way to the US, the UK, and Australia. Here in Boulder, a few notable homes have recently

surfaced that utilize the upsidedown way of living. Over on 4th Street, a spec home took a risk with this unique style and came away a winner. Designed on a sloping lot, the bulk of the bedrooms and a family room were placed on the lower level, providing outdoor access with the look and feel of a private retreat.

In Boulder’s highly competitive luxury market, this home was only on the market for 25 days and sold for $3,600,000, proof that strategic risk can reap big dividends.

Another take on this design can be found in Markel’s Silver Creek development in Lafayette.

To keep costs down, they created one solid floor plan that’s clad in a variety of architectural styles, from farmhouse and prairiestyle to inclined roofs. In their marketing materials, the look is aptly described as “Classic icons gone modern.”

The floor plan offers a garage, a guest suite, and laundry on the ground level. Upstairs, you’ll find the living area, kitchen, and two bedrooms. It’s a well-designed compact space, with ample natural light to boost the feeling of airiness and size. Besides the fun architecture, the sub $400K price point is exciting for firsttime buyers or empty-nesters not wanting to spend a fortune.

For the Boulder lifestyle, upside-down living makes a lot of sense in a lot of ways. Combining practicality with easy-breezy style, you may be ready to turn your life upside-down, too.

9. Choozle (Denver) The digital advertising software company offers flexible Fridays, yearly summer camping trip, and team trips to Breckenridge. Fouryear employees get two months paid-time-off.

11. Avid4 Adventure (Boulder) While creating summer camps for kids, employees receive monthly outings to local trails, free gear rentals and bike tune-ups, gym memberships, and a stipend to complete a dream adventure. The company jumped from No. 25 last year.

15. Asia Transpacific Journeys (Boulder) Employees of this travel and tour agency enjoy flexible and remote scheduling, plus discounts on airfare, hotels, guides, car rentals, and trains.

16. TDA (Boulder) Ad agency employees can earn $1,000 for the charity of their choice. But it’s no walk in the park. To qualify, staffers climb a Colorado 14er. TDA held the No. 36 ranking on last year’s list.

Throw in an all-company powder day, company bikes, and on-site massage, and acupuncture, and you can see why Sterling-Rice rose from No. 35 last year.

47. Mondo Robot (Boulder) This creative digital agency jumped from No. 83 last year.

Water pressure One thing you may forget to do when shopping for a home is to test the utilities. If the water pressure is low, there could be an

issue with the plumbing system.

Leaks, mold, burst pipes or the water source itself could be the cause. Many homes have pressure reducing faucets, so eliminate that as a cause first before assuming that it’s a more serious problem.

Hover Senior Living Community See and feel the caring difference

over Senior Living Community, a nonprofit organization that has been offering affordable senior housing to the Front Range since 1979, has a long and storied history in the Longmont community.

Hover Senior Living Community is made up of the Hover Manor Independent Apartments, Beatrice Hover Assisted Living and Hover at Home Services, which provides services like laundry, housekeeping and errands for seniors who want to age in place. “We have always placed an emphasis on resident choice,” says Lisa A. Czolowski, CEO of Hover Senior Living Community. “Our employees receive ongoing training in the area of Person Centered Care, a model of care we embraced eight years ago, which has now become a way of life at our community.

Residents are involved in all decisions that directly impact their day. We believe deep, personal relationships between our Elders and our employees help create a real home.”

moved to Colorado from Chicago in the early 1900s. After a little while in Denver, the couple sought out a country home in Longmont.

They purchased property, and construction of their 3500-squarefoot Tudor style home was completed in 1912. The Hovers’ adopted daughter, Beatrice, collaborated with her mother to create a low-income retirement home. The Hover Manor was completed in 1979, followed by the Beatrice Hover Personal Care Unit in 1991.

The Hover Senior Living Community experienced extensive

growth and change in 1997. The Beatrice Hover Personal Care Unit was renamed the Beatrice Hover Assisted Living Residence.

Also in this year, the HoverHome (the Tudor-style home where Katherine, Charles and Beatrice originally lived) was purchased by the St. Vrain Historical Society.

The City of Longmont declared the HoverHome a historical landmark. The Hover Woods Duplexes, retirement homes exclusive to homeowners 55 and over, were also built in 1997.

The Hover campus offers a country setting with the

convenience of city living. Betty Stanton, who has lived in Hover Manor for four years, says this was important to her when choosing a retirement community.

“I moved to Hover because of the affordability and convenient location,” she says. “If you can’t live at home, you may as well live at Hover.” Stanton says she is very fond of her apartment and she also enjoys the selection of activities at Hover. “I’m not a very social person, but I like that I can be active in my church and the greater community,” she says. “I live at such a convenient location that it makes it possible to be involved in things that I care about.” Resident Priscilla Mazella, who has lived at Hover for five years, says the activities were an important part of her choice to live at Hover, too.

“When I first moved here I wanted to be very active and Hover provided a lot of activities to participate in,” she says. “I was involved in the library and I enjoyed that very much.”

Engagement and volunteerism are major tenets of the lifestyle and culture at Hover. Almost half of the Hover residents actively volunteer in a variety areas. “They participate in the marketing of our community, assist with cleaning, decorating and greeting visitors, lead activities and run an Ambassador program for new residents,” says Czolowski. “They are truly the backbone of our community and because of their commitment, our organization is not surviving, we are thriving.”

Small details on the campus offer a high quality of life: lighted walking paths, an exercise trail, direct access to a city park, dentist offices and raised garden and flower beds. Other amenities include a Wellness Center, onsite restaurant, all faiths chapel,

salon, Manor Market, computer center, library, transportation services, tai chi, yoga, educational classes, outings and monthly activities. “We have remained a thriving community while continuing to honor our original mission of staying affordable,” says Czolowski. “With costs of senior care on the rise, we remain the most affordable option for many seniors living in Boulder County.”

In the summer of 2019, Hover will open the Katherine and Charles Hover Green House Nursing Homes. This addition will make Hover the only Continuing Care Retirement Community (CCRC) in Longmont. “The Green House model of skilled nursing

will be the first of its kind in Boulder County,” says Czolowski.

The four homes will each have 12 single bedroom suites with full, private bathrooms. Each home will also boast a living room, fire place, dining room for family style meals, an open, chef-style kitchen and a fully accessible patio, gardens, courtyard and walking paths. “We will be licensed for both Medicaid and Medicare for our Green House Nursing Homes, making it possible for those entering our campus on subsidy to be able to afford the high level of care,” says Czolowski. “This will mean Hover can be their forever home.”

As a nonprofit, Hover accepts tax deductible donations to

support the costs of general operations as well as special projects. “We continue to honor Beatrice Hover’s original mission of ‘providing an affordable retirement community’ by accepting Section 8 and local subsidized housing vouchers,” says Czolowski. “Our Assisted Living fees are all inclusive, making it a more affordable option for those on limited incomes.” Hover is currently raising funds for the Green House Nursing Homes through the Capital Campaign.

“Donations will support our efforts to provide affordable nursing care to Longmont Seniors well into the future,” says Czolowski.

Hover will light up its campus

for the holidays on Nov. 23. The public is encouraged to drive through and enjoy the lights and decorations. Hover Senior Living Community will also be sponsoring the “Letters to Santa” program for the fifth year in a row. Children are invited to drop their letters off in the special Santa mailboxes located in several businesses in Longmont from Nov. 17 through Dec. 4. They will receive a letter back from the North Pole with a special invite to meet Santa and Mrs. Claus at the Hover campus on Dec. 21.

Between the bowls of cranberry sauce or green bean casserole, two staples of the holiday often play second fiddle: winter squash and sweet potatoes. Before you take umbrage and send me stern emails about your lovely candied yams or sliced, roasted squash, I’m not saying the two items are not on the menu. I’m saying they should be center-stage, and here’s why.

Sweet potatoes and squash are more American than apple pie, or Thanksgiving for that matter.

They’re both new world foods, cultivated for thousands of years here in the Americas by indigenous

winter squash or silky-smooth, sweet flesh of sweet potatoes are hallmarks of fall. They’re comfort foods anchoring the feast like a reliable friend you grew in your garden in order to eat.

Rich, flakey, light, and nutty, delicatas, hubbards, buttercups, acorn squash and their kin all grow well here, along with pie pumpkins and a few of the butternuts. These roast well and store for a few weeks, easily.

Spaghetti squash is better suited to pesto or sauces, since its flesh pulls apart in strings once it’s cooked.

Winter squashes can be roasted, pureed for soups, mashed, put in pies, chutneys, and casseroles.

Smaller, thick-skinned pumpkins are ideal for using in pies or baked goods. Often called sugar pumpkins, they have a very rich, sweet flavor. Use them immediately – while other winter squashes taste better as they age, the pie pumpkin (Cucurbita pepo) loses its flavor if stored.

There are two types of sweet potatoes, depending on your preference. Dry fleshed types are commonly sold as sweet potatoes while the moist fleshed types are labeled yams, despite not being

the true yam (botanically, they’re unrelated). Moist flesh sweet potatoes are a favorite of southern cooks, because as they roast, their sugars make a nice, caramelized layer just under the skin. Grocery stores in our area more often carry dry flesh sweet potatoes, which store well and provide dependable flavor and texture.

Sweet potatoes can be baked as pie, roasted, mashed, cubed into salads, candied, or enjoyed with butter and brown sugar. Leave room on your plate for one, or both, of these American foods.

testing. These do it yourself kits can be purchased on line or in your local hardware store. In most cases however, including real estate transactions, homeowners and prospective homeowners prefer the testing be done by a qualified professional. Air-radon levels fluctuate naturally on a daily. It should be noted that the accuracy of the residential radon test depends upon the lack of ventilation in the house when the sample is being obtained. The occupants will be instructed not to open windows for ventilation for the duration of test, usually two days or more.

The EPA recommends mitigation for your home if the test results are 4 pCi/L or higher.

Radon mitigation systems can cost between $550 and $2,500 depending on the size of the house and type of construction. Homes with unfinished basements or crawl spaces tend to be toward the lower

end of the price range.

Radon mitigation is any process used to reduce radon gas concentrations in the breathing zones of occupied buildings.

Mitigation of radon in the air is accomplished through ventilation, either collected below a concrete floor slab or a membrane on the ground, or by increasing the air changes per hour in the building.

One of the most effective methods of reducing radon in buildings is soil suction, which involves installing one or more pipes beneath the foundation that vent radon away from the building’s interior. This is often accompanied by the sealing of cracks through which radon can flow into the building.

Outdoors, it is too diffuse to be harmful, but when it seeps into buildings through foundations, basements, walls, slabs or crawl spaces; concentrations of radon gas build up, especially in lower levels.

It is a common misconception that certain areas of the United States are not at risk for radon. In fact, radon can be found in high levels in every state in the country; 12

According to the U.S. Department of Agriculture, sweet potatoes came from Central and South America where Aztec and Incan peoples made them a staple of their diet. They found their way to Europe by Christopher Columbus and to Asia through explorers of the New World.

Squash, one of the Three Sisters, is a North American plant domesticated by Native Americans. They introduced European settlers to the staple food who gave squash its name, derived from the Coastal Algonquin Native American word askutasquash, for “eaten raw or uncooked.”

Both plants are nutritious and rich in vitamin C, although a side to side comparison between butternut squash and sweet potatoes shows butternut squash lower in calories, sugars, and carbs. It’s also packed with vitamins, calcium, potassium, and magnesium while sweet potatoes have protein and fiber.

They’re healthy and that’s nice, but at Thanksgiving, what matters is that they’re delicious.

Testing is the only way to know your home’s radon levels. There are no immediate symptoms that will alert you to the presence of high radon levels. The U.S. EPA, the Surgeon General and the American Lung Association recommend having your home tested. Winter is an ideal time to test your home for radon as doors and window must be kept shut as much as possible during the test period.

Another common misconception is that multi-unit dwellings do not need to be tested for radon.

Apartments, condominiums and townhomes should also be tested if they are on the first floor and/or have a basement or crawl space.

Those units that begin on the second floor or above should not need testing.

By Paul F. P. Pogue Angie’s List Halloween is just barely in the rearview mirror, but winter snowfall and blocked-up driveways will be upon us before you know it. You can brave the chilly labor of removing

snow yourself, or you can hire a professional service to clear snowfall for you – sometimes before you even wake up.

You can hire snow removers for a one-time service, but be prepared to wait in that case. Reliable companies already have extensive client lists, so it’s a good idea to

plan ahead and find someone well before the first winter storm hits.

What should i look for in a snow removal professional?

Start by contacting companies that neighbors recommend or that have good reviews on a trusted online site. Ask these questions:

• How much snow will trigger service? This is a good question particularly if you only want service when a big storm strikes. Also, tell the company if you have special needs that should give you plowing priority.

• What specific services do you provide? Depending on the forecast, many services are at the ready to lay down salt or other deicing agents as soon as bad weather is expected. If a snow that can’t be handled with deicing is expected, removal companies will plow, haul snow, and shovel sidewalks and other walkways in order to maintain safety.

• What kind of staff and equipment do you use?

Most companies employ radio dispatchers in addition to their snow removal specialists. They may also have at their disposal commercial-grade equipment such as skid steers, frontend loaders, snowplows and pushers.

ASK THE CONTRACTOR a lightweight plastic snow shovel with an ergonomic handle to help distribute the load. Use a shovel with a deep scoop to push snow, not lift it.

• Cold weather restricts blood flow. Before shoveling, warm up by jogging in place and stretching. Also, avoid a big meal or smoking just before shoveling, as either will affect blood flow. Drink fluids so you stay fully hydrated.

• It’s better to repeatedly remove smaller quantities of snow than it is to move large amounts at once. If snow is already deep, remove it in layers.

• As you shovel, keep your back straight, bend at the knees and use the strength in your hips and thighs to lift or push snow. Don’t twist.

• What is the cost for snow removal, and how is it calculated? The cost varies on the market conditions of a particular area and current fuel costs. If you know you live in an area of the country that is likely to experience a certain amount of snow, you may be able to lock in a reasonable rate because the company will expect a minimum amount of work.

On average, you can expect to pay between $350 and $400 for a seasonal snow removal contract, or around $75 for a one-time cleaning.

• Are you covered? Confirm that the company is appropriately licensed for where you live and holds proper bonding and insurance.

What are the differences between a vessel and a wading pool bathroom sink? – Ty, Utah A: First let's discuss the main difference between a standard bathroom sink and a vessel bathroom sink.

Most bathroom sinks are

installed in-counter or undermounted. A vessel sink is topmounted and looks like a deep bowl sitting on the vanity counter.

Wading pool sinks are also topmounted, but they have a wide flat bottom with low sides. They look more like a shallow basin rather than a bowl. That's why it's called a wading pool-shaped sink.

Wading pool sinks are wellsuited for powder rooms since hand washing is usually the main use over filling a sink bowl with water.

Even though they're shallow, wading pool sinks are attractive and can deeply impress your guests.
