For those interested in buying a home, rising interest rates translate into higher mortgages.

BOULDER – As everyone in the world of home buying knows, interest rates go up and down. The Federal Reserve raises these rates BY MICHAELA to help keep PHILLIPS inflation from Guaranteed Rate, Inc. growing out of control. Inflation is determined by how fast the cost of a good or product rises; it varies by year, but it helps dictate the value of any given item. In 1950, for example, the average cost of a gallon of milk was $.82; now it’s around $3.50. Increasing interest rates encourages consumers to save. This slows down the economy and helps keep the American dollar strong. When interest rates are low, the opposite happens: people loosen their purse strings, buy more, and the value of the dollar decreases.

Fractional-reserve banking In a fractional-reserve banking system, interest rates are inversely related to inflation. This gives central banks the power to slow inflation if it begins to increase too quickly. Supply and demand, naturally, play a role, as well; it is economics, after all. When the money supply increases, prices tend to follow and they climb higher. Inflation corrupts the value of money – from ones to twenties to hundred-dollar bills, the dollar becomes less potent. When interest rates decrease, both banks and individuals request more loans. With each loan granted, the amount of money in the fractional-reserve banking system increases, ultimately increasing inflation. Higher interest rates help control inflation by deterring people from borrowing. Setting interest rates The Fed meets several times per year to review the state of the economy and set interest rates

What is the Federal Funds Rate? The Federal Funds Rate dictates the rate at which banks lend reserves to other banks. It’s a highly important interest rate because it influences the financial conditions that hold weight over the US economy. This includes employment, growth, and inflation. It also indirectly influences home loans (as well as loans on credit cards, cars, etc.). What does the immediate future hold? As of now, it’s expected that the Fed will raise interest rates two or three times more this year. The economy is strong, with a low unemployment rate and more people spending freely. What is good news for citizens is bad news for prices: a strong economy does mean higher inflation. The anticipated rise in interest rates will help curb price increases. For those interested in buying a home, rising interest rates translate into higher mortgages. Locking in a rate before rates go up can save thousands. In memoriam: Honoring Greg Miedema WINDSOR – NOCO HBA and the Executive Officers Council is saddened to announce the passing of Greg Miedema of Windsor. Greg served as executive officer of the HBA of Northern Colorado for six years. Greg stepped down from his duties as EO of NOCO HBA on June 26th, at which time Janet Hatfield was named Interim EO by the Chairman, Doug Buer. A search Committee has been formed to facilitate the task of putting a new Executive Officer in place. Greg passed away early Monday morning

after an 11-year battle with cancer. NOCO HBA will hold a Celebration of Life to honor Greg in the coming month. According to his sister, Jennifer, Greg’s final request was for his body to be donated to science; therefore, the family will not be holding a memorial for approximately one year. In lieu of flowers, the family requests donations be made to the American Cancer Society. 3 ways to build home equity LOVELAND – The most important benefit to owning a home is equity. It is essentially a savings account that you can later tap into. When you purchase a home, there are three primary ways to build equity. 1. Pay down your mortgage Every month, your mortgage payment goes towards both principal and interest. Unfortunately, early on, most of it covers interest since that is calculated against the mortgage balance. However, this does gradually shift over time. You can speed up the process by making extra payments directly towards principal. Your standard monthly payments remain the

home for $400,000. If you made a 5% down payment, you would have started out with $20,000 in equity and a loan of $380,000. If home prices rose to $420,000, your equity would grow by an extra $20,000 ($40,000+) simply from market appreciation!

Extra ranch, please: The history and future of the ranch-style home By Sean McIllwain, Mod Boulder BOULDER – Self-taught San Diego architect Cliff May is often credited with inventing the ranch-style home in the 1930s – a well-deserved acknowledgement, as it was his design that introduced the ranch to the U.S. masses. So just how did the single-story sensation come to be? We’ll lay the foundation for you. An iconic style’s humble history May, who never went to architecture school but was a skilled furniture designer, built a one-story, tile-roofed courtyard house in southern California in 1931. May said he was inspired by his family’s own adobe ranch houses in the area. “I rebelled against the boxy houses being built then,” May said in a 1986 interview with the New York Times. “The ranch house was everything a California house should be – it had cross-ventilation, the floor was level with the ground, and with its courtyard and the exterior corridor, it was about sunshine and informal outdoor living.” May’s breezy builder philosophy caught on – and fast. Following

World War II, ranch-style design skyrocketed during the suburban boom, especially in the U.S. western states. By the ‘50s, nine out of every ten houses dotting the American landscape were ranch houses. It was the perfect compromise of design – not overly experimental, not gimmicky, but a pleasant, unobjectionable, and practical structure. This ranch trend continued into the late ‘70s and early ‘80s, when ranches received a ten percent value over comparable two-story homes. But as with most trends, the ranch eventually receded in popularity, dipping out of fashion by the late ‘80s. By the early ‘90s, the style lived in the shadows of its more charming, designforward peers like the cottage and Craftsman, being perceived as a boring, bottom-rung alternative. But the ranch’s lame label didn’t last long; by the late ‘90s, the ranch began experiencing a resurgence. Reasonability: Why the ranch style resurged The resurgence of the ranchstyle home is multi-faceted, with affordability at the top of the

list. With most new construction boasting two stories and burgeoning square footage, the prudent and price-friendly ranch home is relatively affordable in the grand scheme of the real estate market. Not only is the square footage often on the smaller side, but the one-story layout of the ranch home makes it the perfect pick for aging baby boomers who want to avoid stairs, as well as growing families with babies and toddlers. And for the eco-minded, owning a smaller one-story home shrinks your carbon footprint, especially compared to the sprawling McMansions of the early 2000s. Boulder builders have recently recognized this market shift, as more and more spec ranch homes find their way into the mix. Not to be outdone, new developments are including ranch models in their selections. And when homeowners remodel, they're often increasing square footage by building out instead of building up.

Draper’s stylish swagger influenced the rise in popularity of the midcentury modern era, but the multigenerational, everlasting love for the mid-mod ranch-style home goes deeper than that. Ultimately, today’s ranch homebuyers settle on the style because of what it symbolizes: laidback living. Seamlessly integrating indoor and outdoor spaces, ranchstyle homes often have expansive windows; these nearly unparalleled views of nature foster a sense of harmony with the elements. Typically situated on spacious lots and oriented to take advantage of large backyards, the ranch home begs to be lived in and around. And it’s becoming a timeless style that will endure the trendier architectural movements for years to come, continually improving with modern architecture while holding onto its traditional, breezy, SoCal charm. Don't know your mortgage rate? You could be costing yourself thousands By Natalie Campisi Bankrate.com Not knowing your mortgage rate can be an expensive mistake, especially in this rising interest rate market. Yet nearly 3 in 10 mortgage holders (29 percent) either didn't know their mortgage rate or wouldn't say, according to a survey by Bankrate. This is a big problem, says Martin Choy, operations manager at Westwood Mortgage in Seattle. "Most homeowners should know what their rate is. If they have an adjustable rate mortgage, then they should contact their lender immediately and get their current rate," Choy says. Rates are climbing, so borrowers should act now As rates continue to rise, this could be your last chance for many years to lock in a lower rate. "During the big boom, before this last election, we could refinance mortgages at no cost because the rates were so low, but now the rates are heading up," Choy says. The average rates on 30-, 15and 10-year fixed refinances have risen from a year ago, according to Bankrate's weekly survey of large lenders. The benchmark 30-year fixed-rate mortgage rose to 4.70 percent as of July 11, 2018 from 4.13 percent a year earlier. A $200,000 mortgage with a 4.70 percent interest rate costs $119 a month more in interest than the same mortgage with

a 4.13 percent rate. As rates and mortgage amounts go up, the impact on your bottom line increases. Over time, this difference in rates can cost you thousands of dollars.

mortgages, says Choy. "It's always better to get a fixed-rate loan than an ARM when interest rates are equal. Now is a good time to refinance an ARM before rates get even higher."

Good candidates for refinancing When you refinance your mortgage, you pay off the remaining balance on your current loan and get a new one. You can get a new rate, new terms, or a new rate and new terms. You can get a cash-out refinance where you tap into the equity to extract cash and then get a new mortgage. You can even pay money in and take out a smaller mortgage. Those with adjustable rate mortgages may be good candidates for refinancing. As mortgage rates climb, so will your monthly payments. If you lock in a fixed-rate mortgage now, you may be able to save thousands of dollars later. The same is true for people with high-rate mortgages who have since improved their credit. "There are many variables in determining whether refinancing is a good option," says Choy. "How much do you owe? How much is your house appraised for? Is your credit score good? If you're in better financial shape now, both with your monthly debt ratio and credit score than when you got your mortgage, then you could qualify for better rates." Today, most people aren't getting ARMs because the rates are about the same as fixed-rate

Cash-out refinance options If you have outstanding higherrate consumer debt and an above-market mortgage interest rate, a cash-out refinance might be a good option. That way you can consolidate all the debt into one presumably more affordable monthly payment. Not only are mortgage rates rising, so are interest rates for credit card debt. Because credit card interest rates follow in lockstep with mortgage rates, people with credit card debt might be looking at higher monthly payments. "With a cash-out refi, you can use that money to pay off debt and get a new mortgage with better rates. That is an option for some homeowners," says Choy. What does refinancing cost? Refinancing fees vary by lender and state, so be sure to shop around for specific costs. Bankrate's mortgage rate tables are a good place to start looking at rates in your area. Calculate when you'll break even on the new mortgage by taking into account the costs of refinancing and any prepayment penalty for paying off your mortgage early. On average, borrowers can expect to pay between three and

six percent of their balance in refinancing fees. Costs might include: – Application fee: This charge varies by lender and is used to cover processing your application and credit report. The cost ranges from $75 to $300. – Loan origination fee: The lender charges this fee for preparing your loan. This may be between 0 percent and 1.5 percent of the loan principal. – Points: You might pay loandiscount points, which is a onetime fee for reducing the interest rate on your loan. Each point is equal to 1 percent of the amount of your mortgage. There is another point-based fee charged by lenders to earn money on the loan. This latter fee of up to 3 percent of the loan principal can sometimes be negotiated. Other fees might include: – Appraisal fee – Title search/title insurance – FHA, RDS, or VA fees or PMI – Homeowner's insurance – Attorney review – Inspection – Surveys Sometimes these fees can be rolled into your new mortgage, or the lender will pay them in exchange for a higher interest rate. Boulder style: Outdoor living spaces that increase value

BOULDER – Colorado has over 300 days of sunshine a year, which makes adding an outdoor living space to your home one of the easiest ways to spend more time in nature. It’s also one of the easiest ways to increase your property value if and when you decide to sell. The design of a pergola is great for plants that vine, so you can grow tomatoes and grapes to add both interest and produce! You can also do your part to help support pollinators by planting flora they

can’t resist. A pergola with plants that attract pollinators is a great way to draw hummingbirds and butterflies to your house in the warmer months. Outdoor kitchens Currently, the best outdoor investment for increasing your home’s value is by adding an outdoor kitchen. An outdoor kitchen is a fantastic gathering place and excellent for those who like to be outside as much as possible. In fact, outdoor kitchens have an average ROI of 100-200%. However, it’s important to note that outdoor kitchens are most popular in temperate climates, so avoid adding one if you live high up in the mountains. Thankfully, Colorado’s weather is fairly mild all year long, so you’d probably be able to grill even in the winter months. One of the biggest perks to living in Boulder is the beautiful nature that surrounds us. What’s ahead: A look into the crystal ball BOULDER – As Realtors, we are very fortunate that by pooling together our resources through the National Association of Realtors (NAR), BY DUANE we are able to DUGGAN enlist a chief Realtor and Author economist. RE/MAX of Boulder NAR’s Chief Economist Dr. Lawrence Yun is as close to a crystal ball we Realtors have for predicting the future. As senior vice president of the research department at NAR, he has a very qualified staff supporting his analysis and forecasting. They publish extensively on a wide range of topics and research including market data, housing statistics, commercial research, consumer opinion, land markets, and financing. I was lucky enough to see Dr. Yun’s economic and real estate outlook presentation at a recent conference and also had the opportunity to chat with him. Here’s my synopsis of what I heard. Strong Overall Economy Dr. Yun reports that all indicators show we have a strong economy, making reference to a few key points below: Unemployment We have had employment growth for the last eight years. In 2000, unemployment was at 4% and then at the peak of the recession in 2010, unemployment hit the 10% mark. Since 2018 unemployment has been steadily dropping and is now at 4%. In fact, Dr. Yun presented a graph showing in January 2018 the number of job openings vs. the number of people that are looking for a job, is at equilibrium. 18 million jobs have been added since 2010. Net Worth is Up Due to a strong stock market and increase in real estate values, we have experienced record high wealth increases. Homeowners have been increasing wealth at a rapid rate compared to renters. Real Gross Domestic Product Real Gross Domestic Product is defined as the total value of goods produced and services provided in a country in one year. Over 8

shortage of housing. Construction has been unable to keep up with demand due to the following reasons: 1. Financing restrictions on local community banks providing construction loans 2. Tariffs on lumber and building materials 3. Stringent zoning land use 4. Construction Defect Laws 5. Lack of trained construction industry labor seven recessionary dips since the late 1960s, Real Gross Domestic Product has had an upward trend. Over time, a 3% annual increase is viewed as healthy. Once the reports are in, Dr. Yun expects that in the second quarter of 2018 GDP will be increasing at a 5% annual rate. He expects the 2nd quarter to be the strongest of year with the End of Year increase in GDP in the 3 to 4% range. The World Relative to Real Estate from Dr. Yun Yun’s Point of View Low Down Payments are Available Dr. Yun believes that one of the major misconceptions the public has is that they believe if you don’t have 20% down, you can’t buy a house. There are currently mortgage programs available with 3% down. He feels Realtors and lenders need to educate the public about low down payment programs available. He says buy now with 3% down, if you can, because you can’t out-save this market. Pending Contracts Stable and Neutral The number of pending sales has been stable since January 2015. There haven’t been increases largely because of the lack of inventory nationwide. In 2013 there was a dip in home sales due to an overnight 1% increase in interest rates. The increasing interest rates will cut into the purchasing power of homebuyers. Low Inventory Inventory peaked towards the end of the recession in 2011 but by 2017, have dropped to the lowest level in a generation. New construction has not kept up with population growth since 2007. We have had 11 years of a growing

Weak Affordability Price increases due to lack of supply and rising interest rates are putting pressure on affordability. Prices have risen faster than incomes. In many areas, the median income can no longer afford the median priced home. Low Homeownership Rate The homeownership rate peaked before the recession at about 69% and dropped to 63% in 2016. It has bounced back slightly to 64% in 2018. Tax Reform 2018 It is a little too early to see all the results of the recent tax reform measures. Due to lobbying by NAR, the mortgage interest deduction remained in place at a lower level, and the two out of year rules for capital gains exclusion remained in place. The mortgage interest deduction was limited to mortgages at $750,000 or less. In Colorado, 93% of homeowners have a mortgage less than $750,000. The property tax deduction was limited to $10,000. In Colorado, 97% of homeowners pay less than $10,000 in property taxes. The standard deduction doubling has decreased the incentive to buy a home for the mortgage interest rate deduction. Income vs. Home Price Growth From lows in 2011 to 2017, incomes have gone up 15% but home price growth has gone up 48%. Interest Rates Home mortgage interest rates are running about 4.5 percent. Rates are up about 1 percent from a year ago. There are multiple reasons you should not wait for interest rates to go down in order to buy a home. The federal funds rate keeps

going up, reflecting the tightening of monetary policy. The federal funds rate was at 0.25 percent from January 2011 to October 2015. Since then, there have been multiple increases and it now stands at 2 percent. The Federal Reserve has signaled it will raise rates to 2.5 percent in 2018, 3.0 percent in 2019, and 3.5 percent in 2020. The rate is critical in determining the U.S. economic outlook. The 2008 recession caused the Fed to lower its benchmark rate to 0.25 percent. Inflation is starting to come into the picture. When inflation rates were at 12 percent, mortgage rates were pushed to 15 percent. Mortgage rates tend to use a spread of about 170 basis points above 10-year Treasury yield, which is at about 2.9 percent right now -- and the pressure is upwards. First-Time Homebuyers Student debt has tripled in 10 years. In addition to price increases and rising interest rates, the debt burden is making it harder on firsttime homebuyers. The saving grace is the availability of low down payment loans enabling first time buyers to act sooner than later. Predictions from Dr. Yun In his presentation, Dr. Yun made two predictions that point to slight growth nationally in the real estate market with overall economic fundamentals remaining strong. Affordability, low wage growth, large student debt, and the inventory shortage are challenges. – Existing home sales will inch higher at about 4% over the next two years. The construction industry should continue to create new inventory at a slightly faster pace. – Median home prices will rise about 8% over the next two years. Sow vegetables for fall LONGMONT – Gardeners, gather your tools, pick up those gloves and stretch those muscles planting season is almost upon us. Before you BY CAROL double-check O’MEARA the date on this Colorado State paper, this isn’t springtime. The University Extension planting you’re about to do is for fall. Sowing cool season crops in the heat of August means you’ll be harvesting sweet rewards when days get crisp. As daytime temperatures drop, most cool season vegetables begin maturing, and the trend towards chilly means those plants aren’t suffering hot flashes as they reach their peak. Beets, bok choi, Napa cabbage, kale, lettuce, broccoli, spinach, cauliflower, turnips, and peas can be direct sown early-to-midAugust, but before you put the seeds in the ground, treat yourself to a little shopping. The savvy gardener knows that the time for finding bargains is now, when many retailers have seeds on sale trying to clear out inventory. When shopping, look for fast-maturing vegetables to bring a harvest in before truly cold

weather arrives. Grab packets of peas and try a few beets, or go for the spinach and turnips. If we get that September snow squall, don’t worry. With the exception of Napa cabbage, these vegetables will shrug that off, and continue to produce well into October or November when we finally get a killing frost. Cover the Napa cabbage at night to prevent frost from hitting it, uncovering it in the warmth of fall days. Prepare your garden by removing all summer crop residues and weed growth in the area you’ll plant, and turn the soil at least six to eight inches deep. If you don’t have room in the kitchen garden to add these fall plants in, consider ripping out the ornamental beds to make more room. Those flowers are just showing off, and there’s time to build a new bed before mid-August and get the irrigation in. Just use your vacation time to start another garden instead of going to a cooler locale. Best results will be achieved by sowing seeds of broccoli, cauliflower or other cool season vegetables directly into the soil, but beware the hazards of a Colorado summer, and keep the surface of the soil from drying and cracking with a light mulch of compost over the seed row. Lettuce, peas and spinach need a bit of shade to reduce heat in the soil for germination, and if

you can, plant them under taller summer crops that will be finished with the first frost. Plant the seeds slightly deeper than in spring to take advantage of cooler, moister soil. Consider popping in a few annual herbs, like basil, for a late season burst of flavor to go with those savory vegetables. Brassicas, such as broccoli, will turn bitter if water stressed and don’t recover once this has happened, so don’t allow seedlings and young plants to dry out. Because cabbage loopers may be around, have a supply of Bacillius thuringiensis (Bt) nearby to help control them on the young plants. And watch out for squirrels; they love to dig in the newly turned soil and pilfer seedlings. My fall bed is shrouded in soft bird netting, which seems to keep the fluffy-tailed beasts at bay.

Once you’ve started bringing in the harvest, plan on freezing some to preserve it for winter meals. You’ll be glad you went to the effort of growing a third season of food for the family, and won’t miss those ornamental beds after all. Sellers gain more time to make repairs and compare bids on work to be done and can provide

full disclosure to their potential buyers. Agents will have fewer issues to negotiate at the 11th hour. Some buyers may even waive their inspection. Buyers’ benefits include receiving a third-party review of the home’s condition before making an offer which can assist in procuring financing. This type of inspection can remove doubts the buyer might have regarding any initial concerns and may also reduce the stress associated with purchasing a home. How should I handle midsummer maintenance?

Check your plumbing People generally associate major plumbing problems with cold weather and broken pipes, but summer provides its own challenges to a plumbing system. Plumbing gets a lot of stress during summer, thanks to more people usually being in the home. Outdoor sprinklers, topping off the pool, kids at home using the toilet more often, and multiple showers on sweaty days all take their toll. In particular, hoses and connections tend to be the biggest problem areas. Inspect your hoses and valves to ensure a tight fit and to make sure valves are working. Washing machine hoses are one of the weakest links in the plumbing system. They can contribute to summer interior flooding, so pay particular attention to them. Summer is also an excellent time to drain and inspect your water heater, precisely because it's not being used as much. Have a professional check the anode rods and heating elements and take a look at the gas burner. When you go on vacation, consider turning your system off entirely with your master water shutoff switch. (And if you don't know where that is, ask your plumber to show you. July 27-28, 2018

But even with twice-yearly checkups to keep your systems humming, things can go wrong as they work nearly constantly throughout the summer. Keep an eye on these maintenance tasks to ensure a comfortable, stress-free summer experience.

You may give little thought to your refrigerator coils, but they play a vital role in keeping your fridge running and your food cool. Check and clean your coils using a vacuum and a rag. The color gray is often considered to be drab and gloomy, but the reality is, gray is one of the most versatile colors in home decor. Why? It's a foundation color that can easily be paired with other colors and can be used for foundation pieces such as sofas, beds and chairs. Use gray to help ground a space, as well as for accents. Looking for ways to use gray in your home? Here are some Design Recipes do's and don'ts. Do: • Use light gray in spaces that don't get much light. Light gray can help make a space feel light and bright. • Use gray for primary pieces in rooms such as sofas, chairs and beds. • Mix warm and cool grays. Warm grays are creamier, while cool grays are bluer. • Pair gray with strong contrast colors such as indigo, black or brown.

Don't: • Be afraid to use dark shades such as charcoal gray. Smoky shades can be luxurious. • Be afraid to mix different shades in the same space. • Be afraid to use gray as accents. From artwork to pillows, gray can be a smoothing addition. • Use dark shades of gray in spaces that don't get much light, as it will likely make the space feel overly dark. • Forget that finishes can be used as a way to add gray to a space.
