Colorado ranks high for job seekers BOULDER – If you feel like you live in a great state for your career, it’s official: you are absolutely correct. Among all 50 states, Colorado is BY TOM the second best KALINSKI state for finding RE/MAX of Boulder a job, according to analysis by WalletHub. The only state where job seekers fare better is Washington, with a total WalletHub score of 71.45 compared to Colorado’s 70.04. But in “Job Market Rank,” Colorado pulled the top position at No. 1, followed by Utah, Maryland and Minnesota. Washington came in at No. 7. Total score of most attractive states for employment was determined by WalletHub’s comparison of 50 states across 29 key indicators of job-market strength, opportunity and a healthy economy. The two key dimensions were Job Market and Economic Environment. Job Market was weighted more heavily since the factors in that category most heavily influence a job seeker’s decision in terms of relocation for employment. Here’s how Colorado ranked in key categories.

In ‘Economic Rank’ Colorado is No. 19. Economic Rank evaluates the economic environment based on indicators such as median annual income (adjusted by the cost of living), monthly average starting salary, share of workers living under poverty line, average length of work week, average commute time and commuterfriendly jobs. At the city level, Aurora led Colorado as the top place to find a job, ranking No. 33 in the U.S. Denver followed at No. 35 and Colorado Springs No. 68. The top cities in ‘Job Market Rank’ are Peoria, AZ; San Francisco, CA; Chandler, AZ; Gilbert, AZ; and Scottsdale, AZ, ranking 1-5 respectively. In April, Colorado’s state unemployment rate fell by a tenth of a point to 2.9 percent and
Colorado employers added 7,200 non-farm jobs to their payrolls, according to a monthly update from the Colorado Department of Labor and Employment. Nationally, the unemployment rate in April stood at 3.9 percent. Average hourly earnings rose from $27.73 an hour to $28.91 over the past year. The average workweek remains unchanged at 33.7 percent. Guaranteed Rate rolls out new mortgage program BOULDER – Guaranteed Rate is rolling out a new program called GR Flex Power. The program is designed to allow buyers to “flex” their muscles when purchasing a home valued at up to $3 million. For those buying in Boulder or the Front Range – where the housing market continues to thrive – this is good news: it may, quite literally, open some doors. The GR Flex Power is a Jumbo Loan program. A Jumbo Loan is a type of financing that allows people to procure loans higher than the limits set by the Federal Housing Finance Agency. They are designed to finance markets where the cost of homes is high and competitive (such as Denver and the surrounding area). Once rare, Jumbo Loans are now
gaining traction. The benefits of GR Flex Power GR Flex Power offers a myriad of benefits. The most significant perk is that homebuyers can put as little as 10% down (on loans up to 3,000,000). And they can do this without the usually required mortgage insurance. Mortgage insurance is a type of insurance home buyers typically must pay when they put down less than 20% - it protects the lenders in the event the buyers default on the loan. It’s typically costly, usually priced at between .5-1% of the entire loan’s value. Depending on the price of your home, this can add several hundred dollars a month to your payment. But, with GR Flex
Power, this isn’t a concern. Other benefits include several financing options (including fixed rates and 7-year interest ARMs), interest-only options (that are available with 15 percent down payment), inhouse underwriting, flexible condominium warrantability, sensible asset reserve requirements (of six months), and a total debt service to income of up to 50%. Inspecting vintage homes BOULDER – There can be an appeal in owning an older home; preserving a historic part of a neighborhood and/or restoring a house to BY RICK its former glory. When considering the purchase of an older house, make sure to spend extra time with your home inspector to assure that your ideas for the home are realistic. Outdated or obsolete systems and materials are major issues and can affect insurance rates. Heating and cooling systems should be considered. Was the system installed properly to begin with, or was it rigged to fit the home? Lead piping can also be a problem if the lead pipe brings water into the home. Electrical systems such as aluminum wiring or knob and
tube are often partially replaced in an older home. You should ask how much is left and what would be required to complete the replacement. Non-grounded receptacles that were the standard before 1962, have only two slots, and are missing the round hole for a ground connection should be replaced. The lack of ground fault circuit interrupters (GFCIs), in homes built before the late 1970s, leaves you without modern shock-protection in the wet areas of the home, like the kitchen and
bathroom. Tile or slate roofing may be historically accurate, but can be expensive to repair if it is damaged. Chimneys and fireplaces may require replacement or a complete rebuild. Pay close attention to sewer lines and foundations of older homes. A video scan of older sewer lines can provide good insight into how well the waste plumbing system will work. This becomes doubly important if there are mature trees on the property. Foundations of much older homes can be stone or brick. Be sure your inspector makes note of the composition and condition of all foundation materials. Lack of insulation can mean higher utility bills than a newer home. Many vintage homes were built with non-insulated single-pane windows, no attic, wall or floor insulation. Older homes are more likely to contain hazardous materials, including lead and asbestos. Lead was commonly used in exterior and interior paint up until 1978 and within plumbing systems built before the mid-1980s. This lead
can leak into the environment and the water system. Asbestos was also used in insulation, roofing, and wallboard patching/texturing compounds up until the 1970s. If you’re considering a home built before 1978, you should be aware that the home may contain these materials. You may want to include testing for these materials in your inspection. Owning an older home can be source of pride. If you are considering buying a home with a little more character have your inspector go through the house keeping in mind any possible renovations or restoration you may be thinking about. In some cases, it may be prudent to have an older home inspected prior to making an offer. By doing this you can include the cost of necessary repairs in the price negotiations with the seller. Exploring senior housing options BOULDER – People are living longer and many seniors prefer to stay in their homes as long as possible. While more services are available today BY DUANE to seniors DUGGAN living at home Realtor and Author including RE/MAX of Boulder lawn care, meal delivery, companionship, transportation, grocery delivery, medication delivery, online shopping, and nursing care, there comes a time for most people when makes it makes sense to move to a senior community. Communities for active adults 55+ years old are becoming more common, attracting seniors to their “downsized” homes. In addition, there are many other types of senior living communities. Across the nation, Baby Boomers are aging and the demand for various levels of senior housing is high. Senior housing can be a major component in a family’s decision to move to a new location or stay in the same location. The supply and pricing of available senior housing can have a significant effect on when and where families move today. Realtors have made a concerted effort to learn about senior housing choices, so they can help families with their unique housing needs. The National Association of Realtors has developed a designation, SRES (Senior Real Estate Specialist). Realtors who have earned this designation have made a commitment to educate themselves to specifically help seniors with the financial and emotional challenges of selling their family home and moving on to the next chapter in their lives. In Colorado, an age wave is beginning to sweep the state. According to the federal Administration on Aging and U.S. News and World Report, Colorado is the third-fastest aging state in the U.S. The Colorado State Demography Office projects that by 2030, Colorado’s 65+ population will be 77 percent larger than it was in 2015. Boulder County is also fastaging, and 20 percent of our July 20-21, 2018
population will be aged 65+ in just 12 years from now. To get an idea of how the needs of seniors are being addressed in Boulder, I interviewed Mike Jump, the sales director at Brookdale North Boulder, a senior independent living community. Senior housing is in great demand. Are there many options in Boulder? Mike Jump: In Boulder, we are lucky to have high-quality senior housing and care available at all levels in a wide variety of senior communities with a range of pricing. What are the different levels of senior care? Mike Jump: Different levels of care include the following: Independent Living is for a senior who might still be driving but wants all meals prepared and no worries about taking care of a home. Independent living residents are free to come and go as they please, but a variety of levels of help and support are available. Assisted Living is available when a senior needs help with the daily tasks of personal care and some medical care. Skilled Nursing is for seniors who have a need for a higher level of medical care. Memory Care are senior communities are for severe dementia or Alzheimer’s residents that need help 24/7 in order to function. What are the price ranges for senior housing in Boulder? Mike Jump: There is a wide variety of prices due to the wide variety of services that are offered. In a very general sense, a studio unit in an independent living community might be in the $2,000 per month range. For 24/7 memory care, it could approach $10,000 per month. How do families plan for the expense of senior housing? Mike Jump: What’s interesting is that the move from a home that a senior owns to an independent living community is usually a pretty smooth transition financially. Once they sell their home and move in, they no longer have to pay separately for taxes,
insurance, lawn care, property maintenance, groceries for meals, utilities, etc. All of those expenses are included, so once they make the comparison, pricing for Independent living can be very reasonable. The transition to assisted living, skilled nursing, and memory care creates a much heavier financial burden. The key here is to consult with a financial planner and/ or attorney familiar with senior issues well in advance of the need. An attorney familiar with Medicaid can help determine if aid is available. There are also long-term care health insurance policies that can be purchased with varying lengths of coverage. If a senior is a veteran, companies such as Patriot Angels can help qualifying veterans receive Veterans Administration benefits such as veteran pension funds and services.

Pogue Angie’s List A mudroom is one of those household additions that delivers exactly what it promises, but it’s more than just a spot to keep outside dirt and mud from getting into your home. Mudrooms were originally envisioned as a place for those in cold climates to shed their heavy winter gear. But given the right organization, you can create a convenient staging area for coats, backpacks and more. Consider these elements to combine form and function when designing your mudroom. Focus on organization A mudroom is generally small, so plan carefully to make the best use of your space. It should be a command center for your and your kids’ stuff. A small seating area, cabinets, wall cubbies, hooks and other storage 14

features help you keep everything organized whether you’re going in or out. Consider organizational options that serve multiple purposes, such as a bench with storage underneath for boots and shoes. Structure your mudroom around the things you usually wear or take when you leave your home. You can switch out gear every few months based on seasonal needs. Consider placing some of the most important, last-minute things for going out the door, such as hats and gloves, in a wire basket hanging at eye level. You’ll find it easier to remember, and a see-through basket means you won’t need to sort through it. If you have the space, give every family member their own coat hook, basket or cubby labeled with their name. It’s a lot easier to keep track of things when everything has its place.
This will also make your entry and exit routines that much less frantic. Be sure to place the kids’ hooks and cubbies within easy reach. If you have pets, don’t forget a spot for a leash and water bowl! Add sturdy elements A mudroom is a heavy-duty room, so make sure the fixtures and flooring can stand up to what’s needed. Slate and dark tile are both durable and easy to clean – an important element in a mudroom! If you live in a climate with heavy winters, that mudroom is particularly useful in quarantining ice, snow and salt. Make sure the door between the mudroom and the rest of the house is energy-efficient and well-sealed. You want to make sure outside air stays safely in that room.
Mudrooms can save money You’ll add years to the lifespan of your carpets and flooring by keeping dirt and grime away from them. You’ll also save yourself the hassle of having to mop the floor or clean the carpet quite as often! And because it provides that buffer zone between the outdoors and your main living area, you’ll save energy keeping the house heated or air-conditioned. You can establish a makeshift mudroom yourself by placing organizational elements near your entrance, garage or laundry area. A: Standard bathroom sinks can be made with enameled cast iron, vitreous china and spun glass. These materials are versatile and can also be used in very highend sinks called "artist edition" bathroom sinks. Like the name says, an artist edition sink can be a showcase plumbing fixture, giving your bathroom a very special look. Now, if you want a one-of-akind look for your bathroom, there are artist edition sinks called living finish or living surface sinks. Living surface sinks are made with metal materials like cast bronze
that can develop a unique patina over time. The actual patina surface varies from sink to sink. family history is a poor guide to an object’s age, and we tend to discount this type of anecdotal evidence. Over a long period of time, cherished family heirlooms tend to get older and more monetarily precious than they actually are. Usually, an older relative endeavors to impress a younger person of how much he or she should treasure a beloved family memento, and stories with a kernel of truth at their center tend to grow and expand. The vase is indeed an old one, and it is probably of Bohemian or German origin. But there are two things that make us believe the piece was manufactured closer to the 1880s or 1890s range. First, the chair pictured is in the Eastlake style, which was based on the work of British architect, furniture designer and tastemaker Charles Locke Eastlake. Designs such as this one are loosely based on Eastlake’s “Hints on Household Taste in Furniture, Upholstery and Other Details,” published in 1868. Eastlake style manufactured furniture was not really popular until the late 1870s and into the 1890s. The style persisted in the
United States until around 1900. Second, the vase’s sensuously curved lines and naturalistic depiction of plant life is in the Art Nouveau style. Art Nouveau originated in France and is associated with the 1890s to about 1910. In Germany, the style would have been called “Jugendstil” or “Sezessionsstil.” In conclusion, we do not believe the vase could have been made any earlier than about 1890, and it was made to be mainly decorative. Unfortunately, we do not know the size, but if it is in the 9 to 12 inch range it should be valued somewhere between $100 and $125, partially because of the serious and unsightly wear to the gilding.
