Boulder County real estate market holds steady, despite pressure BOULDER – Early in 2018 the real estate outlook for Boulder County looks strong, even while sailing into the same headwinds that prevailed

BY TOM last year: low KALINSKI inventory and RE/MAX of Boulder rising prices.

But this year promises additional gusts in the form of rising interest rates.

“None of the fundamentals in the market have changed, except a small rise in interest rates and the anticipation of additional increases,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association.

“January data shows year over year single-family home sales are about the same as last year, and condos and townhomes are up significantly.”

Single-family home sales for Boulder County are down a single unit or .05 percent with 220 units sold in January 2018 compared with 221 in January 2017. Monthover-month, January sales dropped 39 percent for the first month of 2018 compared to December’s 363 units sold.

In condominium/townhomes, 88 units sold in January 2018, a 44.3 percent improvement compared with 61 units sold a year ago, but a 26.7 percent drop compared with the 120 units sold in December.

The real estate outlook for Boulder County looks strong, even while sailing into the same headwinds that prevailed last year: low inventory and rising prices.

“December finished strong and the totals for 2017 pushed over and above 2016 slightly, which makes having a strong January challenging,” says Hotard.

Inventory continued its persistent decline. Single-family homes for sale in the Boulder-area declined 1.3 percent in January 2018 compared to December 2017 – 550 units vs. 557.

Meanwhile, condominium and townhome inventory improved 8.3 percent in January compared to December – 130 units versus 120.

Hotard notes that rising mortgage rates is a new factor for real estate markets that have seen a long run of low interest rates. He says the question is whether rising rates, while still historically low, will have a dampening effect on pricing or sales.

“Affordability is already an issue in Boulder, Louisville and Niwot. If interest rates go up people may have greater difficulty affording higher priced homes,” he adds. For 2017, Boulder’s median sales price came in over $800,000, Niwot’s roughly $750,000 and Louisville’s nearing $575,000.

With minimal data to consider this early in the year, Hotard is reluctant to predict this year’s market.

“For now, the data is over a small number of sales, so it’s difficult to identify trends. But this market has been strong for years and it is likely to continue to be strong.”

4 ways to prepare for a competitive spring homebuying season

By Robin Saks Frankel Bankrate.com With housing inventory far lower than demand and mortgage rates poised to rise, it’s going to be a competitive market for homebuyers this spring.

If you’re looking to buy a home this season, here’s how to prepare yourself to enter the fray.

Get your financial house in order Unless you plan on paying for the house in cash, you’ll need to apply for a mortgage. No matter how streamlined the process is, you’ll still need to gather a significant amount of documentation to give an accurate financial picture to the lender.

Before you even begin house shopping, look at your credit report to make sure there are no errors that could affect your score. Also, pay off any delinquent bills and reduce any other debts you owe so that your debt-toincome ratio (DTI) is favorable.

Use a calculator to figure out your

DTI and see if you need to make changes. Your goal is to look as attractive to lenders as possible so that you are you approved and can get the best rate on a loan.

Make sure you’ll qualify for a mortgage In order to get a mortgage, lenders want to know you’ll be able to meet your monthly obligations no matter what. This means they’ll ask to see your entire financial situation including employment history, salary, savings, investments, debts and anything else that makes up your net worth. Use a pre-qualifying mortgage calculator to get an idea of what size loan is right for your needs.

Even if you think you’re a strong candidate, never assume you’ll automatically qualify with the first lender you contact.

Lenders’ guidelines have become stricter since the housing crisis of 2008, and you could lose out on the house you want if you can’t close on a loan.

“Sometimes one deficiency can

be offset by another strength. For example, if you have a higher DTI ratio, saving up enough to put a bigger down payment can help,” says Bill Banfield, executive vice president of capital markets for Quicken Loans.

Choose the right Realtor Unless you’re a seasoned pro, having a Realtor on your side can make a big difference.

“An experienced agent will know what could happen that might make a deal fall apart and how to keep that from happening,” says Dori Summer, a real estate agent with Keller Williams Realty in Coral Springs, Fla. Making an offer on a house in a competitive market can require more than just a willingness to pay the price. If a seller has to choose between multiple buyers, they’re likely to choose the one that’s coming to them with the best overall package. A good agent will present your offer along with other information, including your ability to get a loan, how much you’re able to put down

and anything else that might make you more appealing than someone else vying for the same property.

Be prepared to pay the price Home prices in close to twothirds of the housing market are at an all-time high, according to a February 2018 report by the National Association of Realtors.

“Sellers in this current market get at least 95 percent of their asking price,” says Samona Rosenberg, a licensed real estate agent with Stein Posner Real Estate Services in Boca Raton, Fla. If you see the house you want and you know it’s in your budget, it may not make sense to hold out to see if the price will drop.

“The best properties all have multiple offers,” says Erik Williams, a Realtor with Keller Williams Realty in Cambridge, Mass. “If it’s a desirable property, it’s desirable to buyers. The people that I see get places under agreement are the most prepared people and the most aggressive.”

Overcoming common home buying disagreements among couples LOVELAND – Buying a home is a huge decision.

Naturally, it can be difficult for couples to agree when it comes to many home buying decisions.

Here are a

Price range One of the first home buying decisions is the price range for a home. Quite frequently, one partner wants to spend more money while the other wants to be conservative. To help with this debate, couples should first obtain a pre-approval. This will be the maximum you can spend, but it doesn’t mean you need to spend it all. Next, take a look at the monthly cost for a home in that price range. Consider mortgage principal, interest, insurance,

property taxes, association fees, property maintenance costs, etc.

Plug these figures into your overall monthly budget. Consider all of your other fixed and variable monthly expenses, and what may be left over for savings. Going through these figures can help couples understand the impact of the price range and what amount of housing cost makes the most sense.

Property location You always hear that real estate is about location, location, location.

It’s comes as no surprise that one of the major disagreements among couples is over where to buy a home. Most couples work in different cities and have different preferences when it comes to desired community amenities. You can easily change the features of a home but you can’t pick it up and easily move it.

Couples should sit down to discuss commuting times and community features. Think about how both of those may contribute to home prices and affordability.

Come to a compromise where each may get all that they want, but enough to make it work.

Property features Another common debate involves home features: size, layout, amenities, style and condition.

It’s rare to find a property that perfectly matches what each person wants, and sometimes those “wants” can be conflicting.

Couples should sit down to discuss what they “need” versus “want.” Additionally, think about features that are truly required versus those that can be added to a home later. Lastly, consider how the features may impact home price. This exercise can really help couples develop realistic search criteria.

Offer price Once couples find the right home, the next source of debate is often price. It’s common for one person to be more aggressive with pricing than the other.

Before this becomes an argument, consider first what the home

is worth based on comparable properties that recently sold or are under agreement. Look at what alternatives are available if you are unable to get the particular property... are there plenty of options or very few? Are there any competing buyers? Your agent can help you evaluate all of this, which in many cases can bridge some of the gap between couples and their desired offer price.

Working with a real estate agent Real estate agents are often informal home buying counselors for couples. They can’t provide you with relationship advice, but they can provide you with helpful facts and information. This can aid in discussions and help couples make smarter home buying decisions.

Interfaith Quilters annual show and sale takes place this weekend LONGMONT – Interfaith Quilters of Longmont is celebrating its 32nd Annual Quilt Show and Sale this weekend, March 2 and 3. It will be held at the First Lutheran Church located at 803 Third Ave. in Longmont.

A special show preview will be open to the public on Friday, March 2 from 5 to 8 p.m. A donation of $5 at the preview night includes Saturday admission to the show and sale. No quilt sales will take place at the preview.

Admission is a $1 donation. More than 600 quilts of various types and styles will be on display and available for purchase. Proceeds from these hand- and machine-made quilts will benefit the O.U.R. (Outreach United Resource) Center and the Safe Shelter of the Saint Vrain Valley.

How to get your home photo-ready before you sell

The reality is many potential buyers spend a lot of time perusing photos online before even deciding if they wish to see a property in person. This is where the power of photography comes into play.

These days, with the advent of lower-priced high quality cameras and even cellphones, it is possible for homeowners to take good quality photographs. Still, others may choose to leave the job to a professional. Regardless, there are some photography tips to keep in mind to make sure your property is ready for its close-up.

Do: • Take photos either in late morning or early afternoon.

This is typically when you have optimal light. Never take photos at night.

• Make sure all lamps and overhead lighting is turned on.

• Add bursts of color to a space through colorful toss pillows,

throws or accents. These types of touches will really help to make your photos pop.

• Tell a story. Whether you choose to hire a professional stager, or style a space yourself, telling a story through the use of similar colors, finishes or complementary decor will help ensure a space is cohesive.

• Add artwork. Artwork is a wonderful finishing touch and an important accent.

Don't: • Forget areas such as kitchens and bathrooms.

• Overcrowd a space. A photograph can make a space feel smaller or larger than it actually is in person.

When in doubt, edit. Many

potential buyers are turned off by photographs of spaces that appear to be overstuffed with personal belongings or furniture.

• Forget curb appeal. Many potential buyers will judge a book by its cover. When it comes time for photography, you will want to make sure your home is appealing both inside and out.

• Use a flash. Unless you are a professional, using a flash may create unwanted shadows. Instead opt for a manual setting on a professional digital camera.

• Forget to use greenery.

Whether blooms, succulents, trees or florals, greenery can help make a space look finished and fresh.

As many of the state’s residents – such as those in Boulder County – are “aging in place,” this percentage will likely increase. If you or a loved one is living with a disability, here are tips to make the moving process go more smoothly: Keep organized There are a myriad of details to handle when moving, and even more so if you’re organizing helpers and seeking financial assistance. Maintain thorough lists to keep track of it all. There are

countless online options – many printable – to give you a good starting point.

Make a list of your “must haves” (and “must not haves” Before you go looking for a new home, access your needs. What do you absolutely need in a home to ensure your safety, mobility and ease of life? Easy front door access, entry ramps, doorway widths, lack of steps, countertops heights, bathroom safety features and attached garages are all commonly needed features. What things could you live with for now and modify later? There may be state grants to help you pay for modifications; visit the Council for Disability Rights, disabilityrights.org). Another consideration is the type and amount of ongoing labor required to maintain the home (and the potential associated costs), such as yard work and snow removal.

Research neighborhoods You may prefer living in a neighborhood close to family, doctors and other care-providers.

Multigen homes fit bill for extended families

By Pat Setter The San Diego Union-Tribune SAN DIEGO – Multigenerational housing, a trend borne out of need that took hold during the Great Recession, is still going strong 10 years later.

Not since the 1950s have this many U.S. households included two or more adult generations.

According to the Pew Research Center's latest data, taken in 2014, more than 60 million people – about 19 percent of the U.S. population – live with more than one generation (not including minors) under one roof. In the 1950s, it was 21 percent.

These households often include young adults living at home or older parents living with their adult children and their grandchildren.

common are both contributing to this shift in family dynamics, as is the rising cost of housing, which is keeping millennials home longer.

Homebuilders are responding by including flexible living space and downstairs guest suites that offer privacy. Two builders with San Diego-area developments are taking it a step further: They offer multigenerational suites, designed for extended stays.

Pardee Homes offers a GenSmart Suite that features a separate entry and its own living and dining space. Options for kitchenettes and laundry are also available.

The suite can add as much as $25,000 to the cost of the home, according to Curbed.com, but the ultimate savings of combining two households will be substantial.

(adapt.org), and the Association of University Centers on Disabilities (AUCD.org).

a multigenerational option, called NextGen. Advertised as "The Home Within a Home," this option can also include a living area and kitchenette, plus a singlecar garage. NextGen homes are available at Lennar's Crown Point in San Elijo Hills and at Pradera in Escondido. CalAtlantic Homes, a division of the Lennar Company, also offers multigenerational options at Tavara Ridge in Clairemont.

While some may shudder at the thought of having their motherin-law under the same roof, the benefits are numerous, especially if there are private spaces for everyone involved. Not only is there significant financial savings, but a household with an extended family provides additional emotional support for children.

Close family connections can also help keep our aging population healthier. By 2035, more than one in five adults will

be 65 or older, and many of those feel cut off from society. According to the AARP Foundation's Connect2Affect website, more than 8 million adults 50 or older are affected by isolation. Prolonged isolation can have the same health risks as smoking 15 cigarettes a day, the site says.

Extended families living together is the norm in many cultures. In the United States, Asian families are the most likely to live in a multigenerational household, according to a Pew Research Center analysis of U.S. Census Bureau surveys. The study, published in 2016, showed that 28 percent of Asian households surveyed were multigenerational; black and Hispanic households, 25 percent each; and white households, 15 percent.

What started as a need during the economic downturn a decade ago has turned into a choice for many homeowners. And with more builders taking note of this trend, the options for peaceful coexistence are increasing.

Purchasing a new home when you need to sell your current home – Part 1 BOULDER – When you are selling one house and buying another, there are inherent risks that you may not be able to control. I will outline seven

BY DUANE options of what DUGGAN to do in these Realtor and Author situations. Each RE/MAX of Boulder of the options has pros and cons. Which option you pick depends on equity levels, qualifying ratios, and other considerations. Welcome to part one of my two-part series.

1) List your home conditional upon finding a replacement property A Realtor can list your home and put in the comments in the Multiple Listing Service database (MLS) that it is “conditional upon you locating a replacement property.” This method allows you to put your old home under contract, then find a replacement property within an agreed upon period of time.

The disadvantage is that some of the best buyers, (such as corporate transferees that have three days to buy a house), may not want to look at your listing.

The reason for this is that they don’t want to “wait and see” if they have purchased a house based on your ability to find a replacement. It is estimated that you lose about 30% of the available buyers by offering a listing “conditional upon finding replacement property.” If a buyer is willing to purchase your home with such a condition, they will usually give you 10 days or so to locate and contract on another a home that you would like to purchase.

The difficulty is, what happens if the contract on the home you are purchasing falls apart after you have removed the condition of “finding a replacement property?”

A buyer might be willing to wait until you contract on another property but very seldom will they wait for you to resolve inspection conditions or actually close on the “replacement property.”

2) Make an offer on new property conditional upon selling your current property It is possible to make an offer on your new home “conditional upon your old home going under contract.” This method can also keep you from doing a double move. Your Realtor’s ability to structure the transaction this way is dependent on market forces.

If the market is hot, the odds are good that a seller of the home you want to buy will receive offers from buyers that do not have a house to sell. In a hot market, having a house to sell before you can buy puts you at a negotiating disadvantage.

If it is acceptable for the seller to give you time to sell you your house, it is usually structured where you have 30 days to get a contract on your home and another 60 days to close it.

Sometimes when you make an offer conditional upon the old house selling, the seller might come back with what is called a “first right of refusal.” This means that you and the seller have agreed to the price and terms of the contract. The seller then can continue to market the property and see if they can find a buyer that doesn’t need to sell a home.

In the event the seller receives another offer to purchase, most first right of refusals have 48 to 72 hours to remove the condition

of selling your current home. In order to remove that condition, your Realtor would need to have placed your home under contract or arranged a “bridge loan.”

3) Bridge loan financing A “bridge loan” allows you to use the equity in your old home to use as down payment for your new home. The advantage of a bridge loan is that it gives you a strong negotiating position in acquiring your new home by not needing a contingency to sell your current home. A bridge loan will typically allow you to use up to 80% of the value of your current home, minus your current loan balance for the purchase of your new home. If you are willing to obtain a bridge loan, you can “beat out” other buyers that may have a home to sell before they can buy. This method can usually prevent you from doing a double move.

The disadvantage of a bridge loan is that if the old house doesn’t sell quickly and you close on the new home, you have the new loan payment, the old loan payment, and the bridge loan payment.

It is best to market your home aggressively to try and sell it before you need the bridge loan, and to close on the bridge loan at the last possible moment, if needed. Most lenders will approve you for the bridge loan upfront

so that you can still remove your contingency. If this alternative appears beneficial to you, it is in your best interest to meet with your lender to determine that you qualify for the bridge loan and to discuss any questions that you may have.

In part two of this two-part series, I will discuss four more options and the advantages as well as disadvantages of them all.

Spring lawn care LONGMONT – March is roaring in like the lion it is, bringing with it a good amount of moisture for our dry soils.

First, tackle those pesky weeds.

Timing is crucial for controlling annual grassy weeds, whose seeds fell to the soil in fall. Lying quietly on the lawn until spring soil temperatures soar into the 50s, the seeds can sprout and grow quickly before you’re ready to stop them.

Pre-emergent weed control is helpful in keeping weeds at bay, and for best results, plan now to put it on your lawn. The right time to apply pre-emergent weed control is mid-March to early April, two to four weeks before the seeds germinate. Too often the

pre-emergent is put down after the seeds have sprouted; weeds already up and growing are unharmed by it.

As with all products, follow the package directions when applying pre-emergent. Regardless of whether it is derived synthetically or naturally, like corn gluten, preemergents need only be applied in a light layer across the lawn. Put down too much, and there is a risk of stunting the grass’ root system, causing poor performance later in the summer when heat takes its toll.

Corn gluten contains a fair amount of nitrogen, so if you opt to use it, decrease the amount of nitrogen fertilizer you put on your lawn. Too much nitrogen and your lawn mower will become your best friend, since your grass will grow so quickly you’ll need to mow often.

The best defense against weeds is to grow a healthy, dense lawn that will out compete weeds trying to muscle in on your turf. If you have a thin lawn and want to over-seed it with grass this season, do not apply pre-emergent. Spring is a good time to over-seed cool season grasses into areas that are threadbare.

For best results, core-aerate the lawn before you spread seed. The seed will fall into the holes made by the aerator, which act as ideal germination chambers for grass seed. As the seedling sprouts and germinates, its roots dig deeper into soil that has been aerated.

When core-aerating, pass the machine over the area several times in differing directions, making hundreds of holes in the ground.

Water the lawn lightly every day until the seed has germinated.

Grass seed is a slow germinator, so be prepared to wait fourteen to twenty days for it to sprout. The most common mistake in overseeding is from impatience with the germination time – many gardeners give up too soon and cut off the water just when the young sprouts first emerge.

If you have already applied

pre-emergent, wait two to four months before trying to over-seed.

The pre-emergent will breakdown in the sunlight during the summer months and allow for germination of new seed.

Are hidden leaks damaging your home, boosting water bills and harming the environment?

(BPT) - Home water leaks waste 1 trillion gallons of water per year, and 10 percent of American homes have leaks that waste 90 gallons of water a day, according to the EPA. Fixing easily detectable leaks like dripping faucets and malfunctioning toilets can reduce water bills and water waste. But what do you do about the leaks you can’t see?

Hidden leaks can be dangerous.

Leaking pipes within walls can cause mold. Dripping faucets behind appliances can be a fire hazard. Leaking irrigation can cause significant lawn damage.

And that’s just the tip of the iceberg.

In a national study of more than 300 homes, intelligent-water industry leader Phyn found that 17 percent of homes have some type of leak. Of those leaks, half were from a broken toilet flapper.

Uncovering hidden links is important for your budget, your safety and to protect your property investment. Here are some ways to easily detect hidden leaks so you don’t have to worry: Proactive inspections: Look where hidden leaks commonly occur before you see signs of a problem. Early detection could prevent costly damage. Even new homes need this approach, since human error during construction could lead to hidden leaks later.

Inspect systems: First check your irrigation system by walking around the yard, looking for signs of leaks, like puddles of water or depressions in the ground near sprinkler heads or lines.

Also, inspect around your water heater for moisture. Remember

to watch the water meter, too. An unexpected spike in a water bill could indicate a problem.

Technology: New advancements help detect leaks using intelligentwater technology, such as the Phyn Plus smart water assistant + shutoff. Installed right after the meter on the main water line, this device analyzes your home’s water use by measuring tiny changes in pressure at 240 times per second.

This allows the device to shut off the water automatically, so the owners can rest assured that they won’t come home to surprise water damage from a burst pipe.

Keep age in mind: Older homes have older pipes and systems that may be more prone to leaks, so it’s important to keep close attention on your home as it ages. That being said, new homes aren’t immune to water leaks. You may have heard stories of new

How can I protect my home against the flu?

By Paul F.P. Pogue, Angie’s List With flu season still going strong, you’ll encounter sniffles and coughs everywhere you go. You probably take steps out in public to protect yourself, such as washing your hands and steering clear of sneezers, but your home represents a major battleground in the fight against flu. Add these cleaning tips and tricks to your arsenal in the germ war.

Pay attention to the hot spots What do you touch every day?

Doorknobs, faucets and toilet handles maintain germs from constant touch. Spray those spots with disinfectant and scrub them down. Also, use a disinfectant wipe to carefully disinfect any electronics-related items you handle frequently, including remote controls, light switches and video game controllers. Your mobile devices and computer keyboards play host to many household germs. Make sure they get wiped down as well.

If you use a humidifier in your home, be sure to clean it regularly.

humidifiers can provide breeding grounds for bacteria.

Finally, give some attention to the bags you use regularly. Purses, backpacks, diaper bags, reusable grocery bags and similar items carry a variety of items, sometimes hold food, and get placed on the floor everywhere from the grocery store to the kitchen.

Use a disinfectant wipe or your manufacturer’s recommended cleaner on your bags and backpacks.

Hot water is your friend If your washing machine includes a sanitary cycle, that provides an excellent line of defense.

Otherwise, turn your hot water setting as high as it will go. Wash your pillowcases, sheets, blankets and furniture covers at high temperatures once a week, and use your hottest dryer setting. The sanitary cycle is also excellent for cleaning reusable mop pads and dish towels.

Stay within the specs of whatever you’re washing, of course. Various clothes have different needs, but cleaning supplies and towels can usually handle very hot water.

The hottest settings on your dishwasher will ensure dishes and silverware remain germ-free. You can also use the dishwasher on your kids’ hard plastic toys. In the case of soft plastic and rubber toys, hand wash them regularly with soapy water and then sanitize them with a solution of rubbing alcohol and water.

Use sanitary cleaning products You can’t keep your home clean or kill germs if your cleaning materials aren’t germ-free themselves. Opt for disposable cleaning products when necessary, such as paper towels and singleuse mop pads. Or, for a greener

solution, sanitize mop heads at very high temperatures before reusing them. Wash your dish towels regularly, and microwave a wet sponge for two minutes to kill or inactivate 99 percent of living pathogens.

Keep up the regular chores Maintaining a regular cleaning routine minimizes the germs and other pathogens making their way around the house. Keep your nondisposable tools clean as well. You should clean brooms and scrub brushes at least once a month. Fill a bucket or sink with warm water, add half a cup of bleach, soak the broom heads and brushes for 20 minutes, rinse and allow them to dry. Take care not to soak wood handles. Also, wipe down your vacuum handle, keep the bag or chamber clean and wash hard attachments in soapy water.

Home inspection tips for sellers BOULDER – One of the best ways to make certain your home attracts buyers and the highest possible sales price is to make sure it’s

Inspections Clean your house. A clean home says you can and do take care of the house. A fresh coat of paint and some new landscaping may seem like obvious first steps in preparing your home for sale.

However, when it comes to the home inspection, there’s much more to do.

Beginning with the exterior, repair things like loose steps, disconnected gutters and rotted trim. Look for anything that’s been neglected and needs repair, like a rotted windowsill or missing roof shingle. Loose railings on decks or stairs are a common and often overlooked issue. A pair of binoculars is a good tool to use for the roof review. Besides missing shingles, look for loose metal flashing around chimneys and plumbing vents, a common cause of leaks. Also, be sure all trees and shrubs are trimmed away from the house, decks and fences.

Inside, give your mechanical systems an honest assessment. If your heating and cooling system hasn’t been recently inspected and/ or serviced, do it now. If you are aware of any minor plumbing or electrical repairs that need to be done, get them done before a home inspection takes place. Make sure all light fixtures have working light bulbs. Leaky toilet fill valves, drippy faucets or electrical outlets

that don’t work might seem minor but fixing them now not only means you’ll have less to worry when the inspection is done. It also shows both inspectors and the buyers that you’ve taken good care of your home.

If you have made improvements to your home, make available to buyers all invoices and documents regarding remodeling projects or new items such as a roof, water heater or furnace. If you’ve upgraded the electrical service, installed a new dishwasher or repaired a leaky faucet, find the paperwork and make it available.

It will give the buyer peace of mind to know those items were repaired or upgraded.

One of the smartest things you can do to get your home ready for sale is to hire your own home inspector to go through it before it goes on the market. There may be issues with your home that you have either forgotten about or never knew existed. If problems are discovered, you have the time to either repair these yourself or disclose them upfront to the buyer.

This eliminates or reduces the possibility that the buyer will ask you to make repairs later or ask for a reduction in the asking price to make repairs themselves. Your realtor may have other suggestions but these are a good place to start.

7 subtle mistakes that instantly cheapen your bathroom

Take it from an editor who’s moved 10 times in 10 years and tested out all kinds of bathrooms to varying degrees of amazingness (or lack thereof). A great bathroom should, of course, be visually pleasing, but most importantly, it should serve its purpose well: adequate storage for everything from bath products to towels, lighting that serves the tasks performed in a bathroom,

and finishes that are resistant to humid environments.

Nothing is worse than having your medicine cabinet so packed that everything falls out as soon as you take out your moisturizer, or applying makeup in your bathroom just to find out upon walking out that you’ve caked on too much foundation due to poor lighting. Thankfully we have interior designers who make it their life mission to be a resource for everything there is to know about bathrooms. Are you making these bathroom decorating mistakes? Neglecting storage Every single designer agreed on one major mistake: not having enough storage. “You absolutely need as much storage as possible to ensure that your bathroom stays the most functional and uncluttered space,” says interior designer Tali Roth. “Medicine cabinets, although often harder to find attractive ones, are so, so useful for storing all those small items for everyday use. If you’re building from scratch, explore recessed wall cabinets and

recessed shower shelves _ they are clean and oh so useful!”

Style suggested focusing on the vanity: “Make sure to either custom make or purchase a vanity that has plenty of storage to hold things like your hair dryer and makeup. Also, make sure you have plenty of counter space if that’s something you like.”

Laguna Beach, Calif.-based designer Ohara Davies-Gaetano insisted on the importance of towel storage: “Make sure that you have allocated space to keep fresh towels. I like keeping bath

towels in an antique armoire in our bathroom and washcloths rolled up in a pewter bowl on our vanity so I have a fresh one daily. I always suggest having a few robe hooks placed around the bathroom instead of towel bars _ this allows you to have a place to dry multiple towels or robes.”

The designers at Massucco Warner Miller suggested getting creative with storage solutions: “Even if you don’t have room for a vanity with serious storage, it doesn’t mean you can’t sneak in some extra space elsewhere with a vintage apothecary cabinet, a train rack, or even recessed medicine cabinets for keeping toiletries out of sight. A clean and uncluttered bathroom is always better looking.

The more you can get put away, the better!”

If your bathroom suffers from poor lighting, add a table lamp, floor lamp, or chandelier.”

For the designers at Massucco Warner Miller, the importance is to install lighting that suits your needs: “Think through the lighting to make sure it suits your needs.

If you love applying meticulous makeup, it’s helpful to add sconces or even a chic lit magnifying mirror. Or if you favor soothing baths, dimmable ceiling lights to create a relaxing mood would be a great choice.”

Overlooking lighting The other main bathroom design offender: lighting. “There’s nothing worse than a poorly lit bathroom,” says Roth. “People often forget that they need multiple light sources and end up with a single dull sconce _ which basically ensures you’ll leave the house with scary clown makeup.

Try to incorporate both decorative and task lighting.”

Choosing too many finishes Roth pointed out how messy designs can become when going crazy with finishes and patterns: “My theory is that in most circumstances, more than two finishes in a bathroom can look odd. Try to flow the materials in a digestible way _ keep all the floor materials the same and change up the walls. If you want a statement pattern or color, use it on the floors or tile the inside of a

recessed shelf instead of putting it everywhere.”

Planning electrical too late For New York-based designer Jane Abercrombie, the single biggest mistake when designing a bathroom is to plan the electrical components too late.

“Remember, electrical planning needs to be done very early in the process,” she says. “For example, a hardwired makeup mirror is great mounted on the wall, but you need to remember this in the early phase. It’s so wonderful to have outlets in drawers _ for hair dryers and straightening irons so they can be tucked away quickly and neatly. If you forget to do this, you can have someone cut a grommet hole in the drawer and use an extension cord from the wall outlet. This is a game changer!”

Choosing slippery tiles “A common mistake is using cool, decorative tile on their bathroom floors that aren’t made for getting wet, which can make it really easy to slip on,” explained the designers at Studio Life.Style. “This can be fixed by either making the flooring slip-resistant which can be done with treatments, or making sure that the tile you choose is suitable for bathrooms.”

Forgetting personality “People forget that bathrooms can have personality just like any other room in your house,” the designers at Massucco Warner Miller told us. The fix: “Add a fun and unexpected light fixture, chic art, or even wallpaper! Bathrooms are typically smaller spaces, so it doesn’t take much to really spice them up and make them cohesive with the decor of the rest of the house.”

Not considering humidity Lastly, the designers at Studio Life.

Style warned against the use of wallpaper: “We can all agree that adding wallpaper to any bathroom can immediately warm up a space.

We love using wallpaper in all the bathrooms we design, but the biggest thing we always keep in mind is that the wallpaper needs to either be made for bathrooms (like a vinyl, for example), or the backsplash needs to be high enough so that the wallpaper won’t get damaged.”
