BOULDER – Ranked the No. 7 strongest housing market in the U.S., real estate sales in Colorado will remain robust in 2018, according to analysis by

KALINSKI The predicted RE/MAX of Boulder increase is around 3.1 percent. Colorado Springs is emerging as the top city for growth and median home prices are predicted to rise 5.7 percent through 2018.

Colorado’s home prices saw the sharpest increase in the U.S. over the past two years, reports credit.com. That’s quite a mark, given that 2016 existing home sales nationwide were the strongest they’ve been in a decade, following the worst housing crisis in U.S. history. In 2018, the nation’s housing market’s strength is expected to continue with U.S. home prices expected to rise 4.6 percent.

Here are 10 states that are predicted to be among the top performers in 2018: Nevada Median home values in Las Vegas are expected to rise approximately 5.8 percent over the next 12 months. The median home price is approximately $285,045.

Texas Lower taxes and a lower cost of living continue to lure profitable companies to relocate, expand or launch businesses in Texas. As a result, housing has boomed in Dallas and many other areas. In 2018, home sales are expected to gown 6 percent. The median home price in North Texas is $339,950.

Florida Florida cities Deltona and Lakeland lead Florida’s strong housing market. With the appeal of ocean-side living, warm weather, and the ability to live an active lifestyle, Florida’s most popular areas are expected to see a more than 5% boost. The median home price in Deltona is $275,050.

California Stockton – one of California’s fastest-growing cities – is predicted to grow its housing market by 4.6 percent. With a median home price of $385,050, Stockton is far more affordable than the state’s most desirable areas. For example, the median price of a home in San Francisco has increased $100,000 in the past year.

Utah The Provo/Orem region was recently ranked as the bestperforming city by the Miliken Institute, due to a robust high-tech sector and broad-based job and wage growth. Salt Lake City’s median home price averages

$360,000, and housing sales are predicted to grow 3.2 percent in 2018.

North Carolina People are moving into North Carolina from other states, driving a strong housing market with home sales predicted to grow six percent in 2018. The median home price averages $325,000.

Colorado With the several year surge in housing prices, affordability is a growing issue in the Mile High City. Even so, the market is predicted to remain strong, leveling out a bit in 2018 to around 3.1 percent. Colorado Springs tops the cities for growth and the median home price there is slated to rise 5.7 percent this year.

Tennessee, Oklahoma and Georgia round out the list of the top 10 strongest housing markets in the U.S. for 2018, says Credit.Com. Nashville, Oklahoma City and Atlanta all bring the secret sauce that bolster home values. Median prices are $385,000; $99,000; and $218,350, respectively.

Clean up It sounds simple, but cleaning up can really go a long way. Keep your lawn mowed, clean edging lines, trim bushes and hedges, sweep walkways, etc. These small efforts will make your landscaping look neat and well cared for, which immediately improves the curb appeal.

Is a vacation or second home purchase in your future? - Part 1 BOULDER – If you’re a typical homeowner, you may have purchased a personal residence or two over your lifetime. As your

In fact, Baby Boomers have been buying second homes at a record pace as they reach their retirement years. Over the years, I have had the opportunity to refer many of my clients to Realtors in the locations where they want to buy vacation homes. I have learned that my clients who live in the Boulder area like to vacation at nearby ski resort towns and on tropical islands.

There are quite a few things to consider in order to make the vacation home buying experience a happy one. Here’s Part 1 of my two-part series about buying a vacation home.

Goals for the home Families need to ask themselves many questions as they dive into considering the purchase of a vacation home. Goals can be immediate, such as the number of days of personal use. Or whether or not the property is going to become a legacy family vacation property to be handed down to the next generation.

Here are a few questions to help

There are quite a few things to consider in order to make the vacation home buying experience a happy one.

Is rental income needed to financially support the purchase of a vacation property?

Even if someone pays cash for a vacation home there will still be several expenses. Those expenses include taxes, insurance, maintenance and landscaping, property management and homeowners association fees.

With a mortgage on top of that, most people will need to rent out the property for some income to cover these expenses, especially in the early years of ownership.

If rent is needed, will you manage the rental or hire a professional manager?

Some people choose to rent out their vacation properties by themselves by relying on a

variety of online websites. If you want to do this, you will need to investigate local municipalities and homeowners association rules on short-term rentals because there can be many types of restrictions, occupancy limits, fines for violations -- and even prohibition.

If you want rent and manage the property yourself, you will need to assess your ability to market your property, clean it after every guest stay, repair and maintain it, especially if your property is located outside of driving distance.

In most resort areas, professional vacation property managers are available. They can market your property and put it into a rental pool. This enables you to keep your property rented on a short-term basis from a distance and with no personal involvement. These managers can guide you on pricing and tell you the average number of nights per year you might expect to rent out your property. You can pick the days that you would like to schedule for personal use.

For example, you might have to decide if you want to use the home yourself over the holidays or rent if out during the holidays for premium rates and maximum returns.

With longer term rentals you will have higher expenses for management, linens and cleaning, whereas daily rentals might bring in higher income depending on the season and number of nights booked. The advantages of a longer-term rental are consistent income and less turnover and paperwork.

In addition to marketing,

vacation property managers can also handle cleaning and garbage; security; damage repair; maintenance including landscaping, pool cleaning, snow removal; guest emergencies; and even restocking linens, soap and paper towels. However, when choosing a vacation property manager, you should keep an eye on fees and contract terms. Fees can be 20-50% of rental income.

As you can see, there are many details to evaluate when buying a vacation property. In my next article on this topic, I will cover taxes, financing, succession plan and more. As you mull over the idea of purchasing a vacation home, I recommend that you pull together a team that includes a mortgage loan officer, tax accountant, financial planner, property manager, insurance agent, Realtor – and possibly an estate planning lawyer – to consult with.

just provide you with a list of problems to negotiate with the seller to have fixed or something catastrophic that may cause you back out of the deal altogether.

It will provide you a detailed report that is something of a “new owner’s manual” for the home.

It is your opportunity to learn the exact condition of the house including maintenance tips and schedules you should follow.

Home inspections are sometimes confused with a real estate appraisal. An inspection determines the condition of a structure and all its components including but not limited to plumbing, electrical, roofing, doors/windows and siding. An appraisal determines the value of a property. While not all states or municipalities regulate home inspectors, there are professional associations for home inspectors that provide education, training, and networking opportunities. A professional home inspection is a snapshot in time of the current condition of a house. It is not a building inspection; building inspection is a term often used for building code compliance inspections in the United States.

Most inspectors, at a minimum, will invite you and your agent for a walk-through with them at the end of the inspection. You can ask to attend the entire inspection if you wish. If this is the case plan on being there for several hours.

Your inspector should explain your home’s systems and give you maintenance tips. Those should also be in the final report, along with pictures. But hearing and seeing it in person is helpful. Your Realtor can provide you with contact information for reputable home inspectors.

10 home buyer turnoffs: Things to address before putting your house on the market NIWOT – If you’re thinking of listing your house this spring, it’s not too early to start preparing.

BY KAREN it may seem LIBIN overwhelming to get your KL Realty house “show ready.” What issues should you tackle? Generally, your best bet is to begin by addressing the issues that may turn-off many buyers.

These include: 1. Bad smells The first impression potential buyers experience when they walk through your door is smell. Pet, smoke, musty basements, and food smells all leave a negative impression. You may not even notice if your home has odors; ask your Realtor.

2. Clutter This seems obvious, and yet so many sellers think it doesn’t apply them because of their attachment to their things. Anything that stops a buyer from seeing the features of your home, however, is a detriment. The same applies to your yard.

3. Bad paint Nothing transforms a house quite as much as a fresh coat of paint.

And bang for the buck, it’s the best investment. If your home has an off-putting color or paint that has seen a better day, consider repainting. In general, it’s best to choose light and neutral colors.

6. Bedraggled window coverings Out-of-date heavy window coverings hide the charm of and light from your windows. Instead, consider no window coverings. If you are shielding a bad view, you can install new inexpensive shades or sheers in a neutral color.

4. Gross carpeting After painting, carpeting is an excellent investment that can also transform a home. Older “sculptured” and “shag” carpets with worn spots are good candidates for replacement.

7. Dangling wires Wires dangling precariously from ceilings and walls are a red flag to most buyers even though they may be no trouble at all. It’s best to have an electrician address them.

5. Mineral-stained toilets Old mineral-stained toilets can be easily and relatively inexpensively replaced to freshen up older bathrooms.

8. Unfinished projects There are very few buyers willing to take on an unfinished home remodeling project. If the project should have but doesn’t have a building permit, then that is

Survey finds the hidden costs of homeownership

You prod your kids out of bed at daybreak, get them dressed, fed and off to school. You drive to work, endure meetings, colleagues, power lunches, memos and strategy sessions, only to return home through gridlocked traffic just as the sun sets, beg your kids to eat dinner, wash them, coax them to sleep, do the dishes and then mercifully collapse in front of the television set.

You fret over your emergency savings account, retirement savings account, credit card debt, mortgage rate, health insurance, college savings, and on and on.

It makes sense, then, you’d opt to pay a cleaning or lawn service every week to lighten your load. Hiring someone to keep your property in working order, either on your own or through homeowners association fees, doesn’t come cheap, though.

More than 3 in 5 homeowners – 63 percent – use at least one recurring home maintenance provider, while 35 percent use two, according to a recent Bankrate survey. The average homeowner pays $2,000 annually on maintenance services, the survey finds.

The average home mortgage neared $250,000 last year, according to the National Association of Realtors, which came with a monthly principal and interest payment of $973, or about one-sixth of median family income.

Homeowners saw an average property tax bill of $3,300 in 2016, according to ATTOM’s most recent data, adding another $275 to your monthly budget.

You’ll also owe hundreds more in insurance premiums depending on where you live and what type of house you own.

That doesn’t even include the money you need saved in case something unexpected happens.

If your air-conditioning unit or washer and dryer gives out, you could immediately owe hundreds, if not thousands.

Kevin Mahoney, CEO of fee-only financial advice firm Illumint, recommends to designate a savings account as a “home maintenance fund.”

Mahoney, who recently bought a renovated row house in Washington, D.C., contributes $100 to $200 a month as a hedge against unexpected repairs and wear-and-tear. Maintaining a house fund will inoculate you against high-interest debt, leaving your budget open for routine maintenance services.

is 11 percent – and all the big costs staring homeowners in the face, it’s little wonder if you don’t account for smaller fare.

But the price tag for convenience can rise quickly.

People who opt for housekeeping shell out an average of $285 a month, while HOA dues ($210) and landscaping ($144) followed behind. A home security system costs $130, slightly more than pool care ($123). Snow removal ($84), septic service ($67) and trash and recycling collection ($55) proved more affordable.

Unsurprisingly, renters are less likely than homeowners to pay for recurring maintenance services, and when they do, they pay less for most services.

On average, renters pay less for housekeeping ($128), HOA dues ($71), pool care ($70), landscaping ($61) and snow removal ($24). However, they fork over a little more for security systems ($142), septic service ($113), and trash and recycling collection ($63).

Nate Masterson, a director of finance for Maple Holistics, pays $1,000 annually for gardening services, and another $70 to clear his Riverside, NY home of snow.

“It would require a lot of strenuous work to perform either task, and it’s simply more worthwhile for me to pay a professional,” says Masterson, 34.

Make sure you account for all costs Americans broadly struggle

mightily to save.

The average person wouldn’t pay for an unexpected $1,000 expense from their savings, per a recent Bankrate survey, while the median amount in a savings and checking account for a middleincome household has essentially remained flat over the past 27 years, according to Federal Reserve data.

Credit card debt recently hit an all-time high, while the personal savings rate has dropped precipitously over the past two years.

If you don’t have a fully funded emergency fund comprising three to six months’ worth of expenses in a high-yield savings account, strongly consider suspending as many as these services as possible until you do. Dropping almost $300 a month on housekeeping while lacking $1,000 in the bank is simply too risky. What if the roof caves in? At the very least, start contributing to a home maintenance fund.

You may not have a say in other costs – trash collection and HOA fees were two of the three most common – but make sure to account for those expenses into your budget prior to moving in, and in your emergency fund.

Life’s hard, and there’s nothing wrong with paying someone else to mow your lawn. Unless you can’t afford it.

Etsy predicts that the perfectly imperfect look will catch on it a major way this year, calling it one of 2018’s design trends.

“As a real human, with a real life, and occasionally, a really messy apartment, I’m ready for a change – and I don’t think I’m alone,” said Dayna Isom Johnson, Etsy Trend Expert. “Raise your hand: Who’s ready not to make the bed?”

Existential crisis brings sweet change to garden LONGMONT – Planning my vegetable patch this year is an exercise in agony, because persistent disease has forced me into the once-thought

BY CAROL impossible O’MEARA position of Colorado State University Extension banishing nightshades from my garden. Tomato spotted wilt virus has gotten the upper hand, and after losing the battle for four years in a row, drastic action is needed if I ever want to be successful at growing my beloved tomatoes again.

Potatoes, eggplant, peppers, tomatillos, and tomatoes are planta non gratae in my garden and I’m suffering an existential crisis. Seed catalogs litter the table and floor near my couch, where once happy winters were spent perusing their pages and dreaming. Cover after cover depict tomatoes in glossy, full-color glory.

Pages of peppers in rich hues of yellow, red, gold, and purple are knives to my soul.

Nightshades have been favored for so long in my garden that I’m lost when looking through the catalogs. Listlessly turning pages, I eventually let them slide to the floor while staring out of the window heaving dramatic, heavy sighs of despair.

until I pulled myself up from the pit of misery, squared my shoulders, mustered up my best Scarlett O’Hara impersonation and loudly announced “surely there are other vegetables I can grow with abandon.” My spouse, not looking up from his newspaper, nodded in a “you go, girl” way.

Thus began the search for substitutes. Cabbages, dry beans, onions, and squashes fill some of the void. But sweet potatoes quickly rose to the top, since I’ve grown them before and they’re in the morning glory clan. They store well, so even if I over plant in my forced enthusiasm, we’ll be able to eat them all.

There are two types of sweet potatoes, depending on your preference. Dry fleshed types are commonly sold as sweet potatoes while the moist fleshed types are labeled yams, despite not being the true yam (botanically unrelated).

Choosing shorter season types that

do well in heavier soil, I settled on Red Wine Velvet, Covington, and Porto Rico.

Red Wine Velvet received rave reviews for flavor and moist flesh; supposedly it makes a nice, caramelized layer just under the skin when baked. Covington, a new release, has excellent flavor and is a long storing type which is useful to me. It’s similar to standard grocery store types with drier flesh and large size. Porto Rico is an heirloom that’s an early bearer of moist, delicious roots and is prolific as well.

Sweet potatoes are fairly easy to grow but the first step is amending the soil. They prefer a looser soil than our heavy clay, so incorporate finished compost into the planting bed along with a hint of nitrogen to a depth of six to eight inches. Don’t overdo the nitrogen, however; too much and you get all vines with little crop.

5 steps to rehab your raised beds

The great raised bed failure is right around the corner as the older wood products and shoddy construction destroy structural integrity.

Just a few winters can find your boxes collapsed from rot and bugs and moisture if you used pallet wood or untreated salvage lumber. In the throes of spring passion, we use anything we can to get a garden in the ground. Now you realize how temporary raised beds are rotting when Mother Nature 14

has her way. Thus salvage lumber used for greater sustainability can lead to earth-to wood contact for an unsustainable application.

Beds usually become weaker all the time.

When a raised bed is full of soil, plants and mulch, the contents can be surprisingly heavy.

They’re extremely frost sensitive and should be planted after Memorial Day; later in June if our cool spring rain (snow) lingers late into May. Plant slips where they have room to grow. They’re a vining plant that rambles, but the good news it that they’re pretty, with heart shaped leaves. To ensure a good crop of tubers, make sure the plant doesn’t root along the vines.

Lift them often to prevent the vines from rooting so the energy of the plant goes into one central root mass.

Plant the slips very soon after receiving them at 12-inches apart, wetting the soil well for at least a week, backing off on the water after no longer than 10 days. Side dress once with nitrogen in early July. Harvest later in September when leaves start to yellow or frost has nipped the plant.

When you add water, at about 8 pounds per gallon, the cumulative weight of rain or watering stresses the joints. This places great pressure on corners and seams.

You don’t want those seams to fail during the growing season, yet that’s when it usually happens. It’s very hard to fix in summer when full of plants, but during spring and fall, repairs and rehab can be done more easily. While planning your project, consider raising your beds if you have shallow root depth. Where soils are very difficult, the transition from one beam to two in height will ensure greater plant health, cooler roots and much greater drought resistance.

A simple five-step process helps you get your project under way on those mild winter days when the cold abates and the sun comes out.

Here’s how: 1. Remove existing soil if it’s degraded to mostly woody matter and white perlite. Like all raised bed soils, the overall volume reduces as microbes and plants consume the fine humus.

This leaves the beds chronically under-filled and marginally fertile. Stockpile excavated soil temporarily.

2. Inspect the newly exposed interior sidewalls of the bed, if they held up during the soil removal step. Use a screwdriver to stab the wood to find rotten spots.

Also check the corner connections for anchorage or where they have checked or split.

3. Make repairs or replace sidewalls using recycled plastic lumber (Trex), foundation grade redwood or pressure treated beams. If the original bed was shallow, add height now.

Tip: Make repairs with wood screws and an electric screwdriver instead of nails. Screws resist loosening from expansion and contraction with the seasons.

4. Replace the old soil into the bottom of the bed, then layer quality potting soil and compost above for maximum surface fertility. It gives your seedlings a perfect place to get started in a rich environment that drives explosive growth.

5. Gently water these layers or let rain settle them over the coming months. If there’s a drop, add more surface soil to bring it up to the top again. For those

with drip irrigation, this is a great time to try direct burial inline drip tubing that invisibly waters your garden without ugly surface tubes and emitters.

The key to organic gardening is many of our soil and amendment additives take time to settle into the soil biology. That’s why rehabilitating your beds well in advance of planting is better than throwing it all together at the last minute. It actually makes your garden more fertile overall.

Raised beds are rarely a one and done operation. They must be upgraded to keep the structure sound. Perhaps most important

of all is fertility and meeting the needs of your vegetable plants throughout the season. Fail to feed your raised bed soil is like hard times when beans and cornbread are all that’s in the kitchen.

Is there any way to improve your chances of a winter home sale?

By Paul F. P. Pogue Angie’s List You may think the dead of winter would make a poor time for home sales. But in most markets, the real estate industry has bounced back and homes are selling at a brisk pace. In fact, the typical house for sale is under contract to buy within a month or two of hitting the market, according to the National Association of Realtors.

And a recent Redfin report showed that winter-listed homes are not only nine percent more likely to sell, but that they also sell a full week faster than homes listed in other seasons. That said: The combination of fewer sellers and more eager buyers makes February a great time to list.

You can improve your chances for a quick sale by steering clear of potential resale killers. To avoid a lengthy listing or an inevitable price reduction, be aware that some home design features leave a house less desirable to potential home buyers.

1. Not enough bathrooms A lack of bathrooms can be difficult to overcome when selling a house. Bathrooms should be adequate in number relative to the number of bedrooms. And they should also be located in convenient areas of the house.

Poorly placed bathrooms can also make a home more difficult to sell.

Ideally, a house will have at least one bathroom on the main floor that’s accessible without traipsing through a bedroom.

It’s also important to have a bathroom near the bedrooms and recreational spaces (finished basement).

2. An awkward layout When designing a new house, you might be tempted to add an unusual feature or make the layout unlike anything you’ve seen before. But that could come at a price when the time comes to sell the property. Grouping bedrooms close together – with the possible exception of a master on a different level – is key, as is space that’s actually functional.

3. Distinct decor Individual decorating expressions work against you when you’re getting ready to sell a house. A dated interior – or an interior design that caters to specific tastes – could deter potential buyers.

When you remodel or update your house, it’s a good idea to make changes that will attract rather than turn off buyers. A neutral color palette, for example, will keep your home ready for resale.

4. It’s not easy being green When building a house, using green materials and being environmentally friendly is easier than ever. However, certain green design features may not appeal to everyone, and they could cause your house to sit on the market longer than it otherwise would.

Items such as rain barrels, composting toilets and xeriscaping – a form of landscaping in which you remove the lawn and replace it with an alternative like artificial grass, native plants or a decorative rock garden – might not attract a lot of buyers. In fact, some real estate agents report seeing buyers walk away from a home because they didn’t want to take on the seller’s lease for the solar panels.

Clean it up: Top kitchen trends for 2018

By Pat Setter The San Diego Union-Tribune The biggest trend in kitchen remodels is tidiness, according to Houzz’s survey of more than 1,700 homeowners who use the site nationwide and are either planning a remodel, are in the middle of one or have just completed an update.

The 2018 Houzz Kitchen Trends Study found that for 75 percent of the homeowners, decluttering their counters was the No. 1 priority.

That was followed by 66 percent who wanted to put things away and 49 percent who focused on recycling.

For their new kitchens, homeowners wanted pullout waste bins, utensil and dish organizers, and wine bars.

Even microwaves are getting put away, said Tara Ryan, president and CEO of the design firm Ryan Young Interiors. The appliances are being built into lower cabinets with a pullout drawer design.

The trend in tidiness translates into making storage a priority in today’s kitchen function.

Sixty-three percent of those surveyed chose storage as the No. 1 function concern, followed by space planning (38 percent), entertaining (32 percent) and cleanliness (32 percent).

For additional storage and countertop space, 39 percent of homeowners are adding islands.

Islands have become an essential part of the kitchen, which might be one reason why homeowners now prefer L-shaped kitchens to U-shaped ones. (Galley and singlewall kitchens are also gaining ground.) Oversized light fixtures above the island to create a focal point are becoming an increasingly popular design trend, Ryan said.

According to the Houzz survey, homeowners prefer transitional or contemporary styles and Shaker cabinets for their kitchen,

although European cabinets with sleeker finishes are trending, Ryan said. And white continues to rule for backsplashes, countertops and wall finishes, according to the study.

“The kitchen trends I’m seeing in 2018 are a return to wood cabinetry. I see them in exotic woods with intricate and interesting grain patterns to warmer deeper wood stains over muted, uniformed grain patterns,” said Nikki Klugh, principal designer of the Nikki Klugh Design Group. “You will still see white cabinetry, as it works well with stainless appliances and the current gray tones for walls, tiles and color palette-driven elements.

will see black stainless steel in coming months as well as black with gold-accented plumbing fixtures. On the more expressive side, be on the lookout for painted cabinets in all colors _ anything from a more stately navy blue to a bright, modern orange.”

For countertops, engineered quartz has become the favorite material as granite continues to decline in popularity. Counters are the most common major upgrade and the most common “splurged on” item, according to the survey.

And when it comes to technology in the kitchen, fewer homeowners are installing televisions, while more are adding voice-activated home assistants and smart appliances that are voice-controlled or wirelessly activated.

“Chef’s kitchens are in demand, and we see no end in sight to this trend. Buyers want choices to customize their space with appliances, countertops, backsplashes, lighting, and recycle stations under cabinets,” said Vanessa Linn, vice president of sales and marketing, Shea Homes San Diego.

For most homeowners taking the Houzz survey, renovating the kitchen is a major undertaking: 86 percent hired professional help, and the cost for a 200-squarefoot or larger kitchen averaged $42,000. (A major remodel of a smaller kitchen was about $25,800.) Homeowners in San Francisco spent the most, for an average of $70,000.
