Understanding the tax overhaul and how real estate will be affected BOULDER – Regardless of where you lie on the ideological spectrum, having a basic understanding of the tax laws in our country is crucial. For

BY JENNIFER many of us, EGBERT poring over the RE/MAX Alliance details of tax reform isn’t just frustrating... it’s also confusing.

If legislative terminology looks like a foreign language to you, you’re not alone. To the extent that we can (remember, we’re not tax pros), we’re here to help you decode the mystery of the tax overhaul. Here, we’ve outlined a few of the biggest changes that may affect your 2018 taxes. Please keep in mind that none of these differences apply to your 2017 tax routine.

Individual tax rates Tax reform has been touted as a massive tax cut – the bill is even titled the Tax Cuts and Jobs Act. However, you may be surprised to learn that the individual tax brackets haven’t changed drastically. Below, we’ll walk you through a bit of what’s in the bill.

The new tax code contains seven brackets. Tax responsibilities start at 12%.

The current individual rates are capped at 39.6% for incomes above $426,700 for single individuals and $480,050 for couples. Under the new law, the top tax rate will be 37% for incomes of $500,000 for single taxpayers, and $600,000 for married couples.

While the alternative minimum tax still exists, the exemption level has increased, so only households with high incomes should expect to pay the AMT. Corporate tax rates If you’re the owner of a corporation or pass-through entity, you’ll benefit from the changes in the tax system. Here are the important updates: Under current rules, C corporations were taxed at 35%, and again at 23.8% after distributing income to shareholders. Beginning in 2018,

members of C corporations will pay a rate of 21% before shareholders follow up with 23.8%.

In 2018, members of passthrough entities will retain their lower rates compared to C corporations. The top tax rate of 40.8% was slightly lowered to 37%, but owners of these business structures will have the ability to take a deduction of 20%. In practice, this cuts the rate of sole proprietorships, S corporations, and partnerships to a top rate of 29.6%. Standard deduction and personal exemptions Standard deductions are used to help individuals lower the amount of their taxable income. Since the tax overhaul has passed, there are a few changes to recognize: The new legislation doubles the standard deduction. Formerly, the standard deduction amount was $6,350 for single taxpayers and $12,700 for married couples filing jointly. Under the incoming laws, the proposed standard deductions are $12,000 for single individuals and $24,000 for spouses.

Personal exemptions of $4,050 used to be allowed.

However, the upcoming tax code no longer authorizes them.

Changes to real estate and investment taxes Whether you’re a real estate

investor or you’re thinking about purchasing your first home, the changes in policy will likely affect you. Here’s what to expect: The new law reduces the amount of mortgage interest deductions for both primary and secondary residences. The new cap is set at $750,000 instead of its previous allowance of $1 million.

State and local tax deductions, also known as “SALT,” have been capped at $10,000 for both single and married filers. Previously, there was no cap implemented.

There’s quite a bit to unpack in the new tax code. The overview covered here isn’t exhaustive – in fact, it only scratches the surface.

There’s plenty complicated tax jargon to sift through out there, but we hope this summary is helpful for those of you who like to keep things streamlined. In general, corporations and business owners will see a substantial decrease in their tax rates. While some individuals may be subject to lower taxes, it largely depends upon your unique situation, so be sure to check with your accountant about the changes.

Boulder County’s future is bright, but challenges are ahead BOULDER – Good times in Boulder County and in Colorado will continue said local economic experts at the recent Boulder Economic

Organized by the Boulder Chamber and the Boulder Economic Council, the 11th annual Boulder Economic Forecast was held on January 17 at the new Embassy Suites Hotel, and RE/MAX of Boulder was among the event’s sponsors.

“By almost every economic indicator we measure, 2017 was an historic year,” says Boulder Economic Council Executive Director Clif Harald in his opening remarks.

Statistics show a superlative year. Colorado ranked third in the country for the pace of GDP growth, while unemployment dropped to 2.5 percent, the second-lowest rate nationally.

The state’s labor force soared with the fastest growth rate in the U.S., according to speaker Rich Wobbekind, Executive Director, Business Research Division, Leeds School of Business, CU-Boulder.

But, Harald noted that 2017 presented challenges, too. And, these challenges could escalate in the coming years.

He pointed to constraints for Boulder’s economy, including a shortage of labor and resources and high housing costs that cause long commutes for many Boulder County workers.

In his keynote address, Wobbekind called the labor shortage the area’s “biggest shortterm challenge.”

While job growth in Boulder County continued in 2017, the pace slowed from the peak of 2014-15.

“Almost every industry sector reported lack of available labor or properly trained labor. This doesn’t go away,” Wobbekind says.

And chief among the factors impacting Boulder County: age.

65-and-older will represent 20 percent of residents by 2030. The 65+ group will be 77 percent larger than it was in 2015.

“We are aging fast,” says Garner, noting that the age wave will overtake the entire state.

Garner explains that demographics – and the age wave beginning to sweep the state – are an economic issue. As people retire, aging results in a labor shortage. When people choose to age in place, housing stock for people moving in or moving up is negatively impacted. Aging also impacts healthcare and public financing issues.

At the same time, those migrating here are typically ages 20-27 and never married.

Total household income is below $50,000 for 80 percent; 65 percent earn less than $24,000.

People move to Colorado for the jobs. But, Garner cautions, the biggest increase in jobs are those that are low- to mediumwage, while the cost of living is relatively high.

The highest income and spending group – 45- to 65-yearolds – is the smallest demographic in the state and in Boulder County. It also has the slowest growth rate and the numbers are declining.

In addition, diversity will increase as the Hispanic population is projected to grow from the current 20 percent to 30 percent by 2040.

Among the challenges and

issues facing Boulder County and the state, Garner listed: • Aging with its far reaching impact across the economy, housing, labor supply and healthcare. As the workforce ages and retires, Colorado could experience a natural decline.

• Disparate growth across the state with Colorado’s economy flourishing along the Front Range and 1-25 corridor, but far fewer gains in the rest of the state and rural areas.

• Attracting the best and brightest to Colorado.

• Population growing at slower rate, with a total population growth from 2015-2050 reaching 2.5 million along Front Range and 1.5 million in Denver.

Garner says Colorado’s population has increased by 578,000 since 2010, making it the eighth highest state in the U.S. for total growth.

Boulder County’s growth rate is the second lowest statewide. The population in-migration peaked in the 1990s. Garner notes that students move to Boulder for college, leave after graduation, then return, and then leave again.

One key reason: As a young adult it’s hard to live, buy and rent in Boulder.

Now, fewer young families live in Boulder, and the tide has shifted toward a higher number of deaths than births.

But the dynamics of Boulder County’s economy are strong, outperforming state and national economies in job growth and educational attainment.

Boulder County has wellsupported economic vitality, fueled by high concentrations of companies and employment in aerospace, biotechnology, cleantech and information, according to Wobbekind.

The area’s high quality of life business, cultural and outdoor attractions appeal to a highlyeducated workforce and visionary entrepreneurs.

Incomes are above average.

The median household income for Boulder County residents was $74,615 in 2016 compared to $65,685 for Colorado residents, according to data from the U.S. Census Bureau.

But Garner cautions that Colorado’s housing affordability is a big concern. The disparity between median home value and median income is the secondhighest in the U.S., which fuels the labor shortage and decreases the ability for young families to live here.

What to be aware of when buying an older home NIWOT – Building codes are constantly being revised to ensure homes are safe and structurally sound. Starting in the late seventies, code

Lead paint Prior to 1978 lead paint – a toxic material – was the norm. Currently a seller completes a disclosure form that notes if they are aware of its presence in the home. But this form puts no onus on either party to take action during the selling/purchase process. When remodeling, however, certain protocols should be adhered to when dealing with this substance.

Asbestos Prior to 1980 asbestos – another toxic material – was used in numerous home components: floor tiles and ceilings, around boilers, ducts and sheeting, in pipe cement and joint compound. Asbestos becomes a hazard when it is airborne. If a homeowner decides to remodel (or in any way disturb the asbestos), it has to be dealt with and disposed of following a strict protocol.

Electrical For a period of time in the 70s

Further compounding the problem, some of these houses did not have the grounding wire that is code today. Another potential issue: Certain makes of older electrical panels have been identified as problematic. Often the seller has no idea that the panel may be a bad one until the buyer’s inspection occurs, and the buyer requires its replacement as part of the purchase.

Insulation Energy costs and codes have raised the bar on insulation standards.

Decades ago houses were built with two by four exterior wall framing, severely limiting insulation possibilities. Attics were nominally insulated. This isn’t a dangerous issue just an uncomfortable one, and it will make the house more

expensive to heat and cool.

Furnace and water heater Old furnaces were robustly built and forty-year-old units can still be encountered. They may appear to work fine, but could be – and should be – on their last legs. Water heaters don’t last anywhere near that long; any water heater over ten years old is liable to need a replacement soon. While they may be pricey, the efficiency of new units far exceeds that of the older ones.

Basements and crawl spaces Older houses were not built with vapor barriers in the crawl space nor with any insulation. Instead they were well ventilated. The current recommendation is to insulate even the walls of the crawl space, but certainly the basement walls, and to seal the exposed dirt from the under-house space to prevent moisture ingress and help with radon mitigation. New construction will have a perimeter

Remodeling and building codes Homeowners may discover that their plumbing, electrical, or support structures do not meet current codes. These systems may have to be modified or replaced when remodeling a particular portion of their older home.

These often add many unforeseen expenses.

Setback codes Older homes may not be in compliance with current setback codes. Existing structures are grandfathered in, but replacements or new additions are required to follow current codes. For example, if a homeowner wants to replace an old deck, they may find they cannot have the new one as close to the property line as the old one.

Should you crowdsource to buy a home? By Robin Saks Frankel, Bankrate.com Getting a mortgage can seem daunting for many homebuyers.

It could be your credit history is less than stellar. Or you’re saddled with student debt and can’t piece together enough money for a down payment.

You may have heard of crowdsourcing – sometimes referred to as crowdfunding – used for sites like Kickstarter or Indiegogo, where you can make a case for people to make small investments in the early stages of a project or idea. If you raise enough money and your project is successful, you get to launch your business, typically at a much lower cost and with less hassle than with a traditional bank loan. Your investors in return, earn rewards in the form of equity in the project or one of the items being produced.

Crowdsourcing to own real estate is a relatively new phenomenon, primarily used for large-scale or commercial investments. Only in the past few months has it become an available option in the U.S. for individual homebuyers. If you’re considering crowdfunding to help you become a homeowner, here’s what you need

How does it work?

“In the past, the only way to get to a mortgage was to go to the bank.

The idea of crowdfunding is, take away the bank, and instead of having one bank give you money, there’s a whole bunch of investors giving you money,” says Ian Ippolito, editor and founder of The Real Estate Crowdfunding Review.

Only a small handful of companies currently offer mortgages through this method.

One of most well-established, SoFi, offers mortgages in 29 states and the District of Columbia through its peer-to-peer lending platform, which is a type of crowdsourcing

where individual investors contribute through a lending platform, and in return earn interest on their investment, paid for by the borrower.

The advantages to the borrower include lower overall costs, as there are fewer fees than with traditional brick-and-mortar banks.

Other ways to crowdsource It’s not just the financing that can deter people from making the plunge into homeownership.

Coughing up the dough for a down payment can also be a deterrent.

“Most folks will tell you that the No. 1 impediment to buying a home is the down payment,” says Chris George, president and CEO

of CMG Financial. The company launched an online platform, called HomeFundMe, to let buyers crowdfund for the down payment on a home purchase. Currently, it’s the only fee-free way to crowdfund for a down payment, although this method also requires using CMG for a Fannie Mae- or Freddie Mac-backed mortgage loan, which means you can’t compare lenders.

Feather the Nest offers a crowdfunding registry, where friends and family can donate toward your real estate goals.

Every donation to your registry is charged a percentage of the amount given as a transaction fee.

Is crowdsourcing right for you?

Crowdsourcing to help buy a home isn’t for everyone. There are only a few options that currently exist for homebuyers, and not being able to shop around could be a drawback for some.

But, if you’re looking for a way to help pad your existing savings to get you closer to your dream of homeownership, it might be worth considering.

From choosing the right mover to DIY tips, here are some do’s and don’ts to help ensure your next move runs as smoothly as possible.

DIY Moving Advice Looking for tips to do your own move? Aspects relating to a residential move such as packing your own artwork may be a task you decide to do on your own.

Here are some tips to keep in mind.

• High-end artwork may need to be first covered with a specialty paper to prevent fading.

• For less fragile art pieces, cardboard mirror cartons can be used.

• Paper pads can be used to further protect artwork during transport.

• Building a custom crate can be ideal for higher-end pieces.

When it comes to money, millennials are doing better than many people think. And yet the vast majority is still fretting about their finances, even as the oldest part of the group has begun applying for mortgages.

Let’s start with savings: Millennials (age 23 to 37) are saving money. Nearly half have saved $15,000 and one in six has saved $100,000, according to the latest Better Money Habits Millennial Report from Bank of America. That’s a significant improvement in the past three years: In 2015, only 33 percent had $15,000 or more saved and only 8 percent had $100,000 or more.

Even better, 57 percent of millennials are setting savings goals and two-thirds are meeting those goals. (From a savings perspective, millennials are far out-saving their baby boomer and Gen-X cohorts.)

Not only that, but millennials are extending a DIY mentality to their pursuit of financial independence. A 2017 Merrill Edge study asked millennials to think about 20 years and predict what they could rely on. Twothirds said they would be able to rely on their savings, a self-created and self-funded source. (Merrill Lynch, which commissioned the study is a subsidiary of Bank of America.)

Will millennials continue to save money? According to both studies, at least some millennials are willing to make the kinds of tough choices necessary to continue building their savings accounts. More than half are cutting back on entertainment, 42 percent are willing to skip taking a vacation for a year, and 38 percent are saving more than half of their salary.

At the same time, 73 percent of millennials say they worry about money; that’s about the same number that was worried about money in 2014. There is clearly a hangover effect from the Great Recession, when millennials were teenagers or in their early

20s, watching their parents battle against the biggest financial storm in 80 years.

Not only that, but the vast majority of millennials believes they’re terrible when it comes to money management skills. (The Better Money Habits Millennial Report found their parents and grandparents agree with that conclusion, though it seems unfounded.)

Which brings us to mortgages.

How do millennials measure up when it comes to getting approved for a mortgage?

Pretty well. Despite spiraling home prices and a dramatic lack of homes for sale, the National Association of Realtors reported that last year, millennials were the single largest group of home buyers. According to Lending Tree, 38 percent of mortgages went to millennials in 2017. In Cook County, where Chicago is located, 43 percent of mortgages were secured by millennials.

And why are millennials taking the homeownership plunge now?

The Realtors say it’s because the oldest millennials are finally getting around to securing mortgages and buying homes because they’re having children and are thinking about schools.

That might be the tail wagging the dog. Literally. A survey conducted by Harris Poll on behalf of SunTrust Mortgage found that while 66 percent of millennials bought a home for additional living space, a full third said their decision to buy a home was driven chiefly by their dog.

Why purchase a multi-unit residential property? – Part 2 BOULDER – If you are thinking about building your real estate portfolio, or if you need an income stream, this three-part series of articles

BY DUANE is for you. In my DUGGAN previous article, Realtor and Author RE/MAX of Boulder Part 1 of the series, I outlined why owning a multi-unit rental property could offer benefits that set it apart from single-family rental properties. I also discussed shopping for a multi-unit property, the contract, establishing an LLC or LLLP, and financing. In this article, Part 2 of this three-part series, I will discuss areas of consideration for financing and for evaluating a multi-unit property.

Quick rules of thumb that lenders – and you, as a potential buyer – need to look at include: Debt Coverage Ratio In single-family financing, the buyer’s ability to repay is the paramount issue. In multi-family, the lender is more interested in how the property will perform and the ability of the property to pay back the loan. One of the primary rules of thumb used is what is called the debt coverage ratio. The debt coverage ratio is determined by taking the annual rent less all the annual expenses. That number needs to be 1.2 times (or 120% of) the total debt service for the year.

Vacancy A vacancy rate, based on the lender’s experience, is used in the calculation of the debt coverage ratio above. Often the vacancy rate in some market conditions will substantially change the loan

Part of your contract to purchase a multi-unit building will provide an opportunity to do inspections before closing on the property. to value that a lender might be willing to do. In addition, a lender might not allow closing with a large number of vacancies.

Capitalization Rate (referred to as the CAP rate) The CAP rate is simply the net operating income from the property divided by the sales price.

Net operating income is defined as gross income less total operating expenses and vacancy.

Cash on Cash Return This is the cash return after annual expenses and debt service is paid divided by the amount of cash investment made.

Appraisals Appraisals for multi-unit properties are much more expensive than in the single-family world. However, remember that when buying a 25-unit property, its appraisal is still much less expensive than 25 individual single-family appraisals. The single multi-unit appraisal contains a very detailed analysis of the “income approach” to value. In

other words, the income is what creates the value for an apartment building!

A, B, C, and D Buildings These are classifications generally used in the apartment industry.

In general, Class A is at the newer end of the scale and D is the older end of the scale. Class A units typically don’t have many opportunities to create new value because they are already in great shape and there is nothing more to be done. Class B and C (10- to 30year-old buildings) will typically have the greatest opportunities to add value. Class D can also have opportunities, but it takes more intensive due diligence to make sure you are avoiding major structural, electrical or plumbing problems.

Inspections Part of your contract to purchase a multi-unit building will provide an opportunity to do inspections before closing on the property.

Some of these inspections might just be the smart thing to do and others may be required by the

lender. It is wise to know what tests your lender will typically require so you have a good idea as to what expenses there will be.

Remember, inspectors are paid regardless of whether or not you complete the transaction, but if they find a “show stopper” they are worth every penny. The first inspection is usually a general inspection. The general inspector will go through all the units and look at all aspects of the building.

Some parts of the building will likely require a specialist.

Those areas might be for things such as the boiler or roof. You may want to have the property checked for lead-based paint, asbestos, aluminum wiring, pests, environmental items, and a variety of other issues.

In my next article, Part 3 and the final article in this three-part series, I will discuss considerations including insurance, closing day, and apartment management – all of which are critical to your ownership of a multi-unit property.

Woody plants suffering snow damage, needing a canopy thinning, or renewal from old age will benefit from a nice haircut, but clipping a plant that needs pruning can be a little daunting.

With branches going everywhere, many gardeners freeze up, not knowing where to start. They nip in fits and starts, often with little effect at all. Others dive in with gusto, giving the poor shrubs a buzz cut with a hedge trimmer.

If you’re in the latter group, lean close so I can stare you in the eyes when I say: please don’t do this. Hedge trimmers can leave a nightmare of split ends and exposed stalks bad enough to take half the summer to cover, and with

woody plants, there are no comb overs for the bald spots.

What stays and what goes?

To preserve a shrub’s natural form and health, it is important to keep a few tips in mind when pruning. Spring-flowering shrubs bloom on new wood that grew the previous summer. Buds for spring flowers developed in midsummer through fall last year, and shearing the plant before blooming may result in chopped off flowers. Instead, if the plant is overgrown, it should be thinned by removing older canes to the ground. This allows sunlight to penetrate into the center of the plant, where there will be better flowering throughout. Thin no more than one-third of the plant each year, and thinning should be done before active growth starts

in spring.

Summer-flowering shrubs bloom on new wood from the current growing season. Thinning in the early spring before growth starts is an ideal approach to pruning summer-flowering shrubs. On shrubs where the bark provides color, such as Red-Twig Dogwood (Cornus sericea), the best color is from new growth, and pruning canes to ground level in early spring stimulates the plant to put up new, colorful canes.

Start simply by removing any broken or competing branches; often this thinning reveals other places that need a trim.

Competing branches are those that rub against one another or block other shoots. This rubbing causes wounds in the bark that allows disease to enter. Prune one branch off to allow room for the other

Once this is completed, stand back and look over the plant to see if the pruning for health has left the plant misshapen, and consider what other cuts will help the plant maintain its form. Pruning is not a race, and gardeners who flail about with a sharp tool and no plan can expect to have startlingly awful plant shape. Consideration of the plant’s form is as important as the cuts themselves.

Removal of up to one-third of the plant is fine; more than this and you could set the plant’s growth back. Remember, go slow.

There are more warm days ahead of us and you can clip a few branches here and there as spring approaches. But the real art is knowing when to stop pruning, so step back after each cut and assess the plant.

also identify the water source, which will either be public or private. The location of the point where the main waterline enters the house and the main shutoff valve should also be included in the report. For public water, it is typically on the street-side lowest level near the floor.

Tests should include both hot and cold supplies and the presence of a reasonable amount of water flow when separate fixtures are operated simultaneously on the highest level of the home. Sink faucets should be properly aligned with the hot water control on the left and the cold water control on the right. The same is true for the bath tub and shower. Toilets should function properly and have at least two feet of clearance in

front.

Kitchen appliances should also be included in a plumbing inspection. Verification of functionality, proper installation as well as water supply and drains should be noted. Water heaters should be inspected for proper water line connections, heating, venting and age. Most water heaters will last 10 to 15 years if properly maintained. The type of pipes used for supply, drains and vents should also be noted. Older homes may have lead pipes. If you have children, you may not want to live in a home with lead pipes.

The type of sewage system the home has should also be determined, whether waste goes to a municipal sewer system, or if there is a septic tank installed.

If the home has a septic tank, find out where it is installed on the property and when it was last emptied or serviced. If it is a public system consider having a sewer scope done to determine the condition of the line.

By Mary Carol Garrity Tribune News Service It’s amazing how quickly kids grow. I’m gaining a new appreciation for this as my grandbaby Maeve seems to change before my eyes, leaving her toddlerhood behind and becoming an indomitable little girl with the world by the tail.

As a lover of interior design, it’s particularly fun for me to watch as children mature and discover their own design tastes. Over the nearly three decades I’ve had the pleasure to own Nell Hill’s, I’ve helped new mommas design their baby’s nurseries. Then, in the blink of an eye, we’re redoing the room for their elementary students, then tweens, then teens.

The Cook family is one that I’ve loved to watch grow. When we first featured Lisa, Jon and their three adorable daughters in my book “Feather Your Nest” 11 years ago, the girls were itty-bitty.

Now, the Cook girls are beautiful young women, pursuing their own dreams and passions. Lisa, their amazingly talented art director mom, has worked with each one of them as they’ve grown to transform their bedrooms into spaces that reflect each girl’s unique spark. In the next three weeks, we’ll peek in on each of the girls’ rooms to see what’s new. We’re starting with 18-yearold Ellie, who is now a freshman in college, 18

majoring in communications.

Ellie loves to decorate. When she and Lisa come into the store, we have a blast. So she worked hand in hand with Lisa on reimagining her room. The duo knew they wanted to keep a few of the key pieces they loved, but give the space an entirely new look. Lisa is the queen of remaking furnishings, so she was up for the challenge of updating existing pieces and adding just enough new finds to make the room look brand-new. One trick Lisa used was pushing Ellie’s little girl twin beds together so they functioned like a king. They picked out a mix of cheery fabrics to splash over the bed and a vibrant black and white rug to camouflage the carpet.

A sunny corner of the room is home to this plucky dressmaker’s form, which sports a tutu from Ellie’s younger years and the tassels from her high school graduation.

One of the new pieces in Ellie’s room renno was this campaign desk, a perfect spot to do homework and gaze out over the garden, dreaming of the future. The accents they chose for her desktop give you a lot of insight into this powerful young woman’s personality. An old fashioned desk nameplate says: “I’M NOT BOSSY. I am the boss.”

So they came up with a compromise when redecorating the rooms, so everyone was happy: When possible, all antiques would get

a modern facelift. Lisa updated this antique bamboo sofa by spray painting it black and upholstering the cushions in a vibrant magenta fabric trimmed in orange. “When you put a fun fabric on it, it makes it acceptable to the girls,” Lisa laughed.

Another way Lisa and Ellie breathed new life into the room was to swap out the old lamps with new. Simply by updating lamps, you take a room from dated to fresh in a snap. The pair of stylized foo dog-inspired lamps stand watch on either side of Ellie’s desk.

What do window performance ratings mean?

If you’re in the market for new home windows, you’re probably hearing a lot about window performance. And if you’re not well-versed in window technologies, you may be wondering just what that means. In a nutshell, performance ratings measure a window’s energy efficiency.

They tell you how well a certain window will regulate the flow of heat, light and air entering and escaping your home.

To understand window performance, you should be looking for two important labels: the Energy Star label and the NFRC certification label. The Energy Star label proves that a window has been independently certified and verified to perform at levels that meet or exceed energy efficiency guidelines set by the U.S. Environmental Protection Agency. The Energy Zone climate zone map will help you choose windows specifically suited to perform in the type of climate in which you live.

The NFRC certification label verifies conformance with standards set by the National Fenestration Rating Council – a nonprofit organization that independently assesses and issues ratings for window products. NFRC ratings provide detailed information regarding a window’s critical performance factors, expressed in four values: U-factor: A U-factor, which ranges from 0.20 and 1.20, tells you how well a window will keep heat from escaping the inside of a room. The lower the number, the better the heat

retention. A window with a U-factor of 0.15, for example, offers better insulating properties than a window with a U-factor of 0.30.

Solar Heat Gain Coefficient (SHGC): The Solar Heat Gain Coefficient, which ranges from 0 to 1, measures how well a window can resist unwanted solar heat gain (i.e., heat generated from sunlight coming into the window). The lower the number, the less you’ll spend on cooling in warmer temperatures. A window with an SHGC of 0.35, for example, will allow more heat to pass through the window than a product with an SHGC of 0.27.

Visible transmittance (VT): Visible Transmittance, which ranges from 0 to 1, measures how well a window will light your home with daylight. The higher the number, the more light is transmitted. So, a window with VT rating of 0.50 will allow less light into your home than a window with a VT rating of 0.75.

Air Leakage: The Air Leakage rating, which

ranges from 0.1 to 0.3, indicates how much air may be allowed through cracks in the window assembly. The lower the Air Leakage rating, the less air will pass through the cracks.

Condensation: You may also see a condensation rating on the NFRC label. This rating, which ranges from 0 to 100, is optional for manufacturers to include. The higher this number, the better the window resists condensation.

Additional considerations Alone or combined, certain window technologies can lower U-factor or SHGC values to increase energy efficiency. Lowemissivity (Low-E) glass coatings reduce both the amount of heat and the amount of UV radiation that allowed to pass through the window glass, for example. And double- or triple-pane configurations contain a layer (or layers) of air or inert gas that is sealed between the inner and outer panes to insulate the window and slow the passage of heat.

Ultimately, high-performing windows offer a number of benefits, including reduced energy costs and fabric fading, increased natural light, and improved insulation and comfort throughout your home.
