He draws from a career in observing the interactions of plants, animals, and arthropods and their interwoven effect on our environment. Following Leatherman is Micaela Truslove, a Colorado State University Extension Master Gardener Coordinator in Broomfield, with an inspiring look at Planting for Edible Landscapes.

Here’s what market absorption rate means and why it’s an important seller consideration.

Definition of market absorption rate Market absorption is basically a look at how many homes are selling in a particular market during a particular time.

You can determine this figure two different ways: • Approach #1 – Recent Months Look at the past several months

and the number of homes that sold in each. What is the trend and average number of homes that sell per month?

• Approach #2 – Same Months During Past Years Pull statistics on the number of homes that sold each month for past years. Use this to estimate how many homes should sell over the next few months based on month-to-month fluctuations and how much the market has changed from year-to-year.

Market absorption and home pricing Now that you know how much inventory is on the market and how long it may take to go through that inventory, you can develop your pricing strategy.

• Scenario #1 – Quick Sale If you need to sell quickly and there are several months of inventory on the market, then you will need to price your home more aggressively than your competition in order to be one of the first to sell. • Scenario #2 – No Rush Sale If you do not have a specific timeframe for selling, then you don’t have to necessarily beat your competition. However, you still need to be priced reasonable compared to them. Otherwise, your home will take an extended time to sell, become aged, and will be less desirable to buyers.

Fluctuating markets Keep in mind that other new listings enter the market each day, in addition to yours. This is particularly true in the spring, which typically sees a large influx of new listings. You never want to be chasing the market and buyers.

10 ways to protect your home against winter elements

By Cathy Hobbs Tribune News Service With bitter cold temperatures gripping much of the country in recent weeks, what are the best ways to properly prepare your home for winter? Whether it’s your full-time residence, weekend home or a property you rent out, being prepared can help make sure your home doesn’t suffer any damage during winter.

Here are some tips to keep in mind.

1. Winterize outdoor areas.

If you haven’t already, close all outdoor faucets.

2. Make sure typical fall home prep items have been completed such as cleaning out gutters and making sure HVAC systems are in proper order.

3. Make sure you have enough fuel. Having enough fuel on hand will be critical, especially during an unexpected heavy storm.

4. Program your thermostat when away. The recommended temperature is typically between 55 and 60 degrees.

5. Insulate pipes. The potential of freezing pipes can be a real concern during periods of prolonged low temperatures.

6. Have an emergency or backup

plan in place. Especially if you only use a residence part time, having a property manager or reliable friend or neighbor to check in on your home may be helpful.

7. Review your insurance coverage and warranty information. Should mechanical systems break down or damage occur, you will want to know you are protected.

8. Secure vendors. From snow plow companies to plumbers and electricians, having a vendor to call can be invaluable.

9. Bring in all outdoor furniture.

Wintry winds, especially in extreme cold temperatures, can be powerful.

10. Check all windows and doors. Windows and doors are the prime point of entry for the elements. Making sure windows and doors are well insulated and working properly can not only save you money but help keep you warm.

Bring your personality to life in your decor

By Mary Carol Garrity Tribune News Service The secret to creating a beautiful home isn’t in cloning a big-name designer’s style, or washing a room in the latest trend. It’s about thoughtfully constructing a space that celebrates the people who live there. Our design choices should not only be inspired by today’s “it” color palettes or furniture styles, but by the opportunity to bring to life the story of us: what we love, what is precious from our past, what we dream of for the future.

You infuse a space with your personality layer by layer, in the little design choices and the big ones. My friend Lisa is a master at this. Her home is loaded with personality. Everywhere you turn, you see her sense of humor, love of tradition and adventurous spirit. I will be blogging about Lisa’s home in the near future, so stay tuned. But today, I want to spotlight six ways Lisa has put her unique stamp on her home design, to inspire us to do the same in our own homes.

Lisa’s magnificent window treatments complement her bedroom’s style, while adding a subtle commentary all their own. Full window treatments are an investment, so select styles and fabrics that won’t be dated in a few years.
