Markel Homes to build 78 housing units in a new community in Lafayette LAFAYETTE – Boulder-based Markel Homes has been approved to create a new community on a 13-acre parcel of land just north of South Boulder Road in east Lafayette. The future community, called Blue Sage, will feature a variety of housing types to attract first-time buyers as well as families, empty nesters and retirees ready to downsize. A community garden is planned at the entrance to the neighborhood. Trails and open space are nearby, as well as shops and restaurants. Lafayette’s Waneka Lake is within walking distance.

Blue Sage will feature 78 total housing units comprised of single-family homes, town homes and duplexes. Markel Homes’ architectural team is exploring a variety of styles in their creation

of a unique and attractive streetscape that will define the personality of the neighborhood.

The builder is intent on creating smaller yet stylish, energy efficient, high-performing homes that deliver the Markel Homes brand at a more obtainable price point.

The goal is to make it feasible for people to live and work in Lafayette, or to stay in Lafayette after they retire. Infrastructure work has begun at Blue Sage.

Home construction is anticipated to start in mid 2018.

IRS to look into Bitcoin transactions between 2012-2015 Bitcoin, if you’ve been paying attention as of late, has been all the rage – it’s up, it’s down, it’s something we wish we’d invested in

Recently, the Internal Revenue Service proved victorious in a case against Coinbase. Their victory gave the IRS access to owner information for cryptocurrency transactions between 2012 and 2015 over $20,000 (this includes Bitcoin).

In 2014, the IRS ruled that Bitcoin was an intangible asset.

This means that if you sell it, you must recognize it as a capital gain or a capital loss on that transaction. Losses are figured into the total of other capital gains in any given year (plus an additional $3,000).

If you lose, the write-off takes a while (a double loss of sorts). But if you have a gain, that money is immediately taxable at the capital

gains rate. You must also report each gain or loss when you use Bitcoin to purchase a service or pay for a product.

With the recent tax reform legislation set into place, real estate professionals are expecting a slew of questions from buyers, sellers, and their peers. The new tax code will affect many areas of life, including (but not limited to) owned homes and cryptocurrency holdings. In the new tax plan, if you exchange one type of cryptocurrency for another, that transaction is taxable. But that’s not the only recent addition. Bitcoin introduced a dividend of Bitcoin Cash earlier this year on August 1. It’s not really a dividend, however – it’s not interest and it’s not a tax deferred split, either. On your tax return, it’s reported as “other income.” This holds true even in cases where you didn’t claim your Bitcoin Cash or didn’t sell it.

Some believe that the IRS will provide amnesty for folks who didn’t report their taxable Bitcoin transactions between 2012-2015, which may allow for people to sidestep monetary penalties. But it’s not set in stone. So, if you have 2016 or 2017 transactions, it’s a smart move to make sure

you’re in compliance. As Bitcoin’s popularity grows, the more it’ll garner the IRS’s attention. And the more they’ll scrutinize the holdings of anyone who has tried to hide their profits. Javier Vivas, director of economic research for Realtor.com, advises that now is a better time than ever to keep your tax professionals close by.

Staying up on the changing trends of Bitcoin, and the laws surrounding it, helps avoid the waving of any inadvertent red flags. According to Selma Hepp, chief economist for Pacific Union International, “It’s important to stay informed and understand the current issues. For example, tax reform is very complex. There will be a lot of misunderstandings around the tax reform if it gets passed.” The IRS is pulling all the stops, so be sure to chat with your accountant about how to file properly.

These home automation systems may not speak the same language, nor do they always work together harmoniously. “Even plugs and chargers aren’t necessarily universal for different appliances and phones,” says Lisa Cini, senior living designer and author of “The Future is Here: Senior Living Reimagined” (iUniverse, 2016).

throughout a home. You may need a mesh Wi-Fi system, which can eliminate the many dead spots within the house. A skilled technician may be needed to make technology recommendations and install what’s needed to make all the devices work together.

Kitchens emphasizing healthy eating The health-focused kitchens of 2018 will be all about fresh, healthy foods. Pantries will expand to store fresh ingredients and reduce the need for oversized freezers. Container gardening is moving inside. Ballinger reports that the popularity of compact growing kits (with grow lights and self-watering features) is on the rise, as well as steam ovens that maintain food nutrients. Comfort is also a focus with options ranging from variable height kitchen counters to cork flooring.

Black is in Black is marching into home design as a strong, neutral accent color (typically in matte or satin). Watch for black in the latest appliances, lighting, hardware and metal finishes, window trim and cabinets.

4 things a home inspection may miss you are purchasing a home with a pool, it would be best to hire a pool servicing company to review the integrity of the pool along with the functioning of the pump and other related systems.

Even the most thorough home inspections can miss certain issues. Why? Inspectors are often limited on what they can see or access, so it is impossible BY SUZANNE for them to PLEWES detect every RE/MAX Alliance possible issue in a home. Here are a few things that might not be caught during a home inspection.

Underground issues The land on which a home sits may have some hidden issues.

Inspectors do not dig up yards or use equipment that would allow them to see into the ground.

Therefore, they would have no way of knowing that a problem exists there. This is simply a limitation that all homebuyers face when purchasing a home. In some cases, there may be subtle signs of a land issue, such as a shift in a home’s structure. In that case, one would need to hire a structural or land engineer to further evaluate.

Even the most thorough home inspections can miss certain issues.

Fortunately, underground issues are generally rare.

Swimming pool functioning Home inspectors are knowledgeable in general home building components and major home systems. Pools are one of a few things that they simply do not have in depth knowledge. Some inspectors will run the pump and/ or heating, just to quickly see if it works. Others may not inspect any elements of the pool at all. If

Problems inside walls Obviously, no one can see inside walls. Thus, inspectors cannot evaluate any components hidden within them. This includes electrical wiring, plumbing, etc.

You’ve probably heard stories of homeowners discovering major problems when they start renovating a home. Sometimes it’s only when a room is gutted that those areas can be seen.

Problematic outlets Home inspectors will test any visible wall outlets in a room.

However, in many cases, some of those outlets are blocked by furniture and will therefore not be tested. Testing tools are available at your local hardware store and are inexpensive. Consider purchasing one and performing your own testing after you’ve purchased the home. Although you will not be able to negotiate

repairs with the seller at this point, you will ensure the safety of your family and home by identifying wiring issues.

Summary The above are just a few of many potential latent defects beyond the scope of a typical home inspection. If you do encounter an issue with your home after you have purchased it, keep in mind that sometimes, there is no one to blame for it. Inspectors may have had no way of seeing the issue and previous homeowners may have had no clue problems existed. As unfortunate as it may be, it simply comes with homeownership.

Although no one can guarantee an entirely problem free home, hiring qualified professionals will help you obtain as much information as possible, allowing you to make smarter home buying decisions.

5 reasons to spend your home equity (with caution)

You have several loan options, such as a cash-out refinance, home equity loan or home equity line of credit (HELOC), but you need to have a good reason for tapping the equity in your home before deciding on one.

“If you’re thinking about selling your house soon, you want to be cautious about how much you spend on what because there’s a limit to how much you can get over the market value on a house,” says Sharga. “Most real estate folks will say new paint and carpeting, and maybe some upgrades to the kitchen or bathrooms help the value of the house.”

Use the equity to improve your home Home improvement is one of the main reasons borrowers will take out a home equity loan or HELOC. Besides making your home more comfortable to live in, the improvements to your home will increase the value of your home should you sell it.

But if you plan on selling the home, you need to be mindful of the types of improvements you are making to your house.

The most common mistake is when a homeowner uses their home equity to make upgrades like a large TV or swimming pool that do not really increase the value of the home, says Rick Sharga, executive vice president of Ten-X, an online real estate

Use equity as a student loan A HELOC or home equity loan can also be a good way to fund a college education because the interest rate might be lower, depending on the type of student loan financing available.

“Paying for education to potentially put yourself in a higher income bracket, that’s a huge positive for using home equity,” says George Pantelaras, director of consumer direct/Internet production at Planet Home Lending LLC. Before tapping the home equity, look at all of your student financing options as well as the terms and interest rates. Because your house is securing the HELOC or home equity loan, you could lose the house if you default, whereas defaulting on a student

loan will only hurt your credit.

Use equity to pay off credit cards Homeowners will often use their home equity to pay off other personal debt like a car loan or a credit card. HELOCs or a home equity loan can sometimes be a way of consolidating your debt to a lower interest rate.

But this can become dangerous when the homeowner adds on even more credit card debt after taking out a HELOC to consolidate the old debt.

“If you’re planning on tapping home equity to pay off debt, there better be a good management plan in place,” says Pantelaras.

There are also closing costs involved with getting a home equity loan or HELOC so you need to look at how much it will cost you overall to borrow against your home equity.

“You’re paying a lot of money upfront to pay off the other debt so it’s got to make financial sense,” says Pantelaras.

Use equity as an investment Some homeowners use their home equity to invest in the stock market or in real estate properties to get a higher return than what

they pay on the interest rate. This has its risks because there are no guarantees that the stock market will always outperform the cost of the HELOC or home equity loan.

Similarly, if you use home equity to invest in real estate, there’s no guarantee that investment property will sell at a price worthy of the cost it might take to increase the value of that property.

“People tend to sometimes overvalue a property they want to invest in or underestimate the costs involved,” says Sharga. “It’s really abut financial management and whether it makes sense to start with other investors or real estate professionals.”

Use equity for other personal needs Most lenders agree that the worst reason to tap your home equity is for unnecessary personal spending like an an extravagant vacation, car, or boat.

“These were the things people got in trouble with during the housing market boom,” says Sharga. “They used their house as an ATM.” Simply put, don’t overspend and don’t overborrow when it comes to your home equity.

Items such as roofs, siding and surface grading should also be inspected as issues in these areas could lead to interior problems.

Radon tests should also be conducted if the unit has contact with the ground by either a basement, crawl space or slab on grade. Units that begin on the second floor or above would not need a radon test. If the unit is in an area with expansive soils, large tree roots or is older a sewer scope should be considered. In addition, depending on the age of the unit, tests for asbestos and lead should be considered.

In general, an inspection on a condominium or townhouse should include the same major components as a single-family home; plumbing, electrical,

heating and air-conditioning, doors, windows, all appliances and the exterior (including the roof). While home owners are often not responsible for repairs on the exterior of multi-unit buildings buyers are encouraged to conduct due diligence with the homeowner’s association if issues are found on the exterior of the unit or any common areas.

How to achieve a happy and healthy home, according to feng shui

By Gabrielle Savoie Domaine Times change – 20 years ago, people saw yoga as a strange practice with no tangible physical benefits. Since then, we’ve been so widely exposed to its positive effects both on the body and mental health that it’s become as mainstream as green juice.

Similarly, the ancient Chinese spatial laws of feng shui in houses have only proliferated, with Gwyneth Paltrow and Marie Kondo among its most recent enthusiasts.

To the uninitiated, feng shui can feel a little esoteric, but if you take the time to dig into the philosophy behind it, you’ll find out it’s not only based on simple common sense practices that make our homes healthier and more organized, but it also reveals how connected we are to our homes – and in turn, how they can affect our mood and well-being. In practicality, feng shui should feel no weirder or less intuitive than spring cleaning or decorating a comfortable home.

To demystify some of the rules of this ancient Chinese tradition, we tapped New York-based professor, feng shui expert and author of “The Holistic Home,” Laura Benko, to give us simple, actionable tips on how to incorporate its philosophy in our homes. Benko is widely acclaimed for having rebranded feng shui into a more modern, holistic approach while still honoring age-old traditions. To Benko, feng shui is not about transforming the structure of a home, but about making our homes evolve with us. Though nearly imperceptible, these small tweaks can have a “profound impact on your daily life,” she insists. These feng shui house tips won’t just bring harmony into your home, but they can potentially increase the value of its selling price. Now have we got your attention? Read on for Benko’s tips.

Slow down the energy flow “When there is a direct line-ofsight between the front door and the back door, it means the chi (or energy) is shooting through the house too fast,” says Benko.

way that goes around your whole home evenly,” she suggests.

The solution: Slow the chi down with a patterned rug on the floor, artwork on the walls or even a round entry table.

Keep your house clear of clutter While this may seem like an obvious problem to tackle around the house, we are all too guilty of accumulating tchotchkes that don’t play a specific function in the home. According to Benko, clutter is more than just visually displeasing: “It’s an energetic anchor that impedes the best things from unfolding in our lives,” she says. “An excessive amount of clutter stops us from having clarity of thought, and can weigh us down emotionally.”

The solution: Make sure you have the correct organizational systems in place for everything in your life: from paying bills, to recycling, to having a designated spot for your keys. You’ll feel lighter, less frazzled and more efficient.

The solution: Install a mirror.

When you hang the mirror, Benko advises to connect an intention to it, like expanding the opportunities in your life, and not allowing yourself to feel limited.

Keep the path to the front door clear “The front door is very important in feng shui,” says Benko. After all, it’s the main portal through which energy enters your home, remember? From the outside, she suggests “think of the chi as a first-time visitor trying to find your home – you want to make sure it’s clearly lit, well-marked and the address visible.” On the

The solution: Slow down energy flowing into your home by adding a stair runner, or artwork that causes you to pause and reflect. Another feng shui solution is placing a grounding element that symbolizes heaviness at the top of the stairs, to anchor the chi and force it to slow down.

Balance the five elements The five elements – earth, wood, fire, water and metal – can be present in your home either physically or symbolically. For example, you could bring the fire element with warm tones, like reds and oranges, or you could have actual fire with a fireplace or a burning candle.

The idea, says Benko, is to strike a balance between all elements. “A lot of times, people are drawn to elements that they either need more of, or that’s a great cause of imbalance in their lives.” For instance, people having issues with aggression should be mindful of not having too much fire elements as part of their decor, like a bright red wall.

Conversely, personality types lacking motivation should infuse more of the fire element in their homes to give them a boost.

The solution: Look closely at the literal and symbolic elements that are showing up in your home, as they can be a cause of imbalance in your emotional life. The idea is to strike a nice balance between all five.

Remove negative symbolism If you look for it, Benko says, “symbolism is constantly bombarding us on an everyday basis. From literature to traffic signage to movies, we’re always being guided by symbolism. In our homes, it’s enhanced even more, because we are creating these intimate environments that most often represent our fears and challenges.” Often, we unwittingly reinforce the challenges in our lives by having their symbols in our space.

Benko says there is a slew of emotional issues constantly being displayed in her clients’ homes.

“Do you have trouble getting clarity? Check if you have stuff all over your surfaces. Do you have self-esteem issues? Check if your mirrors are hung too high, so you can never measure JANUARY 12-13, 2018

up. Are you chronically single?

Assess if you’re loading up your home with single imagery – a single vase, a single chair, a single person in a picture.”

The solution: Evaluate what challenges you are facing in life, and try to identify whether they’re symbolically showing up in your space. Remove the symbols, and replace them with items you want to attract.

Maximize natural light It should come as no surprise that natural light can make us feel happier and more positive.

“Mirrors in feng shui are like aspirin,” jokes Benko. “They’re prescribed often to treat many ailments. They’re a quick adjustment when you want to expand a space, and bring in more light.” The key here is to be very mindful of what the mirrors reflect. Is it a stack of bills (i.e. more clutter) or a beautiful view?

The solution: When you hang a mirror, make sure it reflects more light, a serene view or an expansive part of the room.

Rebalance workstations in the kitchen For efficiency’s sake, it’s never practical to have two work stations situated back-to-back.

Think about what it’ll look like when two people are cooking.

This is why many kitchen experts will suggest a triangular setup between the fridge, stove and sink. But Benko suggests there is also a feng shui reasoning behind it: “There can be a conflict in the house when you have fire right across from water – water puts out fire.”

The solution: If you have that configuration in your kitchen, no need to gut renovate just yet.

Instead, put a wood element between the sink and stove – water feeds wood, and wood feeds fire. So in this case, wood acts like a mitigating element between the two opposing forces.

Wood is also represented by the color green in feng shui, which can be used instead of the actual material.

Color pairings Orange is the new black in the sense that it can be paired with a number of colors. You can pair orange with cooler colors such as charcoal gray and blue, as well as neutral colors such as white, brown and taupe.

Where to use orange The beauty of orange is its versatility. Orange can be used in social areas to create a sense of energy such as a living room or family room, as well as in spaces where you may want to create a sense of fun, such as a children's bedroom or bathroom.

The reality of home improvement TV Shows Two home design gurus walk you through a home that needs a little updating. They show you some ideas such as how to put the finishing touches on a refurbished kitchen or a new window treatment. In the process, you see high-tech renderings of the home as it will be when all the updates are finished. Digital graphics and illustrations flash across the TV screen and you start to think to yourself, “Wouldn’t it be great to have those same visuals for the new home I want?”

It seems so simple and so easy to get all the flash and tech for a construction project on reality home improvement shows. In just a few days or at the click of a button, designs are there in 3-D with virtual walk-throughs … but that’s not reality. The reality is that the design portion of your construction project will take more time and consideration than they show on TV, and any hightech graphics will be costly.

“Reality home improvement shows aren’t based in reality at all,” said Rick McAlexander, CEO of Associated Designs Inc., in Eugene, Ore. “From a design perspective, watching these shows makes you think that the design and all its pieces are done right there while you are walking through the house together. But it doesn’t work like that.”

In reality, construction or home design projects are built around 2-D drawings, blueprints and hand sketches. They are a timeconsuming endeavor that takes weeks if not months to finalize.

Designers take you through all the solutions, exploring every possible amenity, material and layout to bring you the home of your dreams. Even a small townhome can be a complex project taking hours if not days of iterations and solution gathering. TV can make

the construction process look like a snap. From concepts to permits to finished product, it’s all done in a matter of weeks.

“There’s this illusion of a design being done at the push of a button, as if I’ve done it instantaneously, which is not possible,” said McAlexander.

“It takes hours, weeks and even months to put all those ideas onto paper. High-tech graphics are cool, but even all the data needed to input into the computer to make those graphics is complex and time-consuming, not to mention costly.”

That doesn’t mean that the technology isn’t there to use hightech graphics like the ones shown on reality TV. It most certainly is possible to have a 3-D rendering of your new kitchen – if you can afford it. What is hidden in the world of television is the amount of time it takes to generate those graphics and 3-D walk-throughs.

You ultimately spend more time and money on creating the pretty picture than on the value of the

project itself, said McAlexander.

“And this is a familiar discussion at a lot of home design firms,” he continued. “Clients walk in expecting to see a hightech digital design with all the trimmings, and they want to see it now. If they were available as efficiently as they are portrayed in reality home improvement shows, I would advocate for them 100%.

I would much rather be able to show my clients these 3-D models of the design solution and give them a virtual tour of their new home because it does help people visualize the design. But again, it’s not a simple click of the button.”

Time and costs play a factor in any construction project, but so do budgets. There’s only so much the typical homeowner is willing to spend on the design of a new home or a remodel project, and it’s usually much more tame compared to what is discussed on reality home improvement shows.

On television, suppliers get special consideration. When they sign the dotted line, they know they will

also get promotional exposure by virtue of their products being used on the show. The costs, therefore, are downgraded.

“There is a disconnect when it comes to budgeting for a project like the ones they show on TV,” said McAlexander. “The budgets on TV, in my opinion, are laughable because they are not steeped in reality. The actual cost of materials, design elements, fixtures, and those high-tech graphics, can be hefty. Every little detail counts.”

Reality home improvement shows are not all bad. You can still watch them and be inspired.

The biggest opportunity they provide is for you to see a wide range of styles and features that you can consider for your next construction project. That unique pantry or bathroom update may be just what you’re looking for in your dream home.

Simply keep in mind those bells and whistles that make great TV have not truly found their way to the reality of current construction.

“The more time you give the design process, the happier you will be with the results,” said McAlexander. “By taking time to analyze your lifestyle and living patterns with a design professional, the space you create will serve you well in the years to come.”

Start the gardening year off right with florists' flapjacks

These flapjacks are fully bolted and flowering, then stalk leaves are cut and rooted into new plants.

By Maureen Gilmer Tribune News Service Photos by Maureen Gilmer This year, all the haute florists will sell flapjacks and Christmas trees. Kalanchoe thyrsiflora is the hottest red plant going, despite its preference for arid climates.

Their peculiar shapes are added to the most impossible companions in holiday and gift plants. You’ll see flapjacks added for color with orchids and moss, set into dense pots of house plants and holiday wreaths. Though beautiful at first, eventually you’ll have to choose to save the dry flapjacks or save the moist tropicals they’re planted with, as they are mutually exclusive. Unless the flapjacks are extracted and repotted early in the new year, they are doomed.

Flapjacks in pots are really juveniles newly rooted from last year’s cuttings. They are in the vegetative phase, growing larger and larger like a head of lettuce.

Growers adjust the light on their young plants to bring out the bright red coloring on schedule for the holiday sales.

Flapjacks are popular outdoor plants in frost-free climates, or as a seasonal accent for summer.

Along the coast and in the mild Southwest, flapjacks are popular landscape plants, proving they do well in most natural soils. Their Achilles’ heel is too much moisture for too long or in conjunction with frost or extended rains. They are most reliable on gentle slopes and banks with a south-facing exposure to ensure drainage. If not cut by frost, the plants become perennial.

The flapjack of summer must bloom and shed seed. This spoils their original form as they bolt before they bloom. Bolting is a process where the central stem of that tidy clump of pancakes starts telescoping upward, extending the amount of stem in between each leaf. They do not die, but simply hunker down for the rains to come and begin growing again.

Gardeners experienced with flapjacks have learned that once they bolt, the beauty wanes. If cut short in winter, the remaining stem will regrow the following year, gradually replacing its foliage.

beauty of the parent. It will however continue to add seasonal color to that frost-free landscape.

For many, the stalks en masse create a beautiful textural effect late in the season. They will be visited by hummingbirds and other pollinators, then birds come for seed, so don’t be in a hurry to remove them. Do so when they can’t stand up properly and just before they flop.

Those who are ready to salvage holiday succulents from wholly unsuitable compositions should put them in a bag of cactus soil and well drained pots. To transplant gently, insert a utensil under the succulent to push it up and out from underneath.

Don’t pull it out or the roots may break off, which can start rot.

Let it sit in the open air to dry out for a couple of days before transplanting. Then set it in an empty pot and fill with dry cactus mix. Leave it for a week or two in moderate light to adjust. Watch for fine wrinkling of the leaves to indicate dehydration before watering in.

Flapjacks are sold at most

florists and greenhouses during the cold months and in garden centers everywhere else. Buy young plants and nurse them along to decorate future holidays with their progeny.

Keep in mind that flapjacks grown in too much shade remain light green. Those in the sun take on a vivid reddish coral coloring that is so bright, it’s rivaling poinsettia. Even Christmas cactus is being challenged by a living pancake for the holiday season. Best of all it’ll be with you throughout the new year indoors and out. So rather than buying unsustainable specialties for holiday decor and gifts that are tossed after they wilt or rot, choose those with flapjacks and start planning a whole new look next summer.

Dry times call for winter water When January rolls in, a lot of gardeners get itchy for spring. Seed catalogs tease us; we stare wistfully out windows, and pace restlessly

BY CAROL in garden O’MEARA sections of Colorado State stores. Nesting University Extension activity begins with clearing of spaces for seed trays and Christmas lights give way to the warming glow of grow lights shining through windows. It’s a natural part of the season and we embrace this.

What we don’t embrace is the plants giving in to spring fever. Reports of crocus nosing up through mulch and early trees swelling buds are causing a flurry of calls to the office with gardeners wondering what they should do.

Since the crocus won’t be shoved back into the soil and the trees won’t hold their buds no matter how much we admonish them to, the best thing to do is tuck them back in with a drink of water. Make sure the mulch is at least three inches deep around your perennials and bulbs by topping off any that’s been thinned by wind.

Then find time to drag a hose out and water the entire landscape – trees, shrubs, perennials, and lawns. This winter has been extremely dry; there will be consequences on the landscape from below average moisture.

To prevent this, water once per month now through March if we don’t get an inch of water through snow or rain.

Make it easy: Measure snowfall at your house with a ruler; don’t rely on total accumulation listed in the news. Write each storm’s amount on your calendar and add it up every four weeks. If it’s less than 12 inches of snow, it’s time to water.

How: Warm days when temperatures are above 40 are best for watering. Choose days when no snow is on the ground and the soil isn’t frozen. In cold weather, water should be trickled slowly into the soil.

the tree and leave it there for use over the next few months. Long hoses can be used to water several trees of the same size at the same time. Have an inexpensive timer on the faucet automatically shut off the hoses, or set timers in the house to remind you to turn off water.

Where: The dripline of the tree is the best place to water, which is the area directly under the tips of the branches. The place to soak is two to three feet on either side of the dripline, to a depth of 12 inches. But many tree roots extend well beyond the canopy, especially more mature trees. CSU Extension Turf Specialist, Dr. Tony Koski, tells us that the easiest way to water older trees is to water the lawn. You’ll give the tree a drink while keeping your lawn’s root healthy too.

Tip for success: Soil needles work best if the ground is soft, and be sure to insert it only eight inches deep. The roots taking up water are shallow, in the top 12 inches of the soil.

How much: Researchers are still working on this, but a good rule of thumb is to give your trees 10 gallons of water per diameter inch of trunk for them to survive.

Perennials and lawns just need a good, deep soaking.

Be sure to disconnect the hose from the faucet after you’re done watering and cover the faucet with a protective Styrofoam cone to keep it from freezing.

An affair with artwork

Settling into our cottage has been a long and languid journey. It started with the Great Purge, when Dan and I let go of many of the furnishings that filled our larger home in Atchison, Kan. Because our cottage is so small, we could only keep the things we loved most. For Dan, it was all those books. For me, it was artwork (and dishes, but that’s a story for another day).

Even though I had miles less wall space in the cottage, I was determined to squeeze in every piece of art I held dear. To Dan’s astonishment, I did it. In my mind, there was never any doubt. Because I know that art is what makes a house feel like a home, gives it its voice.

I’ve had fun working with Dillon, the gifted artwork display designer at Nell Hill’s, to see my old favorites in brand-new ways.

rooms, so they didn’t overwhelm the cottage’s snug spaces? How could I mix up my groupings, putting pieces together with new partners, instead of just replicating the montages I loved in my old house? How could I squeeze in all these pieces without making the spaces visually chaotic? Dillon was a master at taking my vision and making it a reality.

Most recently, we finished decorating our den downstairs, our little hobbit hole where Dan and I cocoon in the winter months, watching way too much Netflix or getting lost in a great read.

Until recently, this room doubled as Dan’s home office, a hidey-hole where Dan, Lyric (our golden retriever) and the cats reigned.

While my husband has many amazing talents, keeping a space tidy is not one of them. Clutter, pet hair, ugh. So, I evicted him from the room and reclaimed the space.

We moved some of the older furniture over to Mom’s cottage next door, brought in a few new pieces and covered the walls with art. I am no longer embarrassed to bring friends down into this private space, and if he’s honest, Dan enjoys spending time there all the more now that the space is beautiful and clean.

We had just moved my mom into the cottage next door before she died. I’m sad we didn’t have the home finished before she passed so she could enjoy it to its fullest.

But now I’m making it a warm and welcoming retreat, in her honor.

As we decorate, room by room, it’s the artwork that has made all the difference. Once the walls were covered in art, it became a home.

My affair with artwork began when I was just beginning my career. When I had a little money saved up, I bought art. Through the years, I upgraded my pieces and added to my collection. It’s made all the difference in my homes.

And, that’s one of the biggest pieces of decorating advice I give when people ask me to help style their homes: Don’t scrimp on the artwork. You may have the most beautiful furnishings in the world, but your home isn’t finished _ doesn’t have its soul _ until the walls are filled with artwork that brings you joy.

How do you know when it’s time to replace your carpet?

By Megan Linhoff, Angie's List Carpeting offers a number of benefits. Not only is it cozy, quiet and easy to install, but it's also more affordable than many other flooring options. And high-quality carpeting can last a decade or more with proper care and maintenance.

Of course, even the best carpets will eventually need to be replaced.

Here are four signs that it's time to retire the existing carpet in your home: Wear and tear: Irreparable matting, tearing and ripping are telltale signs it's time to replace your carpet. Polyester carpet fibers are known to matte and lose their form – and once this happens not even professional cleaning can revive them. Nylon carpeting is more resilient than polyester.

When there is life left in nylon carpet, it will typically respond well to cleaning. It's also possible to repair some small rips and tears.

Significant damage is difficult to address, however _ particularly on stairs and major walkways.

over time, this treatment fades and leaves the carpet and pad unprotected. At this point, your carpet becomes more susceptible to deep and stubborn stains – particularly those caused by bleach, wine, mustard and biological substances such as pet urine.

Professional carpet cleaners offer heavy-duty extraction services

to address these stains, though biological substances can absorb into carpet padding and cause mold and mildew buildup.

When this happens – or when professional carpet cleaning fails to remove stubborn stains from your carpet – it's probably time to consider replacing it.

Lingering odors: Odors resulting from pets and other causes such as tobacco smoke should be eliminated or noticeably diminished after a professional cleaning. If odors remain, this could indicate that they have penetrated deep into the carpet fibers, the carpet pad or the subfloor. And, in the case of pet urine and other biological sources, it may even indicate mold and mildew growth. In these cases, it is typically most cost-effective to replace the carpet entirely.

Age: After several years, even the highest-quality carpeting will start to show signs of wear. Carpet fibers will start to lose their texture and tuft. Professional cleaning will yield sub-par results. And color loss, fading and rippling will likely begin to occur. You may also notice

increased allergy symptoms as older carpets collect and disperse more allergens and particulate matter. Most manufacturers say carpet will last about 10 years with proper care. If your carpet is nearing 10 years or older, you may want to start considering a replacement.

How much will new carpet cost?

The cost to replace your carpet will depend on the square footage of the carpeted area and the kind of carpet you choose. Carpet prices start at roughly $2 per square foot and increase with quality. Midgrade carpet typically runs from $3 to $4 per square foot, and higher grades cost $5 or more. Experts say you can expect to pay an additional $2.50 to $6 per square foot for new carpet padding and an additional $2 to $6 per square foot for installation.
