“It just proves that demand is strong and consistent,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association.

Single-family home sales in the Boulder area improved 2.1 percent year-to-date through November 2017 compared to the prior year –

4,224 homes sold vs. 4,138.

And the sale of 1,377 condominiums and townhomes through November represented a 5.5 percent gain compared to the prior year’s 1,305 units sold.

“We saw year-over-year sales improvements, but the pull-back in November compared to October was more than average,” says Hotard.

He’s referring to the 7.9 percent drop in single-family home sales in November compared to October – 359 vs. 390 homes sold. Attached dwellings sold decreased 2.4 percent month-over-month with 123 units sold vs. 126.

Since the weather was excellent for house hunting, the pullback is likely indicative of more than the typical seasonal slowdown.

this year, which resulted in not only fewer sales, but also a softening of prices,” he says.

When it comes to low inventory, there is “no end is in sight for the foreseeable future.”

Hotard believes price-softening is confined to higher end homes where inventories are larger and homes take twice as many days on the market before selling. “Lower priced homes are not affected,” he adds.

While buyer demand is strong, low inventory can’t supply that demand. November’s inventory is telling: Single-family homes for sale in the Boulder-area dropped 22.8 percent in November compared to October with 777 homes for sale vs. 1,006. Condos and townhomes felt the pinch slightly harder with a 24.7 percent drop for the month of November – 146 units vs. 194.

Mortgage interest deductions may diminish in importance as a result of the doubling of the standard deduction as part of recent tax reform legislation. The National Association of Realtors predicts only a small percent of homeowners will take advantage of the mortgage interest deduction in years to come because of that change.

Home ownership tax preparation tasks The new year is here! For homeowners, this is a good time to get home paperwork and finances in order. Here are some things that you can start

If so, you’ll want to put aside some of the paperwork from your closing. Look for a document titled “Closing Disclosure” or something similar. It should contain details of your closing costs, such as pre-paid interest, taxes, insurance, etc. Although some of this information will be included in the tax form from your lender (which you will receive in January/February), there may be some additional tax deductible items listed on the closing disclosure.

Home expenses During the year, you likely paid for different types of home repairs.

Whether you hired contractors or purchased supplies on your own, it’s a good idea to keep track of the total expenses. Even if it cannot be used on your taxes this year, it will be needed to determine your future profit and possible capital gains taxes when you go to sell your home in the future.

Some receipts will fade over time, so consider scanning them into electronic form.

Utilities If you have investment properties or use part of your home for business, you will need to calculate your utility expenses. Some or all of it may be tax deductible. If certain utilities apply only to your business use, then be sure to note that as well.

More adults are living together than ever, analysis shows. Here's why

By Darcel Rockett Chicago Tribune CHICAGO – Striking out on one’s own is a rite of passage, but it would appear more adults are doing less solo living lately.

According to a recent analysis

by Zillow, as rents rise, more adult renters are finding roommates to cut costs – be they strangers, friends or relatives. The numbers are higher than ever before, said the real estate company, with 30 percent of unmarried adults ages 23 to 65 living together – up from 21 percent in 2005.

According to Harvard’s Joint Center for Housing Studies, millions of U.S. renters are spending more than 30 percent of their monthly income on rent.

“When you look nationwide at the share of households that had roommates or lived with parents, it did start to increase in the years just before the housing bust,” said

regardless of age, Zillow found.

The share of 20-somethings living in doubled-up households climbed faster than any other age bracket, but people in their 50s came in second.

The median individual income of an employed adult in a doubled-up household is $30,000, compared with the $45,000 earned by those living alone.

“I think there are both demographic and economic forces driving this doubling up – living with parents or living with roommates,” Terrazas said. “In the near term, I don’t see those forces turning around.”

Jessica Lautz, managing director of survey research and communications for the National Association of Realtors, agrees.

“We’re not seeing building where it should be to actually be able to meet the demands of potential homebuyers. As demand is strong, but building is still suppressed, it’s going to push up the cost of housing and that’s going to push people into rental units, which will push up rental prices as well,” she said.

“Housing inventory is tight and the interest rates are expected to rise, so as they continue to rise, that could push out consumers

who are right on the edge of being able to afford a home,” she added.

But Lautz noted a potential silver lining: If renters are doubling up to shave housing costs and save for a down payment, “that’s a great opportunity for them.”

And renters, if your landlord ups the price, don’t be so quick to move, Terrazas said. People who renew their leases tend to save a little bit more than those who relocate, he said. Rent increases for renewals tend to be less costly than if you were to go out in the rental market and find a new place, particularly in booming markets.

“Compare and do your research of what your renewal rate is versus what you’d find on the market,” he said.”You have to do that three weeks to a month in advance of when you expect your lease to be renewed.”

Another tip from Terrazas: Look to buy a home sooner rather than later.

“Even with the housing market as it is right now, financially it does make sense to buy as soon as you can,” he said. Along with other potential benefits, you’d be building “equity at a time when interest rates are very low.”

Borrowers beware: These mortgage rules could soon get a face-lift

By Amanda Dixon Bankrate.com Getting a mortgage today is much different than it was before the financial crisis.

Loans have to meet certain standards and there are many rules lenders and servicers have to follow. But after a shakeup in leadership at the Consumer Financial Protection Bureau, the future of some policies is uncertain.

Here’s why: The new acting director of the CFPB, budget director Mick Mulvaney, is expected to review regulations that haven’t been finalized, and he may try to alter rules that are already in place.

Here are three policies Mulvaney could change and what adjustments to them might mean for homeowners and homebuyers.

The CFPB has already announced plans to reconsider certain rules.

your race, ethnicity and sex – could be released to the public.

For thousands of lenders, reporting mortgage information is mandatory under the Home Mortgage Disclosure Act (HMDA). While the law has been around since 1975, the amount of data made publicly available is increasing, and not everyone is thrilled.

The mortgage industry believes that publishing so much data raises concerns about consumer privacy. And there’s no way to opt out of having your information shared, notes Richard Andreano Jr., partner at the Ballard Spahr law firm.

“They expanded the data set so much that there was a concern that if it was all made public, at what point are borrowers able to be identified using HMDA data?” asks Alexander Monterrubio, director of regulatory affairs at the National Association of FederallyInsured Credit Unions (NAFCU).

Consumer advocates want more information released. Doing so, they argue, protects borrowers from discriminatory lending. It also holds lenders accountable for their actions, says Jaime Weisberg, senior campaign analyst at the Association for Neighborhood & Housing Development (ANHD).

The latest HMDA requirements go into effect January 1, 2018, but the CFPB, the Federal Deposit Insurance Corp. and the Office of the Comptroller of the Currency announced that lenders won’t be penalized for mistakes made while collecting data in 2018 or reporting it in 2019. They also won’t have to resubmit data unless errors are “material.”

The CFPB also said that it would revisit certain aspects of HMDA. “HMDA could be made almost worthless,” says Peter Smith, a senior researcher at the Center for Responsible Lending. “We need a good body of rules to make sure lenders are playing a fair game with consumers.”

Ability-to-Repay and Qualified Mortgage Standards Another rule that has been subject to debate is the qualified mortgage (or ability-to-repay) rule implemented in 2014. It requires most lenders to make a “goodfaith effort” to determine whether someone can afford a mortgage

and eventually pay it back.

Critics say the new standards have kept many people, including low-income individuals, from becoming homeowners.

The CFPB is obligated to review the ability-to-pay rule since the bureau is required to assess existing regulations within five years.

With the CFPB’s change in leadership, there may be pressure to loosen lending requirements, says Barry Zigas, director of housing policy at the Consumer Federation of America. There’s already a Senate bill aiming to give qualified mortgage status to loans offered by many banks and credit unions without requiring the lender to meet every condition under the ability-to-repay rule.

The bill’s supporters say it would give more consumers access to mortgages. But Zigas calls it a “dangerous effort to undermine consumer protections.”

If it passes, a financial institution may legally avoid going through all of the steps lenders take to ensure borrowers can repay their loans, like considering their debt obligations, verifying income and employment history, and calculating their monthly debt-toincome ratio TRID Rule In 2015, the CFPB combined the mortgage disclosure obligations required by the Truth in Lending Act and the Real Estate Settlement Procedures Act under the TILARESPA Integrated Disclosure (TRID) rule. One result of the TRID rule is that consumers preparing to close on a house have two documents explaining their closing costs and mortgage terms, rather than four.

While the new forms helped simplify the closing process for homebuyers, the TRID rule created other problems. For one, it could prevent buyers from closing on their homes as quickly as they want to, says Brandy Bruyere, vice president of regulatory compliance at NAFCU. For many items on the disclosures, there’s little or no tolerance for last-minute changes, and lenders have had to choose between rejecting borrowers’ requests and eating additional fees.

The CFPB has worked to fix the TRID rule and clear up confusion for lenders. But it hasn’t

addressed every issue, leading members of Congress to create a bill that would make additional adjustments.

“The TRID disclosures are solid, and any significant change would add additional costs and uncertainty to the closing process,” says Smith from the CRL. Rules won’t change overnight The CFPB’s final rules can’t be modified without issuing a notice and asking the public for feedback.

Take these steps to ensure your voice is heard, especially if you’re concerned about how rule changes could affect you.

Comment on any potential policy changes. When the opportunity arises, visit the CFPB’s website and comment on the rules the agency is proposing. “The CFPB doesn’t have to do what the comments say, but they have to provide a reason for not doing so to avoid the rule being struck down as arbitrary and capricious,” says Benjamin Olson, a former deputy assistant director for the Office of Regulations at the CFPB. Contact your representative.

Congressional leaders can review certain rules issued by the CFPB and potentially overturn them.

That’s what happened with the CFPB’s arbitration rule. The policy would’ve made it easier for consumers to file class action lawsuits against banks, but lawmakers used their powers under the Congressional Review Act to kill it before it could take effect. Legislators are now considering the CFPB’s final rule on payday lending and may seek to repeal it.

Use the complaint database.

If you’ve had issues with your mortgage lender or servicer and you’re having trouble resolving them, file a complaint with the CFPB. Typically, you’ll receive a response within 15 days. You can use the same database if you’re having problems with other financial entities, like the bank managing your checking or savings account.

mortgage loans for second homes or rentals. Therefore, purchasing a new home to live in and converting your old home into a rental property may be easier than acquiring an investment property.

While it might be difficult for a family with children to move often, change schools, etc., that same family might be willing to move within a neighborhood as they acquire several single-family homes. A young couple might be willing to move periodically before they have children. An empty nester couple with no kids at home, may choose to build their portfolio before they retire. As in most investments, but especially in real estate, the earlier in life you get started, the better.

Keep the old house Over my career, whenever someone contacted me to sell their old house to move up to the next one, I always suggested they keep their old house as a rental. Clients have often been confused as to why I would not want to list their old house and make a commission.

My answer is that I always suggest renting out your first home because renting it is the initial step in building a real estate portfolio.

If you did this four times before you retired, you could be living in your fifth personal residence with four rentals that would provide retirement income.

Getting started The first step in starting this investment program is picking a lender to obtain a loan preapproval. In addition to getting pre-approval, check with the lender about the current rules regarding the following: 1. What is the down payment required for owner-occupied financing? Markets change, but 5% down would likely be available.

2. What will the interest rate be?

Will Private Mortgage Insurance (PMI) be required?

3. How long would you need to live in the home before buying your next owner-occupied home?

4. How is rent considered for qualifying for buying the next property and future ones?

5. Is there a limit on the number of mortgages I can have?

6. Where do I stand on qualifying for future purchases?

Keep moving Buying 10 properties in 10 years!

Is it really possible? Maybe, maybe not.

There are many factors involved.

1. Current lending rules 2. Is there any inventory to purchase?

3. What is the price range necessary to be acceptable for owner-occupancy, yet good for being a rental after moving on to the next home?

4. What is the rent? What is the loan payment?

5. What are the other expenses?

6. After the loan payment and expenses are accounted for, is the cash flow negative or positive? If negative, it might take a while longer to allow rents to catch up to the loan payment and expenses. If there is negative cash flow, you can think of it as a deferred down

payment. You just have to determine how much negative cash flow your budget can handle.

Will this investment program work?

Again, many factors are involved.

Variable factors: 1. True appreciation of real estate over time 2. Rental increases over time 3. Taxes, maintenance, repair, and miscellaneous expenses 4. Vacancy rates Fixed factors: 1. Principal reduction The success of the investment program is dependent on values and rents going up over time. Each month, when a loan payment is made, hopefully supported by the rent, the loan balance goes down each month. In a perfect world for investors, values and rents keep going up, and each month the property gets closer to you owning it free and clear.

FHA financing FHA has been known for years for helping first-time homebuyers get started with low down payments.

There are also owner-occupied programs for purchasing 2, 3 and 4 unit buildings. You just have to live in one of the units.

This is a great opportunity to start an investment portfolio.

There are maximum loan limits, making it not practical in some markets. In markets where the loan limits cover the values available, a 4-unit can be bought with only 3-½% down!

Be sure to consult with your mortgage loan officer, financial planner, accountant and Realtor to create a plan that is just right for you.

How to tell a story with trays

By Mary Carol Garrity Tribune News Service At its heart, good design is all about telling our stories. My favorite spaces are those that wrap me up in the world of the people who live there. The furniture and accents we select for our homes work together to give glimpses of who we are and what we hold dear.

Trays are the ultimate tools for telling your stories in your home.

I view trays filled with tableaux as artwork, simple stages on which the one-act plays of our lives come alive. You will find them

in just about every room of my cottage, holding things that are precious, like family heirlooms, and everyday, like our TV remote and my readers.

The other day I was working with a customer, helping her make her home a better reflection of her style and personality. On our checklist was styling the open hutch in her dining room and creating a display on her living room coffee table. She had lovely accents, but what she was missing was a good selection of trays.

We fixed that!

It is a common misconception that certain areas of the United States are not at risk for radon. In fact, radon can be found in high levels in every state in the country; it doesn’t discriminate between new or old homes, brick or wood frame, basement or no basement.

I filled in the empty spaces with little treasures that make me smile, like petite framed photos of my family. Take away the tray, and you’ve got a cluttered mess. Add the tray, and it looks like artwork.

I like to use trays in my kitchen to pull together things like Dan’s cooking utensils, vinegars and oils; the makings for my morning cup of coffee; or dishes and silverware ready to put on the table for dinner. Place one on your office desk to hold pens, paper clips and papers. In your family room, fill a tray with your remote controls, magazines and books. It’s a great place to put your reading glasses so you don’t lose them.

Trays also make fabulous artwork. In bookcases, you can tilt a tray on its side and use it as a backdrop to a display, giving the space added depth.

This DIY notebook will help you stick to your resolutions

I don’t normally write them down, but I admit to starting each new year with a determination to get more organized. And while I use my phone for schedules and reminders, the thing that helps me most are notebooks.

I’m not talking about large three-ring binders, but mini-books that easily fit in a purse or pocket.

I know I’m not alone because I see planners everywhere, but what I just discovered is how easy it is to make your own.

The beauty of a DIY notebook is how perfectly it can suit your needs. The size of the book, how many pages and how to decorate the cover are all up to you. One book can be devoted entirely to house issues, or work or carpools... it’s totally your decision.

To make a notebook, cut copy or notebook paper (if you want lined pages) to the desired size.

The pages will be folded in half so double the length. Create a folded cover out of cardstock in the same size and embellish it as little or as much as you like.

The tricky part of making a notebook is the binding. If your book will hold a lot of pages, you can punch holes in the pages and secure them with colored rings (available at any office supply store) or plastic bird leg bands. But books with smaller page counts are bounad simply with staples. And if you don’t own a long neck stapler (who does?), you need only open up the stapler so it is flat and staple into the folded seam of the cover

Separate the pages from the cardboard by pulling them up in one clump and the prongs of the staples will be facing up. A pencil eraser is the perfect tool to push the ends of the staples closed, and your book is now bound. If the exposed staples in the cover are an issue, simply fold a strip of patterned paper, the same width of the book, and fasten it over the stapled seam.

For the closure, I sometimes fasten a button with a dot of foam adhesive to the cover and a ribbon to hold the book closed.

Other times I slide on an oversized, colored rubber band. But most often I don’t worry about adding a closure because the stapled books are so flat it’s not really necessary.

So if you are trying to juggle multiple tasks and need a little help, you might consider a notebook or two (or three). They are quick and easy to make and will become valued tools to keep you organized. You can plan on it.

Could your indoor air quality be hazardous to your health?

By Megan Linhoff, Angie’s List We all know that outdoor air pollution can be hazardous to our health, but indoor air quality presents several risks that we should keep top of mind as well.

Sources such as heating systems, certain building materials and even nature itself can release harmful gases or particles into the air inside our homes, according to the Environmental Protection Agency (EPA). And inadequate ventilation can lead to increased concentrations and exposure.

Here’s a look at three common indoor air pollutants and what you can do to avoid unsafe levels in your home: Carbon Monoxide Carbon monoxide is an odorless, colorless gas. Common sources of carbon monoxide include improperly vented gas appliances, poorly maintained boilers and furnaces, and clogged or leaking chimneys. Carbon monoxide can be fatal at high concentrations. And at lower concentrations, it may cause fatigue, nausea, headaches, impaired vision and reduced brain

function, among other symptoms.

To prevent high concentrations of carbon monoxide, it’s important to properly maintain all combustion equipment and ensure proper ventilation. (The EPA recommends having a trained professional inspect chimneys, water heaters, gas furnaces, and gas ranges and ovens annually.)

It’s also important to keep a carbon monoxide detector in good working order in your home.

Radon Radon is a radioactive gas that results from the natural breakdown of uranium in soil, rock and water.

Like carbon monoxide, it is both odorless and colorless. All homes, new and old, are susceptible to radon. The gas typically enters a home by rising up through the soil and seeping into the cracks and crevices of a home’s foundation, but it may also enter the home through wall cracks, construction joints and water supply sources, among other areas. The EPA estimates that one in 15 homes in the United States is affected by high levels of radon.

Exposure to elevated radon

levels is known to cause lung cancer and serious respiratory health issues. The best way to ensure that your home is safe is to administer a radon test.

You may either hire a qualified testing professional or purchase a home kit to test your home for radon. There are both short- and long-term tests available. The EPA recommends starting with a short-term test. The results of this test will indicate whether you should follow up with another short-term test or a long-term test.

The higher the results, the greater the likelihood that you’ll need to hire a radon mitigation specialist to address the problem.

Volatile Organic Compounds Volatile Organic Compounds (VOCs) are emitted as gases from a variety of household paints, disinfectants and solvents, as well as some building materials – including certain carpets and flooring. The health effects of VOC exposure will depend on the level of exposure and the amount of time exposed, but VOCs are known to cause eye, nose and throat irritation; headaches;

nausea; damage to the liver, kidney and central nervous system; and, in some cases, even cancer.

To decrease exposure to VOCs in your home, the EPA recommends carefully following label instructions, increasing ventilation when using VOC-emitting products, and safely storing and disposing of unneeded chemicals.

Many products offer low-VOC or zero-VOC options; it’s best to choose these whenever possible.

To evaluate your risk for poor indoor air quality, take a survey of your home. Identify where combustion systems are located, inventory how chemicals are stored and assess whether ventilation is adequate. If you’d like further reassurance that your home is safe, contact your local health department for guidance on how to evaluate your home’s air quality with the help of professionals.
