2018: The year of heading to the ‘burbs?

And other real estate predictions

By Caitlin McCabe The Philadelphia Inquirer 2017 – and the craziness that has come with it – may not be over yet, but economists are already looking toward to the start of 2018.

A new year will not necessarily bring a new housing market, the economists predict, as many of the problems that plagued the market in 2017 – namely, the inventory shortage – continue.

Still, some big changes could be afoot. As the number of homes listed for sale will remain in short supply next year, homeowners will choose to remodel instead of sell, worsening the inventory crisis, economists at Zillow predict. And with so much pentup demand brewing, builders will take notice: Finally, according to the predictions, they will begin building the elusive entry-level home again.

To do that, and to actually make money doing so, builders will return to a familiar strategy, Zillow said: suburban sprawl.

In an era in which cities are having their moment in the spotlight, the sudden suburban reversal may seem shocking. After all, as urban areas have continued to see an influx of better dining, entertainment, and housing options, younger and wealthier residents have poured into cities, boosting housing demand and raising prices.

That’s exactly why the suburbs will soon have their moment, observers say.

“There is just less land available to build on” in cities, said Skylar Olsen, a senior economist at Zillow. “The land available is farther out, where you tend to run up less against NIMBYism (an acronym for the phrase ‘Not in My Back Yard’) and challenges to development.”

Across the United States, the cost to build in urban areas has become a problem, according to experts – and not just because of the often lengthy and expensive approvals processes that many developers face. Land costs are rising, and developers in many cities have still not been able to fetch high enough rent or condo prices to offset that expense.

Meanwhile, construction costs – particularly labor – remain expensive, as workers have not returned to the industry after leaving during the recession.

“In a city that’s becoming less affordable, construction labor cannot afford to live nearby,” Olsen said. “I have heard from a lot of developers who cannot get projects to (work) because labor contractors are willing to take a little bit less in pay in areas where they do not have to drive two hours to get there.”

The expected suburban switch, however, will be driven by more than economics. It is true that land costs are typically cheaper in the suburbs and that developers usually face less resistance from township planners. But the predicted suburban growth will likely also be pushed by demographics, Olsen said.

Already, Zillow has found, millennials are rebuffing the unflattering stereotypes placed on them years ago. Rather than holing up in their parents’ basements, millennials are embracing living habits that largely resemble those of their parents. Nearly half of millennials – now between the ages of 20 and 37 – live in suburbs, compared with a quarter of their generation that live in cities, according to Zillow.

Still, home buying will remain a challenge for them in 2018 – suggesting that urban popularity will not collapse

anytime soon. Often burdened by student debt and sluggish wage growth, millennials have delayed homeownership in ways that generations before them have not. And the dearth of entry-level homes has not made homeownership any easier.

The extent to which developers will actually begin building starter homes remains a large question.

Profit margins are slimmer for entry-level homes, and building often makes sense for developers only if they are in high demand, observers say. And although millennials may be ready for homeownership, the success of more starter homes will likely hinge on whether first-time buyers can actually afford to buy.

According to Zillow’s 2018 predictions, the housing market is expected to continue to grow in 2018, though at a slower rate.

Home prices will rise 4.1 percent, Zillow predicted, based on more than 100 housing experts and economists surveyed, a slowdown from the current 6.9 percent price appreciation that homes nationwide saw this year.

The growth is not necessarily indicative of a dangerous bubble, the economists say.

Compared with a decade ago, when predatory lending practices dominated the industry, the “fundamentals” are much stronger now, according to observers. What that means: Jobs nationwide are growing, demand remains strong, and interest rates are low. As a result, the growth in the housing market is less artificial than it was a decade ago.

At a conference in California earlier this month, Lawrence Yun, chief economist for the National Association of Realtors, also downplayed fears of a high-risk bubble.

“Prices will not fall in the Bay Area,” he said, while speaking in Santa Clara County. “As long as they’re creating jobs, there’s really no reason why” the bubble – or what is starting to look like a bubble – will burst.

The most common tactic is to hack into the e-mails of the parties involved in a real estate transaction including the e-mails of buyers, sellers, real estate agents, title companies, lenders, and so on. The hackers gather information from the e-mail chain,

For example, the e-mail address might be only one character different from legitimate e-mail address, making it very difficult to notice. The spoof e-mail message will state that there is a last-minute change in the wiring instructions.

money to the scammer’s fraudulent offshore account instead of the correct party. The cyber-criminal will then immediately withdraw the funds from the fraudulent account, and often the money is gone and cannot be recovered.

How to prevent this from happening to you: Best e-mail practices Unsecure e-mail accounts are open doors for cyber-criminals. Follow these guidelines to help keep that door securely shut and locked tight.

• Whenever possible, avoid sharing sensitive personal information or financial information via e-mail.

• You should never receive an e-mail request for sensitive information from your Realtor, banker, lender, or title company.

• If you must send sensitive information or financial information via e-mail, make sure to use encrypted e-mail.

• Never trust contact information in unverified e-mails. Watch for suspicious e-mails, such as e-mail addresses with one or two characters different from the e-mail address of a trusted source.

• If an e-mail looks even slightly suspicious, do not click on any links in it, do not open any attachments, do not call any numbers in the e-mail, and do not reply to it.

• Do not use free Wi-Fi to transact business, i.e., free Wi-Fi at coffee shops, airports, etc.

• Avoid using free e-mail accounts for business.

Best wiring practices • Never trust or utilize wire transfer information that has been sent to you via e-mail without first calling your Realtor or the title company directly (not utilizing any phone numbers within the e-mail) to verify the instructions.

• Never rely on phone numbers or website addresses provided within an unverified e-mail as scammers often provide their own contact information and set up convincing fake websites to support their schemes. Verify phone numbers independently and call those numbers to confirm the wiring instructions.

• When wiring money, the person doing the wiring should pick up the phone and call the intended recipient of the wired funds immediately prior to sending the funds.

Then call afterwards to confirm the receipt of the funds.

• Get to know the parties involved in your transaction early on. A sudden or lastminute change in a title company’s closing personnel is suspicious. Scammers will often make up stories such as, “your closer had to take their child to the hospital, so wire your money here instead”.

Instead of using wire transfer, check to see if the title company will accept a cashier’s check for down payment.

If you have seen any suspicious activity, report it to the proper authorities. In this case, the Colorado Bureau of Investigation.

Steady sales reflect strength of demand in Boulder County real estate market BOULDER – October real estate statistics for the Boulder area showed solid gains in sales for the month, though inventory continues to TOM be low, which KALINSKI shows that RE/MAX of Boulder demand is there, according to Ken Hoard, senior vice president of public affairs for the Boulder Area Realtor® Association.

“We saw some pretty solid gains in sales, despite drops in inventory,” says Hotard.

Sales of single family homes in the Boulder area markets improved 11.4 percent in October compared to September 2017 with 390 homes sold compared to 350.

And year-to-date performance is virtually unchanged, improving .16 percent year-to-date through October 2017 – 3,849 homes sold vs. 3,789 through October 2016.

The 126 condominiums and townhomes sold in October increased 13.5 percent compared with 111 units in September.

For the year, they improved 4.2 percent, selling 1,250 units compared to 1,200 last year.

Meanwhile, inventory in single-family and attached homes dropped 12.4 and 14.9 percent respectively in October. There were 1,006 single-family homes available for sale and 194 condo/ townhomes in all of Boulder County.

“Now November is showing noticeable drops in inventory,” he says, describing a market that has had constrained inventory and high demand for the past two or three years.

“While sales are tracking pretty close to last year in single-family and a slight increase in townhomes and condos, we are not seeing the increase in sales we have seen each year. We’re sort of marching in place,” explains Hotard.

“Historically, prior to the Great Recession, we would anticipate sales increases every year.”

There are indications that the lack of inventory will not change soon.

Hotard says the recent city council election resulted in a council majority that favors slow-to-no growth so the housing supply may not improve greatly in the next year or two. Also, the majority of the council is in favor of raising fees on development, particularly commercial, which could result in commercial property being rezoned to support housing. It would mean trading off jobs for housing.

As challenging as that equation is, it comes from being in a highly desirable community to live in.

“The fact is, we live in a great place, and lots of people want to live here,” he says of the Boulder area. “There is a lot to be thankful for this holiday season.”

And that’s not how it should be done. Yes, it’s more fun to go look at houses than to sit in a lender’s office where you have to expose your financial situation. But that’s a backward approach, says Ed Conarchy, a mortgage planner and investment adviser at Cherry Creek Mortgage in Gurnee, Ill. “You get preapproved, and then you find a home,” he says.

“That way, you’ll make a financial decision versus an emotional decision.”

From finding the perfect location to financing your purchase, shopping for your first home has challenges that go beyond curb appeal and interior features.

Some of the important steps to homeownership include: getting approved for a mortgage, choosing the right real estate agent and finding the right home that fits your budget.

Here are five common mistakes first-time homebuyers should avoid.

1. More to it than mortgage payments Many first-time homebuyers decide to buy when they feel ready for a mortgage. But just because they can afford the mortgage payment doesn’t mean they can afford to own a home, says New York attorney Rafael Castellanos, president of Expert Title Insurance.

“They have an idea of what their mortgage payment is going to be, but they don’t realize there’s

much more to it,” he says.

Know you can afford a house payment? Start shopping today for a mortgage.

Property insurance, taxes, homeowners association dues, maintenance, and higher electric and water bills are some of the costs that first-time homebuyers tend to overlook when shopping for a place.

“Keep in mind property taxes and insurance have a tendency of going up every year,” Castellanos says. “Even if you can afford it now, ask yourself if you’ll be able to afford the increased costs later.”

2. Looking for a home first and a loan later Homebuying doesn’t begin with home searching. It begins with a mortgage prequalification – unless you’re lucky to have enough money to pay cash for your first house.

Often, first-time homebuyers “are afraid to get prequalified,” says Steve Anderson, a broker and owner at Re/Max Benchmark Realty in Las Vegas. They fear the lender may tell them they don’t qualify for a mortgage or they qualify for a loan smaller than expected. “So they pick a price range out of the sky and say, ‘Let’s

You’ll need a reputable real estate agent, a good loan officer or broker, and perhaps a lawyer.

Venturing into this process alone, without professional help, is not a good idea. While every rule has its exception, generally, firsttime homebuyers should not try to deal directly with the listing agent, Anderson says.

“If you are getting divorced, are you going to go to your husband’s attorney for help? Of course not,” he says. “Same here. If you go to a listing agent, they are only going to show you their listings. You must find a buyer’s agent to help you.”

If you hire an agent without a referral from friends or family, ask the agent to provide references from previous buyers. The same goes for loan officers or mortgage brokers.

“It’s very hard for first-time homebuyers because they don’t know who they are dealing with,” Anderson says.

It’s crucial to find a professional who will give you “truly independent advice,” Conarchy says. Sometimes that means hiring a lawyer.

4. Using up savings on the down payment Spending all or most of their savings on the down payment and closing costs is one of the biggest mistakes first-time homebuyers

make, Conarchy says.

“Some people scrape all their money together to make the 20 percent down payment so they don’t have to pay for mortgage insurance, but they are picking the wrong poison because they are left with no savings at all,” he says.

Homebuyers who put 20 percent or more down don’t have to pay for mortgage insurance when getting a conventional mortgage. That’s usually translated into substantial savings on the monthly mortgage payment. But it’s not worth the risk of living on the edge, Conarchy says.

“I’d take paying for mortgage insurance any day over not having money for rainy days,” he says. “Everyone – especially homeowners – needs to have a rainy-day fund.”

5. Getting new loans before the deal is closed You have prequalified for a loan.

You found the house you wanted.

The contract is signed and the closing is in 30 days. Don’t celebrate by financing another big purchase.

Lenders pull credit reports before the closing to make sure the borrower’s financial situation has not changed since the loan was approved. Any new loans on your credit report can jeopardize the closing.

Buyers, especially first-timers, often learn this lesson the hard way.

“They sign the contract and they want to go buy new furniture for the house or a new car,” Anderson says. “I remember one case where, just before closing, the buyer drove to the office and said, ‘Look at my brand-new car.’ I told them, ‘You’d better go back to that dealership.’”

Luckily, the dealership agreed to wait a couple of days to report the loan to the credit bureaus, he says.

Otherwise, it could have killed the deal.

Cut Christmas trees are a tradition reaching back to 16th century Germany, when evergreens were brought inside and decorated with candles, sweets, or ribbon.

While I love having trees in the house, their time with us is fleeting; a month goes by and their needles shed and we’re faced with taking them to the compost pile.

One way to keep the holiday cheer is to use a living tree instead.

If you opt for a living tree, planning ahead is the key to success. To keep them healthy, you’ll have to water them, which, in addition to the soil, can make a mess on the carpet. Make sure the location in the home can accommodate a bit of moisture and mud.

Before purchasing the tree, consider the size and weight of what you can handle. The bigger the tree, the heavier it is. Shop early to find healthy trees, looking for those with deep green needles and no brown tips, yellowing, or shedding. If possible, check to ensure the tree isn’t rootbound by gently laying it on its side and sliding the container down to

moist, but not soggy.

Once the holiday is over, acclimate the tree to moving back outside by placing it in the sheltered porch or garage for a few days.

If you plan to plant a living tree after the holiday, dig the hole now, before the ground freezes, making it at least twice as wide but no deeper than the rootball. Remove the container and place the tree in the dug hole so the top of the rootball is slightly above ground level. Put some backfill in the hole.

Remove any wire and rope from the rootball, then fill with the rest of the backfill. Water heavily to settle the soil, adding more, if necessary, to bring the soil level with the ground.

Mulch the planted area.

Water the tree monthly or more, especially if winter is dry, windy, and warm.

inspect the roots. For those that are balled and burlapped, look for firm rootballs with no cracking.

As you move the tree from store to car to house, lift it from the bottom of the rootball. Though tempting, don’t use the trunk as a handle to lift the tree, and avoid thumping it down hard against the ground. Living trees can be held in the yard until it’s time to bring them inside.

Living trees can’t stay in the house longer than seven days or it compromises their ability to be returned to the wild of your landscaped yard. Have your decorations on hand for when you move the tree into the house so that you make the most of its time inside.

Bringing a tree indoors immediately can result in shock – not from the tree’s response to you housekeeping but from the difference between conditions outside and in. Buffer this by acclimating it in a protected area, such as an unheated garage or enclosed porch. Approximately four days before moving the tree indoors, place it in this holding area to prep it for the move into the home.

Like cut Christmas trees, living ones should be located in a cool spot, away from heating ducts, fireplaces and space heaters.

But one thing this tree needs is sunlight, so try to keep it near a sunny window. Pop the rootball into a container that has at least two inches of gravel on the bottom, which will allow for the plant to be watered without it sitting in a puddle. Check the rootball daily to ensure that it is

Doing repairs ahead of time might also be more cost-effective than having to pay a buyer’s contractor do the work. Pre-listing inspections can also alert sellers to possible safety issues that should be corrected prior to letting agents and visitors

If you have the items on the report repaired or replaced ahead of time and they don’t come up during the buyer’s inspection they’re a non-issue. Having a home inspection beforehand can also help sellers adjust their asking price if they aren’t willing to do certain repairs.

By moving the inspection to the beginning of the sales cycle, sellers are able to shorten the process by removing obstacles before they can interfere with a potential sale.

Defects won’t become negotiating stumbling blocks later and it may relieve prospective buyers concerns and suspicions.

What's the best kitchen countertop material?

After all, countertops are not just an important functional feature; they're also a primary design element. And the many options available can make the choice seem overwhelming.

Here's an overview of the pros and cons of five popular materials to help you choose the best countertops for your kitchen: Granite Granite has long been a top countertop material, and for good reason: It's durable, heat-resistant, attractive and easy to clean. What's more, granite is cut from veins of naturally occurring stone, which makes each slab entirely unique.

Typically, a granite countertop slab will run anywhere from $50 to $150 per square foot, though granite tiles will yield a similar result for less. One downside to granite is it's porous, so it must be sealed once a year to maintain its appearance and durability.

Engineered quartz Engineered quartz is another popular countertop material. In fact, many designers argue that it's taken granite's place at the top.

That's largely because it's tougher than granite. It's nonporous, so it's resistant to cracking, scratching and staining. And it doesn't require

the maintenance and sealing that come with natural stone. Because the material is engineered, it comes in uniform slabs. But there are a number of attractive colors and design options available – ranging from sleek, modern monotones to traditional marble look-alikes.

Engineered quartz is one of the more expensive countertop options. Typically, you'll spend as much or more for engineered quartz countertops as you will for granite.

Butcher block Wooden butcher block countertops are not only functional and durable, but they can also add warmth and beauty to any home.

The downside to wooden butcher block countertops is they require frequent maintenance. Wood has to be sealed about once a month to prevent damage from heat and moisture, and regular wax and oil treatments will keep it looking its best. The good news is minor damages such as scratches

and small burns can typically be sanded out. Wooden butcher block countertops typically fall about mid-range in terms of pricing.

The downside to laminate is it's not heat- or scratch-resistant. The upside is it comes in a wide range of colors and textures that mimic higher-end materials at a much lower cost. Of course, these are only a few of the countertop materials available. You may also consider options like soapstone, tile and stainless steel, for example, which all come with their own pros and cons. Ultimately, the best material for your kitchen countertop will depend on your budget, use and design preferences.

Use whatever you love to up your holiday decorating

By Bonnie Bing The Wichita Eagle Before you start putting everything away so you can decorate for the holidays, stop. Those items you collect, whether it's figurines, colored glass pieces, porcelain bunnies or whatever, can be used in your festive decor.

Treasures that have happy memories attached can add to how special your mantel or tabletop will look. The display is unique and can be a conversation starter.

Just remember you don't have to include an entire collection.

All it takes is a little imagination and festive ribbon, greenery, lights, or whatever ties into your theme this year.

Retailers say lanterns are a big hit this season, so if you've accumulated lanterns over the years, this is the time to get them out. Put battery operated candles in them and you'll have a rustic look to welcome guests.

It's easy to get stuck in a rut and drag out the same centerpiece or use the same idea year after year.

So using what you've collected is an easy way to bring on change.

And think about repurposing.

If you filled glass containers with candy last year, this year put colorful balls in them, or pine cones, maybe some plain and some painted. It's fun to change things up.

Not feeling creative? Flip through one of the many magazines offering holiday ideas for inspiration. You don't need to copy, but it helps get you in a decorating mood.

Look around the house. You'll be surprised that treasures you already have can easily make a holiday statement this season.

Make holiday memories last with DIY tree decor

By Sandi Genovese Tribune News Service If Halloween is a tribute to candy and costumes and Thanksgiving is all about food and football, how would you characterize Christmas? You could focus on Christmas cards, holiday parties or gifts, but I am all about the holiday decor. With Thanksgiving in the bag, it's time to forget about dressing the turkey and think about dressing the tree.

Although I have enjoyed many a tasty Christmas meal and lots of cool holiday gifts, none of those memories stick with me like the joy of decorating the tree. Long after the food is eaten, the clothes are worn out and the toys are broken, the tree ornaments will live on to adorn the tree every holiday season. And the kids are likely to best remember the things they made themselves, so be sure to include some DIY tree decor for the whole family every year.

Instead of stringing ordinary Christmas lights on the tree or the mantle, it's easy to dress them up with three-dimensional cubes cut from clear plastic. Transparencies (use 8 {-by-11-inch size) are

available at any office supply store and are perfect to cut into 3-D cubes. Decorate the cubes with clear or vellum stickers before cutting a tiny circle with a small hole punch. Expand the hole with an X cut with scissors to make it easy to poke a white LED light through the opening. When you turn off the house lights and plug in the LED lights, the transformation is stunning.

Another tree ornament the kids can help create is made with 12 to 15 half-inch strips of colored paper and two brads. Simply punch a tiny hole at the ends of each paper strip, stack them into a pile and connect them with a brad at each end. Fan out the strips with your fingers to create colorful, paper ornaments that look great hanging from the braches of your tree.

The real bonus is every year, when you pull out the holiday decorations, you and your kids will enjoy the memories associated with each of the ornaments they created.

Holiday table inspiration

This holiday season, and into the new year, resolve to fill your dining room with people you love, gathered together for good food and great conversation.

I firmly believe that one of the greatest gifts you can give someone is to invite them into your home to share a meal.

Especially in our hustle-bustle world, where sitting in leisure, savoring good food and drink and connecting with others faceto-face is a rare treat.

When I am a guest in someone’s home, and I walk into their dining room, with a table beautifully set, I feel like a queen, both honored and humbled that my host took time in her busy life to make this evening so special.

Friends have shared with me they would entertain more if they didn’t find it so stressful. Here are my suggestions for making entertaining is a lot less stressful,

cook the meal. I have a short list of restaurants where I can carry out everything from the main course to the dessert. This simple strategy has allowed me to enjoy everything I love about hosting a dinner party without the part I hate.

Practice. Like anything, the more you entertain, the more comfortable you become doing it.

You develop your own style and system, the rhythm that is right for you and your guests.

Get inspired. It’s more fun to entertain when you have a reason. For me, it can be the chance to unleash my creativity on decorating the table. I just think it’s fun.

Perspective. If you start to stress or worry, stop and remember why you are having a dinner party in the first place: to spend time with people you care about. The rest is just details.

If anything can go wrong at a dinner party, believe me, I’ve probably experienced it. When inevitable hiccups happen, I keep them in perspective and laugh it off. Worst-case scenario, you can order in pizza. Best-case scenario, you have now given your guests one heck of a story to share: “Remember the time you set dinner on fire? That was hilarious!”
