7 crucial facts about FHA loans

By Marcie Geffner Bankrate.com (TNS) Less rigorous lending standards and lower down-payment requirements make FHA loans popular with mortgage borrowers.

An FHA loan is a mortgage insured by the Federal Housing Administration. Borrowers with FHA loans pay for mortgage insurance, which protects the lender from a loss if the borrower defaults on the loan.

Because of that insurance, lenders can – and do – offer FHA loans at attractive interest rates and with less stringent and more flexible qualification requirements.

The FHA is an agency within the U.S. Department of Housing and Urban Development.

Here are seven facts that borrowers should know about FHA loans.

1. Less-than-perfect credit is OK Minimum credit scores for FHA loans depend on the type of loan the borrower needs. To get a mortgage with a down payment as low as 3.5 percent, the borrower needs a credit score of 580 or higher.

Those with credit scores between 500 and 579 must make down payments of at least 10 percent.

People with credit scores under 500 generally are ineligible for FHA loans. The FHA will make allowances under certain circumstances for applicants who have what it calls “nontraditional credit history or insufficient credit” if they meet requirements.

Ask your FHA lender or an FHA loan specialist if you qualify.

2. Minimum down payment is 3.5 percent For most borrowers, the FHA requires a down payment of just 3.5 percent of the purchase price of the home. That’s a “huge attraction,” says Dennis Geist, senior adviser at Treliant Risk

Advisors and formerly a vice president of government programs for another lender. In late 2014, Fannie Mae and Freddie Mac reduced minimum down payments to 3 percent from 10 percent, but such loans have limited availability.

FHA borrowers can use their own savings to make the down payment. But other allowed sources of cash include a gift from a family member or a grant from a state or local government downpayment assistance program.

3. Closing costs may be covered The FHA allows home sellers, builders and lenders to pay some of the borrower’s closing costs, such as an appraisal, credit report or title expenses. For example, a builder might offer to pay closing costs as an incentive for the borrower to buy a new home.

Lenders typically charge a higher interest rate on the loan if they agree to pay closing costs.

Borrowers can compare loan estimates from competing lenders to figure out which option makes the most sense.

4. Lender must be FHA-approved Because the FHA is not a lender, but rather an insurer, borrowers need to get their loan through an FHA-approved lender (as opposed to directly from the FHA). Not all FHA-approved lenders offer the same interest rate and costs – even on the same FHA loan.

Costs, services and underwriting standards will vary among lenders or mortgage brokers, so it’s important for borrowers to shop around.

5. Two-part mortgage insurance Two mortgage insurance premiums are required on all FHA loans: The upfront premium is 1.75 percent of the loan amount

– $1,750 for a $100,000 loan.

This upfront premium is paid when the borrower gets the loan.

It can be financed as part of the loan amount.

The second is called the annual premium, although it is paid monthly. It varies based on the length of the loan, the loan amount and the initial loan-tovalue ratio, or LTV. The following premiums are for loans of $625,500 or less.

Annual premiums for FHA loans: – 30-year loan, down payment (or equity) of less than 5 percent: 0.85 percent – 30-year loan, down payment (or equity) of 5 percent or more: 0.80 percent – 15-year loan, down payment (or equity) of less than 10 percent: 0.70 percent – 15-year loan, down payment (or equity) of 10 percent or more: 0.45 percent 6. You can borrow cash for repairs The FHA has a special loan product for borrowers who need extra cash to make repairs to their homes. The chief advantage of this type of loan, called a 203(k), is that the loan amount is not based on the current appraised value of the home, but on the projected value after the repairs are completed.

A so-called “streamlined” 203(k) allows the borrower to finance up to $35,000 for nonstructural repairs, such as painting and replacing cabinets or fixtures.

7. Financial hardship relief allowed Of course, FHA insurance isn’t supposed to be an easy out for borrowers who are unhappy about their mortgage payments.

But loan servicers can offer some relief to borrowers who have an FHA-insured loan, have suffered a serious financial hardship or are struggling to make their payments. That relief might be in the form of a temporary period of forbearance, a loan modification that would lower the interest rate or extend the payback period or a deferral of part of the loan balance at no interest.

If their current home doesn’t match these ideals, but the lovely home for sale that’s two blocks over with the festive holiday lights does, they may decide it’s time to move!

Time of year people decide to make changes People often put off tasks that involve a lot of work, but are very motivated at the beginning of the year. (Just think of all the gym memberships that are bought and the diets that are started in January!) Thus New Year resolutions lists often include changing ones living situation.

Is hiring a holiday decorator worth the cost?

And with all the shopping, cooking and socializing that come with the season, many people are struggling to find the time and energy to get everything done – including their holiday decorating. But is it worth it to hand over the reins and hire a professional to take care of the holiday decorating for you?

For many homeowners, the answer is yes.

What are the benefits of hiring a holiday decorator?

There are at least a few good reasons to hire a holiday decorator.

Not only will you get a stunning result, but you’ll also free up time to enjoy celebrating the season with family and friends. What’s more, you’ll avoid the all-toocommon dangers associated with

holiday decorating. Every year, more than 12,000 emergency room visits and more than 1,000 home fires can be attributed to holiday decorating, according to the Consumer Product Safety Council and the National Fire Protection Agency. And most of the falls and electrical overloads to blame could be prevented with the help of a professional.

How can holiday decorators help?

Holiday decorators can help with both interior and exterior projects. Interior decorating services can trim your trees, place floral arrangements, create tablescapes, and hang wreaths, lights and garland, for example.

And some will even help with party decorations and planning.

Exterior holiday decorating services will fasten lights to your home and trees, hang wreaths, place rooftop and yard decor,

and even animate your displays or join them with audio-visual effects. Landscapers, roofers, handymen and window washers often pull double-duty during the holiday season, offering help for homeowners who want to avoid the hassle – and the dangers – associated with hanging lights. And there are also holiday decorating services dedicated to nothing more than safely and professionally spreading neighborhood holiday cheer.

Of course, if your family has built traditions around trimming the tree and hanging the holiday lights, you may look forward to decking the halls yourself. But even then, you may benefit from hiring a professional to take down and organize your decorations for storage when the holiday season comes to an end.

experts say you can expect to pay between $800 and $1,500 the first year for a professional decorating job. (The upfront costs are more because you have to invest in the materials.)

For lighting installation alone, most homeowners pay between $144 and $398. It’s worth noting: Companies who offer decorating services will usually offer professional-grade LED lights instead of retail-grade lights because they last longer and better withstand the weather.

Before you hire a professional holiday decorator, meet in person to share ideas and ask to see photos of past work. Ask how the company charges – whether they determine price by the square foot or by the hour. And finally, never let just anyone up on your roof to hang holiday lights; always check that any company you’re hiring has liability insurance and worker’s compensation.

My winter love letter to plaid

By Mary Carol Garrity Tribune News Service (TNS) This is my warm and happy place: snuggled under a plaid throw blanket, a steaming cup of coffee in my hands, winter held at bay outside my cottage doors. In my house, it’s plaid season.

Someone asked me once if I was ever going to get over my obsession with plaid. Nope. Plaid is the fabric of my life. It connects me to my roots, my family, my childhood.

It is the classic Pendleton jackets we sold in my parents’ clothing store in Atchison, Kan. It is the skirt I donned daily in Catholic school (which I always tried to roll up, scandalously short, much to the Sisters’ chagrin). It’s the pillows in the corner of the sofa where I read a story. It’s the bedding I designed for my mom, who lived in the cottage next door for a few precious months at the end of her life.

Mom’s small, cream guest room needed a focal point, and a black watch plaid headboard was just

the thing. I added in a mix of menswear fabric pillows in glen plaid, velvet and paisley. Bright white bedding balances the dark, rich fabrics, giving the bed a fresh, classic finish. I love how it turned out.

Each plaid pattern has its own personality and evokes a unique mood. For me, Stuart plaid is the fabric of Christmas, rich and regal and emanating joy. Watch plaid is the warm layer of pillows on my bed, irresistible after a long day of work. Timeless, classic, sophisticated, fun... plaid will always be a celebrated part of my home.

Like any pattern, you can definitely go too far with plaid. So I am a careful curator, partnering it with a mix of menswear fabrics, like paisley, herringbone, pinstripe and hound’s tooth check. You can glam it up by adding in decadent velvet pillows, then enrich the story with a touch of toile or leather.

Plaid blankets add a splash of winter color, rested neatly over the arm of a sofa or draped messily over the corner of a chair.

I keep a blanket within arm’s reach everywhere in our cottage, my choice cocoon against the winter chill until the jonquils bloom again.

We have a spoiled golden retriever and two cats who believe our furniture was brought in just for their napping pleasure. Instead of fighting a losing battle, shooing them off over and over again, I now cover my upholstered furniture with washable plaid blankets to protect it from all that

pet hair.

In the summer, when it’s time to say goodbye to my plaid, I can’t lock it away in a cabinet.

My hearts still needs to see the happy patterns and colors. So I stack my throw blankets atop old baskets next to our hearth, where they wait for plaid season to come once again.

Care of holiday plants LONGMONT – Celebrating the dark days of winter includes bringing in a few houseplants, and stores are filled with holiday foliage. Pick up a poinsettia

BY CAROL – they’re a O’MEARA treat for the Colorado State eyes – then University Extension look at some of the other festive indoor plants. Small pines, aromatic mini-trees and flowering cacti are the perfect touch for your décor.

When the tag says “place in bright indirect light,” it means closely in front of, but not touching, an east or west facing window or one foot away from a south facing window. For direct light, place it closer to the south window.

For longest bloom, keep in a cool room, with nighttime temperatures of 55 to 60 degrees; during the day, set the thermostat between 65 and 68. These cooler temps will keep blooms lasting longer.

Feed with a balanced fertilizer.

Most houseplant food is 20-2020, but many winter bloomers only need a half-strength solution until later in spring, when robust growth starts up again. Check the tag for feeding instructions before dosing the plant with too much fertilizer.

Then follow these quick tips for different plants: Rosemary (Rosmarinus officinalis) Rosemary plants are small, evergreen, aromatic, edible

additions to your home.

Resembling small fir trees, the dark green foliage is used in cooking.

How to care for: In stores, rosemary is often root-bound, so if you want to keep them long after the holidays, transplant them into a pot at least twice as big as soon as you get them home. Use light, loose, potting soil, then soak the newly planted pot in a few inches of water for an hour to get it saturated.

Location: Rosemary prefers a cool, sunny location with high humidity; place them on pebble filled saucers filled with water to increase moisture around the plant.

Frequent misting is also helpful.

Keep the soil on the dry side and water once the soil is dry to the depth of your first finger knuckle.

Christmas cactus (Schlumbergera bridgesii) Christmas cactus, a succulent, can be told apart from its cousin, the Thanksgiving cactus (Schlumbergera truncata), by its rounded “teeth” on the leaves (Thanksgiving cacti have pointed teeth).

How to care for: During bloom, keep in bright, indirect light in a cool room and let dry slightly between watering. If the leaves wrinkle and flowers fall, the plant is too dry or too warm.

Feed: Once bloom is finished, fertilize once per month from April through October.

Norfolk Island pines (Araucaria heterophylla) Norfolk Island pines, are small evergreens with soft foliage.

How to care for: These little trees, native to the South Pacific, will not survive our Colorado weather so keep them indoors

in bright light and out of direct afternoon sun. Take care not to let it dry out in our low-humidity homes. Water when the top inch of soil feels dry, discarding water that collects in the catch pan.

Feed: From April through June, use half-strength fertilizer twice per month. Feed monthly for the rest of the year.

Tip: For healthy, bright foliage, mist with water twice per week for healthy, bright foliage.

Christmas pepper (Capsicum spp.)

How to care for: Moist soil and full sun keeps the foliage lasting, but for glossy, plump fruit, place this plant in a room with cool temperatures. This annual is finished when all the fruit drops off, so compost it when the display is over.

Tip: If the oils from handling get into eyes or on skin, this pepper can be irritating. Choose a visible but out of the way area for this plant to keep kids and pets safe from its sting.

Amaryllis (Hippeastrum spp.)

How to care for: Choose a spot with bright, indirect light and keep the soil moist but not soggy.

Deadhead spent flowers soon after they fade, and continue to care for the bulb after blooming is finished – Amaryllis will rebloom year after year.

Feed: After the shoot appears from the bulb, feed twice per month.

Homes that make a good first impression have 5 things in common

By Sophie Miura Domaine (TNS) It takes just 26 seconds for a guest to form an opinion of your home when they walk through the front door. What does your space say about you? While we try to resist the urge to judge, there’s no doubt that first impressions count.

Whether you’re expecting guests or you’re hoping to transform your spare room into a rental, experts agree there are five key areas that friends notice first about your house. Thankfully, it takes minutes to correct them. Here, Miranda Cresswell, brand director at OneFineStay, and Ariel Kaye, CEO of Parachute and the newly opened Parachute Hotel, explain the most effective ways to update your home before guests arrive.

Got five minutes to spare? Make these simple changes for a home that makes a lasting impression.

A styled entryway “A clean and welcoming entryway is crucial in leaving a good first impression – it’s the first thing a guest sees!” says Cresswell.

When transforming a home into a OneFineStay property, she says it’s crucial that the entrance introduces a design theme. “A good first impression – that moment when a guest’s breath is taken away – comes from stepping into a home with striking, deliberate design,” she says. “Think bright, organized and neutral. There’s a place for the eclectic or quirky, but the entryway is not that place.”

Instant fix: If you don’t have time to restyle your entryway, Cresswell says updating wall decor is a simple way to unify the space. “Rather than cobbling a bunch of different frames or odds and ends together, choose a few specific things that pair perfectly.

A precisely placed mirror can make a space look much bigger and brighter.”

An uplifting scent If you only pay attention to the look of your home, you’re missing one of the most important factors that influence guests: fragrance.

“Scent can be one of the most immediate factors in making a first impression, and it is often overlooked,” says Cresswell.

also increase the value of your home; 30 percent of real estate agents said scent was the single most important sense during an open house and named vanilla and fresh scents as the most popular among house hunters.

Instant fix: Light a vanilla or citrus candle in the living room or near the entrance to infuse your home with an uplifting scent. If you’re turning your home into a rental, be sure to use a tall lantern to shield the open flame. “Flowers always add an elegant but subtle fragrance, and baking cookies is another great way to get a welcoming air on arrival,” says Cresswell.

A lack of clutter It’s time to address that discarded pile of magazines or strewn shoes – when it comes to first impressions, clutter counts.

73 percent of real estate agents said cleanliness is the most important sight-based feature during a viewing, possibly because unnecessary furniture and decor can make a space feel small.

“A foyer should have absolutely no clutter,” says Cresswell.

“Everything, from decorative knickknacks to practical things like shoes, should have a

designated place. Keys should be hung neatly on a key rack, and shoes should have a rack or boot tray. As for cleanliness, dusting and vacuuming go a long way.”

Instant fix: Use decorative baskets to mask mess. Position them by the doorway, under a coffee table, or beside a sofa to fake a cleaner-looking home without removing any items.

White paint The color you choose to paint your home can have a big impact on its value. A report by Zillow Digs found that slate gray was among the most disliked colors among guests and cut the value of a home by over $1000. If you’re painting a guest room, real estate agents told Trulia that white, ivory, and eggshell are the most appealing shades to create an inviting space.

Instant fix: If repainting your home isn’t an option, pay attention to lighting. A carefully chosen floor lamp with the right colored bulb can subtly change the intensity of paint and is a perfect way to make a slate-gray room feel bright and fresh.

Thoughtful touches To turn a good first impression

into a lasting one, Kaye says personal touches matter most.

“A well-made bed is the most important thing you can offer your guests. It is the key to making your visitors feel completely comfortable, cozy, and relaxed!”

When creating the brand’s first-ever hotel, Kaye channeled five-star vibes with a few expert touches. “You should always provide at least two pillows of varying firmness per guest and dedicate a few sets of towels and sheets for guest use only. This will allow them to last longer than if you added them to your daily rotation of linens.”

Instant fix: Caught off-guard by unexpected guests? Try this hotelapproved towel folding method for a thoughtful guestroom touch. “First, lay the towel flat on a surface, and smooth out any wrinkles. Then, starting with the long side of the towel, fold the length in thirds,” says Kaye.

“Grasp the short side, and fold the towel in half. Repeat this step,” and you should be left with a neat square.

Radon testing is performed on most homes that have contact with the ground, be it a basement, crawl space or slab on ground. The test equipment will have to be in place for a least 48 hours. In most cases your home inspector can do the test.

Surface sampling for mold may be useful to determine if an area suspected of having mold has been adequately cleaned or remediated. However, since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a homes compliance with federal mold standards A few other “add-on” items that may be considered are, photovoltaic and thermal solar systems, swimming pools, additional out buildings and methamphetamine lab testing.

Entryways The entryway is a common location for a chandelier. The visual impact of placing a chandelier there can help set the tone and introduce guests to what is to come.

Dining areas Chandeliers can be used to define rooms, especially dining areas.

Often the selection of the dining table as far as its shape, style and even location is dictated by the location and style of the chandelier placed above it. Typically dining areas have an air of formality, and the style of chandelier can reflect this or a more casual feel.

Other rooms of the home From living rooms to kitchens and even bedrooms, these days few design rules apply. One way to make an impact in any room is through lighting. A chandelier can be used to add illumination, define a particular area or infuse a particular style or aesthetic.

Do's and don'ts for choosing a chandelier: – Do choose a chandelier that is the appropriate size and scale.

– Do select a chandelier that makes a bold statement.

– Do pay attention to style and color. A chandelier should complement your decor .

– Don't forget that not all chandelier have to be overly fancy.

Consider a chandelier that may be simpler if it fits your lifestyle.

– Don't hang your chandelier too high or too low. The bottom of the chandelier should allow for ample headroom, without being too close to the ceiling. The entire chandelier should ideally be visible from the entry point into the space.

– Don't purchase a chandelier that is overly trendy. A chandelier should be an investment, kept over time, as opposed to a temporary lighting solution.
