4 ways to pay off your mortgage early

By Dana Dratch Bankrate.com (TNS) If you can afford it, it might be simple to pay off your mortgage earlier. But should you? That’s a complicated question.

Homeowners with low mortgage rates may be better off putting extra money in a Roth IRA or 401(k), both of which might offer a higher return than paying off the mortgage.

Then there’s the college aid factor. If you’re applying for needbased aid for your kids, that home equity could count against you with some colleges because some institutions view equity as money in the bank.

If, after those caveats, you want to pay off your mortgage early, here are four ways to make it happen.

1. Refinance with a shorter-term mortgage You can pay off the mortgage in another 15 years by refinancing into a 15-year mortgage.

Let’s say you got a 30-year fixed-rate mortgage for $200,000 at 4.5 percent. Then, five years later, you can refinance into a 15-year loan at 4 percent. Doing so pays off the mortgage 10 years earlier and saves more than $60,000 (if you exclude closing costs on the refi).

Those shorter-term mortgages often carry interest rates a quarter of a percentage point to three-quarters of a percentage point lower than their 30-year counterparts.

Refinancing isn’t quick or free. It requires filling out the application, providing documentation and having an appraiser visit. There are closing costs.

And even with a lower interest rate, that quicker payoff means higher monthly payments. And this method is a lot less flexible.

If you decide that you don’t have the extra money one month to put toward the mortgage, you’re locked in anyway.

Unless the new interest rate is lower than the old rate, there’s no point in refinancing. Without a lower rate, you’ll get all the same benefits (and none of the extra costs) by just increasing your payment a sufficient amount.

2. Pay a little more each month Divide your monthly principal and interest by 12 and add that amount to your monthly payment for a year. Result: You make the equivalent of 13 payments in 12 months.

Let’s say you got a $200,000 mortgage at 4.5 percent. After five years of making the minimum payments, you add an extra 1/12 of a month’s principal and interest to each monthly payment. Doing so pays off the mortgage three years and three months earlier and saves more than $18,000 interest.

Before you make anything beyond the regular payment, call your mortgage servicer and find out exactly what you need to do so that your extra payments will be correctly applied to your loan.

Let them know you want to pay “more aggressively” and ask the best ways to do that.

Some servicers may require a note with the extra money or directions on the notation line of the check.

In any event, if you’re putting extra money toward your loan, always check the next statement to make sure it’s been properly applied.

3. Make an extra mortgage payment every year Instead of paying a little more each month, make one extra monthly payment each year. One way to do this is to save 1/12 of a payment every month, and then

make an extra payment after every 12 months. This gives you the flexibility to use the extra savings for something else if a more pressing expense arises.

Let’s say you do this starting the first month after getting a 30-year mortgage for $200,000 at 4.5 percent. That would save more than $27,000 interest, and you would pay off the mortgage four years and three months earlier.

4. Throw ‘found’ money at the mortgage Get a bonus? A tax refund? An unexpected windfall? However it ends up in your hands, you can funnel some or all of your newfound money toward your mortgage.

Let’s say you got a 30-year, fixed-rate mortgage for $200,000 at 4.5 percent. Then, five years later, you can make an extra $10,000 lump-sum payment.

Doing so pays off the mortgage two years and four months earlier, and saves more than $19,000 in interest.

The upside: You’re paying extra only when you’re flush. And those additional payments toward the principal will cut the total interest on your loan.

The downside: It’s irregular, so it’s hard to predict the mortgage payoff date. If you throw too much at the mortgage, you won’t have money for other needs.

Unfortunately, they do so negatively rather than positively. Here’s a quick breakdown of what’s being discussed.

Mortgage interest deductions One of the major benefits of home ownership is being able to deduct the interest that you pay on your mortgage. Currently, you can deduct interest on mortgages up to $1 million. Under the new plan, it would be limited to $500,000 for new purchases/mortgages.

Since this directly impacts new mortgages, it will undoubtedly alter the way people think about buying

Property tax deductions Another important tax benefit for homeowners is the property tax deduction. That is also being discussed. The Senate wants to eliminate it entirely whereas the House wants to cap it at $10,000.

Larger properties or those with more land will be most affected by this change. or selling a home. Will demand for homes above that range drop?

Will sellers feel pressure to sell for less, especially if they’re near the benchmark? Will buyers be able to spend less given the tax implications?

The average price of homes in Colorado is just under $400,000.

Many may assume that this would therefore impact fewer homebuyers.

However, remember that figure is the average. Many homes in the area exceed $500,000. The National Association of Realtors (NAR) predicts that this change will cause a decline in home values.

Removing mortgage interest deductions on second homes and home equity loans is also a possibility.

Capital gains exemption The last homeowner specific element relates to capital gains exemptions. Currently, homeowners can exclude $250,000 (or $500,000 if married) of gain from the sale of their primary residence if they lived in the home 2 out of the last 5 years. The proposed change would require residency for 5 out of the last 8 years. Additionally, the amount of exemption would be scaled back if past adjusted gross income (from a certain defined period) exceeds those exemption limits.

This could affect how often people choose to buy and sell.

attempts to avoid paying capital gains taxes on the sale. During a time when inventory is already low, this could reduce the number of homes for sale even further!

What homebuyers should expect Terms are still being negotiated and House and Senate proposals vary, so it’s not yet known what the final bill will look like.

However, many of the changes above are likely to pass. Home buyers will need to re-evaluate what priced home is affordable given the reduced tax benefits.

Home sellers will need to recalculate net earnings on sales (and money available to put towards the next purchase) given potential capital gains charges.

It will certainly be interesting to see how these changes will alter inventory and home buyer activity, especially in the current “hot” real estate environment.

Colorado ranks as best state for growing older BOULDER – U.S. News ranked Colorado the No. 1 state to age in, solidifying its position as a state that has something to

RE/MAX of Boulder Colorado has long been a haven for the young and active, most recently attracting tens of thousands of millennials each year.

The state’s youthful population isn’t new – in the 1970s the state’s climate and beauty attracted active-lifestyle-loving Baby Boomers to its borders.

Now, many of those Boomers are entering the 65+ age group, causing Colorado’s older population to grow faster than most others. Most of the growth between 2015 and 2020 will be in the 65‐74 year old age group, reports the Colorado State Demographer’s website.

“The aging population is growing by over 6% per year – an important market. There are a ton of opportunities out there,” Colorado State Demographer Elizabeth Garner told an audience at an overflow crowd attending the first Silver Business microSummit in October 2016. Hosted by RE/MAX of Boulder and Boulder County CareConnect, attendees packed the event to learn about emerging trends, challenges, and business possibilities in the 55-and-over market.

By 2030, the 65-and-older population will rise to 1.27 million, a 77 percent increase from 2015, says the Colorado State Demography Office. A majority of these residents have lived in Colorado for more than 20 years and many plan to stay right here, reports U.S. News.

Average income before taxes for households 65 and older in 2014 was $45,100 in the United States; in Colorado the income for this age group was nearly identical at $45,0932, according U.S. Bureau of Labor Statistics 2014 Consumer Expenditure Survey data.

The U.S. News’ analysis found Colorado has one of the healthiest 65-and-older populations of any state and provides residents with some of the best Medicare and 4

nursing home quality in the nation.

Nursing home quality is one of the areas where Colorado performed the best, earning the No. 6 spot.

About 2 in 3 of the 65+ age group in Colorado are able-bodied. Just 5 percent say they are experiencing frequent mental distress, according to Centers for Disease Control and Prevention data.

Data for U.S. News & World Report rankings are based on McKinsey & Company’s Leading States Index.

Each of seven categories are weighted based on a national survey that asked people to prioritize: – Health Care: 18 percent – Education: 16 percent – Infrastructure: 14 percent – Crime & Corrections: 14 percent – Opportunity: 14 percent – Economy: 13 percent – Government: 10 percent Currently, Colorado falls in the middle for assisted living facility costs, at an average of $4,900 per month. The costs of living is greater in Denver, where an increase in the number of households is driving price appreciation, resulting in housing affordability being a major challenge, says the U.S. News report.

Meanwhile, the state has introduced a property tax break for residents who are 65 and older

and have lived in their homes for at least 10 years. Colorado has one of the lowest property tax rates in the U.S. Colorado’s fast-growing economy appears to be contributing to the positive climate for aging. The unemployment rate for those 65+ is 2.5 percent in Colorado – lower than the national average of 3.8 percent, according to Bureau of Labor Statistics data.

Colorado Governor John Hickenlooper says he thinks some older people are moving to Colorado to be with their grandchildren and is proud how fewer people are moving away from Colorado for retirement than from other states, according to the U.S. News article.

BY RICK weekly column. JACQUEMARD Quite a few Flatirons Home of our daily Inspections routines change during the holiday season. Here are a few simple tips help keep our families safe and able to enjoy the season.

If you use an artificial tree, choose one that is tested and labeled as fire resistant. Artificial trees with built-in electrical systems should have the Underwriters Laboratory (UL) label.

When displaying a natural tree, cut off about two inches off the trunk and put the tree in a sturdy, water-holding stand. Keep the stand filled with water so the tree does not dry out quickly Place all trees away from fireplaces, radiators and other heat sources. Make sure the tree does not block foot traffic or doorways.

Do not use more than three light sets on any one extension cord. Do not run cords under rugs, around furniture legs or across doorways.

Avoid placing breakable tree ornaments or ones with small, detachable parts on lower branches where small children or pets can reach them.

Decorative holiday plants such as mistletoe, holly berries, Jerusalem cherry and amaryllis may be poisonous. Keep these

plants out of the reach of children and pets.

Never use lighted candles near trees, boughs, curtains/drapes, or with any potentially flammable item.

If you use artificial snow on windows or other surfaces, be sure to follow directions carefully.

These sprays can irritate your lungs if you inhale them.

When displaying outdoor lights, fasten them firmly to a secure support with insulated staples or hooks to avoid wind damage.

Never nail, tack or stress wiring when hanging lights and keep plugs off the ground away from puddles and snow. The three sets of lights per extension cord rule also applies here.

When putting up holiday decorations, always use the proper step stool or ladder to reach high places. Don’t stand on chairs, desks or other furniture.

If you must use a step ladder near a doorway, lock or barricade the door and post signs so no one will open it and knock you off the ladder. Also, never stand on the top of a step ladder.

VA funding fees: What they are and how they vary is the down payment. While no down payment is required, making one of at least 5% lowers the VA funding fee.

Finally, the fee also varies based on how many times it’s used.

Second-time users pay a slightly higher fee (3.3%), but only if they fail to make a down payment. The current fee schedule is the result of Public Law 112-56, a law that established the present rates.

The VA funding fee The VA funding fee is applied to the purchase of a home (as well as each refinance). While it’s required for most transactions, some veterans are exempt. The fee is waived for those who receive compensation for a service-related disability, for example. Spouses of those killed in combat (or whose death was a result of their service) are also exempt.

The fee is used to cover losses on any VA loans that go into default.

The cost of the fee The cost of the VA funding fee varies based on several factors.

One of the most important factors is the type of military service:

regular military members pay lower funding fees than those who are in the Reserves or the National Guard (the present rate is 2.15% to 2.4%). Another factor

As mentioned above, one of the major benefits of a VA loan is the down payment: none is required.

The VA funding fee, likewise, is not required to be paid as an upfront cost. The veteran doesn’t need to bring the money to closing; rather, it’s financed with the loan.

onstruction is nearing completion on the first spec home at The Farm at Woodridge, a Sopris Homes community just north of Longmont in Boulder County.

The home follows Sopris’ most popular design, the Aspen Ranch.

Sopris Homes was named after Mount Sopris in Carbondale and that theme carries through the business with each of their plans named after cities and towns across the western slope of Colorado. The 3-bedroom, 3-bath home, located at 13154 Woodridge Drive, has a total square footage of 5,040 spread across the unfinished basement and finely appointed main level.

Ingredients of a marvelous mantel

By Mary Carol Garrity Tribune News Service (TNS) Next to your tree, your fireplace mantel is the most important part of your holiday decor. After all, this is where Santa makes his big entrance! The sky is the limit when it comes to dressing this long, thin stage.

Some of us like a display that has a few discreet touches of seasonal cheer. Others light up with joy when their mantel is brimming with layer after layer of opulence.

Our visual design team, with Bev at the helm, does our Christmas mantels up big, with grand displays in every room, each one different from the last. While all our mantels have unique looks, they each share the same four key ingredients. When decorating your own mantel this year, you can use our checklist as your guide.

Start with great greens A garland of holiday greens is the base layer of every mantel display we create. You can use

yards and yards of a very full garland, dipping it below the line of the mantel and trailing the ends toward the floor. Or you can keep the greens close cropped to the top of the mantel. It's a matter of personal preference.

To secure your garland so it doesn't slide off the mantel in a colossal crash, tap brad nails into the seam between the mantel and the wall, both on the right side and the left side. Twist thin wire around the nail head and tie it to the garland.

Your greens do not need to be traditional ropes of pine boughs.

If you never have before, try something different this year, like a magnolia leaf garland. We have been using it for years and love the sophisticated look.

Once you have a garland of greens in place, embellish it with interesting picks, like berries, sticks, pinecones or contrasting leaf colors and shapes.

Include a dramatic focal point We love mantel displays that have a touch of drama. And to pull that

off, you need an arresting focal point. Get creative on this one, because the sky is the limit.

Pick one or two of your favorite pieces and work it into your design. Go for some vertical height and a mix of sizes and shapes for maximum impact.

Embellish with an assortment of ornaments This year, our bliss is lots of lush layers. Forget minimalism!

To create an opulent mantel, we added an assortment of ornaments, laced throughout the greenery, heled tightly in place with plastic zip ties (be sure to trim the ends of the ties so they don't show).

When picking the ornaments to include in your mantel, approach it like you would your Christmas tree. Make a pile of small, medium and large ornaments. Make sure there are a variety of shapes, colors and finishes. Start with the

Finish with twists of ribbon and trim We really like to use ribbon in our holiday displays. They offer another opportunity to introduce movement and direction into the flow of the design, a new pattern and color, and a dash of glamour or charm.

Lace your ribbon through your garland or dot in bows or knots.

For a fuller look, add in garlands of beads and pearls.

How to make your home cozy for the holidays

By Cathy Hobbs Tribune News Service (TNS) With the holiday season officially here, many of us will be opening our homes to entertain family and friends. While how to decorate the holiday table may come to mind, why not also make your entire home warm and cozy this holiday season? We have assembled a list of ways to bring warmth into every room of your home.

Add area rugs and throws. Soft goods help instantly warm up an interior space.

Incorporate tactile materials.

Materials such as velvet and faux fur can instantly add a sense of coziness.

Mix it up! Mixing different materials especially in social areas such as living and family rooms can add warmth to a space.

Add light. Adding or changing a chandelier can add a warm glow to any space.

Introduce fragrance. Avoid common themes such as pumpkin and spice. Instead, infuse elegant yet unexpected scents such as juniper, fig, blood orange or sage.

Use your fireplace. Fireplaces are a popular place to entertain guests during the holidays, and nothing says cozy quite like a warm fire.

Incorporate some of the fruits of winter. From pomegranate to pumpkin and fig, these elements can be incorporated into the home, either through your meals or even on display.

Dim the lights. Now is the perfect time to light some of your entertaining spaces using dim lights and candles.

Add greenery. Adding greenery

is a great way to help a space feel less cold. Winter greenery can contain evergreens.

Add color. Warm colors such as deep shades of red, orange and yellow can warm any space.
