Boulder No. 1 city for women entrepreneurs BOULDER – Boulder is the No. 1 metro area for women in business with 4.42 businesses per 100 residents owned by a woman – more than any

In fact, women-led businesses are cropping up across Colorado cities. Denver and Fort Collins also rank among the top 10 metros for women, ranking as Nos. 3 and 7 respectively. All have above-average levels of women’s entrepreneurship and smallbusiness loan rates, the report says.

Colorado exceeds the nation for women that are self-employed with about 9.9 percent compared to 7.2 percent in the U.S. as a whole.

The number of women-owned businesses in the Denver area has climbed 39.3 percent since 1997, reaching a total of 94,900. Each day in Denver, more than 608 net new women-owned firms on average launch. That rate over the past year stands at 887 per day – or 1.5 times the national average, according to the fifth annual State of Women-Owned Business Report commissioned by American Express OPEN.

Other key findings include Colorado ranked fifth in the nation for the percentage of employed women in Science, Technology, Engineering and Math (STEM) occupations, at 6.1 percent. This is above the national average of 4.6 percent.

30.6 percent of femaleowned businesses were in the professional, scientific and technical services industry.

Women-owned firms made up 17.8 percent of this industry.

Ask about the same loan program Make sure you are comparing the same exact loan program with each lender. For example, it could be a conventional or FHA loan.

It could be a 30 year fixed rate or a 7-1 adjustable rate loan. Since loan programs and terms can vary quite dramatically, inquiring about the same type of loan will ensure that you are making an apple-toapples comparison.

Instead, focus on lender fees.

Those are lender-specific. They include things like credit report, processing, underwriting, and flood certification fees. Also, compare whether a loan have private mortgage insurance (PMI) or not.

Distinguish between fees and escrows The Truth In Lending Disclosure (TRID) will list lender fees, pre-paid expenses, and escrows.

Pre-paid expenses and escrows include your property taxes and homeowner’s insurance. Therefore, these shouldn’t matter which lender you use.

The only difference is, within the TRID, one lender may estimate needing three months’ worth of reserve whereas another may estimate four months. These are purely up-front “estimates”. The final figures are determined by the closing attorney after reviewing when your tax/insurance bills are due and how much is needed in

Summary Selecting the right lender often involves a detailed analysis of loan estimates. As noted above, be sure to compare the same loan program to get a better picture of how one lender may differ from another. Always review up-front closing costs, interest rates, and APR. This will give you a view of the big picture. Only then can you make an educated decision on which lender provides the best option for you.

and vice versa. So, how do you reconcile the figures? This is where APR (annual percentage rate) comes in. APR takes into account the costs of the loan. When a lender offers a quote, they will note the interest rate and the APR separately. So, you can compare APR from one lender’s program to another, and it would be a better comparison than reviewing just the interest rate alone.

Creating wealth through real estate while you sleep The following article is a summary from the book, “Realtor for Life”, written by Duane Duggan.

BOULDER – It could be called playing Monopoly in real life! How many things can you do that create wealth while you sleep?

Real estate is

It’s fun to watch the loan balances decline and your equity build each month.

Rental income coming in As long as you have properties with good features, in good locations, leased with deposits, and tenants who are screened, you can be fairly comfortable that the rent will continue to come in every month. Starting out, if you are highly leveraged, there may not be much immediate cash flow.

However, part of the plan is to get debt paid down and then rents will go up over time.

Values increase over time and real estate cycles Looking at the long-term performance of the appreciation of real estate values in the U.S., it has been good over time. The very rapid appreciation of the 2000s was certainly not sustainable, and in 2007 to 2012 many areas of the country suffered a hard crash.

In my 40-year career, I have seen several cycles. Real estate will cycle up again – and it will cycle down again. The goal is to learn to create a real estate portfolio that can withstand the inevitable ups and downs of any real estate market. Today there is a website at fhfa.gov where you can study the rise and fall of hundreds of real estate markets across the country.

In about 2008, people were asking today if real estate would ever recover. There were high levels of excess inventory. In some areas of the country took a while. Now in most markets there is an 4

inventory shortage.

Many factors will fuel the next cycle: 1. Population continues to increase from births 2. Population increases in some areas from migration and/or immigration 3. Lack of new construction 4. Pent-up demand of households living in parents’ basements, foreclosed and short sale owners that will once again want to be a homeowner 5. New jobs as the economy improves 6. Credit standards relaxing as the economy improves.

7. Low interest rates make it easier for buyers to buy Loan balances decline with every monthly payment This is one of the most exciting parts of owning investment real estate. Each month you receive rent from a tenant that makes your mortgage payment. Each month the loan balance goes down. Early on in a 30-year mortgage, the principal reduction

is relatively small. But as each month goes by, the principal reduction gets bigger and bigger.

As loans get older, it’s fun to calculate how much your equity increases in the form of debt reduction every day.

Possible tax benefits Prior to 1986, an investor could buy enough real estate to eliminate a tax bill. Double declining depreciation could melt away a tax bill. After 1986, real estate was pretty much forced to pay for itself rather than be purchased solely for the tax benefits. Now the depreciation benefit is still a factor, but it phases out as income rises. Each investor needs to consult their own tax expert to determine how owning investment real estate will affect them. There are increased tax benefits for those that qualify as a “real estate professional.”

“Real Estate Professional” tax status High income tax payers are typically not able to use all of their passive losses from real estate.

For those of you who are real estate professionals, you may qualify for a special tax status that allows you to take full advantage of losses from real estate, which otherwise might be limited. If you are a full time real estate broker and work at least 750 hours in that capacity, it is likely you will meet the requirement. Meet with your tax professional to determine if you qualify and how it might affect you.

Creating your wealth building plan Let’s get to work on a plan so that you, too, can earn money while you sleep. It can be a simple plan, such as buy one house per year for ten years. When I got started in real estate, it was assumed that real estate would always go up in value. After the early 2000s, we know that may not always be true.

But let’s take a look at an idea that works when the market appreciates over a 10-year period of time.

1. Buy one house a year for 10 years.

2. At the end of year 10, pull cash out by refinancing the house bought in year one, to the extent the rent pays for the mortgage. The cash pulled out is tax-free because pulling cash out from a refinance is not taxable.

3. At the end of year 11, pull

cash out by refinancing the house bought in year two.

4. Repeat the process until year 20 and start over. Works great as long as values rise, rents rise, and financing is available when you need it.

Another approach 1. Set a goal 2. Desired income goal derived from investment rental houses $_____________ 3. To obtain that income if each house has a net rental income of $___________, the number of houses I must own free and clear is _______.

4. The houses will be free and clear by the year __________.

Goals are set, now what?

You need a down payment!

Where to get it?

1. Savings. If you don’t have any, start skipping the morning latte, iron your own shirts, wash your own car, sell the new car, and get a free and clear used one! Start building your savings.

2. Sell stock, mutual funds, any other financial investments.

If you don’t have any, go back to step one.

3. Pull money from your retirement account or purchase in your retirement account. If you don’t have one, go back to step one.

4. Refinance personal residence or other properties to pull cash out. If you don’t have one, go back to step one.

5. Get a second job with all earnings going into your real estate investment fund.

You get the idea – if you make a conscious effort, you can skip a few luxuries and soon you’ll have a down payment to get started owning real estate and building your financial security.

Cutting-edge solar houses on display in Denver’s first-ever Solar Decathlon

By Tamara Chuang The Denver Post (TNS) DENVER (Oct. 5) – Inside solar house No. 101, engineering student Jenny Nickel is already thinking about how to add more alternative-energy features once the smartly modern house she helped build gets trucked out of Denver.

The house, which Missouri University of Science and Technology students assembled in about 10 days in a muddy field south of Denver International Airport, already runs on solar power. Solar feeds six batteries that can power the 1,000-square-foot home for more than a day. But Nickel and her teammates can’t stop considering more options -they’re big geeks when it comes to sustainability.

“We’re adding a new microgrid up there. I think we’re going to put some wind turbines up there,” said Nickel, an undergrad who lives in her school’s 2015 solar house, pointing upward. “We don’t get class credit. We don’t get paid. This is purely student volunteers who are passionate about sustainability and trying to get solar power and renewable energy out there.”

Nickel’s team is one of 11 in this year’s U.S. Department of Energy Solar Decathlon, a student competition to demonstrate the latest innovations in solar energy, to highlight building and architecture designs, and to offer practical examples of sustainability.

For the first time since its 2002 debut, the competition is in Denver at the future Peña Station Next smart-city site. It has been held only in coastal cities until this year, and it typically draws anywhere from 40,000 to 100,000 visitors.

The free event runs Thursday through Oct. 15. Tours of the 11 solar houses will be given daily, except Tuesday and Wednesday to allow for judging. The solar village has parking, but visitors also can ride commuter rail to the Peña Station stop.

“We’re from the Office of Energy Efficiency and Renewable Energy, so we love all renewable energy,” said Linda Silverman, director of the Solar Decathlon. “If you think about how much energy innovation has happened since 6

2000 when this started, there were almost no solar installations and almost no energy renewables. You can almost map the innovation of renewable energy and energy efficiency with this. It’s been growing leaps and bounds.”

According to the Solar Energy Industries Association, solar energy use is booming, growing at an average annual rate of 68 percent over the past decade. Some of the growth is attributed to the 2006 Solar Investment Tax Credit, which allowed taxpayers to get a 30 percent credit on a solar-energy system. Panel prices have also come down while reliability has gone up.

“I think the main thing that caused growth is the cost of panels has come down so much, about 65 percent in five years.

It’s competitive with many other energy sources in other parts of the country,” said association spokesman Dan Whitten. “It comes down to economics. It’s the scale we’ve achieved. There are some places where policies have driven wider solar adoption, but last year for the first time, solar was the largest source of new electricity capacity in the country.”

The industry is bracing for price hikes that could occur if President Donald Trump decides to impose new tariffs on foreign solar products.

The push behind the Solar Decathlon was Richard King, who was working for the Department of Energy in the 1990s. King got the Clinton administration’s

blessing in 1999, and the first event was held in Washington, D.C., in 2002.

“Oh, yeah, you can’t forget the first year,” said King, who retired after the 2015 event. “Here’s this crazy guy who wants you to build a house and bring it to Washington, D.C. I was twisting arms and finally got the dean of the University of Virginia interested. He said, ‘Oh, I know all the other deans. Here, let me help you,’ because he really thought it was a good idea. We got 14 teams that first time. Only one didn’t show. It was a smashing success.”

Still, not everything worked in the early years. King said about half the houses couldn’t get their solar water heaters to warm up the water. (“That’s a lot harder to do in the house than putting up a (photovoltaic) module and sticking two wires in your circuit breaker,” he said.) It just needed some time, and students learned from one another and improved on their homes.

“After the first four events, just about everyone had the performance down. We have deemphasized it because everyone can do that now and it’s really good,” King said. “It’s become more and more a beauty contest.”

The 11 houses in the Denver competition have a very modern look with features that have more to do with sustainability than solar energy. The Swiss team, with students from four Swiss universities, has a green roof, aquaponics for breeding fish

and a “dry” toilet that needs no water but uses worms to treat and recycle waste.

Wood trim on University of California at Davis’ Our H2Ouse came from trees that died in California’s drought. The side deck has an awning made of bicycle spokes and frames. Two muddied bamboo bikes from Boo Bicycles rest near the front door.

At the RISE house -- a joint project by University of Denver and University of California at Berkeley students -- a massive deck that is the same size as the house is meant to support communal living.

The two bedrooms have walls that slide to open up the main living space for larger gatherings.

A living wall of moss was growing quite nicely, thanks to the recent rain in Denver.

“It’s low maintenance and very, very resilient. It can survive winters in Chicago. That’s a testament of how it would be good for a lot of different climates,” Sam Durkin, student president of the Berkeley team, said of the moss wall provided by Moss Acres in Pennsylvania. “And it’s good for people because they don’t have to worry about it too much.”

The main event consists of 10 competitions involving architecture, market potential, engineering, and, this year, smart water solutions and innovation.

Each team receives $100,000, with category winners getting more.

For the competition, the houses are being monitored and judged on energy use -- preferably net-zero because they should provide about as much energy as they take from the grid. Team members, who will be active in the houses during the day but sleep elsewhere, also have to market their houses with signs to help inform visitors of the technology inside and what’s so great about it.

“They’ve got to cook meals, wash clothes, have the TV and lights on,” said King, who is volunteering as an observer at this year’s event. “We force them to do everything a family of six would have to do on a day-to-day basis, like drive around in the car, keep the refrigerator going, the lights on, the home theater. An observer’s job is to make sure they do these things and don’t cheat.”

5 essential homebuying considerations

When looking for a home, keep certain factors in mind, including your financial situation, types of available loans, your credit score, the price of the house and your down payment so you can navigate the process smoothly.

Your financial situation Before you buy a house, make sure that your monthly budget can handle such a large expense.

Unless you’re one of the few people who can pay cash for a home, you’ll likely be paying it off for 15 or 30 years, depending on the length of your loan.

In addition to the mortgage payment, you’ll want to factor in expenses like property taxes, homeowners insurance and routine maintenance.

Types of mortgages When buying a home, you have a few options for the type of loan you want to use. Two of the most common mortgage types are fixed-rate and adjustable-rate mortgages.

Fixed-rate mortgage: The interest rate on a fixed-rate mortgage stays the same over the life of the loan, with payments divided up into equal amounts that you pay on a monthly basis.

The longer the loan term, the less you have to pay each month.

However, you’ll likely pay more in interest than you would with a shorter-term loan.

Adjustable-rate mortgage: An adjustable-rate mortgage, or ARM, has a fixed interest rate for an initial period, followed by a period when the lender may periodically adjust the interest rate. For example, a 5/1 ARM has an introductory rate of five years.

After that five-year period, the interest rate can change annually.

With an ARM, you need to consider how much your monthly payment could increase and your ability to pay if it does go up.

Your credit score You also need to review your credit score before buying a house.

Borrowers with credit scores of 740 or higher generally qualify for the best mortgage deals.

It’s still possible to buy a house if you have bad credit. You likely will have to accept a higher interest rate on your mortgage, which could cost you hundreds of dollars extra per month.

If your credit score drops too low, though, you might not qualify for a mortgage at all. Consider improving your credit score first before trying to buy a house.

The price of the home The higher the price of the house you want to buy, the more you can expect to pay on a monthly basis.

When looking at houses, consider your budget and how much you can afford to spend.

Remember to consider your needs, too. Do you have a new addition to the family and need the room? Have your kids moved out and you want a smaller home?

Also, take a look at the price range of the houses available in the area where you want to buy.

Compare the prices you find to your budget and determine what home you can afford.

The down payment A large down payment represents one way to reduce the monthly cost of your mortgage. As a matter of fact, a down payment of 20 percent gives you access to better interest rates and prevents you from having to pay private mortgage insurance.

So, in addition to lowering the amount you owe initially, a down payment also can get you a lower interest rate, making a house more affordable.

Should I install an electric fireplace?

If you don’t have a chimney or simply want to avoid the hassle of a woodburning or gas fireplace, electric fireplaces provide an alternative to traditional systems.

They come in many different styles, but generally, electric fireplaces use mirrors, Mylar and LED lights to mimic the look of flame. An electric fireplace log might be metal, wood or rock.

Most homeowners can DIY electric fireplace installation _ all you need is a power outlet, and it can be as easy as hanging it on a wall. With more complex home decorating ideas in mind, such as insetting it in a wall, you might need a carpenter or electrician to handle those details, but the fireplace element requires no professional expertise.

Because electric fireplaces don’t burn or use combustible fuel, they don’t corrode and wear out very slowly, allowing them to last many years longer than their fiery counterparts.

How is an electric fireplace installed?

Electric fireplaces require much less hassle than traditional woodburning or gas fireplace inserts.

Since they need no gas lines, chimney or other infrastructure, you can install an electric fireplace anywhere you have a power outlet, and in homes where fireplaces are not an option.

Since they don’t emit harmful fumes such as carbon dioxide and carbon monoxide, electric fireplaces require no chimney, venting or the monitors and maintenance involved in a ventless gas fireplace. They also produce

Fall is here, but you can keep planting

top out at 4 to 6 feet. They should be planted in the fall. “When you have a group of these, they perfume the entire garden.”

Calla lilies are a third favorite: “I think of this flower as my tailor plant – simple, upright and elegant.”

Many people quit planting after spring, but seasoned gardeners know that late summer and early fall are great times to accent boring plantings or re-do tired beds. You’ll also save money since many nurseries discount perennials, shrubs and trees now.

I thought it was a good time to talk about some of my favorite plants and to approach experienced gardeners and professionals about theirs. Most are perennials and shrubs and can be planted now, but some are annuals to put on your list for next season.

‘Primal Scream’ Even though I hate the color orange, I absolutely love the daylily ‘Primal Scream.’ The flower is huge and its tangerine/ pink color pops in the flower bed.

When I first saw this plant, it cost more than $75. These days, you can get it lots cheaper – as low as $15.

As with most daylilies, they require minimal care. I do shear my daylilies back to about 8 inches from the ground after they finish blooming. They will flush up fresh growth that doesn’t look so bedraggled at the end of the season.

Panicle hydrangeas are workhorses in the garden, easily surviving the most horrific winter weather without a blink. My favorite cultivar is ‘Limelight,’ and for those with small spaces, ‘Little Lime’ works well. The blooms’ creamy chartreuse color is lovely, especially when paired with scarlet roses. It also blooms later in the season, providing color after some garden stalwarts are finished.

‘Little Twitch’ Richard Liberto, owner of Liberto Landscape Design, recommends ‘Walker’s Low’ and ‘Little Twitch’ nepata, two cultivars of catmint.

He loves them because they are “reliable, hardy, deer-PROOF, long-blooming AND an excellent pollinator,” he says.

‘Banana Cream’ Shasta daisy (Leucanthemum x superbum) is a compact cultivar growing 15to-18 inches tall and 24 inches wide. Semi-double, lemon-yellow flowers that fade to creamy white 14

bloom profusely from late spring through summer. It has dark green semi-glossy foliage that is resilient to white flies, aphids and beetles, and once established, it’s droughttolerant.

“I consider ‘Banana Cream’ to be the mainstay of the perennial border, cottage garden, rock gardens, pots and most definitely the small garden,” he says.

Spigelia Marilandica Penn State Extension and PostGazette columnist Sandy Feather says she has many favorite plants.

“Right this minute, Indian pink (Spigelia marilandica) is in full bloom in my yard. It blooms all summer and the buds look like rubies. I have it in sun and shade and it does very well.”

‘Forever Purple’ Heuchera Susan Silverman, a past winner of the PG’s Great Gardens Contest and a gifted master gardener, loves ‘Forever Purple’ coral bells (Heuchera). “The color is incredible.”

‘Forest Pansy’ redbud (Cersis candensis); blueberries (white flowers in the spring, edible berries and red fall color); and creeping Jenny (Lysimachia nummularia) – “so versatile, great for container gardening, groundcover and excellent for water gardening.”

She also likes lady’s mantle (Alchemilla mollis), a clumping perennial, and Leyland cypress, a great, fast-growing privacy screen that is deer-resistant.

Bernadette Kazar, another Great Gardens contest winner, chose love-lies-bleeding (Amaranthus caudatus), an annual that grows quickly from seed.

“Got hooked on this plant a few years ago,” she says. “I call this plant the fringe of my garden.

Its long red tassels hang gracefully almost to the ground. The 5- to 6-foot height makes it an eyecatcher.”

She also loves tree lilies, which have huge, fragrant blooms and

‘Quick Fire’ Panicle Hydrangea Bobbie Smith, another contest winner, raves about ‘Quick Fire’ panicle hydrangea (H. paniculata).

This early bloomer has vibrant green foliage and long-lasting flowers that open pure white and turn pink. In the fall, the flowers become rosy pink and the leaves turn gold and burgundy.

“Stunning plant!” she says.

“Blooms on new growth, which is another nice feature for ease of pruning and size control.”

Donald Gilliland, an avid gardener who is a Post-Gazette digital news editor, chose peonies, which do much better when planted in the late summer or fall.

“I love the smell, carefree and they remind me of my grandparents’ house.”

Hollyhocks also remind him of his grandparents’ house but he says he’s never lived anywhere long enough to grow them. He’s also partial to ‘Grandpa Ott’s’ morning glory – “ridiculously easy to grow and stunning color.”

He also has favorite vegetables – ‘Cherokee Purple’ tomato: “a vigorous, early, great-tasting (but ugly-looking) beefsteak;” and ‘Blauwschokkers’ peas, which have purple pods, are easy to pick and have a sweet taste when young. They can be used in soups.

“My mother put a good dent in my seed crop one year, eating the sweet young peas right in the garden,” he says. “She was worse than the deer!”

Dwayne Evans, owner/ manager of Best Feeds in Ross (bestfeedsgardencenter.com ‘Mountain Fire’ Pieris japonica, a deer-resistant plant that grows well in sun or part shade. It has clusters of white lily-of-the-valleylike flowers but also colorful new growth in the summer. It eventually reaches 6-8 feet.

‘Blue Mist’ Fothergilla has white snowball-like flowers in spring and grows to 3 to 4 feet over time.

He said many people buy it for its fall color. It also can tolerate wet areas.

Forced bulbs help beat winter blues LONGMONT – Readers, the time has arrived to head out to garden centers and purchase a little pick-me-up for the midJanuary blahs.

A growing shoot CAROL is the right O’MEARA prescription for Colorado State green thumbs University Extension pining for spring but it takes a little planning and action now. But all you need is a little shopping, a clean pot, sterile soil, and room in the refrigerator.

Forcing bulbs is a fun, inexpensive way to add a touch of the garden in a mid-winter home, and garden centers have an assortment of fun bulbs to choose from.

Bulbs that stand up to forcing are the hardy ones, such as tulips, daffodils, hyacinths and crocus.

To get them to grow and flower, they need several months of cold temperatures, so clear out the vegetable crisper of your refrigerator. Pot them in their

container before you chill them; this helps keep them from drying out, gives roots a place to roam, and saves you time later when you pull the pot from the fridge to warm up.

Put the bulbs in a squat container with drainage holes at the bottom. Don’t worry if the pot isn’t as decorative as you’d like, you can double-pot it when you pull it out to enjoy. Just make sure the pot holding the bulbs has plenty of drainage.

Different bulbs require more or less space, but good rules of thumb when planting are: For tulips, plant three bulbs per 5-inch pot. Hyacinths need a bit more room, so pop three to four bulbs in a seven-inch pot. Cover tulips and hyacinths with just enough soil so that their tips show above the soil.

Daffodils are also spaced three to four per seven-inch pot, but are planted more shallowly; let half of the bulb to show above the soil.

Smaller bulbs like crocus or grape hyacinths can be placed five to seven per seven-inch pot, buried one inch below the surface.

The number of weeks spent chilling varies a bit with each bulb, but in general, plan on 13 weeks at 40 to 48 degrees. Although crisper drawers in refrigerators are ideal, the bulbs must be kept away from fruits and vegetables that give off ethylene gas, which prevents flowers from forming.

If your fridge is too small or full for bulbs, consider purchasing pre-chilled bulbs a bit later in the winter and potting these up.

Moisten the soil before popping it in the refrigerator and cover the pot with a plastic bag to hold moisture in. Punch a few holes in the bag to let the bulbs breathe to avoid disastrous mold from forming. Don’t be alarmed if the bulbs send up a few yellow shoots – they’ll green up after sunlight hits them.

Pull the pots from the fridge around January 17. Slide them into a decorative outer container.

Moisten the soil and place the pot in a cool, sunny room at 50 to 60 degrees until the shoots and leaves begin to grow, about one week.

Then move to a warmer location but avoid placing in direct

sunlight. In three to four weeks the bulbs will flower.
