Boulder area home sales slow in July BOULDER – As summer activities reach their July peak, home buying in Boulder County wanes, succumbing to the allure of family vacation, TOM uninterrupted KALINSKI play time and RE/MAX of Boulder preparing for the start of school.

Sales of single-family homes in the Boulder-area markets dropped 13.5 percent in July 2017 compared to June with 448 homes sold vs. 518. Condominiums and townhomes July 2017 sales also slowed, decreasing 7.1 percent – 130 units sold vs. 140.

“It’s pretty typical to see a slowdown in sales at the beginning of the third quarter, so this reflects the trend of past years. In July, people focus less on home buying and more on summer vacations,” says Ken Hotard, vice president of public affairs for the Boulder Area Realtor® Association.

townhome sales in the Boulderarea markets improved 9.2 percent year-to-date for the same period – 854 units sold vs. 782.

Hotard notes that inventory in the Boulder-area markets has stabilized, though compared to demand there are relatively fewer homes for sale. Inventory of single-family homes for sale in Boulder County improved .17 percent in July 2017 compared to June, with 1,183 homes available for sale vs. 1,163. In townhomes and condos, inventory dropped 4.3 percent for the same period with 197 units for sale compared to 206.

But Hotard says the July slowdown doesn’t mark the end of the summer home buying season.

“If history teaches, I would expect to see positive gains in sales as we head into fall. School gets started, schedules settle and the market typically gets more active.”

The types of homebuyers and which are most important to you almost always hire a Realtor right away and want to buy a house and move within a tight timeframe, such as before school starts. They are super busy (selling their current home) and rely on their Realtor to comb the area and summarize the best possibilities. These buyers are motivated to close and are more likely to be amiable during negotiations; they want to check “buy house” off their to do list.

NIWOT – When you’re selling your house, all potential buyers are important.

But I have discovered in my 23 years of experience that all homebuyers KAREN are not equal; LIBIN there are very KL Realty different types.

They are motivated in different ways and go about the buying process differently. Knowing this ahead of time may affect how you choose a Realtor to sell your home. And when you ultimately get to the offer stage, it may determine with whom you decide to go under contract. Roughly, I would classify homebuyers in three categories:

Pretty serious buyers These are buyers who are actively looking for a new home and want to move, although they don’t have to do so. For instance, they have grown out of their current home and are itching for a bigger place. They are regularly combing the newspaper’s real estate section and the internet, and going to open houses. But they’re waiting for the perfect house.

They also may hire a Realtor early in the process especially one who has ties to a specific area and may know about properties before they go on the market.

Very serious buyers These are buyers that have to move. For instance, they may be moving here from out of town to start a new job. These buyers

Casual buyers These are buyers who don’t have an urgent need to move but may some day want to do so. These buyers have certain homes, streets or neighborhoods they’ve always admired. They may incidentally find a home by seeing the newspaper’s real estate section, a For Sale sign or an open house and decide to explore things further. Or, they may say to a Realtor they’re worked with before, “If you ever hear about this house possibly going on the market, let me know.” These

buyers are less motivated to close the deal; if something goes wrong in the offer contract process, the inspection or the inspection negotiation, they are less likely to try to work things out than “very serious buyers.”

As you would guess, “very serious buyers” and “pretty serious buyers” make up the vast majority of homebuyers and are the more motivated buyers, while “casual buyers” represent a smaller minority and are not as driven. However, in all cases having a Realtor with great negotiating skills and with connections to the area and other local Realtors is imperative – and your fastest way to adding “Sold” to your “For Sale” sign.

I have a potential buyer.” Thus before a Realtor B even puts a new client’s house on the market, he/she will first contact Realtor A and see where that goes. If it seems like sometimes houses change hands without a For Sale sign being planted in the yard, it’s because they do.

Short sale, foreclosure and bank owned – how do they differ?

LOVELAND – There was a time when Short Sales, Foreclosures, and Bank Owned properties were common in our area. Even SUZANNE though our PLEWES housing market RE/MAX Alliance has soared past those days, we still see them on occasion. Most people assume that short sales, foreclosures and bank owned properties are the same thing. They are actually quite different. If you’re looking to buy a home and come across these terms, it’s important to understand what they mean and how they will impact your home buying process.

Here’s a quick overview on each of these terms.

Short sales The term “short sale” comes from the fact that the mortgage company will be “shorted” on what they are owed. In a short sale, the owner wishes to sell the home, but the amount for which it will sell is not enough to pay off the loan plus

closing expenses. Therefore, the lender must agree to take a loss and release the lien on the home.

When making an offer on a short sale, a seller must first accept an offer and then submit that along with other paperwork to their lender. It will take time for the lender to review it and there’s no guarantee that it will be approved.

Occasionally, a property may be marketed as “short sale approved.”

This is likely because the original buyer backed out before the lender issued an approval. In this case, buying is a bit easier since the process was already started.

The buying process for a short sale is the same as for any other property, except that there’s much more paperwork involved. The owner is still technically the seller, but the lender has final approval.

The process for buying at foreclosure is completely different from the typical home buying process. First, there’s often an auction. You must have a certain amount of certified funds to participate in that auction.

Additionally, you will be bidding on the property as-is without any opportunity to view or inspect it.

In fact, there may even be people living in the home still (in which case, you would be responsible for evicting them). You would also be responsible for any outstanding liens on the property.

Given all of this, you would not be able to use a typical mortgage to purchase a foreclosure. For most home buyers, foreclosures are simply not feasible or desirable given the requirements and risks.

Foreclosure Foreclosures are properties seized by lenders for non-payment.

A legal process is typically completed to perform the foreclosure. Property owners no longer have any right to sell the home. The property is somewhat in limbo as the lender doesn’t entirely

Bank-owned properties (also known as REO) When a home does not sell at auction, the lender proceeds to take full possession of the property.

They will evict occupants, pay off liens, and get the home ready for market. Once ready, a property will go up for sale as a bank-owned

home.

There is no special process for bank owned homes. However, there are special circumstances.

These homes are normally sold as-is. There is also little to no information about the history of the home since the lender has never occupied it. Lastly, lenders may require additional paperwork (disclosures, sale addendums, etc.).

Are short sales, foreclosures, and bank-owned homes good options?

Whether these types of properties are a good idea depends on your background and capabilities as a home buyer. As long as you understand the special circumstances and risks, then you can certainly consider them as options. Be sure to discuss the pros and cons. Having all of the relevant information will allow you to make an educated decision as a home buyer.

Full-price offers not enough in hot housing market

Q: We found a new home we loved and made an offer on it for the full asking price. The listing agent came back and told us that the seller did not accept it, but we could make a higher offer. We thought we were a shoo-in for the home. What’s going on? – Dan A: The information in a home listing, such as size and features, has to be accurate to the best of the seller’s knowledge. However, the listing is more akin to an advertisement than an offer to be accepted.

Before a seller agrees to sign a contract with a prospective buyer, he or she has a lot more to consider than just the price. The buyer’s financing, contingencies and ability to get approved by the homeowner’s association, are all factors in what makes the best deal for the seller. The seller may be getting multiple offers, all full price or higher, and has to choose among them.

A common tactic in a seller’s market, like the one we are in, is to list the property slightly lower than market price to get quick attention and multiple offers.

The seller then will go back to the strongest prospects and tell

them that there is a bidding war and they should submit their “highest and best offer,” causing the property to be sold well above the original listing price.

This sometimes works because everyone loves a deal and can get hooked into the prospect of a great house, similar to the way that auctions can sometimes lead to elevated prices. Of course, the tactic can also backfire, especially if the house isn’t exceptional.

Before making any offer on a house, it’s best to speak to the listing agent to get a feel for the seller’s mindset and motivation. In my experience, good pre-contract communication between the buyer and seller leads to more accepted offers and closed transactions.

Do it right the first time with FHSA The following article is a summary from the book, “Realtor for Life,” written by Duane Duggan.

BOULDER – You’ve probably heard of 529 college savings accounts. But have you heard of Colorado First Time Homebuyer Savings Accounts DUANE (FHSA)? Any DUGGAN Coloradan can Realtor and Author set up a savings RE/MAX of Boulder account to be used towards down payment and costs associated with closing.

Lack of a down payment is the primary challenge for most firsttime homebuyers. A FHSA is a great way to solve that issue.

Starting in 2017, prospective Colorado first-time buyers can apply for a FHSA that was approved by the Colorado State Legislature (House Bill16-1467).

What is the benefit of setting up a FHSA? Setting up this account allows your down payment to grow free of any Colorado taxes on any gains in the account. That is a nice benefit, but the true benefit for the first-time homebuyer is creating an automatic system for monthly contributions to the account to ensure a home purchase actually happens. It can also be a great alternative for a wedding gift.

Instead of buying the happy couple a set of china that they may rarely use, why not give them a lasting, meaningful gift towards the down payment for their first home? In addition, when a baby arrives, proud parents, grandparents, or friends and relatives can set up a FHSA for the newborn as a nest egg for a home

What do I do when I have bought a house and used the funds?

Congratulations on buying that home! There will be a form to fill out that you send to the State of Colorado showing that the funds were used toward “eligible” costs.

Starting in 2017, prospective Colorado first-time buyers can apply for a FHSA that was approved by the Colorado State Legislature.

How much can be put into a FHSA? You can contribute a total of $50,000 in principal. The account can grow to a peak of $150,000 without Colorado taxes. There is an annual contribution cap of $14,000 for a single person or $28,000 for a married couple filing jointly. Best of all, there isn’t a time limit on how long the account can stay open.

What expenses can be paid from a FHSA? First and foremost, a down payment. Funds from this account can also be applied to anything included on the settlement statement such as closing costs, inspections and lender fees.

How is a first-time homebuyer defined to qualify for an FHSA? Obviously, it is someone who has never owned a home, but there are exceptions. If you were married, owned a home, and are now divorced for three years,

you still qualify. If you were fortunate to inherit a home, you can still qualify, but you probably wouldn’t need to save for a down payment in that case. Finally, another way to qualify is that you can buy a home with someone who has owned a home, just as long as you have not owned a home before.

How do you or someone wishing to help you set up your FHSA? Almost any kind of account you have at a financial institution can be designated as a FHSA. Examples are savings accounts, money market accounts, CDs, stocks, bonds, mutual funds and even insurance.

If you are just getting started, you can open a new account or you can designate an existing account to become your FHSA. Speak to your financial advisors or banking specialists to give you advice and take that first step.

How do I create the account for the State of Colorado?

When you file your state income

Do I have to use a particular loan program in conjunction with my FHSA? You can use any FHA, CHFA, VA, or conventional program. In fact, there are loan programs geared toward the first-time buyer. For example, with FHA you can apply for a low 3.5% down payment.

Why not create a plan for monthly contributions to your FHSA based on saving up that 3.5% down payment by a certain time? Before you know it, you will have saved up enough to buy a home.

Be sure to consult your financial planner, accountant, mortgage loan officer and Realtor to create a plan that is just right for you!

For a fully functioning kitchen, I see many of our professional interior designer clients combining hardware styles with a mixture of knobs and pulls, depending on the size and positioning of the cabinets and drawers. They are getting away from the sameness of a single style on every surface.

The other thing that can make a huge impact beyond pulls and knobs is the actual hinge hardware. We are seeing many Waterworks Kitchen customers who are purchasing cabinets choosing exposed hinges – either partially exposed our completely exposed with surface mounted hinges. Surface mounted brass hinges on a deeply hued cabinet door make a bold statement.

PS: My favorite styles of hardware are those with the less expected materials. We’ve recently introduced styles that work with hand-stitched Italian leather and rich American walnut. They add a beautiful warmth, texture and dimension to any room in the home. As soon as these were available I updated the cabinets in my dining room with leather pieces and it impacted the feeling of the entire space. Similar to metal finishes, the leather pieces will patina over time, showing how much they are used and loved.

MD: What would you recommend for someone on a budget?

PS: Hardware and also lighting probably make the biggest difference in the look and impact of kitchens. Hardware can literally dress up even the simplest cabinets. When choosing

hardware, it’s important to keep in mind that you are going to touch this item on a daily basis and the feel of a solid piece is very different in your hand. Hardware is a big bang for the dollar element of kitchens.

MD: What are your tips for choosing hardware for furniture?

PS: Hardware updates don’t need to be restricted to the kitchen. A vintage furniture piece can feel completely modern when paired with a new hardware style, and it’s easy to update built-in cabinets in living rooms and dining rooms, as I just did for myself. Overall, pick something that will complement the piece and that is the right scale.

Pay close attention to sewer lines and foundations of older homes.

A video scan of older sewer lines can provide good insight into how well the waste plumbing system will work. This becomes doubly important if there are mature trees on the property. Foundations of much older homes can be stone or brick. Be sure your inspector makes note of the composition and condition of all foundation materials.

Owning an older home can be source of pride. If you are considering buying a home with

a little more character have your inspector go through the house keeping in mind any possible renovations or restoration you may be thinking about. In some cases it may be prudent to have an older home inspected prior to making an offer. By doing this you can include the cost of necessary repairs in the price negotiations with the seller.

He points out, “The interest in ranch-style homes continues to be the overwhelming theme in the Shadow Grass project.

We estimate that close to 90 percent of all consumers we’ve met express interest in ranch-style homes. Besides retirees, young families like this style of home, with everyone on one floor, and people without children like onefloor living, too.”

Trees need love too BOULDER COUNTY – Trees this summer have dealt with many challenges, from wet feet to intense heat, and some are starting to throw in the CAROL towel. Although O’MEARA the temperature Colorado State continues University Extension to bake us, symptoms of stress on our trees from a summer of strange weather are showing up all over town. Help your trees go into fall with a late summer tree inspection.

“We do a tree survey every summer; it’s how we’ve picked up on problems,” said Kathleen Alexander, City of Boulder Forester. “It’s a (health) checkup.

Trees need routine maintenance like pruning or pest control.”

Alexander shared pointers for giving your tree a checkup yourself: – Is there anything different or unusual about the tree? Stand back so that you can see the tree from top to bottom. Does the canopy look full all the way around, and is it the same as in previous years?

– Check for broken branches that might not have been obvious earlier in the year. “If the tree

has a hanger (a partially broken branch dangling within the canopy) you might not see it until the leaves on it turn brown. Then you look up and see the branch is cracked,” she said. Large, broken limbs are hazardous, so contact an arborist to have them remove it.

– Is the crown thinner; can you suddenly see daylight through it? Loss of leaves could be due to stress on the tree or from frost early in the year that prevented the tree from having a full set of leaves. A third reason is midsummer leaf drop.

Mid-summer leaf drop is characterized by trees leafing out normally in spring, then dropping leaves in late July or August for seemingly no reason. When trees lose a lot of fine roots during dry winter, they can’t support summer’s lush canopies. Leaf tips brown and leaves drop from the tree.

– Check for changes in the leaves of the tree, such as early fall coloration, chlorosis, or scorched edges. Scorched leaves show up as evenly discolored areas on leaves that are dry and slightly curled, moving from the tips inward. These brown areas have no colored rings, called halos, or fruiting bodies of fungus on them.

by more heat. Leaf spot diseases, such as Marssonina or Septoria thrive in the type of weather we had. Infection spread during the cooler weather and symptoms are showing up now.

Fruiting bodies of fungi usually show on the leaf as small, pimplelike speckles and often have red or yellow halos around the diseased area. Bacterial disease on leaves will have this halo as well, along with a slimy or greasy looking center spot. If your tree develops these ‘leaf zits’, you should suspect a fungal or bacterial disease.

Many people notice the odd bright yellow discoloration of trees in our area caused by iron chlorosis. Although iron is contained in our soils, our high pH makes it unavailable to plants.

They suffer by being unable to make chlorophyll, the green coloration in leaves. As a result, we have a landscape of trees that are a flaming lime-yellow in color.

Not everyone loves flowers. So when it comes to creating an ideal centerpiece or arrangement for areas such as tabletops large or small, there are some alternatives.

These days, many flower districts and floral stores can make arrangements using natural elements that serve as an alternative to flowers and in many cases last longer and for some homeowners may be viewed as more modern.

cabbages are a great choice and are hearty and long-lasting.

Incorporate elements such as herbs and branches; they are a wonderful alternative to traditional flowers.

Use interesting vessels for your arrangements. You don’t just have to place an arrangement in a vase; elements such as clay pots and wood bowls are a creative alternative.

Use vignettes. A lot of times, you can make your most powerful statement using minimal decor in a grouping.

Do: Consider organic elements such as wild grasses, moss or succulents.

Incorporate elements such as vegetables into your decor. Potted

Typically, natural arrangements are most successful with one type of element such as solely branches

Helping trees overcome their iron chlorosis through applications of chelated iron is a life-long commitment, one that must be addressed several times each season, year after year.

Forget to water your natural arrangements. Many still need to be exposed to moist environments.

Forget to experiment with size and scale.

Ignore fragrance. In many instances, fragrance will be added bonus experienced through the use of your natural decor.

Forget the power of dried or preserved natural arrangements.

Many natural elements can be easily dried. Drying or preserving decorative elements is easy to do and serves as a way to preserve your decor.

How can you update your dull basement?

By Staci Giordullo Angie’s List (TNS) In some homes, basements are light and airy with adequate windows and space to help you forget you’re in a subterranean room. Others might need some help. If your basement feels musty and dank, check out these ideas on how to breathe some new life into the space.

It’s all about lighting Make sure windows are sparkling clean and unobstructed from the exterior to let natural light in, and approach basement lighting as you would any room – just remember you’ll likely need more.

Recessed and under-cabinet lights work well in areas where you might have food and drinks, such as a wet bar or kitchenette. A pendant light or chandelier above a table is ideal for spotlighting the immediate area. Around the TV, use dimmable lighting. Have a cozy reading nook? Put a lamp nearby. Consider a strand of bare-bulb lights or holiday twinkle lights for extra sparkle.

Create open space Open-concept is all the rage when it comes to primary living, dining and cooking areas. Extend the same idea to the basement to provide a sense of spaciousness.

Start with the stairs. Remove a wall (if structurally possible) to

open up at least one side of the staircase and offer a view into the room. Get creative with the beams and support systems to maintain an airy feel. If you need to hide pipes, beams or wires, build a half wall or box to conceal the lessslightly components.

Purposeful decor Use decor to achieve a warm, yet open and airy feeling. Strategically placed mirrors make the space seem larger, and bounce around the beams from your new lighting scheme, shining light into previously dark corners.

Dress basement windows with normal treatments, which helps the room feel finished. If your basement is cooler, use a ventless fireplace for warmth. These units are typically freestanding, and don’t require a chimney or flue.

Eliminate any remaining “dungeon-like” vibes by bringing in some live plants. Some plants do well in low-light scenarios, and nothing says “fresh” like a touch of flora. Moldings, such as baseboards and chair rails, can also play a big part in defining a space. Select trim that’s appropriately sized to make the room seem bigger.

Use your neutral-colored walls to feature brightly colored artwork that’s spotlighted with accent lighting. Select furniture pieces that pop – maybe a turquoise couch or hot pink bar stools. Add a complementary colored rug or plush throw pillows for a cohesive look.

Look for a finish, perhaps in a bookshelf or coffee table, that’s luminous and reflects light (without being too glittery...unless that’s your thing, then go for it!).

Embrace color Lighter paint colors will make the room appear larger, and there’s no need to make everything in the room beige.

Let floors and ceiling flourish You want to reflect light and brighten the space. To accomplish that, choose a polished hardwood, tile or shined concrete that’s

sophisticated and somewhat reflective.

Carpet is the typical go-to for a chilly basement, but if your wallet allows and you want to rip out old flooring, consider radiant heat under the new floor.

Paint or stain can go a long way with both the floor and ceiling.

Paint bare, exposed rafters for a dramatic effect. Or use a stencil to create a unique pattern and give floors some flair.

Velvet is deliciously luxurious

By Mary Carol Garrity Tribune News Service (TNS) Velvet. Be still my heart. This deliciously luxurious fabric has romanced me for decades.

Today, velvet love is spreading like wildfire in the world of interior design. Big name designers are putting this fabric of emperors into everyday designs, with brilliant results.

First, let’s get a big technical.

What is velvet, away? Wikipedia says: “Velvet is woven on a special loom that weaves two thicknesses of the material at the same time. The two pieces are then cut apart to create the pile effect, and the two lengths of fabric are wound on separate take-up rolls.” It can be made from several different kinds of fibers, the most costly of which is silk. Everyday velvets are more likely made from cotton, linen, mohair, wool, polyester, nylon, viscose and acetate.

Historians say the art of velvet weaving began in the Far East. Merchants introduced it in Venice and soon, people all

over Europe were clamoring for this splendidly soft cloth that made a heck of a royal robe or wall hanging. There are so many reasons to introduce a bit of velvet into your decor: Velvet makes colors richer Saturated colors are huge right now, with hues ranging from daring emerald green, sapphire blue and magenta to subtle gray, navy and brown. Velvet is a sensational way to bring a color story to life because it gives every tone a depth and richness second to none.

Just a little touch adds luxury All it takes is a touch of velvet to make a space feel luxurious.

In my own home, I often finish my accent pillows with velvet trim. The pillows on my bed are outlined with black velvet, one with a welt and another with a flange. In the winter, I like to add a bit more weight to my pillow mix so I switch out the linen pillows with a few made of navy velvet.

Velvet is surprisingly durable Velvet is one of those rare gems: a luxury fabric that is also durable. When we were decorating our downstairs family room, where Dan and Lyric often hang out, every piece of furniture had to be husbandand dog-proof. Hello velvet. I covered our sofa in a cognaccolored velvet and trimmed it with a dark brown leather. I chose dense velvet that looks like mohair, and it’s done a great job of holding its own, no matter what these two dish out.

You can’t help but touch it I think the best interior spaces delight all your senses. So when we work with customers, we like to weave in a variety of textures.

When it comes to bedding and furnishings, nothing is more touchable than velvet. You can’t help but run your hands over it, relishing in its silky smoothness.
