Boulder area home sales heat wave rolls on, even as prices rise BOULDER – In a hot Boulder County real estate market, prices continue to climb, with the average sales price topping $1 million in the city of Boulder TOM month after KALINSKI month.

RE/MAX of Boulder Meanwhile, sales continue to roll-in across Boulder County, with a 13.1 percent increase for single-family homes in June compared to last month, selling 518 homes compared to 458. For the year, single-family home sales kept pace with last year’s strong market, falling a scant .09 percent through June 2017 compared to 2016 with 2,131 homes sold vs. 2150.

Noting there appears to be an uptick in ‘move-up’ buying, Boulder Area Realtor® Association’s Vice President of Public Affairs Ken Hotard says this market presents no surprises.

‘Move-up’ buying refers to buyers

who have a home and are buying a more expensive home.

“That’s a good sign,” says Hotard. “The market is active on both buyer and seller side. Though inventory is still tight despite the improvements we’ve seen lately.”

Inventory of single-family homes for sale in Boulder County improved 17.6 percent in June 2017 compared to May 2017, 1,163 units vs. 989. Over the same period, condominium and townhome inventory increased 38.3 percent, 206 units vs. 149.

Despite the inventory growth in attached dwellings, sales fell six percent for the month of June, 140 condo/townhomes sold vs. 149. Year-to-date attached dwellings sales grew 12.4 percent, 715 vs. 636.

Hotard explains this seeming mismatch of growing inventory yet shrinking sales with one phrase.

“Sales lag inventory. Last month, the condo/townhomes had only one month of inventory, so this month we see sales decrease. Now with inventory up this month, I believe we’ll see an increase in

attached dwellings sales next month.”

With low inventory and strong demand putting upward pressure on prices – Boulder’s average selling price is $1.15 million this month – Hotard is confident the market is sound and will continue the stability it is known for. Recent analysis by SmartAsset’s showed Boulder as No. 1 in the nation for strong, stable price appreciation for the third year in a row.

“Demand outstrips supply and job growth is good,” says Hotard.

“We still don’t see the new housing stock we need coming into the market, which keeps home prices stable and home ownership in Boulder County a solid investment. And if we did have new housing come into the market, it would only make more people able to enjoy living in Boulder County.”

There are so many ways to answer this question. Some interpret it as “how much is your home worth to you?”

Others may answer by how SUZANNE much a home PLEWES is worth to RE/MAX Alliance a buyer. And yet another way to look at it is how much is a home worth to a mortgage lender. These questions often have different answers.

The importance of locking in an interest rate Many homebuyers take a sigh of relief once their search is over: at last, they have a property under contract. The hard part is done – the showings, MICHAELA the negotiating, PHILLIPS and the approval Guaranteed Rate, Inc. are complete. But that doesn’t mean you can let your guard down: locking in an interest rate is the vital next step.

One of the largest and most important aspects of buying a home is the interest rate: it greatly influences the overall cost of your house. In a typical situation, you’re allowed to lock this rate in as soon as you go under contract.

This provides you with security before your closing.

Per Bankrate, a mortgage lock rate is a guarantee that a lender will deliver on a specific interest rate as long as the mortgage closes by a specified date. These locks protect the borrower from rate

fluctuations, ups and downs that are frequent in the industry.

If you’re closing within 30 days, locking in the interest rate is highly recommended; it’s far too hard to predict what will happen to rates over the next month. This isn’t a requirement, however. You can hope that the interest rate will tumble and fall. You can even ask your mortgage lender to send you rate updates on a daily basis, which I typically do.

Choosing not to lock in the interest rate is a practice known as “floating the rate” and it comes with risk. Sure, there’s always a chance the interest rate will decrease, but there’s a chance it’ll increase, too. Thus, it’s a gamble and a homebuyer must decide if it’s one they’re willing to take.

If they do, most lenders still require a locked interest rate 10 days before closing. This assures that all documents are prepared in time because locking a rate in comes with disclosures and its own pile of paperwork.

BOULDER – Due to Colorado’s arid climate and many forests, homeowners and landowners may be particularly RICK vulnerable to JACQUEMARD wildfires. It is Flatirons Home important to Inspections keep this threat in mind when buying or building a home. Homes in many areas of Colorado are threatened, damaged or destroyed each year by wild fires. Anyone who is thinking of purchasing a home in forested or otherwise fire-prone areas should consider the hazard presented to the property by a wildfire and should attempt to mitigate its effects. By doing wildfire mitigation work, homeowners can substantially increase their safety and reduce the risk to life and property.

In Boulder County, land use codes require individuals who are constructing a new home in forested areas, or remodeling some existing homes, create and implement a Wildfire Mitigation Plan, which includes the creation and maintenance of effective defensible space. Other homeowners are encouraged, but not required, to create and maintain effective defensible space. Defensible space is an area between a house and an oncoming wildfire where the vegetation has been managed to reduce the wildfire threat and allow firefighters to safely defend the house. Use materials such as asphalt shingles, slate or clay tile, or metal roof coverings.

Ensure roof-covering assemblies do not contain openings that allow firebrand entry. Install fire-resistive or noncombustible construction materials on siding and walls. Eaves should extend beyond exterior walls with

fire-resistive materials. Cover all vent openings to internal structure areas (attic, eave/soffit, foundation, etc.) with a corrosionresistant, non-combustible wire mesh or screen that prevents firebrands from entering structures.

Concrete block, cement walls, or other fire-resistive materials should be used for foundation walls. Construct overhanging projections (decks, balconies, unenclosed roofs, etc.) of heavy timber, non-combustible or ignition resistant material.

Minimize the size and number of windows on the downhill side of the house or the side most likely to be exposed to wildfire. Both the size and the type of materials used are crucial in windows and sliding-glass doors. Multipaned glass or tempered glass is recommended.

Wildfire does not recognize property lines. If you effectively mitigate your property, you may help save your neighbor’s home and vice versa. Wildfires can impact entire communities.

Linked defensible spaces are a key community protection strategy. Having a defensible space around your home may also lower your insurance premiums.

How to choose a melon BOULDER COUNTY – Early August brings sweet treats to our stores as wonderful Colorado melons roll in.

I follow Rocky CAROL Ford Growers O’MEARA Association Colorado State on Facebook, University Extension so when they announced that melons were here, I rushed over to the grocers.

Approaching the stacked cantaloupes, I looked over the melons for the perfect one to take home. As I lifted and tested the rind a man came up next to me and said “I hate to ask, but how can you tell when they’re ripe?”

I’m not often asked how to pick produce while at the store, so was happy to answer.

Slowly I turned toward him. With a smile I grasped a cantaloupe, showing him how the netting should be raised and distinct from the rind while the skin underneath is a tan-yellow.

Flipping the melon to the blossom end, opposite the indentation from where the stem attached, I showed him how it should have a slight give when pressure is applied.

Finally, I spoke of the aroma a ripe muskmelon has, handing him the near-perfect melon.

“See for yourself; you’ll get the hang of it,” I said, turning back to shopping for my own cantaloupe. He took to the task seriously, leaning over and setting pressure to the blossom end with determination. As I glanced back, I realized he was pumping that melon like he was applying CPR, so I gentled his effort and avoid crushing the poor thing.

Gardeners have an advantage when growing cantaloupes because the fruit tells us when it’s ripe. We look for the same signals – color, raised netting and aroma – but also slip stage, which is when the muskmelon separates from the vine. Once the color of the fruit changes, check the where the stem attaches to the melon for separation. When it’s separated two-thirds of the way around the stem, the melon can be harvested.

Walking further into the store I stopped at the sight of a shopper slapping watermelons. At the bin for smaller, personal-sized watermelons, her palm open, fingers splayed, she methodically smacked those mini melons like it was a whack-a-mole game at the arcade. Perhaps she was seeing if they were firm, or was listening to the sound; I have no idea what that shopper was doing, but clearly she was enjoying herself.

Picking a watermelon at the store is a challenge, and I’ve heard of thumping the melon to listen for the dull thud of ripeness.

Typically it’s a knock from the knuckles while holding the melon up where you can hear it. Unripe melons sound hollow while ripe ones have a meaty thud, the experts say.

I’ve not been able to hear what they’re talking about so I go with two other indicators: belly color and toughness. Where the watermelon sits on the ground, the skin will turn yellow or cream color when ripe; if it’s still a clear white or even green, move on to another melon. Also, the ground spot toughens a bit, so test it gently with a fingernail to see if it dents easily. If it doesn’t dent from your fingernail, the melon is ripe.

Gardeners growing watermelon or honeydew can rely on simple math: count the days from when the female flower ‘sets’, starting to swell after pollination. 40 days from setting, the melon is ripe.

Watermelons also give gardeners a clue when the curly tendril closest

to the melon on the vine dries.

That, plus belly color, should tell you when it’s time to harvest.

Honeydew should be a creamy yellow color; wait to pick them until they do or the green melon won’t ripen off the vine.

Try these gardener’s tricks for choosing melons at the store, instead of slapping, thwacking, crushing or otherwise abusing the fruit.

Vinegar can help plants survive drought

By Carolyn Wilke The Sacramento Bee (TNS) A warming climate brings increased risk of droughts and a need for more tools to help plants survive. Scientists at the RIKEN Center for Sustainable Resource Science in Yokohama, Japan, were surprised to learn that maybe a little vinegar can help, according to an article published this summer in Nature Plants.

When studying the response of genetically modified plants to drought, the researchers noticed that some tolerated dry conditions much better. Curiously, these mutants accumulated higher concentrations of acetate, a chemical closely related to vinegar, than the naturally occurring plants.

They decided to see if simply watering unmodified Arabidopsis plants, a small, flowering cabbage relative, with vinegar could also do the trick. Of the plants previously watered with very dilute vinegar, 70 percent survived while almost none of those that were given other acids or only water did. The concentration they used was produced by mixing 40 parts water with one part vinegar.

It was surprising that such a simple compound helped the plants develop a survival strategy against losing water, said JongMyong Kim, one of the authors of the study, by e-mail.

The researchers found similar results for other crops including maize, rapeseed, wheat and rice.

Based on their previous work, the researchers think the vinegar

acts like a signal telling the plant to follow a backup set of genetic instructions to cope with the drought.

Daniel Kliebenstein, a professor of plant sciences at University of California-Davis, said there’s still a lot to learn about how the response is triggered and the unintended consequences to other processes important to plant health.

The acetate response was also tied to the plants’ use of jasmonic acid. The acid, which gives jasmine flowers their fragrance, is produced by plants as part of its defense against insects and fungus. As a result, different levels of acetate could mess with the plants’ protection against pests and pathogens, he said.

ollowing trends can be dangerous in home decor, where rooms are designed to last decades, not months. But while we tread carefully when it comes to decorating with trends in our homes, we can’t deny the fact that it can sometimes be hard to resist the temptation of adding a handmade ceramic here or a hanging planter there, especially when that’s what we’re seeing across Instagram and magazines everywhere.

So what’s the secret to decorating with trends? For starters, smaller accents are much easier to infuse into a decor scheme if the rest of the space has

Greenery “Greenery” was Pantone’s Color of the Year, so it’s no surprise it’s a big home decor trend in 2017. But people have taken the color green to a whole new level and even embraced using more plants in their homes. Specifically, hanging plants are this year’s comeback kid of the plant world.

How much does it cost to build a deck?

By Tom Lange Angie’s List (TNS) Putting up a new deck can improve the function and look of your home, and its future resale value. Costs can vary, depending on square footage, the type of materials used and whether you hire a contractor or do it yourself.

So, what can you expect to pay for a deck?

Deck type and size The most important cost consideration is the size and type you want. The bigger it is, the more you pay. The type of deck boards also factor into overall cost.

Where you’re putting your deck also matters.

If it’s low enough to the ground, you may be able to place the joists on four-way deck blocks rather than digging post holes. It’s possible to level the soil and place these directly on the ground, but most homeowners add gravel or a large paving stone to keep the structure from shifting.

Higher decks mean you pour concrete pilings for support pillars, and your city or town has rules about how high a deck can be before needing supports. Post holes must be augured and the posts set in place before any construction.

Deck materials matter Pressure treated wood such as southern yellow

pine, chemically processed to resist rot and insects, runs $8 to $20 per square foot. The price goes up if you use higher-quality wood.

Cedar, for example, is soft to the touch and doesn’t splinter or crack as much as pine.

Decks built with cedar cost between $11 and $26 per square foot.

Manmade or composite materials are among the most expensive, sometimes as much as $50 per square foot. Composite is increasingly popular, and sometimes replaces wood decks in homes before they’re put on the market.

Professional vs DIY deck installation There are several benefits to hiring a pro, especially if you have a complex project. A contractor will know what works and what doesn’t, and can advise if a particular idea is too costly or won’t work with your house.

They come with a crew and all the necessary tools, and bring or order all materials.

Get a guarantee in writing about the deck’s workmanship. Typically this will cover any structural issues over a certain number of years. Also make sure the contractor you hire will take care of any permits that are required, and ask how they will assemble your deck.
