5 tips for financing investment property

By Jennifer Acosta Scott Bankrate.com (TNS) The housing market crash has become a distant memory, and home prices are looking healthy again. But does that mean there are good opportunities for investing in the residential real estate market?

Home values are climbing in most places. According to the National Association of Realtors, or NAR, 85 percent of major metro areas saw gains in prices for existing single-family homes during the first quarter of 2017, while 14 percent just saw prices decline.

But while interest rates remain low, the days of quick, easy financing are over, and the tightened credit market can make it tough to secure loans for investment properties. Still, a little creativity and preparation can bring financing within reach of many real estate investors.

If you’re ready to borrow for a residential investment property, these five tips can improve your chances of success.

Make a sizable down payment Since mortgage insurance won’t cover investment properties, you’ll need to put at least 20 percent down to secure traditional financing. If you can put down 25 percent, you may qualify for an even better interest rate, says mortgage broker Todd Huettner, president of Huettner Capital in Denver.

If you don’t have the down payment money, you can try to obtain a second mortgage on the property, but it’s likely to be an uphill struggle.

Be a ‘strong borrower’ Although many factors – among them the loan-to-value ratio and the policies of the lender you’re

dealing with – can influence the terms of a loan on an investment property, you’ll want to check your credit score before attempting a deal.

“Below (a score of) 740, it can start to cost you additional money for the same interest rate,” Huettner says. “Below 740, you will have to pay a fee to have the interest rate stay the same. That can range from one-quarter of a point to two points to keep the same rate.”

The alternative to paying points if your score is below 740 is to accept a higher interest rate.

In addition, having reserves in the bank to pay all your expenses – personal and investmentrelated – for at least six months has become part of the lending equation.

“If you have multiple rental properties, (lenders) now want reserves for each property,” Huettner says. “That way, if you have vacancies, you’re not dead.”

Shy away from big banks If your down payment isn’t quite as big as it should be or if you have other extenuating circumstances, consider going to a neighborhood bank for financing rather than a large national financial institution.

“They’re going to have a little more flexibility,” Huettner says.

They also may know the local market better and have more interest in investing locally.

Mortgage brokers are another good option because they have access to a wide range of loan products – but do some research before settling on one.

“What is their background?”

Huettner asks. “Do they have a college degree? Do they belong to any professional organizations?

You have to do a little bit of due diligence.”

Ask for owner financing A request for owner financing used to make sellers suspicious of potential buyers, during the days when almost anyone could qualify for a bank loan. But now, it’s more acceptable due to the tightening of credit.

However, you should have a game plan if you decide to go this route.

“You have to say, ‘I would like to do owner financing with this amount of money and these terms,’” Huettner says. “You have to sell the seller on owner financing, and on you.”

Think creatively If you’re looking at a good property with a high chance of profit, consider securing a down payment or renovation money through a home equity line of credit, from credit cards or even via some life insurance policies, says Ben Spofford, an Ohio home remodeler and former real estate investor.

Financing for the actual purchase of the property might be possible through private, personal loans from peer-to-peer lending sites like Prosper and LendingClub, which connect investors with individual lenders.

Just be aware that you may be met with some skepticism, especially if you don’t have a long history of successful real estate investments. Some peer-to-peer groups also require that your credit history meet certain criteria.

“When you’re borrowing from a person as opposed to an entity, that person is generally going to be more conservative and more protective of giving their money to a stranger,” Spofford says.

Mortgage commitment vs. clear to close Reviewing mortgage conditions closely Your purchase contract contains a mortgage contingency clause with a commitment deadline. If you are unable to obtain a commitment by that date, then that clause allows you to terminate the contract and receive your escrow deposit back.

It is extremely important to review the specific conditions listed on a mortgage commitment before allowing the deadline to lapse.

Here’s why.

Let’s assume that your commitment deadline is on the 20th of this month. On that date, you receive a commitment from your lender that lists several remaining conditions, of which you don’t pay much attention to. Three days later, you realize that one of the remaining conditions cannot be cleared and that your mortgage will not be approved.

Since the commitment deadline has passed, you cannot terminate the contract at this point without losing your escrow deposit. To best protect your interests, you should review all mortgage conditions carefully and resolve any major ones before the deadline. If more

For extended closing timeframes, it’s possible that you will receive your mortgage commitment long before a clear to close. This is because some final mortgage conditions, such as verbal verification of employment, are not completed until a few days before closing.

Using a drone to market your home? Be sure to follow the rules

By Gary M. Singer Sun Sentinel (TNS) Q: We are getting ready to sell our home, and one of our neighbors offered, for a small fee, to take some aerial pictures with his drone. Are there any rules or restrictions we need to know about? – Susan A: Drones, or unmanned aircraft systems, are revolutionizing the videos and photos people take to market and sell their homes.

Smart real estate agents and homeowners are marketing with vista views of the property and surrounding neighborhood. This sort of photography used to be out of reach of all but wealthy homeowners, but now it’s available to all comers.

The law is still catching up to this technology, and new rules are popping up all the time. Both the Federal Aviation Administration and most state governments have been quick to enact regulations designed to ensure the public safety and privacy.

Anyone using drones to take

pictures to sell someone else’s property must abide by the rules, though hobbyists who are flying smaller model aircraft within their line of sight solely for their own enjoyment generally are exempt.

Penalties include fines and liability for getting sued if you caused damage to another person’s property. In very rare occasions, you could face criminal charges.

The pilots must ensure that the drones weigh less than 55 pounds, fly less than 100 mph, below 400 feet off the ground and stay within view of the pilots.

Also, the drones can’t be operated from a moving vehicle, although that just seems like common sense.

If you live close to an airport, stadium or similar buildings, you probably won’t be able to use a drone. This can be confusing, but the FAA, faa.gov, has an app to help you stay within the guidelines.

Before you hire your neighbor, make sure he is licensed by the FAA to pilot a drone. To get that license, he would have had to

read, write and speak English, pass a test and a Transportation Safety Administration background check.

Follow the rules, and you’ll be able to take magnificent pictures to help you get your property sold quickly and for top dollar.

Part 2: Should I buy a college home for my college student?

The following article is a summary of content from the book, “Realtor for Life,” written by Duane Duggan.

In my last article, Part 1 of “Should I Buy a College Home for my College Student?”, I discussed how buying a condo or house for your child to live DUANE in when they go DUGGAN to college can Realtor and Author be a worthwhile RE/MAX of Boulder investment and can also have financial and other benefits for your college student.

As you evaluate this decision, here’s a guide to help you: Helping your college student establish credit If you decide to have your college student on the mortgage and deed, you can help your student establish credit prior to making a mortgage loan application by obtaining a credit card in his or her name, preferably a year prior to your house or condo purchase.

In addition, if the student has a car, it is a good idea to have a small loan on the car in the student’s name, which can also help your student’s credit rating.

It is also good idea to meet with a mortgage professional to discuss strategies well in advance of a possible purchase.

Method of ownership for the “student property” It’s necessary to talk to your accountant and attorney to determine the ownership method that works best for you. Some parents will buy the property as a second home or as an owneroccupied property with the student on the deed and loan.

Others will treat it 100% as a rental property for additional tax benefits. There are many ways of holding the title including creating a family limited liability company (or FLLC).

Rental roommate income One option is to buy a onebedroom condo for your student to live in alone. However, a two-bedroom unit will allow for a roommate, and the rent from the roommate can supplement the mortgage payment. from two roommates can help the monthly cash flow even more. Be aware that there are occupancy limits imposed in some communities. In other words, check the local ordinances before deciding if it is okay to have five students living in one property. In Boulder, zoning rules allow three unrelated people in a low-density zone and four unrelated people in a medium or high-density zone.

Roommate lease or rental agreement Even though the potential roommates are typically close friends, it is a good idea to have a written rental agreement for roommates. The roommate rental agreement should cover all of the terms typically found in a residential lease such as: - Lease term - Rental rate and due date - Security deposit - Notice to vacate - Utility payment agreement - Maximum occupancy - Parking - Pets Financing for the “student property” If a condo is being purchased, the type of financing and down payment options available can be determined by the owner occupancy ratio of the condo complex and what particular approvals (FHA, Fannie Mae, etc.) are available. It is good to have the lender check to see if the complex has the approvals for the type of financing you are considering.

Is it better to purchase a house or a condo/townhome?

This decision depends on whether or not the student will be able to maintain a house and be responsible for exterior maintenance, snow removal, lawn care, etc. Often a condo suits student life best since most college students are not interested in mowing the lawn in their free time.

Typically an owner will be paying a Homeowner’s Association fee at a condo or townhome in order to cover these maintenance items.

This will increase the monthly cost but will ensure that the upkeep and maintenance tasks are completed.

Advantages of a condo for a student - No lawn care, snow shoveling, or exterior maintenance - Easier to “just leave” for the summer Disadvantages of a condo for a student - Owner occupancy ratio of the complex could affect the ability to purchase, sell or refinance - Homeowner’s Association fee may be high and out of your control - Loud music or parties might bother nearby neighbors Advantages of the single-family Home - No concern over occupancy ratios - A single-family home might be easier to resell than a condo since you tend to have more

What to do with the Rental Property When the Student is Ready to Move On When the student is ready to move on, and has hopefully graduated, there are a few options to consider.

The owners can keep the property as an investment rental, the former student may keep it as their first home, or you can exchange it for a real estate investment somewhere else.

As an example, one family I worked with purchased a property for their first child who attended and graduated from CU-Boulder, then sold the property in Boulder and bought a new property in a different college town where their next child was going to attend school.

Potential financial benefits include: - Possible appreciation in value - Possible tax benefits - Debt reduction on an amortized loan which increases equity build up - Keep as an investment after college for cash flow Purchasing a college home is a big decision. A: I can understand your surprise. Most home sales include the appliances and fixtures. Your first step is to check your contract to see if any of the missing items are specifically mentioned. Most standard contracts have a section that speaks to what items are included.

The general rule is that anything permanently attached to the house when you went under contract – light fixtures, doors, stoves – should be included in the sale. And the item must be the exact one that was in the home when the contract was signed.

Most real estate agents have relationships with home inspectors. Some buyers use those referrals, others prefer to find their own inspector by asking friends or searching online.

Regardless, it’s important to vet an inspector before hiring one.

It may be wise to begin your search for an inspector before even finding a property to avoid scrambling to find one to meet an inspection objection deadline.

During your walk through with the inspector take notes about how things work and don’t be afraid to ask questions. Home inspectors expect questions and generally welcome them because they believe their job is to help a buyer make an educated decision about a home purchase. Items such as combustion air, filters, gas shut-off valves and sump pumps are foreign territory to many homebuyers.

With markets full of multiple offers buyers are often tempted to do anything to get a home. One thing they should not do is forgo the home inspection. Waiving the option to have an inspection can have major repercussions in the long run. Without a professional inspector viewing the property, the buyer essentially loses the right to make any requests for additional repairs that aren’t agreed to at the time of signing the initial purchase contract.

Unlike many other colors, white literally comes in hundreds of tints and shades. Some shades of white may appear bluer, others grayer, and still other shades of white may appear yellow. White is also a very difficult color to match, and results are unsuccessful. On the other hand, a dominant white, or pure white decor, can appear, fresh, elegant and soothing.

If considering working with white, here are some overall do’s and don’ts.

Do: - Pay attention to the colors that will surround your particular shade of white. White is one of those colors that is often impacted by what surrounds it. For example, if a white sofa is placed next to a bright green chair, the sofa may appear to have green undertones.
