Do’s and don’ts of buying a home during a seller’s market The market continues to heat up due to high demand and low inventory. If you are looking to purchase a home, you may need to adjust your approach a bit given those market conditions.

Here are a few do’s and don’ts to keep in mind.

– Don’t look at homes above your price range. It’s rare that homes would sell significantly below asking price in this type of market.

– Don’t take an aggressive approach to offer negotiations. Remember, it is a seller’s market.

– Don’t over-analyze the purchase price.

Comps are important, but in an inclining market, comps are always slightly behind current market prices.

– Don’t make the same mistake twice. If you are constantly under-bidding and losing out on homes, you may need to up your game to properly compete.

How to get rid of private mortgage insurance

By Holden Lewis Bankrate.com (TNS) If you bought a house with a down payment of less than 20 percent, your lender required you to buy mortgage insurance. The same goes if you refinanced with less than 20 percent equity.

Private mortgage insurance, called PMI for short, is expensive.

But you can remove it after you have met some conditions.

You should know, however, that although you can cancel private mortgage insurance, you cannot cancel recent Federal Housing Administration insurance.

Canceling PMI sooner Here are steps you can take to cancel mortgage insurance sooner or strengthen your negotiating position: – Refinance: If your home value has increased enough, the new lender won’t require mortgage insurance.

– Get a new appraisal: Some lenders will consider a new appraisal instead of the original sales price or appraised value when

deciding whether you meet the 20 percent equity threshold. An appraisal generally costs $300 to $500.

– Prepay on your loan: Even $50 a month can mean a dramatic drop in your loan balance over time.

– Remodel: Add a room or a pool to increase your home’s market value. Then ask the lender to recalculate your loan-to-value ratio using the new value figure.

Refinancing to get out of PMI When mortgage rates are near record lows, as they are now, refinancing can allow you not only to get rid of PMI but can also reduce your monthly interest payments. It’s a double-whammy of savings.

The refinancing tactic works if your home has gained substantial value since the last time you got a mortgage. Let’s say you bought your house three years ago for $100,000, and you borrowed $90,000. That means you have a loan-to-value ratio of 90 percent, and you pay for PMI. Three years later, you’ve made all your payments and you have

chipped away at the loan balance.

Now you owe $85,000. And your home’s value has gone up – now it can be appraised at $112,000. Its value has grown 4 percent a year.

At this point, you owe $85,000 on a $112,000 house. This means you owe 76 percent of the home’s value – well under the 80 percent loan to value that triggers the need for mortgage insurance. Under these circumstances, you can refinance into a new loan without having to pay for PMI. Many loans have what’s called a seasoning requirement that requires you to wait at least two years before you can refinance to get rid of PMI. So if your loan is less than 2 years old, you can ask for a PMI-canceling refi, but you’re not guaranteed to get approval.

What mortgage insurance is for Mortgage insurance reimburses the lender if you default on your home loan. You, the borrower, pay the premiums. When sold by a company, it’s known as private mortgage insurance, or PMI. The Federal Housing Administration, a government agency, sells mortgage insurance, too.

Know your rights By law, your lender must tell you at closing how many years and months it will take you to pay down your loan sufficiently to cancel mortgage insurance.

Mortgage servicers must give borrowers an annual statement that shows whom to call for information about canceling mortgage insurance.

Financial Protection Bureau, you have to meet certain requirements to remove PMI: – You must request PMI cancellation in writing.

– You have to be current on your payments and have a good payment history.

– You might have to prove that you don’t have any other liens on the home (for example, a home equity loan or home equity line of credit).

– You might have to get an appraisal to demonstrate that your loan balance isn’t more than 80 percent of the home’s current value.

Higher-risk properties Lenders can impose stricter rules for high-risk borrowers. You may fall into this high-risk category if you have missed mortgage payments, so make sure your payments are up to date before asking your lender to drop mortgage insurance. Lenders may require a higher equity percentage if the property has been converted to rental use.

Tamkin, Tribune Content Agency Early reports by the Pew Research Center, cited millennials (81 million of them) as those individuals born in 1981 and later, up until today. Other researchers capped the era at those born between 1981 or 1982 and 1994 or 1995, which would put the youngest millennials at around age 22 or 23 up until about age 35 or 36.

Generation Z (the generation younger than the millennials) is the next-gen group that some are already calling ‘digital natives.’

(Ilyce sometimes refers to them as the generation born with a “chip” built into their brain.)

In short, the oldest millennials will remember life before Google and what a telephone’s busy signal sounded like. Gen Z (including our own kids) won’t.

Around the world, millennials are considered one of the most consistent generations. Whether you’re a millennial living in Tokyo, Munich or Springfield, Ill., surveys have found that your generation is very similar in the way you behave, the way you use and consume technology, the way you dress and the way you learn.

Much of this has to do with the internet, as this cohort is the most tech-savvy, and technology has flattened much of the world.

Information flows freely, is adapted to life seamlessly, and has profoundly (and quickly) changed life for this generation and their parents. It has certainly changed how people buy, sell, finance and invest in real estate.

According to the 2016 Survey of Home Buyers and Sellers, an annual report published by the National Association of Realtors, first-time buyers now fall directly into the millennial sweet spot: They’re a median 32 years old (if you look at all home buyers, the

median age is 44 years old). Their median income is $72,000.

The median price of a firsttime buyer’s home purchase is $182,500, although that ranges from just about $161,000 for unmarried couples to $208,500 for married couples. The median down payment is 6 percent, and 60 percent of millennial buyers are childless. Ninety-five percent were either renters or lived with their parents before buying their first home. One percent purchased the home they had previously rented, and 87 percent were born in the U.S. For a while, we’ve watched the real estate industry change to accommodate this new buyer, adopting and discarding new technologies, trying to find a way to communicate faster and more effectively with a generation that seems to prefer texting to talking.

This is a generation that feels entirely comfortable soliciting feedback from friends versus trusting the real estate agent they hired to help them make the single biggest purchase of their lives.

Ironically, just as millennials are ready to buy, interest rates are beginning to rise and home prices are skyrocketing, thanks in no small part to the baby boomers staying in their homes instead of downsizing.

All of which means that this generation, like those before, is finding it’s expensive to buy the home of your dreams.

Marijuana is a billiondollar industry; according to Fortune magazine, Colorado alone surpassed the one-billion-dollar mark last year.

MICHAELA This is a huge PHILLIPS increase from the Guaranteed Rate, Inc. numbers seen in 2014, the first year of recreational sales. By 2020, numbers are projected to increase even more, perhaps bypassing two-billion dollars.

Of course, if you’re in the industry, this surge bodes well; it makes you money. Yet, when it comes to home buying, cannabis business owners continue to struggle procuring loans.

The main reason for this is that most of those in the marijuana industry deal in cash, making it harder to prove to lenders that they’re worthy of risk. Still, there are things business owners can do to help their odds of approval. And this begins with the following: Make a paper trail Pot’s propensity for cash-based transactions goes well beyond the actual store; those who own shops tend to deal in cash on a consistent basis, even paying rent in this manner. It might be convenient, but it’s not conducive to lending. Instead, create a paper trail: pay with a check as often as possible. This helps create a personal credit history, something a lender wants to see.

Clean up your credit report Credit is one of those things you need to use in order to get. If you don’t rely on it regularly, it’s easy to overlook the issues impacting your score in a negative manner.

So, before you check out your lending options, check out your credit report. Credit Karma is an easy and free way to access it. If you discover delinquencies, remedy them as quickly as possible.

credit card user, become one. It might seem silly – why go into debt when you can pay in cash?

– but lenders want to know that you’re capable of paying back whatever you borrow. To use credit wisely, don’t use it to the max. Rather, pay off your bill each month. This makes you look good in the eyes of the bank and keeps you from having to pay interest, as well.

Access current income data If you own more than 25 percent of a business, the lender will require certain documentation before they consider your application. Two things they’ll want to see are your profit and loss statement and the balance sheet for your most recent quarter.

Prepare these papers now so you don’t have to search for them later.

Marijuana is a very profitable business, but one largely free of credit. If you’re hoping to get a home loan, taking the above steps makes lenders want to trust you.

Once they trust you, they’ll want to lend to you, too.

Mortgage acceleration – What is it and what should I do about it?

The following article is a summary from Chapter 1 of Realtor for Life, written by Duane Duggan.

BOULDER – In the final stage of buying a home, while sitting at the closing table, it is always a bit of a joke when the happy home buyers are asked to sign the loan disclosures showing how much interest they will pay over the life of their 30year loan. Oftentimes they DUANE say things like “Oh, I’ll be DUGGAN dead by then anyway”, or Realtor and Author “Wow, I had no idea!”.

RE/MAX of Boulder Closing on your home creates a perfect opportunity to put a system in place to build equity and real estate wealth by applying mortgage acceleration techniques. The ideas about mortgage acceleration have changed many times over the years. The Depression-era generation celebrated mortgage-burning parties when the final payment was made. The following generation kept mortgage balances high for tax deductibility and in theory, “invested” the cash for a better return. Then came the next generation, with home values skyrocketing, they used their homes as cash machines, pulling cash out for consumer items and lengthening the term of their loan, and in theory, never paying off their mortgage.

This resulted with many losing their homes to foreclosure. So which generation is the smartest? The answer is not so simple. It takes quite a bit of study to figure it out.

What if you or your clients had no mortgage on your property? Would life be any different?

Could you invest that cash flow that would have gone into mortgage payments into something else? There are many ways to accelerate the payoff of a mortgage and there are just as many considerations as to whether or not to pay one off early at all.

The graph below shows the structure of how a 30-year amortized loan works if no mortgage acceleration techniques are applied.

Mortgage acceleration techniques 1. Create your own amortization schedule to pay it off in the desired number of years.

On a $100,000 Loan at 6% you could pay the loan off according to the following schedule:

one utilized by a company called United First Financial, uses the first mortgage that is in place on a home, a home equity line of credit, and what is called money merge account software. This program utilizes a line of credit like a primary checking account. An important function of this line of credit is what is called an open-end interest calculation. By putting your monthly paycheck towards paying down the line of credit balance, it keeps the balance that interest is calculated on low. By keeping the balance lower, more of the monthly payment is attributed to principal rather than interest. The program helps you manage your money and tells you when would be the best time to make a lump sum payment toward your mortgage principal. These programs are expensive and there are claims that you can easily set up a similar system by yourself. You can check out information on this program at unitedfirstfinancial.com.

ARGUMENTS FOR NOT PAYING OFF YOUR MORTGAGE EARLY Tax deductibility Since mortgage interest is deductible many will argue that you want to keep your balance high to keep your interest deduction up. From the graph above, it shows the first year interest to be $5,967. If you were in the 30% tax bracket, your tax savings would be $1,790. If you actually invest the tax savings, that is an argument for keeping the balance high.

2. Bi-weekly mortgage payments program The way that this program works is that when you make a payment every two weeks when you get a pay check, you put enough in so that it would be equivalent to making one extra payment a year. This program will usually pay off a 30-year mortgage about 7 years sooner. Some lenders offer a bi-weekly mortgage payment plan. You can call your lender to see if they offer a bi-weekly plan.

Some lenders will offer the program for free.

If your lender doesn’t offer a program, there are third-party companies that can set up a program for a fee.

3. One extra payment a year program On a bi-weekly program it is about the same as making one extra payment a year. So what about just making that extra payment once a year? You can do that and accomplish about the same thing without having to pay for or set up a bi-weekly program.

Time value of money If inflation were 4% a year for the next 30 years, the value of a dollar 30 years from now would be about 30 cents. The argument being that you are paying off a dollar with only 30 cents. However, if you had no mortgage payment and you safely invested that amount each month, it softens the time value argument.

In summary, everyone needs to decide for themselves if they want to get their mortgage paid off or keep their balance high. Everyone’s situation is a little different, so it is a good idea to consult their individual advisors and generate their own set of goals.

May or may not weather BOULDER COUNTY – Though the gardens love the wet weather, one thing they could do without is the hail that came with it.

If your plants CAROL were victims of O’MEARA the savage skies, Colorado State take heart: it University Extension looks bad now Boulder County but, depending on the plant, its maturity, and time left in the season for recovery, all may not be lost.

Vegetable root crops, such as potatoes or beets, with destroyed leaves could send up new shoots, and you should still get a good crop. For leafy vegetables, be patient: give them at least a week to recuperate after the storm, and if there’s no sign of life, replant.

Flowering annuals stripped of their leaves may not survive, and replanting now will ensure a good display later in summer. Yes, it’s hard to pull up those babies, so if there are a few bits left on the stem and you’re feeling nurturing, clean them up and a give them a light application of fertilizer. They might recover.

Severely shredded leaves on smaller perennials should be cut back to the ground, and if the

leaves aren’t too damaged, leave them alone. Bleeding hearts and other perennials with soft stems that look reasonably unharmed should be cut back part way.

Generally they’ll sprout new leaves along the stem at the junction between the old leaves and the stem.

Work fertilizer in around any damaged perennials that are well established to give them a boost for recovery. Those with firm stalks should be cut partially back.

If they don’t sprout new leaves on existing stems, look for new stems

pushing up from their roots.

With all the excitement we’ve had lately, people tend to forget weather that affected plants a few weeks ago. But the plants don’t get over it so easily. Keep an eye out for damage from the freezing snow we had the last week of April; many leaves might be a tad black and crispy about the edges. Perennials, such as hostas, that suffered a setback from their leaves being frozen should have pushed new growth by now.

BOULDER – Home buyers have it drilled into their heads that they need to get a home inspection.

But what does a home RICK inspection JACQUEMARD report actually Flatirons Home Inspections disclose?

Buyers often have little knowledge about home construction and its components, and have difficulty deciphering home inspection reports. Many don’t know how to figure out which types of defects are serious or whether their home inspector checked all the essentials. Prior to hiring and inspector ask what is included in their reports. Ask 14

lawns as well. Giant dead blotches in an otherwise green lawn is topping the list for calls to our office, and in many cases, the culprits were grass mites.

Hatched in October, mite numbers increased during winter during warm spells. Mites feed by rasping off the leaf surface and sucking up tender, interior cells; the damage appears as small yellow speckles on the grass blades. As feeding intensifies, the grass becomes straw colored and eventually dies, leaving large patches that don’t green up in spring.

This damage is often missdiagnosed as winterkill or desiccation. If you’ve had mite damaged lawn, take a quick look to see if they’ve returned.

Check the base of the plant for congregations of them during the day.

Issues in an inspection report may be fodder for price negotiations with the seller or, you may ask to have some items repaired. Before issuing a formal request to repair, consider the seller’s incentive to hire the cheapest contractor and to replace appliances with the least expensive brands. Home inspectors may be may not know or be reluctant

to disclose repair costs. Call a contractor to determine the scope and expense to fix problems revealed during an inspection.

A repair issue that will be a deal breaker for a first time home buyer, causing the buyer to cancel the contract, will not faze a home buyer versed in home repair. Talk to your agent, family, and friends and call a few contractors to discuss which types of defects are minor. Perhaps a simple solution is available such as replacing a $1.99 receptacle, which can resolve many outlet problems. Other issues such as improper drainage around a home can be expensive to correct.

Even newly constructed homes should be inspected. Problems that aren’t readily identifiable to you such as code violations, a furnace that leaks carbon monoxide or a

failing chimney, are the types of defects a home inspector could identify in a new home. Issues with new homes can be found in areas not visible to most buyers during viewings with a realtor such as crawl spaces and attics. Building contractors make mistakes, too.

Out with the old: Tips for spring cleaning BOULDER COUNTY – In Boulder County, and in cultures around the world, spring cleaning is a welcome tradition.

But spring cleaning isn’t only about dusting. It’s also about having an “out with the old” attitude that drives you to get rid of all the unneeded stuff that has collected in JANET drawers, closets and cabinets.

Here’s an easy checklist to guide you painlessly through the first steps of cleaning. The list was first published by maidpro.com and has been updated for a Boulder County perspective.

Kitchen The kitchen is a great place to start decluttering. Toss all foods that are past the ‘use by’ dates. Clear the freezer, pantry, refrigerator and cabinets of foods that are no longer fresh enough to eat. Get rid of items you will never eat or use anyway. If the food packaging is damaged or appears discolored, throw it away. When in doubt, throw it out.

Next, get rid of containers and lids that don’t have a mate. Discard or recycle chipped and cracked glassware and recipes or cookbooks you don’t use. Then, open the utility or “junk” drawer and get rid of all of those old receipts and odds and ends you’ve been holding onto.

Bathroom Safely and securely dispose of expired medications – both over-the-counter and prescription. According to BoulderCounty. gov, it’s important to keep unused drugs from being misused and reduce the amount of chemicals that reach our waterways. Drop off pharmaceuticals at a designated site or follow simple steps for safe home disposal. Cosmetics and lotions also often pile up in our bathroom, creating dust-collecting clutter.

Get rid of old cosmetics or those that you will never use. Also toss old toothbrushes, flossers, razors, combs and hairbrushes.

Family room Toys, games and puzzles can bring back warm memories, but if they are broken or have missing pieces feel confident they aren’t worth keeping.

And a spring yard sale season is the perfect time to donate bulky media, such as books,

magazines, CDs, DVDs and video games. You can have your own yard-sale or donate to one of the local schools annual yard sales.

This is also a good time to test and replace batteries in all smoke and carbon monoxide detectors.

Laundry Clean the lint that accumulates in the outside dryer vent. It’s a fire hazard, so cleaning the outside dryer vent is an important, and often overlooked, yearly spring activity. Discard unmatched socks and dingy whites. Take your coin jar to the bank and use the proceeds to buy yourself a spring-cleaning treat.

Coat closets and storage areas Donate shoes, jackets and other gear that no longer fit. Toss anything without a match. Look at all the spring and summer gear you saved from last year and replace or replenish sporting equipment, flip flops, sunscreens and other gear.

Office/homework area Now that your tax returns have been filed, you can purge, shred or recycle old and unneeded paperwork. Clear your computer of old emails and files that are no longer needed.

Gather: – Hot glue gun – Wire lampshade frame stripped of all its fabric – Different kinds of moss – Dried flowers or any other embellishments you would like to use – Clear fishing line (to hang) Directions: 1. Begin by covering your wire frame with moss.
