RE/MAX of Boulder welcomes E and L Team BOULDER – Elizabeth Ryterski and Laura Shaffer – together they are E and L Team. As 2017 began, so did new beginnings for the E and L Team at RE/MAX of Boulder. It is with the same excitement and positive energy that RE/MAX of Boulder offers that Elizabeth and Laura look forward to another year helping make their clients’ real estate dreams a reality.

Elizabeth and her husband were born and raised in Southern Illinois. Elizabeth attended the University of Illinois and Southern Illinois University, receiving a math degree in 1992. After moving from Southern Illinois to Boulder County in 1994, Elizabeth taught secondary math for five years. She then spent 12 years at home with her three children. In 2009, she began working at RE/MAX Alliance of Boulder with Team Mazur, first as an assistant and then as a broker.

In 2015, Elizabeth joined RE/MAX Alliance of Louisville and partnered with Laura Shaffer in 2015 to form the E and L Team. Elizabeth specializes in residential real estate helping buyers, sellers and investors in Louisville, Lafayette, Boulder, Broomfield and the Northern Denver Metro area.

Laura and her husband grew up in Green Bay, Wisconsin. In 1996, she moved to Colorado to enjoy the sunshine and to attend the University of Colorado Boulder where she earned a degree in chemical engineering with an emphasis in computer science.

Laura started working in 2000 at McKesson as a programmer of hospital software. Four years later, when her first of three children were born, she began her next career as a stay-at-home mom for 10 years. With an eye always on the local real estate market, in 2014, Laura began a career in real estate working with Elizabeth

Ryterski as her agent assistant and home stager then as a broker and partner with Elizabeth at the E and L Team - RE/MAX Alliance of Louisville. Laura’s expertise is with residential home sales in Louisville, Lafayette, Boulder and along the Front Range.

In her free time, Laura enjoys volunteering at Louisville Elementary and Horizons K-8, watching HGTV, cheering on the Packers during the football season, playing games with her kids, and dreaming of her next vacation to Costa Rica.

KW Realtor Ryan Devin helps 65 families toward homeownership GOLDEN – Realtor Ryan Devin, of the Devin Team at Keller Williams, recently helped his sixty-fifth family find their dream home through Home Partners of America, a program that allows buyers unable to purchase a home today to rent now, with the right to own it in the future. These families, who weren’t able outright purchase due to issues with credit or trouble collecting the funds for a down payment, were able to move into their desired homes because of this right to purchase program.

“I understand how it feels to want to own a home but not be quite ready financially,” said Devin.

“This program is a blessing to those in this situation, because they can choose and rent the home of their dreams today, and have the option to buy it when they are able.”

Devin and his partnership with Home Partners of America

is committed to making homeownership a reality for more people and the program provides a clear path to do so. An applicant is able to choose any home that fits within their budget from the vast inventory on the “for sale” residential market. The applicant signs a one-year lease, and has the option to purchase from Home Partners any time within the next five years.

“The program is a great fit for people with credit issues, those that are in the process of saving to buy a home, or those who want to try out a neighborhood before they purchase,” added Devin.

“They are brought on as tenants and exercise their right to purchase once they are ready to do so. By being able to provide this option we are truly allowing people to get a foothold on their future and bring people closer to the dream of homeownership, not just locally

but nationally as well.”

The families Devin works with have no obligation to buy, and are able to opt out if they choose at the conclusion of their one-year lease agreement. There is a five-year guarantee of the housing purchase price, as well as the lease rate. “The price is fixed yearly, so there is no surprise on what the purchase price will be,” concluded Devin.

Should you pay down your mortgage with tax refund money?

Do you have a tax refund coming your way? Are you trying to decide how to best spend that money?

Pruning fruit trees a late winter task If you’ve been itching to tidy up your fruit trees, February is an excellent time to get out and lop things.

Pruning off a few branches is the perfect way CAROL to indulge our O’MEARA green thumbs in Colorado State winter, plus keep University Extension our fruit trees Boulder County healthy.

Let’s take a look at the steps to follow when caring for trees that work for a living. To keep your trees in full production, spend time with them this spring by giving them a nip here, a tuck there, to tidy them up and get the flowers forming.

Pruning allows air and sunlight to reach the center of the tree, improving sugars in the fruit while reducing disease. For all types of fruit trees, follow a few basic steps: Step 1, tidy it up: prune out any dead or diseased wood. Look for twigs that are dried out, with a grayish or black appearance.

Although it’s tempting to snap off dead wood, cut it off instead to avoid tearing the bark. Broken twigs are a harbor for disease, so cut them back to a bud or to the junction of twig to branch.

Step 2, one-way, please: prune out any crossing or rubbing limbs.

Branches that rub one another sloughs off bark, setting them up for disease problems. Crossing

and let the woody bud grow into a shoot.

Important note: when pruning to a bud, prune one-quarter-inch above the bud, at a 45-degree angle. Pick buds that are pointing outward – they’ll go that direction. Avoid inward-facing buds, since you don’t want your branches to run back into the center of the tree.

If you’re cutting the branch off entirely, prune to just outside of the raised area at the junction of the branch to the trunk – this is the branch collar. Leaving this

intact will help the tree seal that cut off from disease.

Step 3, get rid of sprouts: Cut out water sprouts and basal suckers (the vigorous upright growth shooting up from branches or from the base of the tree).

This type of growth is usually weak, and fruits poorly. Prune it completely off.

If you have peaches or nectarine trees here on the Front Range, you’re a gardener who loves a challenge. Though these plants survive (well, they try to survive), they aren’t the most productive fruit we can grow; frost freezes their buds off nine years out of ten. Nonetheless, we try to grow them, and to give them the best chance we can for forming fruit, it’s all in the pruning.

Peaches and nectarines fruit on one-year old shoots, so the goal of pruning is to force part of the tree into new shoots every year. Do this by cutting back branches that fruited last year to a woody bud – it looks pointy instead of plump.

But don’t go hog wild, cutting off every branch – only cut back one out of every four branches that fruited last year. This gives the tree enough leaves to photosynthesize food for itself.

Do this every year, and your tree will give you plenty of fruit.

If you can’t find woody buds on your shoots, don’t worry.

Very often these trees will have triple buds, where a woody bud is flanked by two flower buds.

Prune off at this point, gently rub off the flower buds on either side,

As a seller you are not required to fix anything. You can, for example list all known issues with the house in disclosures and note them as part of the asking price. In most cases however, there will be negotiations as to what the seller will repair or a reduction in the asking price of the home.

Generally speaking, no house is perfect and the inspection report is not a to-do list for the sellers.

Most buyers and sellers end up addressing problems found in an inspection before closing or by including money in the final agreement to pay for any major repairs. Most buyers are also

sellers. If the sellers are not willing to negotiate the resolution of items on an inspection report the sale may fall through. Any issues found listed on and inspection report with then need to be disclosed to future buyer.

If you are selling your home you can have a pre-listing or “sellers” inspection done prior to listing the property. You would then have the option of deciding to repair or replace items on the inspection report or list them in disclosures.

If buyers see that you have recently repaired or upgraded things they may feel more secure about the rest of the house.

The one thing I stopped buying when I turned 30

By Gabrielle Savoie Domaine (TNS) I’ve been interested in decor for as long as I can remember. As a child, our family trips to IKEA would be exponentially long when I was in tow because I would have to sit in every single chair and lay in every single bed. In high school, I would mysteriously move furniture around my bedroom in the middle of the night, much to the dismay of my mother. So when I turned 20 and finally ventured out on my own, it’s no surprise that I didn’t take the decorating of my first apartment lightly. For years, as I moved from place to place, I

accumulated a staggering amount of tchotchkes and accessories found in vintage shops, garage sales and decor stores.

But here is the mistake I was making: By never wanting to put my money toward larger pieces, I ended up with a lot of (quite

frankly) useless things: vintage vases, inlaid boxes, small artwork, more trays than I knew what to do with and scented candles galore. I had bowls and pillows and bookends to last me a lifetime – and quite a few side tables and smaller pieces of accent furniture,

but I had no piece of furniture that really served a purpose, or that I could actually keep long-term.

While my shelves were expertly styled, I was still sitting on a hand-me-down sofa, and my IKEA dresser had seen better days.

When I turned 30 (or more accurately, 29), after meticulously bubble-wrapping bookends and vases for the millionth time preparing for yet another move, I made a vow to myself: I put a stop to my decor hoarding tendencies and decided to exclusively invest in larger pieces that would increase the function and comfort of my home. The result: My apartment has never looked better or felt more organized and, thanks to my 20-something habits to buying cheap thrills, I have more decor accessories that I have space to display them.

How much does water heater installation cost?

The average lifespan of a traditional tank-style natural gas water heater or electric water heater is only eight to 12 years, which makes replacement one of the most common home improvement investments.

So how much should it cost?

Water heater installations differ Mary Geiger of All About the Pipes Plumbing in Charlotte, N.C., says it’s hard to provide a reasonable estimate without seeing the installation site.

“Cost depends on the type of installation, and that’s unique to each individual project,” she says.

“It depends on what type of unit the customers currently have, what they’re replacing it with and what has to change to bring the installation up to current code.”

Geiger says most of her customers choose 50-gallon natural gas water heaters.

According to Bluebook International, which publishes 12

residential repair and replacement costs, installing one runs $795 to $1,550.

Hire a plumber for safety There’s a reason this isn’t a DIY project for most homeowners.

“Installing a water heater is dangerous, and we encounter improperly installed water heaters on a daily basis,” says Steve Hyde of Washington Water Heaters in Bellevue, Wash. “On electric installations, you’re dealing with 240 volts of electricity. On a gas water heater, if a gas leak occurs and it’s not corrected, it could result in catastrophic damage to the house or its occupants.”

Other considerations include making sure the unit is adequately plumbed, installing it with enough clearance and ensuring drip pans are equipped, if needed.

Jason Hanleybrown of Fast Water Heater Co. in Bothell, Wash., says one of the most important elements for gas-fired tank or tankless water heaters is to ensure the unit is properly vented to prevent exposure to carbon monoxide gases.

According to the Centers for

Disease Control, unintentional carbon monoxide poisoning causes 400 deaths each year and 20,000 hospital visits.

Hiring a licensed plumber with experience in water heater installation – including how to properly vent exhaust gases – and one who pulls a permit, are safety measures every homeowner should take when installing a water heater, Hanleybrown says.

“Because of the carbon monoxide issue, we say people should always question anyone who is not pulling a permit,” he says.

Energy-efficient water heaters If you plan to invest in high-energy efficiency with an on-demand or tankless water heater, expect to pay more for its purchase and installation.

Installing a tankless model takes much longer, a full eight to 10 hours versus the two to three it takes for a traditional water heater.

It’s also something only professionals should do, because they need to install a dedicated gas line that can supply large amounts of gas when the unit’s in

use, electrical work that may be necessary and any special venting.

For the unit alone, an electric tankless water heater costs $595 to $1,530, and a gas tankless version costs $1,005 to $1,770, Bluebook International says. However, because of the prolonged and complicated installation, expect to add several hundred to a couple thousand dollars more in installation costs.

A lot less wire shelving as closet organizers go upscale

By John Ewoldt Minneapolis Star Tribune (TNS) A peek in the right closet will reveal the latest ideas in fashion, but more and more, the closet itself can be a trendy revelation.

And right now that trend is upscale and without wires.

Homebuilders who used to allow $500 to outfit all closets with wire shelving are now working with customers who want melamine shelves, at a minimum budget of $2,000.

Steve Jorgenson, who owns Home Options closet company in suburban Minneapolis, said most of his customers won’t accept wire, or what’s also called ventilated, shelving anymore.

“The shelves fall off the wall within a year because they’re not installed correctly, or things fall through the holes or the wires leave lines on sweaters,” Jorgenson said. “People doing a remodeling want wire even less than new homebuilders.”

has sold tons of well-constructed ventilated shelving, recently added the deluxe TCS Closets Collection, a custom-made system with back panels, thicker materials, integrated lighting and exclusive finishes.

A recently opened California Closets design studio in suburban Minneapolis exemplifies how upscale the closet industry has gone.

Several customers checking out the garage organization vignette assumed it was designed by the French fashion house Hermes, said Brandy Ward, the designer of the garage showcase and owner of the California Closets franchise.

It features glossy acrylic drawer fronts and floating aluminum doors that hide ladders and lawn mowers.

“It’s probably the orange and brown colors that remind people of an Hermes box,” she said. “I wanted the new store to have a ‘wow’ factor and be aspirational.”

Ward’s design studio has replaced ordinary panels, wire

shelving and baskets with rich, textured wood grain melamine accented with pearl-inlay cabinet hardware and lighted drawers.

She wouldn’t say what the build-out costs were for her new space, but it compares favorably to the company’s flagship store in San Francisco. At 3,800 square feet with 17 vignettes, it’s twice the size of her previous store.

Ward wanted to set her business apart from the competition.

“People are watching HGTV, Real Housewives and other reality shows and they’re aspiring to have closets they see on those shows,” she said. “People aren’t as afraid to spend $50,000 on closets throughout their house.”

What can a customer get for five figures? Mudrooms in shades of walnut, graphite and gold leaf with a fold down desk or a twostory Prince-inspired library wall with an electric fireplace fanning purple flames.

Closet organization is an $8.5 billion business in the U.S., with its own trade shows and even mocked on the TV comedy “Modern Family.” Many closet organizers and hardware stores keep prices low with standard sizes, but the industry is doing more custom work now.

Ward, who is trained as an interior designer and is certified in

kitchen and bath design, wanted the new space to show off rooms or designs that many closet organizers don’t tackle.

She’s added gold mesh ventilated kitchen drawer fronts for vegetable storage, glass panels etched with images of doves for the Prince library wall, and a subway tilelike wall that hides a Murphy bed. “Lots of clients who have downsized pull down a Murphy bed in their home office when they have guests,” Ward said.

Rick Lyrek, who owns Closets for Life in suburban Minneapolis, said he’s adding new elements as well. Lighting is a common feature, including LED strip lights on closet rods that light up automatically when motion is detected. He also provides 3-D drawings of what a project will look like.

“Some of my competitors like California Closets won’t leave drawings with the customer at the end of initial meeting,” he said.

“We want potential customers to be able to visualize it and live with it before they make a decision.”

Lyrek, whose business has grown annually by about 10 percent in the last decade, said nearly all of his customers have moved away from wire shelving and now want custom-made designs that are multifunctional and look good too.

Area resident Shelley Saby gave up on wire shelving after it fell down three times over time. She priced DIY systems at hardware stores but decided to spend about 30 percent more to have the job done professionally through California Closets with sturdier melamine and lots of accessories.

“Closets have come a long ways,” she said. “From pull out rods to pant hangers to soft close drawers, it’s all good.” She and her husband recently spent $5,000 on their master bedroom closet remodel.

Jorgenson credits California Closets for elevating consumer awareness of closet redesign.

“They are my best competitor and we piggyback off them,” he said. While he doesn’t do as much customizing or use designer materials, he said his lower prices reflect that. “We’re like the Buick dealer, and California Closets is Lexus,” he said. “We’re good for 95 percent of the customers out there. We’ll install wire shelving that won’t fall down, but most people have moved way beyond that.”

Unexpectedly beautiful stool made of wooden offcuts and resin

By Laura Pearson Chicago Tribune (TNS) Eco-friendly furniture-making has come a long way in recent years, with aesthetics increasingly catching up to ethics. No longer, it seems, do pieces created via sustainable practices have to compromise on style. (So long, goofy bottle cap-topped coffee tables and armchairs made of wine corks.)

An example of such progress is the modern Zero Per Stool, which debuted in 2016 and features a one-of-a-kind seat created from a hybrid of wooden offcuts and resin. It’s the work of Hattern, a South Korean design studio that’s all about “upcycling,” or using discarded materials to produce higher-quality products.

The designers, Jang Won, Min-a Kim and Kyungsun Hwang, take inspiration from the likes of British heavyweights Tom Dixon and Thomas Heatherwick. And while Hattern’s operation is much more modest than theirs are, its emphasis on sophistication and practicality is similar.

As the name suggests, the goal for the Zero Per Stool is to create almost no waste. To achieve this, the legs are cut from white oak, and then the offcuts – random wood pieces left over – are set in resin to harden. The resulting block of cured wood and translucent resin is then cut and sanded to form the stool. This

yields an unexpectedly beautiful abstract pattern, elevating an otherwise ordinary piece of furniture to work-of-art status.

Even better: Hattern takes any small wood scraps that remain and repeats the process to make similar-looking coasters.

Shades of gray

By Cathy Hobbs, Tribune News Service (TNS) Gray, like other popular neutrals, blends well with other colors and can help to create environments that can vary from muted and soothing to rich and bold. The beauty of gray is its versatility.

Looking for ways to incorporate gray into your decor? Here are some Design Recipes do’s and don’ts.

Do 1. Consider mixing soft shades of gray with other light colors such as white and cream. The result can feel soothing and fresh.

2. Mix and match different shades of gray.

Different shades can provide visual interest.

3. Mix materials. Gray can be incorporated into home decor in different ways, from fabrics to rugs and accessories.

4. Create contrast, mixing gray with bold, striking colors such as black and white.

5. Use gray on your larger surfaces for maximum visual impact such as upholstery pieces and accent walls.

Don’t 1. Use too many dark shades of gray as the effect can be dark and gloomy.

2. Be afraid to mix warm gray with cool gray. Cooler tones tend to be more blue, while warmer tones tend to be more brown.

3. Use only one shade of a gray in a space, mixing different shades is often more powerful and you may find it hard to match all one shade.

4. Be afraid to mix gray with other deep based colors such as chocolate brown and black.

5. Forget that metallics such as silver and platinum can serve as interesting and inviting ways to incorporate gray into your space.

The Buffs went a stunning 8-1 in Pac-12 conference games.

They won the South division for the first time and reached a top-10 ranking nationally for the first time in 14 years.

With Liufau leading the way, the Buffs jumped on the Rams quickly and never took their foot off the gas.

Overall, the Buffs had 578 yards in total offense, including 260 on the ground. Phillip Lindsay had 95 yards and two touchdowns on the ground, while Devin Ross (eight catches, 97 yards, one TD) and Bryce Bobo (five catches, 99 yards) had great nights catching the ball.

As good as the offense was, however, the defense was dominant, holding CSU to just 225 total yards.

CSU went three-and-out on its first six possessions. It was a 24-0 CU lead before the Rams got their initial first down.

CSU didn’t get on the board until the first play of the fourth quarter, but by then, CU already had a 37-point lead.

Seniors Chidobe Awuzie and Tedric Thompson both intercepted CSU passes, while Kenneth Olugbode and Jimmie Gilbert had sacks.

While it wasn’t a perfect performance, it was one that CU desperately needed entering MacIntyre’s fourth season at the helm.

“I see it every day and I’ve seen it change, there’s no doubt,” said MacIntyre, who improved to 11-27 at CU. “But we have to keep stepping in the right direction. Now we’ve got to see how we handle having a little bit of success really early.”
