Fannie Mae and Freddie Mac Raise the Conforming Loan Limit for 2017 In November 2016, the Federal Housing Finance Agency (FHFA) announced an increase in the maximum conforming loan limit for mortgages acquired by Fannie Mae and Freddie Mac in 2017.

According to a press release, the 2017 maximum loan limit for one-unit properties will be $424,100 in most of the country, an increase from $417,000, and the first increase in the limit since 2006. In higher-cost areas, the conforming loan limit could be as high as $625,500. What does this mean for those looking to buy or refinance this year?

We explain below.

Understanding the Conforming Loan Limit vs. a Jumbo Loan A conforming loan limit is the maximum size of a mortgage that Fannie Mae and Freddie Mac will purchase and/or guarantee.

Both entities are restricted by law to refrain from purchasing single-family mortgages above this amount, and the amount differs based on geographic location. For example, loan limits increase drastically in certain high-cost areas, which include Alaska, Hawaii, Guam and the U.S. Virgin Islands. In these areas, the baseline loan limit for oneunit properties will be $636,150, but could be higher in specific locations.

Jumbo loans, in contrast, are loans issued above the conforming

loan limit.

In 2017, any mortgage over $424,100 will be considered a jumbo loan in most counties in the United States. While both conforming MICHAELA and jumbo loans PHILLIPS offer competitive Guaranteed Rate, Inc. interest rates and allow buyers to choose from adjustable rate mortgages (ARMs) and fixed-rate programs, jumbo loans require much more documentation and have stricter underwriting guidelines than conforming loans. Additionally, you should be prepared to show a jumbo lender a minimum of 12 months’ reserves for future mortgage payments as well as the down payment and closing costs.

How the limit is derived The Office of Federal Housing Enterprise Oversight (OFHEO) sets the conforming loan limit every year using a formula established under the Housing and Economic Recovery Act of 2008 (HERA). The limit is adjusted each year to reflect the changes in the national average home price.

The impact on buyers and those refinancing The increase in the maximum conforming loan limit means that

you may be able to take out a higher mortgage and still qualify for a conforming mortgage.

The benefits of qualifying for one of these loans are that they are backed by government and quasi-government agencies, like the Federal Housing Administration (FHA), the Veterans Administration (VA), and Fannie Mae and Freddie Mac. Additionally, as mentioned above, conforming loans often have better interest rates than non-conforming loans because many lenders view them as less risky investments.

Tax deductible home expenses – Get ready for tax season Happy New Year! As we enter this new year, many of you are preparing for tax season. Here are some home ownership expenses that are typically tax deductible.

Mortgage insurance If the down payment on your mortgage was less than 20%, you likely pay mortgage insurance each month. You may have also paid an up-front mortgage insurance premium at closing. These are typically tax deductible if your adjusted gross income is less than $100,000 and you closed on your home between 2007 and 2014. Other restrictions also apply. Provide your mortgage insurance premium details to your accountant to determine whether you qualify for this tax deduction.

Mortgage interest Your entire mortgage payment is not tax deductible. SUZANNE However, the portion that PLEWES applies to interest paid during RE/MAX Alliance 2016 is. Your mortgage company will send you a tax form that details exactly how much interest you paid last year. If you purchased your home during 2016, check your closing statement to determine whether any pre-paid interest paid at closing is properly included in that statement.

Points If you closed on your home during 2016 and paid points on your loan, that amount may be tax deductible. Points are essentially pre-paid interest. You paid extra interest up-front in order to receive a lower interest rate over the life of your loan.

Property taxes If you own a home, then you pay property taxes. You may pay it directly to your local municipality. For most homeowners, you pay

Expenses that are not tax deductible Above are the most common tax deductible expenses. It is equally important to note what expenses are not tax deductible. Homeowners insurance, title insurance, homeowners association dues, general closing costs, and home repairs for single family properties used as a primary residence are not tax deductible.

If you own a multi-family property that is both a primary residence and investment property, the rules are a bit different. Ask your accountant for details on additional expenses that you may be able to deduct for investment properties.

The tax form from your mortgage company usually includes the amount paid for property taxes. However, you’ll want to verify this figure.

Some property tax bills cover months both before and after the due date. Additionally, there may be a property tax adjustment in your closing statement if you purchased in 2016.

New Year’s resolutions for your home

Make sure you clear the entire length of the vent. Also clean the area around the dryer for better air circulation. Visually inspect the vent opening outside your house to ensure there are no obstructions.

Inspect and clean the dryer vent at least once a year depending on the machine’s usage. If you have a large family or do a lot of laundry, consider a biannual cleaning.

It’s that time of year where we resolve to make our lives better.

From eating healthier to getting more sleep, now is when we declare our intent to step it up a notch.

Would it surprise you then, to hear your house has a thing or two of its own to resolve in the new year? We’re not talking about daily maintenance routines or quarterly checkups – this is a list of tasks you only need to tackle on an annual basis.

DIY energy audit Lowering the thermostat and swapping out your incandescent bulbs for LEDs and CFLs is a great start to reducing your energy bill, but what other steps can you take to make your house more energy efficient? Try conducting a DIY home energy audit.

Start by checking windows, doors, chimneys and electrical outlets for air leaks. If the draft isn’t obvious, use a lit candle or stick of incense to detect unwanted air flowing into your house. Resolve by using caulk around windows, a sweep seal on doors, draft plug in the chimney and foam insulated pads behind outlet covers to help eliminate the drafts.

Also, unplug unused appliances and devices to prevent phantom energy sapping. Wrap an insulating cover around the water heater and make sure to seal

Review insurance policy An annual review of your homeowners insurance policy is a must. Fingers crossed you’ll never need to use it, but you want to make sure you have adequate coverage on both the structure and your belongings.

It’s important to understand what’s covered and what isn’t, as well as whether you have replacement value coverage (doesn’t account for depreciation) or actual cash value coverage (allows for depreciation), which is typically less desirable. If you’ve remodeled or added a pool or

storage shed, make sure that’s noted on your policy.

If you’re interested in saving money on your homeowners insurance, ask your agent for a higher deductible, which should lower your payments.

Clean the dryer vent According to the Consumer Product Safety Commission, dryers cause more than 15,000 household fires each year – most of which ignite due to a clogged vent.

To properly clean the vent, detach the dryer and use a flexible brush, air compressor or vacuum/ Shop-Vac to remove the buildup.

Flush the water heater Draining the water heater is something we all need to do on a regular basis – especially if yours makes a banging or clanking noise every time it kicks on (which is the sound of water percolating through calcium and lime deposits).

Sediment buildup at the bottom of the tank means it takes longer for the flame to heat the water, preventing the unit from working efficiently. Sediment also causes cracks in a water heater and with enough buildup, the tank might stop working altogether.

The best way to remove the sediment is to flush everything out of the tank. While this can be a DIY project, licensed plumbers are at the ready to help you as well.

On average, most flushing jobs will cost between $80 and $100.

Overall, the Buffs had 578 yards in total offense, including 260 on the ground. Phillip Lindsay had 95 yards and two touchdowns on the ground, while Devin Ross (eight catches, 97 yards, one TD) and Bryce Bobo (five catches, 99 yards) had great nights catching the ball.

As good as the offense was, however, the defense was dominant, holding CSU to just 225 total yards.

CSU went three-and-out on its first six possessions. It was a 24-0 CU lead before the Rams got their initial first down.

CSU didn’t get on the board until the first play of the fourth quarter, but by then, CU already had a 37-point lead.

Seniors Chidobe Awuzie and Tedric Thompson both intercepted CSU passes, while Kenneth Olugbode and Jimmie Gilbert had sacks.

While it wasn’t a perfect performance, it was one that CU desperately needed entering MacIntyre’s fourth season at the helm.

“I see it every day and I’ve seen it change, there’s no doubt,” said MacIntyre, who improved to 11-27 at CU. “But we have to keep stepping in the right direction. Now we’ve got to see how we handle having a little bit of success really early.”

Gift paraphernalia Shopping bags, crinkled gift ribbon and ripped wrapping paper: Toss it all. Nothing psychologically prevents you from enjoying a fresh start like Christmas-themed trash sticking around and cluttering up your home. Move onward!

Old prescriptions Take the new year as an opportunity to clean shop in your medicine cabinet. Get rid of prescriptions and over-the-counter pills that have expired or that you haven’t used in months, since it’s also unsafe to keep expired medicine around.

Old towels Who wants to begin a new year with stained, discolored towels? The start of a new year is the perfect time to upgrade your bathroom with a set of fresh towels. Toss any threadbare ones that have just gotten too much wear.

Old chargers Gather up any random chargers that are cluttering up your shelves, and try to match them to the technology in your home (wireless speakers, Fitbits, etc.). If you cannot find a single item that you still own and use that can be charged by the charger in question, toss it.

Receipts Most of us have a hodgepodge of old receipts and tags lurking in a myriad of places at home. Unless it’s a receipt for a big purchase (sofa, laptop, refrigerator or television), throw them all away.

Make sure to toss receipts and tags for clothing you’ve worn as you won’t be returning it and definitely don’t need the proof of purchase.

Event tickets This is one of those items you probably don’t even realize you end up accumulating. Unless you plan to frame or scrapbook the special movie night when you got engaged, throw them away.

Invitations If old invitations mark an important memory and you want to save them for posterity, put them somewhere for safekeeping.

Otherwise, give your kitchen an instant makeover by recycling the cards and invitations on the fridge.

Then the item is not a priority to you and you don’t really need it because you lived six months without it. Get rid of broken jewelry you haven’t worn or made an effort to fix. While you’re at it, toss earrings that have been missing a match for ages. You need to face the reality that the missing earring won’t be magically walking back into your life.

Dried pens No one needs the number of pens they mysteriously accumulate and we bet half of them don’t even work. Streamline your collection.

Interesting art arrangements finish a room

By Mary Carol Garrity Tribune News Service (TNS) You can fill your room with beautiful furniture and accents, but it won’t look finished until the walls come alive with artwork. If you have blank walls or beautiful pieces of art stored away that you’ve never hung, make that your new year’s resolution. You will be blown away by how putting a few pieces up will give your spaces personality and style, and make your home a warm reflection of you. To help you get started, here are a few ideas for interesting art arrangements created by Dillon, the artwork coordinator at Nell Hill’s.

A wall of trays Artwork encompasses much more than framed paintings. Trays, platters and dishes are among my favorite things to hang on the wall.

To hang trays, thread a bit of wire through the handles or cut outs on the sides of the tray. Or, use plate grippers.

Tip from Dillon: The secret to decorating with trays, plates and platters is to group together a variety of sizes and shapes. Start by placing the larger pieces in the middle, then fan out from there.

A celebration of memories One of the chief aims of artwork is to reflect the unique personality of those who live there.

One of my favorite things to do when I visit people is to see their artwork and accents, to get a glimpse of the things they care about most.

For many of us, our families are paramount in our lives. So consider making a gallery that features photos and other memorabilia that tell the story of your family, past and present.

Tip from Dillon: To hang a gallery, Dillon suggests you start at the middle then work your way out. Lay the pieces on the floor and move them about until you have an arrangement you like. Take a photo with your phone so you can replicate the layout on the wall. Dillon rarely lines up the frames when he arranges collections. Instead, he likes the groupings to feel a little more random.

A flash of mirrors I love using mirrors as art. They add brilliant beauty to a room, bouncing light and opening up the space. Add a mirror to a collection of art. Hang one over your mantel or above a buffet. Or, cluster a group of smaller mirrors together to make one head-turning display, like Dillon did.

Tip from Dillon: To create this 3-D effect, Dillon layered one mirror on top of another, using longer nails for the mirrors on the top layer so they could easily rest over those below.

5 residential design trends in hardwood (BPT) - Hardwood may be one of the oldest building materials known to man, yet architects, designers and homeowners are always finding fresh ways to use it in the modern home. What’s the appeal? Flexibility and variety, for starters.

“We’re constantly delighted to see how traditional woods like oak and walnut are being employed with renewed flair and imagination,” says Linda Jovanovich, of the American Hardwood Information Center, hardwoodinfo.com. “Subtle tweaks can make something familiar, look innovative. The current trend is to take a classic hardwood application, like paneling or flooring, and give it a stylish, up-to-the-minute twist.

Here’s a look at what’s trending.”

Wide-plank flooring Perhaps no recent trend has been more influential than the use of wide-plank hardwood flooring.

Traditional plank widths, ranging from 2-1/4 to 3-1/2 inches, are still popular. But today’s homeowners often ask for widths between five and seven inches, and there is even demand for up to 10 or 12 inches.

a space look larger and more modern,” says Melissa Morgan of M Interiors in San Antonio, Texas, who has used the generously proportioned planks in traditional and contemporary homes. “With fewer seams, these floors can be treated like a canvas: ebonized oak or walnut for a sleek, dark look; light woods like ash or maple for a chic, urban vibe; weathered-gray tones for a slightly rustic affect the possibilities are endless.”

Wood ceilings It used to be that hardwood planks primarily went on floors or walls, but today they’re appearing on residential ceilings too. “Simple poplar beadboard, painted white or with a light natural stain, looks crisp and airy overhead, adding visual interest while remaining quiet and unassuming,” says Rebecca Ascher, Ascher Davis Architects in New York and Newport, Rhode Island.

“For a more assertive affect, I might specify tongue-and-groove walnut or hickory, characterful woods that provide a degree of drama. For that reason, they’re best reserved for large, highceilinged rooms that are not easily overwhelmed. In smaller, lower

spaces, a ceiling with too much personality can feel oppressive.”

Mix and match Architects and designers, who once avoided using different varieties of hardwood in a single residential space, now mix and match them with newfound enthusiasm. Clearly contrasting wood tones - blond maple and black walnut, for example create a striking effect that can work well in both traditional and contemporary settings. This is particularly true in kitchens, where a favorite configuration features upper cabinetry in a light-color wood such as birch, and lower cabinetry in a darkcolor wood like cherry. The result is a space that has strong visual interest, and is light and airy, yet solidly grounded.

Gray stains and finishes Gray is a classic “neutral” that never truly goes out of fashion. It’s currently one of the most popular colors, ranging from pale smoke to deep charcoal, showing up in hardwood flooring, paneling and cabinetry. “Whether light or dark, gray stains bring out any wood’s natural grain and

texture,” says New York interior designer Laura Bohn. “Grays are versatile and timeless - quiet and soothing colors that recede into the background without losing personality or becoming faceless.

That’s why they work in any style decor, yet always look modern.”

Distressed hardwoods Homeowners drawn to the popular look of weather-beaten rustic and elegantly timeworn are turning to distressed hardwoods - new product to which scrapes, nail holes, notches, saw marks and other signs of wear and tear have been carefully applied, often by hand. Manufacturers are able to reproduce convincing facsimiles of anything from the burnished walnut floorboards of an 18th century salon to the rugged oak-plank siding of a 19th century Pennsylvania barn. It’s a distinctive look that offers a wide range of aesthetics.

Add a touch of gold for new year glam

Once the finish of choice in the ‘80s, it fell out of favor in the ‘90s, often considered to be gaudy. Now, gold dominates the shelves of home decor retailers and remains one of the hottest finishes for accessories and accents. When looking for ways to incorporate gold into your home, here are some Design Recipes tips.

1. Use gold as a finish for fixtures such as faucets, cabinet or door handles.

2. Yellow and yellow-based tones can be used to include gold and gold accents.

3. Bookshelves are great opportunities to incorporate interesting accents.

4. Accessories such as decorative elements can be used to incorporate gold accents.

5. Don’t be afraid to mix different shades of gold in a space.

6. Reflective elements such as gold mirrors can add an instant touch of glam.

7. Use gold when looking for opportunities to create a bold design statement.

8. Consider color mapping – a technique in which you can repeat gold accents throughout a space to help make the space feel connected and cohesive.

9. Incorporate lighting that accents gold tones.

10. Add gold to an accent wall.
