Boulder County real estate still a seller’s market BOULDER – If you’re thinking about selling your Boulder County home, indicators show this is a good time to do so. The fact is DB WILSON home sellers in RE/MAX of Boulder Boulder County are a rare species. Few home sellers coupled with the lack of construction means that available inventory is low, but is poised to rise on increased pricing in 2017. That lack of inventory is driving the market, says Ken Hotard, senior vice president of public affairs

for the Boulder Area Realtor® Association. Case in point: October’s condominium and townhome sales in Boulder County saw a 20.1 percent bump with 139 units sold compared to 115 in September. According to Hotard, that spike likely resulted from the inventory increase of late summer. Even so, Hotard says overall there is little change in the Boulderarea market’s pattern of low inventory, increasing prices, and decreasing sales. October’s month-over-month available condo/townhome inventory fell 11 percent in October – 154 units versus last month’s 173. Year-to-date attached dwellings

sales fell 13.8 percent through October 2016 compared to the same period last year with 1,196 units sold in 2,016 versus 1,388. Single-family homes monthover-month sales volume dropped a scant 0.2 percent in October compared to September 2016 – 341 versus 348 units. Year-to-date single-family home sales in the Boulder-area market dipped 11.4 percent through October 2016 – 3,756 homes sold compared to the 4,239 sold in the same period last year. Single-family inventory dipped 12.7 percent from October to September 2016 in Boulder County with 821 units available for sale this month compared to 941 in September.

Looking ahead, Hotard expects the pattern to continue. “I’m confident that we’ll finish the year out and head into 2017 with the same trends. I would expect seller’s market conditions to continue at least through the first quarter.” Hotard adds that in this kind of market his best advice is to work with a knowledgeable Realtor, whether you are selling or buying. “It’s competitive, and in a competitive market it’s important to have the best advice you can get.” DB Wilson is the Managing Broker of RE/MAX of Boulder. Holiday home buying tips LOVELAND – The holidays are upon us and the busiest shopping season of the year is in full swing. Making offers Let’s face it, it’s not the most ideal time to buy and sell given the busy schedule and cold weather. Thus, people who sell and buy homes during the holidays are generally very motivated. If you see a home that you like, don’t delay. Take the opportunity to negotiate without competition from other buyers. Offer responses When submitting offers around the holidays, allow more time for a response from sellers. If the family is traveling or if one spouse is out of town or otherwise preoccupied, it may take longer for the parties to review and discuss your offer. Being patient will go a long way in negotiating terms in your favor.

Scheduling showings Showings can be more difficult to schedule at this time of year. Sellers with visiting relatives or holiday events to host may not be able to accommodate showing requests so easily. Submit showing requests with as much advanced notice as possible. This will not only be appreciated by sellers but may also increase your chances of confirming showing appointments.

Setting deadlines It may take a little more time than usual to get your home closed around the holidays. Make sure that you buffer home inspection, mortgage commitment,

Buying vs. renting LOVELAND – A home is an investment, and it takes time to let that investment take root and grow. “The main goal of homeownership SARAH is to build equity,” said RE/ WARNOCK RE/MAX Alliance MAX Alliance Broker Associate Sarah Warnock. “You can use the equity you built to help you get into your next home, you can borrow against it for home improvements, vacations, or purchasing a 2nd property. Depending on the market, which is ever-changing, building equity from owning your own home can propel you into financial opportunities not possible with other investments.” For those considering renting over buying, Warnock lists the following three tips on why homeownership is more advantageous: No. 1: Tax write-off “Owning your own home

creates a big tax write-off,” said Warnock. “You’re allowed to writeoff the interest that you pay on your mortgage for the year. Interest can definitely accumulate, giving you a nice tax write-off at the end of the year. Additionally, interest rates are still low, allowing you to afford more today than at other times. A good interest rate is key in keeping your monthly mortgage payment affordable.” No. 2: Owning a home for less than rent “Currently, the rental market is very competitive,” added Warnock. “There’s not much available and rents are high. Oftentimes you can actually own your own home for less each month than what you pay in rent. By renting, you are basically contributing each

month to your landlord’s financial portfolio, not your own.” No. 3: Pride in homeownership “Perhaps the most rewarding aspect of buying vs. renting is the sense of pride that homeownership cultivates,” concluded Warnock. “Although risk is involved, anything worth having usually involves risk to some extent. It is a proven fact that over time, homeownership is the very best way to accumulate wealth and secure your financial future throughout your lifetime.”

Sellers and buyers: Know the state of your market When inventory remains below equilibrium, sellers enjoy more control over prices and terms, and the area becomes a seller’s market. When inventory lingers well above stasis, you have a buyer’s market where sellers must get more serious about price reductions, credits and throw-ins.

While home prices for starterto-midrange homes are pushing upward toward pre-recession peaks, especially in secondary markets, they’re stabilizing in higher-priced areas. If mortgage rates rise modestly as expected in 2017, sales elsewhere may normalize with smaller price appreciation, especially as housing starts rise to fill the inventory breach. Here are 10 tips to adapt to the latest market conditions. First-time homebuyers: Get that starter home now More than half of the home sales in 2017 are expected to be to first-time buyers, and mostly to the millennial set, many moving from urban rentals, research by the National Association of Realtors shows. That means competition could become fierce in the spring for such “starters” in desirable areas. While there’ll be less inventory this winter, there’ll also be less competition per unit and a higher percent of motivated sellers. Sellers: Hire the right agent Oftentimes, the best investment a seller can make is time spent researching agents. A bad hire can cost sellers tens of thousands of dollars and months of worried waiting. First, look at an agent’s online marketing material and listings. Then, look at profiles of the agents on LinkedIn, Facebook and other social media; and be sure to read web reviews. Narrow your search to three agents and interview each. Ask for sales-activity reports, existing listings and time-on-the-market averages, plus the requisite local comps. A seasoned listing agent also will know the best times for open houses and how to initiate a price war if the market allows. Never consent to a listing contract of longer than 90 days in a seller’s market. The best rates go to those with 800-plus credit scores. Sellers: It may be a seller’s market but... Home sellers can do several simple things to enhance appearance, increase buyer interest and boost their home’s profile: Renew selectively: Do light makeovers everywhere, with an eye on the kitchen and bathrooms. Clean, clean and clean some more: It’s hard for buyers to picture themselves living in a dirty house. Depersonalize, declutter: Show the space, not the contents. Box up family photos, kids’ school papers and excess art. Illuminate: Open drapes and add brighter light bulbs in dark areas. Repaint where needed but use neutral colors. Renters: It might be time to buy In many cases, rents are rising faster than home values, yet mortgage rates remain low.

That, and the fact that renters now account for 37 percent of households (the highest level in 50 years), seem to indicate an imminent coming-out party for renters-turned-buyers. If you’re a buyer, don’t believe the house is yours In heated markets across the country, sales agents are giving buyers false hope and using their offers to bid up the price for preferred buyers who they think can pay more and close faster. Strategies such as preapproval, proof of funding, closing flexibility and the always-risky practice of waiving inspection and repair contingencies can help sway buyers. For added clout, tell sellers you’re willing to “escalate,” or exceed all offers to a certain limit. Sellers: The grass is always greener... ... in yards with a “sold” sign. It can be as simple as setting out a service of their favorite teas or coffees, served in a special cup. Lavish mantels It can be easy to get into a rut when decorating your mantel. So this year, challenge yourself to come up with something brandnew. This magnificent garland, a mix of pine needles and leaves, is simple yet stunning as it loops through the mantel’s year-round display.

Bring the garden in After you clean out your planters for the winter, bring a few inside for your holiday decorating. Garden architectural elements connect us to the outdoors and give us a fine place to stage displays, whether it’s holding logs for the fire or your Christmas tree. Dining details Sometimes the tiniest details have the biggest impact on your table. Try tucking a fresh sprig of rosemary into your napkin rings when you entertain. The Surgeon General has warned that indoor radon is the second leading cause of lung cancer in the United States today after smoking. It is a common misconception that certain areas of the United States are not at risk for radon.

Finally, mortgages for self employed borrowers in the marijuana industry BOULDER – The 2016 US election created good news for the marijuana industry. Eight states legalized marijuana for either medical or recreational use. MICHAELA This means that PHILLIPS over half of the Guaranteed Rate, Inc. US states have legalized marijuana. With this news comes more industry, income and opportunity for individuals involved in this growing industry. When it comes to purchasing a home, many borrowers that work in the marijuana industry have come up against battles creating major headaches. Even though Fannie Mae will allow a W2’d employee to use their income to qualify for a mortgage, most large banks and credit unions still deny this borrower. When I started talking about mortgages for employees in the marijuana industry, my focus was solely on letting potential buyers know that they had financing options if they owned less than 25% of the company and/or received a salary in the industry. Now I am happy to share that there are options for self-employed individuals in the industry as well. The alternative to a Fannie Mae loan is working with a Portfolio lender. A Portfolio lender typically holds on to the mortgage, they do still evaluate credit, income and assets when approving a mortgage, however, they associate this with the risk involved and offer an interest rate accordingly. Most Portfolio lenders offer an adjustable rate vs. fixed, but this can still be a better option versus no loan at all. With good credit and documented income, a marijuana business owner can apply for a mortgage with only 10% down. For those with a lower credit score, there are still options but a higher down payment may be required. What does this mean for potential buyers? If you have been working hard and paying taxes in the cannabis industry, you may now qualify for a mortgage. December 9-10, 2016

More decorating mistakes to avoid BOULDER – Oh, my, my, my. Decorating mistakes are so easy to make, especially for those who don’t have a “design eye” and years of experience. A few KAREN weeks ago, At LIBIN Home published KL Realty an article entitled, “Are you making these rookie decorating mistakes?” (November 4-5 edition) We at KL Realty nodded in agreement as we read it, as we often see these mistakes during showings and open houses. It’s a shame to see these missteps because we know they diminish a home’s appeal for the owners and the potential buyers. Before we put a house on the market, we usually advise our clients on how to best present their home. Often a fresh eye and a few simple changes make all the difference. Whether you’re planning on selling your house soon or in many years, here’s a few more design mistakes you’ll want to avoid. Too big upholstered furniture Lots of people love buying these big, puffy sofas and chairs as they are like sitting on comfy marshmallows. Often people purchase them after seeing them in big showroom where they don’t look as large without thinking how they will fit in their home. In medium or small rooms these pieces are simply too big and make the space feel overstuffed. Getting properly sized furniture for a room is one of the most important design decisions one

can make and one that’s frequently incorrectly done by first-time furniture buyers. Random furniture piece to fill a space Sometimes people have a small room or large hallway that they don’t know how to decorate. Frequently in these situations people will put an extra sofa or chair against a wall. If the piece is not connected with other objects – such as an ottoman, a rug, end table, artwork and/or a large basket or vessel - it can feel awkward, like a random piece of furniture that just shouldn’t be there. A table with or without a chair is often a good option for these spaces. Everything in a beige/brown mid-tones Many people who have no “design eye” seem to feel safe choosing everything in a midtone beige/brown - furniture, drapes, linens – usually to go with the same color carpet, tile and counters. In theory, this is smart as it matches, it doesn’t show dirt and is neutral. In reality, it is amazingly boring and depressing. There needs to be contrast and various color hues (depths of color) to make design interesting and lively. Overuse of accent color, pattern or texture This comes from the logic: If a little is good, a lot is better, right? Wrong! Accent colors, patterns and textures are like hot sauce: a few dashes do the trick without overpowering. Faux fur accents, such as pillows or throws, are really in style right now. But you

Framed artwork should be fairly large and in relation to your wall size. Collections of artwork should be placed fairly close together. Fixing moisture issues with the crawlspace By C. Dwight Barnett Tribune News Service (TNS) Q: I have lived in this 75-yearold house for over 20 years. This year is the first time I have noticed condensation on the living room windows. This room has a crawl space while the rest of the house has an unfinished basement with heat and air to it. Seems the basement is much damper than usual this year as well, and I found some surface mildew on items down there. The living room windows have storms that have been there for 10-plus years. The furnace is checked every year, and I’m told all is OK with it. There are small vents in the crawl space/ foundation. Should they be open or blocked for the winter? What other suggestions do you have? I am a retired lady and need a budget-friendly solution.

A: Depending on your geographical location, crawlspace vents should be treated differently. I live in the Midwest in a mixedhumid climate. In this type of climate, I suggest opening the vents in the winter and closing them in the summer. The idea is to control the humidity inside the crawlspace. If there is only a minimal amount of humidity preset, i.e. a very dry crawlspace, the vents can be left closed year-round. If the crawlspace floods, regardless of the season, the vents should be opened to help dry out the crawlspace. When the humidity levels in the crawlspace are higher than the humidity levels outside the crawlspace, the vents should be open. Close the vents when the humidity outside is higher. The sudden moisture change at the windows can be caused by various conditions inside the home. The fact that you believe

your basement is much damper than normal leads me to believe you may have drainage issues on the exterior of the home. It is extremely important to drain water away from the home for several reasons. Ensure gutters and downspouts are not clogged and are draining at least six feet away from the foundation. If the grading of the yard looks like it is not sloped to carry surface water away from the house, it will need to be regraded. Have someone check the roof and exterior walls for any obvious signs of water entry and repair if needed. As for the crawlspace, make sure you have a good vapor barrier (plastic sheeting) covering all of the exposed ground inside the crawlspace. The vapor barrier prevents moisture from the ground getting into the crawlspace and home. Many times I have seen your foundation configuration of a combined basement and

crawlspace with different moisture environments because one area is heated/cooled and the other has vents to the outside such as you have described. I suggest permanently closing the exterior crawlspace vents and providing a screen-covered opening between the crawlspace and basement. This allows for better moisture and temperature control of both the basement and crawlspace. Your air conditioner is a dehumidifier and that’s why most moisture problems do not appear in the summer months.
