Making a remarkable difference for 25 years BOULDER – If you’re lucky enough to call Boulder County home, here’s some news to celebrate.

The Community Foundation Boulder County, TOM an organization KALINSKI that has shaped RE/MAX of Boulder our community through philanthropic leadership, marks its 25th anniversary this year.

During that quarter-century, Boulder County has benefitted from the Community Foundation’s granting nearly $68 million to nonprofits and establishing an endowment of more than $52.3 million.

Donations and strategic resources have gone to improve health and human services, basic needs, children and youth, education, civic engagement, arts and culture, and animals and the environment.

“We touch just about any issue area,” says Gretchen Minekime, the foundation’s vice president of communications.

From its beginning, the foundation has worked in strategic ways. The mission has been to not only provide grants, but to also create innovative, long-lasting ways to ignite change.

“It was very grassroots and started with very little money by a group of people who wanted to address issues in the community, which is different than starting because of receiving a lot of money in a trust,”

says Minekime, who has been with the organization since 2002.

Consider the possibilities “The founding documents were visionary 25 years ago and still inspire me today,” says Josie Heath, president of the foundation since 1995 and retiring at the end of this year.

A list of ‘possibilities to consider’ made by the founders still guide the foundation today. The farreaching statements outlined key intentions including facilitating new, risk-taking approaches that address root causes and are not just Band-Aids.

The result is impactful programs and initiatives that improve the quality of life for all Boulder County residents including the broadly relied upon TRENDS Report, a School Readiness Initiative that reaches into the community to help overcome a persistent achievement gap, and the Open Door Fund which supports the GLBQT community, among other successes.

With a strong belief that ‘we accomplish more together than alone,’ the foundation collaborates with donors, partners and grant recipients.

“Our donors range from someone who donates $50 to someone who donates $1 million, and everyone in between,” explains Minekime, noting that the foundation works with donors to ensure their contribution goes to areas that fit their interests.

“The foundation has been innovative in developing our community’s culture of giving, and that innovation is a reflection of

the Boulder County community,” says Heath, referring to Pledge 1% Colorado, a program that inspires start-up founders and entrepreneurs to be philanthropic once they are successful.

“Entrepreneurs in this area are such an important part of our economy and creativity.

And our nonprofit community is also very innovative,” adds Heath. “We wanted to reflect that innovation and creativity in how we approached the work of the Community Foundation.”

There’s something special about giving through the Community Foundation Boulder County – whether you give by establishing a donor-advised fund, volunteer, or contribute to your favorite charity on Colorado Gives Day. “You work with us, you give through us, you’re part of us and go to events with us, and get donor

education sessions with us – and you feel like you’re part of a community,” says Minekime.

“It’s something you can have trust and confidence in because of how we do our work and steward our finances. If people are going to invest, they need to trust that it’s done right.”

Buyers during this time of year are often moving due to a job relocation or a difficult situation that is forcing them to move; they’re often in a crunch to find something quickly. Nobody is lacing up their snow boots to look at houses unless they are serious about buying.

BOULDER – Conventional wisdom tells us that homes sell faster and easier in spring and summer.

Keeping your home staged for showings LOVELAND – Selling your home can be stressful, mostly because of the need to keep it in “showing condition”. After all, you still need to live in SUZANNE your home while PLEWES you’re trying to RE/MAX Alliance sell it. There are a few things you can do to make this process a little easier on you and your family. Here are a few tips.

Use baskets to organize messes Baskets and bins are a great way to quickly get your home organized. In bathrooms, put everything in a bin on the countertop. When it’s time to prepare for showings, you can quickly tuck that bin under the sink! The same goes for toys and other common messes around the house. Gather up the toys in a basket and place it along a wall or in a corner. A big mess can

be quickly tucked away. Using baskets prevents the need for sorting through every little thing while still making your home appear neat! It can also add the décor of a home.

Develop a routine The most stressful part about a short notice showing is remembering everything that you need to do. Create a list and assign tasks to different family members.

This will make it much easier and less stressful each time. Here are a few key items to remember:

Keep cleaning wipes on-hand Pre-moistened cleaning wipes are popular these days. They are available at most stores and are great for quickly wiping down surfaces throughout your home.

Keep cans of these wipes in your kitchens and baths. When it’s time for a showing, grab one to wipe down all of your countertops and you’ll be done in a jiffy.

Go shoeless Floors tend to be time consuming to clean, especially during the winter months. Save yourself a lot of work by taking your shoes off when you get home. Go barefoot or switch to house slippers. This will save you a ton of time as you preparing for showings over several weeks or months.

– Empty dirty dishes from the sink.

– Put away coats and shoes from entry ways.

– Putting everything in assigned baskets in each room, and tucking them away.

– Wipe down countertops in kitchens and baths.

– Empty trash from all rooms, but don’t forget the kitty litter and other pet related items.

By having a system in place to prepare for showings, your home will appear organized and will have a better chance of selling quickly.

RE/MAX Realtor Jill Grano buys mobile home tax liens to save houses BOULDER – In order to save homes and raise awareness about a predatory practice, Realtor Jill Grano, of RE/MAX Alliance on Walnut, purchases mobile home tax liens for female homeowners.

In 2015, four Boulder County residents lost their homes to an investor because they failed to pay their property taxes, all under $800.

According to a Daily Camera article, “taking possession of mobile homes valued at thousands of dollars for hundreds of dollars in tax liens is completely legal by statute,” but Boulder rarely sees as many as four homes lost to this predatory practice. “It was a sad time for our community," said Grano. “It opened my eyes to an issue that desperately needs to be addressed.”

mobile home communities since early 2015 when she helped raise $30,000 in order to purchase a mobile home for a family in desperate need. “Our mobile home neighborhoods are incredible communities that offer ownership opportunities for residents who may otherwise not afford to live

in Boulder,” added Grano. Mobile homes in Boulder sell for about $30,000-$100,000 and must be owner-occupied. In recent years mobile home values have gone up, which signaled to investors that lien purchases could be a lucrative business.

Disgusted by this predatory practice, Grano decided to take action. “I tried to pay off everyone’s tax lien before they went to auction, but couldn’t because only those with a vested interest in the property can pay the lien,” she said. “So instead I showed up at the tax lien sale in person, and decided on the spot that I would buy all the liens in which the homeowner is a woman, and I am now the owner of nine tax liens and I pledge that I will not kick anyone out of their homes.”

Grano believes that the laws must be changed so this kind of thing cannot happen in the future. “No one should lose their home and all the money in it over a couple hundred dollars of unpaid taxes,” stressed Grano.

City Council members, including Lisa Morzel and Mary Young,

agree with Grano and have been working on this issue for the last year. Boulder Treasurer, Paul Weissmann, has also taken note of this predatory practice and has taken many steps to notify owners of the severity of not paying their tax bills.

Due to the efforts of Weissmann, Morzel, Young and others, there were far fewer names on the 2016 lien sale list than there were in 2015. “We are taking positive steps,” concluded Grano, “but what we really need to do is change the statute that allows this at the State level. That’s what I plan to work on next.”

Windermere Colorado triples sales and agents in two years Innovative program and Millennial agents drive success for Colorado real estate company FORT COLLINS – After opening its first Colorado office in December of 2014 in Fort Collins, Windermere Real Estate Colorado has experienced accelerated expansion with new offices in Centennial and Denver Metro over the past two years. The rapid growth stems from a number of factors including its unique home selling program, fresh approach to hiring and engaging a younger workforce.

Interestingly, the program has also resulted in a younger generation of agents joining Windermere. At 35 percent, Millennials are the largest share of home buyers, which has been consistent over the last four years according to the National Association of Realtors.

Hawaii on my mind BOULDER – For a remote island chain, Hawaii gives gardeners a lot to be grateful for beyond floral shirts, coconuts, and pineapple slices. The CAROL westernmost O’MEARA state in the Colorado State union keeps us Extension dreaming of lush University Boulder County plant paradises, complete with waterfalls, wildly colored birds, and warm weather.

The Aloha state came by its diverse botanical denizens via makani (wind), moana (ocean), and manu (birds). Humans introduced many plants to the islands that are mistaken as native plants, including the iconic pineapple (native to Brazil and Paraguay) and the heavenly perfumed plumeria (central and south America). But a few true natives have found their way into our homes and hearts as house plants we love in winter. ʻĒkaha, or the Bird’s Nest Fern (Asplenium nidus) is a slow growing plant that is perfect for the low light in our homes. Named for the tight clump-like rosette the spear-shaped fronds grow from, these ferns are easy to grow. An epiphyte in its native Hawai’i, it can be grown in a shallow pot in a peat moss-based medium.

My turkey leftovers are heating in the microwave oven, the last piece of pumpkin pie is sitting on the counter and I'm already thinking about Christmas. Here's the thing _ if you combine the Christmas work parties with the neighborhood get-togethers and the holiday family events, it can be a little overwhelming. Especially if you like to bring something handmade for the party hosts.

Turns out, customizing a host gift is easier than I thought. A candle makes a great gift to bring to a party, and it's simple to make it holiday-themed and personalize it at the same time. All it takes is a flameless candle and a pack of redand-white-striped paper straws.

ʻĒkaha should be placed away from direct sun in a location that doesn’t get drafts. Keep the soil moist but not soggy. Provide a humidity tray for moisture around the plant and fertilize it with 1313-13 slow release fertilizer every six months. Trim off browned, older leaves. ʻŌkupukupu Sword Fern (Nephrolepis exaltata) is a commonly found fern with pinnae, feathery fronds that curl up from the soil. ʻŌkupukupu is the original parlor fern, perfect for pots or hanging baskets.

Repot these ferns every year or two to avoid them becoming root bound. ʻŌkupukupu develop runners from which plantlets sprout; to propagate, just remove the plantlets once they’ve

winter.

The dry interior of homes is stressful to many houseplants.

Although misting the foliage is one way to approach this, an easier approach is to place a pebble tray filled with water under the plant.

Simply take a tray and layer small stones evenly along the bottom, then fill with enough water to reach the top of the stones. Place potted plants on this tray, but take care that the water is not touching the pot itself. Most houseplants should not be placed in standing water.

Refill the pebble tray often to keep the humidity levels even, and group plants closely together. In general, most houseplants like temperatures between 70 and 80 degrees during the day, and above 60 degrees at night. If you lower your thermostat during the day, put all of your plants in the warmest room of the house.

developed a few fronds and pot into soil. Fertilize like ʻĒkaha, or foliar feed with fish emulsion. Keep the soil moist but not soggy.

As a rule of thumb, low-level light rarely strikes the leaves and typically comes from north facing windows. Medium, or indirect light, is when light strikes the foliage for less than four hours per day. Through winter, medium light comes from east and west facing windows.

No thought of Hawaii is complete without Aloalo, the hibiscus. Several species are native to the islands and the state flower is Pua Aloalo, the yellow hibiscus (Hibiscus brackenridgei). The woody shrub typically sports the showy flowers with extended staminal column depicted on shirts and decals.

Aloalo need high light to thrive, so lighting that produces 1200 foot-candles is required. To accomplish this, pick up a 125-watt daylight CFL bulb with a hanging reflector from a local grow store or put them in a sunny window. High or direct light falls across plants for a minimum of four hours daily.

They prefer drier soils but not completely dried out; check soil moisture before you water.

Flowers form on the tips of new branches, so prune them to keep them bushy in early fall. Fertilize every two weeks in spring and summer, then once monthly in

When the candle is completely covered with straws, slide a rubber band over the top to reinforce the tape and cover the band with a green dotted ribbon tied in a knot or a bow. Another super simple gift to bring to a party is something sweet like candy, cookies or cupcakes, but customized with an edible presentation. Yes, sweet as it is, peppermint candies transform into an amazing plate or tray with nothing more than a baking pan and a little parchment paper.

Line a round baking pan with parchment paper, fill it with peppermint candies and bake in a 300-degree, pre-heated oven for five to eight minutes. The candies will melt together to form the most perfect holiday plate. Just remove it from the oven and let it cool completely before pulling it out of the pan. If you prefer a bowl over a plate, simply wait half a minute and while the candies are still warm, drape them over an inverted bowl and (while wearing oven mitts) mold them into the bowl shape. Whether you make a candy bowl or plate, it affords such a unique presentation that even store-bought cookies seem special.

Preparing your home for inspection BOULDER – Almost all residential real estate transactions include a home inspection, be prepared.

Here are just a few of the things you can do to make your inspection go smoothly.

– Clean your house. A clean home says you can and do take care of the house.

– Leave the utilities connected even if the house is vacant.

Inspectors will need to turn on the stove, run the dishwasher, test the furnace and air conditioning, and check receptacles. Without utilities, the inspector may have to reschedule, which could delay the closing of your transaction.

– Keep pilot lights lit. Items such as the water heater, gas stove or furnace may not be inspected if pilot lights are not lit due to inspector liability issues.

– Provide easy access to areas such as the attic, garage, and basement/crawl space. Move personal items away from the walls if possible.

– Remove boxes, furniture and any other household items blocking access to your furnace, air conditioner and water heater. The inspector will need three to four feet of working space to inspect these items.

– The inspector will need access to exterior inspection points such as windows, siding, trim, gutters and electrical outlets. Trim trees and shrubs where possible and move personal items such as grills, furniture and trash cans away from the house.

– Make available to the home inspector all invoices and documents regarding remodeling projects or new items such as a roof or furnace. If you’ve upgraded

Flatirons Home Inspections the electrical service, installed a new dishwasher or repaired a leaky faucet, find the paperwork. It will give the buyer peace of mind to know those items were reinspected.

– Leave keys for any outbuildings and/or utility boxes that may be locked.

Prepare to be away for a minimum of three hours.

Often buyers will accompany the inspector and may feel uncomfortable asking questions if the owner is present. Crate your pets if you cannot remove them from the premises.

Your real estate agent may have other suggestions but these are a good place to start.
