Should you borrow from your 401(k) for a down payment?

BOULDER – For many Americans today, having inadequate savings to put toward a down payment is the predominant factor that prevents them from being able to purchase a home. This is particularly true among millennials.

In lieu of spending years setting aside money for a down payment, another option is to take out a loan from your employersponsored retirement plan.

A typical 401(k) loan allows you to borrow up to half of your account balance (up to a maximum of $50,000). In most cases, this amount must be repaid within five years, although that schedule can be extended if you are using the money for a down payment on a home. Before you borrow money from yourself, however, make sure you fully understand the pros and cons that are involved.

PROS You pay yourself back Unlike a traditional home loan, where you borrow the money and pay it back to the lender, you’ll pay yourself back through payroll deductions (as an after-tax payment) or monthly savings. The latter, of course, requires a great deal of self-discipline on the part of the borrower.

Faster access to funds

Since the loan doesn’t have to be approved by a bank, you can usually access the money sooner than you would with a standard bank loan.

Moreover, all of this is done without a credit check.

Lower interest rates Interest rates may be lower than those associated with standard bank loans.

In some cases, they may be half as much as what a bank might charge you for a personal loan.

CONS Losing your job will result in immediate repayment If you lose your job, you’ll need to be prepared to pay the full loan amount back on very short notice.

You are typically asked to do so within 60 days of your termination date.

Any money that you do not repay will incur current income taxes, as well as a 10 percent early withdrawal penalty if you are under 59.5 years old.

You will have less freedom to job search “If you take out a loan from your current employer’s retirement plan, you may be less inclined to quit if a better job comes along,” says Megan

You may be biting off more than you can chew Miller suggests that borrowers first take a realistic look at their financial situation before taking a loan from their 401(k). “Taking out a loan from your 401(k) to purchase an asset may signify that you are living beyond your means. Borrowers may want to consider if the home purchase is really affordable for them, given they need to raid their retirement savings to finance it,” she cautions.

Sure, we all like to think that buyers can look past an owner’s belongings and see a house for what it has to offer.

The only exception to this is with antique homes where the furniture compliments the periodic details of the property. An older feeling home otherwise gives buyers the impression that it will need more work, both in the short term and long term. This will ultimately impact the offer price submitted by buyers.

Another important consideration is the amount and type of furniture that you have in your home. Too much furniture alters buyers’ perception of space. Homes definitely

feel smaller with more furniture. Extremely large pieces of furniture can have this same effect.

You should consider putting some furnishings into storage and taking a minimalist approach to your staging. More visible floor, wall, and countertop space makes a home feel much larger and, thus, worth more money.

Inventory remains key factor in markets across the state Median sales price for Colorado’s single-family homes dips for second time in three months while condominium/townhouse prices increase Median sales price

By Marty Schechter, Colorado Association of Realtors ENGLEWOOD – The median sales price of a single-family home in Colorado has dropped for the second time in the past three months to $336,700. The one percent dip comes on the heels of a flat August and a nearly three percent dip reflected in the state’s median sales price from June to July.

At the same time, the median sales price for condominiums/townhouses in the state increased for the second straight month to $252,000, a two percent increase from August to September and a steady rebound to the only median price decrease (3.6 percent) measured in 2016 in the condo/townhouse category from June to July.

Compared to September 2015, single-family median prices were up more than 10 percent and condominiums/townhouses were up just over 13 percent.

Median sales price Affordability, based on the relationship between housing prices

and local income levels, remained relatively flat for single-family homes while the affordability index for condominiums/ townhomes decreased slightly in conjunction with reported price increase. The Northwest and Southeast regions of the state remain the most affordable, although median sales prices in those areas have increased eight percent and 10 percent from this time last year, respectively.

In addition, sales also declined from August to September, down seven percent to 7,538 single-family homes and 6.6 percent to 2,501 condominiums/townhouses.

However, compared to September 2015, singlefamily sales were just one-half of a percent lower while condominiums/ townhouse sales were down five percent.

Inventory continues to be a major challenge across the state. There were 8,525 new single-family listings in September, down 13 percent from August but relatively even with the

Sold listings Short supply has driven down the average number of days that homes stay on the market (DOM) before selling. The DOM for single-family homes in September was 51 – up six days from the August DOM. For condominiums/ townhouses it was 46, up just two days from the August report. To some, it may feel like sitting on a small fortune.

And with interest rates so low, many are taking out home equity loans and home equity lines of credit (HELOCs).

But what is the best use of equity?

If you are considering taking out a home equity loan or HELOC, the decision should be made carefully and with the guidance of a professional financial advisor. According to Realty Times, after careful consideration of the costs and risks involved some homeowners may find that if the money is used wisely, then taking out a home equity loan may be a good financial decision.

Pat and Linda Connelly decided they’d rather spend their retirement years engaged in fun activities instead of never-ending maintenance. Calmante in Superior was a perfect fit for them.

Low-maintenance living nestled against Boulder County open space

Longtime residents of Chicago, they chose Colorado in order to be closer to family.

Their former house in Chicago was built in 1925. “There were things that always needed to be done to it,” Linda said. The electrical wiring had to be

updated. Pipes rerun. Flooring, fixtures, you name it. While they loved the house, they also put a lot of work into it.

When they began their search in Colorado, they initially expected to find something similar. “We didn’t start off looking for a new home,” Linda explained. But the reality of laborious upkeep set in. The Connellys decided they’d rather spend their retirement years engaged in fun activities instead of never-ending maintenance. So they

adjusted their search and began looking at new homes in Boulder County.

But there was still a problem.

“The realtors kept showing us big houses,” Linda said. Neither she nor Pat wanted something small, per se, but the two of them simply don’t need five bedrooms. So they asked to see something with less square footage and began looking at patio homes.

Their home search continued, seeing homes either too labor intensive, too big, or too small to fit their lifestyle. For one and a half years, they looked. And then they discovered Boulder Creek Neighborhoods.

One day they were out viewing homes in the area when they zeroed in on exactly what they were looking for. Their realtor suggested they check out a Boulder Creek neighborhood, commenting that one of the builder’s townhomes sounded like a perfect fit. They visited two Boulder Creek neighborhoods the following day, one of which was Calmante in Superior.

“Almost immediately, I said, ‘Oh, I like this!’” Linda recalls.

The differences were profound the moment they walked in the door. First, there was more space than they’d seen in the patio homes designed by other builders.

The master suite is on the main floor, which means less going up and down the stairs all day.

The living room and kitchen are arranged in an open style, but separate enough that both feel like distinct spaces. And there’s plenty of additional room for their sons to visit without having unnecessary space.

“We were impressed in the quality and floor plan,” Pat summarized.

finishing touches for their new home, from flooring and paint to fixtures and countertops. They had nothing but positive feedback about Boulder Creek’s design center and personnel. Given the number of choices before them, that speaks volumes.

“They were very much on top of things,” Pat said. In fact, the Connellys have been impressed by everyone they worked with at Boulder Creek, from the sales team to the construction team at Boulder Creek.

Of course, the Connellys didn’t live in a townhome back in Chicago. One can’t help but wonder if the shift to living in a townhome has any downsides.

According to the couple, absolutely not.

“I don’t feel like it’s a townhome,” Linda said. “It just feels big and spacious to me.”

Coming from an older home, this is a change she and Pat can really feel. Not only are the bedrooms and common areas spacious, but there’s plenty of storage, as well. Even in the guest bedrooms.

On top of all of that, their new home is in the beautiful Calmante

neighborhood in Superior. The community boasts hiking and biking trails, as well as over 10,000 acres of open space. Access to I-70 is close at hand, too, which makes it a near-perfect location.

Plus, the community is a nice mix of people at all stages of life. After attending a recent neighborhood open house, they were once again assured that they made the right call.

“These are people we want to go out with,” Pat said of their new neighbors.

All American pumpkins BOULDER COUNTY – When I plant my garden each year, two things are guaranteed to happen: I arrogantly predict which crop is going to be a beauty that year, and Mother Nature responds by turning a different crop into the blockbuster. We’ve never seen eye to eye so it came as no surprise to me that, this year, pumpkins ran amok in the garden.

Between Cinderella’s Carriage, Sorcerer, Wee-B-Little, and Pepitas, there are pumpkins all over the place this fall. Each one has endearing attributes and, though all are orange, they serve very different purposes.

So prolific and early were the pumpkins that I had fully ripe ones before harvesting a single cucumber from the patch. The vines climbed up and over beds, roses, and sunflowers to reach the front yard. Friends touring the garden often started counting all of the orange gourds, only to stop in exhaustion because of the sheer number of fruit before them. Tall, flat, round, and itty-bitty, this is the year of the pumpkin for us.

It’s been a hot summer, but don’t let the pleasant weather catch you off guard. It’s time to prepare your home for the fall and winter weather to come.

1. Clean the exterior glass.

As the weather cools it becomes more difficult to dry the windows because cold air cannot hold as much moisture as warm air and the glass will streak. You can clean the inside any time of the year.

2. Make sure gutters and downspouts are clean and that runoff water drains at least six feet from the foundation. Water that pools next to the foundation can seep to the interior of the crawlspace or basement.

3. Inspect and recaulk, if necessary, around all exterior window and door frames. Loose

or missing caulking allows air to penetrate the wall, which increases your utility costs. A typical home with no exterior caulking allows so much air to enter that it is like having a window open all year long.

4. Use a quality silicone caulk to seal cracks in all exterior concrete pads. Driveways, walks and most patios have "control joints" or lines purposely made in the concrete to control the cracking that will eventually occur. Cracks that are open can absorb rain and snowmelt and when the water refreezes it can lift the concrete at the joint or cause the cracks to widen.

5. Inspect the crawlspace area of the home by entering the crawl. If you are unable to crawl under your home, hire a licensed professional home inspector.

and rim joists. Make sure that all soils or gravel on the floor of the crawlspace are covered with a 6-mil or heavier plastic vapor barrier and that all seams are lapped and are sealed with tape.

Check under the bathrooms and kitchen for signs of leaks or decay to the flooring. All ductwork

should be taped and sealed at all joints and seams. Remove all debris from the crawlspace and insulate and add a seal to the crawlspace door.

6. If you have a wood-burning appliance, make sure the chimney is inspected by a certified chimney sweep. A well-used chimney will

need to be cleaned and inspected at least twice a year.

7. Remove outdoor hoses. A hose left on an outdoor faucet can freeze and burst through the faucet supply pipe inside the home. You can check for a broken faucet by placing your thumb over the faucet to restrict water flow. If the flow stops, you have a broken faucet.

8. If you have a sprinkler or garden watering system, shut off the water supply and clear the lines using an air compressor blowing out one zone and then another. If you don’t have the equipment, have the system winterized by a professional.

9. Check the insulation in the attic to make sure it is sufficient.

Your local building official or a home inspector can give you an estimate on the amount of insulation required in your area.

Loose fill fiberglass insulation can be blown into piles by winds coming through the soffit vents, or loose fill insulations can be compressed and damaged by walking on the insulation.

Workers in an attic often leave a trail where they have walked.

Evenly redistribute or add insulation where needed. Check for openings in the insulation where there are bulkheads on the interior of the home. A bulkhead is a dropped ceiling for kitchen and bathroom cabinets or over stairways. You may find the vertical walls of the bulkheads are exposed and opened to the cold attic air.

10. Change furnace filters every two to three months depending on the quality of the filter and the amount of dust in the environment where you live. A dirty filter can damage the furnace fan and increase your utility costs.

Attach a "filter change" card to the furnace to record the date when the filter is changed. Note the airflow arrow on the filter and install the filter in the proper direction.

10 subtle choices that instantly cheapen your home

By Sophie Miura, Domaine (TNS) Creating a thoughtfully styled home takes time, and there’s nothing more frustrating than buying the finishing touch for a room only to step back and feel like something is amiss. Is it the position of the sofa?

Is the coffee table too low?

When you’re close to a project, these simple styling choices might not seem important, but interior design experts say a few subtle mistakes can instantly cheapen your room. Yes, even if you’ve splurged on a statement sofa or vintage artwork, something as seemingly insignificant as the size of a rug could undermine the space.

Curious to know if you’re committing a faux pas? We turned to leading interior design experts to find out about the most common styling mistakes they notice when they first walk into a home. From generic hardware to dated bathroom accessories, it’s clear that small details count. Here are the top 10 subtle styling mistakes that instantly cheapen your home – and how to fix them.

Ill-fitting furniture It’s rare to furnish a house from scratch, and when you accumulate items over the years, it’s easy to overlook one key element: scale.

“When you get the scale wrong with furniture or even moldings, most of the time it can make you feel like something is seriously off. It can definitely cheapen a space,” says designer Bobby Berk.

The fix: Before adding a new piece of furniture to your room, pay close attention to the size and height of existing decor.

“Make sure you consider the scale of all of the elements in a room and how they relate to each other, from rug size to art to the scale of furniture and the circulation around it,” he says. The aim is to layer furniture of varying heights 20

so the silhouette resembles a city skyline, with both high and low accents, to lead the eye around the room.

Store-bought art “Everyone can spot cheap art, and this immediately makes a room look cheaper,” says Berk. The solution isn’t necessarily to spend big, though. Instead, he recommends using online custom-art services or searching for unexpected pieces in flea markets or vintage stores. “There are lots of cool custom art services available now, such as Minted and Leftbank Art, which allow you to affordably commission original art or have their prints framed and shipped.”

The fix: If you can’t bear to part with artwork you’ve already purchased, pay attention to the frame. “One thing that can make a space look cheaper is mismatched picture frames,” says Lorna Aragon, home editor at Martha Stewart Living.

Poorly positioned curtain rods Something as simple as the positioning of window treatments can make an otherwise spacious room look cramped. “It’s a very common mistake,” says Aragon. “People often hang them right above the window, which makes it look smaller.”

The fix: “Hang the curtain rod about half a foot above the window frame, and place the wall brackets about 6 to 8 inches out on either end,” says Aragon.

“That way, everything looks larger and more opened up, and your room is more elegant.”

Cheap lighting Personalizing a rental?

One of the most overlooked aspects is swapping out existing light fixtures, which designer and creative director Suzanne Donegan says can instantly transform a room. “Updating lighting fixtures can be an

inexpensive way to really help improve the overall aesthetic of any space, as well as giving a sense of sophisticated elegance and comfort,” she tells MyDomaine.

The fix: Berk describes lighting as “the jewelry of interior spaces,” so it’s worth investing in.

“Consider an upgrade that you can take with you if you want whenever you move,” he says, such as a plug-in sconce.

“If you’re holding on to old furniture that is the shape of marshmallow, it’s time to consider revamping your living room.”

The fix: If you’re yet to purchase a sofa, Markatos says to “choose a high-quality fabric that is luxurious and durable.” If you’re trying to elevate an existing piece, layer throw cushions in one color and multiple textures for an elegant look.

Undersize rugs Interior design experts agree _ choosing the wrong-size rug can instantly cheapen a room. Why? “Placing an area rug that is too small for a seating area instantly throws the room out of scale and gives the impression that you couldn’t afford the larger, correctly sized rug,” says interior designer Marlaina Teich.

Berk recommends this simple test to check if your rug is the right size: “Make sure that the rugs touch every piece of furniture so they appear appropriately scaled and make all the furniture pieces in a room relate to one another.”

The fix: Thankfully, you don’t have to toss a small rug. Teich says the solution is to layer. “If the client has a rug that they love but it is too small for the space, an easy fix ... is to layer a larger rug under the smaller one. That will not only help highlight the smaller statement rug but also create the scale needed.”

Dated bathroom accessories “This is one of my biggest faux pas,” says Berk of dated accessories like lid covers and toilet rugs. “You don’t see these products sold at high-end stores for a reason. They are highly unsanitary and unsightly _ they look like bad shag rugs, which don’t belong anywhere near the toilet!”

The fix: Bathroom accessories can be magnets for bacteria, so make sure you launder and update them frequently.

Thankfully, they’re relatively inexpensive to swap out.

Berk recommends ditching your toilet rug for “a nice rectangular rug, perhaps a flat weave. And be sure to put it in an appropriate spot in the bathroom, such as in front of the vanity at the sink or where you step out of the shower.”

Overstuffed sofas A quality sofa is one of the first things experts notice when they enter your home; it can instantly elevate the furniture around it. “Invest in a good sofa, especially if you have a family,” says interior designer Christine Markatos Lowe. “An inexpensive sofa won’t wear well and will look much older than its actual age in no time.” Berk agrees and warns against

Stock hardware If we’ve learned anything from IKEA hacks, it’s that updating hardware can instantly elevate an inexpensive cabinet or nightstand. Celebrity designer Lisa Adams of LA Closet Design says it’s an easy way to get an A-lister look without spending big.

The fix: If your cabinets and dressers still have their existing stock hardware, it’s time for an upgrade.

“Replace drawer and door knobs or pulls with something more decorative and of higher quality,” says Adams.

Too many accessories Carefully styled accessories can give you home character, but too many can look chaotic.

“A major pet peeve for me is when a room is just over-cluttered with accessories. It instantly signals ‘cheap’ to me even when the accessories are super expensive,” says Teich. “Accessories should be grouped together to create a pleasing vignette, whether it’s on the cocktail table, buffet, or bookcase.”

Takeaway: Less is more.

The fix: The best approach is to start with an empty space. “Gather all the accessories together and take them out of the room,” says Teich. Then, “look at the room with fresh eyes and select the spots that accessories will make the most impact and will set the tone for the finished space.” Arrange accessories in sets of uneven numbers, clump small items on trays, and incorporate “metal or mirrored finished to create interest in your vignettes,” she says.

Mismatched hangers Granted, Adams’s bestknown clients, like Tyra Banks and Brad Goreski, have luxe-looking homes thanks to their budget, but she says there is a way to elevate any closet: Change the hangers. Mismatched hangers or leftover wire pieces from the laundromat cheapen a bedroom.

The fix: It’s time to toss the jumble of plastic and wire hangers. “Replace all hangers so that you have a consistent style and color,” she says. Adams also recommends choosing a different color or style of hangers for the top and bottom of the closet, to organize the space.
