BOULDER – ‘Dry’ describes the climate of the Boulder-area since July. But ‘dry’ doesn’t adequately portray the complexities of today’s Boulder County real estate market.

Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association, has two additional terms for the current Boulder County real estate market that are somewhat contradictory: expected and unprecedented.

Sales trends, Hotard says, are performing as expected.

“The market overall is pretty much unchanged.

Single-family home sales matched July, which continues to trail year-to-

date well behind last year in both single-family and townhomes,” Hotard says.

Boulder-area markets saw 443 single-family home sales in August, the exact number of sales compared to July 2016, and an 11.4 percent drop in year-to-date sales compared to the prior year through August 2015 with 3,022 units sold versus 3,410.

Inventory of singlefamily homes for sale in Boulder County improved modestly last month, growing by 2.7 percent compared to July with 986 homes available for sale compared to 960.

For condos/townhomes, the 149 units sold in the Boulder-area markets improved 7.9 percent in

Year-to-date, attached dwellings sales dropped 17.6 percent through August 2016 compared to the prior year through August 2015 – 925 units compared to 1,122.

But when it comes to inventory, the term

‘expected’ falls short.

Attached dwellings for sale in Boulder County grew by 47.5 in August 2016 compared to July 2016 – 174 units versus 118 units.

“The inventory numbers are relatively small so the percentages look much larger, but when you are approaching a 50 percent inventory increase, it’s noticeable,” said Hotard. “The inventory increase likely is due to the high price points, which encourage condo/ townhome owners to decide it’s time to make a move or sell a rental unit.”

Average and median sales prices continue double-digit increases across nearly every category, reflecting the current demand and tight inventory. “Some people are priced out of the market, and it’s in part due to the lack of housing supply,” he explains.

And that’s where the ‘unprecedented’ part of the residential housing story begins.

With strong job growth in the region and demand for housing high, typically builders would build new homes, notes Hotard.

But new home construction continues to lag demand in Boulder County, with little to no additional homes being

built and no change in sight in the near future.

The lack of housing supply extends to the Denver-metro area where the housing deficit is one of the most severe in the country, according to a new study by National Association of Realtors.

The NAR study shows that a new home is needed to meet the demand created by every 1.6 new jobs, but only about 25 percent of the needed homes have been built in the Denver-area.

“I’ve never seen a market like this one with inventories so low, prices at all-time highs, strong job growth, and yet there is a lack of construction.

I think ‘unprecedented’ is a fair word for it,” says Hotard.

“Boulder area real estate markets are among the best in the country, but it’s also a very challenging and difficult market. The complexity makes it difficult to make predictions for now. The challenges certainly add to the value of high-quality realtors for buyers and sellers in this market.”

‘Why isn’t my house selling?’

COLORADO SPRINGS – Broker Associate Jean Wheaton, of The Wheaton Team at RE/MAX Properties, Inc., is asked time and time again, “Why isn’t my house selling?”

Her answer: Go across the street and take a good look at the front exterior.

“Ask yourself, ‘How does the front door look? Does it need painting? What about the landscaping, is the yard overgrown?’” said Wheaton. “Curb appeal means everything in the market today and a few minor changes will give your house the facelift it needs.”

For sellers whose homes

aren’t selling, Wheaton lists the following three additional tips to help ensure a sale: No. 1: Keep the bare essentials and store the rest. “If your home is cluttered, it will seem too small for the buyers,” said Wheaton. “Get rid of all personal items such as family photos and all the little knick-knacks. Too much furniture in the great room? Store it. Open the home up for potential buyers to visualize their furnishings in the home.”

New down payment assistance program: Double Match

By Michaela Phillips, Guaranteed Rate Inc. BOULDER – Guaranteed Rate is proud to introduce its newest down payment assistance loan program, Double Match. If you are interested in purchasing a home with as little money down as possible, this program can help. Here’s what you need to know in order to get started and see if you are eligible.

What Is double match?

This down payment assistance program consists of a 2% grant from Guaranteed Rate, with 1% contributed from the borrower as a down payment. This program is available nationally for those looking to purchase a property, and who meet income and location criteria (detailed below).

Down payment With the Double Match program, the borrower is only required to pay 1% of the total purchase price, and Guaranteed Rate covers the remaining 2%, 6

making it a 97% loan-tovalue conventional loan.

The grant does not have to be paid back, and there is only a 1-year pre-payment penalty. All of this comes with one stipulation: the down payment must come from the borrower’s own funds (not a gift).

Who qualifies?

Eligible borrowers must meet census tract based income restrictions, or the property must be located in a targeted area.

To meet the income requirements, the borrower’s annual income must be equal to or less than the area median income (AMI) for the census tract where the property is located. There are exceptions when the property is located in an area designated as “Underserved” or “High Cost.” It’s also important to note that the income limit is based on the borrower’s income, not the household income.

For example, if the loan is in one spouse’s name and the other spouse is not on the loan, the second spouse’s income is not counted toward the limit.

Borrowers must also have a minimum credit score of 680 in order to qualify.

Mortgage insurance A requirement of the Double Match program is that the borrower must purchase private mortgage insurance (PMI), which is included in the monthly mortgage payment.

However, since this is a conventional loan (versus a government-insured loan), the PMI is not required for the life of the loan. Once the borrower has accrued 20% equity in the property, the PMI may be dropped. Additionally, there is no government funding fee as there is with government-issued loans.

LOVELAND – Real estate terminology can be confusing, especially when it comes to mortgages. Many terms aren’t quite clear and some are simply misunderstood. Here are a few important mortgage terms that you should know if you plan on purchasing a home.

Appraised value – An appraisal is a report from a licensed appraiser.

Within that report is a specific appraised value, which is essentially the current market value of a property based on recent sales.

Assessed value – Assessed value is often confused with appraised value. Assessed values are what properties are taxed on by the city or town. Since assessed values do not get updated frequently, they should not be used to estimate market value.

PMI – PMI stands for private mortgage insurance. Loans with less than 20% for a down payment will likely have a monthly PMI charge.

Some loans also have an up-front mortgage insurance charge as part of closing costs.

Closing costs – Closing costs are fees related to obtaining your home loan. Although the types of fees may be similar from lender to lender, the amounts can vary. Also, buyers often assume that closing costs represent everything that they must pay at closing, but closing costs do not include pre-paid expenses (which are also payable at closing).

Pre-paid expenses – Pre-paid expenses are used to describe money that is collected at closing and placed into an escrow account so that funds are available when payments are due. Home buyers are often required to contribute to an escrow account at closing and each month (as part of the mortgage payment) for real estate taxes and property insurance.

Interest rate – The interest rate is used to calculate your monthly mortgage payment. Rates are applied to the amount of money borrowed.

APR – APR is different from interest rate. APR calculations include closing costs, so it’s a good way to compare mortgage options.

Two lenders may offer the same interest rate but their APR may be different because of their closing cost charges.

Title insurance - Title insurance is a policy that protects your equity in a home should there be an issue with the title (your ownership rights). You are normally required to purchase lender’s title insurance to protect the lender’s interest.

Owner’s title insurance is optional.

If purchased, it protects you for as long as you own the property.

Mortgage commitment – A mortgage commitment is a loan approval by a lender indicating that they have cleared all major conditions and are likely able to close the loan. Remaining conditions are typically listed in the approval and should be reviewed carefully. A loan is not guaranteed to close even when a commitment is received.

Clear to close - A clear to close represents full loan approval with all conditions cleared. Closing paperwork is typically prepared shortly after the clear to close is issued.

Loan-to-value – LTV represents the loan amount compared to the purchase price. For example, if you are borrowing $320,000 for the purchase of a $400,000 property, then your LTV is 80%.

Perennial fall chores BOULDER COUNTY – I am not a perfect gardener.

If I were, the lingering heat wave wouldn’t bother me.

But I’m shocked at the temperatures whenever I step outside, my mind insisting that Mother Nature is going to have to use the same calendar as the rest of us, darn it, and start cooling off. Now that we’re into October, it’s time to start planning for fall, not hosting a pool party.

Each season brings with it a list of chores that promote good plant health, and in fall, perennial beds and borders should be rejuvenated with a little late season planting and cleanup.

Local garden centers offer an excellent assortment of these long-lived plants, bringing in fresh material for shoppers’ delight.

Cleaning up after plants stop growing for the season removes insects, their eggs and any diseases that over-winter on fallen leaves. But in good gardener fashion, there are several schools of thought on how to care for perennial beds in fall.

Raking leaves or mulching – which is better?

Everyone loves the brilliant fall colors... until that beautiful canopy of leaves rains down on your yard. But what if you could retire the leaf rake hanging in your garage, or at least greatly curtail its use?

Some landscaping professionals and lawn experts say you can do just that, by mulching that fallen foliage with your lawn mower instead of raking and bagging. Sound too good to be true? Well, others say mulched leaves may damage your yard.

Take a look as some trusted grass specialists weigh in on the issue.

Mulching leaves Leaf-mulching proponents include horticulture educator Steve Mayer with the Marion County (Indiana) Purdue University Extension Office.

“First of all, it’s easier and takes a lot less time,” Mayer says.

“Second, you’re adding organic matter that will break down, nutrients are released and that’s beneficial. You’re also keeping them out of the landfill.”

Mayer’s office conducted a four-year study, during which they collected maple tree leaves, ran them through a garden shredder and applied the mulch to perennial ryegrass. Similar to studies at Cornell and Michigan State universities, the Purdue study found that mulched leaves have no effect on turf visual quality, color or growth; soil PH or nutrient availability; or the likelihood of developing weeds, thatch, red thread, pink patch or dollar spot diseases. Their research also suggests mulched leaves can reduce dandelions.

While a mulching mower or mulching blades aren’t essential, they provide better results by circulating pieces under the deck for multiple cuts, which creates a finer material that decomposes faster.

Mayer offers two primary tips for leaf mulchers.

“You don’t want to wait until there’s five or six inches (of leaves) on the turf, and it’s much better to do it when they’re dry,” he says.

Raking leaves Not everyone is on board the leaf-mulching

bandwagon, including Alan Little of Hendricks County Lawn and Tree Care in suburban Indianapolis, a lawn care pro since 1986.

He says while mulching a light coating is acceptable, there’s a fine line.

“I wouldn’t do it for the benefits, and I wouldn’t do it repeatedly, especially if you can’t see the grass beforehand,” Little says.

“There’s much more of a benefit to leaving grass clippings than leaves, and I don’t even recommend doing that too much. If the person has a lot of trees and leaves, I’d remove them.”

Travis Tayman, of

Tayman Landscaping in Edgewater, Md., which serves the Washington, D.C., and Baltimore markets, agrees. He says while mulching is good in theory, leaves don’t fall and lay at the same rate throughout a yard.

“If they were evenly spread, that’s one thing, but leaves are clumpy and will kill the grass,” he says.

“If you want to mulch in between cleanups, that’s okay, but you should still have the yard blown down or raked out.”

Little says potential negatives outweigh possible positives.

“You’ll get leaves that fall over a month, some early and some late, and if you keep mowing and it all adds up, it can smother grass instead of help it,” he says. “Especially if you add late leaves after mowing that aren’t picked up, you can get yellowing and bare spots.”

You want to look for a kitchen faucet that has a maximum flow rate of 1.8 gallons per minute to save some water.

Attics can make for affordable expansion space

By Lynn Underwood Minneapolis Star Tribune (TNS) Carol Murto envisioned her empty attic someday becoming a dual-purpose room – an artists’ studio and TV room. “It was such a cool space with high ceilings,” she said.

Craig Pier and his wife planned to take their love for entertaining to the next level. “We wanted a great room for family and neighborhood gatherings. Why not use the attic?” he said.

David and Tammy Durant wanted to create a bedroom for their daughter Margaret in their attic. But first they had to overcome her fear of that dark, scary place. “There were big nails poking out of the ceiling,” Margaret said.

Converting attics into usable space can be a cost-effective way to add square footage to an older home, said Ali Awad, of Awad + Koontz Architects Builders. Unlike a big-buck addition, an attic is “space that’s already built and is like finishing off a basement,” he said.

Attic remodelings can be challenging, however, because of ceiling height restrictions, the need to accommodate heating and cooling systems, and figuring out how to draw in more light, Awad admitted. “But the sloped walls and vaulted ceiling make for a real cozy, cool space you can’t get anywhere else in your house,” he said.

The Durants couldn’t agree more. Margaret has a bright, airy bedroom in what used to be

unused space.

“We love this attic,” said Tammy Durant. “It’s hard to think it was empty for 100 years.”

Bedroom retreat The house: 1909 Craftsman foursquare in St. Paul.

The starting point: David and Tammy Durant couldn’t pass up the Craftsman in 2006. It was only blocks away from Metropolitan State University, where Tammy worked. “Margaret was a baby and she giggled at the squeaks in the floor,” said Tammy. “That was a good sign.”

home office. That meant Margaret would need to move upstairs and “have her own private level,” said Tammy.

The conversion: Fusion Home Improvement in Edina tore out a wall at the top of the stairs to open up the attic and allow more light and air circulation. The resulting triangular-shaped room is big enough to hold a two-person desk (Tammy used an Ikea kitchen table), double chest of drawers and a Japanese platform bed, which is tucked under the slanted walls.

Making it comfy: Baseboard heat and a window air conditioner, supplemented by a ceiling fan, keep the bedroom comfortable in summer and winter. The fans, with an aged bronze finish, “continue some of the design elements from the rest of the house,” said Tammy.

Most valuable feature: The new skylight has a solar-powered shade that can be remotely raised and lowered. “There were only two attic windows, so we wanted the biggest skylight the wall could support,” said Tammy.

Clever closet: A deep closet built inside the knee wall wraps around the room. David designed and built the bookcases.

Cost-cutting measures: The Durants did many of the simple but time-consuming jobs themselves, such as painting and staining. They also decided not

to rebuild and level the slightly slanted original wood floor. And instead of building a new staircase, they added a supporting banister to the original one.

The best part: “It’s awesome to have friends over,” said sixthgrader Margaret. “It’s so big we can do plays in here. Her parents are particularly pleased with the room’s soundproof quality. “We don’t have to hear her loud pop music,” Tammy said.

Starting point: After living in Coon Rapids, Craig Pier and his late wife, Romelle, wanted to move September 30 - October 1, 2016

to an older home in Minneapolis.

They bought the turn-of-the century house for its richly carved woodwork on the grand staircase, stained glass windows and glazed tile fireplace. “The kitchen was tiny, but the rest of the house had spacious rooms and unpainted pine woodwork,” he said.

Why they went up: The Piers often hosted family holiday gatherings and wanted an open room in which to display a Christmas tree and give dinner parties.

The conversion: The 1,200-square-foot space was drywalled and insulated to create a great room, plus a guest bedroom and bathroom. New wood trim was installed, stained to match the rest of the woodwork, around the attic’s original palladian windows.

Clever storage: A wall-to-wall window seat hides the mechanical systems and knee walls provide hidden storage.

Best part: The home improvement project turned the attic into a Victorian version of the basement rumpus room, complete with a vintage rocking horse. “It’s really a fun play area for the four grandkids,” said Pier.

The art of relaxation The home: A 1913 two-story with a third-floor attic in St. Paul.

The starting point: In 1985, Carol Murto stepped inside the house in the Dayton’s Bluff neighborhood and was greeted by heavy drapery. “We pulled the drapery apart and uncovered the original stained glass window and woodwork,” she said. “It was virtually untouched.”

She bought the home for its structural soundness and wellpreserved Victorian and Arts & Crafts period interiors, including the original floral flocked

wallpaper.

Why they went up: “I always knew that one day I was going to finish the walk-up attic,” said Murto, who had the space wired for electricity after she moved in.

In 2009, Murto’s significant other, fine artist Robert Nicpon, had been renting studio space. With natural light flowing into the three windows, they decided they could turn the 470-square-foot attic into a studio on one side and a TV room on the other. “Then I could move the TV out of the living room, where I meet with clients,” said Murto, who has a home-based business, Channeled Spiritual Healing.

The conversion: Nilles Builders, a St. Paul contractor, put in fiberglass insulation and covered the open rafters with wallboard.

“The drywalling wasn’t easy, since the old rafters were uneven,” said Murto. They left the original brick chimney exposed. To keep costs down, Nilles added support boards to the existing staircase instead of rebuilding it.

Making it comfy: A portable air conditioner cools in the summer and an electric infrared fireplace tucked into a corner heats in the winter. Ceiling fans help circulate air.

DIY savings: Murto painted the pine floorboards chocolate brown, the walls a soothing sage green and the ceiling cream. “The lightcolored ceiling makes it feel more open, and it’s easy on the eyes,” said Nicpon. Murto also added a wood chair rail and stained the new wood trim around the original windows.

Best part: The couple call the third-floor attic their “sanctuary.”

“It’s so peaceful and quiet and far away from the traffic noise on 7th Street,” said Murto.

Tips for choosing the perfect table

By Cathy Hobbs, Tribune News Service (TNS) Whether you are looking to enhance your living room with a statement coffee table or create a dining space for grand entertaining, size and shape may play a role when it comes to selecting the ideal table.

Selecting shape From round to rectangular, oval and square, the shape of your table may be one of your most challenging design decisions. The reality is table shape selection may significantly impact your space.

Rectangular In general, rectangular tables elongate a space. A rectangular table visually adds length. Solid materials such as wood and metal add visual weight and can be used in areas where you may wish to add a heavier visual presence. In contrast, tables made of glass make spaces feel bigger and add a feeling of weightlessness.

Round Round tables work well for small spaces. Cramped for room?

A round table will be your best choice. Round tables, depending on the table diameter, can allow for adequate seating while still creating proper room flow and circulation.

Looking to incorporate a round coffee table into your home? Round coffee tables are a solid choice to use with sectional sofas or small seating groupings.

Square In many instances, a square table may be a challenging shape. If you desire a square table, be sure to begin by selecting a square-shaped room in which to place it. Further, you will need to place a squareshaped table in a room with ample space, as square tables are wide.

Square coffee tables can work well with sectional sofas.

Oval Oval tables may not be as easy to find or as popular as other shaped tables, which is one of the main reasons many homeowners consider using them. Oval tables can add instant elegance and interest to a space. Oval tables work particularly well as a dining table shape option.

Pairing shapes Looking for versatility? Don't be afraid to pair different shapes in the same room. For example, you can use an oval-shaped dining table in a space in which you may be using a square or rectangular coffee table. Or by contrast, use round nightstands as opposed to traditional square ones.
