Empty nest? How to remodel the empty bedrooms

By Staci Giordullo, Angie’s List (TNS) You’ve done it. You’ve raised your kids and they’re ready to be on their own. Maybe they’re leaving for college or maybe moving out for good (fingers crossed), and you’ll be left with an empty nest. What should you do with all the extra, empty bedrooms?

One thing to keep in mind is, the more specialized the room becomes (like turning it into a photography darkroom), the harder it will be for a future buyer to visualize the space as a bedroom.

“If the homeowner plans to downsize to a smaller property within a short time, it would be prudent to design spaces that can easily convert back to a bedroom when it comes time to sell their home,” says Joseph Browns, president of InSync Home Design in Dallas.

But if you’re not quite ready to downsize, here are some ideas for turning your empty nest into a fully utilized house.

His and hers offices Call it what you will – an office, a man cave, a mom cave – but creating separate dedicated rooms for both the king and

queen of the castle can go a long way to keeping peace in the kingdom.

“Husbands and wives typically are thrilled when they can get his-andhers home offices,” says Sarah Gaffney, design manager at Case Design & Remodeling in San Jose, Calif. “We see a lot of clients taking an extra bedroom and turning it into ‘mom’s chic retreat,’ a space where the wife can get away and relax.”

Wine room Who wouldn’t want to visit your own personal wine room after a long day at work? Designing a dedicated room to store, display and enjoy a glass of wine on your own, or with friends, makes for a unique experience.

If your budget allows, install tile or hardwood flooring for easy cleanup of the inevitable spilled merlot. Consider hiring a plumber to explore the possibility of adding a sink or small dishwasher. And if you want cheese with your wine (who doesn’t?), install a mini-fridge for snacking convenience.

Greenhouse If the bedroom includes many windows and

receives a fair amount of natural light during the day, you might want to turn it into a garden room. Strategically place shelving so your favorite indoor plants can benefit from the sun – southfacing windows receive the most light. Add an oversized chair for a cozy reading spot. The garden room can also house any outdoor plants you need to shelter from harsh winter conditions.

“Some people find plants and gardening relaxing,” says Lisa Mason, owner of Inspirations for Your Home in Sandy Hook, Conn.

Home gym It might be cliche to automatically turn one of the extra rooms into

a home gym, but it can be a practical move. By storing some free weights, yoga mats and workout DVDs just down the hall, you won’t find any more excuses to avoid a quick workout.

“Many clients will convert a spare bedroom into exercise space, finally taking the treadmill and exercise bike out of the garage and locating them in a designated exercise room in the house,” Gaffney says.

Guest room Yes, it’s probably a good idea for you to keep at least one room as a guest room. At the very least, try to include a pullout sofa or Murphy bed in your newly transformed craft/sewing room in order

to accommodate any overnight visitors.

“This (guest) room should be decorated in the most welcoming of ways,” Mason says. “Have a queen-sized bed, which most couples, or even two small children, can sleep.

Use beautiful bedding and window treatments or shades. Lighting on the walls in the way of sconces or table lamps for bedtime reading is helpful. Having a desk or vanity is also helpful as well as proper storage for clothes.”

Down payment basics BOULDER – If you’re a first-time homebuyer along the Front Range of Colorado, it’s important to understand your down payment options. A down payment is a lump sum paid upfront that reduces the amount of money borrowed. Its purpose is to demonstrate personal involvement in the purchase of a home and protect the lender against possible losses in the event of default.

Your down payment affects your loan-to-value ratio (LTV), which is the difference between the amount borrowed and the sales price. For example, if the sales price is $100,000 and the loan amount is $80,000, then LTV is 80 percent with a 20 percent down payment.

Summer Scene: Boulder County single family real estate market (January through July 2016) BOULDER – As summer starts to turn into fall, let’s take a look at the current data (as of August 10) for single family homes in Boulder County compared to this time last year.

Boulder County’s inventory has been continually drained for some time, and when you compare the year-to-date (YTD) data, we still see a full 10% drop in the number of Total Active Residential Listings. That said, there was a slight bump in inventory from June to July of this year so maybe this is a sign of things to come.

How to furnish a vacation home You just purchased the perfect vacation or weekend home, while the excitement is great, furnishing it may be a bit overwhelming.

Oftentimes the weekend home becomes the dumping ground for a hodgepodge of excess furniture or whatever may be collecting dust in storage. Instead, why not make that vacation home a showpiece in design? And there is no need to break the bank.

Getting started Think about how the home will be used. Will it be used for solely you and your family to enjoy, or will it be rented out and used partially as an investment property?

Homes used for rental purposes will receive more wear and tear than one used just for you and your family. As a result, materials such as hospitality- or commercialgrade fabrics should be considered along with leather or Naugahyde as opposed to lighter or more fragile fabrics. Hospitalityand commercial-grade fabrics are also great solutions for everyday residential use, especially for those who have pets and children.

Furniture Vacation and weekend homes are often places to bring and invite guests, so how you plan to entertain may also play a role in your furniture selections.

An investment in a good quality sofa should top your list.

When looking for a sofa, here are some aspects to consider: – Choose a sofa made of kiln-dried hard wood as opposed to a soft wood such as pine.

– Learn about how the foundation of the sofa is created, as the sturdiness of the frame will impact its longevity. In general, the more springs, ties and reinforcement, the better.

– Feel the back of the sofa. You should not feel staples or wood – these are indications of a poorly wrapped frame.

– Choose partial downor foam-filled seat cushions as opposed to those filled with pure down. While down is cozy and soft, down eventually begins to flatten and will not look as plump as it once did.

Attic inspections BOULDER – Attics are not usually foremost on a buyer’s mind in a home inspection but should not be overlooked. They can provide clues to serious problems that might not be disclosed or even known by the seller.

Roof inspections won’t necessarily turn up defects in the structural members inside the attic. While the roof might appear sound, inside the attic you could find broken trusses or rafters. An attic inspection would disclose stress cracks that could lead to a loss of integrity and would also give buyers peace of mind that the size of the lumber was up to code.

Attics can be insulated in a number of ways, including blowing in insulation or laying fiberglass batts. Insulation is rated with an R-factor. The higher the R number, typically the higher the insulating factor. Ask your inspector if the batts are facing the right direction.

The backing on the batts should be facing the interior of the home.

Your inspector should also look for water damage. It is much easier to detect roof leaks in the attic than from on the roof. Inspectors will look for staining on sheathing, roof supports or walls.

So we rung up Erin Lantz, VP and GM of mortgages for Trulia, who gave us a crash course explaining all the ins and outs of what the slightly tedious but necessary process entails. Ready to dive in?

Five basic steps to put you on the path to home ownership There are few things that make you feel more like a bona fide Adult with a capital A than buying your first home. Now that you’ve decided where you want to settle down and separated your musts from your wants, the next step is actually purchasing the home, which is unsurprisingly not as simple as swiping your credit card (unless you’ve got a cool $100K lying around). Surveys show that prospective millennial homeowners aren’t treating the decision flippantly and are instead thinking more critically about their first home purchase, with 35 percent of potential homeowners intending their first home to also be their last, according to the National Association of Realtors.

Step 1: Get pre-approved To start the mortgage process, you want to get pre-approved. For that, you’ll have to substantiate the funds you’ll be using to pay for the monthly mortgage, which can include your monthly income pay stubs and any other liquid assets you may have, including savings accounts and retirement accounts if you’re eligible. The lender will then use all your

Consider your lifestyle choices, like traveling, rearing kids or any health expenses.”

Step 2: Pick between a fixed or adjustable interest rate Your second goal is to achieve a low interest rate, which goes back to how much you want to spend monthly. You can pick between a fixed rate or one that can be adjusted over time. Typically a fixed rate, though stable, will have a higher interest rate than the initial rate offered with an adjustable loan. However, keep in mind that an adjustable loan is subject to change over time, potentially resulting in a higher interest rate overall.

Once surpassing that limit, you’ve now entered into a “jumbo loan,” which grants the lender more flexibility to structure the loan program to offer more varied jumbo products. “In order to qualify for a jumbo mortgage, you’ll still need to be able to afford a higher loan amount and a higher down payment because it’s a bigger loan,” says Lantz.

“But the interest rate should be comparable. It used to be the case that the interest rate is a lot higher with a jumbo loan, but that difference has pretty much disappeared.”

Step 3: Choose between a government-insured or conventional loan There are three types of government-insured mortgages, which are for veterans, rural residents with modest income and the more widely applicable: FHA. Term to know: Federal Housing Administration loan.

This loan is offered by the U.S. Department of Housing, and it’s an attractive loan, thanks to its very low-interest rates and lenient qualification requirements. You only need a minimum credit August 19-20, 2016

score of 580 (the average is 750) to qualify, and a down payment could be as low as 3.5 percent of the home’s purchase price (the average is 20 percent).

For first-time home buyers, while the pre-qualifications are much more feasible, there’s a catch. With an FHA loan, you’ll have to pay an upfront mortgage insurance premium, in addition to a monthly mortgage insurance fee.

But an FHA isn’t your only option when searching for low– down payment loans. Lantz says, “There are increasingly more lenders that are offering loan programs that don’t require 20 percent, so don’t fret if you don’t have the 20 percent down.” She suggests starting with Bank of America, Chase and Wells Fargo, who have all recently announced their own low down payment programs that are incredibly varied. “Shopping around is really important, especially in this scenario,” says Lantz.

“We see consumers often go with the first lender they spoke to, and a lot of the answers to these questions (Can I reduce my down payment? Can I lower my interest rate? Do I have to pay for mortgage insurance?) is: It depends. It really pays to shop around and find the lender that suits your needs,” says Lantz.

Step 4: Shop for the best homeowners insurance Now that you’ve selected a mortgage plan, you’ll also need to factor in property taxes and homeowner’s insurance. While there isn’t anything you can do about your property taxes, you can (and should) shop around for the best deal on your homeowner’s insurance (not to be confused with your mortgage insurance from above).

Term to know: homeowners association. If you are joining a condominium, townhouse or gated community, there’s most likely a homeowners association fee you will be responsible for, which covers the building’s shared amenities and upkeep (think pool, gym or a doorman). There may also be fine-print requirements on how you need to maintain your home (such as window boxes) that could entail hidden costs.

Also keep in mind that most HOA fees do not cover the interior properties of individual units should any damage occur. You’ll still need to purchase separate homeowners insurance based on your specific needs.

Step 5: Make an offer After considering all the monthly fees and shopping around for the best lender for you, you can then work with a real estate

agent to make an offer. Should the seller accept, you head into escrow, the period of time between settling on a purchase agreement and the day you get the keys.

There are a couple things that must happen before you close, such as your lender getting the home appraised. This is to make sure that your home is truly valued at the price it’s being sold for. Next is a home inspection, which will fall on your shoulders.

You’ll need to hire a professional inspector to do a noninvasive examination of the house. This is to make sure that there aren’t any serious issues to the home, such as faulty circuit breakers, structural cracks or water damage that may end up costing you more in renovations in addition to the purchasing price. Should the inspector find serious issues, you will be able to back out of the purchasing agreement and retrieve your deposit.

Term to know: escrow.

Remember Joey’s meltdown in “Friends” when he couldn’t find Monica and Chandler’s “escrow” on the map? Escrow not only refers to the time it takes between the purchasing agreement and receiving the keys, it can also refer to a fiscal account in which a third party holds your down payment for the house. Once the house passes inspection, the third party will “close the escrow,” which will transfer the funds and any closing costs (such as real estate agent fees) to the seller and transfer the title of the house to you.

As a final tip, Lantz says while this is just the beginning of the road, you do want to think about the potential end: How long do you plan on living in this house?

Lantz says the average homeowner lives in a home for five to six years, but most mortgage plans are on a 30-year fixed rate. Lantz says, “The chances of homeowners staying in a home for 30 years is really low, so that should help determine what kind of mortgage you want to go with.” The great news? “Rates for 30-year fixed plans are very attractive right now.”

ith its many innovations and unique strategies, real estate firm Equity Colorado-Front Range continues to attract increasing numbers of customers and agents. Thanks to Equity’s revolutionary fee structures, where the agents take home the bulk of their earnings, both clients and the agents who serve them benefit as never before.

Managing Broker Nancy Umbreit says, “We had a fabulous year this year with sales up 35 percent. My Niwot office is 72 agents strong and growing. Agents benefit from the enthusiasm of the office and the fact that their opinion matters.

A: The original wood siding on your home is most likely poplar wood, which has dried over the years and has a tendency to split if a siding nail hit it in the wrong place.

Fortunately, each piece of loose vinyl siding can be removed without having to remove the entire wall. If the loose piece is in the middle of a wall, you do not have to start at the top and remove all the siding.

A contractor can use a special inexpensive tool to undo the locking lip at the bottom of each panel to expose the loose areas. Where the wood siding is split, the vinyl can be reinstalled using special fasteners,

or the split wood can be repaired and the vinyl siding's fasteners can be relocated away from where the original wood is damaged.

Vinyl siding is very easy to install once all the outside or inside corners, window trim and soffits have been installed. Even if the entire wall is loose and has to be removed it can be repaired in less than an eight-hour day with a crew of two experienced workers. If you have a two-story home it may take a little longer, but the original vinyl can, in most cases, be reused and you would have to pay for labor only. If you can't locate the original contractor, at least give the company name or the contractor's name to the local Better Business Bureau to protect other unsuspecting homeowners from experiencing poor workmanship.

Tropical flair is easy with hardy hibiscus

By Carol O’Meara, Colorado State University Extension, Boulder County BOULDER COUNTY – Every so often a plant stops me in my tracks, either with beautiful foliage or gorgeous flowers. My spouse is used to me saying “wait a minute – stop, stop the car. Back up a little.” He’ll wait patiently as I crane my neck looking at the plant, getting out of the car if needed to get closer. If the curtains in the house twitch from the owner watching the crazy lady staring at their yard, I’ll wave and point at the plant in hopes that they come out to talk about it.

What captured my eye this summer is a gigantic beauty, the Hardy Hibiscus (Hibiscus moscheutos). The big, tropical flowers and colorful foliage are a double whammy that demand attention and make you dream of being in paradise.

Hardy hibiscuses are shrubs with an upright, mounding habit and dark green foliage. Some are large – up to five feet tall – while

Perennial hibiscus plants have no severe pest of disease problems.

Because the plant is big, plant it in a site where it can grow to four foot tall and three foot wide.

Choose a location with full sun to part shade, and amend the soil with organic matter. Though they love heat, this isn’t a xeric plant, and does best in moist, organically-rich soils. Water it daily for two weeks to help it establish, then wean it back to irrigation levels that keep the soil moist but not soggy.

In fall, cut the plant back to a foot tall after the first frost hibiscus blooms on new wood and this ensures a dazzling display every year. Mulch it with a four to five inch layer of wood chips to protect it from warming during winter. If it doesn’t pop up in early spring, don’t worry; the plant is slow to appear in the spring, nosing up after the soil warms to at least 70 degrees.

Once it appears in spring, prune off the remaining stems from last year and apply a time-released, balanced fertilizer.

Stop feeding after June to ensure that flower production is not impeded by the excess

nitrogen.

Ready to choose your plant?

You’ll find hardy hibiscus in deep reds, bright pinks, white with red throats, burgundy, blue, striped or solid. Plant a large with two smaller hibiscus to add drama to the planting.

Vegetable gardeners, don’t forget to come out to the Taste of Tomato event on Saturday, Aug. 27, 10 a.m. to 1 p.m. at Gateway Fun Park, 4800 N. 28th St. in Boulder. Sample tomatoes, mingle, and talk about the love apple in this homegrown event. Entry is free if you bring three tomatoes to share (ten cherry tomatoes), otherwise entry is $5 per adult, and children get in free.

DIY or hire contractors LOVELAND – There’s

definitely something satisfying and rewarding about completing your own home improvement project. Not only do you feel a sense of accomplishment, but you can also take pride in showcasing your talent to all of your family and friends. And with all of the DIY shows available to watch and instruct you, it seems even easier to tackle these days. But is it the right choice for you? Here are a few things you might want to consider when deciding whether to DIY or hire contractors: How much time and effort will this involve?

The first question you need to ask – is it really worth the time and energy to take on this project -

or will a professional be able to complete the job faster, easier, and with less disruption to your home life? Consider the timeframe... what may take you 6+ weeks to achieve, a contractor could be in and out in less than 2 weeks. And how much of an impact on daily living can you tolerate?
