Boulder housing market: No. 1 for stability and growth BOULDER – When it comes to stable growth in single-family home real estate, Boulder and Colorado are crushing it.

Three of the top 10 most stable housing markets for growth and stability in the U.S. are in Colorado, according to the 2016 SmartAsset study of singlefamily home data.

Boulder came out way ahead (37 percentage points) of the closest contender in the analysis, ranking for the second year in a row as the No. 1 housing market of the 358 largest urban markets in the U.S. Boulder’s overall growth rate is 308 percent since 1991. Since 1990, home prices have grown an average of four percent per year and are approaching a price level that has nearly quadrupled.

Even more important to many homeowners, the study shows the odds in Boulder of a five percent loss in home price are zero percent.

The odds are based on last year’s analysis showing that the average homeowner in Boulder hasn’t suffered any significant price declines in the last 25 years. The 2016 study revealed that the Boulder metro area has the highest average home appreciation of any U.S.

The No. 2 metro area, Austin-Round Rock, TX, has grown 271 percent overall since 1991. Like Boulder, this metro area has a zero percent chance of losing five percent in home price.

Rounding out the Colorado contingent are No. 6 ranked Fort Collins with 246 percent overall growth since 1991 and No. 9 ranked Denver-AuroraLakewood with 270 percent overall growth in the same time period. Both of these metros are new to the SmartAsset top 10 list.

Home price growth in the Fort Collins metro area has been fairly steady. On average, homeowners had a five percent chance of seeing their home values decline by five percent if they bought homes at any point in the last 25 years.

Aurora-Lakewood metro area has seen a 270 percent total growth rate, home prices have also dropped significantly at times during that period, increasing the odds of losing more than five percent in home price to 17 percent.

The West is leading the rest of the U.S. in stable and growing housing markets. Six Western metro areas made the top 10, with three of those showing no significant price declines since 1991. Last year, five of the housing markets with the most stable growth were located in the West.

Rising home values allow homeowners to build

equity in their homes. But stable growth is generally considered to be better than a rapid rise in prices followed by a decline, says the SmartAsset report.

SmartAsset calculated the most stable growth based on the Federal Housing Finance Agency’s home price index for single-family homes in the 358 largest urban markets. The study focused on homebuyers who had purchased homes at any point between the first quarter of 1991 and the first quarter of 2016.

Two factors were analyzed: the overall home price growth rate since 1991 (growth factor) and

the average odds that a homeowner in a particular market would have experienced significant price declines within the decade after buying a home (stability factor). In order for a price decline to be significant, home prices in any quarter within 10 years had to fall by at least five percent relative to the original home price.

As an SRES, Stodder says she has built a network of other services to help people 50+ who are selling their home.

“I think a big part of it is knowing their options,” she said.

“Knowing lawyers or estate planners that they may need to speak to and different institutions that might be able to help them.”

Diane Stow, a SRES with RE/MAX Alliance in Longmont, says that providing seniors with these resources is a major part of her job.

“It’s our responsibility to give them multiple resources for reliable providers - a handyman, a painter, an electrician,” she said.

“We’re not expecting them to find those people because seniors are an easy target for service contractors.”

LONGMONT – There are unique real estate challenges for those over the age of 50. As a Senior Real Estate Specialist with ERA Tradewind, Tamara L. Stodder is very familiar with these challenges.

“Often, you are selling the home that you have lived in forty years or more,” Stodder says. “It’s such a drastic change for them.”

Over a year ago, Stodder decided to become an SRES designee to better serve the aging population. To obtain this designation, she did several hours of coursework online that covered financing, communication with families and seniors, and reverse mortgages, among other things.

Reverse mortgages can be especially useful for people over 50 who are downsizing from a large family home.

“New builds are pricey, but if you buy it with a reverse mortgage, it’s a percentage of the

“Our designation helps us to be more empowering to the senior and keep their dignity in the transaction,” she said. “I learned

a lot about what is important to seniors and their rights. I found it invaluable.”

Why is my house not selling?

LOVELAND - Word on the street is that it’s a hot seller’s market - but your home isn’t selling. You’re probably guessing that something isn’t quite right.

Here are several reasons why your home may not be selling and some tips on what you can to do make your home more attractive to potential buyers.

Overpriced?

Pricing is critical in all markets – hot or not.

Overpriced homes have a tendency to sit on the market a lot longer and grow stale over time.

Make sure your listing is competitively priced.

You don’t want to lose the interest of potential buyers by starting off too high and keeping it there without receiving any

Transit-oriented development living

By Saul F. Rosenthal, for the Colorado Association of Realtors DENVER – What is transit-oriented development? Is it right for me?

Over the last 20 years many cities have introduced or expanded their mass transit systems to provide an alternative to automobile transportation.

Express bus lines and light rail are two examples we have seen in Colorado of the effort to shift people from driving to riding.

Transit-oriented development (TOD) is a style of community development that combines housing, office, retail and other amenities into a walkable neighborhood within a short (generally less than half a mile) distance of quality public transportation.

Research by the Center for Transit-Oriented Development shows that by 2030 nearly a quarter of all US households

looking to rent or to buy are likely to want higher-density housing near transit. The Urban Land Institute has also noted the changing real estate market: ULI’s annual “Emerging Trends in Real Estate” report has ranked locations near transit as a best bet for investors five years in a row.

Living in a TOD has many benefits to both the city and the people who choose to live there.

For the city, TODs reduce traffic and, thereby, air pollution. The increased ridership on public transportation that comes from TODs adds revenue through fares.

The potential exists for increased property values and taxes as TODs establish themselves and expand.

TODs can have a significant impact on employment. When less than half of the available jobs in an area are not accessible by

public transportation, workers who cannot afford a car are at a severe disadvantage in finding employment to support themselves and their families. TODs often have a mix of housing, including affordable options, which makes them attractive to less mobile parts of the workforce.

For those who choose to live in TODs, they can enjoy a more walkable and healthy lifestyle.

Freed of the expenses of driving everywhere, TOD dwellers may have more household income available for other purposes. And traveling to and from work or school from a TOD is likely to save time over driving in many cities.

A survey conducted in 2015 by the Chicago Transit Authority found that the top three reasons people choose to live in TODs are (1) safety, (2) access to transit and (3) walkability of the area. And who are those people? Generally they are either younger (e.g.,

Generation Y and Millennials) or older, empty-nesters. TOD living is not for everyone, particularly “traditional families” who require more space.

The density of TODs, which is what makes them affordable and all-inclusive, won’t appeal to everyone. Restaurants and other amenities will be within walking distance, but they may be more crowded than in suburban areas.

Schools in the area may have fuller classrooms. TOD living isn’t about backyards and tending to a garden, it’s about a more urban, shared environment.

Ask your Realtor® if TOD is right for you. Visit a few locations to get a feel for the lifestyle and ride the train or bus to see if you enjoy getting to work or the theater downtown that way.

Going light and bright for summer

By Cathy Hobbs, Tribune News Service (TNS) The summer is typically the time of year when we dress in lighter and brighter clothing. It is also an equally good time to utilize softer, lighter colors in the home. Lighter colors instantly give a space a feeling of being crisp, fresh and clean. Light colors can also make smaller rooms feel larger.

Where to begin When decorating or deciding what colors to bring into any space, begin by evaluating a space from the doorway to get a full perspective. From there, decide what will be the largest pieces in the room and begin with those. For example, select the color and material for your sofa before selecting your coffee table, or select your

bed before selecting your nightstands.

Why neutral?

In general, choosing light or lighter colors for your upholstery pieces are the way to go. Light colors blend well with other colors, are versatile and can be used as a canvas from which a color palette can be created or built.

Neutral colors are also timeless as opposed to trendy. As a result you will likely glean more use from your neutral selections.

Light, bright and perfect for summer Often when most people think of light colors, they only think of white and taupe, but there are a host of other colors that perk up your decor.

Start planning before building a patio Before paying the deposit to build a new patio, take a moment and step outside.

Look at the paths leading to the backyard.

Any trees or bushes blocking access might require trimming or removal to make room for equipment needed for the job.

Also, which way is the wind blowing? That’s important to know if you plan to add a barbecue grill, outdoor kitchen or fire pit. Guests won’t enjoy spending an evening with smoke in their faces.

The key to building a patio that holds up for years involves creating a detailed plan before breaking ground. A qualified contractor can design that plan, and answer questions you might not think to ask, such as why wind direction matters.

“I’ve never had one person think (about) which way the wind blows,” says Robert Harmon, president of Elite Home Remodeling in Columbus, Ohio.

listen to your needs, and create a plan or suggest alternatives.

They can also anticipate potential problems before construction begins.

For example, building a patio facing south or west means the sun will bear down in the afternoon, which could cause problems if you plan to regularly cook out in the evening.

A skilled patio contractor can suggest a new spot for the patio, or explain how a pergola or awning provides shade, Harmon says.

“The contractor should be providing different options,” Harmon says.

Tiny Psyllids mean big trouble for tomatoes BOULDER COUNTY – There’s a pest that shows up now and again that does so much damage to tomatoes and potatoes that gardeners shudder whenever you mention its name. Like ghost stories around a campfire, we tell tales of the last time the insect showed up in high numbers, and scare each other with dire predictions of when it will next arrive.

Sadly, that ghost story has come to life. Potato/tomato psyllids are back and ready to wreak havoc on our love apples. Tomatoes top the list for most kitchen gardeners, and with thousands of them blanketing the area, it’s no wonder the Front Range is a hot place for psyllids to take their summer vacation.

These tiny tomato boogeymen have begun assaulting plants this season in what may be the vanguard of thousands of migrating psyllids (Bactericera cockereli). Dr. Whitney Cranshaw,

Colorado State University Extension, Boulder County Professor of Entomology at Colorado State University, has seen large numbers of these insects several parts of the state, including Larimer County. Sightings of the insect have also been reported in Longmont, Louisville and Boulder gardens.

The aphid-sized adults are lovely little things, with jewel-

toned eyes and dark abdomens banded in white. Their young, yellow at hatching, gradually turn green with each molt; being flat and elliptical they look like scale. Though adults move about actively and fly in migration, the young are sedentary, content to sit quietly, feed, and excrete white, waxy frass that resembles sugar.

This is their waste, called lerps, and is an easy to see clue that your plant is being attacked.

With their arrival in our area, gardeners are prepping for battle; these small, winged sap-feeding insects have toxic saliva that causes tomatoes and potatoes to grow oddly. Stunting, color changes, and strangely shaped fruit or spuds are a calling card of the insect.

Start scouting your plants, carefully checking them for insects or their signature sugarlike droppings every three days until you spot signs of trouble.

Psyllids can mean big problems for tomatoes, so at the first sign of them begin spraying plants with spinosad or insecticidal soap to keep them at bay. Coverage of both upper and lower leaf surfaces is crucial to control, and may not be enough.

Several diseases show up in gardens at this time. Green plants turning blonde by yellowing from the lower leaves upward should be closely examined. If they have brown spots with concentric

rings, suspect early blight (Alternaria solani).

Water, insects, and gardeners spread this fungus. Pick off diseased leaves and keep the ground free of debris. Dust healthy leaves with sulfur to shield them from infection. Once the plants have gotten three feet tall, pluck off leaves in the lower foot to prevent the spreading climb of the fungus. Give plants room to grow without crowding them, and use drip irrigation to prevent splashing water.

Black, sunken, rotten spots on the bottom of fruit are blossom end rot, a disorder caused by poor uptake of calcium. Though calcium is plentiful in our soil, irregular watering and excessive heat prevent the plant from using it. The key to control is watering consistently, so use a timer to automatically turn on and off the irrigation. Mulch plants to keep the soil from drying out too rapidly. Save energy in urban areas - install sod LONGMONT – As the summer heat continues, it is important to understand why urban areas are hotter than rural areas. Urban areas may be five to eight degrees warmer than rural green areas where trees and turfgrass cover most of the surface (Duble, 1996).

Turfgrass has been proven to reduce high levels of radiant heat found in urban areas.

Research indicates that the front lawns of eight houses have the cooling effect of about 70 tons of air conditioning, while the average home has an air conditioner with only three or four tons of capacity. A few degrees difference in temperatures around houses will save significant energy and thus reduce cost. Turfgrass has also proven to possess a positive cooling effect when compared to other surfaces including dry soil and synthetic surfaces.

“During the heat of the summer it’s great to know that the grass

that increases our property values and adds enjoyment to life is also lowering our energy requirements,” notes Steve Korby, President of the Rocky Mountain Sod Growers. “Removing grass isn’t wise in the long run,” he said. “By trying to decrease water usage, consumers end up increasing energy use based upon a misunderstanding of how much water grass actually requires.”

Korby continues, “It should be noted that turfgrass also absorbs harsh sounds much better than common surfaces found in urban landscapes such as gravel, pavement or bare ground.” Studies have shown that bluegrass absorbs sound even better than a heavy carpet on a felt pad (Potter, 1998).

Eight simple decor updates that can transform any room

You’re not alone. Our wallets are often less enthusiastic about our aesthetic needs and desires than our hearts, but that doesn’t mean you have to forgo it altogether.

Sometimes all you need is a micro makeover. After all, a few simple updates and minor tweaks are all it takes to transform your space from meh to magnificent. And it doesn’t need to break the bank.

Interior designer Max Humphrey believes every stylish room only needs three things; books, layers, and art. “They’re the single most important design accessory there is,” he told MyDomaine.

“Layers because minimal rooms are boring, and art because it adds personality and says something about you that furniture never can. And it doesn’t have to be expensive art.” We quizzed Max, along with Krista Schrock and David John Dick, co-founders of DISC Interiors, for more affordable updates you can carry out in snap.

Living room If you’re looking for a low-cost upgrade with high impact, Humphrey says to add a bar. “There are tons of bar carts out there, new and vintage, or just use the top of a sideboard and some cool trays,” he adds. “They’re fun to style with vintage glassware, monogrammed napkins, and colorful bottles; your friends will love it too.”

Humphrey says moving your furniture away from the wall will really give it that transformative effect on a dime. “You can get that designer-y look and create an intimate conversation space by 18

Just reupholster your existing pieces in new fabrics and textiles to introduce color or pattern in a new way. “It can completely re-energize a room,” the said. “For a recent project in Santa Monica, we took their existing chair from Design Within Reach and selected a textile to update the chair’s look and style.”

“Just keep the old pendant in a closet and reinstall it before you move out,” he adds. “You can take the new one to your next place. I’ve done this at every single one of my apartments, and it makes such a difference. Then add a dimmer switch for $10 from the hardware store.” If you’re not sure how to install one on your own, Humphrey says he looks up YouTube tutorials, but if you’re still not confident “just tip your superintendent a few bucks to do the work for you.”

“I’ve bought pre-pasted removable wallpaper online for very little money and installed it myself,” says Humphrey. “It’s not hard to do at all and you can get a totally custom entry like the ones you see and love in design magazines.”

Humphrey says installation is easy, too.

Just dunk the paper in the bathtub to activate the glue, and then stick it on the wall and trim to fit.

“It’s nerve-wracking at first, but you get the hang of it,” he said. “If you’re in a rental, it’s really easy to peel off so you don’t get dinged for your security deposit.” Schrock and

When picking interesting items to weave in and out of the books, think about creating a rotating display that highlights pieces from one of your collections. Whether you collect figurines or old cameras or vintage dishes, work in just a few pieces at a time so the display isn’t overwhelming.

We also love to help families and grandparents design fun and functional rooms for kiddos.

An essential is a good bookcase that helps corral toys, books and clothing. (Be sure to always anchor a bookcase to the wall for safety.)

How can you put your personal stamp of your display?

My favorite bookcase displays are like a window into your heart.

When selecting what should go on your selves, pick a variety of personal treasures that help tell the story of your life. Work in snapshots of those you hold dear, mementos from a special vacation,

family heirlooms, books that reflect your hobbies or interests.

When I visit people’s homes, the bookcases I gravitate to are the ones that show the soul of the family that lives there.

To find interesting artifacts for your shelves, go through your cabinets and closets, opening boxes of mementos hidden away in their basements, and pull out things that are meaningful to you. To make it more fun, invite a friend to join you. Our friends sometimes are able to see our things with new eyes and show us just how cool they are.

What balance is right for you?

I’d love to pass on 3 tips or 4 steps for styling the perfect bookcase display, but I can’t. I don’t think great bookcase designs work that way. They should be individual and organic, reflecting your bliss, not a designer’s checklist.

Shower lockers can be molded into prefabricated wall panels or can be separate shelving units that can be incorporated with custom tile or solid surface shower stalls.

It’s basically a tall and thin recessed locker unit with adjustable shelving to let you personalize and organize your shower storage.
